Landsec U&I has submitted plans for the first phase of homes at its £1.4bn Mayfield development next door to Manchester Piccadilly train station
A total of 879 homes are included in the plans for Mayfield Park alongside shops
a health and wellbeing club and community spaces.
The scheme has been designed by architects Studio Egret West and Shedkm with other parts of the first phase of the development including 325,000 sq ft of office space across two buildings and a cycle park with space for hundreds of bikes
The first phase of Mayfield will include homes and offices
A viability appraisal will be assessed to determine what proportion of the 879 homes will be for affordable tenures
However Landsec has said its ambition is to deliver 20% for affordable tenures across the scheme

Landsec said the scheme has been designed in harmony with Mayfield Park

adding that the park will increase by 57% in area as the first phase of residential and commercial development comes forward

The Presiding Officer visited Mayfield and Easthouses in Lothian yesterday to meet local people to talk about their Scottish Parliament
The Lothian visit is the last in a series of eight events across Scotland to mark the Scottish Parliament’s 25th anniversary
The aim of event is to hear people’s reflections on the Parliament and to understand more about what they want from their Parliament in the future
It was also an opportunity to reflect on 25 years of devolution and the impact of the Parliament on local communities
Yesterday’s event began with a visit to the Mayfield and Easthouses Development Trust
joined by constituency and regional MSPs from the Lothian Region
volunteers and staff in their pavilion and café in Mayfield Public Park before visiting their Hub and Pantry
Following this there was an event at Mayfield and Easthouses Church Hall where the politicians met representatives from local groups and projects
The visit ended in Mayfield Community Club where Nourish Scotland hosted a public diner lunch
the Rt Hon Alison Johnstone MSP said: “I’m looking forward to meeting local residents and listening to their thoughts on the Parliament and their hopes for its future
“We have met people across the entire country to commemorate the Parliament’s 25th anniversary
and visited inspirational community projects
“I’m pleased we’ve partnered with local groups on this visit to Mayfield and Easthouses
and I’m sure we’ll have great discussions about how the Parliament can best represent people in Lothian
I’m also excited to hear more about the various community projects that are taking place here

That’s why this review will be critical in getting businesses the people they need to unlock their full potential
Lower rates of employment for people with long-term health conditions or disabilities is a tragic waste of potential that holds back economic growth and impacts on well-being
It denies people the opportunity to improve their personal financial security through work and prevents businesses from using their valuable skills and experience to grow the economy
Sir Charlie’s review is a welcome opportunity for business and government to co-design solutions that have a real impact
This business engagement is part of the government’s Get Britain Working White Paper which is currently progressing the biggest employment reforms in a generation so the UK can reach an ambitious 80% employment rate
Jobcentre’s are to change their focus from monitoring and managing benefit claims to skills and careers
mental health support will be expanded to reduce waiting lists in areas with the highest levels of economic inactivity
and mayors will be empowered to join up local work
health and skills support to tackle the root causes of inactivity in their areas

according to new analysis published today [Thursday 20 March] by the Keep Britain Working Review
Statistics in the report also show around a quarter of those who are economically inactive due to ill-health are under the age of 35 – illustrating how early barriers are impacting many of those who may be beginning their work journey or developing
The findings are part of the review’s Discovery Phase report
as former John Lewis boss Sir Charlie Mayfield examines the factors behind spiralling levels of inactivity
and how government and businesses can work together to tackle the issue
The Keep Britain Working Review was announced as part of the Get Britain Working White Paper which set out the biggest employment reforms for a generation to get Britain working and unlock growth as part of the plan for change

empowering mayors and local areas to tackle inactivity
and delivering a Youth Guarantee so all young people are either earning or learning
Today’s report sets out the economic inactivity challenges facing the UK and how this compares to other countries

