despite the application having received around 600 objections from the local community A total of 52 5.5-metre galvanised steel posts are now set to be installed at 26 sites around Hale and Hale Barns each connected by a line of filament or nylon wire The proposal was passed by a majority of the committee last night despite a plea at the meeting by local Jewish man Mark Guterman the former President of the Manchester Jewish Representative Council who said that "the wider Jewish community do not want this proposal now" and that only "seven or eight" people would benefit from it in any case Last night's decision marks a major landmark in a 10-year bid by the orthodox Jewish community locally to erect an eruv An eruv is an area exempt from ancient Jewish law which forbids the carrying or pushing of items outside private areas on Shabbat which lasts between sunset on Friday to sunset on Saturday medication and prayer books are among the items which cannot be carried while pushing prams or wheelchairs is also forbidden which was called ‘The Shabbat Inclusion Project’ an eruv would bring "numerous benefits for the Jewish residents It would enable them to fully participate in Shabbat observance and lead meaningful and fulfilling lives" The eruv will see the installation of 5.5-metre steel posts at 26 locations on the following roads: Hale Road Two of the steel posts would be located in Hale village close to Yogberries and Steven Stone jewellery shop An Officer Report from Trafford Council had already recommended the application for approval ahead of last night's meeting Summarising the decision at last night's meeting Major Planning Projects Manager at Trafford Council said the council had concluded that the eruv would cause no harm to "heritage assets" or "visual amenity" citing that the "slim" poles were only 8.9cm in diameter She said: "There has been a significant amount of local objection to this application and concerns raised about the potential impact on community cohesion contrary to the social role of planning of fostering sustainable communities and the forming of what some consider to be a boundary in this area." While admitting that the boundary "will for some people create tensions with their own beliefs which may be difficult for them to reconcile" in planning terms the eruv was not actually recognised as a boundary "The Officer Report concludes that there are tangible and direct benefits of the resultant eruv that this planning application would facilitate to the Jewish community and to those who hold another protected characteristic "It is considered that this would outweigh any impact to those with other faiths or beliefs It is considered that the overall equalities impact of the proposals would be positive." Mark Guterman claimed that of 936 "letters and petitions" that were against the proposal "a large amount has come from within the Jewish community" He added: "The wider Jewish community do not want this proposal now With the heightened tensions of the Middle East and anti-semitism on the rise a small group of vigilantes are fronting for Hale Synagogue "This has made life much more uncomfortable for Jews that live in the area and it is destroying years of inter-faith work We have been proposed by the proposers that seven or eight members of the Hale community would use the eruv We would not be opposed if there was a demand for the eruv but there is no need for it at the moment." He said that any suggestions of antisemitism were "nonsense" "This has caused a lot of disturbance and upset in the wider community of Hale on the basis that it appears to be one group opposing their wishes over the general community as they would all own their own places of worship and no-one would be imposing their wishes upon others." Rabbi Yisroel Binstock from Hale Synagogue said he saw "first-hand how beneficial an eruv would be particularly for our most vulnerable members" He added: "Without an eruv any member of the Jewish community who are not able to walk unaided and rely on the assistance of a wheelchair walking stick or buggy face a decision on whether they choose to compromise on sacred Shabbat observance or remain isolated from the rest of the Jewish community at the most important time of the week "With an eruv they are able to participate in religious and social life It (Hale) has been a beautiful place for my wife and I to raise our family and I understand why people might be concerned that an eruv could negatively affect this I'm here to reassure you that we appreciate the beauty of the neighbourhood and we are not looking to change it." a mother of two young children called Miss Jackson insisted that an eruv would "not disrupt the lives of anyone else" leaving the house with small children in a pram is not allowed on Shabbat unless there is an eruv "Without this simple yet crucial mechanism parents with young children are often confined to their homes missing out on the community connections that are at the heart of our faith will not interfere with the wider community existing solely to serve the Jewish community and will not disrupt the lives of anyone else." One of the councillors who spoke against the proposal last night was Cllr Phil Eckersley Conservative councillor for the Bowdon ward He said the would cause "more harm than good" and would equate to "significant alteration to our streetscape" said: "This has been a sensitive and complex case Many people have asked genuine questions about the eruv but sadly we have also seen antisemitism come to the fore it was necessary for the planning department to remove representations from the website.  "We are proud of the rich diversity across Hale and the small minority who discriminate are far outnumbered by those who always welcome and appreciate people from all backgrounds." Acknowledging that it was a "difficult" application Chairman of the Planning and Development Management Committee said that this was not the end of the road for those who objected to the plan this is not the only process that this will have to go through before it eventually happens or doesn't happen Throughout that process there will be opportunities for consultation with the community." Plans for an eruv in Hale and Hale Barns first surfaced in 2014 when a total of 117 poles were planned covering five square miles and a 12-mile boundary However, the plans led to a furious reaction from local residents with over 300 people attending a public meeting after which the leader of Hale’s Jewish community pledged to take the plans "back to the drawing board" At the time, local MP Sir Graham Brady said the plans risked creating “rancour and intolerance” in the area There are currently around 20 eruvs in the UK two of them in the Greater Manchester area The most recent eruv was approved for installation in Cheadle by Stockport Council in 2020 The proposals would require the installation of 26 5.5-metre steel posts The proposals would require the installation of 26 5.5-metre galvanised steel posts on streets around Hale and Hale Barns A planning statement prepared by Prestwich firm Debtal Architecture adds that the eruv is "designed to have no negative impact on the wider local community while maximizing its benefits for orthodox Jewish residents" Addressing the issue of social cohesion in its planning statement Debtal says that the existing eruvs have demonstrated that they "have no effect whatsoever in altering the composition of the local population or the pattern of local activities in any way" The proposed eruv would require the installation of 5.5-metre steel posts at 26 locations across Hale and Hale Barns The connecting wire would be at a height of 5m They would be installed on the following roads: Hale Road Two of the poles would fall within the Hale Station Conservation Area and eight would fall within the South Hale Conservation Area The application document insists that the street furniture required would be "inconspicuous" and "would not at all alter the character of the area" It adds: "The proposed Eruv in Hale is a necessary and proportionate measure to enable observant Jewish residents to practice their faith freely." A public consultation on the plans is currently underway, with residents free to make representations about the plans on Trafford Council's planning portal (reference 113126) The event will take place on Sunday 16th February Over 1,500 runners are expected to take part in the fourth edition of the Watersons Hale 10K next week the event will get underway on South Downs Road in Hale before runners pass through Hale village and into Ashley before finishing in the grounds of Ashley Hall There will be bespoke food and drink concessions rides for children and professional support from Altius Physiotherapy all hosted by Happy Radio’s Darren Proctor and Spence Macdonald A total of £1,500 in prize money is available as well as product prizes and weekend camping tickets to Britfest for the fastest team or those simply looking to enjoy a shorter distance The 3K race will start at 9am in the grounds of Ashley Hall bespoke finisher medals and trophies and prizes for age group winners of under 16 The Watersons HALE 10k will once again be raising money for The Toy Appeal which provides toys to thousands of children living in poverty at Christmas Entries for the Watersons HALE 10K cost from £26pp for the 10K race and £10pp for the 3K race. While acknowledging there has been some opposition to the plans on social media, Amjad said the Association is focused on engaging with the formal planning process. "There are always objections to anything which is new. I'm sure Miller Homes have had a lot of objections, and some will be valid objections." "We are just going to engage with the planning process, and go through the things we need to do to get planning." If approved, the Association expects construction to take around 18 months, with a target completion date of 2028. The current site on Grove Lane would be sold for redevelopment as housing. The proposed Islamic Centre would be situated within the context of significant development planned for the area. The Timperley Wedge/Davenport Green project includes £750m plans for 2,500 new homes (45% affordable), 60,000 sq m of employment space, and a new rural park on 558 acres of former Green Belt land. Miller Homes has secured permission for a new 76-home development called Thorley Glade on the adjacent former World of Pets site, nearly half of which will be available via affordable rent or shared ownership. This is the astonishing sight in Hale village this afternoon after the rear of a former bar collapsed in on itself. The three-storey building on Ashley Road, which dates back to the early 1900s, had been cordoned off since early Friday morning after large cracks appeared on its rear walls. And with the situation having