Canning Town is made up of diverse and vibrant communities
This was the case around Manor Road Quarter
Canning Town has historically been home to workers for London’s historic docks
It was characterised by low-density housing and limited green spaces
Manor Road Quarter had been identified as an exciting opportunity for regeneration and placemaking
Located directly opposite nearby underground and bus stations
the new place is part of the exciting regeneration programme benefitting the whole of Canning Town
Manor Road Quarter is designed to be responsive to the unique needs of the surrounding community but also curate a new neighbourhood which draws people to Newham
We worked hard with our partners to maximise the affordability of homes
which is a significant challenge in the capital
The affordable homes will be available at London Affordable Rent
Discounted Market Rents or for part ownership through Shared Ownership
we completed 177 affordable homes and 178 homes for private sale
Social Value is the golden thread through- out the delivery of Manor Road Quarter
We created 437 new jobs through the wider supply chain
many of which were secured by residents of Newham
working with our delivery partners Morgan Sindall Construction
2,935 students benefitted from work experience placements and engagement with schools
We used Social Value Portal to record data and calculate the social and local economic value which equated to £10.8m
Manor Road Quarter is not only an opportunity to create a sustainable new place
but a chance to influence the long- term sustainability of the established community
These communities are some of the most deprived in Newham
Manor Road Quarter is creating housing and employment opportunities and elevates the environment around existing homes and communities
packed full of new opportunities for biodiversity and landscaping
which safely capture storm water runoff and further enhance biodiversity
We’ve aimed for a 64% reduction in carbon emissions compared to building regulations targets
We’re also targeting Net Zero emissions in operation by procuring renewable energy to power the buildings
Replacing an underused car park and commercial sheds
the linear park will be bordered by new spaces for businesses and shops
It will create a buzzing and active destination
it’s become a place for the community to come together
With new cycle lanes and a continuous network of green spaces
We have always recognised that dynamic and inclusive communities are built around shared spaces
and spend time are what will build that community around Manor Road Quarter
We have enhanced the wellbeing of all residents
with a new green link to connect with the Lower Lea Valley and unlock new opportunities to connect with nature
It’s an asset for thousands of residents across East London
the impact of Manor Road Quarter will be felt more widely than the new community it will create
Not only will residents have access to affordable homes
but new community spaces with links to nature
this will help enable the new and established communities to thrive
Other examples of initiatives delivered by the project team at Manor Road Quarter:
-The project team converted the In- duction Room on the ground floor of the Manor Road site cabin into a Knowledge Quad

-The Knowledge Quad was used for Hazard Activity training for 8 LDEUTC students on 18th studying the Built Environment
-Three T-Level students on a 45-day industrial placements we on site throughout phase 1

“As Mayor of the vibrant London Borough of Newham
I am continually impressed by the work of the English Cities Fund at the Manor Road Quarter scheme
and particularly its delivery of significant numbers of new affordable homes

Newham Council has reached an important milestone in its project to transform Canning Town Old Library into a heritage centre that celebrates Newham’s history and stories
Building work has now begun on the Grade II listed Canning Town Old Library
when library services relocated to the nearby Rathbone Market.
Social Justice and Culture said: “The start of the building work at Canning Town Old Library marks the beginning of an exciting new era of cultural opportunity for this borough and its residents
“The Old Library has always been a cherished and important building in Newham
but now its future as a heritage centre will cement Newham’s ambition to put culture
“We want residents to really engage with us to help shape this fabulous new resource
including helping us find its new name.”
Led by award-winning architects Haworth Tompkins
the completed heritage centre will feature a display space
and a learning space for all – bringing this much-loved Victorian building back into community use
Support from the National Lottery Heritage Fund will also enable a dynamic programme of activities
and new cultural partnerships with creative organisations across the borough
This investment will provide greater access to Newham’s archives and museum collection
with important cataloguing and conservation work planned over the next year
The project is being supported by cultural partners such as V&A East
all of whom will collaborate with Newham Council on events
The centre is set to open in 2026, and there are many ways for people living, working, and studying in Newham to get involved, including helping to choose a name for the centre. Newham Council is inviting suggestions for the name, which will be shortlisted, with a final name chosen next year. Submit your name suggestions here.