These figures show young people (16 to 34-year-olds) with mental health conditions are 4.7 times more likely to be economically inactive than their cohort
Those who are out of work for less than a year are five times more likely to return to work compared to those who are out of work longer
The report also highlights the potential economic benefit of better prevention
retention and rapid rehabilitation: it finds that tackling sickness absence and ill-health related economic inactivity through these measures could be worth £150 billion a year to the economy

Separate research also suggests that if the UK could reduce the number of young people who are not in education
UK GDP could increase by 1.8% in the long-term (equivalent to £38 billion) – underpinning why health and disability reform to get Britain working is central to unlocking growth and delivering on the Plan for Change
The government has already hit the ground running on prevention to address the mental health challenges young people are facing and ensure they get the treatment they need
This includes investing £26 billion in the NHS
including in mental health services and recruiting an additional 8,500 mental health workers across child and adult services to reduce delays and provide faster treatment
We have already helped almost 70,000 people with mental health issues back into employment last year as part of the expansion of the Talking Therapies programme
up more than 60% on the year before and we are continuing to expand the programmes so more people can benefit from treatment
The report sets out the main areas for the next stage of engagement – where in the coming months written submissions and face-to-face engagements with businesses and stakeholders will gather evidence to develop recommendations to come in Autumn
The government has also put in place measures to make work pay and more secure
to help keep more people in work and support employers with retention
This includes through the Employment Rights Bill which will strengthen workers’ rights protections
including expanding Statutory Sick Pay to 1.3 million of the lowest earners who previously received nothing
ensuring employees have the right to payments from the first day they are ill – so no one has to choose between their health or staying in work
We are also increasing the National Living Wage from April
benefiting 3 million of the lowest paid full-time workers by up to £2,500 and introducing a Youth Guarantee to ensure every young person is either learning or earning
This Discovery report comes as the Work and Pensions Secretary set out the largest welfare reforms for a generation this week to help those sick and disabled people who can work into jobs - backed by £1 billion investment
This includes consulting on delaying access to the health top up in Universal Credit until someone is aged 22
with savings reinvested into work support and training opportunities through the Youth Guarantee
These range of measures also include scrapping the controversial Work Capability Assessment that drives people into dependency and introducing the biggest package of new employment support including an early support conversation to stop an inactivity spiral
The new measures are designed to ensure a welfare system that is fit for purpose and available for future generations – opening up employment opportunities
boosting economic growth and tackling the spiralling benefits bill
while also ensuring those who cannot work get the support
they need as part of the government’s Plan for Change
which has led to one in eight young people not currently in work
education or training and 2.8 million people economically inactive due to long term sickness – one of the highest rates in the G7
All this has driven the spiralling benefits bill
forecast to reach £70 billion a year of spending on health and disability benefits for working age people by the end of the decade

Landsec has filed plans for the first phase of housing at its £1.4bn Mayfield regeneration scheme in Manchester.
Designed jointly by architects Studio Egret West and shedkm, the first 879 homes will be built over four blocks around a new park square, near Manchester Piccadilly Station
If approved, the flats will complete the first built phase of the Mayfield district, which also includes 325,000 sq ft of office space across two buildings, and a multi-modal transport hub featuring the city’s biggest cycle park with space for hundreds of bicycles.
The planning submission follows Landsec’s announcement that Mayfield’s first office building, Republic (230,000 sq ft of office space), designed by Morris + Company, will start on site in 2025.
The second office building, The Poulton (95,000 sq ft of office space), designed by Bennetts Associates, and a multi-modal transport hub featuring the city’s biggest cycle parking hub, designed by Studio Egret West will follow shortly after.