worsened significantly overnight, the inevitable happened this afternoon, with masonry and part of the roof falling in, with the most dramatic collapse happening at around 3.40pm. View this post on Instagram A post shared by Altrincham Today (@altrinchamtoday) The entire rear of the building is now completely exposed and with a large section of the roof hanging by a thread a further collapse over the coming hours appears to be extremely likely The building had been most recently been occupied by Atticus bar but was sold to new owners in January 2024 for £825,000. In the same month, the new owners had secured planning permission from Trafford Council to carry out building work in order that it could be reopened as a new private medical practice. That work had involved the erection of a rear extension to the basement and ground floor level as the building was remodelled to include four consultation rooms, a reception and waiting room, counselling room, education suite and other rooms. The work has evidently placed a huge strain on the building, however, and yesterday morning the appearance of several large cracks at the building's rear caused Ashley Road to be temporarily closed off and neighbouring businesses evacuated. One hairdresser from The Knot hair salon, which adjoins the former Atticus bar, told us that police had rushed in while he was cutting a client's hair and demanded that the salon be instantly shut. The salon has this evening announced that it will be relocating its services temporarily to The Head Shed on Victoria Road in Hale. Damage to the rear of the building had noticeably worsened overnight, and this morning it appeared to be only a matter of time until a collapse followed. That came just after lunch today, when a large section of masonry holding a corner together collapsed. View this post on Instagram A post shared by Altrincham Today (@altrinchamtoday) But the most dramatic moment came at around 3.40pm when almost the entire rear section caved in in front of astonished bystanders with plumes of dust billowing into the sky Structural engineers and police have been at the scene all day but the structure has been too fragile to approach Drone footage showing the damage from above: A scaffolding company has attached a large amount of scaffolding to the front of the building in an attempt to at least protect that part of the building Ashley Road around the junction with Bath Place is completely cordoned off meaning that motorists are being prevented from driving through the village from the Stamford Road junction There's also a significant police presence as residents and local businesses await further developments in this moving story The rear of the Ashley Road building crumbled over the weekend A section of Ashley Road in Hale village will be remaining closed for the foreseeable future in the wake of the partial collapse of a building this weekend The rear of a three-storey building on Ashley Road, which dates back to the early 1900s, crumbled over the weekend just hours after large cracks appeared on its exterior walls. The alarm had first been raised on Friday morning, with neighbouring businesses and residents told to evacuate after it became clear that the situation was rapidly worsening - and that a collapse was imminent. That became a reality on Saturday, with stunned onlookers watching as large parts of the building's roof and masonry came crashing to the ground, leaving the entire back section of the house exposed. View this post on Instagram A post shared by Altrincham Today (@altrinchamtoday) Bath Place and a section of Ashley Road surrounding the building have been completely closed to cars and pedestrians since Saturday and that situation looks set to continue for some time yet while the building remains so fragile. A spokesperson for Trafford Council has this afternoon confirmed that a full road closure will be remaining in place until a controlled demolition is able to take place. They said: “A partial building collapse in the centre of Hale has resulted in the area being cordoned off to ensure public safety. For everyone's protection, a full road closure – for both vehicles and pedestrians – will remain in effect on a section of Ashley Road until it’s safe to reopen. “We are working closely with the property owner while their surveyors conduct an assessment for a controlled demolition as soon as it is safe and feasible. "Please respect the road closure and safety cordons, and allow extra time when travelling in the area. Thank you for your continued patience and understanding.” The building had been most recently been occupied by Atticus bar but was sold to new owners in January 2024 for £825,000 the new owners had Yorkshire-headquartered supermarket chain would be taking over the lease of the store on Hale Road after the decision by Booths to move out of the village after nine years Booths had opened there in April 2015 as anchor tenant of the Hale Barns Square development but struggled to attract the expected footfall and closed its doors for the final time on April 7th For the past few weeks Asda has been carrying out a refurbishment and has now confirmed it will open on Tuesday 28th May More changes will be announced in the coming days The store will be given a monthly budget to support local causes and will be matched with a local Trussell Trust food bank to donate food It will also fundraise for Asda’s national supported charities Tickled Pink and Children in Need.   said: “We’re delighted to be able to confirm the opening date of our Hale Barns store "This opening marks another milestone moment for us as we bring Asda’s uncompromising value and quality to even more customers and take another step towards meeting our ambition of becoming the UK's number two supermarket by market share.  “Work on the store is now well underway and we are incredibly excited about joining the Hale Barns community and sharing more details on our exciting plans in the coming weeks.”   Asda announced it had acquired the property lease for the store which was previously owned by Booths.   Booths employees at the store were given the opportunity to move to the new tenant under a TUPE (Transfer of Undertakings Protection of Employment rights) process The Hale Barns site represents Asda's second main store in Altrincham having opened a purpose-built store in Broadheath in September 2015 LIVERPOOL boss Arne Slot’s new home is nearer his two Manchester arch rivals The Dutchman, 46, has bought a five-bedroom pile in Hale Barns He and wife Mirjam will be ten miles from Manchester United’s Old Trafford and 11 from Man City's Etihad Stadium And it will take him three times longer to reach the Reds’ Anfield HQ Neighbours will include United duo Matthijs De Ligt and Christian Eriksen keep your friends close and enemies closer It will probably cause a few raised eyebrows but he's not the first Liverpool man to live in Manchester Slot’s new pad, once home to United’s Victor Lindelof and City’s Gabriel Jesus has previously been voted Best Luxury Home at the Northern Design Awards Slot turned down the offer of moving into predecessor Jurgen Klopp’s rented seven-bed home in Formby. A development of this size in this already hugely congested area is going to cause some significant local issues The planners need to reconsider connectivity (Metrolink motorway connection) and the need to invest in improving other already congested arteries (Brooklands Rd Furthermore I agree that Timperley itself has not had the investment which Sale or Altrincham have had in recent years but rather than bring investment into the village this development risks taking jobs and revenue from the village – something I would like to see readdressed And the idea of a tram stop in the village and using the train line to connect Altrincham with the airport and/or Stockport is critical – would have a huge impact on congestion rather than extending the tram to Wigan or Glossop Look at all these comments… this is why small scaled growth in lots of locations and settlements is a far more sensible approach I see the NIMBY’s are out in force on this one I live in this area and don’t object in principle It’s inevitable with the airport being so close; especially if/when they sort out the trains mess It’s much better that land is released in a coordinated way rather than piece-meal like what has happened with the World of Water site The roads in the area are ridiculously unfit for purpose and seriously unsafe Driving those back lanes is pretty lethal but it’s ridiculous that there is no cycle route or footpath to the airport from the west Anybody living Timperley/Hale/Altrincham way is risking their life just to get to work at the airport or hospital Some of the details of the plans don’t make any sense though so I’ll definitely be involved with the consultation Great to see some ambitious proposals for more housing The sustainable connectivity is all very laudable but let’s remember many people will want to drive places Any plans for any alterations to Junction 5 or did that go in the “Too Hard Box” Maybe a smaller solar farm and more houses Surely one of the potentially noisiest areas to live the motorways and maybe even the railways if they’re ever sorted out There’s a large gulf evident here between the sentimental image and the grim reality Yeah what you see there Bradford is people who care about where they live Y’know some people do and don’t have to fall back on the tired old childish slurs to justify it Come on @WayFay there is also a large gulf between emotive rhetoric and reality-the runways run parallel and further south so no planes to fly over apart from maybe a few acres to the south the rest is nowhere near a motorway and the railway doesn’t exist yet and likely never will Doesn’t sound like the nosiest place 645k sqft of commercial space is a nonsense when there are better located sites at Airport City and surrounds that havent seen development in 10-15 years since being promoted The commercial space is a bargaining chip to get the residential consent only I agree smaller scale development closer to public transport is the way ahead not this congestion promoter This looks like a fantastic opportunity to deliver much needed new homes and amenities in a well connected part of South Manchester The usual naysayers will waffle on about potholes etc but this is exactly the kind of large scale Its not about ” NIMBY” – it could be a very welcome development but what is key is ensuring that the infrastructure is in place to support it – as the current infrastructure is well beyond capacity And furthermore ensuring that the “wealth” and “upside” of the development has a larger impact especially in Timperley itself which needs more investment Will they be building a brand new Hospital as well Planners will need to check old maps