Caddick achieved practical completion on the first phase of a 544,000 sq ft logistics hub at Farington Park
with the construction arm of the company having been appointed to deliver a fit-out for anchor tenant
Rowland acquired the land from The Jockey Club
Formal plans are likely to be lodged for the land off Windsor Road in Ashton-in-Makerfield later this summer
The housebuilder has completed the purchase of the site from The Jockey Club
Savills advised The Jockey Club on the sale of the land
Outline planning permission for residential development is already in place for the 6.7-acre site
with Rowland Homes busy preparing a reserved matters planning application for around 90 dwellings
The application is expected to be ready in August with the developer hoping to be on-site next year
the scheme would see the development of three- and four-bed houses
Windsor Road is located in Ashton-in-Makerfield town centre with access to Junction 23 of the M6 a little more than a mile away
and within a 20-mile reach of Manchester and Liverpool

Ashton already has more than enough cars in its roads without building any more houses to bring more traffic to our already clogged up roads
This site is just not suitable for such a large development as the so called access to the M6 is through a narrow road that is down to single lane all the time making emergency access and construction access almost impossible
Looking at the various comments it already has an Outline consent for residential development
new housing stock is always needed and as the land in question looks like an overflow car park it seems to make sense

Wigan and Leigh were promised funding for major local projects
It is vital that we support that and do not leave our proud towns in an impossible position
We would therefore be grateful for a written assurance that this funding will be assured as soon as possible.”

Richard Estates has launched a public consultation on £44.5m plans for a housing estate on 29 acres of farmland south of Landgate Lane in Ashton-in-Makerfield
Richard Estates is a company owned by the Baldwin family
who are also the landowner of Landgate Farm – where the proposed homes would be built
The group is planning on lodging an outline application for up to 254 homes
which cars would be able to access via Bryn Road
The proposals would also include upgrades to the Bryn Recreation Ground sports pitches and a children’s play area
More details about the homes themselves would be unveiled in a reserved matters application
once Richard Estates has appointed a housebuilder to the scheme
The company estimates that the proposals would represent a £44.5m construction investment over the course of a five-year build programme
creating 153 direct and indirect jobs in the process
The consultation website lists the project’s GVA figure as £43.4m