MAYFIELD, Ky. — After sustaining heavy damage in the Dec. 2021 tornado, the St. James African Methodist Episcopal Church in downtown Mayfield is estimated to complete rebuilding this year, according to steward and trustee Thomas Bright.
On Sunday, May 4, students from the Murray State University history department documented the status of this extensive process as the church nears the final stages of reconstruction.
Having lost his aunt and fellow congregant in the disaster, Bright said the church community encountered substantial tragedy, but it will define itself by resilience in shared faith moving forward.
“The church was just about destroyed. The roof was blown out and the sides were caved in, so there was just trauma on top of trauma,” Bright said. “Our faith has kept us going, and we knew that God would provide a way for us to get back on our feet and rise to become better than what we were before.”
After some complications in FEMA and other funding, Bright said a major emblem of hope arrived when the National Trust for Historic Preservation awarded the church a $100,000 grant for revitalization.
“The head cornerstone said the church was established in 1868, but the Murray State University History found records that date the church as far back as 1861,” Bright said. “We’ve always been an active community church. We have weddings and funerals, and we don’t turn anyone down. We are small in numbers but great in hearts.”
Bright highlighted the importance of restoring a long-standing community pillar, noting that St. James AME is the oldest African American church in Graves County.
He added that the church features a wall mural from nationally renowned artist Helen LaFrance, a Black folk painter who was a lifelong resident of the area.
Bright said preserving the history of St. James AME is vital not only to the African American population but also Mayfield in general, as the legacy of perseverant strength is valuable today.
“You can’t change history or erase it as if it didn’t happen. When the church was first established, it got burned a couple times like so many Black churches did during that time,” Bright said. “But our church has always been a voice for education and rights advocacy, and to love, respect and do right by one another.”
Like the rest of the Mayfield community, Bright said St. James AME has relied on camaraderie in adversity. In this period of displacement, he said Mayfield Church of the Nazarene and other local congregations opened their doors to St. James AME for joint services and fellowship.
“Those who never lost faith and hope still participated,” Bright said. “We keep going because the church is more than just a building. The church is the people.”
A St. James AME Church member for 50 years, Benetta Jones said the congregation’s spirit was indescribably vibrant during its height, but the disaster and other factors have caused membership to decline. She said the church will hopefully experience a resurgence after reconstruction
“When I first started coming here, the church was completely alive. There were three or four different choirs, and we loved singing and hearing the preaching. You almost can’t explain it,” Jones said. “Over the years, we’ve seen so many people pass away, and then the tornado just took the church out. We have faith that we’re going to build our church back up. It’s just going to take time.”
Jones said the congregation’s close collaboration in rebuilding illustrated the power of unity. Especially in small towns, she said churches promote tight-knit bonds in the community that withstand hardship.
She said all the local churches provided critical aid to Mayfield in the aftermath of the tornado, whether that was removing debris, delivering supplies or offering facilities.
“Everybody just kind of worked together. We have all these different programs, so whatever needed to be done, somebody would do it,” Bright said. “If everybody quits, nothing is going to get done. Sometimes you get discouraged, but you just have to look to others to push forward.”

"They just take advantage of the residents," the resident said
"I just want to rest and recover and move on with my life ..
but have ended up here as I have no other option
The boarding house also contains "holding rooms" which lock from the outside and which it is alleged people are held in if they return to the facility under the influence of drugs or alcohol.
"I thought the holding rooms were just bathrooms at first," the resident said.
"They reversed the door handles so it push-locks from the outside."
Each cubicle has a lockable drawer, but you have to bring your own padlock, and there is a shelf above the bed that you "bang your head on in the night".

