The people behind Bottarga and Nina are  due to open Effie there but first with a formal announcement is Nela This is an Amsterdam import, from where there's already a Nela restaurant. The London outpost will follow the same template - a live-fire restaurant with a menu by chefs Hari Shetty and Ori Geller (previously at Nobu in London and Mr Porter in Amsterdam, which has also opened in London).    taking around 10000 sq ft of The Whitely (for reference that's around the size of the new Market Halls in Paddington) We're told it will have a big open kitchen a private dining room and an outside terrace too Not much has been revealed about what exactly is going to be on the London menu yet but if we look over at the Amsterdam version grilled meat and seafood and a pretty extensive vegetable section We're told that the menu will be "reimagined" for London but one dish that we know will definitely be coming over here is the Tiramisu of Nela which comes with coffee caviar and served in its own tin (see above) We'll have more details about the space and menu closer to the opening date.  Find out more: Visit their website or follow them on Instagram @nela.london Subscribe to be the first to get the news from Hot Dinners Please enable the javascript to submit this form By signing up you agree to our privacy policy View on Google maps About us  |  Contact Us  |  RSS Feed  |  Site directory  |  Privacy policy  |  Log in/out Join 50,000 other Londoners getting exclusive news and restaurant offers from Hot Dinners. and Bayswater MP Joe Powell tells Sophie Church the UK must get its house in order to fight corruption Keir Starmer stood outside Downing Street promising to rebuild trust in politics one of Starmer’s newly elected Labour MPs tells The House corruption is still rife within our political system – and he is determined to root it out “The Prime Minister keeps saying: the big issue we have in this country at the moment is trust we are at a record-low for trust in government,” says the Kensington and Bayswater MP “I think part of the answer of repairing it is for people to feel like big money corruption and so on is not distorting our politics I think it can help on everything else.” grew up in London’s Queen’s Park and attended a private day school in Hampstead His father was a university lecturer; his mother a journalist writing for Time Out Both were Labour voters and “quite political” There were massive funding issues,” says Powell “We would talk about underfunding of education in general That obviously changed a lot under the Blair and Brown government and you could really see the difference.” Powell remembers leafleting from the age of 13 which Labour lost to the Liberal Democrats due to anger over the Iraq War “That was a very bitter campaign,” he says but it also had a political impact – that we lost that seat and we didn’t recover it for quite a long time.” I was a candidate for almost two years and I was not even regulated for most of that period before undertaking a master’s degree at Uganda’s Makerere University He describes Makerere as “old” and “quite Marxist”: “A lot of post-independence African presidents were educated there but it was also run down and really in need of investment.” writing investigative stories into corruption Powell’s biggest story – around a Commonwealth heads of government conference in Kampala which Her late Majesty Queen Elizabeth II attended – made the front page of the magazine “There was a CCTV contract that was essentially a rigged contract – a massive payback – and none of it worked,” he says “We uncovered this whole contracting scandal: the fact that the CCTV was not doing anything The headline was: ‘The Scarecrows of Kampala’.” which fights for equal economic opportunities in Africa he took up a role at Barack Obama’s the Open Government Partnership working in Washington DC for almost 10 years as Covid contracts and House of Lords appointments were bestowed on those friendly to the Conservative Party “I was watching the decline and degradation of our own democracy – the backsliding and corruption,” he says Powell describes this as his “turning point” “I was trying to support lots of countries with emerging democracies to strengthen their governance and democracy and transparency,” he says we had a lot of those same problems.” his parents and Queen’s Park locals helped on Powell’s campaign electing him to Kensington and Bayswater with a 2,903 majority Now MP for the “most unequal constituency in the country” – where more than 6,000 foreign-owned properties sit street to street with damp and mould-ridden social housing – it seems apt that Powell is fighting to realise justice for the Grenfell Tower disaster victims “Grenfell was a story about failures of openness and not listening to residents who repeatedly brought up the exact issues that ended up happening,” he says Powell is now focused on seeing the local council held accountable “The Royal Borough of Kensington and Chelsea failed before during and after the fire in so many massive ways,” he says “I am concerned there is not enough accountability for that I don’t think residents have felt a sufficient change in terms of how the council operates.” Powell is also trying to expose who owns the 40 per cent of in-trust foreign properties in Kensington and Bayswater “I think there’s a very strong argument for including it as open data [in the Register of Overseas Interests] like we do with foreign-owned properties generally,” he says “My concern is that you create an incentive for people to deploy more and more opaque corporate structures in order to hide the ownership Powell became chair of the Anti-Corruption and Responsible Tax All-Party Parliamentary Group just a few months into life as an MP He is now urging the government to found a new regulator focused solely on fighting money laundering in the UK “If you’re an accountant [or similar] the vast majority of people working in these industries don’t want to be handling dirty money but they’re also trying to do a million other things,” he says “What we’re saying is: you can simplify and make your life easier if you take the money laundering responsibility away from all of these small