Brooklyn-based developers Hesky and Samy Brahimy filed plans in April to convert the property at 167-171 Clermont Avenue
The building currently houses 110 rental units and ground-floor commercial space
The Brahimys are partnering on the project with John Frezza of the Strategic Development and Construction Corporation. The three initially transformed the then-127-year-old armory into a residential complex in the late-1990s and early-2000s
The developers — who bought the property for $300,000 at a city auction in 1995 — converted the armory under New York City’s New Opportunities Program
an initiative launched by the Housing Development Corporation in 1998 to encourage developers to build middle-income housing by providing affordable mortgage rates
the Brahimys and Frezza landed a roughly $10 million loan with a 7.5 percent interest rate from HDC
followed by another roughly $2 million loan with a 1 percent rate
SIGN UPThe building includes the original facade of the armory topped by two five-story wings
Its apartments range from studios to three-bedrooms
with 10 of those units featuring balconies
At the time of the project’s development, the developers planned to rent the apartments to tenants with annual incomes between $30,000 and $80,000 for $850 to $1,750 a month. The latest Streeteasy data shows studios rented last year for as much as $2,600 a month and two-bedrooms rented in 2021 for as much as $3,800 per month
Representatives with the IBEC Building Corporation
did not immediately respond to a request for comment
The Clermont Armory was built in 1872 for the National Guard and was used for the military for nearly 100 years
The city took over the property in 1964 and used it as a warehouse until 1986

This face features additional stacks of balconies and a fenestration surrounded by matching stucco paneling

The young couple are on the guest list for this year’s Met Gala, the highlight of New York’s social scene, and their appearance at such an event would once have been a proud moment for Victoria and David Beckham
it will be bittersweet – marred by their eldest son’s failure to turn up to any of his father’s 50th birthday celebrations over the past week
Yesterday, proof of the rift – which sources close to the Beckhams have told the Mail is ‘beyond repair’ – was laid bare for all to see when the family shared their favourite pictures of the week-long celebrations on Instagram
Brooklyn is noticeably absent as his parents and three siblings
pose in their finery at the family’s magnificent home in the Cotswolds
David and his sons are in black tuxedos and Victoria, 51, is wearing a £900 navy silk dress from her own label in the same colour and fabric as daughter Harper’s.

‘David and Victoria adore their kids all the same but with Brooklyn they’ve always been aware that the limelight he experienced as a young boy may have had an effect and have done all they can to make up for it,’ said the former associate.

Perhaps it was a father’s last-ditch attempt to reach out to his beloved son – an olive branch which
might bring the family back together for his special occasion
If it was it ended in heartache, for the famously-close Beckhams have been torn apart by a rift with Brooklyn no longer speaking to the family – and wife Nicola Peltz seemingly at the heart of the feud
I can also exclusively reveal that Brooklyn, 26, and Nicola, 30, were not at David’s birthday dinner at Core restaurant in Notting Hill, west London, last night. The pair also failed to join David and Victoria and their other children Romeo, Cruz and Harper when the family flew to France for a day of celebrations on Friday
And they were notably absent from a big family party at the Beckhams’ £10million Cotswolds estate on Wednesday night
when David and Victoria were joined by their parents and siblings
That their eldest son, who owns hot sauce brand Cloud23, should be a no-show is perhaps all the more surprising because Brooklyn and Nicola have been in London since last week, having jetted in from their Los Angeles home
They had been invited to all three parties and up to the last hours on each occasion