Despite the assumption that secularity is on the rise
many young people are ‘finding truth in the church’
welcomed a staggering 5,000 people across 20 masses in Holy Week
Church attendance across all Christian denominations has been in decline across England and Wales
with the latest figures from the Office for National Statistics describing both as “minority Christian countries”
But that national reality has been inverted in Canning Town
where St Margaret’s first opened its doors in 1866
averaging more than 800 worshippers a week
regularly livestreams services to those who cannot find a seat
“The narrative has always been that nobody goes to church,” Armitage says
“It’s a narrative that needs to be adjusted
Recent polling by the Bible Society and YouGov points to a quiet resurgence in church attendance across the UK
particularly among young people in Roman Catholic communities
The figures go against the long-held assumption that secularity is on the rise
I’ve had three people phone up to say they want to be Catholics
Completely out of the blue,” Armitage says
adding that the pattern is not unique to their church
Others have continued pouring into the church following the news of Pope Francis’s death

the director of youth ministry at St Elizabeth of Portugal RC Church in Richmond
said her parish had four adult converts this Easter alone: two former Protestants
Her youth ministry began in 2020 with six teenagers
Now more than 100 young people attend regularly
Clarke suggests this is down to the fact her parish was inspired by Pope Francis to move away from a traditional
classroom-style model towards a more relational approach to teaching the faith
She says people often jokingly describe confirmation as the “exit sacrament”
where those young people are not seen until they get married
about 80–90% of teens stay connected to the church after confirmation through weekly meet-ups
where discussions range from climate anxiety to getting into university
She adds that it is not just young people – overall mass attendance at Easter jumped from 560 in 2023 to 760 this year
“We had people pouring out of the church in every single side chapel you can imagine
The chairs were being run up and down the stairs to seat more people
I’ve honestly never seen anything like it.”
the Evangelisation coordinator for the Diocese of Westminster
says her parish in Forest Gate had 1,000 people from Saturday night to Sunday night
or something has drawn them back again,” she says
“People are coming with whatever their question is … What will take it over the line for many people is how God breaks into their life.”
Many cautioned that this increase is likely to be small
and concentrated in England’s urban centres
where waves of immigration from Catholic-majority countries such as the Philippines
Poland and many countries in Latin America have had a noticeable effect on parish congregations
But they were keen to point out that it is not just demographic changes
Several church members also spoke of a notable number of Britons
and second- or third-generation ethnic minorities
converted in her early 20s after growing up in a Protestant household
Her husband and many of her friends are also young adult converts
When she first attended young Catholic gatherings in 2017
the majority of attendees were “cradle Catholics”
“Now if I go to a young adult gathering it seems as if most of the people there are converts so I do believe there is some kind of revival happening.”

About 30-35 people meet once every fortnight
many of whom are drawn to Armitage’s sermons
just under 40 people attended morning mass at 9.30am

This message resonates deeply with east London
which has long been one of the country’s main points of arrival

Whether they made a mistake … you’re still someone that’s loved.”

