An Auckland bus station is likely to finally be finished in 2027 - a decade after its first designs were unveiled
The Rosedale bus station project's funding has also been slashed from $69 million to to $42m
meaning local road improvements are not expected until at least a year after it opens
Construction is now due to start by the end of this year
after a new tender goes out in a few months' time
The interchange on the Northern busway alongside State Highway One was expected to carry at least four thousand people a day when it was first announced in 2017
It had been due to be finished in 2021
but by the following year only a bridge and retaining walls had been built
Auckland Transport (AT) did not respond to questions about what has caused those earlier delays
but said work had been due to start about now
after it took the project over from the NCI alliance in 2023
That alliance comprised the Transport Agency
Opus and Jacobs and included the roading project to connect the Northern Motorway and State Highway 18
and the Northern Busway extension to Albany
"There has recently been changes to our planned delivery for this project following a reduction in overall funding AT received from the National Land Transport Programme (NLTP)," an Auckland Council spokesperson said
"The NLTP sets out what funding AT gets from central government for our capital and operational delivery
"The Rosedale Station project now has certainty of funding to allow us to focus on building the station
albeit a reduced amount over the coming three years ($42m instead of $69m) which means the project will now be delivered in stages."
The project was welcomed when it was first unveiled as part of the Albany busway extension
public consultation also showed businesses and residents were concerned that already congested local roads could get snarled up by commuters being dropped off or parking nearby

George was also chairman of farm-training institute Telford for 25 years
Don and Andrew — third son Phil had a career in the military and is now a consultant — became more involved in the farm
George said he tried to step back and let them make the decisions
After completing a commerce degree in agriculture at Lincoln University
Don spent four years working in London financial markets before returning in 1990 to farm Rosedale with his father
Andrew joined them several years later and a period of business growth followed with the purchase of additional properties
Operations were split between Don and Andrew in 2012
and Don praised his brother’s "fantastic" nearby operation
and it was an achievement the original farm had not been broken up and each generation had been able to support the next into multiple farms
While George did have a vision to convert some of Rosedale to dairy
his sons both loved sheep farming and continued to farm sheep
alongside significant agri-governance roles
Andrew Morrison is a former chairman of Beef + Lamb New Zealand and was recently named chairman of the Wool Research Organisation of New Zealand
while Don is a supplier director on the board of Alliance Group
Les Morrison established a Romney stud in the 1920s
he embarked on a breeding programme which led to the development of the Rosedale Growbulk sheep
Les was still alive when Don began breeding the Growbulks and
while Les "absolutely loved" his Romney sheep
he was accepting of his grandson trying a new direction
Several hundred ram hoggets were sold each year from the various breeds at Rosedale; most latterly
the Morrisons were trying Wiltshires in a bid to meet demand from clients
methane testing and DNA profiling over the last three years provided a genetic picture of every animal being sold and Don was particularly interested in "ethical genetics"
It was Don’s viticulturist cousin Timbo Deaker who reckoned Southland provided ideal growing conditions for commercial cannabis
Now in their fourth year of growing the crop
Don said it had been a very interesting journey and they were now breaking into the value chain
It could also run at a considerably lower cost than an indoor operation
While the arnica crop being grown this year was only on a small-scale
it would enable them to see if there was an opportunity to grow more of that herb in Southland
The Morrisons are now in their second year of hosting cruise-ship tours
the passengers are met by Don in Invercargill
who has a bus licence for up to 30 passengers
then a bus driver takes them to the farm and
Don provides both Maori and Pakeha history
followed by a home-cooked lunch provided by Brigette
then a tour of the farm before Lochie Morrison highlights a sheep-shearing demonstration
It was rewarding to tell the story of the lamb and the wool grown on the property and the visitors — many of whom had never set foot on a farm — went away excited about what they had seen
The reviews they received gave them confidence around what they were delivering
It did not disrupt the normal farming activities and it was a matter of "using the resource of the farm" which was now providing multiple income streams
Don and Brigitte’s son Lochie spent four years in London
working as a business development manager for a payroll company
he ran a small crutching and shearing gang to finance himself through an international business degree at the University of Otago
That time spent in England made him appreciate how healthy the lifestyle was back on the farm
there was "no way" he would want to bring up his children in a big city
Don described he and Brigitte as the custodians of Rosedale
with a view to wanting the option for Lochie and his brother Dirk
to have the opportunities they had and own the farm in the future
who can still be found working on the farm daily
said he could look with pride at what had happened over the years
Each generation had brought their own strengths
planning ability and desire to achieve in different areas
Seeing his father still on the farm that he loved was "pretty inspirational" for Don and it was also testament to being able to work with family members
I’ve said I’ve got 24 years to go," he laughed
Many of the young interns who had come through the farm had become part of their family
and in some instances they had also hosted sons and daughters
They saw it as positive payback for the "incredible hospitality" they had received overseas and were unable to repay at the time
It was also an opportunity to give back to the industry
"because the industry needs good young people with experience to come through"
Looking to the future of what Rosedale would look like
the family expected the adaption and evolution would continue
As George reflected on the changes he had seen during his nearly nine decades on the land
he said weighing fleeces was probably the first technical thing he encountered while weighing lambs was a "big step"
But what was being done now with computers and DNA testing had "changed the whole scene"
Don said while some aspects of farming had got easier
electronic identification tags and DNA testing
in many ways stockmen and women of his grandfather’s era had greater stockmanship skills
Acknowledging those who lived off the land well before his Scottish ancestors arrived and the strong connection he felt to them
Don said it was a very reliable area to farm
The strength of the soil was recognised in the very early days — it was the first area close to Gore settled for intensive farming
"I think it’s lived up to that reputation," George added