that show oil and gas wells of 1940s/50s that were along THORley Lane and in the Plan Area they may have replenished Also water and gas pipeline features associated too What has the improvement of Timperley got to do with Royal London along with all the other proposed greenbelt site developments in the Places for Everyone scheme is subject to a legal challenge As in the local there is a real shortage of spaces already I am devastated by this – why cant these homes be built on brown field sites in Manchester It’s a disgrace I’m going to move because there is no infrastructure for this and the housed will not be affordable – tragic Taking up more and more green belt is an environmental crime The Pfe scheme is just dressing up another way of taking green land for financial gain via the backdoor all schools massively oversubscribed and now the money men want to come in and make it far worse than it already is Anyone who thinks the housing will be affordable need to give their head a wobble The environmental and social cost of this “development” will be catastrophic for the local area and environment Please do not build on one of the last pieces of green space we have bordering out city This natural area is a godsend for the local troubled youths You are destroying an important enteral part of the land that will lead to devaluing the current surrounding areas/ houses There are hundreds of areas around Manchester of derelict lots/ houses that could be easily transfers into housing What GP provision will there be for all these new residents Not to mention the new roads needed and the number of homes justify a whole new secondary school This is outrageous it will lower the house prices in surrounding area and there is not enough infostructure to deal with it… eg hale barns will become packed and no longer a sleepy village This should be built on brownfield sites and ruins the surrounding landscape The borough claims it has a “disproportionately high number of HMOs” and is to pursuing the introduction of measures to wrestle back control The housing association is working with main contractor Caddick to build 69 social rent homes for over 55s and a GP surgery on 2.5 acres of disused land on Arrow Street in Broughton Register Booths' Hale Barns store had been the bedrock of the redeveloped Hale Barns Square development when it opened in April 2015 The scheme to redevelop the Square was approved by Trafford's planning committee back in March 2011 after five years of development wrangling The 30,000 square foot tore was officially opened by company chairman Edwin Booth and 103-year-old customer Lillian Barrow who had shopped at Booths for nearly 60 years Today's shock news comes just weeks after Booths announced record Christmas results The family-owned business saw like-for-like retail sales increasing 8.7% in the key three-week trading period ending January 6th reporting a record seven-day Christmas week sales level which was up 8.3% on last year both sales and profits fell as a result of wage and cost inflation Sales at the supermarket fell 3.2% to £287.3m in the year to April 2023 according to accounts published at Companies House it has 28 stores located throughout the North of England.  The Hale Barns site would represent Asda's second main store in Altrincham An Asda spokesperson said: "Asda is delighted to announce we have acquired the property lease for Booths' Hale Barns store The colleagues currently employed by Booths at this store will move to Asda's employment under TUPE transfer in the coming months during a consultation process "We look forward to welcoming our new Asda colleagues and sharing more details on our plans to bring great Asda value to the local community in the near future." The news comes just days after Booths' decision to move out of the village after nine years Asian fusion restaurant Balchão has announced its permanent closure "with heavy hearts" The news deals another blow to Hale Barns, coming just days after Booths' decision to move out of the village after nine years Balchão - named after a Goan spicy prawn dish - originally opened in the 4,000 sq ft unit in March 2022. It promised an “exciting menu” with a kitchen team who were “specialists in a range of cooking techniques”. But locals had noticed it had been closed in recent days, and its permanent demise was confirmed by the Balchão team. A statement on the restaurant doors reads: "Farewell, Beloved Patrons: Balchao Restaurant Closes. With heavy hearts, we announce Balchao's permanent closure. "Your loyalty and cherished memories hold a special place in our story. "Unforeseen circumstances necessitate this closure, but we remain deepy grateful for every shared meal, celebration, and moment within these walls. "Though our culinary journey ends, the flavours, laughter, and friendships will forever linger. Thank you for being part of our family. Farewell with immense gratitude." Balchão had received rave reviews for its food but Hale Barns Square has proved a challenge for restaurateurs since its relaunch, with Mediterranean concept Fox and Barns Bar & Grill both also failing. A schoolboy who was stabbed to death by a friend was killed unlawfully a coroner has found - overturning an original inquest Yousef Makki died after being stabbed in the heart by his friend Joshua Molnar in Hale Barns During a trial, which took place three months after the incident, Molnar claimed