Remuera Library will reopen to the public on 10 April, 2025, following restoration and refurbishment work, making it once again a place for locals to enjoy a good book and connect with friends.
For the duration of the works, the library’s services were relocated to Somervell Presbyterian Church, 497 Remuera Road and library services will continue to run here until and including 26 March.
Ōrākei Local Board chair Scott Milne says he’s thrilled that an enhanced Remuera Library will be back up and running.
“Dozens of locals use the Remuera Library every day and I’m delighted that this space many people love and value so much, has been upgraded.”
“The library is not just about books. It is a social hub for Remuera and an activation point for a range of community and digital services.”
Somervell Presbyterian Church kindly allowed the library to operate at an alternative location for the duration of the works, with funding support from the Ōrākei Local Board. Many of the library’s regular programmes continued at this site, and events including Diwali and Lunar New Year were held.
“The library team feel extremely fortunate to have been part of the wider Somervell community where we were warmly welcomed from the start,” says Sue Jackson, Library Manager.
“We have formed new friendships with church staff and welcomed new families to enjoy our library services.”
Remuera Library will re-open on 10 April, 2025 following restoration and refurbishment work.
Essential repairs, maintenance and enhancement works were completed during the renewal programme. These included fire safety enhancements, emergency lighting upgrades, accessibility enhancements, seismic strengthening to meet legal requirements, roof and exterior repairs and an interior cosmetic refresh including painting and recarpeting.
Remuera Library, which opened in 1926, is a Category 1 heritage listed building on the Heritage New Zealand Register and is listed on the Auckland Council Schedule of Historic Heritage as a category A building.
The library was identified as earthquake-prone, with a seismic score of 15% of the New Building Standard (15% NBS). This score indicates that the library’s earthquake safety risk is relatively very high compared to a new building.
Taryn Crewe, General Manager Parks and Community Facilities says the restoration work carried out on the library is important as it will increase the life-span of the building to ensure this much-loved asset able to be used by Aucklanders for many years to come.

Our watermain renewal programme has moved to Remuera
where it will replace 650m of an ageing watermain that’s experienced multiple breaks this year
between the corners of Stoneyroyd Gardens and Loch St
are within the same section where three major water breaks occurred back in February
causing some residents to go without running water for up to eight hours
the team acted swiftly to provide emergency water using tankers and restored services by replacing and putting into service a six-metre section of pipe in one day
Watercare head of water Sharon Danks says the watermain is being replaced as part of Watercare’s $28 million annual reactive renewals programme for FY25 (beginning July 1
which focuses on replacing ageing infrastructure
“The focus of the programme is to replace pipes that are susceptible to leaks to reduce outages in the network across Auckland and improve service to our customers
“If a pipe breaks three times in two years
we have completed 13 reactive renewal projects across different pockets of Auckland
Danks says the plan is to have most of the 400m replacement pipeline installed before the Christmas break and to come back in early January to finish off any remaining works and begin the commissioning
we’re also planning to replace a 250m section of watermain which stretches from the corner of Remuera Road towards the end of Loch Street
“Our aim is to have both pipelines done and dusted by mid-February
“Since most of the work will be taking place within the roading network
temporary traffic management restrictions and reduced on–street parking has been implemented along Remuera Road and surrounding streets
Danks says most of the work will take place between 10am to 9pm
"Once the section has been installed; crews will need to shut down the water at a time that will minimise disruptions to connect the new watermain to the network
“We will do this at night when water use is lower and there is less impact to customers
we will notify those who will be affected five days in advance of the shutdown.”
Auckland Council Deputy Mayor Desley Simpson welcomes the pipeline replacement works underway on Remuera Rd
“The long-term benefits of the replacement pipeline far outweigh the short-term disruptions caused by these works
“Residents have been continuously frustrated by the frequent pipe breaks
Getting this work prioritised and delivered is fantastic for the local community
“Watercare appreciates the community's patience and cooperation as they work at pace to get this critical replacement pipeline in place
the pipeline will provide greater resilience in the network and reduce the risk of future outages
ensuring more reliable water supply for residents and businesses in Remuera and Meadowbank.”

