Housebuilder Chase New Homes has exchanged contracts on the unconditional purchase of a 4.5 acre brownfield site fronting the High Street
The land is allocated for mixed-use development in Hertsmere Borough Council’s draft Local Plan – potentially including up to 265 homes and approximately 26,910 sq ft of office and retail space
The site currently includes two substantial office blocks – six-storey Canada Life Place and 13-storey Maple House – alongside 11,400 sq ft of mixed-use buildings
including two parades of shops with flats above
a 5,000 sq ft car wash and a large car park
Chase New Homes has now selected a design team for the site and – based on initial concepts – it is hoped it should deliver a minimum of around 90 affordable homes and 170 market sale homes; with an element of new commercial space
Advised by the Development team at Savills in Cambridge and purchased for an undisclosed sum
site owner financial services provider Canada Life has agreed a deferred completion date in 2026 with Chase New Homes

Invicta kick off March with the visit of Potters Bar Town

Isthmian Premier – Saturday 11th January – Match Report
Cray Wanderers moved up to 9th in the Isthmian Premier League table after a sixth one nil win in eight games and a sixteenth clean sheet court esy of Kenny Coker’s seventh minute header completed a league double over Potters Bar Town
On a chilly afternoon the game was played at a decent pace and Cray were the more potent side in the first half and aside from Coker’s goal came close to scoring in the half through Nyren Clunis twice
The second half was more scrappy as the temperature got colder but Cray still had the edge until injury time when Shaun Rowley continued his superb form by making two saves to deny Louie Henry and in the fifth minute a fine one handed push over to Rickie Hayles shot
The win moved Cray onto 35 points in 9th place nine points off the playoffs and twelve points clear of the bottom four
Ahead of the game the club were visited by a film crew from the Premier League filming an advertisement for the importance of grassroots football and many supporters will appear in the advert to screen in due course
Neil Smith’s side had sat out last Saturday after the game at Wingate & Finchley was called off and from the side which started against Dulwich Hamlet on New Year’s Day there were two changes with Kenny Coker and George Penn coming in for the injured Charlie Edwards and the suspended Lateef Adaja
midfielder Eze Ebuozeme most recently with Folkestone Invicta and young striker Ollie Rawlins on dual registration from Dorking Wanderers
Potters Bar Town were 10th coming into the game and had won 2-1 at Canvey Island on Tuesday night and named an unchanged side
The game started with thankfully blue skies leaving a false sense of security to how cold it would become later in the match
Josh Williams was very much to the fore down the left
Cray have had a tendency in the last few home games to leave it late to score but here the Wands broke the deadlock early and in the 7th minute took the lead when Frankie Raymond and Nathan Jeche combined to find Williams down the left and his cross to the far post fell invitingly to Coker who planted a towering header high into the net
From here Cray looked to cement the advantage with a second goal and Nyren Clunis who had a great game saw a shot held by Laurie Scala.
Then Clunis worked an opening in the area but his stabbed shot just lacked sufficient power by Shala had to get down to save
This was followed by Ike Orji’s right wing cross just missing Williams in the area and then the hard working Nathan Jeche saw a shot saved by Shala
Potters Bar finally got more of a foothold in the game and on the half hour threatened from a free kick from twenty five yards when Khale de Costa fired over the top
Da Costa’s cross into the area fell to Ricki Hayles but was held by Shaun Rowley
Frankie Raymond hit a volley which hit the post behind the right post while for Potters Bar Town a free kick played into the area was glanced towards goal by Steve Cawley but well claimed by Rowley
The last chance of the half came to Cray when after Clunis saw a shot blocked
Jeche steered a header just wide of the left post
The start of the second half saw the temperature drop and the game became much more scrappier but with Cray having an element of control of the match
a good passing move saw Jeche and Williams set up Clunis for a shot held
Then Josh Williams fired well over the top before Eze Ebuozeme and Ollie Rawlins came on for their Wands debuts
Clunis saw a shot blocked while Potters Bar hung in the game but the superb Tom Bonner and Remi Sutton at the back
joined just after half time by Quade Taylor were rock solid and kept Shaun Rowley well protected
Cray did come close to a second eight minutes from time when Williams and another star performer
Darion Dowrich combined to find Rawlins who hit a well struck shot towards the right post which was well claimed by Shala
The Wands couldn’t quite get that second goal to confirm the three points and towards the end Potters Bar certainly became more of a threat
the Scholars came close when Nana Kyei and Bailey Stevenson found Louis Henry inside the area but his shot was saved by Rowley’s legs
Rowley kept his best save to last when with just thirty seconds to go
Hayles who had a very good game for Potters Bar saw a goalbound shot pushed over one handed by the Wands custodian for a corner
The Wands saw out the pressure and at the end had worked extremely hard for the three points which made it six wins in the last nine games keeping up a great defensive record whilst scoring one goal a game but it is hard to recall especially at this high level of a better Wands defensive record at this stage of the season conceding just 26 goals in 25 games
Another positive on a very cold day was the crowd of 761 and shows the importance of the move into Flamingo Park and since the start of the season there has been some remarkable positive reviews from ground hoppers
With Cray now picking up points things are looking very positive for the club
Cray now head on their travels for three games starting at Hastings United next Saturday
3 pm with hopefully much more warmer temperatures