"I'm tall and don't fit in them, and they get real hard to breathe in, and it makes you feel sick."
While holes had been drilled into a few of the cubicles for air, that didn't help much, he said.
A disability support worker who has visited the facility said some of the people living there were very vulnerable.
"They need a lot of help, and SPL don't do anything to help them," he said.
"I've seen people move out and choose to be homeless. One guy has been homeless for nearly three months because he chose to move out because he couldn't deal with the high rent."
In a statement issued to the Newcastle Herald, the facilities manager SPL Living said its primary concern was the health, safety and well-being of its clients.
"The media has stated that the allegations made are being reviewed by relevant authorities," the statement said.
"We welcome and will fully cooperate with the reviews by the appropriate authorities.
"As this matter is currently under review, it would not be appropriate for us to comment further publicly at this time."
The illegal boarding house, named Alma Mater, is advertised as a purpose-built facility for people to "receive nourishment, shelter and mentorship".
It is operating at a former Baptist Care community centre known as Hope Street, and is not authorised as a boarding house or residence.
It is understood City of Newcastle officers have been through the place and taken photos as part of an investigation, but the council would not be drawn on what action it would or would not take.
It is understood several complaints have been made to the National Disability Insurance Agency about Sanctuary Place Living employees, including Mr Mason, pressuring NDIS participant-residents to sign their disability-related funding over to SPL.
The boarding house is promoted as having been created to "provide essential support to those facing homelessness and the impacts of long-term hardship".
It is said to offer meals, skill-building, meditation sessions, "supports and care" as well as shelter.
Residents who have spoken to the Herald say the day-to-day reality of living there is very different.
There is often no toilet paper supplied, no milk for breakfast "other than the occasional carton of long-life milk", and lunch is "cheap label spread on stale bread".
"It's not restorative, nor healing. I can't move ahead with my life stuck here, paying $450 out of my $520 a week Disability Support Payment doesn't leave me with any room to do anything."
The City of Newcastle is not the only authority to be made aware of the illegal boarding house operation.
Multiple ministers and MPs have also been made aware, including NSW Minister of Fair Trading Anoulack Chanthivong, NSW Housing Minister Rose Jackon and the Minister of Disability and Inclusion Kate Washington.
Ms Jackson told the Herald the state government was aware there were "some pretty dodgy operators" in boarding houses.
"We've seen these right across the state and to be perfectly honest, it is the state that has to come in and pick up the pieces when those dodgy private operators treat residents poorly, close their doors unexpectedly, evict people with no notice," Ms Jackson said.
"It's absolutely unacceptable, and it's a real tragedy. And it is housing services that have to step in.
"What we're doing about it is reforming the Boarding Houses Act."
Legislation would be introduced later this year to clean up the way some operators were doing business, Ms Jackson said.
"If you're doing the right thing, if you're looking after people, if you're providing low-cost boarding house accommodation, good for you, fantastic," she said.
"If you're one of the unscrupulous operators, we're coming for you. Because I've seen the stories again and again, it's not acceptable. And there'll be legislative change to try and address that this year."

The Friends of Mayfield Special School have launched a fundraising campaign to refurbish the special room

The refurbishment will include new specialized resources and equipment that will help the children develop key skills such as balance

And it wasn’t just his own sense of movement that he was dealing with
Writing at the peak of the 1960s Civil Rights Movement and into the aftermath of the murders of senior movement figures like Medgar Evers
Mayfield knew that his music had the power to inspire direct action in his audience
“Get on your feet” he sings in ‘Power to the People’
Even when Mayfield wasn’t writing with the movement explicitly in mind
his song connected with the pleas and demands for equality and acceptance of the time
“It doesn’t matter what colour [you are] or faith you have” he said in 1997 when discussing one of the greatest songs he ever wrote
universality and equal significance was precisely what drew people to the song in the first place
the song caught the attention of Dr King himself
who would cite the lyrics to get people marching and even labelled it as the unofficial anthem of the whole movement
‘People Get Ready’ is as much a song of faith as it is anything else
whether it was a faith that there was a better life to come or if it was a faith that a better world was possible in this lifetime
One of his strengths as a songwriter and inspirational performer was Mayfield’s ability to turn one of the worst atrocities you can imagine—the oppression of his people—into an inspirational message
So many of his best songs work so well because they are filled with positivity
Music was a hugely powerful and important weapon in the arsenal of the army of love who were marching across America to fight for civil rights in the 1960s
Whether it was The Staples Singers singing about the ‘Freedom Highway’
James Brown saying out loud that he was Black and he was proud
Sam Cooke believing that a change was gonna come or Mahalia Jackson’s rousing rendition of ‘We Shall Overcome’
music bridged gaps between the races all across the country
the music and the movement all across the country
plenty of brave Civil Rights activists early in the decade boarded the ‘Freedom Rider’ buses
which pulled into cities in the South to take part in protests and sit-ins; to fight for the right of Black people to exist in public places
to eat or drink in diners just like the white folk could
and even just to fight for the small dignities of simply using a public restroom or sitting on a bus seat of their own choosing
As the activists drove from town to city and then on again
they’d sing the songs that carried their messages loud and clear
One of the most commonly heard songs on countless Freedom Rides across America was Curtis Mayfield’s ‘Keep on Pushing’
an inspirational anthem of positivity and light
All you had to do to get there was keep on pushing the message of love
coupled with the joyous voices and heavenly guitar
kept the message ringing loud and clear for anyone who wanted to listen
With the rise of the far-right around the world and the return of fascism to the shores of North and South America
Mayfield’s best songs are unfortunately as relevant in places again today as they were when he wrote them
While we aren’t blessed with a collection of singers who are resisting the oncoming oppression as the people fighting for what’s right were in the 1960s
we do still at least have the songs that Mayfield left us with and the messages within them
we have to keep the power with the people and we have to keep on pushing