That was in the wake of a real estate slump that saw house prices in Auckland fall 22% from their peak in January
Ningfei Du bought the Arney Rd, Remuera home at auction in 2022, putting down a 10%, or $1.06m, deposit.
But three days before settlement — when Du would’ve had to pay the full $10.6m purchase price — Auckland’s January 2023 storms hit, sending a landslide tumbling out from under the property.
The slip crashed down the cliff-face into a house on Shore Rd, killing Museum of Transport and Technology volunteer David Lennard.
The Arney Rd mansion’s vendors — David Youn and Miji Sunwoo — were still living in the house at the time. The property was given a red placard by authorities, indicating the house was too damaged to enter.
They contacted their insurers and tried to arrange for the sale to go ahead, but a little over a month later, in March, Du officially cancelled the deal.
The vendors claimed Du was in breach of the contract and refused to return the deposit.
However, in a recent High Court decision, Justice Gerard van Bohemen backed Du, saying the home had become “completely unusable” at the time of settlement.
“It follows that Mr Du was fully entitled ... to cancel the ASP [agreement for the sale and purchase].”
The January 27-29 downpours dumped record rainfall on the city and caused widespread flooding, slips and mass road closures.
Four people died in the storm, while Auckland Council later launched a billion-dollar buyout of homes in areas at risk of future flooding.
Youn and Sunwoo subsequently commissioned $1.1m in remedial works to make the land and home safe again.
Following the works, they put the home back on sale in September last year, with Youn telling the Herald he hoped a new buyer would come along before the end of this year.
Youn and Sunwoo earlier paid $5.95m for the grand home in 2019, public records show.
They then completed a “striking renovation” of the four-bedroom home, which sits on a 1102 sq m site and was originally designed by 1970s architect Claude Megson, property website OneRoof reported.
The renovation included a sleek designer kitchen, lap pool and huge deck overlooking Rangitoto Island and Auckland harbour.
However — when the landslide hit — the home’s backyard and swimming pool tumbled down the hill, while its deck was left suspended in mid-air.
A column supporting the master bedroom was also exposed.
Police told Youn and Sunwoo to immediately vacate due to safety concerns, while Auckland Council staff issued a red placard the next day, saying the home was too dangerous to enter.
On the day of settlement, January 31, Youn and Suwoon’s lawyers emailed Du’s lawyers proposing that the settlement go ahead that day.
They said they would make all reasonable efforts to have the red placard removed as quickly as possible by engaging engineering and geotechnical reports.
They would also file a claim with their insurer Vero — with whom they had a $1.26m policy limit — and work to have that claim money paid to Du.
Du’s lawyers responded by saying they had not been able to do a pre-settlement inspection on January 29 as planned and understood the mansion was now “untenantable” and that it would not be fixed that day in time for settlement.
The lawyers said they needed immediate information about the extent of the damage and time to consider Du’s rights in the matter.
In early February 2023, both sides engaged reports into the state of the house, with the findings stating there was risk of further instability and more studies were needed.
By March that year, the home’s red sticker was replaced with a yellow sticker, allowing people to live in and access all its rooms apart from the deck and main bedroom.
Youn and Sunwoo, who were reliant on the Arney Rd sale going ahead so they could complete a purchase of another home in Mellons Bay, then proposed a new March 24 settlement date with similar conditions.
When Du missed the settlement date, they told him he owed $9.26m on the purchase and that interest would begin accruing daily.
Du’s lawyers fired back, saying the home had been untenantable on the original settlement date and remained so as of March 2023.
He cancelled the purchase agreement and asked for his deposit back, saying he would take Youn and Sunwoo to the High Court and charge them “increased costs” if they refused.
The matter was subsequently heard in the High Court in February this year.
Youn and Sunwoo’s lawyers argued the settlement date had successfully been moved to March 2023 because it was not possible to settle on the original January date, and by that time the home was habitable.
They said it was habitable because most of the property could be accessed, and Youn and Sunwoo had also offered to lower the purchase price to match any extra costs that the remedial works might incur.
But Justice van Bohemen agreed with Du that the home had been “untenantable”, both in January at the official settlement date and also later in March.
He ordered Du’s deposit be repaid, with interest.

