It's limited to a tight zone around the crossroads in the middle of Timperley village
Timperley's Liberal Democrat councillors have welcomed the inclusion of their village in Trafford Council's expanded shop improvement grant scheme - but argue that many local businesses are still being left out due to strict boundary limitations
The Government-funded Trafford Town Centre Shop Improvement Grant Scheme, which offers up to £10,000 in match-funding to eligible businesses, has recently been extended to include Timperley and Hale alongside Altrincham
Councillor Julian Newgrosh said he had pushed for the expansion and was "delighted" that the scheme now included Timperley
both Cllr Newgrosh and fellow Lib Dem Councillor Will Frass have raised concerns about the restricted eligibility area
which is limited to a tight zone around the crossroads in the middle of Timperley village - an area that includes several larger national chain stores
"The map doesn't even include our local chippy!" Cllr Newgrosh said
Cllr Frass added: "I really want to see as much of the funding as possible go to small independent businesses - they should be the focus of this scheme
There are many independently-run shops outside the village itself
who would really benefit from support like this."
The councillors have requested that Trafford Council review the criteria to potentially extend the scheme to include shops beyond Timperley's central area
Despite these concerns, the councillors have been actively promoting the scheme to local businesses since its launch, reporting enthusiastic initial feedback from shopkeepers in the eligible area
with several expressing interest in applying
which has £220,000 available from Greater Manchester Combined Authority
allows businesses to apply for grants on the condition they match the funding from their own resources
The money can be used for improvements to make premises more accessible to people with disabilities and other enhancements
the initiative has helped 41 businesses across Trafford create 28 new full-time equivalent jobs
improving over 2,200 square meters of commercial floorspace and saving 45,000kg of carbon
Businesses interested in applying should do so as soon as possible, as the deadline is 30 June 2025, or when all funding is awarded. For more information, contact business@trafford.gov.uk

Having acquired the former Green Belt site with outline permission for 116 homes
the housebuilder has been granted full consent for a scaled back project that features 34 affordable properties
Trafford Council has granted permission for the 76-home redevelopment of the former World of Pets site off Thorley Lane
which Miller Homes bought from Harlex Property last year
The outline plans were initially refused by the authority’s planning committee but that decision was overturned at appeal
Miller’s scheme features one-bedroom maisonettes up to five-bedroom detached homes
Almost half of the homes – 45% – will be available via affordable rent or shared ownership
The cost of the private homes start at £624,995
the scheme will contribute £298,190 towards education provision and biodiversity as well as a £569,885 community infrastructure levy that will support local services and infrastructure
sales director for Miller Homes in the North West
said: “Securing planning approval for Thorley Glade is a key milestone for Miller Homes as we expand our presence in Greater Manchester
“This development will not only provide high-quality
energy-efficient homes but also deliver significant benefits to the local community through infrastructure investment and affordable housing provision.”

I thought this had already been boxed off last year
It’s a missed opportunity to link Wood Lane to a more suitable junction with an improved Clay Lane
to make both roads more fit for the volumes they are now being used for
This is why any release of green belt needs to be coordinated
so that all transport and amenities are covered; piecemeal releases of land like this are what causes all the problems
The affordable homes will not start at £645,000
This is the starting price for the privately sold homes
The market housing needs to start at £645,000 to make 45% affordable provision viable
Further evidence of just how far upmarket private development has to go in order to deliver policy complaint outcomes
As for the extra traffic through Shaftesbury Ave / Thorley Lane junction
where we are experiencing regular incidents at the traffic lights as it is
Secondary Schools are oversubscribed already
Why has this not been considered in the planning – or are these houses not meant yo be homes for families with children
Oh and good road access to an already crowded system
So ‘affordable’ box flats with no outside space
bought up by foreign investors to rent out at extortionate prices
This site needs some nice graffiti on it and some antisocial beeping of the car horns early on to put the buyers off
flats etc may tick a Council box as affordable but families cannot make homes in them
Where are the affordable HOUSES with gardens that families young and old really need
I refuse to believe those houses were designed by an architect
unless he previously designed for the “SIMS” game
Did whoever drew up these plans actually study traffic at the site
Green Lane is impassable twice a day due to parents trying to ensure their little darlings don’t have to walk more than 15 ft to school
It’s going to be fun when the same entitled parents start parking on people’s drives and blocking access
just more people squashed into soulless boxes
how much worse will all these houses make it
A doctors surgery closed due to lack of GP’s and you can barely get an appointment at the best of time
There won’t be any greenery anywhere with all this building going on!
The UK is going to be a concrete jungle in the next few years!🤬
Yet more homes crammed into an over populated area with crumbling infrastructure
dentists and roads are all being considered when making these decisions
The borough claims it has a ‘disproportionately high number of HMOs’ and is pursuing the introduction of measures to wrestle back control
The housing association is working with main contractor Caddick to build 69 social rent homes for over 55s and a GP surgery on 2.5 acres of disused land on Arrow Street in Broughton

A local councillor in Timperley in Greater Manchester has expressed anger after the village was flooded
just months after a flood defence scheme was shelved
The frustration was reported after heavy rains caused flooding in Manchester, Lancashire and Cheshire on New Year’s Day, leading to a ‘major incident’ being declared and an aqueduct on Bridgewater Canal collapsing
Hundreds were evacuated aterf 90mm of rain fell on northwest England over the New Year’s period
Timperley is a village in the Trafford area of Greater Manchester
Watch video below from Altrincham Today’s coverage of the flooding
Trafford Council councillor for Timperley Central ward Shaun Ennis said the Environment Agency made “a huge mistake” when it decided to shelve plans for a flood defence scheme for the area in Summer 2024
Ennis told the Manchester Evening News: “The side of Timperley most vulnerable to flooding is the Beech Field area
“It has threatened properties in that area every year since then it’s been touch and go once or twice
but this year that’s been the case four times
In 2021, the Environment Agency announced plans to invest £5.2bn in flood defences up to 2027
In November 2023, the National Audit Office revealed that this had quietly been reduced to only 1,500 schemes
with the Environment Agency blaming inflation
NCE submitted a Freedom of Information request to the Environment Agency asking which 500 schemes had been removed from its plans
to which it replied: “A list of the 500 projects does not exist
as the programme is dynamic and evolves and changes over time
It is not possible to provide information on which projects have been added
or deferred from the start of the programme in April 2021.”
It appears now that Timperley is one of the settlements to suffer from the lack of funds for flood defences
an Environment Agency spokesperson said: “We are sadly very aware of the devastating impact that flooding can have
which is why protecting communities is our top priority
Our sympathies are with everyone affected by flooding in recent days
“Environment Agency teams have been working around the clock since New Year
issuing flood warnings and supporting those communities affected
we are delivering a long-term funding programme of flood defences
investing over £1bn this year to scale up national resilience through building new and improving existing flood defences.”
The spokesperson pointed to a number of different flood defence schemes in the northwest
including Salford Flood Improvement Scheme
Rochdale and Littleborough Flood Risk Management Scheme
and the Radcliffe and Redvales Flood Risk Management Scheme
Ennis and Trafford Council did not respond to a request for comment from NCE