Birthday boy Chris Dickson made it a day to remember
not just for himself but for the loyal travelling contingent
as he plundered a hat-trick to help the Hornets record an astonishing six-goal triumph away to Potters Bar Town
The striker marked his 40th birthday with his second treble in just two weeks to take his tally to seventeen goals for the season on an afternoon in which Dom Di Paola’s side produced one of their finest displays under his management
The recalled Ola Ogunwamide got proceedings underway with a superb 7th minute opener
to which Dickson added his first of the game in first half stoppage time
The Hornets had a scare when Nana Kyei put a header against the crossbar
but Dickson netted again to take the contest away from their hosts before the excellent Charlie Hester-Cook got the goal his own performance deserved
Lewis Carey added to the Scholars’ woes when he saved a Chaynie Fage-Burgin penalty and the cheers among the Horsham fans were still ringing out when Dickson completed his hat-trick
with James Hammond concluding the scoring in the dying minutes

Cray Wanderers moved out of the bottom four and into 16th place in the Isthmian Premier after an impressive win and performance against a Potters Bar Town side with just one home league defeat this season
After a first half in which Cray had the better openings
Neil Smith’s side took the lead just before half time when Josh Williams who had come close three times earlier in the half slotted home a calm finish for his first Cray Wanderers goal
The Wands added a second six minutes after half time from the penalty spot
converted by Williams after Lateef Adaja was brought down by Tom Lethbridge
restricting Potters Bar to few chances and in the 78th minute Nyren Clunis made it 3-0 with a superb curling shot out on the left
The scoring was completed in stoppage time when Ike Orji’s cross from the right was turned in by Kenny Coker to round off a great afternoon for the Wands
Cray had been beaten narrowly in their last two matches at Cray Valley and Folkestone and had been due a change of fortune as they had deserved more from those games
From the side beaten at Folkestone there were two changes with Nathan Jeche and Charlie Edwards coming in for Kenny Coker and the suspended Quade Taylor
Potters Bar Town came into the game in 8th place and made three changes to the side which beat Hertford Town in the Hertfordshire County Cup on Tuesday with David Hicks
Joe Re and Ayo Shogbeni coming in for Prosper Keto
On a grey but dry afternoon Cray began on the front foot playing some good football but Potters Bar had the first real shooting opportunity from a free kick when Jamie Dicks shot was pushed out well by Shaun Rowley
Frankie Raymond fired a shot well off target but began to exert pressure and Nyren Clunis down the left did well to keep the ball in by the byline and his cross was cleared out to Darion Dowrich whose shot was charged down
Dowrich down the left put over a cross which was met by Nathan Jeche with an attempt on goal but well gathered by Laurie Shala who had a good game in goal for the Scholars
Clunis set up Josh Williams down the left who curled a shot wide
then shortly after was denied by a good blocked save by the legs of Shala at the near post
Then Adaja set up Williams again down the left of the area and his shot at the near post was well held
Potters Bar had a decent spell of five minutes shortly after with Hicks shooting well off target and then fired in a shot which Rowley had to get down to block
This was followed by David Hicks firing a cross across goal
then Nana Kyei down the right also fired across goal
Just before half time Charlie Edwards was unlucky when he hooked a shot on goal which Shala pushed out
Williams got the goal his performance deserved when played through down the left of the area and coolly slotted the ball wide of Shala and got off the mark for the club in only his third game
Cray began the second half like they ended the first and were playing the ball around well and in the 51st minute were awarded a penalty when Adaja was brought down by Tom Lethbridge
Williams stroked home his second goal with an accomplished penalty kick
after the hard working Jeche saw a shot pushed out by Shala and Cray were able for the next twenty minutes soak up any pressure from Potters Bar Town with the back four with Remi Sutton and David Ijaha outstanding and composed and disciplined full back displays from Darion Dowrich and Ike Orji