Our team has completed a $1.8 million watermain renewal project aimed at significantly reducing the risk of major water outages in Remuera and its surrounding suburbs.
The project is part of our $28m reactive renewals programme that replaces pipes that are susceptible to leaks across Auckland.
The project involved replacing nearly 600 metres of pipeline across two watermains and relocating 15 household service lines from the corner of Stoneyroyd Gardens and Remuera Road down into Loch Street.
Networks programme manager Kate Xi says the initial plan was to replace a 350-metre watermain on Remuera Road, between Stoneyroyd Gardens and Loch Street, which had experienced three breaks in a single day back in February last year.
“However, when our contractors began digging, we realised that both watermains on the street were nearing the end of their design lives and needed to be replaced. “To reduce costs, minimise future disruptions and ensure the resilience of the network, we decided to renew both sections of the pipe and to extend the work into Loch Street.
“It means we now have one watermain supplying customers on the street, and another supply watermain distributing water to the surrounding suburbs. "
Head of water Sharon Danks says the Remuera upgrade was carried out under our reactive renewals programme, which has a $28m budget this financial year (July 1, 2024, to June 30, 2025).
“The aim is to replace pipes that are susceptible to leaks and outages across Auckland.
“It complements our proactive watermain renewals programme, by allowing us to respond quickly to urgent, unplanned works."
“By having these two programmes working side by side, we’re able to focus on undertaking more pipeline renewals that enhance resilience and decrease future outages across Auckland’s watermain network.
“Right now, we’re currently carrying out 10 reactive renewal projects across different pockets of Auckland, including Māngere Bridge, Pakuranga Heights, Hillsborough, Henderson and Swanson.”
Ōrākei Ward Councillor and Deputy Mayor of Auckland, Desley Simpson, views the watermain upgrades as a positive for the community.
“Although the nighttime connections to the new pipeline caused some disruption for residents, Watercare's decision to take a dig-once approach will help prevent future disruptions in the area.
“By taking a big picture approach to the renewal Watercare has also helped to future proof and build resiliency in the network.”

Ryken said Austin was happy with the apartment sale and would be “packing his bags with certainty”
the agent said Austin was prepared to meet the market for the apartment

The penthouse apartment has impressive views across the harbour and of the city
He told OneRoof he put the car and apartment on the block because he wasn’t able to take them on his trip

Austin said he was not much of a road-tripper
He joked he would probably miss the car more than the apartment

Chris Murphy at the new The Avenue apartments
Privately owned Auckland retirement business Real Living is marking occupational rights at its 62-unit The Avenue at Remuera Gardens
said the two new buildings were opened last month by Act’s MP for Tāmaki
Fees are $270/week and car parks $50,000 to $60,000 each
The fees are fixed to superannuation so when the Government pays pensioners more
five occupation rights agreements were signed and one was settled
Murphy said people wanted to see the finished product before they bought and he is confident in the market for such luxurious units but acknowledges the long-term nature of such big investments
“I’ve done many apartments and learned a lot over the years
so here there’s far more storage and the bedrooms and kitchens are larger,” he said
The buildings were designed by Jason Matheson of BDG Architects and have four lifts big enough to take beds and furniture
Real Living established an $80m facility with the ANZ to fund the 62-unit project at the entranceway to its existing Remuera Gardens retirement village which the company bought years ago
Murphy said Real Living had invested at least $10m in existing structures
Kalmar Construction took about two years to build The Avenue
with a basement and podium level connecting the project
An outdoor bowling green is between those two blocks in the residential area at the end of Richard Farrell Avenue
The northern apartment block faces the College Rifles Rugby Football Club field and clubrooms and has extensive views across to Mt Wellington
The Avenue has 58 basement car parks and storage sheds
An additional 26 car parks surround the building
Real Living also owns an adjoining site so can expand parking if required
“We anticipate that as this building sells down
there will be demand for additional car parking so we have the site next door.”
Between that neighbouring site and The Avenue stands a decades-old liquid amber tree which Murphy estimates the company spent around $200,000 saving
A neighbour asked that it be kept so works creating the big new basement ensured it was not disturbed
The tree has been left healthy ready for a full autumn display
“We really believe in looking after people in our villages.”
he does have concerns about the lack of Government funding for rest home and hospital-level care
Much of The Avenue construction funds went on the basement
“Foundations for all our structures at Remuera Gardens are piled to bedrock
Kalmar tells me The Avenue apartment structures have 90 steel clutch retaining piles and 101 building piles for foundations
some going down 14m before hitting clayey sandstone) I think the longest pile we did was around 19m deep,” Murphy said
Remuera Gardens has 111 residents including one couple who moved into The Avenue
“We would expect there to be an additional 85 or so people residing at The Avenue when the new buildings are fully occupied.”
CBRE values Real Living’s retirement village portfolio at $350m
Murphy is a director of Real Living with sister Bridget Palmer
It was established by their late father Erin Murphy who in the 1980s was managing building work at what was then Pakuranga Park
The 1987 share market crash resulted in him buying a shareholding in that village and establishing the first property for the business