This first residential phase will provide more than half of the 1,500 homes planned at Mayfield
A 2.5-acre extension to Mayfield Park would include a rock garden
A total of 54,000 sq ft of commercial space is also proposed within the buildings
The proposals also include a 2.5-acre extension to Mayfield Park
bringing the green space’s total acreage to nine acres
This extension would include a rock garden
A nearly 600-foot road on the southern edge of the plot would also be introduced to enhance pedestrian and cyclist access to the city centre and the scheme
A start on site is expected in the second quarter of 2026 with completion slated for 2030

“Since delivering the first piece of Mayfield Park in 2022
we’ve been on a mission to continue to grow the park across our 24-acre masterplan,” she continued

The proposed 878 new homes would also contribute much-needed high-quality housing as the city continues to grow at pace.”
The submission of the plans for the Hoyle Street homes signifies that
work to progress Mayfield is ongoing on behind the scenes
It had been hoped that Landsec’s acquisition of U+I for £190m in 2021 would spark the scheme into life but volatile economic conditions have delayed a start on site for the first phase – two offices totalling 320,000 sq ft

They should schedule completion for 2050 at this rate
So no new office development then – demonstrates (again) the real challenges in the Manchester market
If Landsec can’t get offices to stack up what does that mean for other developer/ traders who have sites in Manchester
And if you can’t make new offices stack up in Manchester what are the chances in other towns and cities in the region (without having to rely on Council covenants or what limited grant aid there is out there

Tampa Bay Buccaneers quarterback Baker Mayfield is suing his father’s investment firm for $12 million.
Mayfield’s lawyers claim that his father’s company, Camwood Capital Management Group, “materially breached” a settlement agreement. The January 2024 settlement came after a years-long financial dispute within the family.
The NFL player, his wife Emily Mayfield, and their company Team BRM are accusing Camwood Capital, his father’s firm, of breaching a settlement agreement “by failing to satisfy its repayment obligations”, the complaint states.
James and Matt Mayfield, the quarterback’s father and brother, respectively are members of the investment firm.
Camwood Capital, based in Austin, Texas, transferred more than $12 million of Mayfield’s assets from 2018 to 2021 “without authorization, proper documentation, or adequate accounting of the transactions,” the filing says. Those funds were taken “with an apparent belief by Defendants that they need not be repaid.”
In January 2023, both sides entered into a settlement agreement for Camwood to repay Mayfield.
The terms of the agreement were allegedly three-fold: Camwood Capital was obligated to pay more than $11.7 million according to a schedule starting on September 30, 2024, to refinance an existing loan to help in repaying Mayfield; and to give Mayfield access to Camwood Capital’s books and records.
“To date, Camwood Capital has not repaid even one dollar under the Settlement Agreement, Defendants have failed to refinance their existing loan, and Defendants have not provided Plaintiffs with access to their books and records (continuing a pattern and practice of preventing Plaintiffs from accessing pertinent information),” the suit says.
Texas Contract Manufacturing Group, Unitech Tool & Machine, Apex Machining, and Lor-Van Manufacturing are also listed as defendants.
The plaintiffs are seeking $11,741,000.00 plus interest as well as the cost of attorneys’ fees.