A Timperley resident has been jailed as part of a major police crackdown on drug dealing in Manchester city centre that has resulted in prison sentences totalling more than 85 years
was sentenced to three years and four months in prison and issued with a five-year Criminal Behaviour Order (CBO) banning him from entering Piccadilly Gardens and surrounding areas upon release
Jobe was among 24 individuals arrested following a sophisticated covert operation by Greater Manchester Police's Operation Vulcan team
supported by specialists from the North West Regional Organised Crime Unit
targeted several drug dealing networks operating across Piccadilly Gardens and North Manchester
culminating in coordinated raids on Tuesday
Over 300 officers executed 23 warrants at addresses across Greater Manchester
with police seizing substantial quantities of crack cocaine
and drug paraphernalia including digital weighing scales and multiple mobile phones
who attempted to flee in his dressing gown but was tracked down and apprehended in a nearby park
who investigators identified as being at the top of one drug conspiracy along with his brother
was later sentenced to seven years in prison

The operation also focused on an area known as Back Piccadilly
which had become notorious for drug dealing due to its secluded nature
Another targeted location was Ardwick Green Park
a children's playground and key walking route that had been exploited by criminal gangs for drug sales
Police utilized phone data and cell site analysis to identify the dealer networks
uncovering hundreds of incriminating messages related to drug sales
Investigators found evidence that some groups were exploiting teenagers to sell drugs on their behalf
with police subsequently working with Youth Offending Teams and local schools to provide support rather than criminalizing these young people

"This was a well-resourced and high stakes investigation to tackle the drugs trade in Piccadilly Gardens and the surrounding areas which was causing a nuisance to local businesses
police have increased their regular patrols in the area to prevent other criminals from filling the void left by those now serving prison sentences
Many of those convicted received Criminal Behaviour Orders in addition to their jail terms
meaning they will be arrested if found in Piccadilly Gardens and surrounding areas following their release.

The Altrincham & Hale Muslim Association is planning to relocate from its current home on Grove Lane
The Altrincham & Hale Muslim Association has announced ambitious plans to relocate from its current premises on Grove Lane to a new purpose-built Islamic Centre and Masjid on Thorley Lane in Timperley
is a place of worship for Muslims where the community gathers for prayers
revealed that the organisation has already raised the £1 million needed to purchase the site
The next phase of fundraising will focus on building costs
In 22 years we have completely outgrown it
it has a capacity of 600-odd people," Amjad said
"We're not expecting to fill the new mosque as soon as it is built
the proposed new development on Thorley Lane
opposite the site of the former World of Pets (now slated for housing development)
will be a "modern state of the art purpose-built Masjid" with capacity for up to 1,800 people
The plans outline a 25,000 sq ft facility spread across two and a half floors on a 1.6-acre site
A number of visuals have been released which show the plans for the Islamic Centre
Key features will include basement facilities for ritual washing (wudu) before prayer
and potential rooftop space that could be used for weddings and private functions
Addressing potential concerns about traffic congestion on Thorley Lane
Amjad pointed to the wider context of development in the area: "If they're going to build 2,500 homes in Davenport Green
He also noted that the new location would "alleviate the problems with Grove Lane
which is also a bus route and a relatively narrow road compared to Thorley Lane"
The Association has been in discussions with Trafford Council over the past four to five months
very confident" about the application's prospects
He emphasised that the site is "not green belt" but is now "designated for housing and a whole infrastructure is being put in for this development" as part of the larger Timperley Wedge scheme
While acknowledging there has been some opposition to the plans on social media
Amjad said the Association is focused on engaging with the formal planning process
"There are always objections to anything which is new
I'm sure Miller Homes have had a lot of objections
"We are just going to engage with the planning process
and go through the things we need to do to get planning."
the Association expects construction to take around 18 months
The current site on Grove Lane would be sold for redevelopment as housing
The proposed Islamic Centre would be situated within the context of significant development planned for the area
The Timperley Wedge/Davenport Green project includes £750m plans for 2,500 new homes (45% affordable)
and a new rural park on 558 acres of former Green Belt land
Miller Homes has secured permission for a new 76-home development called Thorley Glade on the adjacent former World of Pets site
nearly half of which will be available via affordable rent or shared ownership
The event coincides with the start of the new membership season

Two local dads have teamed up to launch a Timperley branch of the kids' coding school Code Ninjas
Vishnu Kumar Tellakula and Raja Manikanta Diddi
who have a combined 30 years' experience in IT
came up with the idea after meeting when their now six-year-olds attended nursery together
Code Ninjas has hundreds of locations in the UK
US and Canada but this will be the first one in south Manchester
It will be based at Holy Cross Church Parish Hall in Timperley and is suitable for kids aged between 7 and 14
Code Ninjas takes a relaxed approach to learning
with students - "ninjas" - earning different-coloured wrist bands as they rise up the ranks
The Timperley 'Dojo' will open its doors on March 20th
Vishnu said: “Raja and I connected years ago – and our friendship has only grown
with us now getting together with our families as regularly as possible
structured way for kids in our community to get into coding
"The careers that children will pursue as adults have yet to be defined
As AI and IT capabilities continue to evolve
IT skills are set to become indispensable. We believe that Code Ninjas will play a significant role in what’s to come."
He added: "Our goal is to spark a passion for technology
“The Ninjas can attend sessions up to twice a week
which means you don’t have to come at the same time or on the same day
We offer something very different to what’s taught in the traditional curriculum and after-school clubs
so I’m confident we’ll be popular with both students and parents alike."