Dowrich made a run forward and saw a shot held by Shala and Cray were looking composed and seeking a tenth clean sheet in league and cups this season
Kenny Coker was brought on for Jeche before Cray almost added a third goal when Adaja broke into the box and saw his shot well saved again by Shala pushing the ball behind for a corner
A minute later it was 3-0 when Frankie Raymond’s ball from the left was met by a terrific thumping finish from Nyren Clunis for his third goal of the season
With Stefan Ilic and Toby King were introduced going into the last few minutes and in stoppage time
Cray added a classy fourth when down the right Ike Orji broke forward and hooked over an excellent cross which fell invitingly to Coker who placed a shot wide of Shala and into the net to complete an excellent team performance
The win puts Cray up to 16th place on fifteen points a point above the bottom four but was a result the team deserved and can now go on to next Saturday’s trip to Canvey Island in good heart
The defense has been a strength all season and for a team in the lower half of the table to have ten clean sheets is quite an achievement and now are starting to find goals at the other end and moving in the right direction
The Wands next match will be against Erith Town in the London Senior Cup on Tuesday 19th November
An 89th minute Lewis Finney equaliser wasn’t enough for the Rooks as they lost 3-2 to Potters Bar Town on Saturday after chaos in injury time
Finney delivered for the Rooks just when Craig Nelson’s side needed it
before Tolu Ladapo had a shot cleared off the line in stoppage time
Moments later and Potters Bar were celebrating their winner after a scramble in the Lewes box
Despite the first half being one of few chances
both sides pounced on the opportunity to convert
with Shae Hutchinson tapping in to level the scores after the Rooks went behind through Harvey Steel early in the match
Much against the run of play and just before half time
Potters Bar were able to retake the lead through Khale Da Costa’s expert finish
The second half saw only a few clear-cut chances
with all the drama coming in the last ten minutes
who replaced Hutchinson just seven minutes earlier
equalised for the Rooks in the 88th minute
the home crowd picked up the noise for a final push
but it was Joe Re who popped up for the visitors to snatch all three points
The Rooks went into the match knowing that three points would take them ahead of the visitors in the Isthmian Premier League
Boss Craig Nelson was seeking a fifth unbeaten game on the bounce
with Lewes having drawn 0-0 away to Cray Valley earlier in the week
but this game certainly wasn’t lacking goals
Harvey Steel put the visitors ahead with a well-taken goal just four minutes into the clash
Lewes’ response was hampered by a short break of play in the 16th minute as Alfie Allen went down injured
which forced manager Nelson into making an early substitution
replacing the midfielder with Hassan Jalloh
Hutchinson delivered for the Rooks on 41 minutes
when Jalloh squared across goal for a tap-in
the half wasn’t over yet as Da Costa curled a magnificent shot past Toby Bull to put the visitors ahead at the break
A corner midway through the second half fell kindly for Josh Spinks who came so close to equalising for the Rooks as he took on a shot from just outside the box
The introduction of Ladapo in the 62nd minute made an instant impact for the hosts
with Lewes’ pace of attack increasing and chances coming thicker and faster
Ladapo even had the chance to score with his first touch of the game
but unfortunately a Potters Bar player was there to clear the shot off the line
Another chance went begging for the Rooks when Izzy Jones showed some good footwork to get around his man before taking a shot
but the effort was ever so slightly over hit and sailed out for a goal kick
A chip over the top fell kindly to the on-running Finney
who flicked the ball past goalkeeper Cian Moore with poise
Ladapo again went close to scoring a winner in the 92nd minute but his supposed tap in was cleared off the line by a defender
triggering consternation and shock in the stands
Moments later and the visitors were celebrating
when Lewes failed to clear a deep corner that pinged off the crossbar and fell to Re
His finish meant there wasn’t enough time to scrape even a point for the Rooks
who saw their four-game unbeaten run come to an end
The loss alongside other results from the day means Lewes sit 12th in the Isthmian Premier League