A potential buyer has been found for the multimillion-dollar Remuera mansion at the centre of one of the most salacious murder trials in New Zealand history
It’s the third time the home has been put on the market
The former Remuera home of Philip Polkinghorne and wife Pauline Hanna is being sold by Bayleys
Polkinghorne was last year aquitted of murdering Hanna
after her body was found in the Upland Rd home in 2021
Enquiries had been light, but a potential buyer had been found, Bayleys agent Gary Wallace told OneRoof today
The four-bedroom Aimer Naismith-designed home
which is on the market with a March 20 set sale date and has an RV of $6.2 million
Polkinghorne’s name is no longer on the title and his client was Polkinghorne’s sister
Police charged Polkinghorne with the murder of his wife in 2022
more than a year after he woke to find her dead body in their home on Easter Monday 2021
Polkinghorne was accused of strangling the 63-year-old Counties Manukau District Health Board executive project director
and then staging the scene to look like a suicide
Evidence was also heard from others – including an email Hanna sent to herself – of her secret self-doubt and depression.
In September a jury acquitted Polkinghorne of murdering Hanna.
The couple’s former home would find a buyer “who is accepting [of its past] and is looking forward”, Wallace told OneRoof.
“We know there has been a death in the house. It is unfortunate and we’re very respectful of that,” he said last month.
On a 718sq m site overlooking Auckland’s Ōrākei Basin, the 376sqm house is “a fantastic family home, a solid design”, Wallace said.
Polkinghorne transferred ownership of the property to his sister at the end of last year.
He no longer lived at the house he had once shared with his wife of 24 years, and was “looking forward to the future”, the 71 year told told the Herald.
“Where I have moved to is my personal business.”

The New Zealand Herald reported earlier this month that the four-bedroom house in Remuera was set for sale after Polkinghorne transferred ownership of the property to his sister at the end of last year
The retired eye surgeon told the Herald he no longer lived at the house and that he was “looking forward to the future”
“Where I have moved to is my personal business,” he said