while Tessa McCormick claimed the women's title with a remarkable 02:34:53
Olivia Tsim secured second place in the women's race just seven months after giving birth
This year's event attracted many first-time marathon runners
with over 50% of participants tackling the 26.2-mile distance for the first time
Among the diverse field were 87-year-old Harry Newton from Macclesfield – the event's oldest participant – and Kelsey Sheridan from Greater Manchester
who completed the course alongside her assistance dog Hamble after overcoming seven years of being wheelchair-bound due to CFS/ME
The marathon also set new fundraising records
surpassing last year's total of £3.5 million raised for various charities
including official partners The Alzheimer's Society
Cancer Research UK and The Christie Charity
said: "The day was nothing short of spectacular
Manchester has shown once again why it’s one of the best cities to take on a marathon – welcoming
"To see 36,000 people cross the finish line
on the UK’s biggest-ever day of marathon running
We’re proud to celebrate this moment with the whole community – participants
charities and supporters – who made this event so successful."
The adidas Manchester Marathon will return on Sunday 19th April 2026
with priority registration opening tomorrow
The road is currently closed in both directions close to the scene
A teenage boy has been taken to hospital after being hit by a car in Timperley this morning
who witnesses described as being around 15 or 16
was hit on Park Road - close to the Spar convenience store - by an Audi car travelling towards Timperley village
The incident happened at around 7.30 this morning
A witness who arrived on the scene moments after the collision had happened told us that the boy appeared to have suffered serious injuries
There is no further update on his condition and we are awaiting an official comment from Greater Manchester Police and the North West Ambulance Service
Emergency services remain at the scene and officers said it could be a number of hours before the road is reopened
police are stopping any motorists from driving in either direction on the Park Road stretch between the junctions with Bollin Drive and Canal Road
Officers say they are currently unable to say how long the stretch of road will be closed off
It's now the fourth biggest in Europe
Altrincham and Timperley are set to provide a large chunk of the route for 36,000 runners takimg part in this year's Manchester Marathon
Beginning in Stretford at White City as usual
Altrincham and Sale Moor before the finish outside Manchester University
the Altrincham part of the race will begin when runners turn down Park Road into Timperley village
back out on Shaftesbury Avenue and then on to Brooklands Road
Trafford Council’s Executive Member for Leisure
said: “I’m looking forward to witnessing another great sporting event in our borough
Come along and cheer the fast athletes and encourage all the other runners along
“So much money is raised for charity in this event and there’s a big economic benefit too
with runners and their relatives coming to Trafford and supporting our local cafes and businesses during the weekend
“Our Council priorities include sport for all and healthy lives for everyone
Many of the runners are from Trafford and it’s inspiring to think of the training they are doing to prepare for the 26-mile race.”
Trafford Council said it was working with organisers to make sure that disruption was minimised
A number of roads will be closed for much of the day
and residents and businesses affected by the closures should be receiving a leaflet through their letterbox from the marathon organisers that explains road closures and timings
A secondary leaflet to affected Timperley residents will be sent out four weeks before the race begins
Signage warning of the road closures will be set up along the route from Monday 14 April
A Timperley man was today jailed for 20 years for his involvement in what has been described as the UK's "biggest ever drugs conspiracy"
was sentenced to 20 years at Manchester Crown Court
He was one of 12 members of an organised crime gang who have been sentenced for more than 246 years in total
The gang included offenders from the UK and the Netherlands and were brought to justice following a long-running National Crime Agency investigation
the men supplied other crime groups drugs from its importations – which are believed to have contained more than 50 tonnes of drugs
He was jailed for 32 years earlier this year and today Sohail Qureshi
was sentenced to 25 years behind bars at Manchester Crown Court
Qureshi worked closely with Timperley man Vazeer
who was born in Pakistan but holds Danish nationality
was convicted of being involved in an organised crime gang (OCG)
The former taxi driver took his orders from Qureshi and travelled to Spain and the Netherlands to develop the operation
and he became a director of a front company in the Netherlands
He was sentenced to three years and nine months
Vazeer was convicted of the same charges as Qureshi
He helped set up a front company in the UK and helped Dutch crime boss Barbara Rijnbout – jailed for 18 years earlier this year – open personal and business bank accounts in the UK by using forged documents
Dutch wiretap evidence showed Vazeer supported and encouraged Rijnbout
The offences were committed between August 2015 and September 2018 during which the OCG smuggled at least 240 consignments of drugs
The group set up front companies and rented warehouses in the Netherlands and UK to move drugs hidden in deliveries of strong-smelling foodstuff such as onions
As well as the warehouses in Sheffield and Preston
more than 246 years of jail time has been given to 12 members of the OCG
Two men who cannot be named for legal reasons await sentencing for their roles along with Ashley Jones
He admitted conspiring to import Class A drugs and will be sentenced at a date to be confirmed
Two offenders were given suspended sentences and one died before he could be sentenced
The OCG members were convicted over two trials: one lasting 23 months – a record in England and Wales – and the second lasting nine months
regional head of investigations at the National Crime Agency
said: “These criminals supplied unprecedented amounts of drugs right across the UK
an incalculable amount of damage to society with the violence
exploitation and misery that are inseparable from supplying drugs
“Offenders like these only care about the money to be made
“They don’t care that they fuel horrendous problems such as children being sucked into dealing drugs through County Lines or innocent members of the public being hurt or even killed in the crossfire of turf wars
“I commend my officers for the years of dedicated and tenacious work that went into bringing this OCG to justice.”
It has traded successfully in Hale since 2010
Yogberries is to open a second frozen yoghurt shop in Altrincham
Originally launched by Matthew Agass and Sarah Bradley
Yogberries has proved a big success since opening its first shop in Hale village in 2010
first on Bloomfield Lane and then relocating to a more prominent space in the former Thornley Groves unit on Victoria Road
It swiftly followed that in 2011 with a second shop in Wilmslow
Yogberries has secured a corner unit on Shaftesbury Avenue in Timperley in the former Madre's Salon
A spokesperson told us they were hoping to open the new shop by mid-March
Yogberries says its yoghurt is 100% natural
low calorie and delivered direct from British farms
Miller acquired the site from Harlex earlier this year
Having acquired the former Green Belt site with planning permission for 116 homes
the housebuilder has tabled updated proposals for a 76-home scheme
Miller Homes bought the former World of Pets site off Thorley Lane from Harlex Property earlier this year after the vendor successfully appealed the refusal of its plans to redevelop the World of Pets site off Thorley Lane in Timperley
Miller’s vision for the site will see 76 homes delivered
providing a range of properties from one-bedroom maisonettes to five-bedroom detached homes
Almost half of the homes – 45% – will be available via affordable rent or shared ownership
search for reference number 114619/RES/24 on Trafford Council’s planning portal
When plans for the project were lodged by Harlex back in 2021
planning consultant Rapleys cited Trafford Council’s poor housing delivery record as a reason the development should go ahead
In the design and access statement accompanying Miller’s reserved matters application
Hope Architects states that “Early delivery of the first 76 houses in the Timperley Wedge will mark an important milestone
working towards a solution to Trafford and Greater Manchester’s housing crisis”
nice to see something more contemporary rather than mass house builder dirge
So we’re getting fewer homes because Trafford Council are useless at approving planning applications for new homes
If you live in Trafford and your rent has gone up recently – you have Trafford Council’s planning department to blame for stymieing local housing supply thus pushing up rents and house prices
Trafford Planners are anti development….it’s that simple
They use every possible delaying and obsfucating tactic they can in the hope they can wear the Applicant down
Their approach flies in the face of any objective analysis
I will be watching with interest given that the design seems to ignore many of Trafford’s shiny new Design Code “rules” and the conflicting highways “computer says no” approach
Does ‘Green Belt’ actually mean anything
Looks great although reducing housing numbers when we have a shortage isnt ideal
I know its big price territory but there is a big demand for smaller properties in this location too.Not sure how it fits with the Trafford design code although thats seems a cut and paste of every other design code and doesnt push on anything contemporary
This needs revisiting in light of the PfE plans
They could have rerouted Wood Lane through here (replacing the section of Wood Lane with missing footpath) to meet with the new Clay Lane junction
they will finally get rid of the Clay Ln/Whitecarr Ln dog leg
only to replace it with another dog leg at Wood Ln/Thorley Ln/Clay Ln
I wouldn’t have thought 5 bedroom houses would be needed as there are plenty of large properties in that area
2 and 3 bedroom houses much better and in demand
This development is just the World of Pets/World of Water site
The Wyvale/Dobbies Garden Centre site is a different site the other side of the brook
although Dobbies is due to close at Christmas
It is not allocated for housing in PfE and is supposed to remain as green belt
We’ll be seeing if that actually means anything soon
I see buzzards hunting each day and so much wildlife
It’s sad this small area could not be retained for them
The 2,500 new houses being built across the road in phase 2 should meet the targets set by the GM Partnership
Only 1% of Trafford is classed as natural the BBC completed a study and Trafford is one of the lowest but instead of focusing on brownfield sites they target the green belt area
This is because of the postcode and profit
Sadly this development will ruin the area and there isn’t any space in the schools or others essential services
More concreting over green land while the brownfield sites are left to rot
Not enough profit for the developers in brownfield
The huge scheme is known as Davenport Green
Information about a £750m plan to build 2,500 new homes
60,000 sq m of employment space and a new rural park on the Timperley Wedge are being provided at two exhibition events
which are taking place at Bowdon Rugby Club today at 3.30-8pm and again on Tuesday 17th September from 3.30pm to 8pm
will give residents the chance to ask questions about the major scheme
They are being held by Royal London Asset Management
the principal landowner within the Timperley Wedge area
The 558-acre site has been allocated for release from the Green Belt under the Places for Everyone spatial strategy
Greater Manchester’s long-term development plan
The masterplan for the site includes the delivery of around 2,500 high-quality new homes - around 45% of which would be affordable - 60,000 sq m of employment space and a new rural park
the largest to be provided within Greater Manchester in a generation
The investment around the proposals includes £100 million of new infrastructure and facilities including enhanced primary education provision
community play facilities and a Metrolink extension with a stop at Wythenshawe Hospital
Manor Farm would be protected under the plans and there would be moves to relocate Bowdon Rugby Club
Trafford Council said the ambition for the masterplan was to offer "a new kind of urban environment
defined by its green landscape - reflecting
protecting and respecting the existing natural environment"
Executive Member for Economy and Regeneration at Trafford Council
commented: “Thank you to everyone who has already given their views on the proposals for Davenport Green
"These events are an opportunity to find out more about the plans
The plan for Davenport Green is ambitious: and if approved will develop a whole new community for Trafford
"It’s really important that you make your voice heard
so don’t miss this opportunity to have your say.”
The consultation will run until Friday 20th September
and residents are encouraged to submit any feedback they have on the proposals before then
The incident closed the road for several hours
Officers have confirmed that a man was taken to hospital after a crash which closed a road in Timperley for several hours yesterday
Emergency services were called to Wellington Road yesterday morning at around 4.15am after local residents reported hearing a loud bang
It transpired that a grey Volkswagen Scirocco had suffered serious damage to its front bumper
with wheelie bins and rubbish scattered across the road close to Wellington School
Greater Manchester Police initially told us that the incident was being investigated as a serious collision
police have now indicated that the incident was not as serious as first thought
and that a male casualty was taken to hospital for treatment after suffering a head injury
The incident is now being investigated by GMP's road policing unit and no arrests have been made
A helicopter was heard flying around the scene at around 6am yesterday morning
but police have not confirmed to us whether the crash was the result of a police pursuit
A Greater Manchester Fire and Rescue Service spokesperson confirmed that one fire engine had attended the scene
one fire engine from Altrincham fire station was called to attend a crash involving one car on Wellington Road
Crews arrived quickly to make the vehicle safe before departing the scene after approximately 17 minutes in attendance.”
Brenda had regularly attended wrestling shows in Altrincham in the 1970s
An 89-year-old Timperley resident has rekindled her lifelong passion for American wrestling - thanks to the thoughtful staff at her care home
was recently treated to a special night out at a wrestling show at Wythenshawe Forum in Manchester
fulfilling a wish that brought back cherished memories from her past
Brenda's passion isn't for typical elderly pastimes
Her love for American wrestling dates back to the 1970s when she and friends regularly visited Stamford Hall in Altrincham to watch the high-energy spectacle
The tradition began even earlier at her Nana's house
the family would gather around the television to watch the action
Brenda was in her element," said Iwona Pawelczyk
and got fully involved in the excitement of the night
Brenda particularly enjoyed seeing families and children at the event
noting that while the sport hasn't changed drastically over the years
said: "Brenda's experience reminds us all that age is just a number
and her youthful spirit prove that passion never fades
It was an honour to bring back such wonderful memories for her."
The special outing was organised by the Lifestyle Team at Timperley Care Home
who focus on incorporating residents' past hobbies and interests into their activities programme
The site is allocated for redevelopment in the PfE joint plan
the project could provide 2,500 homes and 645,000 sq ft of employment space across 558 acres south of Ridgeway Road in Trafford
the principal landowner within the Timperley Wedge allocation
has launched a consultation on a draft masterplan for the area
Have your say – davenportgreenconsultation.co.uk
the plans feature a rural park and £100m investment in infrastructure and facilities including enhanced primary education provision
There is also scope to deliver an extension to the Metrolink network and a solar farm
Royal London predicts the scheme could drive £750m of investment into the area
The site has been allocated for release from the Green Belt under the Places for Everyone spatial strategy
senior development manager at Royal London Asset Management Property
said the vision for the site would “much-needed new homes
create new jobs and drive significant investment”
“It will open up green space so that it is accessible to everyone
helping to establish a place where people can live
Kane added: “The proposals for Davenport Green will not only address the diverse housing needs in Trafford
including much-needed affordable housing provision but will also contribute to the strategic development of Trafford and Greater Manchester as a whole.”
executive member for economy and regeneration at Trafford Council
implored local residents to get involved in the consultation
“I would like to encourage residents to get involved with consultations around the Davenport Green Masterplan,” Patel said
“These are significant housing and community infrastructure proposals in the Hale Barns and Timperley area that will be developed over many years ahead
These plans will see much-needed new and affordable homes being built alongside the transport
business and community facilities needed in support of that
It’s really important that our residents help shape these plans.”
The project team for the scheme includes Colliers

