Signed contracts for luxury homes in Los Angeles County resumed as the holidays fade from memory and rebuilding efforts begin in fire-torn areas
The Eklund Weekly Luxury Report Los Angeles counted 26 new signed contracts in the County last week
good for $186.8 million in asking dollar volume
That compares with 11 contracts equating to asking volume of $72.2 million in the prior week
according to the report from Douglas Elliman’s Eklund Gomes team
The report tallies homes listed in the MLS at $4 million or more
Contract activity had a slow start in 2025 coming out of the holidays followed by wildfires impacting parts of Los Angeles County earlier this month
“Statistically we are seeing an increase in both buyer and seller activity and anecdotally we can confirm that to be the case,” said Eklund Gomes California Managing Director Marcy Roth
“We are fielding calls daily from buyers and sellers
who are testing the waters and trying to decide the best course of action and undoubtedly they are hoping to create some stability in these rather chaotic times.”
Last week’s largest contract was for three Brentwood lots with an asking price of $35 million
The properties are located at 150 South Rockingham Avenue and 142 South Rockingham Avenue
Douglas Elliman’s David Solomon and Anna Solomon have the listing

Last week’s second-largest contract by asking dollar volume was Carolwood Estates’ Bjorn Farrugia’s listing at 459 21st Street in Santa Monica

Williams is part of a lawsuit that lawyer Sayge Grubbs filed on behalf of 190 people who live in Woodley Oaks
The goal of the lawsuit is to force EEG to fix issues within the apartment complexes
she's had two floods in the unit and a leak in the top of the ceiling twice

but the apartment still was not heating properly
She was scheduled for a December surgery to treat her breast cancer and said she needs the heat to work for her to heal
Williams was warming up her bath water on a hot plate
“I just want them to do me right," she said
Williams and Grubbs said they suspect the delay was because Williams is a part of the class-action lawsuit against EEG
“They do anything they can do to not fix the property
it’s predatory because these people have gotten into these properties
and they know that it’s going to be a struggle to move," Grubbs said
EEG did not respond to a request for comment by publication
Gaines will make a decision on the case Jan
Grubbs and former Judge Charles Price argued for an injunction against EEG on in December that would keep EEG from selling the three apartments
The city of Montgomery filed three lawsuits against the individual apartment complexes and settled out of court with EEG
Montgomery City Councilman Oronde Mitchell pushed for the lawsuits and said that if EEG does not comply with the court agreement the city will sue again

Mitchell said the agreement states that within 45 days
EEG must provide the city with a list of people in the apartments
Management for each apartment complex must do a tour to check for deficiencies
management must provide the city with a list of the deficiencies and state how they were fixed
They must send a report to the city every two weeks and clean the common areas
The agreement also required the apartment complexes to install adequate lighting for common areas
The ruling allows the city to inspect cleanliness and the lighting of apartments after 60 days
“Hopefully we will see some changes in the conditions in these apartment complexes," Mitchell said

Police responded to a report of break-ins at the Hampton Inn
where the suspects—described as young men driving a white sedan—had already fled
similar break-ins were reported at the Estates at Brentwood and then at the Hickory Point Apartments
An MNPD police helicopter spotted the white sedan
several young men were seen running into the car attempting to flee
was found with a stolen firearm and is charged with six counts of vehicle burglary
The other suspects—two 16-year-olds and two 17-year-olds—are charged in Juvenile Court with vehicle burglary

she walked through the apartments with a Montgomery Advertiser reporter and showed some of the issues that residents are facing
Whetstone's apartment lease was terminated the next day
Brentwood Estates Property Manager Robbin Crawford said she terminated the lease because Whetstone tried to fight her assistant
But Whetstone said the administration asked why she was working with a journalist then terminated the lease in retaliation
Whetstone greeted neighbors as she walked through the complex and talked about problems the residents face
She pointed to a burst pipe spurting gallons of water through Brentwood and into multiple people's apartments
The water had been gushing from the pipe for days and caused residents to have low water pressure
Bernetta Harris lifted soaked towels inside her apartment to show where the water was seeping into a bedroom
Harris had been without heat in her apartment since Oct
Whetstone recounted two weeks in November when she and her children lived in their apartment without heat
She bought space heaters to keep her kids warm
Whetstone said another neighbor was without heat when she brought her newborn baby home to her four other children
There are cockroaches and mold inside her own apartment and the unit sometimes goes without water for multiple days
21 Montgomery City Council meeting with other neighbors seeking help
Whetstone said management sent out letters threatening to oust any tenant who talks to city officials
Assistant Property Manager Ashley Gordon said the units are old and need many repairs
Gordon said residents do not report their issues and instead go above her head to city officials
“We are definitely doing everything possible to make sure everything is done," Crawford said
and we work hard to make sure everything is done for our residents."
The Brentwood Estates complex on Woodley Road is in City Councilman Oronde Mitchell's district
Mitchell said the city is preparing to take action against EEG Management
Mitchell asked the legal department to take any legal action that the city can
It would be the first time that the city has taken a property to court
Mitchell is also organizing a meeting among neighbors “to rally them together," he said
he's in conversation with legislators about amending laws concerning renters' rights
but we are doing everything we can," Mitchell said
The Montgomery Advertiser returned to Brentwood on Monday to seek comment about the termination of Whetstone's lease
including a maintenance worker who had been interviewed earlier
locked the door and twisted the blinds shut
After being told that the reporter could see them through the blinds
Crawford approached and said that Whetstone's lease was terminated after she threatened a physical confrontation
"Report that we prosecute to the fullest extent of the law."

Mahkaha and Andy Nguyen said they tried to help their neighbor at Brentwood Estates when her apartment flooded
They said they then talked to the leasing office
“They just brushed us off," Mahkaha Nguyen said
The couple said they also sought help when they discovered mold in their unit
They said the property manager did not take any action
began talking to city councilors and other officials about the many issues at the complex
That is why the Nguyens think the company evicted them
They said the administrators claimed Mahkaha's sister did not pay months of rent before they moved into her unit

“I personally thought that this wasn’t happening anymore because of the noise from these three cases," Grubbs said
the Democratic minority leader in the Alabama House of Representatives
pledged to file legislation protecting tenants as early as next week
“We’re not going to stand for it," Daniels said
Daniels called on the residents to protest at the Capitol

The couple’s marital settlement agreement said that the ex-wife could sell the estate if the producer did not honor agreements for settling the divorce