The Canning Town estate regeneration scheme has won the resounding endorsement of local residents
after 69.9% of residents voted ‘YES’ in the month long ballot which concluded this week
there was a 56.6% turnout; meaning that a majority of local residents have greenlit an ambitious deliver up to 1,700 new homes including 50% genuinely affordable energy-efficient homes with 500 new family homes
community facilities and improved public and green spaces in the neighbourhood.
said: “Canning Town estate is the third largest of the estates which I promised I would deliver when I became Mayor back in 2018
I am really pleased with the outcome as it shows that local residents trust their council to deliver the things that matter most to them
The result shows we have the overwhelming backing of the community who are ready to see positive change happen in a neighbourhood that has been left behind for too long
We will now get cracking with the improvements in the local area and building much needed homes our people can afford
I am looking forward to continuing working closely with residents and bring to life our vision for an enhanced neighbourhood and well designed
high quality homes our people can afford.”
“Working hand in hand with local residents in Canning Town
who have been involved in co-producing the exciting masterplan
50 percent of which will be genuinely affordable
There’ll be 500 new family homes with 3 bedrooms or more
improved public realm including communal gardens and play spaces for everyone to enjoy
All the homes are spacious and energy-efficient as part of our Just Transition Climate Action plan which will mean cheaper bills as well.”
The ‘Yes’ vote of confidence is a key milestone in Mayor Fiaz’s ambition to deliver good quality homes for local people in safe
well-connected neighbourhoods; and the 1,700 homes adds to the 147 new genuinely affordable homes Newham Council is already building on the estate as part its Affordable Homes for Newham programme
work will now accelerate to submitting the masterplan application to the Local Planning Authority later this year
the Council’s Community Wealth Building ‘Place’ team will continue working with the Canning Town steering group comprising of residents to continue progress on the co-produced plans and a range of community engagement initiatives

• The latest round of National Lottery Heritage Fund and Public Sector Decarbonisation funding will kick start the delivery phase of the Old Library renovation
The £204,870 of Public Sector Decarbonisation Funding secured from the Department for Energy Security and Net Zero will advance the project’s decarbonisation ambitions; to install decarbonisation measures and bring the building up to an industry-accredited ‘BREAAM Very Good’ rating
which for a Grade II listed building will be an exemplar in the borough
It will enable the installation of heat pumps in replacement of the outdated gas heating system
the provision of solar panels and several other measures to improve the thermal efficiency of the windows and walls throughout the building.
Through the current development phase running until July 2025
Newham Council will be working with residents
community groups and partners to create recruitment opportunities along with setting up the processes to activate the space to make it into a real community space for the Canning Town neighbourhood and beyond
Canning Town Old Library was granted full planning permission and listed building consent in October 2023.
The building works are due to commence in summer 2024 following a competitive tender process which is currently taking place to appoint a contractor to lead on the construction phase of the project

Work to convert Canning Town Old Library into Newham’s new heritage centre has started
and the council is now asking the public to suggest a name for it
Canning Town Library closed in 2017 when the books moved to Rathbone Market
and the building has been vacant ever since
In 2022, the council appointed architects Haworth Tompkins, to rennovate and upgrade the building
so that it can become the area’s new heritage centre
The building is being refurbished with money from a levelling-up bid
with the council securing £6.2m of funding in October 2021
The building was constructed between 1892 and 4 by the Corporation of the Borough of West Ham
to designs by the Borough Engineer and Architect Lewis Angell FRIBA
presumably while the scaffolding was still up
The library and neighbouring town hall were some of the first public buildings in the borough to be lit by electricity
which was generated by gas engines on site; these were used until 1898
when the power generating station at Abbey Mills came into operation
Although the hall next door has had various occupants over the decades
It will reopen in autumn 2026, with a name suggested by the public. If you want to contribute your thoughts – you can do so here
This website has been running now for over a decade, and while advertising revenue contributes to funding the website, it doesn't cover the costs. That is why I have set up a facility with DonorBox where you can contribute to the costs of the website and time invested in writing and research for the news articles
It's very similar to the way The Guardian and many smaller websites are now seeking to generate an income in the face of rising costs and declining advertising
Whether it's a one-off donation or a regular giver
every additional support goes a long way to covering the running costs of this website
and keeping you regularly topped up doses of Londony news and facts
If you like what you read on here, then please support the website here
I understand that one of the occupants is a Community College link which my 18 year old has started to attend in September 2024.All the teachers are hard working individuals and they have been helping my son in his studies
My son suffers from a Mild Learning Disability and since he attended the college he has improved a lot.He has started to improve his cognitive abilities
He always looks forward to attend college and socialize with his peers and teachers
What is the project for the Community Link college
Will they still be an occupant in this building
and website in this browser for the next time I comment

