These restrictive covenants are legally binding rules that many homeowners may be breaking without realising
these seven common issues can cause significant delays during the conveyancing process or even collapse a sale entirely
"Hidden clauses in your property deeds are officially known as restrictive covenants, and they are legally binding rules that outline which things you can't do within your home," explains Jack Malnick, property expert and MD of Sell House Fast
"Many of these clauses are outdated and could be broken every day
but it's important to know if they impact the sale of your property."
There are seven things in particular that could get in the way of your home sale
Some covenants completely ban animals from being kept on the premises
This is particularly common in leasehold flats in older mansion blocks or retirement complexes
Owners may need to apply for permission or even rehome pets to avoid breaching their contract
Some properties may specify no driveway parking in an attempt to preserve the "visual harmony" of an estate or development
These restrictions are most commonly enforced on new-build developments or older homes where aesthetic rules were part of the original estate plan
Some covenants may require you to dry laundry out of sight
particularly in properties with balconies or terraces
hanging a towel on a balcony or using a washing line could result in warnings or complaints
If your buyer's solicitor discovers you've broken this rule
new builds or rural properties prohibit "trade or business use" of a property
Running a home business like a salon or dog groomers could be risky
but even remote working or online selling might cause problems
these issues can emerge during conveyancing if your business use is well-known
A visible satellite dish or aerial can be problematic in modern housing estates
Homeowners might be ordered to remove dishes entirely or relocate them to less visible positions
Failure to comply could block a sale or even lead to formal legal challenges
No extensions without permission from a company that no longer exists
Some older properties require written permission from the original developer before adding extensions
homeowners face a legal bind with nobody to grant consent
potentially requiring indemnity insurance or even undoing extensions
particularly in new builds and conservation areas
Some properties have covenants restricting the types of paint
these restrictions can still cause complications during the selling process
Jack advised that sellers worried about covenant issues might consider using a cash-buying service
He said: "For sellers who are worried about legal complications or are already facing a collapsed sale due to a covenant issue
using a cash-buying service can be a fast and hassle-free solution."

Amazon is selling books marketed at people seeking techniques to manage their ADHD that claim to offer expert advice yet appear to be authored by a chatbot such as ChatGPT
Samples from eight books were examined for the Guardian by Originality.ai
a US company that detects content produced by artificial intelligence
The company said each had a rating of 100% on its AI detection score
meaning its systems were highly confident that the books were written by a chatbot
Experts said online marketplaces were a “wild west” owing to the lack of regulation around AI-produced work – and dangerous misinformation risked spreading as a result
a computer science researcher at King’s College London
said generative AI systems were known to give dangerous advice
for example around ingesting toxic substances
mixing together dangerous chemicals or ignoring health guidelines
it was “frustrating and depressing to see AI-authored books increasingly popping up on digital marketplaces” particularly on health and medical topics
which could result in misdiagnosis or worsen conditions
“Generative AI systems like ChatGPT may have been trained on a lot of medical textbooks and articles
but they’ve also been trained on pseudoscience
conspiracy theories and fiction,” said Cook
“They also can’t be relied on to critically analyse or reliably reproduce the knowledge they’ve previously read – it’s not as simple as having the AI ‘remember’ things that they’ve seen in their training data
Generative AI systems should not be allowed to deal with sensitive or dangerous topics without the oversight of an expert,” he added
Yet Cook noted Amazon’s business model incentivised this type of practice
as it made “money every time” people bought a book
while the generative AI companies that created the products were not held accountable
the director of the University of Edinburgh’s Centre for Technomoral Futures
said Amazon had “an ethical responsibility to not knowingly facilitate harm to their customers and to society”
although it would be “absurd” to make a bookseller responsible for the contents of all its books

This was compounded by a “wild west” regulatory environment in which there were no “meaningful consequences for those who enable harms”

Copyright law only applies if a specific author’s content has been reproduced
although Vallor noted that tort law should impose “basic duties of care and due diligence”
The Advertising Standards Agency said AI-authored books cannot be advertised to give a misleading impression that they were written by a human, enabling people who had seen such books to submit a complaint
Richard Wordsworth was hoping to learn about his recent adult ADHD diagnosis when his father recommended a book he found on Amazon after searching “ADHD adult men”
When Wordsworth sat down to read it, “immediately, it sounded strange”, he said. The book opened with a quote from the conservative psychologist Jordan Petersen and then contained a string of random anecdotes, as well as historical inaccuracies.
Some advice was actively harmful, Wordsworth observed. For example, one chapter discussing emotional dysregulation warned that friends and family did not “forgive the emotional damage you inflict. The pain and hurt caused by impulsive anger leave lasting scars.”
When Wordsworth researched the author he spotted a headshot that looked AI-generated, plus a lack of qualifications. He searched several other titles in the Amazon marketplace and was shocked to encounter warnings that his condition was “catastrophic” and that he was “four times more likely to die significantly earlier”.
“If he can be taken in by this type of book
anyone could be – and so well-meaning and desperate people have their heads filled with dangerous nonsense by profiteering scam artists while Amazon takes its cut,” Wordsworth said

