the project is the result of a 2020 Department of Planning and Development (DPD) Request for Proposals (RFP) to revitalize City land along the 79th Street commercial corridor with a vibrant mix of new uses
"The investments we are seeing today on the South Side will ensure that Chicago continues to grow and thrive
but for generations to come," Mayor Brandon Johnson said
and these projects in Auburn Gresham are an important step forward for our city."

the project includes two buildings constructed on former city-owned land
The first building is a five-story structure at 757 W
14 parking spaces and 3,300 square feet of commercial space to be occupied by KLEO Community Center and The Park Supper Club
A three-story building is located at 838 W
28 parking spots and 5,200 square feet of commercial space to be occupied by West African food purveyor AYO Foods
All the apartments in both buildings are priced at affordable levels for households earning 60% of Area Median Income
with monthly rental rates ranging from $995 to $1,600 per month
Multiple community meetings resulted in the scope of the initial proposal for 838 W
with additional units shifted to the second building at 757 W
The Chicago Department of Planning and Development (DPD) and the Department of Housing (DOH) supported the project with $18 million in Tax Increment Financing
$21 million in Low Income Housing Tax Credit equity
$7.3 million in Chicago Recovery Plan funding
and a land write-down of approximately $180,000
GMA Construction Group was the general contractor behind the construction
The 79th Street Corridor Plan was adopted by Chicago Plan Commission on April 17
Authored by the Department of Planning and Development (DPD) in collaboration with Regional Transportation Authority (RTA) and community organizations
the plan seeks to improve properties adjacent to the corridor in Auburn Gresham
The plan is the product of community meetings led by the Greater Auburn Gresham Development Corp
Public feedback collected from design exercises
steering committees and neighborhood presentations informed the plan's proposed land uses and public space improvements
DPD thanks the hundreds of meeting participants who contributed their time and ideas to this process
The 79th Street Corridor Plan was adopted by Plan Commission in April 2025

The 79th Street Corridor Plan represents a community-led vision to revitalize commercial activity along 79th between Ashland and Vincennes Avenues
and along Halsted Street between 77th and 83rd streets
The plan is intended to complement recent and pending investments in the Auburn Gresham Healthy Lifestyle Hub
objectives and zoning recommendations for six land use categories within the study area:
Properties along the corridor have the potential to be used for commercial
mixed use and residential purposes that were envisioned in the Auburn Gresham Quality of Life plan published by LISC in 2016
The plan also addresses additional issues including streetscape and transportation improvements
interim uses for vacant lots and other local needs
The public outreach process included nine community meetings with more than 100 participants

The Chicago Plan Commission adopted a plan Thursday to promote more commercial activity along Auburn Gresham’s 79th Street
after several notable projects have brought more economic development to the long-neglected corridor
the framework aims to add more density along the street between Ashland and Vincennes avenues
and South Halsted Street from 77th to 83rd streets
The study has been in the works since 2022 and earned approving nods from community groups
including the Greater Auburn Gresham Development Corp
“We have a final plan that we all can be proud of,” Norma Sanders
Greater Auburn Gresham Development’s director of special initiatives
“This plan will give us an updated framework and direction to build out the corridor for walkability
working with CDOT on some safety enhancements that we have really been waiting for along 79th Street.”
A focus of the plan is to create new “neighborhood centers” in the corridor that consist of mixed-use development
according to the city’s Department of Planning and Development
Those centers would aim to attract drivers and pedestrians
including more large-scale developments like pharmacies and grocery stores
Eleven community goals are outlined in the plan
including pushes to create new equitable transit-oriented development
replace vacant lots and improve pedestrian safety
A shuttered business is flanked by empty lots near the 8100 block of South Halsted Street
Specific land use goals — and the whole plan — are the “first step” in figuring out what zoning changes could happen along the corridor
In addition to creating more transit-oriented development
the plan proposes adaptive reuse opportunities and a mix of townhomes and multifamily development along 79th Street
transforming two vacant lots into 58 affordable housing units
the Auburn Metra station will open for commuters along the Rock Island line
The 79th Street Corridor Plan points to other vacant lots where development could be spurred
The latter is a vacant site one block from the upcoming Metra station
Planning Commissioner Ciere Boatright said she’s confident the plan can attract even more investment to 79th Street
Boatright has said she grew up on 79th Street and was keenly aware of how the area was ripe for investment yet historically overlooked
“We’ve seen piecemeal planning as projects have come along,” Boatright said in Thursday’s meeting
“This is just a really good example of what we want to see more of … thoughtful planning in some of these very disinvested areas that deserve this thoughtful effort and deserve the investment as a breath of fresh air.”

