Residents of Barclay Condominiums at Baldwin Harbor stand in front of the site of a proposed gas station bordering their property
Julie Dixon with her granddaughter Victoria Young
Residents of the Barclay Condominiums at Baldwin Harbor remember the banks that once operated at the southeastern corner of Atlantic and Grand avenues with fondness and are incensed at the idea of a 24-hour gas station with a 7-Eleven convenience store rising just behind their fence
Nearby residents are pushing back against the proposal over concerns it will hurt their health
for … living near a gas station,” said Julie Dixon
who has lived next to the proposed site since 2000
You have to get special zoning for a gas station.”
Dixon said her son advised her to sell her condo if the gas station gets approved
Vehicles using the shuttered bank property for parking are already a problem
“We already have noise pollution with that because they come up
they play their bass in the cars very loudly,” she said
the lawyer for the developer summarized the site plan for the proposed gas station but didn’t discuss the zoning requirements and variances that were scheduled for discussion
is seeking a change in zoning to the property to include it in the town’s Gasoline Service Station District
a zoning overlay that adds requirements to commercial-zoned properties that operate as gas stations
It is also seeking more than half a dozen variances
including a waiver of a prohibition against siting a gas station within 1,000 feet of other gas stations and certain auto maintenance businesses
When the Hempstead building department reviewed the site plan for the gas station
it identified eight violations of the GSS district regulations
2021 letter included in the project application file
Among the violations noted was the 1,000 foot rule — the map submitted by the developer showed an existing gas station and three auto maintenance shops within that radius
of Uniondale-based Forchelli Deegan Terrana LLP
2021 letter that it was seeking multiple variances
neither the developer nor the town board brought up variances

“The project will reintroduce a viable and desirable use to the property,” Bonesso told the board
“The site improvements will not only provide a new more attractive building than this one
but will also provide for greater landscaping
new sidewalks and other aesthetic amenities.”
Baldwin 792's principals are Keith Pellegrino
owner of an adjacent gym called Synergy Fitness
Bonesso said the developer would put an 8-foot brick wall between the pumps and the condos’ backyard but that didn’t appease residents
Ten residents expressed concerns about health and noise pollution and questioned why the 1,000 foot rule town code should be waived
“You will never put your family members next to a gas station,” said Faith Kenney
a nurse who said she’s lived there for 20 years
Benzene, which is found in gasoline, is a known carcinogen, according to the U.S. Centers for Disease Control and Prevention
gas stations can contain higher levels of benzene than in other areas,” according to the CDC’s website
The town created the Gasoline Service Station District in 1974 to “prevent excess of service station construction” and "conserve property values," according to the town code
The applicant is seeking inclusion in that district and least seven variances
Bonesso said in an interview the variances weren’t discussed at the hearing because town staff was aware of them
“The [Town] Board is concerned with the application but they’re not concerned with the minutiae,” Bonesso said
town spokesman Greg Blower said: “The Town Board reserved decision on the matter and we do not comment on pending applications."
Bonesso said the town has granted similar variances before and should grant these as well
He also said the station would be built to standards designed to mitigate health and environmental hazards
Though records show the developer has gone back and forth with town staff about the proposed gas station for more than two years
residents said they only learned about it days before the hearing
“Our main concern is having a gas station with fumes,” Jeanette Vesey
a resident and vice-president of the condo association said in an interview
“We don’t know what contamination it can create
noting that children play in the grassy areas of the condo property
“I wouldn’t have bought this house if there was a gas station there,” Vesey said
“If they put another bank there we’d be thrilled.”
The town board reserved decision on the application following the hearing
It’s unclear when the board will vote on it

"They originally said she was from New Haven" in her capsule biography on ABC's "The Bachelor" website
I'm from Baldwin.' They had to take it down and redo it!" Indeed
Daria Rose's academic accomplishments are all the more impressive given that her home was devastated by Superstorm Sandy in October 2012

A neighbor's home had "exploded," according to press accounts
"We stayed with my mom in the beginning," Brooks Rose says

"was still able to concentrate on her school work
She decided she was going to stay at the school as much as she could

but because He had kept His promise for me as recorded in 2 Peter 3:9,” the 42-year-old said
“I didn’t have to go through a voting process
sit before a board and answer questions or anything of the sort
God had already gone before me and stamped His seal of approval
I’m thankful to God and have no desire to let Him down.”
Baldwin said he is also grateful to God for the church’s growth in the past few weeks since he was installed as pastor

The service includes laying hands and praying for the new pastor
the symbolic passing of the torch to the new leader
and ensuring the congregation that they can trust that the newly appointed pastor will carry out the vision and plan of God

Tammy Baldwin of Wisconsin touted the federal infrastructure bill signed into law last fall in the city and took a view of the site of a coming $19 million project the bill will fund on the Lake Michigan shoreline
met with city officials and other interested parties May 6 to learn more about the work needed on the 110-year-old South Pier on the Algoma waterfront and talk about Infrastructure Investment and Jobs Act that is providing the funds for the project
is providing about $1.2 trillion in federal funds over the next five years for a variety of projects across the country
bridges and other transportation needs to upgrading power and energy stations to water quality improvement to increasing broadband accessibility
The Senate approved the package on a 69-30 vote last August
House of Representatives voting in favor 228-206 in early November and President Joe Biden signing the bill shortly afterward
The funds are coming mostly from unused COVID-19 relief dollars
and it is hoped the projects funded by the act will create as many as 1.5 million jobs
"It's very much a once-in-a-generation bill that looks at a lot of different types of infrastructure," Baldwin said at the Algoma event
City officials learned the pier repairs would be covered under the bill in February
but then-Mayor Wayne Schmitt said they decided to wait until the weather was more temperate to invite Baldwin to make an official announcement of the $19 million allocated to the pier
Baldwin met with the media and delivered some remarks at the Algoma Youth Club along with Algoma public works director Matt Murphy before the gathering went outside and crossed the street in front of the club to head onto the pier
where Murphy pointed out some of the damage that needs to be repaired
It serves as a breakwater on the south side of the city marina and allows people to stroll out more than 1,500 feet into Lake Michigan
with its terminus just across the marina entrance from the Algoma Pierhead Lighthouse
More than 100 years of wear and tear and erosion from waves on the lake
as well as extremely high lake water levels in recent years
Army Corps of Engineers showed the surface and parts of the concrete underneath were crumbling
and the Corps did a temporary patchwork repair last spring
"If you want an example of crumbling infrastructure
look at this 110-year-old breakwater in Algoma," Baldwin said