The road system in Timperley needs improving
Park Road and Brooklands Road are the only way to get to Sale
We need a metro stop a lot closer to Timperley Village
there are train lines which could be utilised
I’m sorry they will be taking green belt land
It would take a lot of infrastructure planning to make this massive project work
I will take a lot of convincing that this project will enhance the area
It concerns me that there is not investment into Timperley and worst case building a new centre which will cause competition
Whilst Altrincham and Sale have had massive investment Timperley has not – a tram stop in the centre and investment in infrastructure
recreational areas and creating opportunities for new bars
I’d like to understand the result on the roads with an extra 5000 cars added !
A development of this size in this already hugely congested area is going to cause some significant local issues
The planners need to reconsider connectivity (Metrolink
motorway connection) and the need to invest in improving other already congested arteries (Brooklands Rd
Furthermore I agree that Timperley itself has not had the investment which Sale or Altrincham have had in recent years
but rather than bring investment into the village this development risks taking jobs and revenue from the village – something I would like to see readdressed
And the idea of a tram stop in the village and using the train line to connect Altrincham with the airport and/or Stockport is critical – would have a huge impact on congestion rather than extending the tram to Wigan or Glossop
Look at all these comments… this is why small scaled growth in lots of locations and settlements is a far more sensible approach
I see the NIMBY’s are out in force on this one
I live in this area and don’t object in principle
It’s inevitable with the airport being so close; especially if/when they sort out the trains mess
It’s much better that land is released in a coordinated way rather than piece-meal
like what has happened with the World of Water site
The roads in the area are ridiculously unfit for purpose and seriously unsafe
Driving those back lanes is pretty lethal but it’s ridiculous that there is no cycle route or footpath to the airport from the west
Anybody living Timperley/Hale/Altrincham way is risking their life just to get to work at the airport or hospital
Some of the details of the plans don’t make any sense though
so I’ll definitely be involved with the consultation
Great to see some ambitious proposals for more housing
The sustainable connectivity is all very laudable but let’s remember many people will want to drive places
Any plans for any alterations to Junction 5 or did that go in the “Too Hard Box”
Maybe a smaller solar farm and more houses
Surely one of the potentially noisiest areas to live
the motorways and maybe even the railways if they’re ever sorted out
There’s a large gulf evident here between the sentimental image and the grim reality
Yeah what you see there Bradford is people who care about where they live
Y’know some people do and don’t have to fall back on the tired old childish slurs to justify it
Come on @WayFay there is also a large gulf between emotive rhetoric and reality-the runways run parallel and further south so no planes to fly over
apart from maybe a few acres to the south the rest is nowhere near a motorway and the railway doesn’t exist yet and likely never will
Doesn’t sound like the nosiest place
645k sqft of commercial space is a nonsense when there are better located sites at Airport City and surrounds that havent seen development in 10-15 years since being promoted
The commercial space is a bargaining chip to get the residential consent only
I agree smaller scale development closer to public transport is the way ahead not this congestion promoter
This looks like a fantastic opportunity to deliver much needed new homes and amenities in a well connected part of South Manchester
The usual naysayers will waffle on about potholes etc but this is exactly the kind of large scale
Its not about ” NIMBY” – it could be a very welcome development but what is key is ensuring that the infrastructure is in place to support it – as the current infrastructure is well beyond capacity
And furthermore ensuring that the “wealth” and “upside” of the development has a larger impact especially in Timperley itself which needs more investment
Will they be building a brand new Hospital as well
Planners will need to check old maps that show oil and gas wells of 1940s/50s that were along THORley Lane and in the Plan Area they may have replenished
Also water and gas pipeline features associated too
What has the improvement of Timperley got to do with Royal London
along with all the other proposed greenbelt site developments in the Places for Everyone scheme is subject to a legal challenge
As in the local there is a real shortage of spaces already
I am devastated by this – why cant these homes be built on brown field sites in Manchester
It’s a disgrace I’m going to move because there is no infrastructure for this and the housed will not be affordable – tragic
Taking up more and more green belt is an environmental crime
The Pfe scheme is just dressing up another way of taking green land for financial gain via the backdoor
all schools massively oversubscribed and now the money men want to come in and make it far worse than it already is
Anyone who thinks the housing will be affordable need to give their head a wobble
The environmental and social cost of this “development” will be catastrophic for the local area and environment
Please do not build on one of the last pieces of green space we have bordering out city
This natural area is a godsend for the local troubled youths
You are destroying an important enteral part of the land that will lead to devaluing the current surrounding areas/ houses
There are hundreds of areas around Manchester of derelict lots/ houses that could be easily transfers into housing
What GP provision will there be for all these new residents
Not to mention the new roads needed and the number of homes justify a whole new secondary school
This is outrageous it will lower the house prices in surrounding area
and there is not enough infostructure to deal with it… eg
hale barns will become packed and no longer a sleepy village
This should be built on brownfield sites and ruins the surrounding landscape
The development would have a net density of 16.8 units / acre
Developer Prospect Homes’s application would see a 14-acre site off Dobbinett’s Lane to the east of Hale
transformed into a residential development
The proposal drawn up by Frost Planning seeks permission to build 179 homes varying in style from detached
Provisional plans suggest 98 of the homes would be put on the open market
The housing offer is a proposal and outcomes will be contingent on viability
The projected net density is around 17 units/ acre
Affordable homes would be split with 37.5% at social rent
Landscape designer Golby & Luck would install extensive green infrastructure over the 3.2 acres earmarked for landscaping
There would be parking space provided for 370 cars
The adjacent land at Timperley Wedge has been identified by Trafford Council and the Greater Manchester Spatial Framework for the provision of approximately 2,500 homes
said: “Prospect and our agents are part of a consortium working with Royal London and Trafford Council to bring a masterplan for the Timperley Wedge allocation forward following its adoption in the Places For Everyone Plan
“Land at Dobbinetts Lane has been identified as the first phase of residential development to come forward in the masterplan and we’ve submitted a full planning application seeking approval to provide 179 much-needed new homes
after agreeing the purchase of 14.3-acre site with the current landowners
we will deliver a mix of private and affordable tenure homes to cater for local housing needs
set within a high-quality landscaped design with an on-site play area whilst enhancing the existing landscaped setting.”
use the reference 113553/FUL/24 on Trafford Council’s planning portal
according to official documents the site although not in Hale town centre
Baguley borders although I think its within Hale Barns and Timperley South ward but not Hale
Another application with poor active travel provision
No connections to the public footpath north of the site (nobody is going to walk on Dobinetts Lane)
And no improvement of the really dangerous junction of Brooks Drive and Dobinetts Lane
Clay lane and dobinetts lane need upgrading BEFORE any of this allocation goes anywhere
Those roads a lethal and are being used way beyond their means
thats without construction traffic then another 370 cars
The Clay-Dobinetts-Whitecarr junction in particular is a tragedy waiting to happen
This area is treacherous for cars and pedestrians
This is an outrageous plan and must be stopped
that’s 100s more big SUVs thundering down the narrow lanes without any concern for the surrounding area
Trafford have no morals…they only care about the money they’ll make from this
and expanding Altrincham College in an attempt to accommodate all the extra kids that need a nearby school
which of course they’ll all be driven to because it’s already lethal trying to cycle on those roads
Flood warnings are in place across the Altrincham area
A "major incident" has been declared by police after torrential rain left homes flooded and cars stranded on roads across Altrincham - while the Bridgewater Canal in Dunham Massey has breached for the first time in over half a century
A number of flood warnings have been issued across the Altrincham area as the new year began with what residents said was the worst local flooding they have ever seen
It has led Greater Manchester Police to declare a major incident and urged residents to travel only if it is necessary
Here are some of the main developments from a dramatic New Year's Day so far:
The Environment Agency has issued several flood warnings in the Altrincham area
It particularly specified a risk to properties in the vicinity of Green Lane to Woodlands Road and Canal Road
including areas around King George Fifth Pool
It also warned properties on Woodbourne Road
the Sinderland Brook level at Partington was 1.48 metres
with property flooding possible when it goes above 1.35m
A total of 55 flood warnings - which means flooding is expected and nearby residents should 'act now' - are currently in place across the region
Here's some drone footage of the affected areas:
said: "Lived on Brook Avenue for 40 years and have never seen this before
Edwin Jones said: "Never seen anything like this in 50 years of living round Alty."
Here are some pictures of the affected areas:
As the Paralympics gets under way in Paris
As they prepared to travel to Paris for the Paralympics
David Prior and Barny Weeden spoke to Neil and Lora Fachie about settling in Altrincham
and combining training with first-time parenthood
Lora and Neil Fachie are possibly the most ordinary superhumans you’ll ever meet
If you’re ever out walking close to the Navigation Road area of Timperley
often heading in the direction of the tram station
will have a dog on a leash and often a baby strapped to her chest
will sometimes be pushing a pram and usually be carrying a sports bag
It’s only when you look a bit closer that you’ll spot the Great Britain badges on their tracksuits and bags
And it’s only then that you notice that Lora is almost completely blind
and that Neil is visually impaired to the extent he needs a white cane as soon as the nights start to draw in
But Lora Marie Fachie MBE OBE and Neil Michael Fachie MBE OBE
Collectively they have amassed an astonishing 26 gold medals
Lora competes in tandem road and track events and is a double Paralympic gold medallist
a three-time road world champion and a former track world champion
Neil has competed at every Paralympics since 2008 - Paris will be his fifth Games - and has won two gold medals and an extraordinary 20 world titles in tandem para-cycling
That they are both competing at Paris 2024 at all - we met them a week before they travelled to the Games - is something of an achievement
Lora and Lora’s long-time cycling partner - or ‘pilot’ - Corrine Hall were returning to their accommodation after a day competing at the velodrome in Rio during the UCI Para Cycling Track World Championships
They were just 100 metres away from their hotel when they were mugged
I was aware that some people had run in from my right-hand side and I heard Corrine scream and say: “Just take it
“I was grabbed by my bag and flung to the side
as clearly she had no idea what was happening
‘There were guys trying to get my bag off me
I was aware Lora was really worried that I had been taken away
She had absolutely no concept of what was going on
so I didn’t know if they had weapons on them
all I know from discussions afterwards is that there were three of them.”
wallet - and the silver medals they had won that day
the perpetrators knew what they were doing,” said Lora
“They’d clocked on to the fact that there were slightly vulnerable people coming to and from the hotel
The distressing incident led to Lora and partner Corrine withdrawing from the championships
meaning they missed out on events that would have assured them of qualification for Paris
Lora had accrued enough points from other events to eventually secure her place
she is remarkably sanguine about the incident
“People react very differently in those situations,” she said
“Initially I didn't deal with it well but I put it to bed very quickly and wanted to put it behind me
I didn't want those world championships to be defined by what happened.”
The incident was not the only challenge presented to the Fachies as they prepared for Paris
With support from National Lottery funding
they have previously been able to devote themselves entirely to para-cycling
with all the single-mindedness that elite sport demands
the Fachies have welcomed a happy addition to the family: Fraser
Fraser has the same hereditary sight loss condition that has rendered Lora almost completely blind since the age of five
and Fraser has inherited it from me,” said Lora
“It will deteriorate - I was born with more sight than I do have
Now I have very little: I've got light perception
but it's nothing useful and I would never rely on it
four and five year old being able to see more
“We're still trying to establish what Fraser can see
but we know he will have very similar sight to me unless some magic science development comes along
It is awe-inspiring to watch as Lora prepares and then spoon-feeds lunch to Fraser
with guide dog Tai an ever-present by their side
sees her particular situation in the context of any first-time mum.
I don't think anyone does it and goes 'that was easy',” she said
Just before Christmas they moved to their third home in the Altrincham area
having originally moved to Manchester to be closer to the Velodrome (Lora is from Liverpool
“We're both big foodies so we love all the restaurants - our go-tos are Phanthong
and Kickback Coffee on the canal was our saviour when Fraser was born.”
Fraser’s arrival has meant that both Lora and Neil have had to become more creative with their training regime
with much more training now taking place in their converted front room
“There are days like this morning where one of us rides a bike while the other one does duties and then we switch around,” says Neil
“I'm on the track in the Velodrome three times a week
“We have to be a lot smarter with how we train,” Lora agrees
so pre-Fraser I would spend three or four hours a day on the turbo-bike
In many ways it makes you train better because you appreciate the time you've got to train and you dedicate that time solely to training
If you've had a good or bad training session
because Fraser still needs us to be parents.”
Lora reads a story in Braille for CBeebies
Their celebrity status has grown since they thrillingly won gold within an hour of each other in Tokyo three years ago
spawning a beautiful photo of the golden couple
Lora has read a bedtime story in Braille for CBeebies
while last October they travelled to Windsor Castle to receive their OBEs for services to cycling
“We got our MBEs separately at Buckingham Palace
so to then be able to go to Windsor Castle and receive our OBEs together was pretty special..
not many couples get that opportunity.” This time Princess Anne did the honours
With trusted pilots Corrine Hall and Matt Rotherham leading their tandem bikes
“I wouldn't go to the start line not hoping to win,” says Lora
I have four events and three of them I'm medal competitive in

