A 39-year-old man has died following a fatal shooting in the Eastchester section of The Bronx
police responded to a 911 call regarding an assault in progress at 3370 Baychester Avenue
officers observed a 39-year-old male with a gunshot wound to his chest,” a police spokesperson said
“EMS responded and transported the victim to NYC Health and Hospitals/Jacobi where he succumbed to his injuries and was pronounced deceased.”
Police said there are no arrests at this time
The identity of the deceased is being withheld pending family notification

It may be “served by,” but not “near to…”
There’s a Metro North station opening a couple minutes walk away in 2027
And most people who take the subway from that area take the bus
The important thing to know is that this will be a few blocks away from the new Metro-North station being built to serve co-op city
I expect to see more construction in the neighborhood in the upcoming years
The problem is the area immediately surrounding the coming station is R3A
Should be rezoned significantly for very large apartment buildings
Coop City houses tens of thousands of people and is a crowded area
Putting a Metro North there is correcting a wrong of not extending the 6 train as was supposed to happen
The CoOp city area does not need more density
The better solution is extending the D through the E Bronx to C.C
Pelham Bay Park station is the natural terminus for the 6 train

The NYPD said two people are dead and two were injured in various subway incidents which took place across The Bronx last weekend
An FDNY spokesperson said they had one report of a person who “fell on [a] roadbed” at around 3:57 p.m

and the department had no information on the victim’s sex

officers were informed a 13-year-old boy was observed walking on the 5 line subway tracks
They said EMS transported the victim to NYC Health and Hospitals/Jacobi with minor injuries. We asked the NYPD if the teen had been riding alone or if he was riding with others. We did not receive an immediate response. The NY Post also reported on the story
In response to a second query about another report of another subway-related accident at Baychester Avenue subway station on the same date at 4.40 p.m

Baychester and Murphy Houses by Camber Property Group
and MBD Community Housing Corporation; second: Betances Houses by RDC

these PACT projects comprise 54 buildings totaling 1,810 units
The projects were completed through NYCHA’s Permanent Affordability Commitment Together (PACT) program

The buildings – constructed between 1906 and 1974 – have largely suffered from decades of federal disinvestment

I’ve heard that there are still some bargains to be had for Baychester properties
“It’s true that Baychester is cheaper than most of the other neighborhoods in the northeast Bronx,” McFadden says
“But prices have risen in the last two to three years—many buyers like its multi-family houses because of the rental income.”
Noting that Baychester has traditionally been an alternative for buyers priced out of other Bronx areas, Pegram says that “it’s getting a little expensive and is catching up to neighborhoods like Morris Park. The asking price for a two-family house is $700,000 now; five years ago
Baychester is bounded by Pelham Bay on the south
In addition to the competitive property prices
Baychester is close to shopping and transit lines
adding that it attracts a lot of buyers from other parts of NYC as well as renters from the South Bronx—and even people from the community itself who want to become homeowners
Pegram adds that although access to the transit system is the number one reason buyers choose Baychester
they also “like to get the flavor of a local community with local shops and restaurants.”
Locals call the entire community Baychester
McFadden says the market is in transition—a condition that's driven by low inventory and the high number of potential buyers
Although there are three major housing developments—Co-op City
and Baychester Houses—most of the housing stock on the market is attached single- and multi-family properties that were built between the 1970s and the '90s and come with backyards and driveways for parking
92 multi-family properties are currently for sale
Typical prices range from $545,000 to $1.2 million for two families and $899,000 to $1.4 million for three families
adding that single-family houses fall between $390,000 and $1.2 million
Only one condo is on the market—a three-bedroom
two-bath unit for $499,000—and just three co-ops
whose prices range from $108,000 for a one-bedroom unit to $179,000 to $190,000 for a two bedroom
McFadden says there are no new major residential housing projects in the works
the community is served by several buses: Bx25
and BL62—connect Baychester to Westchester County
there will be another major option: Metro-North is adding four stations—at Hunts Point
and Co-op City—that will connect the East Bronx with Manhattan’s Penn Station
For major shopping, dining, and entertainment, locals head to Co-op City’s Mall at Bay Plaza, which has chains like Marshalls
Baychester has several green spaces: Haffen Park has an outdoor pool
Surrounding Edenwald Houses, Seton Falls Park has 36 acres of preserved forests along with playgrounds and handball and basketball courts
The recently opened Northeast Bronx YMCA, which has a swimming pool
There are two Stop & Shops in Co-op City and a ShopRite in Pelham Manor. Fine Fare, CTown, and SY Grace West Indian Supermarket are other options

NYCHA added the more than 2,000 apartments at the Edenwald Houses to its portfolio of units that have been converted to PACT
the authority’s initiative that partners with private developers to access funds for repairs
Edenwald Houses—one of the oldest and largest public housing complexes in the city—will see an estimated $480 million in renovations
HUD officials said.Units at the 70-year-old campus will be converted using a Project-Based Section 8 and Section 18 blend
Project-Based Section 8 vouchers are used when tenants are undergoing major repairs and renovations
while Section 18 is the “disposition” of public housing
either through demolition or the transfer to private management
Edenwald Houses joins 62 other developments
that previously went through the PACT conversion process
which includes three phases: predevelopment

When words are not enough to convince skeptics, McNeil encourages tenants to go to the Baychester Houses to see the impact of PACT upgrades in real life. The neighboring NYCHA campus was part of a $261 million PACT renovation project, alongside the Murphy and Betances Houses developments.
“We try to give them a positive attitude and frame of mind so they can look toward a better future,” McNeil said.
Alicka Ampry-Samuel,* said she visited Edenwald Houses in May with staff members from NYCHA
and the private development team involved in the planned overhaul
kitchen cabinets and stainless steel appliances
The bathroom was equipped with a new tub and vanity
Other renovations are slated to include a fully renovated senior center
Ampry-Samuel said the aging Edenwald development will be modernized and that the upgrades will be “an opportunity for residents to be able to live in housing that they would be proud to live in.”
The selected partners for Edenwald are Camber Property Group
which helped spearhead the transaction at the neighboring Baychester Houses
Henge Development and L and M Builders Group
was part of a $261 million PACT renovation project

“We picked C and C Development because they were more attune with our development since they worked across the street,” McNeil said.
When construction at Baychester was completed in December of 2020
McNeil said he remembers pointing to the neighboring campus and saying

A basketball court and playground are at the center of the buildings
who lived at Baychester Houses for 56 years
