Specialist UK value-add real estate investment and asset management firm
Tri7 and its joint venture partner Fusion Group – one of the largest purpose-built student accommodation (PBSA) developers and operators in the UK – have secured unanimous approval from Haringey Council for a mixed-use scheme which will include PBSA and social homes in Wood Green
The planning application was submitted following extensive consultation with local residents and Haringey Council
The JV’s proposal will deliver the scheme on the site of a now vacant Bingo Hall and its car park on Lordship Lane
Plans will see the delivery of four buildings of up to nine storeys
The Wood Green PBSA development will also provide 78 affordable homes
of which 52 will be social rent (45 apartments and seven five-bedroom town houses for families)
as well as a further 26 shared ownership apartments

Plans to build 32 homes on a disused industrial site in Wood Green have been given the green light – despite offering no affordable housing
The residential scheme will see two buildings
built behind houses at 157-159 Hornsey Park Road
of which three will be wheelchair accessible
there will be 96 square metres of commercial floorspace and a children’s play area
In lieu of affordable homes, applicant James Fox offered to pay up to £600,000 to the council
But residents criticised the lack of affordable housing and the narrowness of access to the site
They also raised concerns over the site’s inclusion in the borough’s Local Plan, as an area for future development
Speaking at a planning sub-committee meeting on Monday Marcus Ballard
said: “It [the development] is wedged at the back of houses in Hornsey Park Road
Reading the officers report you find all sorts of misleading statements that probably lead the committee to believe this site has been masterplanned but the masterplan in the application is little more than one page.”
said: “We’re told the 32 properties will contribute to much-needed housing stock
We’re told none of them will be affordable.”
He added it would have been “a good site” for “maybe 15 or 16 properties with additional and desperately needed open space”
In response to these concerns Valerie Okeiyi
explained that after an independent viability assessment was carried out the initial agreement was for “six shared ownership units” equating to 18.75% affordability
the applicant demonstrated that registered providers were not “willing” to take on the six units and neither was the council

Haringey Council has approved a Corstorphine & Wright student housing and affordable housing scheme for a ‘neglected’ town centre site in north London
The mixed-use scheme will redevelop a bingo hall and car park in Wood Green with four buildings of between three and nine storeys
for real estate investor and manager Tri7 2 and developer Fusion Group
According to the practice, which recently acquired Hampshire-based BrightSPACE Architects
the project will create 623 student bedrooms and 77 affordable homes
including shared ownership and social rent tenures

Holtwhites, on Aldermans Hill, is a great artisan bakery

It’s a great place if you want something traditional
There are lots of new places popping up too
The Little Green Dragon ale house on Green Lanes is a microbrewery which just won a Camra award
There’s a place around the corner on Green Lanes called Yoga Rocks
but a PureGym has also opened on Green Lanes
There’s a big pond too — you see the odd swan in there
I do a lot of my work in the evenings because it’s the quietest time
Painting at night is great for feeling calm
If you decided to make a salad — or whatever you wanted — you could get all your ingredients in there
There’s also a little Sainsbury’s on Green Lanes
You can pick up some really unusual stuff there
and all the cafes nearby get more customers
They are run by a not-for-profit company called Talkies
but it’s quite a powerful thing — you can go up to about 40 mph
You can get to Moorgate in under half an hour from Palmers Green rail station
good families — it’s got a nice culture about it
which is quite unusual too: we’re on a corner
I’ve got a 16-foot graffitied rhino in the parking space outside my house
The rhino seems to have become a sort of icon in the area
There are lots of cars parked everywhere — but that’s an issue everywhere