A picture framing business off Canal Road is now in its 20th year
In their previous careers as a firefighter and midwife respectively
Russ and Andrea McCulloch knew the importance of treating everyone the same
Now business partners as co-owners of Love to Frame
a picture framing shop on a business park off Canal Road in Timperley
their view hasn’t changed - even if the end users’ requirements are not quite as critical
“It's the personal touch - we care about every job no matter the size of the job.”
Russ and Andrea sit on opposite sides of a large desk on the first floor of Love to Frame
a business now in its 20th year and one of the region’s finest picture framing and fine art printing businesses
Russ first developed an interest in printing in the early 2000s
creating his own artwork on canvas and selling to customers through eBay
the business started working with the public
artists and interior designers and developed a sizable corporate customer base including the likes of GE
the Royal Air Force and various football clubs
Today they have customers all over the country
but remain committed to ensuring that everyone
Love to Frame is recognised by the Fine Art Guild as specialised framers and approved printers.
The team works on products including canvas printing and stretching
and framing everything from embroidery and football shirts to medals and fine art
Love to Frame is also a Hahnemühle Certified Studio
an internationally renowned measure of excellence with an approval process so tough that only three studios in Manchester have met the standard
“Obtaining the awards was hugely satisfying,” said Russ
“It's quite a big achievement in the art world and it acknowledges the hard work of the team.”
The business also offers a high-quality scanning service for customers who want to reproduce their artwork
as well as a certification service to produce limited editions of artists’ work
The recognition comes amid a period of significant growth for the company
to the extent that next month it will be expanding into the unit next door
Love to Frame’s core services are the printing and framing
and the large and expensive machinery dotted around the studio are testament to the significant level of technical expertise that these jobs require
Lowry and Banksy have all passed through the shop
“The team have over 175 years of framing experience between them and this is evident in their creativity and high standards and precision in their work,” said Russ
mounts and examples of different framing styles and techniques
and various factors - including colour scheme
budget and where the artwork will eventually be situated - will be discussed with customers before selecting the option that best suits them
Andrea and Russ are evidently determined to ensure that Love to Frame is indeed a lovely place to work
“The team are the foundation,” added Russ.
“Everyone is like a football player on the team – they all play their part
and at the end of the day it’s about enjoying what we do.”
Here's to another successful 20 years for Love to Frame

