Fabege has signed an agreement with Stadsrum Fastigheter for the sale of the Ynglingen 10 property in Östermalm
The sale is being made via companies for an underlying property value of SEK 960m before deductions for deferred tax
After making deductions for sales costs and deferred tax
the transaction results in a recognised gain of SEK -36.8m before tax and SEK 91.5m after reversal of deferred tax
This will be recognised on the completion date
Payment will be made in cash on the completion date
The property will be taken over by the buyer in early March
The property consists of an art nouveau building containing offices
and a mixed-use property from the 1960s containing rental apartments
a dance school and a car park facing Jungfrugatan and Sibyllegatan
The property is almost fully let and is sold as is
The sale is part of Fabege's continuing strategy of focusing on selected expansive market areas such as City
Cushman & Wakefield and the Born law firm have been advisors to Fabege
“The sale is a natural part of our business model
The property is located outside our strategic urban development areas and the transaction also further strengthens our balance sheet and provides financial scope for further investments and acquisitions,” says Stefan Dahlbo

A man is being held after an explosion in the posh Östermalm area of central Stockholm on Saturday evening
He is suspected of "destruction causing public endangerment" and of breaking Swedish laws on handling flammable and explosive goods
Police declined to comment on the man's age
when he was arrested or whether he has a criminal record
The incident on Saturday grabbed international headlines and prompted Tesla founder Elon Musk to write on X "149 attacks with explosives in Sweden last year?" That figure is correct
although in 2024 (until the end of November) the number has dropped to 107
Swedish vocabulary: destruction causing public endangerment – allmänfarlig ödeläggelse
Research based on Swedish data suggests that cold snaps could be bad for the heart
A study published in the Journal of the American College of Cardiology went through data from 120,000 heart attacks in Sweden between October and March 2005-2019
and compared them to weather data from Sweden's national meteorological institute
They noticed that the number of heart attacks increased after two days of a cold snap
But there appeared to be no connection between how cold it was
but rather how radical the drop in temperature was
If it dropped from 10C to -5C the following day
the number of heart attacks didn't increase during the first 24 hours
the risk of heart attacks increased in the following days
Elderly people with pre-existing heart conditions appeared to be those most affected by the heightened risk
Swedish vocabulary: a heart attack – en hjärtinfarkt
Black ice warning as Christmas week gets under way
Swedish weather agency SMHI has issued a yellow warning of black ice in parts of the country on Monday morning
The warning covers an area north-west of Stockholm
from Örebro and Västerås to just south of Hudiksvall
so take care if you live in the area or are driving to
from or through the area on Monday on your way to where you'll be spending Christmas – perhaps be especially careful if you're driving from Stockholm to Dalarna or northern Sweden and you haven't changed to studded winter tyres
SMHI writes that rain or sleet falling on cold roads is behind the icy conditions
the precipitation increasingly changes to snow or sleet
and in southern Dalarna and southern Gävleborg counties
the snowfall can become abundant and produce 5-10 centimetres of snow," writes the weather forecaster
The warning is in place until noon on Monday

Bastin spent four months renovating his Vasastan apartment
I was born and raised in Stockholm and spent much of my life in the Östermalm district
But I felt that nothing there ever changed
and I wanted to live somewhere that felt alive even after the shops close
I was randomly walking around and found my dream home in Vasastan
Vasastan is just a 10-minute bike ride from the city center
but the neighborhood feels like a totally different world
It has its own vibe: It’s a lot less stiff-upper-lip than Östermalm
but it’s not pretentious and artsy like Södermalm
It doesn’t feel like everyone is in a hurry
Most of the architecture dates back to the late 19th and early 20th centuries
with wonderful examples of jugendstil (art nouveau) buildings—imagine curling ironwork over doors and windows
that has a big play area as well as a soccer pitch and boules courts
spacious apartment inside a 1930s building
I share it with my girlfriend and two daughters
adding an industrial-standard kitchen where I love to cook for friends
We also have a 430-squarefoot rooftop terrace
When I’m not at home, I spend far too much of my time at Tennstopet, a traditional Swedish restaurant and bar that’s been going strong since 1867. (It moved to its current location in Vasastan in 1965.) Recently, several pioneering New Nordic restaurants have opened in the neighborhood, including Lilla Ego
which is now one of the most popular places in the city
lots of great new cafés and stores have opened
The shopping scene is a mix of old places that have been here forever
so I never really feel I have to leave Vasastan
Too many visitors come to Stockholm and never venture beyond the cobbled streets of Old Town and the city center
I think this is what sets this neighborhood apart—it manages to be both cozy and a vibrant part of the city

The remaining venues continue to be used for competitive and recreational sport and are home to several clubs that serve their local communities. Stockholm Cross Country Riding Club Stadium continues to host dressage, jumping and eventing competitions, for example. Founded on 1 November 1886, it is Sweden’s oldest riding club and also runs riding schools.
Built for the Games, Stockholm Olympic Stadium is a major sporting and concert venue. It also staged the equestrian competitions at the Olympic Games Melbourne 1956.