professional bodies who compete with each other small regulator to sit alongside HMRC and the FCA.” But will the government create another regulator after having declared war against red tape “It’s not one of those examples where we’re adding on or taking away decision making from departments,” Powell says “It’s actually building on the expertise that exists That’s why [trade association] UK Finance is supporting it.” Powell is due to meet with City minister Emma Reynolds in the coming weeks to discuss this suggestion “I know that officials think that this option is doable,” he says “Having business backing for it is really important because obviously from the Treasury perspective they’re looking for growth investments and at the same time help keep dirty money out the system.” Powell is also battling to secure £2bn from the sale of Chelsea FC to spend as aid in Ukraine While The Guardian reported ministers are preparing to take Roman Abramovich to court in attempt to free up the funds Powell says he “has not heard anything” “I just find it extraordinary that he can do a deal with the British government and exit with the original investment into Chelsea and somehow manage to tie us in knots about how we’ll spend the profit when the agreement was explicitly that he could leave and take his capital in order that that money could go to Ukraine,” he says “And now three years later nothing’s moved.” While the government is at loggerheads with a Russian oligarch it is also keeping a wary eye on Elon Musk Fears Musk could donate $100m to Reform UK before the next election have prompted Labour to consider a cap on the amount foreign donors can give political parties in the UK the tech billionaire could exploit a loophole in these plans “People have floated £100,000 or £10,000 [in donations] But you have to be clear what that’s for – it could be for a candidate,” he points out The Electoral Commission requires candidates to adhere to spending limits during the long and short election campaigns when they are officially recognised as the party’s runners for Parliament But with candidates increasingly being selected by parties before the long campaign begins donors can funnel money through them and onwards to their parties without it being declared “I was a candidate for almost two years and I was not even regulated for most of that period,” Powell says Very few people are selected six weeks before an election – it’s just not reality.” Could Musk use this loophole to donate to Reform UK I personally think that whole system needs to be looked at I just don’t think practically it’s delivering.” you’re asking people to play by the rules and hoping that they will do the right thing I’m not sure that’s sustainable,” he adds According to data shared exclusively with The House by anti-corruption group Transparency International four donors gave more than or equal to £5m in 2023 to political parties, and 25 donors donated more than £500k in 2023 totalling £60.7m from private sources donations over £500k totalled £203.8m from private sources While introducing a cap on donations may not plug all the leaks Powell is supportive of the government’s plans “Ideally you would try and build a cross-party consensus around doing something like this,” he says “It’s about protecting democracy But I do think it’s unhealthy to have so few people providing such an overwhelming amount of the party finance.” Powell is hoping his concerns on political financing will be addressed in the new Elections Bill – which he thinks will appear in the next parliamentary session – as well as votes at 16 automatic voter registration and Electoral Commission independence the arrival of twins six weeks before becoming an MP has forced Powell to be “very efficient” with his time “We were literally in Hammersmith hospital for a check-up when Rishi Sunak walked out in the rain and couldn’t quite believe it,” he says “I’ve got a three-year-old as well PoliticsHome Rather than being straight off the catwalk, spring's most popular It bag is, in fact, a geriatric 22 years old. Its name? The Bayswater, the iconic top-handle leather bag launched by Mulberry in 2003 elegant and in a multitude of colours (there are 14 currently listed on Mulberry's website) the Bayswater is one of those rarities that has stood the test of time Like the fabled Hermes Birkin (whose lines and proportions aren't dissimilar) It's no accident that Bridget Jones is still pictured with hers in Mad About The Boy, just as she was in Bridget Jones's Baby nine years ago 'Our Bridge' is simply one of many fiftysomethings who have found their Bayswaters to be far more reliable and enduring than their relationships But it's not just fashionable middle-aged women digging out their original Bayswaters bought The style has found favour with another generation of women On TikTok videos abound of Gen Z fans doing ceremonial 'unboxings' of the £1,095 bag are scouring second-hand shops and resale sites for vintage Bayswaters delighted at the bargains they've unearthed 'I bought mine for £50!' one influencer crows accompanied by a video of her lovingly restoring its well-worn leather Kate Moss strolls around London's Notting Hill earlier this month her black Mulberry tote at home on her arm It's hard to overstate the Bayswater's popularity when it was launched it was a winning mix of form and function that rapidly garnered a slew of high-profile fans Kate Moss wore her black one with a Bella Freud jumper and skinny jeans Alexa Chung wore her chestnut brown one with shorts and a tailored jacket but buyers got a lot of bag for their buck It was proudly made at Mulberry's Somerset factory and showcased the craftsmanship and attention to detail for which the brand is so revered. Thirty-five pairs of hands are involved in each bag's making, ensuring a quality that's built to last. Its balance of design and price led to the Bayswater being a 'first pay cheque' purchase for many women in the early 2000s It was this clever balance of design and price that led to the Bayswater being a 'first pay cheque' purchase for many women in the early 2000s. For those with well-off parents, it also became a 'rite of passage' bag gifted on milestone