Cray Wanderers vs Potters Bar Town – Isthmian Premier – Saturday 11th January
Cray Wanderers play their final home game of the month on 11th January as Potters Bar Town are the visitors in the Isthmian Premier
The match sees the first ever meeting at Flamingo Park between two clubs founded one hundred years apart with the Wands in 1860 and Potters Bar in 1960
The Wands will be looking to maintain a good run of home form and are unbeaten in eight matches at Flamingo Park and since mid October have begun to climb away from the bottom four and after last Saturday’s game at Wingate & Finchley was called off stand 13th in the table on 32 points
The last home game on New Year’s Day saw Cray defeat Dulwich Hamlet 1-0 with Frankie Raymond’s 83rd minute winner and another steady defensive display which saw a fifteenth clean sheet in league and cup this season with Tom Bonner
Ike Orji and Darion Dowrich outstanding but also the team have been defending well from the front and Nathan Jeche
Nyren Clunis and Raymond were superb against Dulwich Hamlet and also positive impacts off the bench from Michael Ihiedi
Kenny Coker and George Penn made a huge difference.
Following an intense December and festive season which saw Cray meet three of the league’s top 4 stand nine points clear of 19th place and also nine off 5th place
Cray will end January with three successive away games at Hastings United
Potters Bar Town have had a solid first half of the season and on Tuesday evening won 2-1 at Canvey Island which is never an easy place to get a result through first half goals from Brandon Adams and Steve Cawley
The Scholars are 10th in the table on 34 points after 24 matches
The Wands though produced a fine performance to win 4-0 at Potters Bar Town on 16th November with Josh Williams scoring twice and goals from Nyren Clunis and Kenny Coker
The last meeting at Cray Wanderers was at Hayes Lane on 13th March

Cray Wanderers got 2025 off to a winning start on New Year’s Day with victory against Dulwich Hamlet which was followed by Saturday’s bad weather seeing the game at Wingate & Finchley called off