Midlothian Council is currently progressing plans to replace both Mayfield and St Luke’s Primary School buildings
Fiona Robertson said there is no need for St Luke’s to move until the new campus opens as its building was refurbished in 2019/20 and the building is operating well at this time and will continue to be monitored going forwards
Mayfield pupils will be transported from a location near the school to Easthouses Primary School

Tampa Bay Buccaneers quarterback Baker Mayfield is suing his father's company for $12 million after the firm allegedly failed to live up to the terms of a confidential agreement.
The 29-year-old former Heisman winner and his wife, Emily, are listed as plaintiffs in the lawsuit, which has been obtained by DailyMail.com. Camwood Capital Group (CCG), an investment firm that is owned by Baker's father, James, and brother, Matt, is named among several defendants in the lawsuit. That complaint was filed last week in Federal court in the Western District of Texas.
The lawsuit accuses CCG and other related companies of secretly using the plaintiffs' funds to pay for certain expected budget obligations, such as payroll.
According to the filing, from approximately 2018 until 2021, 'Defendants, a collection of interconnected entities with common ownership, transferred more than $12 million from Plaintiffs to themselves without authorization, proper documentation, or adequate accounting of the transactions.

'Defendants then used those assets however they desired
including to fund acquisitions or to cover general operating expenses (such as to meet payroll obligations),' the filing continues
'For the period of time that Plaintiffs' funds were being funneled to Defendants
Plaintiffs were the primary source of funding and capitalization for Defendants
The alleged fraud was ultimately discovered
the Defendants remained deceptive in trying to rectify the situation
'Once Plaintiffs began to uncover Defendants' misconduct and sought answers to explain the taking of their assets
Defendants attempted to obscure the relevant information
and invented fictional explanations for their actions,' the filing reads
'None of those efforts could alter the reality that Defendants took money from Plaintiffs with no plan or ability to repay it
DailyMail.com's attempts to contact Matt Mayfield and a company spokesperson have been unsuccessful
attorneys representing Baker and his wife Emily did not immediately respond to a request for comment