birthdays. Twenty-two years later, the Bayswater is still a Mulberry bestseller. And while there have been various iterations over the years, its form remains essentially unchanged, with the same single flap, top handles and 'postman's' lock. Its resurging popularity is likely down to three key factors. Firstly, early 2000 (or 'Y2K' as it's called by Gen Z) fashion is enjoying a revival, including the 'indie sleaze' style with which the bag is sometimes associated. Secondly, its perceived longevity makes it sustainable, and that is a cause close to younger customers' hearts. To capitalise on this, the brand launched the Mulberry Exchange in 2020, a service where customers trade in their old bags for credit towards a new one or another pre-loved style. Resale platform Vestiaire Collective claims Mulberry is among the top three bestselling brands in the UK, with Bayswaters in particular demand. there's been a move away from smaller cross-body bags towards more capacious totes The younger generation prize the versatility of carrying bags in myriad ways for 2025 Mulberry has introduced the Soft Bayswater a rework of the original that's more of a 'tweakment' than a radical change The straps have been lengthened so the bag can be worn over the shoulder yet the softer structure allows it to be tucked into the arm in homage to popular styles such as Alaia's Le Teckel and The Row's EW Margaux the Bayswater isn't the most affordable leather handbag Similar-sized designs by Gucci or Louis Vuitton cost more than three times as much A medium-sized classic Chanel quilt costs £8,850 have time to trawl through secondhand shops or are in the fortunate position of being able to borrow your mum's or dig out the one you bought in the early Noughties now is the ideal time to bag a Bayswater – a timeless tote whose time has come (again) The comments below have not been moderated By posting your comment you agree to our house rules Do you want to automatically post your MailOnline comments to your Facebook Timeline Your comment will be posted to MailOnline as usual We will automatically post your comment and a link to the news story to your Facebook timeline at the same time it is posted on MailOnline To do this we will link your MailOnline account with your Facebook account We’ll ask you to confirm this for your first post to Facebook You can choose on each post whether you would like it to be posted to Facebook. I remember going to the concession at Selfridges in Birmingham and browsing all the kookier designs from the navy camo Cara rucksack to a neon pink Lily shoulder bag But without the finances to get a dozen colours and styles to rotate between I knew the Natural Oak Bayswater was the one for me: timeless classic and crafted from the supplest leather you can imagine Alexa Chung and Kate Moss with their Mulberry Bayswaters you’d struggle to find a harder working accessory there are many people who either can’t or won’t splurge more than a grand on a handbag The good news? While sneaking a look in the YOU fashion team’s cupboard, I saw a fab alternative from Next for just a fraction of the price. The high-street brand’s £40 Tan Brown Hand Held Tote has the same preppy vibe as the Bayswater The £40 Next Tote (pictured first) has a striking resemblance to Mulberry's Bayswater design the Next bag has stellar attention to detail while not exactly the same as Mulberry’s Postman’s Lock has the same twist to close finish and provides a gold focal point Then there’s the metal studs on the bag’s bottom to prevent scuffing a bag tag with gold detailing that is very Bayswater it’s not the same luxury leather that all Mulberry goods are crafted from it’s undeniably a fab swap for anyone who loves the Bayswater’s vibe but is unable to spend such an eye-watering sum on an accessory I’ll certainly be adding one to my collection It’s about time my battered Bayswater got a break Drinks outside Sol's (if the weather's warm enough) Following the current trend of all-day openings in London this recent opening in Bayswater is a hybrid cafe/deli/restaurant In the morning it's a coffee and pastry place it switches up to salads and sarnies and in the evening it's a wine bar with Mediterranean small plates Owner Gabriel Chipperfield is the man behind the aesthetically gorgeous coffee shop/newsagents Shreeji News and Foreign Exchange News His partner for this project was food journalist Mina Holland And they've been joined by chef Harry Farrow who comes here via Siding in Norfolk and La Mercerie in Marseille You'll find it halfway between Bayswater and Holland Park tubes Opening just after The Park and before the revamped The Whiteley it's part of a renaissance for this area in terms of interesting food and drink places The centrepiece of Sol's is a long communal table - it's giving West London meets P Franco vibes as the people-watching opportunities here are particularly good they serve up a shortish menu chalked up on a blackboard that's loosely divided into snacks "that sing with wine" and small and larger sharing plates Start with some lovely Parmesan saucisson while you work out what else to have Here's what we had to give you an idea of what's on offer: Patatas bravas (£7) - not quite as earth-shattering as the version at Tollington's tomato and pine nuts (£13) - one of those arrangements that owes much to the sourcing of the elements and the mozzarella and grilled courgettes were a delight chilli and chickpeas (£28) - This is maybe a dish that's better to have just to yourself as it was hard to share this one up without getting sauce everywhere it was so delicious who would really want to share it.. We also had slight FOMO from the dish delivered to two people sitting opposite us which was a bourgette chevre with honey and hazelnuts.  