Plans to build up to 300 homes around High Barnet tube station have entered their second consultation ahead of a planning application being filed this summer
Last year, Barratt London and TfL’s propery subsidiary, Places for London unveiled proposals for approximately 300 to be built on the car park and on the light industrial land to the south of the station
will also serve the local community and station users
A first round of consultation on the early proposals was held in late November and early December 2024
Almost 400 members of the local community attended one of the two drop-in sessions or the public online webinar to meet the project team
A second round of public consultation will be held at the following times and locations
where the project team will present their updated proposals and answer questions:
A community webinar will be held on Tuesday 4th March from 6:30pm to 7:30pm. To sign up to join the webinar, please email the project team at: [email protected]
said: “We are excited to be advancing our proposals for High Barnet station and once again meeting with the local community to hear their thoughts and comments
High Barnet is the fourth iteration of a series of projects brought forward with Places for London
The High Barnet proposals will redevelop and reenergise the station’s surroundings to create a well-connected and sustainable development.”
This website has been running now for over a decade, and while advertising revenue contributes to funding the website, it doesn't cover the costs. That is why I have set up a facility with DonorBox where you can contribute to the costs of the website and time invested in writing and research for the news articles
It's very similar to the way The Guardian and many smaller websites are now seeking to generate an income in the face of rising costs and declining advertising

every additional support goes a long way to covering the running costs of this website

I wish Places for London could take over the “Builder Depot” site next to West Hampstead underground station and deliver housing alongside delivery of step free access
Apparently current owner of site (Builder Depot) has scrapped their previous mixed use plans (retaining depot and offices and adding some housing) in favour of complete redevelopment for housing (“bookending” the wider Landsec redevelopment of o2 Centre)
Where are people who need to use the railway going to park their cars
The loss of the car park will cause serous difficulties for users of the station
they should be building a bus station there
Will the housing be social or ‘affordable’
When you consider the size of the car park
and the number of people who use the station each day — the impact on commuters from removing the car park is microscopic
there are plans to improve the local bus stops
and website in this browser for the next time I comment

Barratt London and Places for London have announced the contract exchange at a site in High Barnet
The site is the second development to be unlocked by the West London Partnership
the West London Partnership will deliver more than 4,000 new homes – many of which will be affordable – with an estimated value of £1.9bn

which is Places for London’s largest partnership to date
will operate across West London including London Boroughs of Barnet and Ealing and unlock 60 acres of underutilised land
The new site at High Barnet station is a significant development for the West London Partnership
delivering approximately 300 new homes alongside small-scale commercial uses that will enhance the station area
The development will target to deliver 40% affordable homes
helping to boost access to housing for residents in Barnet
The development plans replace any previous plans proposed at this location by Places for London
the West London Partnership will deliver approximately 285,000 sq ft of commercial space
with an estimated 9,600 direct and indirect jobs being created
Helping to train the next generation of talent
the partnership includes continuous funding for Places for London’s Educational Engagement Programme and will contribute £1.5m over the partnership’s lifetime to help build young people’s careers in construction
improve diversity and retain future talent
Barratt London is also an active partner in the programme
including co-ordinating operations alongside providing volunteering and work opportunities
More than £60m will also be contributed across the boroughs in S106 and Community Infrastructure Levy payments
with separate dedicated Community Grants to support local charities and organisations
A robust set of sustainability commitments were established in the initial phases of the partnership
with Places for London’s Sustainability Development Framework and Barratt London’s Environmental
Social and Governance (ESG) Strategy working together
Significant commitments include achieving Housing Quality Mark (HQM) 4.5 Rating and BREEAM Excellent for the commercial units
both of which underpin the partnership’s commitment to creating healthy places for people and planet

Plans to build 300 homes next to High Barnet Station have been unveiled as residents raise concerns over the loss of parking
Developer Barratt London and Transport for London’s property company Places for London are proposing to build four housing blocks on the tube station’s 160-space car park and adjoining storage spaces
The proposals form part of the West London Partnership
a collaboration between Places for London and Barratt London to deliver more than 4,000 new homes on “underused land” with “excellent transport links”
The partnership has also set a target to deliver up to 50% affordable homes on each development
Places for London has confirmed the planning application will be submitted to Barnet Council in spring
Barratt London said further consultations will be held so residents can continue to share their views and discuss the proposal before it is formally submitted
Local resident and Barnet Society’s lead on planning and environmental issues
said the society did not object to “some housing” on the car park but its complete “loss” was not proving popular among residents
The proposal is understood to be designed as ‘car free’ to encourage residents to use public transport
with the only car parking spaces being reserved for disabled drivers
Robin also shared concerns over the stability of the ground around the station
he said: “It must be an appropriate mix
“What do local residents and users of High Barnet Station have to gain?”
Robin also warned the station’s infrastructure and that of the surrounding roads may not be up to the task of supporting an influx of new residents
He said: “Our station and its natural surroundings have some charm and environmental qualities
but access and modal interchange are dysfunctional
“The short and long-term effects of this project will be deeply disruptive
the least we should expect is an accessible and environmentally enhancing transport hub worthy of the 21st Century.”
Places for London claimed the proposals provided an “opportunity” to enhance the station while also responding to the borough’s need for more affordable housing
said: “The proposals at High Barnet represent a significant opportunity to enhance High Barnet Station
while delivering the high-quality new homes
that Barnet and the capital dearly needs.”
said this was the fourth project the home builder had brought forward with Places for London
The partnership has delivered a development on Blackhorse Road in Waltham Forest and is currently working to deliver 450 homes at Wembley Park in Brent
Last year the partners also received planning permission for a development on Bollo Lane in Ealing
Alastair said: “Our partnership was founded on a series of core commitments to unlock underutilised
well-connected sites and deliver well designed
sustainable homes that are integrated with the local community and context and pass the test of time
“That is exactly what we are doing at High Barnet
and we look forward to beginning a conversation with the local community and working in partnership with them to bring our bold new vision to life in a way that benefits all stakeholders.”
Harrow Online is a company registered in England and Wales
Barratt London and Places for London have set a construction start date for a major site in High Barnet
Work will get underway in 2026 to deliver 300 new homes alongside small-scale commercial uses at the High Barnet station site
It is the latest scheme to be unlocked by the West London Partnership
which was established in June 2024 with a target of developing £1.9bn of schemes
comments: “The West London Partnership will build on our work to date

