Prologis delivered a 997,000 SF (92,615 SQM) build-to-suit for Amazon in Park Grande
The sustainably designed build-to-suit is part of the e-commerce giant’s consolidation and growth plan in Mexico
where they are aggressively expanding operations in the country’s largest cities
Given the exponential growth of e-commerce in Mexico City
where Prologis is the only developer doing such large-scale industrial projects
Amazon approached long-time partner Prologis to start the planning process for this build-to-suit
Prologis leased Amazon’s first building in Mexico City to them in 2014
It was a 200,000 SF distribution center at Prologis Park Tres Ríos.
Prologis was able to help Amazon with their space requirement of almost 1 million SF
combined with Amazon’s other buildings in operation
will allow the e-commerce leader to meet its growth plans in coming years
The two companies have partnered on build-to-suits like the one at Park Grande in the past
Prologis is very familiar with Amazon’s advanced technical requirements and automation systems.
This sustainable warehouse was designed with increased ventilation
low emitting building materials and ample daylight to improve the indoor air quality
Water efficient landscaping and indoor fixtures reduce the burden on the municipal water supply and wastewater systems
This build-to-suit for Amazon is one of the two million square foot distribution center in the Park Grande complex. Prologis Park Grande is located just off Highway 57
which is also known as the NAFTA highway. The Park is in a growing industrial area in Tepotzotlán Municipality
With a total land area of over 9 MSF and net rentable space of 4 MSF (370,173 SQM)
Park Grande will be the largest master-planned logistics park in Mexico upon completion
It is in a prime CTT location with toll-free access to México City as well as easy access to the main highways (Mexico City – Querétaro
Arco Norte and Circuito Exterior Mexiquense).
Every connection starts with a conversation

The consulting firm reported that currently the region of the Valley of Mexico ranks as the largest in the country in terms of rentable area
since it has totaled 14.3 million square meters (m²) at the close of the third quarter of 2021

"The gross absorption recorded from January to September 2021 in the CTT corridor was 590,438 square meters
representing 71% of the gross absorption recorded in the entire market in the region
as 836,128 square meters were marketed in this period
5% higher than what was recorded during the entire 2020," the company's new report added
at the end of the third quarter of the year
224,365 square meters were developed throughout the Valley of Mexico market
67% of which are located in the CTT corridor
with 148,687 square meters in five buildings to be delivered before the first quarter of 2022
it is expected that the CTT industrial corridor will continue to show a positive trend in the market and conclude with great dynamism in 2021
The other eight corridors in the zone are Centro