so we eschewed the lemon sorbet and went for the following: Left to right: Vanilla ice cream with olive oil salt (£6) - it feels like we're encountering this combo more and more in London Here it's topped with De Fermo olive oil from Tuscany very good chocolate mousse also topped with olive oil and toasted hazelnuts (£9) Mina's remit here was to feature low-intervention wines from her favourite parts of Europe She also designed the list to work well with chef Harry's menu There are about five whites and reds available by the glass (ranging from £8-£14) along with some fizz About half the main list is in the £30-£50 bracket which is not all that bad for this part of town Our Ligurian Gavi was an easy-drinking white for £51 There really isn't anything like Sol's in this part of town which already marks it out as a place worth checking out if you live or work in the area Think of it as an East London wine bar transplanted into a bougie but previously pretty uninteresting part of the city and you'll get why this is already such a hot hangout Find out more: Follow them on Instagram @solslondon View on Google maps (Nasdaq: PROP) (PROP) has announced the successful closing of its previously announced US$602.75 million acquisition of certain Denver-Julesburg Basin (DJ Basin) assets (the Bayswater Assets) from Bayswater Exploration and Production and its affiliated entities (collectively This acquisition further strengthens Prairie’s position as a leading operator in the DJ Basin enhancing its production base and long-term growth potential Latham & Watkins LLP represented the single institutional investor purchasing US$148 million in convertible preferred equity of Prairie Operating Co in order to help finance PROP’s acquisition of certain assets from Bayswater The deal team was led by San Diego partner Michael Sullivan and Orange County partner Nima Movahedi with associates Julian Brody and Zach Kobayashi with high demand around luxury new developments and a growing number of US buyers Homes & Property | Luxury renting and decorating in London from our award-winning experts I would like to be emailed about offers, event and updates from Evening Standard. In Kensington and Chelsea, for example, property values fell more than anywhere else in the country with 72 per cent of homes experiencing a price drop and an average reduction of £44,300 was due to a combination of global and national uncertainties high buying costs and a general air of caution house prices in prime central London achieved their first annual increase (0.6 per cent) on the previous year were still down by 1.2 per cent on the pre-pandemic average (2017-2019) LonRes’ data points to a big jump in activity for prime central London homes valued at £5 million or above there were 13.8 per cent more transactions at this price point than February of the previous year and 33 per cent more than the pre-pandemic average More sellers in prime central London were putting their homes on the market too with new instructions up by 30 per cent on February 2024 This is more than double the level of the pre-pandemic average this means that there are also more prime properties on the market there were 21.1 per cent more homes valued at £5 million or more for sale than the same time in 2024 There are more flats for sale at this price range than houses the supply of flats valued at more than £5 million for sale has grown by 31.3 per cent These figures are 81 per cent and 44 per cent above the pre-pandemic average “It is worth noting this is not a market that is roaring away,” cautions LonRes’ head of research “Peak activity levels for the £5m-plus market were back in 2021to 2022 and it’s a market that has been slowing ever since.” He continues: “The main headline for February was that sales values across prime London recorded an annual increase for the first time since June 2023 While it’s only a single month of data and a small rise (+0.6 per cent) a sign of return to growth might motivate buyers to become more active This in contrast to a long period where demand has been depressed by fears of further price falls the number of homes on the market is likely to mitigate against significant price growth with 11.6 per cent more stock for sale than a year ago meaning buyers have more choice and therefore more negotiating power Transaction levels for the year so far are broadly in line with the same period in 2024 potentially indicating rising activity in the coming months this rise in activity is relatively evenly distributed across central London postcodes but three areas are seeing particular demand: Mayfair A report from Mayfair-based estate agent Wetherell shows that the area had 93 sales of “second-hand” homes in 2024 of which almost 30 per cent were priced over £5 million Mayfair had more £20 million-plus sales than any other part of central London Mayfair’s sales have been boosted by a small number of luxurious new developments where half of all available properties have sold has also built up a waitlist of potential buyers US buyers represented the largest purchasing group while the £8.995 million penthouse at Three Kings Mayfair also sold to an American buyer Bayswater’s popularity has also been bolstered by high profile new development Bayswater was the best performing prime central London “village” across the last year in terms of its combined price growth across both flats and houses is partly due to the £3 billion regeneration of Queensway including the redevelopment of The Whiteley One contributing factor to the boom in prime property prices is the growing influx of US buyers. In 2022, American buyers alone accounted for £620 million of property sales thanks to the pound’s weakness against the dollar and the polarising impact of Donald Trump’s election victory last year US buyers have a discount of around 38 per cent in prime central London US nationals represented 11.6 per cent of overseas buyers in prime central London This put them as the largest overseas buying group Meanwhile, the number of Americans applying for UK citizenship rose to the highest level on record last year, according to the UK Home Office this month “Demand from American buyers has been building steadily during the last 12 to 24 months and they now account for almost 30 per cent of our clients world-class education system and strong legal and financial framework are a powerful draw as well as the absence of gun crime,” says Jo Eccles “Where Americans typically used to rent for prolonged periods before putting down roots they are now more likely to commit to purchases straight away Currency discounts of 10 per cent are a motivating factor