recent form and a look ahead to today’s match with Potters Bar Town
Our match last Saturday was the victim of the weather but before that on New Year’s Day we beat Dulwich Hamlet and I felt it was a deserved victory
It was another wasn’t it where we have to show a lot of patience and durability with the winner coming in the last ten minutes and not for the first time in recent weeks
They are one of the favourites to be in the minimum playoff positions so to have a big game like that on New Year’s Day with a big crowd despite the bad weather and I thought we were thoroughly deserving of the win
The boys have got a game plan according to what the team’s strengths are
obviously combat that and the players who are coming on as subs especially late are helping us get over the line
We are having to use all the players at our disposal even though we haven’t got many
Young Michael Ihiedi came on and hit the post
Kenny Coker caused problems and then Frankie Raymond took his goal well
Again it is only a small squad of players but you can see everybody’s all in it together trying to get that result
The match also saw a fifteenth clean sheet this season which is quite an incredible statistic isn’t it for a club that has been in the lower half of the table
it is something we have been working on as we were conceding a few goals at the start of the season so we tried a different formation
When you are competing with some of the big teams in this division either above or below you have got to try to work out what your strengths are
Getting Remi Sutton in as well as having Quade Taylor and Ike Orji
Darion along with Tom Bonner we have a group who defend with their lives
However our defending starts from the front and Nathan Jeche has been working his socks off
the wingers have had to do their jobs so it has been a collective effort
I know Shaun Rowley is getting a lot of plaudits and again against Dulwich he has pulled off two fantastic saves in one on ones which kept us in the game
Shaun will put his hands up to say that the boys in front of him are putting in a shift but once it gets to Shaun he does what he has to do
With the game at Wingate & Finchley called off last Saturday did that leave a void with wanting to get on with the next game or did it give a chance to recharge as it was quite an intense spell of games over Christmas and New Year
Yes it was very intense and when you only have the luxury of between sixteen/twenty players we become a tight group who have been used to their maximum
They still had to do their training session and they did that on Saturday while me and Tosh went to watch Potters Bar Town at Billericay to get a look at what they are about and they put up a really good fight and it will be a tough game today so it gave us a chance to show diligence and have a look at who we will be up against
We had a very good win at Potters Bar Town back in November which I didn’t think we got the credit for as they were flying at the time
again they were a team that was doing well and we caught them at the right time for them but the wrong for us but again we thoroughly deserved the win
Josh Williams had just come in and hit the ground running and thought it went unnoticed
Whenever we play a team that is high up the league like Dover Athletic and Billericay Town we don’t get the credit as people will say they didn’t play very well but that is down to us stopping them
We will have to go at it today at full throttle as they will be looking for revenge for the 4-0 defeat and as I say we watched them on Saturday and they are a decent side
If you give them too much space they can cause you problems but we will be doing everything in our power to continue that winning streak at home

A2 – Get on the M2 from A229 for 5.1 miles

Then take the A222 towards Bromley/Chislehurst/Sidcup for 0.2 miles then at Frognal Corner Roundabout take the 4th exit onto the A20 slip road to C
Then merge onto the Sidcup By-Pass Road/A20 for 0.6 miles and then onto the Sidcup By-Pass for 0.3 miles
Then take a left into the entrance to the ground and another left into the car park
Via A13 – If traveling from Essex/East Anglia get onto the A13 for 11.6 miles
Use the left lane to take the M25 (N)/M25 (S) slip road to M11/M1/Stansted Airport/Dartford Crossing/A282 for 0.2 miles
At Mardyke Junction take the 1st exit for 0.3 miles and then use the right lane to take the A282 slip road to M25 (S)/Dartford Crossing then keep right at the fork to continue towards A282 for 3.8 miles
Use the right 3 lanes to stay on A282 then follow signs for M20/M23/Gatwick Airport /M25/Channel Tunnel/Dover for 0.6 miles
Continue onto M25 (signs for Dover/M20/Channel Tunnel/M23 for 3.3 miles
At junction 3 exit towards A20/London (SE)/Swanley for 0.3 miles and at Swanley Interchange take the 5th exit onto the A20 slip road to London (SE)/Lewisham for 0.8 miles
continue onto Sidcup By-Pass Rd/A20 for 1.9 miles and then continue onto the Sidcup By-Pass for 0.3 miles then turn left into the entrance to the ground and then a left into the car park
If traveling from Sussex/South best get on Hastings Road/Pembury By-Pass/A21 in Kent from A267 and after 9.4 miles continue straight onto Sevenoaks Bypass/A21 for 3.8 miles and then keep right to continue onto M25
After 7.9 miles at junction 3 use the left 2 lanes to take the A20 exit to London/Lewisham/Channel Tunnel/Maidstone/M20 for 0.3 miles
At Swanley Interchange take the 2nd exit onto the A20 slip road to London (SE)/Lewisham for 0.5 miles
The Car Park is free for supporters and there should be space between 700-800 cars on site

