Leeds United’s plans to increase the capacity of Elland Road up to 56,500 are beginning to take shape
The Championship side, who will be returning to the Premier League in 2025-26
were given the green light by Leeds City Council to add nearly 20,000 seats to Elland Road
The Athletic has seen the planned outline — which will be submitted as a hybrid planning application for Leeds’ Elland Road redevelopment — and can reveal that work is set to begin in September
Although the club were given planning permission to increase Elland Road to a capacity of up to 56,500 people
the document clarifies that the maximum capacity will be 53,000
that Leeds United will be able to host more supporters than Everton’s new stadium at Bramley-Moore Dock (52,888) and Newcastle United’s St James’ Park (52,305)
the architects overseeing the Elland Road development
were behind the Main Stand expansion at Anfield
as well as Leicester City’s state-of-the-art training facility
The Athletic has analysed their expansion plans
of which the North Stand is currently at an outline stage
and has broken down what you need to know…
On April 23, Leeds City Council approved two key recommendations to ensure the expansion plans can become a reality
The first recommendation they signed off on will see them negotiate the sale of the council-owned land behind Elland Road’s Don Revie (North) and John Charles (West) stands
This means Leeds United can now buy the land from the council at a price that is independently valued and one that will reflect the going market price
The second recommendation approved by the council will see them enter into a memorandum of understanding (MoU)
a non-binding agreement between two or more parties
to collaborate with the Lowy Family Group (LFG)
This agreement between the council and LFG enables them to work together on a regeneration strategy for the council-owned land around Elland Road
which includes the park and ride next to Fullerton Park
Lowfields Road and the car parks on either side of Wesley Street
This is where Leeds United may seek full planning permission for one part of the Elland Road redevelopment
while outlining planning permission for another part of the same site under the same application
seeking full planning permission for the West Stand and outlining their plans for the North Stand
with a detailed design to be submitted at a later date
They are common when it comes to major developments as it enables work to begin sooner on one phase of the site before the final plans for the other part of the site are known
The plans for the West Stand are set to see it expanded from 8,000 to 17,750
while the North Stand — if they settle on the plans detailed in their outline — is due to be increased from 10,401 to 15,300
The proposed reconstruction of the West Stand will see it extend into Fullerton Car Park and is going to include
a “broader range of facilities and experiences for both matchday and non-matchday use”
phase one will see the construction of new tiers
a new roof and internal spaces before the north-west corner is demolished
with the erection of a new facade at the same time
The builders will then demolish and fit out the West and South-West corners
before works are carried out to the retained lower tier of the West Stand and the North-West corner
The document notes that it “will be similar in scale to the existing East Stand”
Advanced site works are set to begin in September
but the West Stand construction is not expected to begin until May 2026 and is due to last until the fourth quarter of 2028
The construction plans for the North Stand are yet to be finalised and are still in an outline stage
which means how they appear in their plans is not what it may look like once the redevelopment has been completed
The hybrid planning application notes that the North Stand forms phase two of the redevelopment plans and is due to run in parallel with the West Stand construction
although it will not be completed until two years after the West Stand
the North Stand will retain its lower tier
as well as see a new upper tier constructed along with internal spaces
The plans highlight that the full renovation will not be ready until the fourth quarter (October to December) of 2030
which is when the North Stand is due to open
This is dependent on the eventual final design of the North Stand
A phased approach for both stands is being adopted to ensure Elland Road can continue to operate with minimal disruption and no loss of seating capacity during the redevelopment
you can expect there to be new hospitality areas — and Elland Road is no different
Early renderings suggest they will offer a wider range of food and drink than currently available in Elland Road
The plan is to also create a “diverse range of spaces and experiences” that will “encourage early arrivals and extended stays”
while also creating the opportunity for the facilities to be used on non-matchdays.
Leeds United are exploring the possibility of also making improvements to the South Stand
which could result in an increase in general admission
A consultation process for the South Stand has begun
with the club seeking feedback from supporters
The plans also suggests that the redevelopment will ensure Elland Road is “capable of hosting tournaments for sustained growth”
pointing to the potential of international matches for both the men’s and women’s England teams
Other events include FIFA and UEFA tournaments
A social and economic section in the document notes that “120 to 205 new permanent jobs” at the club and its foundation will be created as a result of the redevelopment
while it is predicted two million visitors will attend Elland Road every year
The overall gross value added estimate predicts between £22million to £29million ($29.3m to $38.6m) as a result of direct economic benefits
indirect tourism benefits and indirect supply chain and induced benefits

