Woolworths will close the doors of its Te Atatū Peninsula supermarket on Thursday
The site of the building has been bought by Foodstuffs and will reopen as a New World next year
the 15,000 residents of the suburb must travel to Te Atatū South to find their closest supermarket or to Pak'n Save on Lincoln Road
Woolworths said it was sad to leave the community and wanted to thank customers for their support
The shop would close at 6pm Thursday and staff would attend a dinner for closure
"We're pleased that many of our team will be continuing their careers with us at nearby stores
Others have decided to make a change and move on to new opportunities and we wish them all the best

While RNZ research showed that the distance Te Atatū Peninsula residents must travel to a supermarket for the next year is not large by national standards
marketing expert Mike Lee said the inconvenience was upsetting locals
Lee is a professor of marketing at the University of Auckland business school
"The traffic around that part of town is absolutely horrendous," he said
"Getting out of the peninsula towards Henderson could take up to half an hour
an unfamiliar shopping environment and half an hour back
compared to a 5-10-minute trip down the road that they are used to."
He said the population density of the area meant the new owners would likely want to get the supermarket up and running as quickly as they could
"I don't think residents need to fear a lack of business incentive in terms of reopening a New World on that site
I also don't think it will affect the property prices in the short term
even though convenience and proximity to amenities is one of the key features of a good property location
but it is unfortunate that the residents will have to put up with a significant amount of inconvenience for the next year at least."

La Tribe footwear founders Emma and Dane Winter have sold their luxury “shoe cupboard” to a young Auckland family for $2.68 million – more than $200,000 above RV
The Winters had bought the classic 1970s home overlooking the Waitemata Harbour in Auckland’s Te Atatu South
in 2021 for just under $2m and transformed it into a stylish family home
which made an appearance on the hit TV show Outrageous Fortune
attracting more than 100 groups at the open homes

We had 11 registered bidders at the auction

She said there were no tears at the auction but the bidding action was strong and the buyers managed to get themselves into a leading position

A couple who made an unconditional bid at auction for a house
without realising they did not have home loan pre-approval
have been given $20,000 in compensation by their financial adviser
The women complained about the adviser to Financial Services Complaints Ltd
a financial ombudsman service that deals with complaints that cannot be resolved directly
It does not identify the people who complain or the organisations they complain about
The couple already owned a home in South Auckland and a Whangārei rental property but were looking to purchase another investment property
one of the women contacted a financial adviser who recommended they sign up to a “property programme”
the couple provided information about their financial situation and talked to the adviser about how much they might be able to borrow
They were told it should be possible to borrow up to $1.6 million
one of the women informed the adviser that they were going to an auction for a property in Te Atatū South
The adviser told her there were some issues with the property and the lender might want more information
so they had to go through with the purchase
But banks were unwilling to lend the money because of the problems with the house and the adviser had to get them a loan from a non-bank lender at a higher interest rate
They complained they were not advised properly about the pre-approval process and wanted to “recover their losses”
They also wanted $5000 for inconvenience and stress
One of the women told FSCL they thought their adviser’s assessment replaced their need for pre-approval
The adviser said the women had not been told there was no need for pre-approval and had not been told to bid without it
FSCL investigated and said the adviser had not kept full records
While the adviser probably did say they could offer up to $1.6m on a property
it was unlikely that the property programme was advertised as a substitute for pre-approval
The $1.6m figure was based on the property being owner-occupied
and larger deposits were usually needed for investment properties
Given the women already had experience in the property market
they should have known the risks of bidding without finance
The adviser offered $20,000 to settle the complaint
recognising that record-keeping obligations had not been met
they had not responded adequately to [one of the buyer’s] approach on April 9
the adviser was aware that [she] did not have pre-approval and that she intended to bid
“While the adviser pointed out difficulties with the property
she had not cautioned [her] about the risks and possible consequences of making a bid without pre-approval from a lender.”

He has seen over the past two weeks a sharp rise in buyer activity
including a return of investors to the market
He said one investor had told him he was looking to buy 10 properties in the coming weeks
“They thought they might as well put money into property
because we will see a very sharp rise in values over the next two or three years.”
He said he was seeing more buyer activity across a range of prices

but then received a multi-offer and sold unconditionally for $212,000 to an Australian buyer wanting to relocate to New Zealand

A West Auckland section was snapped up for $212,000 after sitting on the market unloved for nine months
A Te Atatu South house on an 809sqm freehold site that had been on the market for six months suddenly sold after getting a two-way multi-offer, and in Swanson, a property on the market for three and a half months this week received a multi-offer
The two-bedroom townhouse had been marketed for enquiries over $730,000 but was now stamped sold with the listing proclaiming: “Sold by Team Diego
Traglia said townhouses were still a slow segment of the market but the Swanson property had two people fighting for it
“I’m seeing a lot of activity I wasn’t seeing two weeks ago
I think a lot of astute buyers realise it’s not going to get much lower than we are now and that’s always the start of the cycle
