Beachside Ponce Inlet residents and visitors should expect changes for a while as crews use the area to stockpile sand for a beach strengthening project
A U.S. Army Corps of Engineers contractor, Gator Dredging, has begun placing pipeline north of the Ponce de Leon Inlet to Oceanview Avenue, said Niles Cyzycki, construction activity project manager for Volusia County
The Army Corps is dredging the Ponce de Leon Inlet and the Intercoastal Waterway
and dredging could begin in a couple of weeks
Crews will pump about 900,000 cubic yards of sand onto the beach
County contractors will truck it and place it at public and private properties from around the north side of the Ponce de Leon Inlet north to about the Sunglow Pier in Daytona Beach Shores
but the placement could extend farther north if crews can collect more sand than expected
could be lost from the stockpile before it can be trucked to nearby properties
The beach is flat and susceptible to tidal events
"It's a bit of a wild card how much sand we'll be able to collect from these stockpiles," Cyzycki said
county contractor Halifax Paving will handle trucking the sand to properties
Another key piece of this project is easements
Property owners who want to get sand must sign an easement allowing the county access
The county lost over 6 million cubic yards of sand from Hurricanes Ian and Nicole and nor'easters
Florida Department of Environmental Protection grant funds are paying for this and other beach projects to help strengthen the coast
Other key players in the efforts include the Army Corps and the Florida Inland Navigation District
But some areas might have limited access while equipment is moving
"Temporary restrictions will be in place around the work zones to ensure public safety
Beachgoers should stay clear of the pipeline and adhere to posted signage," according to the county
Crews plan to move parts of the pipe south of Beach Street along the dune line down to the jetty when beach driving ends in the evenings
"We encourage people to avoid the pipeline," Cyzycki said
Sand will be stockpiled on Ponce Inlet before it's trucked
There will be gaps in the sand so people can get to the beach
"There's going to be large stockpiles of sand created from the dredging," Cyzycki said
Trucks could start moving sand north in mid-to-late May
Trucking will only take place in daylight hours
Cyzycki said that the Army Corps is permitted to work 24/7
Dreding is expected to be finished in October or November
and trucking is expected to continue as long as dredging continues
Cyzycki asked for the community's patience and said the inconveniences are for the greater good of coastal resilience
"Even though it's a couple years since the storms
The county has other beach projects underway
The dredging project happening now is referred to as the North Project
The South Project is expected to place about 500,000 cubic yards of sand along the coast in New Smyrna Beach
The South Project could start in the summer and take two to three months to complete
"We identified a couple of million cubic yards of sand inside the inlet
so we're working on ways to get that sand on the beach," he said
a feasibility study is underway to look at long-term strategies for enhancing Volusia County beaches

A small but crucial connecting point that’s been in planning and construction phases for more than a dozen years is nearly complete where four eastside neighborhoods meet.
a new ramp linking the Eastside Trail to Ponce de Leon Avenue is on pace to finish construction in April
finally providing easy access between the Beltline’s most popular stretch and the bustling commercial corridor
and railings at the northwestern corner of the Ponce-Beltline bridge
similar to Edgewood Avenue’s metal-ramp connection to the Eastside Trail where Old Fourth Ward meets Inman Park
the Ponce ramp’s surface won’t be serrated metal
and ADA-accessible means of exiting the Beltline for Ponce’s shopping and eating options
The ramp’s wall construction continues, while columns for the elevated ramp structure and handrails will be installed between now and April, according to the Beltline’s February construction update.
An enhanced pedestrian connection at Ponce has been part of the Eastside Trail’s design since it debuted in 2012
Previous plans to begin work in summer 2021 were delayed by a Georgia Department of Transportation review process.
the Ponce de Leon Avenue Streetscapes project next door—the conversion of a section of the busy street into a safer
more approachable thoroughfare for pedestrians and bicyclists—has wrapped major construction.
The Beltline reports that bike lane resurfacing and extensions
and landscaping for the streetscapes overhaul have all now been completed.
That project started construction in fall 2022 and covers just shy of .7 miles
between Boulevard and John Lewis Freedom Parkway
Popular destinations in between include Ponce City Market
Ponce bike lanes were extended on both sides of the Beltline
up to the entrance of the Kroger in Poncey-Highland
But tight right-of-way constraints and existing traffic-lane configurations on that section of Ponce prohibited the in-street bike lanes from being fully extended to Freedom Parkway
Trees and new lighting stand in buffers between sidewalks and the bike lanes
traffic signals were reconfigured at Boulevard
and the entrance to Kroger and the 725 Ponce development

