Surrey town saw 12.5% increase in asking prices last year with rest of UK rising just 1.4%
Its very name conjures images of warmth, and now Sunbury-on-Thames has been named as a property hotspot. According to listings website Rightmove, the Surrey town recorded the biggest rise in asking prices in Great Britain last year
The town has long been popular with commuters
as it takes less than an hour to travel into London Waterloo station
and is close to the recently expanded Shepperton Studios
which now claims to be the second biggest film studio in the world
Second on Rightmove’s list were Bristol City Centre and Swinton in Greater Manchester
which both recorded a 9% leap in asking prices
while in Swinton – which is part of Salford – the average hit £264,081
Across Great Britain as a whole the average asking price rose by just 1.4% over the year
The ONS figures showed a 0.4% fall over the month
which some commentators said could reflect buyer hesitation as a result of economic uncertainty
mortgage expert at wealth management company Quilter
said: “This uncertainty will be compounded by the recent turmoil in the bond markets putting upward pressure on mortgage rates
particularly among first-time buyers already stretched by rising living costs and tighter lending criteria.”
Mortgage rates have fluctuated over the past few months as the money markets have reacted to conflicting economic data
Noye said the anticipated Bank of England base rate cuts would “provide some relief to borrowers
but the extent of this impact will depend on how the Bank of England responds to the ongoing bond market volatility”
In the short term, in England and Northern Ireland buyers are faced with changes to stamp duty thresholds at the start of April
which could mean some are attempting to bring forward plans to move
The latest snapshot of the market from the Royal Institution of Chartered Surveyors (Rics) showed an upward tread in sales in December
with estate agents reporting a increase in both new buyer inquiries and homes coming onto the market
It said the bounce in supply was “potentially due to stamp duty changes”
House prices were now rising in every region of the UK
with Northern Ireland and Scotland reporting the strongest price growth
Rightmove said it expected asking prices to go up by 4% this year
and that the number of sales would rise to 1.15m

The search for a man who went missing after a rowing boat capsized on the River Thames has entered a third day
Emergency services were called to Sunbury Lock, Sunbury-on-Thames, Surrey
at about 8.50am on Friday to reports of people in the water
The other people on board the boat were rescued after it capsized
Surrey Police confirmed to the PA news agency on Sunday afternoon that the search was continuing
“a boat and its supporting coaching launch got into difficulty following an on-water incident”
It added: “The club is working closely with the emergency services, police, Environment Agency and other agencies to aid the search for the missing person and to investigate the events that took place
“The club will be closed until further notice.”
Chief Inspector Andy Jenkins previously said: “This is a very distressing time for all involved and we continue to support our partners in the search for the missing man
“Our enquires to establish the exact circumstances of how the boat capsized remain underway but at this time we do not believe there to be any suspicious circumstances or third-party involvement
“We will look to share any further updates with you as and when we have them.“
A woman walking her dog near the river on Friday evening said she had seen a red rescue boat on the water at about 10am and there was a helicopter nearby at the same time

A body has been found in the search for a man missing for nine days after a rowing boat capsized in the River Thames
The small vessel tipped over near Sunbury-on-Thames on the morning of Friday 11 October
sending six people into the water near Sunbury Lock
and three of them were taken to hospital for further checks
But a man in his sixties still could not be found, with Surrey Police saying hours later that officers feared he was still in the water following a major search
police said specialist search teams had recovered a man’s body near Sunbury Weir on Sunday
Formal identification is yet to take place
but the family of the missing man have been informed and are being supported by a specialist officer
His death is not being treated as suspicious
said: “Throughout this tragic incident we have been in close contact with the man’s family to offer them support and information during this incredibly difficult time
and we ask that their privacy is respected while they come to terms with their loss.”
An investigation is underway to establish the circumstances of the man’s death
paramedics and fire and rescue officials had all rushed to the scene at Sunbury Lock – close to the island of Wheatleys Eyot – to reports of people in difficulty in the water
HM Coastguard and a local RNLI service were also called to assist with the search and rescue operation.

Detectives heading a double murder investigation have arrested and charged a 29-year-old man.
It follows a crash involving a motorbike at Sunbury Cross in the early hours of Monday.
Alex Rose, 29 from Sunbury-upon-Thames, has been charged with two counts of murder and one count of perverting the course of justice and was remanded in custody on Saturday (27 July).
He will next appear at Guildford Crown Court on Tuesday 30 July.
Tara Knaggs, who's 24 from Great Ayton in North Yorkshire, was also charged with assisting an offender and has been remanded in custody.
She will next appear at Guildford Crown Court on Monday 29 July.
A 24-year-old man from Walton-on-Thames and a 24-year-old man from Feltham were also arrested on suspicion of conspiracy to murder and have been released on police bail.
The victims have been named as William Birchard, 21, from Colnbrook, and Darren George, 22, from Egham.
Surrey Police say their thoughts remain with the victims' families at this difficult time.

A teenager was reportedly stabbed during an incident outside Greggs in Sunbury. Surrey Police said teenager was rushed to hospital for medical treatment on Wednesday
The incident occurred at around 3.20pm in Staines Road
Officers say no arrests have been made at this stage
The teenager has since been discharged from hospital
Police are now looking for witnesses to come forward to assist with the investigation
Officers have released description of two boys they want to speak to
He is thought to have been wearing a face covering and a hood