“Hopefully there will be a family out there who will appreciate it for what it is.”
Wallace said there would be no open homes for the property
and that he would only show it to qualified buyers
I can simply say that we have a motivated vendor who would like to see the home go to the next buyer.”
The property looks out over Auckland’s Orakei basin
four-bedroom house is spacious and is being pitched at families
Wallace noted that Polkinghorne was no longer on the title and that his client was Polkinghorne’s sister
Hanna was the executive project director at the Counties Manukau District Health Board and an executive responsible for the Covid-19 response at procurement company Healthsource
Polkinghorne was charged with her murder in 2022, but a jury found him not guilty of the charge after an eight-week trial in 2024
- 121 Upland Road, Remuera, Auckland, is for sale, deadline closing March 20
The multimillion-dollar Auckland mansion where health executive Pauline Hanna died is about to be listed for sale
after Philip Polkinghorne transferred ownership to his sister
The four-bedroom mansion has an estimated value of $5.4 million
though an expected sale price has yet to be divulged
who was acquitted in September last year of his wife’s murder
confirmed to the Herald on Sunday he no longer lived at the property
I am looking forward to the future,” he said
The retired eye surgeon also confirmed the ownership of the property had been transferred to his sister
after the High Court at Auckland trial ended
The change in ownership was “partially true”
“Where I have moved to is my personal business ..
Property records show Polkinghorne transferred ownership of the Remuera house to his sister in December
a mortgage was lodged against the property
Polkinghorne is believed to have amassed significant legal bills after successfully defending the murder charge. The Crown had alleged he strangled Hanna at the house and staged the scene to look like a suicide. The defence said the health executive was highly stressed and took her own life
Polkinghorne’s lawyer Ron Mansfield KC declined to comment on whether his client had settled his legal bills
The jury found Polkinghorne not guilty of murder
but said they did not think there was enough evidence to support that Hanna committed suicide
At trial, jurors were shown police photos and a video tour of the Remuera house as the Crown argued its case
said it was not uncommon for people who had been subject to media scrutiny — and with a recognisable name — to transfer a property to a spouse or relative when they sought to sell it
and a well-known person is one of the trustees
it is not unheard of for them to resign as a trustee so that their name is no longer on the title to delink their name from the property — so it might still be owned by the trust
but their personal reputation is removed from the property,” she said
might be if there were difficulties raising finance due to a trustee’s past conduct or notoriety
so removing that person’s name from the title might assist if finance needed to be obtained.”
Pidgeon noted real estate agents may have duties to disclose when selling a house if there had been a murder or suicide at the property
depending on how long ago the event happened and whether there was a degree of notoriety among other considerations
“A change in property ownership might lessen disclosure obligations but advice should be sought in the circumstances as to what is needed to be disclosed.”
Bayleys Remuera real estate agent Gary Wallace confirmed the house would soon be listed for sale
The sprawling mansion in Upland Rd was originally marketed by Ray White in 2021. The house was taken off the market in July that year
It was then listed by Sotheby’s International Realty in June 2022 and again failed to sell
Polkinghorne and Hanna bought the house for $1.025m in November 2002
The following year the property was transferred to the trustees
In June 2021 it had a rateable value (RV) of $6.2m
The property has four bedrooms and three bathrooms
“So private behind immaculately groomed hedges in manicured grounds
this magnificent 376 sq m home was superbly designed with a clever floor plan for unparalleled family comfort,” the 2022 NZ Sotheby’s International real estate advertisement said
“Parents enjoy their own private suite of rooms in a wing connected via the office across an internal bridge.”
Polkinghorne and his sister took ownership of the home when Hanna died in 2021
trying and failing to sell it first in 2021 and then in 2022
Police called to Hanna’s death found more than 37g of methamphetamine and a pipe at the property
At the start of the murder trial in July last year
Polkinghorne pleaded guilty to methamphetamine-related charges and was sentenced to 150 hours of community service
When NZ Sotheby’s International took over the listing in June 2022
its advertisement proclaimed “vendor demands action”
Agent Paul Sissons told the Herald last year the starting price to buy the designer home on its 718 sq m section needed to begin with a “six”
“The thing people like about it is the separation between the two sets of living areas with the kitchen in the middle.”
Ray White agent Gerard Charteris, who had been the selling agent before Sissons, earlier told the Herald the fact that there had been a high-profile death there had not deterred would-be buyers.
“I think there will always be some uncertainty in people’s minds
but we had good offers during the campaign
“It’s a very specialised house in a wonderful location; the master suite is amazing
“The house has been blessed and deep-cleaned three times for drugs — there was substantially less than what is an acceptable level of contamination,” Charteris said

Photo / Supplied- Auckland’s 6 Garden Road has an RV of $31m and could be redeveloped due to its land value
- Proposed planning changes could allow multiple developments
increasing its appeal to developers and Singaporean buyers
It’s a 100-year-old Auckland mansion with a $31 million RV
and its next owner will likely take a chainsaw to it
6 Garden Road, in Remuera, has hit the market with one of the city’s highest rating valuations but the agent tasked with selling it
believes there is more interest in the land than the Arts and Crafts-style spread that sits on it
Boulgaris told OneRoof that the property is one of the last six remaining private residential estates in Remuera that exceeds 5000sqm in size
the property will most likely appeal to developers
While the property is currently in the Single House Zone
a proposed change to Auckland’s planning rules could open the door to multiple developments there
The three-storey mansion was built a century ago and last sold for $12.1m
adding that it still has the advantage of being located on the suburb’s desirable northern slopes and has an elevated view of Rangitoto
Even if a buyer decided against removing the main home
they could still build a couple of houses at that bottom end of the property
four-bathroom 639sqm three-storey home comes with a four-car garage
- NZ's 'Batman' penthouse with stripper pole and car bed has sold
- The billion-dollar waterfront agent who's a dab hand with a chainsaw
- Whangārei's famous castle for sale - but it won't cost 'millions and millions'
The agent told OneRoof he had spoken to developers who would be “writing a cheque on the spot” if the proposed Plan Change 78 to the Auckland Unitary Plan was confirmed
It’ll be cut in half and moved because the land is too valuable
If PC 78 zoning comes in [and] you’re a developer in Australasia
Boulgaris said he had been fielding enquiries about the property from Singaporean buyers who
are exempt from New Zealand’s foreign buyer ban
“We’re starting to get a lot of wealthy Singaporean buyers looking for top-end property
Whether it’s something to do with the US elections
We’re open to Australian citizens and Singaporeans
They’re all starting to put their focus back on New Zealand and the top end in Auckland.”
The mansion comes with a tennis court and a pool
It is one of Remuera’s last big landholdings
having raised their children at the property
He added: “If properties are selling for up to $30,000 per square metre on a busy corner of Victoria Avenue
you can only imagine how much more desirable it would be to be off a busy road.”
The future of PC 78 isn’t clear, however, with Auckland Mayor Wayne Brown asking the Government to withdraw the plan change and notify a new one this year, according to a recent report published by BusinessDesk
Boulgaris said the vendors were keen to make a deal
They spend a lot of time at their beach house
and this is surplus to their requirements.”
The couple had listed the property in June 2019 prior to the pandemic and again two years later
“We had it on the market then Covid hit,” said Boulgaris
Nothing was going to happen at the top end of the market.”
Top-end homes in Remuera don’t sell quickly as a rule
The top settled sale price in Remuera remains $29m for a nearby luxury home on Remuera Road
The property was sold off-market at the end of 2021 by Wall Real Estate
which is with Remuera Register agents Terry And Diana King and is seeking $32m