An Elland Road expansion has been on the agenda for several years
but rumours have increased since 49ers Enterprises first bought a minority stake in Leeds United in 2018
the group bought out then-majority shareholder Andrea Radrizzani
Here is what we know so far about the possible Elland Road expansion
As the only professional club based in the city
so it shouldn't come as a surprise that the club enjoys some of the best-attended matches in the Championship
when asked by BBC during an interview about expanding Elland Road to accommodate the growing fanbase
indicated that the main focus is protecting the magic and the electric atmosphere of the venue. With that
it means expansions could be on the cards but not building a new stadium as many may have thought in the past
At present, there are 27,000 season ticket holders at Elland Road but there is a waiting list that is in excess of 20,000
This indicates that the club would easily be able to sell out an expanded Elland Road
particularly if they manage to establish themselves as a Premier League club again
Leeds United have been considering expanding Elland Road
While the project will cost the club millions of pounds
being the most popular club in Leeds means such an undertaking will also improve profits from ticket sales
Suppose the expansion plans are implemented, especially when Leeds United return to top-flight football. In that case, Elland Road will become the seventh-largest English stadium and undoubtedly one of the biggest in the Premier League
Leeds United released concept images of an “Enhanced Elland Road”
This came after the Leeds City Council unanimously agreed to the regeneration project
and will now be discussed further on 8 May at a Plans Panel meeting
Much of the work proposed will take place in the North and West Stands; however
the club have also revealed that some renovations will be made to the South Stand too

Leeds also announced that fans will now have the opportunity to attend a public exhibition at the Centenary Pavilion at Elland Road
There will also be two consultation events open to the public in the month of May
The first of which will be hosted at The Holbeck Club on 13 May
and the second will be hosted at The Dragon Pub on 19 May
Top executives at Leeds United remain committed to modernizing Elland Road in line with the club's ambitions
So while redevelopment timelines remain flexible
everything is pegged on the club's financial health and earning promotion back to the Premier League

It is the only way of accommodating the swelling number of supporters looking to attend matches

especially in the wake of the financial crunch that has hit most football clubs in Europe
Leeds United is now owned by 49ers Enterprises after the English Football League approved a £170 million takeover

The expansion aims to modernise Elland Road while preserving the intense atmosphere that the stadium has always been famed for
The expansion work will focus on the North and West Stands and will be executed in phases to ensure minimum disruption

A local transport consultant has been commissioned to help plan access routes and manage traffic flows during construction
the club and the professional team will also be looking closely at matchday travel plans to ensure an improvement in the experience for both residents and supporters arriving at the ground.”
The consensus has always been that Leeds must be back in the Premier League before Elland Road can be expanded
after losing the playoff final in the summer
“It’s been reported that nothing’s going to happen until we get to the Premier League — that’s a little bit of a myth
We still have all of the make-ready work we have to do before shovels are in the ground
it really doesn't matter if we are in the Championship or the Premier League
it might be a little bit more complicated because at that point
Now that the expansion plans have been officially announced
it is unlikely that the club will wait until they are back in the Premier League
then extra finances from promotion would certainly be helpful
If the San Francisco 49ers' home stadium, Levi's Stadium, is anything to go by, Elland Road could become a futuristic phenomenon
Marathe is keen to ensure that ‘magic and electricity' of Elland Road isn't lost
the main thing is to protect the magic and electricity that is in Elland Road
if they are going to list the three worst places that they want to play on the road for an away match
I don’t want to take that away.”

Leeds United has unveiled images of what its plans to redevelop its Elland Road stadium will look like
which last week secured promotion to the Premier League after two seasons out of it
has appointed architect KSS to come up with the designs
which has worked on the redevelopment of Liverpool’s Anfield stadium as well as a new training ground for Leicester City
has come up with plans to increase capacity at Elland Road from just under 38,000 to more than 50,000
The current ground has been at the site since 1919 but is widely considered in need of an overhaul with the last major work being the building of the 14,500-seat East Stand which was started shortly after the club won the last of its three league titles in 1992
The club said it met with the city council last week
with councilors set to discus its proposals at a meeting next Thursday
It said the working proposals were a for a capacity of 53,000 with the aim of getting this up to 56,500 – making it the seventh largest ground in England
It added the work “will provide greatly improved general admission and hospitality facilities
with 26,000 supporters currently on the club’s season ticket waiting list”
Others working on the scheme include construction management consultant Rise and engineer Buro Happold
The club is holding a series of consultation events between 13 May and 23 May