the walls in France were closer to artwork in public spaces than purpose-built climbing structures
It was around that time that the Vertical Club—a space for experienced climbers to train—went up
but Mayfield had something completely different in mind
As chief guide of the Yosemite Mountaineering School
he didn’t just want to create a place for himself and his buddies to get stronger
“I had this serious career of turning people onto this sport,” reflects Mayfield
corporate programs … The word gym wasn’t even in my mind
It was more like an indoor climbing institute.”
With the popularity of indoor climbing gyms these days
it’s hard to imagine what it was like in the late ’80s
when climbing itself was still very much a niche activity
Mayfield knew that to keep the gym lights on
he’d need to attract more than just his hardcore climbing buddies
Then there was the problem with California’s legendary great weather
Mayfield was skeptical that climbers would want to climb indoors on days when the sun was shining
you could climb outdoors virtually year-round
So his marketing plan was also designed to get non-climbers to come to his gym
He wanted to build a place where “10,000 eight-year-old girls could try something they never dreamed of.”
Mayfield found his first investor while guiding an ascent of Alaska’s Moose’s Tooth
he discussed his climbing gym dreams with his clients
as they were splitting up at the Oakland Airport
one of the clients asked him what he needed to start his business
He replied that he needed money for a phone line
The client pulled out his wallet and gave him $200
“I literally got handed two C-notes to start my business,” he remembers
He used that money to put in a Pacific Bell phone line in his mother’s basement in Berkeley and got to work
“I got no positive reaction from the [climbing] industry at all,” remembers Mayfield
“I was pretty connected because I climbed with Bridwell
Who would ever climb indoors in California?”
Mayfield even sent his business plan to Yvon Chouinard
“He was very polite and gave me some good advice,” Mayfield recalls
But he kind of got what I was talking about.” (Chouinard did tell Mayfield that he should try to sell milkshakes: “If you can nail it with the youth
contacting ”everybody in Silicon Valley who had ever climbed” and raised half a million dollars with 48 limited partners
essentially a large group of $5,000 investors
dealing with the mountain of paperwork associated with creating such a high volume of limited partnerships
he produced the Great Outdoor Adventure Fair in San Francisco
To promote his concept to the general public
he set up a portable climbing wall at the fair
high up in management at one of Silicon Valley’s most successful startups
Mayfield relied on a suite of competent advisers to help him through
He eventually hooked up with Armand Tanny of Gold’s Gym
revolutionary process of selling and managing memberships via an automatic fund transfer
They also impressed upon him the importance of aesthetics
The other two climbing gyms had spent no more than $18,000 building their gyms
Mayfield spent $40,000 on just the bathrooms
This is not an indoor sculpture garden that we climb on that’s a climbing institute
I am going to build a business model with monthly memberships,'” adds Mayfield
“I made the first gym you could take your kid to and trust that they would be well taken care of,” he explains
were pressing Mayfield to help him build his gym
who he had climbed with on the competition circuit
and who felt that they could design an ”incredible space” together
“Christian posted up in south Berkeley in my mom’s yard and carved foam for two weeks and he completely created that gym,” recalls Mayfield
“He took foam core and glued graph paper to it and he did a beautiful model
He was inspired by the gritstone cliffs in England where you are always like ‘what’s around the corner?’ So City Rock had these really protuberant buttresses.”
the City Rock Gym design was both intentional and approachable
“When people walked in the door I wanted them to see the friendly slab
I wanted them to think they can do this,” he explains
“I want them to see the six year olds climbing
I really felt that I had to prove the concept
It’s not me and my bros throwing down at the boulders.”
Instruction served as another key pioneering element of Mayfield’s gym concept
He began teaching the climbing safety techniques he’d learned from the Sierra Club
an organization which had been studying and teaching belay practices since the 1930s
“We really did invent the belay test,” he recalls
citing the need for procedure in such a high-risk business
“I thought somebody would die at our business
Given the magnitude of risk, Mayfield says he really “leaned into” establishing a belay test and enforcing safety
climbers come in and fail the belay test,” he recalls
“These good climbers were just a little too casual with their hands
You don’t vaguely slide your hands around
They had to tighten their act up a little bit.”
On City Rock Gym’s grand opening weekend in 1990
Mayfield watched brand-new climbing ropes wear out in front of his eyes
“We installed these half-pipe sealed bearing things so the ropes wouldn’t wear out
“I took the climbing school really seriously
I hired the best and they were well trained … It was really high level with really good technique coaching.”
City Rock quickly gained a loyal following
With his emphasis on introducing new participants to the sport
Mayfield pioneered programs like a kid’s belay clinic and the first climbing-themed birthday parties
He created an event called Women on Rock and flew in Lynn Hill to teach it