The Algoma visit was the second of the day for Baldwin
who earlier had visited the Sheboygan Water Utility to highlight the $2 million the infrastructure act will provide for improvements to the utility
"All of my visits have been focused on water
That makes me think of Wisconsin," Baldwin said
It's very important to protect it on our lakeshores
Murphy said he's talked with the Corps of Engineers about the pier three times since the spring of 2019
about a year after he became public works director
"when I realized we had a serious problem with the south breakwater." He said he thinks that continued communication with the Corps may have led them to include and prioritize the pier in its list of projects under the infrastructure act
Baldwin said work on the pier will be one of the first projects the Corps of Engineers will conduct under the infrastructure act
Murphy said although the Corps is in charge of the project
the current plan is for 100% of the work be done by contractors
Baldwin noted the economic impact the pier repairs should make on Algoma
which draws thousands of people a year to the adjacent beach
the harbor and for commercial guided fishing on the lake
Visitors often stroll the pier or fish from it
"We know this also is a community treasure people use
and it also protects the boats in the harbor," Baldwin said
so there's a lot of economic development potential."
It's a wonderful opportunity," said Common Council member Jake Maring
"I did a little dance when I heard about (the bill's passage)."

South Texas film fans were on a reconnaissance mission in the summer of 2000
Their objective: locate actors Alec Baldwin
who were in town to shoot scenes for "Pearl Harbor."
film crews began arriving in Corpus Christi to prep the USS Lexington Museum on the Bay
While tourists continued to wander the ship
the crews put together a set on the the World War II aircraft carrier flight deck to transform it into a Japanese ship deck
plus below deck as a command post for both American and Japanese
American scenes were also filmed on the flight deck
The movie "Pearl Harbor," produced by Jerry Bruckheimer and directed by Michael Bay stars Alec Baldwin, Ben Affleck
in a romantic drama focusing on the time before and after the Japanese surprise attack on Pearl Harbor in 1941 and ending with the Doolittle Raid in 1942

fans awaited the arrival of the actors, intent of catching glimpses of the stars
"We're going to the airport tomorrow morning
making another check in the afternoon and later into the day," Ruben Espitia told the Caller-Times as he toted his three daughters around and waited outside the Lexington hoping to see the actors
Affleck was the one the daughters mainly wanted to see

But the actors proved to be difficult to catch at first
They were dressed in the same costumes as the extras
brown pants and white T-shirts. At one point Baldwin was able to travel right past the crowd of fans on the back of a golf cart as he went from his trailer to the set.
"(Baldwin) walked right past us and we didn't even know it was him
We thought he was one of those extras," Austin resident Lisa Lopez told the reporter. People reported seeing Baldwin and Affleck jogging on Ocean Drive and dining at restaurants like Mamma Mia's and frequenting Club 21
Finally the actors stopped to talk with fans
"It's hot," he said of the early August weather. "I'm from New York
The other actors also stopped to chat and sign autographs for fans
Affleck spoke to one group of nearly 40 young women eager to get an autograph or photo
mentioning the filmmakers' desire to get the details right.

I have always loved advocating for my constituents and working hard to shepherd projects through to completion
I am seeking re-election so that I can continue to represent the diverse constituency of the Fifth Legislative District to the best of my ability and be their voice in Nassau County government
The single most pressing issue facing our (board
Baldwin’s downtown revitalization continues to be the top issue I am focused upon tackling in the Fifth Legislative District
The County’s contribution to this effort – Complete Streets – will be starting by the end of the year
This investment in our infrastructure promises to provide for a safe
walkable and revitalized downtown and serve as a catalyst for further smart
What are the critical differences between you and the other candidates seeking this post
a former Freeport Village Board member and a former President of the Freeport Board of Education
I have gained extensive experience in budgeting
collective bargaining and completing vital infrastructure projects that will continue to serve my constituents well in a new term
How do you think local officials performed in responding to the coronavirus
What if anything would you have done differently
I have worked closely with the administration of Nassau County Executive Laura Curran throughout the COVID-19 pandemic to get residents vaccinated
connect constituents with relief resources
and stabilize County finances by restructuring debt amidst a sharp decline in sales tax revenues
Her administration has done an outstanding job at informing the public
providing residents access to health care resources and vaccinations
and delivering crucial financial resources to help residents and small business owners throughout the duration of this crisis
Describe the other issues that define your campaign platform
Increasing government transparency; investing in our infrastructure; excellent constituent services; environmental conservation and preservation initiatives
What accomplishments in your past would you cite as evidence you can handle this job
I made it a priority to solve some of our district's most persistent problems
the residents of South Hempstead had been plagued for more than 60 years by flooding on Long Beach Road beneath the Southern State Parkway overpass
This often required the Fire Department to rescue stranded motorists
I made it a top priority to resolve this issue
the County completed the necessary improvements to at long last address this flooding issue