Toronto police are searching for a man after he allegedly exposed himself to a 13-year-old girl in the Rosedale neighbourhood.
Investigators say the girl was walking south on the Scarth Road Pathway along Mt. Pleasant Road, south of Crescent Road, around 10 a.m. on May 3 when a man allegedly pulled down his pants and exposed himself to her, committing an indecent act, before fleeing the scene.
The man is described as in his 20s, five-feet-eight with a thin build and brown braided hair and wearing glasses. He was last seen wearing a black hoodie, grey shorts, black socks, white running shoes and was on an electric scooter at the time.

The iconic Rosedale Farm, meticulously restored by Steve Cordony and Michael Booth as an eight-year passion project, is now on the market.
To Cordony, one of Australia’s most renowned interior and event stylists, the decision to part ways with the breathtakingly beautiful 48.6-hectare property near Orange in the Central Tablelands of NSW has been truly bittersweet.
“It is with the heaviest heart, but an immense sense of pride and accomplishment, that we have decided to move on from Rosedale Farm after eight magical years,” Cordony recently revealed on Instagram.
“The project has been the highlight of my life and allowed me to realise a dream I never imagined could ever come true. But now it’s time to allow the next custodians to realise their dream at a home that will forever be in my heart.”
Cordony and Booth spent almost four years searching for a private rural getaway before passing through the gates of the historic Rosedale Farm in May 2017. They agreed that the 1877 homestead was “the one”, its fairytale setting proving impossible to resist.
“When we saw the house, it seemed perfectly perched at the bottom of this valley and surrounded by trees that Colin and Patricia – the previous owners who had it for 50 years – had planted all those years ago,” Cordony told Domain. “There were beautiful poplars, gorgeous oaks, English elms and various evergreens. It felt so enchanting, with the setting, the long driveway and the lake it overlooks.”
The fact that the sizeable property was calling for revitalisation certainly did not dissuade Cordony or Booth.
“The conversation quickly shifted from ‘What do you think?’ to planning mode and ‘What are we going to do first?’ ” said Cordony. “That was the tell-tale sign it was meant to be.

With landscaper Booth focusing on the gardens, it was only natural that celebrated style guru Cordony should turn his attention to the home. Outside and within, the renewal of Rosedale Farm quickly took on a life of its own.
“It was this perfect symbiosis of indoors and outdoors,” Cordony said. “The project just got bigger. Everything inside was redone – replumbed, rewired, repainted, with a new kitchen and bathrooms and even new ceilings in some areas.”
The result is undeniably spectacular. Enveloped by its lush, manicured surrounds and showcasing European-influenced interiors that lend a timeless sensibility to a monochromatic base palette, Rosedale has been dubbed one of the most ‘Instagrammable’ estates in the nation.
With no detail overlooked, the elegant main homestead features six bedrooms and three bathrooms, including an expansive primary bedroom replete with French-hotel-inspired en suite. There is a formal lounge, a formal dining room, a morning room and a library, each with bespoke decorative detailing, as well as a showstopper country-style kitchen with marble benchtops and inky shaker-style cabinetry.
A second guest house, currently used for farm stays or additional accommodation, offers two bedrooms, two bathrooms and a living room.
“A home should always be moving and evolving, and you can do that when you have a really good base to work with,” Cordony said.
Over time, more than 30,000 plants and trees have been added to the ever-unfolding garden, while a verandah wrapped around the main house provides a tranquil year-round setting to entertain, relax and take in the natural beauty of the landscape.
There is a heated swimming pool with outdoor bathrooms, a pool house and entertaining pavilion, as well as fruit and nut orchards and a greenhouse. The farm is also home to a menagerie of animals that includes two shire horses, Ebony and Brave, white peacocks, ducks, geese, doves, guinea fowls and even a pig and a camel.
Fittingly, sustainability also plays a major role in Rosedale’s rebirth, a 0.4-hectare vegetable garden claiming the stage at the rear of the property, and solar power and rainwater tanks used for both home and garden.
But now the time has come for the next chapter in the tale of Rosedale Farm.
“This journey has taught me so much – expanded every part of me personally and professionally,” Cordony said. “It also brought many of you into my life, and for that I am eternally grateful and excited to share the next vision and journey with you.
“Rosedale Farm is a fairytale, and I know it will bring the same magic to the next family who get to call Rosedale home.”