they’re buzzing with even more excitement after visiting the famous football ground just one week before their winning game
The dementia-friendly care home in Belle Isle is home to many Leeds fans
who has been a lifelong fan of the club since he was a child
When Dennis was filmed singing ‘Marching on Together’ earlier this year
he was completely unaware that he was about to become an internet sensation – but that’s exactly what happened after his video went viral on TikTok
the video quickly took off and was welcomed by many LUFC supporters
including one user saying “that makes me proud to be a Leeds fan – brilliant” and others showing their admiration for his dedication to the team
Shortly after the video became a success, residents and staff at the care home were offered a private tour of Elland Road by the Leeds United Foundation
who are the official charity of Leeds United Football Club
plus staff and family members to the stadium
where they had the chance to see the changing rooms
media suite and even walk alongside the pitch
Dennis was able to enjoy the experience with his nearest and dearest
who is almost as big of a Leeds fan as he is
admits she jumped for joy when they received the invitation:
“We were honoured to be invited to Elland Road
Not only are a lot of the residents Leeds fans
too – it was a fantastic day for all involved!”
Amongst the residents who took part in the visit was Jean; an avid Leeds fan and lifelong supporter of football:
“The trip brought back so many happy memories – I used to come to Elland Road as a little girl with my dad and uncle – it felt so nostalgic to return after all these years!”

members will be updated on a package of ambitious proposals that would transform a key part of south Leeds
These include an imminent planning application from Leeds United to increase their famous ground’s capacity to up to 56,500
would see it join the ranks of the nation’s elite sporting venues
Land immediately surrounding the stadium is owned by Leeds City Council
meaning agreements will need to be in place between the council and the club before any expansion can begin
A report to the executive board details the vast potential of the club’s upcoming application in the context of the wider Elland Road area
comprising around 30 acres of council-owned land which could be transformed and regenerated
with billions of pounds of investment then being unlocked
With a potential Mass Rapid Transit link for south Leeds
the report outlines a unique opportunity for Elland Road to become a year-round destination
potentially giving a huge boost to the local economy while supporting the council’s broader inclusive growth ambitions
long term plans for the wider south Leeds area include the potential of British Library North at Temple Works

Members are also being asked to approve steps to refresh the council’s vision for the future regeneration of land adjacent to an expanded stadium
and to prepare for a future public consultation on the proposals
which will enable people in the area to have their say
said: “Elland Road and Leeds United are part of the heart and soul of the city
and the club deserves a stadium befitting of its special status and incredible fans
“Naturally we’re keen to support this however we can
and to work closely with the club to ensure they are in the best possible position to achieve their ambitions and build a bigger

the Council will light its Civic Hall and other council buildings in the colours of Leeds United on Thursday and Friday to celebrate their promotion to the Premier League

Manor Solomon says he is open to staying at Leeds United
saying Daniel Farke could “definitely” be “one of the reasons why I will join Leeds in the summer.”
“No, not yet. Honestly, I really don’t know what’s going to happen in the summer,” he told Leeds Live
“I still have three years left on my contract with Tottenham
so at the moment we really don’t know
“So far I’ve been always only focused on the season and what we want to achieve
then we will start to think about my future.”
But if Leeds are keen to make his stay permanent, Solomon sounds like a man who would seriously consider it, particularly if Farke remains in charge
“Daniel was one of the decisions why I joined Leeds,” he said
“So definitely it could be one of the reasons why I will join Leeds in the summer
Solomon’s comments come amid recent speculation over Farke’s future, despite the German leading Leeds to automatic promotion at the second time of asking.
Club sources have played down suggestions that 49ers Enterprises is considering a managerial change, and Farke himself has pointed to upcoming end-of-season meetings as part of a normal review process.
Farke’s presence at Thorp Arch has been transformational
and he told me that he wanted me and explained to me what he wanted to see from me on the pitch,” Solomon explained
straight away he helped me to settle down and to acclimatise within the team
So I can say that he has a lot of credit for the season that I’ve had.”
After a stop-start spell in north London and an injury-hit stint at Fulham
Solomon says this has been his “best” season in England
He’s also been struck by how welcome he has felt at Leeds
I can say that I didn’t feel like I was on loan
They’ve treated me very well from the beginning,” he said
we really enjoy the life here… and I think that the people here up north are a bit warmer than the people in London.”
Asked directly if this could be just the start of his Leeds journey
“But Leeds United will always remain in my heart for good.”