PONCE INLET, Fla. — The Volusia County Council on Tuesday unanimously approved a contract with Halifax Paving, Inc. in Ormond Beach for the berm restoration north of Ponce de Leon Inlet
Following the loss of more than 6.6 million cubic yards of sand in 2022 due to Hurricanes Ian and Nicole, the county initiated two sand transfer and placement projects in 2024 and 2025 to assist in the recovery efforts of the beaches along our coastline
The county coordinated with the U.S. Army Corps of Engineers to reuse the sand dredged during the USACE’s channel and inlet dredging project to restore a section of beachfront dunes
the county began accepting bids for contractors that would be responsible for loading
placing and grading between 480,000 and 900,000 cubic yards of dredge spoil stockpiled on the beach by an USACE contractor
The council voted 7-0 to approve a $7,752,500 contract with Halifax Paving
but we have to protect our coast,” Volusia County Council Chair Jeff Brower said during Tuesday's meeting
Volusia County officials want to reiterate that protecting the coastline remains a top priority
“This is an important step in our recovery efforts as we’re anticipating anywhere from 750,000 cubic yards of beach quality sand to 900,000 cubic yards of beach quality sand to be made available to put back on our most critically eroded shorelines," Volusia County Coastal Director Jessica Fentress said
The contract also includes removing the existing county or state installed TrapBags and dune planting
Army Corps of Engineers agreed to modify their upcoming maintenance dredging of Ponce Inlet so the county can capitalize on the material and place it back onto the shoreline north of the Inlet
The USACE Inlet and Intracoastal Waterway Beneficial Reuse Project consists of approximately 700,000 cubic yards of beach quality material from within the Inlet and the ICW
Army Corps of Engineers will also conduct work on another portion of Volusia County beaches in New Smyrna Beach
benefiting properties south of Sapphire Road
consists of approximately 550,000 cubic yards of beach quality material from the FIND Dredged Material Management Area MSA 434 (aka Rattlesnake Island).
The projects are funded by a Florida Department of Environmental Protection grant
officials in Volusia County are hosting community sessions to discuss long term coastal resiliency strategies.

That’s a question any reasonable ATL urbanist could ask themselves while feasting eyes upon Chick-fil-A’s next incarnation of a franchise on Ponce de Leon Avenue
the restaurant would have trendy lofts or offices mixed in
project is living up to promises of being entirely brick-clad with precisely no drive-thru lanes as construction enters the homestretch in Poncey-Highland
along one of Atlanta’s liveliest commercial corridors
Chick-fil-A reps tell Urbanize Atlanta they haven’t confirmed an opening date yet for what’s officially called “Chick-fil-A Ponce de Leon,” but they “look forward to sharing more about the restaurant opening soon.”
The Poncey-Highland restaurant marks the company’s second new franchise addition to Ponce, following a controversial drive-thru location that opened just four blocks away in summer 2023
Chick-fil-A officials have previously told Urbanize the new restaurant will be locally owned and operated
designed to “fit seamlessly into the walkability of the neighborhood
allowing guests to walk directly to the location and dine-in or carry out their meal with ease.”
Like a standalone Chick-fil-A in the pipeline on Peachtree Road in Buckhead
the Poncey-Highland location does not feature a drive-thru in any capacity
Plans indicate it will include 41 parking spaces behind the Ponce-fronting building
The longtime home of Dugan’s restaurant and lounge—it closed in 2022 and relocated to Northlake—was razed last year next to the Hotel Clermont and its famed basement lounge
(Chick-fil-A had had the Dugan’s location in its crosshairs since at least 2016.)
Building on the ashes of Dugan's, however, didn’t come without speed bumps
Poncey-Highland leaders several years ago created the Poncey-Highland Historic District as means of safeguarding about 260 irreplaceable buildings and establishing guidelines for new development that inevitably would come to the upscale neighborhood
Chick-fil-A’s initial plans for the Dugan’s site ran afoul of the new rules in several ways
sending the company back to the drawing board to tweak designs
Chick-fil-A’s plans as of August last year called for opening the restaurant sometime this fall
find a closer look at how the chicken empire’s latest Ponce plans are coming together—no drive-thru included