Delivering mixed-use regeneration at such a scale, relies on our partnership approach. Uniquely, we can enhance and support delivery by leveraging the experience of ECF (our established partnership with Homes England and Legal & General) and Habiko (our newest partnership with Homes England and PIC)
Both ECF and Habiko bring together like minded organisations with bespoke skills
Together we can enable the delivery of challenging or difficult opportunities
This might be because of viability challenges
ECF already has a strong track record of delivery
including at Manor Road Quarter in Canning Town
With a focus on delivering highly sustainable and affordable homes
we see a tremendous opportunity to unlock a wide range of regeneration across the South
We’ll be doing much more to introduce Habiko to our public sector partners over the coming months
where our teams have delivered some of the region’s most imaginative regeneration
Wapping Wharf in Bristol was delivered with our local partners Umberslade
including 450 new homes within a vibrant new neighbourhood
a retail quarter and the restoration of the Grade II listed City Gaol Gate
As part of ECF, we have been delivering the regeneration of Millbay in Plymouth which refurbished the historic docks to create over 500 new homes to date alongside a 171-berth marina
We are working with public sector partners to unlock the final phases to complete this ambitious new neighbourhood
The South West is a region where we have done some of our most important work
and we see significant future opportunity to delivery mixed-use regeneration at scale – in line with our wider strategy
We have much to be proud of over the last 12 months
but 2025 is packed with even more opportunity
or new delivery approaches we have an exciting vision and the capability to take advantage

‘Out of control’ fire destroyed a van and damaged a car and lorry
A controlled explosion on a film set near the O2 arena in London sparked a fire that destroyed a van
London fire brigade said firefighters were called to an open-air yard in Dock Road
The blaze was under control just over an hour later after 25 firefighters attended the incident
It is understood the fire followed a “pre-planned filming event” at the site close to the capital’s O2 arena
which hosts concerts by Niall Horan and Texas next week
London fire brigade posted on X on Saturday evening
saying: “The fire at an open air yard in Silvertown is now under control
“One van was destroyed by the fire and most of a car and lorry were damaged by the fire
There are currently no reports of any injuries.”
It added: “The fire in Silvertown followed a controlled explosion at a film set which spread out of control. Firefighters worked quickly to extinguish the fire
Crews will remain on scene for the remainder of the evening.”
The open-air yard in Dock Road where the fire took place is also near to London’s cable car link across the River Thames
Witnesses posted videos of the fire on social media
with some users on X saying a number of “small explosions” could be heard
“There were two small explosions before the fire started,” they said
“The third explosion was the one on the video … crazy.”

Heat from a computer data centre could warm thousands of homes around Canning Town in east London
if approval to build the data centre is granted
A large scrap metal site next to the River Lea has been earmarked for the large data centre
data centres also consume a lot of electricity
and this one will be located close to existing pylons and the West Ham substation
The pylons will be linked to the data centre via a new tunnel dug along the connecting road
The new power cable tunnels will also be designed for a future upgrade that could remove the overhead pylons entirely
but that would be an option for the power company to consider
and the proposal here is to direct that into a separate energy centre and pump house building and then feed it into a district heating network being built for the wider area
The planning documents say that the “Bidder Street Data Centre
due to its substantial heat capacity and proximity to high density residential housing
would be one of Newham’s principal strategic heat sources”
As the district heating network still needs to be built
the neighbouring Crown Wharf development may be used as a pilot scheme (900 homes) to export excess heat from the data centre to provide heat and hot water to local homes as part of its district heating system
it could extend to 13 more large-scale heat pump energy centres with thermal storage and 4.5km of low-temperature heat network pipework to supply heat to 13 mixed-use developments in Newham and Tower Hamlets
Nine of the developments currently use combined heat and power (CHP)
the scheme could supply heat to almost 13,000 homes plus commercial spaces
which is currently cut off by the scrapyard would also be opened up to the public
subject to access to the neighbouring estate open up a riverside walk up to the Cody Dock
The planning application will be discussed by Newham Council’s Meeting of Strategic Development Committee
but it’s good to see this kind of joined-up thinking in planning
We should not be using this energy in the first place