Under plans being put forward by Barratt London and TfL’s Places for London, approximately 300 new homes could be built around High Barnet tube station on the Northern line
High Barnet is a northern terminus for the Northern line and sits at the bottom of a slope alongside sidings for used to store tube trains when not in use
The station wasn’t built for the London Underground and opened in 1872 as a mainline railway between Finsbury and High Barnet
It was transferred to the London Underground
and the first tube trains ran in April 1940
although British Rail could run freight trains to the station up to 1962
the station retains some of its original Victorian architecture but sits alongside a car park and light industrial site
the housing development would see approximately 300 new homes
built on the car park and on the light industrial land to the south of the station
There would also be some improvements to the local area
with a better pedestrian path from the station to the bus stop and upgraded crossings on the nearby Barnet Hill road
A public exhibition will be held on Sunday 1st December from 10am to 2pm at Queen Elizabeth’s Girls School
A community webinar is also being held on Thursday 28th November at 6:30pm to 7:30pm. You can obtain log-on details for the webinar by contacting [email protected]
Jonathan Cornelius, Head of Property Development at Places for London said: “The proposals at High Barnet represent a significant opportunity to enhance High Barnet station
“We encourage the local community to come along to one of our in-person or online events to learn more about the proposals and share your views on what you want to see in the future of High Barnet.”
This isn’t the first time that TfL has attempted to develop the site. A previous proposal in 2019 was dropped in 2021
…cue the usual army of NIMBYs moaning about loss of car parking and perceived lack of local amenities
IMO a decent plan would include wholesale redevelopment of the station to improve access
including a direct entrance on Barnet Hill
but no doubt the current obsession with preserving heritage buildings
The initial concept image from Barratts gives the impression that there will be at least a cafe as part of the development
Alas most housing developments add only accommodation (in this case flats) and scant (if any) other facilities
As this is close to a major transport hub the least Barratts should include are ground retail spaces – historically tube terminuses have shops very close or in the stations themselves

unique commemorative artworks to form an art trail
The project was curated and produced by Create London and the artworks were designed by artist and architect Edward Crooks.

who radically transformed children’s reading by founding the first children’s library in Hendon
Then there’s boogie-woogie star Winifred Atwell who became the first black musician to reach UK no
1 in the UK singles chart with 1954 hit Let’s Have Another Party
The pianist – who earned just a few pounds a week when she first came to Britain – was earning a salary of more than £10,000 a week by the mid-1950s
Her hands were insured with Lloyd’s of London for £40,000 in a policy that stipulated she was never to wash dishes
Charlotte Reiniger is another to get a Barnet Legends artwork
she created the world’s oldest surviving feature length animation. Her work
tells the story of an African sorcerer who conjures a flying horse – leading to a curious and magical adventure
continue to inspire filmmakers to this day
These past figures recognised in the Barnet Legends art trail project were selected through a community nomination process and panel sessions with representatives from a range of community organisations
Barnet Multi Faith Forum and a young person from Saracens High School

New 20mph speed limits could be introduced on two residential roads in High Barnet
Barnet Council has confirmed it is carrying out speed surveys on Salisbury Road and Stapylton Road “to establish whether there is an issue of speeding”
The move comes after the council said it had received requests from residents and councillors to review the speed limit and reduce it
If implemented, this will tie in with City Hall’s ‘Vision Zero’ policy which has the target that
“all deaths and serious injuries will be eliminated from London’s transport network”
The Greater London Authority says that it wants to introduce “safer speed limits” because “if you hit someone at 30mph they’re five times more likely to die than if you hit them at 20mph”
The current speed limit on both Salisbury Road and Stapylton Road in High Barnet is 30mph
If the surveys show that speeding is a problem
the council says it will carry out a public consultation on reducing the limit
Stapylton Road and Salisbury Road both link to Barnet High Street and suffer from high traffic levels
A council spokesperson said: “We are committed to improving road safety and listening to the views of our residents
“Following requests from residents and councillors
we are planning to carry out speed surveys on Salisbury Road and Stapylton Road to establish whether there is an issue of speeding
which involve collecting speed data for 24 hours per day over a seven-day period
will be used to determine whether the introduction of any road safety measures is required
our proposals will go to a public consultation to seek the views of the wider area
Speed surveys are part of our road safety and parking application process.”
All current 20mph zones in Barnet can be viewed online at openstreetbrowser.org

A London mother who lost her arm and leg after being run over by two Underground trains is preparing to climb Mount Kilimanjaro
Sarah de Lagarde slipped on a platform at High Barnet Tube Station and fell onto the tracks

"Then the train departed and took my right arm with it," she previously told Sky News
"A second train came onto the platform and claimed my right leg."

It is thought she would become the first woman with a prosthetic leg and arm to scale Kilimanjaro
Mrs de Lagarde and her husband first climbed the dormant volcano just a month before her life-altering accident - and she credits the experience with helping rally her as she lay on the Tube tracks fighting to stay alive