self-defence and was cleared of murder and manslaughter of the grammar schoolboy Joshua Molnar was cleared of murder and manslaughter after a trial in 2019. Credit: PA ImagesAt an original inquest, in November 2021, a coroner ruled out both unlawful killing and accidental death as reasons for Yousef’s death concluding she could not be sure what happened But his family, from Burnage in Manchester, brought a judicial review in 2022 challenging the finding there was insufficient evidence on the "central issue" of whether the killing was unlawful A second inquest into the 17-year-old's death was later ordered after the High Court quashed the original inquest findings Giving his findings at Stockport Coroner's Court Coroner Geraint Williams said Mr Molnar was not acting in lawful self defence adding "what he did amounts to manslaughter." he concluded Yousef did not have a knife at the time of his death as claimed and Molnar had not acted in self-defence and did not believe he needed to use a knife to defend himself “I find as a fact Yousef Makki did not use a knife to threaten or attack Joshua Molnar," Mr Williams said I conclude he did not act in lawful self-defence I conclude that Mr Makki was unlawfully killed is fully made out by the evidence.” He added the evidence did not show Molnar intended to kill or cause serious harm to Yousef and that it does not amount to murder Yousef Makki died after being stabbed in the heart. There were audible gasps and emotional scenes in court as the conclusion was delivered Yousef's sister Jade broke down in tears Lawyers for Yousef’s family said: "This has been a very long journey for the family It is believed the Crown Prosecution Service and Greater Manchester Police (GMP) will now look at all the evidence again following the unlawful killing conclusion Detective Chief Superintendent Jonathan Chadwick said: "We note the verdict delivered by the Coroner at Yousef's inquest "Our thoughts remain with Yousef’s family and we will continue to support them in any way that we can “We do not underestimate the impact his death has had on his loved ones and the trauma of ongoing proceedings We understand that no outcome will bring Yousef back or lessen their heartbreak "Greater Manchester Police will now carefully review the ruling in consultation with the Crown Prosecution Service before considering further steps." The second inquest heard of many "discrepancies" in how the stabbing happened Molnar told the jury at his trial that the two had had a row and that Yousef had pulled a flick knife out first so he took his out and his friend "came on" to his weapon He said he did not see what happened because he was on his phone Chowdhary had bought both flick knives online after winning a scholarship to £12,000-a-year Manchester Grammar School Lawyers for Yousef's family told the inquest the only evidence he had brandished a knife came from Molnar said he had admitted panicking and telling lies to police after the stabbing - and had been jailed for that But she said any inconsistencies resulted from trauma and "fracturing memories" and maintains he acted in self-defence said they believed Molnar is lying and suggested Yousef did not have Mr Weatherby highlighted the differing accounts of what happened given at various times by Molnar Molnar's trial heard Yousef's death was "an accident waiting to happen" he and Chowdhary being "rich kids who have never had to live in the real world" Calling each other "Bro" and "Fam" they were acting out "idiotic fantasies" at being "middle class gangsters" by messing around with knives smoking cannabis and listening to drill music was jailed for 16 months for carrying a knife in public and perverting the course of justice after initially lying to police at the scene about what had happened did not give evidence at Molnar's murder trial He was found not guilty of perverting the course of justice and given a four-month detention order after admitting having a knife in public a Crown Prosecution Service spokesperson said: “Our thoughts are with the family of Yousef Makki who suffered such a devastating loss “We respect the conclusion reached by the coroner who applies a very different test to the one used by the criminal courts held a full trial in 2019 and the defendant was found not guilty We respect the verdict of the jury in the criminal case.” Want a quick and expert briefing on the biggest news stories Listen to our latest podcasts to find out What You Need To know.. Bowdon and Hale Barns remain popular choices for relocation Pent-up demand for homes has been amplified by changing buyer needs The exceptional performance of North West England’s housing market since June 2020 has echoed across the southern suburbs of Manchester and the towns and villages of Cheshire The market here is being driven by the pent-up demand that was present even before last year’s initial lockdown and has been amplified by changing buyer needs This was demonstrated in the 42% increase in the number of sales subject to contract across Knutsford and Hale Barns’ Local Authority areas of Cheshire East and Trafford from June 2020 to February 2021 compared to the period between June 2019 and February 2020 with two-thirds of people moving from outside the local area over the last three years Savills sales for buyers moving to the area show they have careers in a range of industries we are encouraged by a build-up of new buyer