It will be shut as part of a company restructuring plan
Dobbies has confirmed the closing date for its Altrincham garden centre
We revealed in October that the former Wyevale Garden Centre on Green Lane in Timperley was being shut as part of a company restructure
It had been acquired by Dobbies - Europe’s largest garden centre business - in September 2019 but the group's most recent financial results showed widening losses of £130m
Owner Ares Management has now confirmed that as part of a restructuring plan
Included in that list is the Altrincham centre
and its final day has now been confirmed as Tuesday 17th December
Harlestone Heath and Gosforth will also be closing before Christmas
with six Little Dobbies having already shut
co-educational school in Timperley was founded in 1924
Forest Preparatory School is holding an array of events and celebrations to mark its 100th anniversary this school year
co-educational school in Timperley was founded in 1924 by the Clegg sisters.
the school will be planting a time capsule
holding a Gala Concert at the renowned Stoller Hall
and putting on tours for past pupils to revisit the school and enjoy afternoon teas.
New graffiti artwork in the school grounds - completed by local artist Charlie Chalks - also tells the story of Forest
and all children and staff received a commemorative pin badge featuring the school’s centenary logo at the start of term.
The time capsule will be planted on the last day of term (18th October) at the entrance to the original door for the school's air raid shelter
and each class is deciding what they want to put in the capsule.