The Tennis Pavilion at Östermalm Athletic Grounds saw two outdoor courts installed next to the building that hosted the fencing events, which was used as changing rooms during the outdoor tennis events. Östermalm Idrottsplats is still used by the bandy section and youth football teams of the Djurgårdens IF multisports club. In the winter, the venue’s athletic grounds are converted into a speed-skating rink. Tennis is still played at the site.
The Royal Tennis Halls (Tennishallen) were an early part of Stockholm’s tennis history and played host to the indoor tennis events during the 1912 Games. The venue was the home of the Royal Tennis Club of Stockholm at the time the Olympic Games took place. The club relocated in 1943 to the Royal Tennis Hall (Kungliga Tennishallen), built a short distance away, and the venue was demolished.

Established in 1880, this is one of Sweden’s oldest rowing clubs and offers a wide range of boats – from singles to eights – for rowers of all abilities. The club’s main boathouse was built in 1913 from wooden planks and seating from the temporary spectator stand constructed for the previous year’s Olympic rowing events. Some of the seat numbers can be seen on the ceiling of this culturally significant building, which remains largely unchanged. The club opened a second boathouse in 2004.
Also surviving to this day is the Sollentuna Monument, which marked the halfway point of the Stockholm 1912 marathon course. Designed by the same architect who created the Olympic Stadium, the monument is seven metres tall and bears the inscription “1912 Vändpunkten” (“The Turn”). It was used again as the halfway point at the Olympic Jubilee Marathon in 2012.
There was no official Olympic Village at Stockholm 1912.

The old Market Hall is in desperate need of modernizing and during the period of its refurbishment (also carried out by Tenbom) there was a need to find a temporary home for the market’s traders in the local area, to retain their clientele. In lack of suitable spaces, the municipality decided on a temporary solution smack bang on Östermalm’s Square. In order to be able to house all the traders and the associated functions the building had to occupy the entire open area of the square (1970 sqm).
© Felix GerlachThe goal has been to create an attractive temporary addition to the heart of Östermalm that has a positive effect on its surroundings day and night. A transient event in Stockholm’s urban history that will generate a strong flow of visitors to Östermalm and build upon the internationally renowned reputation of the historic Market Hall.

This is an island where tendencies of any particular neighbourhood character are deemed unnecessary or pretentious
Instead residents emphasise the closeness to nature and how convenient it is to live so very very close to the city centre (did we mention that Kungsholmen is part of inner Stockholm?)
If you have yet to come to terms with not wanting to live in a city in the first place and love interior design magazine inspired done up kitchens
this could very well be the island for you

In the last few years there have been more bomb attacks close to blocks of flats
leading to insurance companies seeing a notable rise in claims connected to such cases
at insurance company Folksam says explosions have become a new kind of issue for them to deal with
He says they really hadn't had these kinds of intentional explosions at apartment blocks before where more than one person was affected
The first was really the one in Linköping in the summer of 2019
and after that it has become more frequent
Katarina Leander works at Länsförsäkringar insurance company which had 150 customers hit by the Linköping blast
She tells Swedish Radio News that so far they have estimated around SEK 80 million in damage due to the explosion

Several people were injured in an explosion at a house in Norrköping on Wednesday after a device detonated in the building's stairwell
According to Swedish Radio's local P4 Östergötland station the explosion could be linked to a fatal gang shooting at a Norrköping nightclub in December
The incident comes a day after two blasts struck Stockholm suburbs Kista and Husby
and just over a week since an explosion at an apartment building in the capital's Östermalm district
On Wednesday police said they have made an arrest in relation to the Östermalm case as part of the ongoing investigation
Radio Swedenenglish@sverigesradio.se
An explosion at a gate on Grevgatan in Stockholm’s upscale Östermalm district startled residents last night
which resonated throughout much of the city
resulted in shattered glass and damaged vehicles; fortunately
Police have confirmed that the detonation occurred at the entrance of a business establishment
They are currently investigating the incident as a case of public destruction and a violation of explosive goods laws
Technicians are diligently working to determine the cause of the explosion and identify any individuals responsible
Local residents described the incident as a “really loud bang,” expressing concern over the disturbance in their typically tranquil neighborhood
This event adds to a series of explosions that have occurred in Stockholm in recent years
raising questions about public safety and the prevalence of such incidents in the city
a powerful explosion damaged a building on Gyllenstiernsgatan in Östermalm
causing significant property damage but no injuries
The blast was described as “one of the most powerful explosions” in the capital at that time
another explosion occurred in the Kista area of northwest Stockholm
causing extensive damage to an office building
Authorities reported that no casualties resulted from the blast
These incidents are part of a troubling trend of explosions in Sweden
there were multiple explosions in the Stockholm area
including a notable incident in September where two powerful blasts injured at least three people and caused significant damage to residential buildings
The Swedish government has acknowledged the rise in such violent acts and has pledged to implement measures to combat gang-related activities
the frequency of explosions has raised concerns among residents and authorities alike
As investigations into the recent Grevgatan explosion continue
police are urging anyone with information to come forward
They have increased patrols in the area to reassure residents and deter potential further incidents