Memorial Day is just around the corner, and the federal holiday commemorating US military personnel brings big sales. While tech deals tend to get all the fanfare, Best Buy, along with the likes of Amazon and Walmart
Best Buy is one of the best places to shop over Memorial Day because it offers a chance to save on big
If your fridge has stopped freezing or your dryer won’t dry
Best Buy’s 45 percent discounts on large appliances can save you thousands of dollars
that also means a lot of deals to sift through
and this could be the most turbulent sales event we’ve seen in years
The ever-changing tariff regime means that some items may not go on sale — they may not even be in stock
I’ve covered Memorial Day sales and tracked prices on the best products for the best part of a decade. I’ve personally tested hundreds of products, so I know exactly which deals are worth it — and which discounts are too good to be true.
with plenty of dropping over the long weekend from Friday
While there’s no guarantee this will happen
it’s fair to guess that the biggest deals will start a couple of weeks out from the Memorial Day sales — Best Buy could drop its best offers from May 17 or 18
which are display models or items returned by other customers
However, Best Buy’s biggest draw is its deals on large and small appliances. The brand cuts thousands of dollars off washer-dryers, fridges, and chest freezers. It’s a great way to save on what’s usually a pretty boring, painful expense, and there are already some deals on offer. Right now, you can grab an LG French Door refrigerator for $700 off (was $2699.99, now $1999.99, Bestbuy.com)
More exciting is that there are usually deals on grills
If you need to revamp your large appliances
There will be good deals on kitchen appliances
Baking obsessives should note that Best Buy is often the best place to grab a KitchenAid stand mixer during the sales
I’ve seen KitchenAid mixers drop to their lowest prices at the store
but the catch is that these deals are only available for a short window
This is probably the most interesting sales period I’ve worked for a few years. Deals used to be fairly predictable — the only significant disruption to Memorial Day sales I’ve seen was low outdoor furniture stock in 2021 after a lull in Chinese steel manufacturing. However, the tariffs introduced by President Trump could mean significant disruption
Most products sold in the United States are manufactured in China
Trump ramped up American tariffs on Chinese goods to an average of 145 percent
he has since said that these tariffs may be reinstated
it’s hard to say whether products will go on sale at all
It may even be the case that there’s no stock in the first place
As an example, it was reported that Nintendo would suspend Switch 2 pre-orders or increase its original list price, but the company has since confirmed that the new console would be sold as advertised, instead, the prices of accessories, such as Switch 2 Camera, have been hiked.
Our tech critic, David Phelan, loved these earbuds when he put them to the test. He found that the personalized sound settings mean that “higher notes were more articulated and vocals seemed more alive”. Battery life has improved, too — David’s tests found that the Pro 2 can run music for six hours, a big improvement on the first generation’s four hours.
This is the best fire TV stick you can buy. The previous generations of Amazon streaming devices haven’t been that impressive, but tech critic Steve Hogarty found this a major improvement. Steve described it as a “lightweight, affordable streaming dongle that supports most major apps”. It’s not a world beater, but at this price, he says it “has everything you need.”
Tech critic Steve Hogarty says this is the “best Android phone for most people.” It has Google Gemini AI, and while far from perfect, this AI makes for powerful photo editing and transcriptions of phone calls. It can even pull information straight from your inbox, so you’ll never fumble to find tickets or account login information again.
This is a great example of the sort of deals you can expect from Best Buy over the next few weeks: a big $322 discount on this refrigerator. Full disclosure, we haven’t tested this, but from the specs, it has all you need. It’s nothing fancy, but it holds a lot of food and has an effective ice maker.

Devotees will have deduced from the name that there is something out of the ordinary afoot. The story begins with Richard Lee, a name well-known in Caterham circles. After building a carbon-bodied K-series Seven for his wife, Lee set his sights on creating the ultimate expression of the Seven ethos. At Autosport International, he connected with Russell Savory of RS Performance - the chap behind the original V8-powered Levante series - and a new collaboration was born.
Unlike the eight "standard" Levantes built on the larger SV chassis, Lee's vision called for a narrower, stiffer S3 chassis - modified by Arch Motors to house the bespoke powerplant - cloaked in full carbon bodywork. Tragically, Lee passed away in 2009 before seeing his creation completed. The current owner acquired the unfinished project from Lee's widow, commissioning Steve Walshaw of SWR to bring the vision to life with RS Performance's continued involvement.