A BBC Panorama investigation airs tonight that will lay bare the extraordinary story of how Manchester tech champion Naomi Timperley was attacked online
and yet the social media companies still refused to take any of the messages down
The investigation, led by Matt O’Donoghue and Darragh McIntyre, is now available on the BBC iPlayer
will report that social media consultant Samantha Wall targeted several business people and falsely accused them of crimes ranging from slashing her tyres to killing her cat
Naomi Timperley of Tech North Advocates told TheBusinessDesk.com that her two and a half year ordeal of online harassment has had a devastating impact on her
but believes that social media companies – the abusive messages were posted on LinkedIn
Instagram and Facebook – could and should do more
I believe social media companies can implement several measures to better protect individuals like myself: enhance content moderation; strengthen reporting mechanisms; implement stricter account policies; provide educational resources; and collaborate with advocacy groups,” she said
The perpetrator Samantha Wall pleaded guilty to charges of stalking and sending false messages at Manchester Magistrates’ Court last November
but last week at a hearing at Manchester’s Minshull Street Crown Court
a judge delayed sentencing for a second time
Her legal team told the court a psychiatric report shows she has a chronic delusional mental health illness
Her conviction was in relation to Naomi Timperley and motivational speaker Brad Burton
who were targeted with abusive messages over a four year period
but the programme to be broadcast tonight will also reveal other business people who were also targeted
Naomi told TheBusinessDesk.com she welcomed a raft of new measures unveiled by the Home Office which will give victims of stalking and harassment more protection
All of the victims complained to the social media companies about Wall’s posts
Brad Burton said: “LinkedIn need to do better
I was told from their legals ‘that no T&C’s had been broken’
but I should get in contact again should she gets convicted
Meta and those users that supported and amplified her lies for popcorn
really do need to do and be better,” he said
LinkedIn told the BBC it can’t comment on individual users
but it does not allow bullying or harassment and it will take action against anything that violates its policies
Facebook and X did not respond to Panorama’s request for comment
but none of them have taken down the abusive messages
despite being told of her conviction months ago
Naomi will be speaking about her ordeal at an event with TheBusinessDesk.com in June
The Green Finance Institute (GFI) has hired Chloe Timperley (pictured) as its green mortgage campaign lead
Timperley will work with partners across the sector to “catalyse growth in the UK green mortgage market and continue to drive forward the GFI’s mission to decarbonise the built environment”
The GFI that the green mortgage market has grown from four products on offer in 2019 to over 60 on the market at the moment
but said that such products had “huge potential”
Timperley will continue the GFI’s work in the space
including the development of its Certificate in Green Mortgages
which offers training on opportunities offered by green finance solutions
The certificate was launched in April this year and aims to “help educate mortgage professionals to understand, define and sell green mortgage products”.
Timperley was most recently a senior policy adviser at the Association of Mortgage Intermediaries (AMI) for around two years, where she led the cross-industry green mortgage advice initiative and spearheaded the Working in Mortgages diversity and inclusion (D&I) programme.
Prior to that, she was a paraplanner and technical content writer at Robertson Baxter for around three years.
Before that, she was at Thomas Heald for nearly four years, most recently as a client communications manager, and before that, she was a communications and compliance assistant.
Emma Harvey-Smith, chief of staff at the GFI, said: “The GFI’s Built Environment Programme is developing and delivering the consumer finance products needed to decarbonise homes and green the UK’s housing stock.
“We need a diverse range of financial solutions, accessible to the vast range of homeowners, to make homes more energy efficient, resilient and adaptable to a changing climate. Green mortgages can play a vital role [in] the decarbonisation of Britain’s homes and we are delighted to have Chloe join our team to drive forward our work to grow the green mortgage market.”
Timperley added: “The GFI has done a fantastic job of driving the mortgage market toward more green lending for UK homeowners. The mortgage industry has a key role to play in decarbonising the UK housing stock, and I’m thrilled to carry this work forward as green mortgage campaign lead, as we work to decarbonise the built environment at pace and scale.”

