Persimmon will meet the 30% affordable housing requirement with 66 properties
The housebuilder wants to redevelop 25 acres of greenfield into varying house types
Persimmon Homes’s 220 homes would constitute 11 one-
fulfilling the 30% affordable homes requirement set out by the council
Half of these homes are set to be offered for shared ownership
while the other half are to be offered at affordable rent
already earmarked for residential use by St Helens Council
is located on the land to the east of Garswood Road
Designs for the scheme have been complied by Leigh-based Baldwin Design Consultancy
Lichfields is the planning consultant acting on Persimmon’s behalf
development director at Persimmon North West
said: “The proposed development would provide a wide range of high-quality
with something available for all buyers at prices people can afford
“We look forward to continuing our work with St Helens Council as we progress the application through the planning system.”
Conditions of the application will require Persimmon to make financial contributions to Merseyrail
The project will also provide seven acres of public green space for residents to use
all the proposed properties would provide EV chargers
Persimmon believes building with these considerations will make its houses more energy efficient and therefore lower costs for residents
the developer has set a biodiversity net gain target of 10% for the project
added: “The proposals will deliver a diverse housing mix that includes affordable options
“The scheme will reinforce our commitment to creating thriving
sustainable communities in St Helens and the wider Merseyside region.”

Thatto Heath Crusaders will host the North West Men’s League (NWML) Grand Finals this weekend (28/29 September) with five titles up for grabs
Saturday will see Haresfinch take on Orrell St James in the Premier Division Final (KO 3pm)
Haresfinch have a 100% record after winning all their league and cup games in 2024 and also defeated their opponents in the NWML Cup in July
Dalton face Westhoughton Lions in the Division 1 Final (KO 1pm) – Dalton are one of four Cumbrian teams playing in NWML this season and face a Westhoughton side who will be making their debut in a Grand Final
The third title to be decided on Saturday will be between Hindpool Tigers and West Bank Bears in Division 2
The action will continue on Sunday when Haydock Warriors play Langworthy Reds for bragging rights in Division 4 (KO 1pm)
Following a hiatus from the competition Haydock have been back with a bang in 2024 and secured the NWML Sheild in July after a golden point victory over Folly Lane A
The final fixture of the weekend’s extravaganza will see Garswood Stags face Bank Quay Bulls in the Division 3 Grand Final (KO 3pm)
Garswood will be looking to go one step further this year following their loss to Waterhead in 2023 but will face a tough Bulls side who lifted the NWML Trophy earlier this season