Photo / Supplied- Overseas family snaps up two neighbouring properties in Auckland’s Remuera for more than $11.5m
- The purchase was exempt from the foreign buyer ban as the buyers are from Singapore
- They plan to build a new home for visiting family members next to their luxury pad overlooking the harbour
An overseas family with business ties to New Zealand bought two premium addresses in Auckland’s Remuera at the end of last year
The buyers snapped up the neighbouring properties – one a luxury home designed by one of Auckland’s leading architects
who brokered the deal with colleague Harry Cheng
said the sale price exceeded the $11.5 million the vendors paid in 2020
The stunning home was designed by Matt Chaplin
It is one of just a handful of $10m-plus sales in the suburb in 2024. Others include Grant Dalton’s former home on Victoria Avenue, in Remuera, which fetched $20m in March
which got $10.3m in an off-market deal in October
Rainbow said the Lucerne Road purchase was exempt from the foreign buyer ban because the buyers were from Singapore
“They have owned property in New Zealand and they’ve just upgraded
They just fell in love with the view and the quality of the construction.”
The family had been looking for something special and the solid concrete house

- 'You fullas must have won the lottery' - Couple open the doors to their iconic castle
- Unsaleable home scores extra $105,000 after renovation brings it back from the dead
Rainbow said the address was one of Auckland’s most desirable
“Along that strip from basically 80 right down to the end on the seaward side
they’re all premium properties and everybody seems to hold on to them for a long time,” he said
The family liked the fact the house faced the sun and had great views and great indoor-outdoor living
“The problem with a lot of houses is that when they are empty they don’t look as good as when they are full but the previous vendors had left the house in immaculate condition and it looks fabulous whether it’s empty or full
The Lucerne Road property looks out over the Orakei Basin
“[The new owners] liked it because it’s got three bedrooms upstairs so they have the main bedroom and two children’s bedrooms both with ensuites and the previous home they owned the children didn’t have their own bathrooms so that for the children was a huge benefit.”
swimming pool and extensive views over Orakei Basin
there is a kitchen/scullery and a media room
plus two laundries and space for a wine cellar
The buyers plan to build a new home on the section directly behind their luxury pad
Several doors along from their new purchase, at 122 Lucerne Road
is a mid-century modern gem on the market for sale for the first time since it was built in the 1960s
The mid-century gem was designed by noted architect Vlad Cacala
Harveys agent Anna Sareczky told OneRoof the house was built by modernist architect Vlad Cacala in the 1960s and had been owned by the same family ever since
but designed many homes in Auckland in the 1950s and 1960s
He even built his own home next door to the one up for grabs
Sareczky said she had already received a lot of enquiries about the house
who were taking the opportunity to have a look while the property was on the market
Sareczky’s listing describes the property as a masterful combination of form and practicality
this very grown-up family home extends a geniality that transports guests to a time where architecture was the framework for cultural immersion
when stylistic fluency between spaces could form a conversation that lasted for decades,” the listing on OneRoof said