Leeds United owners 49ers Enterprises said last year they had brought in specialist acoustic consultants ‘to ensure Elland Road’s unique atmosphere is retained’

They added that a local transport consultant had been commissioned to help plan access routes and manage traffic flows during construction

Five years after being denied their chance to celebrate
Leeds United fans produced an atmosphere to behold as their team cruised past Bristol City on Monday night
On a barmy summer night 1,741 days earlier
the Leeds United squad celebrated their promotion to the Premier League
It was supposed to be a party 16 years in the making
marking the end of the club’s longest-ever top-flight exile
players’ families and media were present in Elland Road as the players’ cheers and the pops of champagne corks echoed around an empty stadium
Last night, Leeds fans were finally given their chance to celebrate
Leeds’ return to the Premier League was short-lived last time out, as the foundations of a very promising first season were not built on, and a successful relegation battle was the precursor to a woeful campaign that ended with a managerial Hail Mary as Leeds went from Marcelo Bielsa to Big Sam in little over a year
Supporters then had to suck up the gut punch of a play-off final defeat last season before what has been a deserved promotion back to the big time this season
Easter Monday had been a slow-burning day of celebration, as a stunning 6-0, 3pm win over Stoke City laid the table for promotion to be confirmed when Sheffield United lost at Burnley at tea-time. Wild scenes duly followed, but the next date for the diary came seven days later with the visit of play-off chasers Bristol City to Elland Road
As an aperitif to the main event, Leeds released the first images of the planned Elland Road expansion earlier on Monday, while Patrick Bamford stashed £5,000 behind the bar at the Old Peacock pub opposite the ground and every home fan was greeted by a yellow scarf when they got to their seat
And while Leeds fans don’t need any encouragement to crank up the atmosphere
what followed over the next few hours was a cacophony of colour and noise that is rarely seen in English football
songs were sung and goals were scored in what was one of the most joyous nights this grand old stadium has seen for a generation
The end of the season will mark the start of a busy summer for Leeds
who will first need to answer the questions over Farke’s future that have arisen in recent days and then recruit wisely if they are to better their recent three-season stay in the top flight
when a team is playing with this swagger and backed by such a crowd
no-one will be in for an easy ride at Elland Road next season

Plans to turn Elland Road stadium into one of Europe’s most elite footballing venues have been submitted to the council
Early-stage proposals for the expansion of Leeds Utd’s ground will be presented to councillors at a meeting next week
Members of Leeds City Council’s city plans panel will be asked to give their views on plans to expand seating capacity to up to 56,500
The expansion would be made possible with the sale of council-owned land to the newly-promoted club – a deal already agreed by council leaders
A report to Thursday’s (May 8) meeting said Elland Road would be brought into line with UEFA Category 4 status
It said: “The proposed stadium changes to be presented to city plans panel represent the largest and most significant degree of change at the stadium in its history.”
The pre-application report said full planning permission would be sought for partial demolition and extension of the West Stand
Outline planning permission would give consent in principle for the redevelopment of the North Stand
Seating capacity would be increased to between 53,000 and 56,500
making it the seventh largest club stadium in the country
The project would boost capacity for hospitality places at matches
A new away coach parking compound would be created
along with media facilities and improved spaces for players
A public consultation will be held on plans for the stadium
expected to kickstart a wider regeneration of the surrounding area
The report said: “This will consider the catalytic benefits of an enhanced stadium
public realm in line with Leeds’ current and growing economic trajectory.”
The report said a letter was received from Andrew Scopes
Coun Scopes said he was against the proposals unless there was a “plausible plan” to tackle parking problems
He also called for revenue from the first 100 ticket sales at the expanded stadium to be ring-fenced for community projects
Coun Scopes wrote: “I know the club has worked on using park and rides around the city and encouraged sustainable transport
but the evidence on the streets in my ward is that this isn’t working
I am firmly of the belief that the stadium expansion needs to leave a legacy for the surrounding community.”
The council agreed to the sale of land around the stadium to the club’s owners at an executive board meeting on April 23