driving this trend They fall largely into two categories: buyers spending £2 million to £6 million on a London base and families relocating and putting down long-term roots in London with budgets of £10 million upwards.” VE Day 2025 fashion: best looks from the day VE Day 2025 fashion: Princess of Wales to Lady Victoria Starmer Prince Louis steals the show at VE Day parade as he keeps dad William looking sharp and mimics brother George Prince Louis steals show with sweet antics at VE parade UK tourists face major travel shake-up as Dubai airport set to close Ukraine 'launches stunning Kursk offensive' in major blow for Putin ahead of Victory Day celebrations Ukraine 'launches stunning Kursk offensive' in blow for Putin Royals watch historic flypast as huge crowds turns out for VE Day 80th anniversary  Royals watch historic Red Arrows flypast for VE Day 80th anniversary The archive is very important to the brand’s designs, as new releases are often reimaginings of previous silhouettes or have a nod to established design details. If you are thinking of investing in a Mulberry handbag, below we explain the different styles and why each is so popular. Keep reading for a guide to the most-loved Mulberry handbags, with details about why we rate them. The Bayswater is a Mulberry classic that you might associate with the Noughties It-crowd. It launched in 2003, but more than 20 years later remains just as popular – this is certainly a style with longevity. It has a simple, streamlined shape, curved top handle and a postman lock on the flap. Kate Moss and Meghan Markle are just two of the A-Listers who have been photographed with a black Bayswater tucked in their elbow. The Amberley is a favourite of the Princess of Wales, as she has worn several different styles on her royal engagements. This style is inspired by the British countryside, with equestrian hardware and a satchel shape. It is a refined choice, but comes in lots of different colours such as green, poplin blue and “sunset”, making it a modern, elegant choice. The Iris was launched in the autumn/winter 2019 collection and is a relaxed tote with a structured, braided top handle bag. You can buy different patterns and colours of the handle, which means you can easily change the look and feel of your handbag for different occasions or seasons. The Clovelly shoulder bag is the newest addition to the Clovelly family. This modern take on the former pouch model signifies Mulberry’s evolution, experimenting with contemporary shapes and fashion-forward design. With a zip closure, adjustable shoulder strap and discreet inner and outer pockets, this is a bag that will slot into your weekly rotation. It’s rare to find a bag that’s both big enough for a day out and small enough to avoid becoming a nuisance as evening draws in. As luck would have it, Mulberry’s Islington bag is just that. Whether you wear it over your shoulder or across your body, the Islington (named after North London’s bustling hub) is designed for 24-hour use. The belt fastening, complete with a postman lock, adds a classic charm, while the bucket-shaped design is roomy enough for plenty of everyday essentials. having undergone a 3 month (and £3 million) renovation Whether it’s the eternal winter we’re currently experiencing the tourists that seem to be incapable of standing on the right or the to-do lists that resemble the length of a novel; we Londoners sure are a stressed-out bunch I suppose it’s pretty convenient that London’s oldest spa has just swung open its oh-so relaxing doors ready to loosen the shoulders of even the most uptight city dwellers having undergone a three month (and £3 million) makeover and is now – once again – open to the public Known for its gorgeous art deco interiors and approach when updating the Bayswater for 2024 Of course the original still has great staying power and that can be seen from the design details that are carried over into the Soft Bayswater's creation the panel detailing that leads from the straps all the way down the front of the bag the defining silhouette of the moment is an elongated east-west shape and the Soft Bayswater's stretched shape is subtle thanks to the exposed side panels that further accentuate the shape with a sweet touch of movement and texture on the sides the recognisable Postman's Lock has not been transferred over to the new style but replaced with a simple foil embossing of the brand's name near the base letting the design and quality speak to how high-end the bag is small Soft Bayswater is available in seven shades though I have to say the black cherry version is my personal favourite and the one I predict will sell out first a larger style for those who look for extra room Keep scrolling to shop the Mulberry Soft Bayswater bag and explore more It bags This currently holds the number one spot on my wish list There's something so good about this deep navy shade If you want a versatile shade that isn't a classic neutral The microsuede lining keeps the refined feel going throughout this bag The oversized silhouette makes this a great everyday companion The east-west Margaux is back in stock (for now) I've heard that this bag is surprisingly roomy Add richness with deep green in contrasting soft suede and smooth leather The bag that continues to sell out everywhere The Tote Bag has become an It assets from privately-held Bayswater Exploration & Production in a cash-and-stock deal valued at $602.75 million Prairie Operating Co. has entered into a definitive purchase and sale agreement to acquire certain Denver-Julesburg Basin (D-J Basin) assets from privately-held Bayswater Exploration & Production in a cash-and-stock deal valued at $602.75 million The deal expands Prairie’s D-J Basin footprint while Bayswater will continue to develop some assets in the basin and keep its holdings in the Permian Basin The deal’s metrics could also have implications for Civitas Resources should the company pursue a D-J Basin divestiture Prairie said the Bayswater acquisition will add about an average 26,000 boe/d (69% liquids) in net production across ~24,000 net acres in Weld County The transaction will increase the company’s operational scale in the D-J to ~54,000 net acres