Plans for a new $90 million health centre on Remuera Rd
An increase in demand for private healthcare facilities has prompted New Zealand’s largest privately-owned development business to build a new $90 million Remuera medical centre
Culum Manson of Mansons TCLM today said the business has consent to develop the new six-level hub
“The building will be home to the leading edge in medical technology and will house a range of medical specialists
Auckland Council approved plans for 75 and 77 Remuera Rd near a number of other large healthcare businesses
including the Southern Cross Surgical Centre
Auckland Eye and many other specialists on St Marks Rd
A report from Boffa Miskell says the site has an irregular
four-sided geometric shape and has a total area of about 1297sq m
It is surrounded by well-established transport links including Remuera Rd
the North Auckland Line rail line and the elevated Southern Motorway
It is now a gravel carpark and a single-storey villa that has been converted to a health clinic
The new building will have 88 basement car parks
A report from Campbell Brown said the frontage of the site does not contain any street trees
street lights or other street infrastructure
The site has two existing vehicle crossings: one two-way crossing serving the parking lot and a one-way crossing serving the health centre
The site is zoned business mixed use and is only 300m from Broadway
a number of former dwellings have been converted to commercial premises
accommodating businesses such as health services and beauty therapy services
A modern and recently constructed office building adjoins the site to the north
Towards Broadway are a wide range of businesses and land-use variants
Considerable redevelopment has since been completed in the key retail centre of Newmarket by Westfield
reinforcing Newmarket’s role as a premier metropolitan centre
The Newmarket Train Station is 200m from the site
Newmarket is also serviced by a wider range of frequent bus services
Consent for the medical centre was granted on September 13
The new building would have a gross floor area of 8500sq m and be tenanted as a healthcare facility
with one retail tenancy on the ground floor
Mansons TCLM also developed Watercare’s headquarters at 73 Remuera Rd
That building was sold last decade for $100 million and is 12,796sq m
The same business has finished and sold 50 Albert St in Auckland’s CBD
a new $650m development where around 3000 people will work
Prime Minister Christopher Luxon opened that building last month
It has already been sold to Asia-Pacific investor PAG
managing director of PAG Real Assets Japan
and Ted Manson of the Ted Manson Foundation and Mansons TCLM
joined Luxon to open the premises in October
Wide floor plates of 2400sq m at lower levels and 2200sq m higher up drew tenants to the point where it is 100% leased
The building functions and tenants on each floor are:
Mansons TLCM is now well-advanced on the new $550m Wynyard Quarter offices between Daldy St and Beaumont St
That is a 24,093sq m building where telco One has leased space
planning to leave the Shore for the new building
Building A on the Beaumont St side is six levels and building B on the CBD side is seven

The construction of more than 300 new houses will begin next month as part of a build-to-rent project in Auckland
Simplicity Living, owned by KiwiSaver provider Simplicity, now has resource consent for its Remuera development purchased from Ellerslie Racecourse
Managing director Shane Brealey said it was a great location close to schools
a supermarket and a hospital and rents will be affordable
"We are looking for residents that are looking for a secure tenure
more affordable rental opportunity for their housing solution and because we're very efficient in our design and construction and delivery
we don't have to push the rents like some other BTR operators might have to do
Brealey said he is confident in demand for the projects under construction - the previous one
a 51-home development completed in Mount Albert
"[The housing market] is very depressed at the moment and even in the rental market
But because we're pitching a high-quality product at a more affordable rental level
we aren't finding any difficulties in ensuring our entire portfolio
which is currently 210 completed apartments
297 under construction and these additional 330 coming
We've been running at 99.2% occupancy since we started three years ago."
Brealey said the $280 million project will employ over 600 people at its peak on and off-site
He said construction should be completed by February 2027