registrations with our local office reporting a 123% rise during January and February this year compared to the same months in 2020 there are currently 12% fewer properties available to buy across Knutsford Bowdon and Hale Barns compared to last year price growth has remained relatively modest with prime values across Cheshire showing annual growth of 3.1% in the first three months of 2021 With Savills sales across the local area achieving an average of 100% of the final asking price last year we expect supply constraints to lift prices in desirable hotspots with good quality and appropriately priced properties continuing to receive competitive bids and interest Despite the rising demand for country living the market remains strong for homes in suburban and commuter areas that offer access to green space Bowdon and Hale Barns has seen a drop in transactions in recent years with 17% fewer properties available for sale compared to five years ago This was further compounded by restrictions on moving home during April and May last year which led to an unavoidable 19% annual drop in the number of recorded transactions from 1,521 (12 months to Dec 2019) to 1,230 (12 months to Dec 2020) This was mainly due to a fall in transactions below £500,000 some prime locations have seen increased transactional activity between £500,000 and £1 million has triggered a revival in country and village locations there has been a strong recovery in prime transactional activity between £500,000 and £1 million in the south-eastern parts of Knutsford and the villages of Ollerton and Over Peover A similar trend was also witnessed in the northern and southern areas of Knutsford where demand for modern family homes led to a rise in transactions in Mereheath Park Hollingford Place and further afield in the village of High Legh prime markets in the suburban and commuter areas of Hale due to their access to green spaces and value for money compared to London and the South East The highest concentration of transactions between £500,000 and £1 million has been in postcodes covering central areas where numbers have remained steady in recent years the majority have taken place on Ashley Road and Hale Road there has been a rise in sales on The Downs near Altrincham Hospital and Church Walk (modern properties) Ashfield Road and Beech Road near Stamford Park and also on Appleton Road and Rivington Road in the southern and eastern parts of Hale respectively demand for larger properties and outdoor space led to a rise in sales on Delahays Road and Grove Lane in Hale and High Elm Road in Hale Barns Whilst a lack of supply limited prime activity between £500,000 and £1 million in Bowdon a luxury apartment block on Stanhope Road has seen three transactions since the end of 2019 Demand for exceptional properties on the most sought-after streets remains strong Following a near record-equalling 108 transactions during the 12 months ending December 2019 Bowdon and Hale Barns million pound market picked up where it left off post-lockdown from June 2020 There was a 79% increase in agreed sales in Trafford and Cheshire East which accounts for the majority of Knutsford’s million pound activity Parkfield Road and Goughs Lane and included four above £2 million was the third highest ever sale in Knutsford there have been four transactions in the village of Mere towards the north of Knutsford since the end of 2019 the villages of Lower Peover and Plumley recorded their first top-end sales in three years the top-end market remains strong for modernised and upgraded properties offering floor space of at least 2,500 square feet Redevelopment opportunities with large plot sizes also remain sought-after the majority of million pound sales last year took place in the area between South Downs Road There were five a change in their way of life There are currently no signs of this dissipating and we anticipate these trends will continue to be dominant drivers through much of 2021 as there remains an underlying deeply affected by their experiences of this I have been struck by their determination in refusing to accept that justice was served in this case and their courage in campaigning to keep Yousef’s name revived for a 12-mile eruv around Hale and Hale Barns I went this week to see for myself what an Eruv looks like Some say it’s a religious fence to create an enclave allowing members of the orthodox Jewish community to observe their laws and customs associated with the Sabbath while carrying or pushing certain items outside of their homes I visited the Manchester Community Eruv to see one first-hand I had been told that the poles and wires would be barely noticeable so I was astonished to see the size and the scale of the poles and these are most definitely not discreet we have a fully integrated multi-cultural society where all faiths fences and boundaries should be coming down and not being built up I believe that creating a religious enclave is wrong and seeing first-hand what an Eruv looks like I feel it’s going to be totally out of character for the Hale Hale Barns and Altrincham areas of South Trafford A twelve mile route with a whopping 95 galvanised steel poles will look out of place and out of keeping with the area where we live very harmoniously at present Watch Neil’s video about his trip to the Salford eruv: Multi-faith action group launched to fight plans to erect 12-mile ‘eruv’ around Hale and Hale Barns