including ~600 highly economic drilling locations with about 10 years of drilling inventory 7 the sale includes 300 producing horizontal wells on 30 pads The company gave a slightly lower production estimate of 25,000 boe/d Bayswater said the deal also includes nine DUC horizontal wells and an operated saltwater disposal system Bayswater will retain and operate 70 horizontal wells in the D-J The company will run one active rig on its remaining Colorado position Bayswater will also continue to hold 50,000 acres in Texas’ northern Midland Basin Bayswater’s Midland position includes 140 horizontal wells producing approximately 20,000 boe/d The company’s assets there include a large saltwater disposal system Bayswater affiliate Tejon Treating and Carbon Solutions provides a gas gathering and treating business in the Midland Basin The Texas assets were unaffected by this transaction Prairie’s deal values Bayswater’s proved developed producing (PDP) reserves at PV-20 with a purchase price of $23,500 per net flowing barrel of oil equivalent The company said it will leverage existing infrastructure to drive operational efficiencies and reduce development costs pro forma for the transaction Prairie will fund the transaction with cash and up to 5.2 million share of its common stock The cash portion will be funded through a combination of cash on hand and borrowings under the company’s credit facility The company said it has received commitments to expand its borrowing base to $475 million at the closing of the acquisition Prairie will also apply proceeds from one or more capital markets transactions subject to market conditions and other factors The company expects a leverage ratio of ~1.0x at closing Prairie’s share price fell about 25% to $6.44 per share in mid-day trading on Feb “This acquisition delivers compelling strategic and financial advantages and reflects our disciplined but opportunistic approach to rapidly expand our footprint in the D-J Basin,” said Edward Kovalik “Not only will the addition of these high-quality assets be immediately accretive but they will also accelerate our development plans long-term value creation for our shareholders.” Prairie President Gary Hanna said the acquisition represents a “transformative milestone” for the company by expanding its footprint and production in oil-rich D-J Basin assets we will be well-positioned to deliver significant organic production growth in 2025 and beyond,” he said Bayswater has been an operator in the D-J Basin since 2009 and the agreement with Prairie represents the culmination of years of work by the company’s team “We are proud of the high-quality asset we have built and the positive impact we have had in surrounding Weld County communities," he said The company remain committed to operating in the DJ- Basin and “rebuilding our Colorado footprint with newly raised capital and continuing to responsibly produce Colorado oil and natural gas—the cleanest energy molecules on the planet," Struna said Prairie expects to complete the Bayswater acquisition this February The firm of Davis Graham served as Bayswater's legal adviser for the transaction The deal gives some insights into Civitas Resources’ D-J asset values Civitas has reportedly been weighing a sale of its assets in the basin at a $4 billion price tag said Prairie’s deal for the Bayswater assets screens at an implied ~1.6x transaction multiple Based on Prairie paying $23,500 per flowing boe metric Civitas 155,000 boe/d suggests a $3.6 billion value for the company’s D-J production Daoud said that the $4 billion Civitas asking prices screens light relative to its estimates for Civitas’ net asset value “This screens as a PDP-only deal ($25k/flowing on 3Q24 production = ~$3.9Bn) with little/no value placed on undeveloped sticks given regulatory concerns and a short inventory life,” Daoud said in a Feb “At $4Bn this would imply ~2.2x on our '25e DJ only EBITDA of $1.75bn & a ~23% FCF yield given our estimate of DJ only FCF of ~$900MM.” That compares to Civitas’ multiple of ~2.4x and a ~23% free cash flow yield “Thus a DJ sale would be largely neutral to valuation,” he said “Overall we carry ~555 MMBoe of [Civitas] DJ resource potential at ~$2.6Bn in our NAV which combined with PDP value of ~$4Bn would imply ~$6Bn+ for total asset value but again we'd note it's unlikely a buyer would be willing to ascribe value to undeveloped locations.” Darren Barbee is general election victory in 2019, added that he had “run out of money” and needed rescuing is detailed in Mr Hart’s diaries and reported in The Times which is serialising them clearly pissed but just about coherent: “Hi Him: “I’m stuck in a brothel in Bayswater and I’ve run out of money.” Him: “I met a woman as I left the Carlton Club who offered me a drink, but I now think she is a KGB agent She wants £500 and has left me in a room with 12 naked women and a CCTV.” Me: “Give me a few moments and I will call you back.” who offered to dash round to the Bayswater brothel on an “extraction mission” but the then Chief Whip thought this unwise they sent a taxi to “extract our man and “return him to the safety of his own hotel” Mr Hart went back to sleep but his phone rang again at 4.10am but you will never guess what happened next I slipped out of the room and saw the taxi Emma ordered across the road it turned out it was a different taxi being driven by an Afghan agent called Ahmed.” Him: “I legged it back to the hotel and locked the door.” Mr Hart later recounted the incident to Mr Sunak he doesn’t believe such things happen,” he added in his diaries who represented Carmarthen issues we’ve taken up on behalf of local residents in the last couple of months Please do GET IN TOUCH if there’s something in your area that needs action or an issue we can help with I wish to raise a serious concern about the safety of the street where I reside This street is meant for residential street many drivers choose to use it to bypass the traffic light but the problem is that they mostly speed up dangerously or if they jam they use car horns which are noisy I nearly lost my life due to the excessive speed of one of the speedy cars or slow-down bumps which can help reduce cars speed The