It was formerly the Wyevale Garden Centre.
Dobbies is set to close its garden centre in Altrincham as part of a restructuring plan.
The former Wyevale Garden Centre, on Green Lane in Timperley, was acquired by Dobbies - Europe’s largest garden centre business - in September 2019.
But after its most recent financial results showed widening losses of £130m, owner Ares Management appointed FTI Consulting to advise on a restructuring plan.
That plan will see the chain close 17 sites, including its one in Altrincham which also has a popular cafe and children’s soft play area, with 465 staff facing redundancy.
Dobbies said the plan was necessary to address “historically uneconomical rent costs and ensure a return to sustainable profitability”.
It added in a statement: “The restructuring plan, and other strategic initiatives, are expected to return Dobbies to sustainable profitability through site rationalisations, rent reductions and other tangible cost savings – securing its long-term future and allowing access to future investment.”
The plan, which still need to be formally approved, would leave Dobbies with 60 sites.
The other locations affected are Antrim, Gloucester, Gosforth, Harlestone Heath, Huntingdon, Inverness, King’s Lynn, Pennine, Reading, Stratford-upon-Avon, Cheltenham (Little Dobbies), Chiswick (Little Dobbies), Clifton (Little Dobbies), Richmond (Little Dobbies), Stockbridge (Little Dobbies) and Westbourne Grove (Little Dobbies).

A police officer has been taken to hospital after a police car collided with a wall in Timperley this afternoon.
Greater Manchester Police said the incident occurred at 3.30pm as officers were responding on blue lights to a 'Grade 1 priority' call.
According to a statement provided by police, a car swerved in front of the police car, forcing it to take evasive action to avoid colliding with pedestrians.
Pictures from the scene showed the police car had travelled straight through a brick wall bordering Arthur Gresty Funeral Homes on the corner of Manchester Road and De Quincey Road in West Timperley.
The car - which also collided with the firm's sign - suffered significant damage to its bonnet and appears to have then collided with a blue van parked in the funeral services firm's car park.
Police said an officer was subsequently taken to hospital for further treatment - although his injuries "are not believed to be life threatening or life changing".
The full statement read: "At 3:30pm this afternoon, police were responding to a Grade 1 priority call on blue lights, travelling on Manchester Road in West Timperley.
"It’s believed that a car swerved in front of the police car. The police car took evasive action to avoid colliding with any members of the public which resulted in the collision into the wall.
"An officer has been taken to hospital for further treatment but thankfully his injuries are not believed to be life threatening or life changing."
The first homes will be released for sale later this spring.
Miller Homes has received final planning approval for its new 76-home development in Timperley, located on the former World of Pets site on Thorley Lane.
Construction is set to begin on the Thorley Glade scheme, which will include a significant affordable housing component, with 34 properties (45% of the development) designated as affordable homes through either shared ownership or affordable rent arrangements.
The remaining properties will be available on the private market, with prices starting from £624,995.
The development will feature a mix of three to five-bedroom family homes, each designed with open-plan kitchen and dining areas, home working spaces, private gardens, and off-road parking or garages.
In line with modern sustainability standards, all private homes will come equipped with electric vehicle charging points and solar panels.
Energy-efficient features including A-rated appliances and enhanced insulation are expected to save homeowners approximately £979 annually on energy bills compared to older properties.
As part of the planning agreement with Trafford Borough Council, Miller Homes will contribute £298,190 toward local education provision and deliver biodiversity improvements on the site. The development is also subject to a £569,885 Community Infrastructure Levy that will support local services.
Clare Noakes, Sales Director for Miller Homes North West, said: "Securing planning approval for Thorley Glade is a key milestone for Miller Homes as we expand our presence in Greater Manchester.
"This development will not only provide high-quality, energy-efficient homes but also deliver significant benefits to the local community through infrastructure investment and affordable housing provision."
The first homes are expected to be released for sale later this spring, with the initial properties ready for occupation before the end of the year.
Prospective buyers can register their interest online to receive updates and secure priority access when the properties are released.
The Isle of Man under-14s girls' hockey team travelled to Greater Manchester to face their Timperley counterparts in the EH Girls U14 Tier Two KO Championships.
The weekend’s match was eagerly anticipated, having suffered numerous weather delays and postponements previously.
The Manx girls started slightly tentatively, being a new group and this being their first competitive match together as a team.
Once they found their feet though, they grew into the game and more than matched the Timperley girls.
Florence Heselton, Mya Harding and Darcey Killey were immense in defence, keeping the opposition attacks at bay with some solid tackling.
The midfield group of captain Faith Watterson, Lauren Collister, Eva Moore, Bonnie Ellison, Erin Fox and Saoirse Gell worked tirelessly throughout and carried the ball well to pick out the forward line of Rhea Maher, Gracie Evans, Cate Ellis and Scarlett Crompton-Heavey.
The latter were a great threat and worked hard, often winning the ball off the Timperley defence high up the pitch and regularly causing them problems.
The game hung in the balance with both teams creating numerous chances throughout. Some excellent saves by goalkeeper Darcey Gilbert kept Timperley at bay, with only a late goal with seven minutes to play being the difference.
The girls rallied for the remainder and put significant pressure on the Timperley goal, but were unable to convert and came away with a 1-0 loss.
Player of the match was Collister. The team should be immensely proud of their efforts as for the majority of the group this was their first experience of playing for the Isle of Man in a championship hockey match.
The improvement of the group over the season has been impressive and the prospects for Manx hockey are extremely positive.