The vertical dance team Bandaloop got its start at City Rock in 1991
While he was intent on attracting non-climbers to the gym
Mayfield didn’t turn his back on his climbing buddies
He created routes for their level of difficulty and also gave some of them jobs
Many experienced climbers including Scott Cosgrove
“We set some hard routes,” remembers Schneider
a 5.14 climber and one of the routesetters at City Rock
“We did some competitions there which were very successful and those routes would be left up for others to climb.”
As the initial buzz of City Rock’s grand opening wore off
two vital questions remained: Were established climbers willing to climb indoors on sunny days
And were the routes difficult enough to keep experienced climbers satisfied
“I was initially a little skeptical but found I really enjoyed it,” recalls Greg Murphy who
held the fastest known time on the Northwest Face of Half Dome
“There was nothing super steep as I recall
so the harder routes were kind of finger intensive
But it always seemed like there was a good mix of routes and some harder projects to work on.”
an excellent climber and the mother of Connor Herson
agrees: “CR [City Rock] was very much geared towards experienced climbers
[It] hosted National Championship events and set at least as many harder climbers as easier ones.”
Mayfield eagerly hosted national championship competitions five years in a row
Hans Florine had set the speed record on the Nose with Steve Schnieder the week before he won the 1990 nationals in both difficulty and speed at City Rock
Florine partnered with Mayfield and City Rock to stage the national championships there
The gym played host to top climbers such as Robyn Erbesfield
California got its second climbing gym via Tom Davis’s now-famous Pacific Edge
(Chris Sharma and Natalia Grossman both learned to climb there.) Davis was inspired by what Mayfield had created: “It was visionary to open a gym in California at the time—but that is really hard to imagine now
From a dream to a nationwide industry.”
But Davis recalls that perhaps the most important thing City Rock did for the climbing gym industry was establish safety standards to manage risk
“It could easily have been a dirtbag climbers’ training hangout,” Davis explains
“But they pulled off something that demonstrated the true value of climbing: risk taking with the correct skillset
and on a level that a discerning public could understand.”
which has since become the Climbing Wall Association
The purpose of this organization was to regulate the burgeoning climbing gym industry
hopefully keeping the government from stepping in with its own set of regulations
They built a gym accreditation program and traveled around the country accrediting the dozens of climbing gyms that existed by that time in the U.S
So how did the original design of City Rock hold up
and business guru who taught MBA students at Stanford University
The academic analysis found that City Rock was “going to get blown out of the water by the next wave of climbing gyms,” in Mayfield’s words
Collins and his students had two major reasons to back up their conclusion
The first was that City Rock’s walls weren’t steep enough
And the second reason was that they hypothesized other entrepreneurs would come along and operate gyms more efficiently at a lower cost
Mayfield explains the limited steepness of his gym’s original walls: “[City Rock] was designed and built before America had super steep climbing
the next wave of gyms did have arches and bigger
upside-down climbing structures because the cliffs that people were climbing on were like that
The hard climbing in 1989 was like Smith Rock
Dead vertical or maybe a bit past vertical
In 1997, Mayfield sold City Rock to Mark Melvin, who founded Mission Cliffs, now Touchstone Climbing
where he started an eco-tourism business to educate people about nature and conservation in the Valley
While the decision to sell the gym he poured his heart and soul into for the better part of 10 years was difficult
he made some money and his investors did well trading up into the Touchstone world
I am just not wired that way to manipulate the world to make money.” He says that in retrospect
he was “faking it” as a business person and finds himself better adapted to social entrepreneurship
City Rock fell victim to the skyrocketing rents associated with the Internet boom in the Bay Area
When rent tripled in the highly desirable Emeryville area
The new owners of City Rock honored its memberships and opened Berkeley Ironworks a few miles away in 2000
It was three times the size of City Rock and also featured a large fitness area
It represented the next generation of climbing gyms
Nowadays, Mayfield lives in Truckee, CA, where he founded the nonprofit Gateway Mountain Center
which focuses on nature-based therapy for kids
I stay interested in the effect [of climbing gyms] on youth
especially high-need youth,” says Mayfield
He also works with kids from local drug treatment centers and juvenile detention camps
“I am watching these kids just light up,” he says
This is transformative for high-need youth.”
Thirty-five years have passed since Mayfield first started City Rock
While his impacts on the climbing gym industry are clear
he also continues to abide by his personal commitment to benefit youth through climbing
prefers Berkeley’s iconic Indian Rock to a climbing gym
Reflecting on his pioneering foray into climbing gyms
he says: “I had kind of a classic business school case study of being the pioneer who spends all the money on R&D to prove the concept
then gets blown out of the water by the next wave
the well-funded MBAs who come after.”