If window shopping at William Sonoma leaves you feeling like you should be dinner partying in the Hamptons, then head to W.H. Stiles, which has the feel of a beach bungalow-meets-coastal market. Slurping down a dozen oysters almost helps you forget you’re at Atlanta’s busiest and biggest food hall
this counter-service spot is the only place in the hall where you can get a full fish meal

7.9Hop's Chicken Fried Chicken
You can always count on a line at Hop’s. That's because the chicken here is the prototypical example of what good fried chicken should be—crispy, well-seasoned, and tender inside (that’s why it made our fried chicken guide)
and pair it with a soft Parker House roll (which comes from the H&F team’s bakery)
The only thing that sours what could’ve been an excellent chicken platter are the regrettably bland sides

LaRayia’s Bodega is a great stop when you want a light lunch or smoothie break after your Beltline jaunt. Tucked in a back corner, the juice bar feels like you’ve completely left touristy PCM—hip-hop and nu-soul bounces through the speakers

this easy-to-find bar makes a great pre-dinner cocktail spot before heading to dinner in the hall or across the street to City Winery
It’s also the place to kick start your food hall stroll with a bang—we like the Soju Think You The Bomb: it’s sweet and comes with fresh diced strawberries
The food here is pretty skippable as the bulgogi beef bowl is too dry and under-seasoned
and the K-dog tends to be flavorless despite its sugary coating
But Krog Street Market has ranked as the best in town for years because it includes some of our highest-rated spots in the city

Ponce will be the team's tight ends coach and associate head coach heading into the 2025 season
This past month has been a crazy one for Ponce
who took the time for an interview with G5 Football Daily
Ponce's future at Appalachian State became uncertain with the firing of Shawn Clark
He subsequently interviewed for the FIU head coaching job
but will ultimately return to his alma mater for his second stint as an assistant with the Panthers
"Definitely unfortunate what happened at App State," Ponce said
"Something that we didn't see coming
we had a lot of success with coach Clark who has done a great job there with a record of 40-24
You never know what can happen from one day to another
You don't ever want it to happen to anybody."
Ponce was one of many candidates interviewed for the FIU head coaching position this winter
which was vacant for the first time since prior to the 2022 season
Ponce interviewed for the job in that window as well
but it wound up going to Memphis defensive coordinator Mike MacIntyre
MacIntyre was fired following a 12-24 stint with the Panthers
"I interviewed for the FIU job and that was definitely a privilege for me to be even considered for the head coaching job," said Ponce." Had a very good interview process
has tons of success as a head coach and definitely grateful to him for giving me the opportunity to come back to my alma mater and be the tight ends coach and part of the program
I feel great about the situation...I think coach Simmons' vision is exactly what FIU needs and I see a lot of success in the future for FIU football
I'm excited just to be part of it and I can't wait to get started."
When Mario Cristobal took the FIU head coaching job in 2007
Ponce was on his staff as the school's wide receivers coach until 2012
That staff inherited one of the worst teams in the country from the prior season
and turned it into one that won the Sun Belt and reached two bowl games
"Coach Cristobal got everybody believing in the dream and the process," Ponce said
"We were able to win a championship in just four years and that's a lot of credit to coach Cristobal and the position he had at the time and the staff that he put together
these guys are still coaching and having a lot of success around the country
Broward County and Palm Beach County."
Ponce will go into an FIU program that is coming off their third straight 4-8 season and will have some questions when it comes to an offense that lost four of five starting offensive lineman and both top receivers
who Ponce and the rest of coaching staff are excited to have back
"Number one is the quarterback," said Ponce
"Jenkins has been outstanding watching him the last couple of years and just seeing what he does...When you have a trigger man
you gotta have a guy that can throw the ball and run as well
One thing that Willie Simmons made clear and that Ponce reiterated is that they will recruit South Florida for the best talent possible
We were able to get a lot of great players from South Florida
Four of them are in the NFL or participate on NFL teams
You can't go into a school and not trip over great talent
especially down here in South Florida at the skill positions
incredible kids that are just bred to work hard
There's a reason why the entire country comes down here to recruit and try to take the best players out of here."
Ponce's tight end room is a bit bare despite the recent addition of UAB transfer Dallas Payne
Chad Staley and in Febuary Jackson Verdugo is set to sign as the only incoming freshman to that tight end room