frequent traffic and noise from speeding vehicles have become a constant source of disturbance I kindly ask for your support in addressing this matter to ensure the safety and peace of the resident We are aware of plans to improve safety here through a longer-term place shaping scheme We have escalated these issues to officers to ask for some shorter-term measures to alleviate the issue Thank you for bringing this matter to our attention  Please rest assured that we take short-let cases very seriously and will address this promptly I will open a case and begin investigating the report  I can also advise you that this type of arrangement is not permitted under the terms of the lease  We will act against any leaseholder if they continue to let their property on a short-term basis The communal parts (and therefore I must assume the flats themselves) have got worse and worse: the conditions are disgusting with fungus growing out of the walls; major water ingress on every wall missing window frames (often bodged together with tape or cement) rotten external doors with 6-inch gaps and soaking frames broken sockets and light switches and rubbish (including food old furniture and Deliveroo boxes) dumped out on the flat roof with rats running around amongst the extractors for the restaurants below All three buildings continue to breach building regulations on any number of fronts with – for example – the surface water from the whole of 54-58 Porchester Road discharging onto the pavement in the entrance to Celbridge Mews in a single downpipe; clearly this is incapable of taking the runoff from a single property – let alone three; so water simply pours down the walls from broken guttering and downpipes these are the worst housing conditions I have ever seen; I don’t know who the landlord or owner is but no one should be living in these conditions I believe that the buildings themselves are a danger not only to tenants but to residents  In the past we have had pieces of glass just drop out of windows above the arch (i.e from 30 feet up) – on one occasion narrowly missing the builder I was talking to by a matter of inches  Several windows remain of immediate and serious concern where the glazing is no longer supported by the frame There has now been scaffolding up at the back with cowboy builders supposedly doing “repairs” for over a year  The builders themselves were the source of numerous safety complaints as they flouted every HSE regulation pedestrians through the arch had no warning as bricks and timber were dropped from the roof four floors above – supposedly into the back of their lorry parked in the mews entrance I know that the tenants I have spoken to do not feel they are able to complain about the conditions they are living in but given the increasing danger to them and to all of us posed by the appalling state of the back of 54-58 Porchester Road and the cavalier attitude of those who pretend to work on the structure I would be grateful if some action could be taken as a matter of urgency We received this response from the Environmental Health Team: I will raise a case for my officers to investigate these properties and we will come back to you in due course There is no change to the frequency on any other night of the week This is the second restaurant from Jeremy King under his new restaurant group with which he launched iconic London restaurants The Wolseley and Brasserie Zedel among others he's considered by many to be one of London's leading restaurateurs and this opening sees him properly back in the saddle which saw him reviving the old Le Caprice location in all but name It's still the grand café style for which he's known but this time with more than a little American influence The restaurant is part of a new and decidedly art-deco-esque building on the corner of Bayswater Road and Queensway right beside Kensington Gardens and just across the road from Queensway tube which is by far the easiest way to get here We'll admit we're not all too familiar with this immediate part of town So normally we'd strongly recommend heading to The Park for a drink while they do  have a space in the restaurant that seems clearly delineated as a bar they're not allowed to serve drinks only yet due to Westminster licensing restrictions this will absolutely be the first place to come as the cocktails which as you would expect in a Jeremy King restaurant we'd probably suggest a short walk (or one tube stop) to The Mall Tavern as the best bet.  A look at the more areas of the Park - the bar and so final touches are still being made to the PDR.  and quite different from the European-leaning design of previous Corbin & King openings cleaner design that seems influenced by mid-20th century USA There's a light pared-back look throughout with much less in the way of brass fittings that you might see in something like The Delaunay and very much suits the overall building aesthetic.  We'd say that the booth tables by the windows are the best bet but the two central sections of the main dining room are also pretty good Even the booths on the opposite side of the room are good with each having their own personal artwork on the wall the bar area does have a great posh 50s diner look that's also pretty great.  Onto the food then - what can we expect?  there are certainly some elements that seem familiar from Jeremy King restaurants The main all-day menu is a one-page affair and outside of the main snacks While the uber-present schnitzel at King's restaurants does make an appearance here you can certainly detect some influence from across the pond barbecued corn ribs and more dishes that seem to be a decided diversion from the European cafés we're perhaps used to King opening in the past.  It's a large menu - but here's what we had to give you a taster: The Park Monkey Bread (£4.75) - tearaway buttery bread that's a perfect start Dita di parmigiano (£7.50) - the must-order of deep-fried cheese-filled goodness Celery & Walnuts (£16.25) - there's a fair amount of porchetta hidden under the greenery.  