British Airways has unveiled its latest sale, offering customers the chance to book discounted flights and holiday packages to popular destinations like Dubai, New York, and a variety of Caribbean and European vacation spots.”The Original Sale” is on offer until 20 May 2025 and covers travel for the rest of the year and into 2026.
With summer just on the horizon and holiday planning in full swing, the timing couldn’t be better. The airline is promoting the sale as a chance to “soar” into savings with significant reductions on economy and business class travel, plus attractive package offers from British Airways Holidays.

For a European getaway, Club Europe (short-haul business class flights) offer Venice tickets for £295 (€346), Ibiza for £368 (€431), and a Tenerife trip for £501 (€588). For those who are feeling luxurious and long-haul, the white dreamy sands of Maldives islands are available for £599 (€703).
With flights starting at £419 (€492), travellers may also mark on their maps the coral-reefy Caribbean island of Antigua. Fares to Dubai, a more international choice, start at £455 (€534), while tickets to the iconic Big Apple start at £389 (€457). Flights to Orlando, the epicentre of theme parks, start at £389 (€457), and trips to the glittering Las Vegas start at £549 (€644).
For those who want a more premium experience, the airline is also lowering prices on its Club World and Club Europe cabins. Business-class passengers can save up to £600 (€704) on long-haul flights, with perks including priority check-in and boarding, lie-flat beds, three-course premium dining, and lounge access.

These bundles include extra value and flexibility, especially for those booking early. The queue of potential investors in bet365 could stretch "halfway round Stoke" according to one analyst following a report that the Coates family are considering a sale of the gambling industry giant
The Guardian reported on Thursday that bet365
who are headed by Denise Coates and her brother John
have held talks with Wall Street banks and US advisers about a full or partial sale
It is suggested that one option is a medium-term plan to float the business on a US stock exchange
Another is a partial sale to a private equity investor
Bet365 did not wish to comment when contacted by the Racing Post
an analyst with investment bank Peel Hunt covering the gambling industry
described bet365 as "an extraordinary success story driven by the Coates family"
He added: "Entrepreneurs often want to realise some of the value they have created and pass on the responsibilities of day-to-day management to a new generation
If this remarkable business is looking for new investors I would expect the queues to stretch halfway round Stoke."
Bet365 have been increasingly focusing on the burgeoning US market
Last year they opened a new headquarters in Denver
while in March they officially launched their sportsbook in Illinois
which became the 13th state in which bet365 operate
Speculation rose about the future of the company in March when it was revealed bet365 were pulling out of China
saying they would be concentrating "on gaining market share in regions that provide long-term sustainable revenue"
Bet365 began in humble surroundings in 2000 in a portable cabin in a Stoke car park
where Denise Coates started the company with just 12 employees
launching the bookmaker's first website the following year
Coates built the company into one of the biggest names of the global gambling industry
with revenue of £3.7 billion in their 2023-24 financial year
while also becoming Britain's highest-paid woman
Any move to sell bet365 would cause anxious moments for racecourse executives as they are a massive supporter of the sport through their big programme of race sponsorship

Both moves would remove hurdles for potential investors in the United States
Now comes a report that bet365 have been talking to Wall Street banks and US advisers about a partial or full sale of the business
It is to the United States where the giants of the global gambling industry have turned their attention since the US Supreme Court struck down a ban on sports betting in all but a handful of states
now has its headquarters in the US and is listed on the New York Stock Exchange
while Ladbrokes and Coral owner Entain is pinning a lot of its hopes on US joint-venture BetMGM
Bet365 have also been building their presence in this crucial market and are operating in 13 states
While the UK and Ireland will always be important for the giants of the industry
the pivot to the US means they will no longer be as critical

Manager Franck Haise was forced to respond, saying: “The article that the comments appeared in was a lot more complete than that. But he hasn't seen a Nice match this season.
“It's not that serious. We can be annoyed, that's obvious. But is it really worth staying annoyed for a long time?"

but Nice could also find their way into Europe's top tier competition
The side from the south of France are in a group of six teams separated by just four points from second to seventh in Ligue 1
A top three finish would secure Champions League football next season
and maybe up Nice's price even further
A sale could also give United a financial boost
with Ratcliffe recently claiming they were set to run out of money by the end of 2025
He made those comments amid a number of controversial cost cutting measures, axing staff across the club