How the two markets thrust Atlanta into a global culinary spotlight
“The Beltline brought that kind of cosmopolitan
walking-around feel of a city,” recalls Santiago
because the tidal wave of buzz that preceded theirdebuts has never fully ebbed
but Ponce City in Old Fourth Ward and its smaller Krog Street cousin both started opening 10 years ago
Both were foreign to Atlanta at the time; Cochran
recalls breathlessly explaining to people that he wasn’t creating a mall food court but rather something akin to Seattle’s Pike Place Market or San Francisco’s Ferry Building
(Notes Cochran: “There was never really any race to the finish line between us and Ponce
always kind of shocked to be mentioned in the same conversation with [that project]
given the scope of it.”) Both concepts have kept growing
are emblematic of the past decade in the Southeast’s largest city
where so much decay and vacancy have been scrubbed away for human-scale vibrancy
“I think our followers and consumers come from 100-plus countries,” says Michael Phillips
the president of Ponce City developer Jamestown
Phillips’s relationship to the building dates back to him shuffling through Sears Christmas catalogs there at age four
“Much the way Chelsea Market is known internationally
it’s certainly in the consciousness of people who care about adaptive-reuse and new urbanist ideals.”
“I remember witnessing people sort of balance their food trays on the rims of trash cans
“They were so excited about being there and willing to do whatever.” (One post-Covid change
is the prevalence of drivers working for Uber Eats
as people grew used to ordering food hall fare from couches.)
An unexpected boon for all Krog Street vendors came last fall, when the Michelin Guide awarded Fred’s a Bib Gourmand certification
has been pretty amazing and brought a lot more traffic,” says Fred’s co-owner and chef Todd Ginsberg
“The guests and patronage of Krog started off strong
and it’s as strong if not stronger to this day.”
According to Asana Partners, the Charlotte-based developer that bought Krog Street Market from Paces in 2018, the numbers support Ginsberg’s statement. Asana added neighboring properties to the fully leased food hall. Sites such as SPX Alley and Stove Works
along with recently constructed office and retail buildings
form the now denser and more cohesive Krog District
says foot traffic across the district increased 28 percent between 2018 and 2023
and he estimates his original fast-casual business tallies 300 orders per day on average
“We have the traffic of being at the airport,” Santiago says
Ponce City has undergone a titanic postpandemic growth spurt
With the addition of two new residential high-rises that lord over the 1920s-era former Sears
the 16-acre block now counts more than 800 apartments and lofts
and almost 50 retail tenants spread across an immense 3 million square feet
Ponce City is metro Atlanta’s second most popular destination
a place where many people are kind of writing the stories of their lives at one step or another,” says Phillips
or visitors from out of town—it’s astounding.”