Gotham Shrimp Cocktail (£17) - King fans will recognise this plating from his old restaurant the Colony Grill Room Here the prawns come with a punchy tomato relish Crab & Bottarga Linguine (£25.00 / £37.50) - The bottarga is shaved tableside on the lovely buttery linguine fava beans & fingerling potatoes (£22) - the menu confused us a little at this point as we thought the potatoes and peas were on the side as opposed to inside the pie Grilled Swordfish with sweet corn & bacon succotash tomato relish (£27.50) - maybe the only slightly dull note of the evening this dish could have done with more emphasis on the seasoning There's a standard dessert section but The Park also features a special ice cream and sundaes section a banana split and the following on offer: Ice Cream Cookie Sandwich (£11.75) - one of two showstoppers an excellent bespoke ice cream finish.  deeply red sponge that you could easily share between two (but won't want to) there's also a breakfast and brunch menu on offer Both feature more traditional egg dishes like eggs benedict as well as Eggs Arlington (with smoked salmon) In addition to the more traditional dishes you'll also see some where the inspiration stretches further afield Those include potato latkes with fried eggs and more We can see this being a very popular place for brunch on the weekends.  this restaurant sees a significant section of the wine list devoted to US wines starting at £53 for a 2021 Grace Bridge Pinot Noir and heading all the way up to a Harlan Estate red for £2500. The European side of the list starts at a pretty good value £36 for a Sicilian Grillo Bianco with a fair few choices in the £40s and £50s they're around £12-15 although they also have smaller "sharpeners" for £7 Cocktails are again looking more westward for inspiration pisco punch and the following on the list:  £12.50) and Habanero Margarita (siete misterios mezcal There's also a good-sized no-alcohol cocktail list alongside a decent no-alcohol/soft drink list including Brooklyn ‘Special Effects’ Amber Lager (0.4%) The Park was actually the first restaurant that Jeremy King announced under his own banner but which actually launched second to Arlington And it's easy to see why as this is quite the undertaking - a huge beautifully-designed space that seems both similar and different from what King's launched before We visited very early - we were actually the first in the door during their initial test-phase and it was already a perfectly honed operation with a menu that we think will do very well in this area Another hit for King then and with Simpson's up next How to book: Book online Find out more: Visit The Park website or follow them on Instagram @jeremyrbking and @theparklondon Prices are correct at the time of writing.  View on Basin) to Prairie Operating Company in a cash and stock transaction valued at approximately $603 million "Today's agreement represents the culmination of years of work by our talented and dedicated DJ Basin team," said Steve Struna President & CEO of Bayswater "Bayswater has been operating in the DJ Basin since 2009 We are proud of the high-quality asset we have built and the positive impact we have had in surrounding Weld County communities." The sale includes (approximately) 24,000 leased acres and 25,000 barrels of oil equivalent per day (boed) Also included is nine newly drilled but not yet completed horizontal wells and a Bayswater operated saltwater disposal system Bayswater is privately capitalized with a business model that is designed to acquire and subsequently monetize assets with the goal of an accretive return of capital to investors The firm of Davis Graham was Bayswater's legal advisor for the transaction Bayswater will retain and operate 70 horizontal wells producing approximately 18,000 boed and currently has one rig actively drilling on the remaining position Bayswater holds 50,000 acres in the Northern Midland Basin in Texas that is under active development including 140 horizontal wells producing approximately 20,000 boed and Tejon Treating and Carbon Solutions—a Bayswater affiliate owned gas gathering and treating business in the Midland Basin These Texas assets were unaffected by this transaction "This sale is a key part in the natural lifecycle of our business I am grateful to all my Bayswater field and office colleagues and local community stakeholders," said Struna "We remain committed to operating in the DJ Basin and look forward to rebuilding our Colorado footprint with newly raised capital and continuing to responsibly produce Colorado oil and natural gas—the cleanest energy molecules on the planet." has risen from the ashes like a phoenix (or "getting back in the saddle" as he puts it) and is properly back in the restaurant game.   After being pushed out of Corbin and King, he first kept busy helping out as a consultant with the new Claridge's Restaurant. But now the man behind Zedel, The Wolseley, Soutine and more is back to what he knows best. First up, of course, was the opening of his new version of Le Caprice, renamed Arlington. That turned out pretty well.  But the first new restaurant that he actually announced was The Park It's a restaurant in the brand new (and very fancy) Park Modern building that's been built on the corner of Bayswater and Queensway The Park will be "very much within the ‘Grand Cafés & Brasseries’ mould that I love so much but it is however very much of the early 21st Century rather than 20th." An early visit backs that up with a design that's much more modern than the usual classic British look from King's previous openings under the Corbin & King banner There are clear US influences in a design which is much more sleek throughout.  He also said to expect his take on American cuisine "with a European/Californian influence" While there are some familiar King touches (a Chicken Milanese represents the ever-present Schnitzel here) there are plenty of US-influenced dishes like New England clam chowder and chopped cobb salad as well as: featuring everything from potato latkes to French toast and buttermilk pancakes The Eggs Arlington also put in an appearance.  And that's not all from Jeremy King. The project after this will be a big beast as he takes over Simpsons in The Strand.  Find out more: Visit The Park website or follow them on Instagram @jeremyrbking and @theparklondon View on Google