ROSEDALE, Md. — A person was hospitalized Saturday after being struck by a vehicle in Rosedale.
Police say the incident occurred around 5:30 pm on Saturday.
Officers responded to the 8000 block of Philadelphia Road and found the victim suffering from serious injuries.
Authorities have not yet identified the victim.
The vehicle involved remained at the scene.

as Linn County Road Maintenance crews work to clear the area for a future bridge removal project
Rosedale Road will remain closed to traffic from 7:30 a.m
the Sac and Fox Trail will remain open to pedestrians and cyclists
the parking lot for the trail will be inaccessible while Rosedale Road is closed
The Linn Area Mountain Biking Association (LAMBA) has temporarily relocated the mountain bike trail entrance for the duration of the bridge removal process
Both trail users and drivers are advised to plan for alternate routes during the closures and to exercise caution near the work zone
The City of Cedar Rapids thanks the public for their continued patience and cooperation during this essential maintenance
Businesses are being helped to reduce industrial pollution risks to waterways in the Upper Harbour Local Board area
The local board allocated $29,000 for Healthy Water’s Industry Pollution Prevention Programme

A water quality sensor installed in the Rosedale area monitors the impact of stormwater contamination on Lucas Creek and common issues discovered through assessments include:
Detergent and wastewater washed into stormwater drains
Hazardous chemicals stored incorrectly and often near stormwater drains
No filters or litter traps for plastic pellets
Casuri Balouch says: “Businesses must play their part by adopting practices like safely storing products
so they don’t accidentally spill into waterways
and stop washing vehicles with detergent next to stormwater drains.”

Blay has taken a 1970s-era transit bus and transformed it into a living monument

These colors aren't just decorative — they connect this piece of public art to the actual history of the bus

Laswell said the condo has garnered interest from downsizers and empty nesters living in Rosedale or neighbourhoods like Forest Hill and Lawrence Park
“They don’t want to compromise on space
But they’re not sold necessarily on living in a big condo where they feel that they may not have as much privacy; where they may not have as much say in the future of that building,” she said
“They still want the feel of a home without the maintenance of a home.”
People who are interested may want to stay in the neighbourhood where they’ve lived their whole life and where their friends live
while looking for a home where they can age in place
Given that there are some steps down to the entrance of the unit
Laswell said the seller would consider installing a ramp if a buyer made that a condition in their offer
although she noted the condo board would need to approve the change
(Since the board only currently comprises three households
she noted that shouldn’t be a problem.)
Market conditions will complicate a sale further
While well-to-do downsizers might be the right fit for the property
those buyers have “no reason to move
Part of this is due to hesitation caused by tariffs
and right now they’re facing tariffs that raise questions for their businesses and incomes
“They’re risk-averse from a business perspective,” he said
which means home prices are expected to rise about nine to 12 months later
So if downsizers wait to sell their properties
they could make a lot more money than if they were to sell now
it’s conventional properties for “upsizers” that are selling
“We’re seeing a lot of transaction volume between the $900,000 and $1.6-million price point,” McLay said
noting much of the activity is from people who have already built equity in a condo or townhome and who are experiencing life changes like starting a family
The market right now is most beneficial for people upsizing because if prices are down about 10 per cent
a family selling a condo that might otherwise be worth $1 million could lose about $100,000 in value
but they would save $200,000 on what would have been a $2-million house
The inverse is true for downsizers; they would stand to lose more on a more expensive property
while saving less on a lower-priced property

The Mississippi Development Authority announced Thursday that Rosedale Distilling Company is locating distilling and bottling operations
The company broke ground on the $23.15 million project Thursday