will be rebuilt following its closure in 1975
Investor Abel Misla Villalba confirmed the project after securing the necessary financing for its restoration
The Ponce businessman officially signed off on the ambitious restoration
which is made possible by funding from Oriental Bank and CDBG funds
which gained popularity in the southern region between 1960 and 1975
will undergo a multimillion-dollar investment totaling $40 million
The reopening is scheduled for December 2026
when the new hotel will welcome guests under the distinguished international brand Marriott Tribute Portfolio
The ambitious restoration—made possible through funding from Oriental Bank and a key allocation of CDBG funds—includes a multimillion-dollar investment and a 19-month reconstruction period
The grand reopening is scheduled for December 2026
marking the hotel's return under the Marriott Tribute Portfolio brand
The hotel was originally built in 1960 by architect William B
legendary artists such as Celia Cruz and El Gran Combo de Puerto Rico graced its stages with performances
“We have spent a long time working to restore the Intercontinental Hotel
and artistic epicenter of Ponce from 1960 to 1975
It symbolized the city's economic and cultural growth at that time
was an icon of a glorious era for the city
We want to bring back that epic moment when Ponce was thriving and when both local and international visitors were a daily norm
That is our aspiration,” Misla stated in an interview with The News Journal
The investor expressed his desire to turn Ponce into a top-tier tourist destination with the reopening of the hotel
emphasizing that “it can be seen from every part of the city
and it is the highest-elevation hotel in Puerto Rico.”
He also acknowledged that they are now ready to move forward with the reconstruction process after a long wait for the necessary funding
“We are ready after a long process because we won a federal proposal under the CDBG-DR program (funds from the Department of Housing)
along with financing from Oriental Bank,” Misla explained
The nearly $40 million investment is expected to create more than 200 permanent jobs
“I am committed to the development of the city
and this project adds value by bringing in internationally recognized companies
The presence of international brands in the region adds legitimacy
I believe we will see a continued rise in the number of new hotels
allowing us to create the necessary volume to position Ponce as a premier Caribbean tourist destination,” Misla emphasized

and 48% of those did say that they had functionally limiting pelvic pain...for 14 days out of a given month at least," says Sarah Ponce
Sarah Ponce discusses the study “Pelvic and Vulvovaginal Pain in Medical Trainees,” which she presented at the 2024 Sexual Medicine Society of North America Fall Scientific Meeting
Ponce is an MD/MPH candidate at Keck School of Medicine of the University of Southern California
Pelvic and vulvovaginal pain includes diagnoses like interstitial cystitis
and it's very prevalent in the general population
so we wanted to look at the specific experiences of medical trainees with these conditions
So we did a survey that was adapted from the Vulvar Pain Questionnaire and Sexual Distress Scale
We disseminated it this year in 4 major regions of the US
and 48% of those did say that they had functionally limiting pelvic pain
or bladder for 14 days out of a given month at least
it appeared that the Vulvar Pain Questionnaire scores and the Perceived Stress scores did increase by year in medical school
These symptoms are also interfering with their medical duties
in particular in the realms of focus and productivity
Every respondent did say that it was important that their medical institution require education around these conditions
All but one said that their education was inadequate in this area
because most said that there was no change in their ability to manage or understand their condition following their medical education thus far
one-third of those with pain have not pursued a diagnosis or have not discussed their symptoms with a provider as of yet
We did a qualitative survey for this section
and reasons for this included inadequate education around potential etiologies
feelings of hopelessness around available medical treatments
this highlights the prevalence and barriers to care for this patient population and the need for more supportive environments and advocacy for treatment in the future physician work force

Diego Ponce says he was born into a family of Los Angeles Dodgers fans.
The voice of the late Vin Scully, who spent 67 years doing play-by-play for the Dodgers, was a big part of Ponce’s childhood. So were the team’s Spanish-language announcers.
“That was just our family radio,” Diego says.
As he followed his favorite player Clayton Kershaw’s exploits on the mound, Diego also started learning about some of the Dodgers’ greats – players who made an impact on the storied franchise and the city of Los Angeles many years before the 16-year-old was born.
“I learned about Sandy Koufax, Jackie Robinson, Fernando Valenzuela, all these old school players that kind of gave the Dodgers the culture, the meaning of what they are today,” Diego says. “And it's just that historical side of it that for me, that's why now I'm a Dodgers fan.”
Oddly enough, Diego’s affinity for baseball helped put things in perspective last year when he got a once-in-a-lifetime chance to go behind the scenes at The Genesis Invitational on the PGA TOUR. Diego, who attends the TGR Learning Lab in Anaheim, California, and aspires to be a sports journalist, shadowed Kira K. Dixon of the Golf Channel as she reported from The Riviera Country Club.
Among the treats? Diego met Tony Finau and Rory McIlroy – although he’d be the first to tell you he hadn’t followed much golf up to that point. So, he wasn’t exactly as prepared as he would have liked to have been.