has been likened to an Indiana Jones movie set
Paramount- A mysterious wooden shell house from the 1970s is for sale on Remuera’s Seaview Road
- Bayleys agent David Rainbow highlights the property’s unique potential and prime location
You could film an Indiana Jones movie at the never-been-lived-in mystery house that’s buried in the bush on one of Auckland’s wealthiest streets
He has never sold a property quite like this freehold wooden shell from the 1970s: “No one knows when it started or when it stopped
47 Seaview Road, in Remuera
is part of a deceased estate which Rainbow said involved nine houses scattered about Auckland and the Waikato
He does not know the status of the other houses other than to say they were likely to also go to market
Trustees of the Jean Rawlinson Estate were handling the properties and Rainbow said that until about a month ago they did not know there was even a house at the Seaview Road site
47 Seaview Road is next to some of Auckland’s most expensive houses
The garden is overgrown and almost jungle-like
This one has a set sale date of December 17 and a CV of $2.8 million
of which only $25,000 is for the improvement
although the advertising said to ignore the CV
where is” and was really about the 1110sqm of land and the location
He knows little about Jean Rawlinson but understood that she died around 2019 and when the trustees started tidying up the estate they ran into Covid
we are now going to be winding up the properties’.”
- Liquidation sale of crumbling Otago estate with dark past
- House built and owned by 40 Kiwi tradies heads to auction
- Tony Alexander: Big surprise in my last real estate poll of 2024
He has only been into the top level of the house – there’s no staircase – and said that while the timber looked good
the windows don’t close and inside was “all leaves and crap everywhere”
or Indiana Jones – an Indiana Jones movie could be filmed here very easily.”
The property pre-dates code compliances so there is no record of what happened with the house but rates had been paid for about 40 years
“It’s been built for no particular reason and never occupied
The 1970s-era house sits on a 1110sqm section
The house looks to be well-built with good timber and nice wooden floors
there are no restrictions on it being knocked down: “I think to be perfectly frank you’d probably bowl it.”
Finding something like this was a “unique” scenario in pricey Remuera
The only similar property Rainbow could recall was in neighbouring Orakei on Paritai Drive
had not been lived in for decades and has only recently been pulled down
The land at the Seaview Road property sloped and was covered in bush with a view across the valley to Arney Road and Arney Crescent
but the land had never been cared for and there was no lawn
The one-bedroom house has never been lived in and is a shell
and this was a classic “worst house on a great street” situation near to good schools and the Newmarket shops
“It’s a unique opportunity for somebody to get a nice big parcel of land and to do a number on it,” he said
“It’s an estate realisation and all realistic offers will be considered.”
Rainbow’s listing described the property as a prime address within the catchment zones of Victoria Avenue School
or embarking on a rewarding renovation project

Dave quite liked the idea of something a bit newer
But as soon as we opened the front gate here we could see this place had wonderful villa charm accentuated by manicured gardens
“I was falling for it before I even got to the wrap-around front veranda and beautiful leadlight front door.”
It helped that the 665sqm property had already undergone renovation and landscaping
with an inground swimming pool sparkling in the level backyard
It turned out Dave knew the previous owners bar one
affirming his thoughts about the quality of improvements
Fiona and Dave have renovated the family bathroom and ensuite
covered the rear deck and done some landscaping of their own
The pleasingly private property is on the preferred side of Ohinerau Street
It is safeguarded by a high front hedge and a pedestrian gate
with roller-door access at the street front to the covered double carport
Remuera Intermediate – just 300 metres away – and double grammar
It’s only about 10 minutes’ walk to Remuera Village or to the Greenlane train station
The inground swimming pool and spa pool in the level backyard have been hugely popular with the children
The early 1900s villa has retained some of its character and charm
A compact front lawn with neat paving and structured garden introduces the single-storey weatherboard home
Its front return veranda and exterior colour scheme of off-white teamed with grey veranda balustrades and columns emanates charm
The charm continues with a leadlight front door and surrounds
opening to original native timber flooring in the hallway
Perhaps the most enticing character feature is the intricate two-level pressed tin ceiling in the centrally located lounge with fireplace
The hallway dog-legging around this lounge feeds four bedrooms including the master with upgraded ensuite
plus the renovated family bathroom incorporating a cupboarded laundry
The kitchen-dining-family room flows out to the covered rear deck where the homeowners often dine alfresco
The 152sqm villa has four bedrooms and two bathrooms
Another leadlight door topped by a leadlight window at the end of the hallway heralds the layout opening up into the kitchen-dining-family room
This flows out to the covered rear deck where they often dine alfresco around a big table or fire up the Weber
“It feels like a big outdoor room and it’s great to be able to sit out there rain or fine.”
The inground swimming pool with spa pool alongside is orientated for the sun and has the ability to be heated
The pool and spa pool have been hugely popular with the children as they’ve grown up
Level and private back lawn completes the picture

Ray White’s Steve Koerber says: “Ohinerau is one of a few central Remuera streets known for its pretty villas
This single-level stunner enjoys brilliant flow to a big pool and superb privacy.”