By Train – Nearest BR Station – New Eltham – 1 mile
Trains from London Charing Cross/London Cannon Street/London Bridge or from Dartford/Gravesend
There are four trains an hour heading to New Eltham from London Charing Cross
For returns there are also four trains back to London
From the station walk south-east onto Foots Cray Road/A211 for 0.3 miles then turn right onto Thaxted Road for 0.2 miles
Then turn left towards Sidcup Road/A20 and cross over the pedestrian footbridge and take a sharp and then a slight right towards Sidcup Road/A20 for 0.4 miles and then turn right and then a left into the entrance to the ground
By Bus – The best bet is to get the 233 from Swanley
Eltham or New Eltham which stops on Thaxted Road but is around 0.8 miles to the ground
Sidcup stops at Montbelle Road as does the 162 which also stops at New Eltham Station and the Fiveways roundabout and is around a 22 minutes walk to the ground

Folkestone Invicta can confirm that our trip to Potters Bar Town in the Isthmian Premier Division has been rearranged for Tuesday 10th December and will take place at Kings Langley’s Orbital Fasteners Stadium
The fixture was originally due to take place this coming Saturday 16th November
but has been postponed with Invicta due to host Hanwell Town in the Isuzu FA Trophy 2nd Round
Due to work currently being undertaken at Potters Bar’s stadium
The Scholars have been playing their home fixtures at Kings Langley so far this season

Dover Athletic continued their strong form with a 3-0 victory over Potters Bar Town in front of a crowd of 742
securing a valuable three points in the Isthmian League – Premier Division
creating early chances with Wilkinson’s shot just over the bar in the 4th minute
The breakthrough came in the 15th minute when Ruben Soares-Junior expertly finished a cross from Luke Baptiste
Dover doubled their advantage with a brilliant counterattack
Despite a couple of close calls for Potters Bar
The Whites maintained their two-goal lead heading into the break
looking the better side and more likely to extend their lead
Dover continued to press forward in the second half
with Mampolo having several opportunities to add to the scoreline but unable to beat the keeper
Baptiste also had a close-range effort blocked
while Soares-Junior fired a late shot just over the bar
Just when it seemed Dover might settle for a 2-0 win
Francis Mampolo delivered the final blow in the 90+5 minute with a composed finish
Dover continue their push at the top of the Isthmian League standings
with plenty of momentum heading into the next fixture against rivals

as Dartford earned another valuable point against Potters Bar Town on a cold and foggy night in King’s Langley
The Darts dominated for a majority of the first forty-five
but couldn’t take advantage of the opportunities they created at The Orbital Fasteners Stadium
Duane Ofori-Acheampong failed to take advantage of Callum Jones’ good work in the 3rd minute
before the former then saw his shot blocked by a Scholar defender (28) after a relatively even period of the half
came close via Brandon Adams who fired wide of Jacob Marsden’s upright in the 13th and 21st minute
Josh Hill sent a fierce strike narrowly wide of Laurie Shala’s far post (34)
before the Potters Bar shot-stopper pulled off an excellent save to prevent the lively Callum Jones from firing the visitors ahead three minutes before the break
The opening exchanges of the second-half saw a more even encounter
that was until the 57th minute… when Duane Ofori-Acheampong made an unnecessary late challenge on a Scholar defender
his marching orders to leave his teammates a man down
the Darts continued with their gameplan and when Callum Jones was brought down inside the box
Samir Carruthers duly stepped up to smash in his second goal in a week to give his side a deserved lead (61)
the hosts weren’t going to accept defeat
when David Hicks’ long diagonal ball released Prosper Keto along the left-flank
there was only going to be one outcome… a dangerous cross into the Dartford box
which Brandon Adams reached first to level the score (71)
as they searched to make their additional man count
Ady Pennock responded by swapping Samir Carruthers with Tyler Christian-Law in the 73rd minute
before George Whitefield came on for the injured Samuel Okoye shortly afterwards
the hosts couldn’t test Jacob Marsden seriously enough
as the Dartford defence dug in to secure the point
the visitors could have stolen all three points late on when Denzelle Olopade saw his strike well saved by Laurie Shala (82)
before Tyler Christian-Law’s effort from a tight angle was also saved by the Scholars’ goalkeeper (89)
Despite the draw being a good result on the road
overall this was another frustrating night for Ady Pennock and his team
This was made more so by the performance of referee
who handed out yellow cards to Dartford players as he pleased… Aside from Duane Ofori-Acheampong’s red
The last three of which were extremely harsh indeed