Two new affordable apartment buildings are now open in Auburn Gresham
as part of a larger citywide strategy to bring more development to Chicago’s South and West sides
City officials and project partners celebrated the opening of the Auburn Gresham Apartments on Wednesday
after nearly three years of work on a project that replaced vacant city-owned land
The development, a joint-venture between Evergreen Real Estate Group and Imagine Group, started under former Mayor Lori Lightfoot’s Invest South/West program. The project partners won a request for proposals that was managed by the city’s Department of Planning and Development
The project consists of a five-story building at 757 W
with 30 units and a three-story building at 838 W
The two-building development officially opened Wednesday and offers a total of 58 affordable units
The rent is priced for households earning at or below 60% the area median income. A one-bedroom apartment rents for $995 a month, according to Evergreen
Both buildings also have commercial space with tenants such as the Italian restaurant The Auburn
development and property management firm KLEO Enterprises and youth development nonprofit K.L.E.O
DPD Commissioner Ciere Boatright grew up on 79th Street
She said the experience made her aware of the opportunities and challenges in the corridor

“To see this $47 million project … replace more than an acre of city land is incredible and a sign of more investment to come,” Boatright said
The development was originally pitched as a single building at 79th and Green streets
But after neighborhood roundtables with city officials and community stakeholders
said the team’s priority was listening to the community
“We went to our first roundtable meetings there
“We really scaled the building down on this site so that the building … is more in keeping with the scale of this community.”
Ald. David Moore (17th) said Auburn Gresham being selected as an Invest South/West priority neighborhood marked a “turning point” for the community
like many neighborhoods on Chicago’s South and West sides
has faced decades of disinvestment,” Moore said
and we never stop fighting for the resources
the investment and the opportunities that we know that we deserve.”
The Invest South/West program was started to encourage development along busy but neglected commercial corridors
including South and West Side neighborhoods like Auburn Gresham
The neighborhood’s priority is the intersection of 79th Street and Ashland Avenue and city blocks in the vicinity
Monroe because we also believe that every single neighborhood should have affordable housing
And whether it’s Auburn Gresham or Streeterville
our people should be able to live and play and enjoy all aspects of the city,” Mayor Brandon Johnson said
we’re going to ensure that affordable housing exists in all of our 77 neighborhoods.”

Last week, Johnson unveiled his new economic development strategy called Build Better Together
which serves as an umbrella for the city’s business
He said Wednesday that Build Better Together will help support more housing and development across all of Chicago’s neighborhoods
with a focus on creating affordable and “missing middle” housing
City land was donated for the Auburn Gresham Apartments
The project was supported by $18 million in tax increment financing
in addition to tax-exempt bonds and sales tax securitization funds
DPD and the city’s Department of Housing were also partners on the project
“The Auburn Gresham Apartments are more than just new housing and business opportunities,” Moore said
“These buildings are a testament to the resilience
advocacy and unwavering determination of our residents
community leaders and partners who worked tirelessly to bring this vision to life.”

A man was in custody after a three vehicle chain reaction crash early Wednesday in Auburn Gresham on the South Side
a white SUV ran a red light in the 2000 block of West 79th Street and hit a blue sedan that was in the intersection
The sedan then slammed into a black SUV while the white SUV crashed into a building
Two individuals in the white SUV fled from police
but a 19-year-old man inside the SUV was arrested and taken to Little Company of Mary Hospital with broken ribs
No other injuries were reported and charges were pending

Firefighters rescued one person while another — a 9-year-old boy — was taken to a hospital in good condition following an Auburn Gresham apartment fire Wednesday morning on the South Side
firefighters responded to the 7900 block of South Racine Avenue for the fire
which started on the third floor of the apartment building
At least six ambulances were sent to the building and a 9-year-old boy was taken to the University of Chicago Medical Center for smoke inhalation where he was in good condition
one adult who was trapped was rescued from a window of the building

“A ladder was put up to the person who was at the window and the person [was] brought down,” Chicago Fire Department spokesperson Larry Langford said

Inspired by Adinkra symbols rooted in West African tradition
the piece reflects themes of resilience and collective pride
known for his work blending natural forms with salvaged materials
collaborated with GAGDC to ensure the sculpture captured the neighborhood’s spirit
He visited Auburn Gresham to shape his vision and create an artistic statement that speaks to the area’s cultural identity
The artist previously designed an Adinkra Tower for St
His work explores the relationship between structure and nature