“When I met them, I was shocked in a good way. I was excited,” he says. “But when I met them, I'm not going to lie, I really didn't have any idea who they were. And then after I met them, they're like, do you know who you just met? I said, 'Yeah, Rory McIlroy. He just told me his name.'
“And they're like, no, you just met the Aaron Judge of golf. You just met the Mookie Betts of golf in Tony. So, it was just those things. I told them, you kind of have to put things in a baseball perspective. So, then I went out to the driving range and I saw some of the guys golfing, and somebody in the media told me, it's just watching batting practice.”
Diego says Dixon told him about covering charity pro-ams where some of his favorite MLB and NBA players test their skills on the golf course. Players like Manny Machado of the San Diego Padres and Stephen Curry of the Golden State Warriors are avid golfers during their downtime.
“So, it was just interesting kind of seeing different perspectives,” Diego says. “I got the experience from the golf world, but everything is pretty much applicable to any other sport.”
Diego has been to The Genesis Invitational before courtesy of the TGR Foundation, which was founded by Tiger Woods and his father Earl to create learning opportunities in underserved areas. The TGR Foundation is the beneficiary of this week’s PGA TOUR event, which has been moved to Torrey Pines in San Diego out of respect to the people affected by the recent wildfires.
The behind-the-scenes media tour at Riviera was different than Diego’s other visit because the work he’s done at the TGR Learning Lab has made his career path so clear. He was clearly in his element as he sat in on press conferences, interviewed Chase Johnson and learned from Dixon.
“It was amazing because not only did I get to shadow her and meet some of the players and all that, but it was personalized,” Diego says. “I could have met Kira, but with a bunch of other students, and it would've been a five-minute talk, but I got to spend the whole day with her walking around the course.
“She was telling me what she did, how she went about it, what it looks like, what it sounds like, because she has to be listening to her producers and everything. I just took advantage of everything. And in the moment, I didn't really know what was going on just because I was so excited. But on the bus ride back, it really sunk in and I was just like, wow, I just did that. I just met all these people …
“I just got all this information from a professional, and it was just, honestly, thinking back on it, I still can't believe it.”
Diego, who is homeschooled, has been going to the TGR Learning Lab for the last three years where he’s taken classes in photography, digital arts and multimedia studies. A six-week class in podcasting opened his eyes to different forms of broadcasting that he could combine with his love of sports.
“I knew that was the perfect kind of job for me,” Diego says.

Diego created three podcasts during the class, recording for 90 minutes on Mondays, editing on Wednesdays and eventually sharing them with friends and family members. He’s working on more and has plans to interview Mickey Hatcher, who played on two World Series championship teams, including the 1988 Dodgers.
Diego is a highly motivated student, already taking history and media studies classes at nearby Cerritos College. He also hopes to earn the California State Seal of Biliteracy which is given to high school graduates who are able to read, write and speak a language other than English.
The instructors and support staff at the TGR Learning Lab have been invaluable to Diego. In addition to the classes he’s taken, he gets help with applications for college and potential scholarships. Diego’s younger brother Sebastian, who’s 11, is taking advantage of what the TGR Learning Lab offers, as well.
“They really helped me find my passion and what I want to do in the future,” Diego says. “But it feels nice going there because I know a lot of the teachers. It's a very friendly environment. I'm friends with a lot of the students. So, I go in and I kind of have this team behind me, and not only do they want me to succeed, but they're helping me to succeed as well.”
The TGR Learning Lab also invited Diego to a panel discussion on public relations which led to another exciting opportunity. He met a stadium host for the Dodgers there who connected him with the team’s Spanish-language broadcasters. One of the announcers later invited Diego and his family to a game where they spent several innings in the booth.
“For me, it was amazing being there with the headphones, talking to the guys, seeing the game from the press box,” he says. “But it was more special for me too, when I turned around and I saw my family. They were just beaming with their headphones on. And it feels so nice because my family does so much for me, and I'm at the age where I can't do a whole lot for them but that moment, (I was) thinking, I made that connection.