Campaigners say Thames Water should have given time for diversion route to be made car-free
News | Transport
Cyclists have expressed concern that Thames Water has part-closed a key walking and cycling route in east London for 18 months
The utility company gated off the central section of the Greenway, meaning cyclists and pedestrians travelling between Canning Town and the Olympic Park are forced to take a lengthy on-road diversion
started on September 2 – meaning it is not due to reopen until March 2026
Cyclists are diverted via Abbey Lane, Abbey Road and Manor Road
with the route requiring riders to make a difficult right turn across traffic just after Abbey Road DLR station
Newham Cyclists
said Thames Water should have given Newham council enough time to prepare a traffic order allowing it to close Abbey Road to vehicles
It wants Thames Water to stop work and reopen the Greenway until the diversion route is safe
Newham Cyclists said on Monday: “We are disappointed and angered by Thames Water’s and their contractors’ decision to close part of the Greenway
Newham’s only safe and inclusive north-south cycle route
while the diversion route is dangerously busy with car and van traffic
“People who use the Greenway - from children and families cycling to school or the park
to workers at Newham Hospital -are being forced onto a narrow bridge at Abbey Road DLR with fast and heavy traffic
“Cars and vans speed and emerge suddenly due to poor sight lines
intimidating cyclists by revving and passing too close
are riding on the pavement in fear; the pavement is much too narrow for pedestrians as it is
“We have been inundated with messages from Greenway users reporting frightening encounters on the diversion
We think it is only a matter of time before someone is hurt

Representatives from Newham Cyclists met Thames Water at the end of July and warned the firm that the Abbey Road part of the diversion was “dangerous”
and the closure should be delayed until Newham Council had time to fix Abbey Road
Newham Cyclists posted on X/Twitter last week: “They should have delayed the closure until a safe diversion could’ve been put in place by removing excess motor traffic from Abbey Road
a member of the London Assembly and the Green Party’s deputy leader
said: “We need improvements for walking and cycling to the diversion
“I've found Abbey Road really difficult the last couple of days and I'm a relatively experienced cyclist.”
Concerns have also been expressed at the inconvenience caused to staff and patients at Newham hospital
The Greenway is a 4.3-mile car-free paved route that links Hackney Wick and Beckton via the southern boundary of the Olympic park
Thames Water has been carrying out work on its section closest to Stratford High Street for more than a year but has maintained access
However the section further east has been closed off entirely
with contractors from the firm Barhale manning gates and only construction vehicles allowed through
A Newham council spokesperson said: “Newham council is working with Thames Water and partners to ensure that any disruption caused by these essential works is kept to a minimum
“We recognise the Greenway as a vital as sustainable transport link
and are working to improve the diversion route for cyclists and those walking
“We remain committed to minimising the impact on the community and appreciate the public’s understanding and cooperation while these vital improvements are carried out.”
Asked why the closure had not been delayed until roadworks were completed on the diversion route
Thames Water said: “Manor Road is a major upgrade project which has been months in the planning and we cannot pause the project in response to emergency works.”
Thames said that “vital repairs” were being carried out to the Northern Outfall Sewer
the strategic pipeline that lies underneath the Greenway
The outfall sewer was originally constructed by Sir Joseph Bazalgette in the 1860s and expanded in the 1910s
It runs from Wick Lane in Bow to Beckton Sewage Treatment Works and serves more than five million people
and the bridge supports that carry it over the Jubilee Line
The upgrade will extend their lifespan by a further 120 years
Thames said that it and Newham council had agreed to close the Greenway “to ensure public safety”
said: “It is always our priority to minimise disruption and to try to maintain access to amenities
at Manor Road the works are very close to construction activities and there is insufficient space to maintain a safe public route through the worksite
“While we appreciate they will impact access to a popular amenity
we hope that residents and users will recognise their importance
the need for safety and the long term benefits they will deliver.”