They adore Brooklyn, their children are everything to them, but Brooklyn isn’t talking to them, he isn’t talking to the family and David and Victoria are heartbroken
‘It is now the end of the week and despite Brooklyn flying to London with Nicola with every intention of celebrating his dad’s 50th birthday with him
‘Weeks ago Brooklyn told them he would be there and they were expecting Nicola
Now David and Victoria have no idea what is going on
The French trip was to be the really special family time away but they didn’t go
after days of leaving his parents on tenterhooks
But there is no love lost between the Beckhams and Nicola, daughter of billionaire US businessman Nelson Peltz, who married Brooklyn in a lavish ceremony in Palm Beach, Florida, in 2022
Tensions began in the run-up to the wedding
when Nicola planned a Valentino gown for her big day rather than having her dress made by Victoria
Relations were strained for over a year until the women seemed to find a way to repair relations
But eyebrows were raised again recently over Brooklyn and Nicola’s absences from several family occasions including David’s pre-birthday party in Miami in March, when he kicked off his celebrations with friends including footballer Lionel Messi and model Cindy Crawford
bringing their girlfriends to the star-studded bash at the Cipriani Downtown restaurant
Brooklyn and Nicola have now missed 12 family events in the last year
starting with David’s 49th birthday dinner last May at London’s five-star The Peninsula hotel
One old friend of the former Manchester United star tells me: ‘David is the most kind
loyal and dedicated father who would do anything for Brooklyn – as would Victoria
For all of this to happen on such a memorable and special birthday is just devastating.’
His special day began on Friday morning when he and his brood flew from Luton airport to Bordeaux by rented private jet
which produces his favourite red wine from Merlot grapes in Pomerol
Romeo was joined by his partner, model Kim Turnbull, 24, while Cruz brought his girlfriend, songwriter Jackie Apostel, 29, of whom the Beckhams are very fond.
Next they hopped back on the plane for dinner in Paris, eating at another of David’s favoured haunts L’Ami Louis, where he once revealed he ate 32 snails in a sitting. The party then moved on to La Reserve, an intimate five-star hotel.
They flew back to Luton airport yesterday morning with David holding bags, one bearing the words El Pasador De Oro Gran Reserva, a Guatemalan rum, and another from Bellevoye Bleu, a French whisky which David has a particular taste for. ‘But the trip must have been tinged with sadness,’ said a friend. ‘This was the day he wanted to spend with all of his family.’
Back in London, the Beckhams prepared for David’s dinner at Core, with guests including actress Eva Longoria, who jetted in from the States, chef Gordon Ramsay and his wife Tana, Tom Cruise and director Guy Ritchie and wife Jacqui Ainsley. The celebration last week at the family home was also a grand occasion. Guests wore tuxedos and ballgowns and went for a midnight swim in the pond – fully dressed.

Yet the missing couple were not totally absent – certainly not from social media
They shared photos of themselves kissing and looking besotted after arriving in London ahead of Wednesday’s party

Then there was the growing froideur over their wedding
insisting that ditching Victoria’s offer to create her bridal gown was not intended as a slight against her mother-in-law
Brooklyn was a no-show when the family celebrated the birthday of Victoria’s father Anthony Adams
Brooklyn also failed to join the Beckhams on family holidays last summer to Muskoka in Canada and then sailing around the European coast on the family’s yacht
Romeo celebrated his 22nd birthday without his elder brother in London in September last year and Brooklyn didn’t go to Romeo’s other party in Las Vegas

The aspiring chef and his wife skipped the milestone event at Michelin-starred Core by Clare Smyth on Saturday while David marked the occasion surrounded by wife Victoria and three of their four children: Romeo, 22, Cruz, 20, and Harper, 13.
The star-studded event was attended by several high-profile guests including Gordon Ramsay, Tom Cruise, and Eva Longoria.
Romeo and Cruz wore coordinated white suits, attending with their respective girlfriends, Kim Turnbull and Jackie Apostel. Victoria Beckham was photographed in a white gown, embracing the family-focused atmosphere of the night.
The family later shared photos on social media captioned: "Creating special memories with family and friends. We love you all," tagging Romeo and Cruz and using a hashtag for Harper's name.
Brooklyn and Nicola were not tagged in the post and while the Beckhams celebrated in London, Nicola shared an emotional Instagram post about her two late grandmothers.

he cares deeply about what fans are saying: online
Wyatt was hired in October to rebrand and revamp Avant Gardner
the colossal East Williamsburg nightclub complex known for hosting some of the biggest names in electronic music
The 51-year-old Harvard-educated executive welcomes fan feedback
but he’s quick to note what feels constructive and what leans toward trolling
“There’s a lot of — how should I say this politely — misunderstanding in terms of the level of deeply sophisticated
globally experienced partners and collaborators that are working on this,” Wyatt explained of the open-air club’s bold new redesign
dubbed “Mirage 4.0.” “We took this very seriously
I’m very aware of certain things circulating online where you have a 24-year-old TikToker
the most sophisticated prefabricated wood structure ever built in the United States.”
In an exclusive interview with BKMAG just days before the venue’s first party
Wyatt opened up about his vision and how Avant Gardner will be “forcefully transparent” moving forward
he wants to stop rumors about the Mirage not being ready on May 1
promising they’ll “100 percent” be open
“It’s an interesting sociological experiment watching some of the comments come in,” Wyatt noted

He acknowledges the need for a fresh start
and said he’s fully committed to changing fans’ perception
“I believe that given some of the challenges and the past—before my time
to be clear—that incremental change was not gonna do it,” he said
“I felt that it would have created more pressure on me
It would have created more pressure on the company to try to tinker around the edges
I felt that this was not an around-the-edges nip and tuck
This had to be a fundamental rebuild of how we do business.”

One point of emphasis was improving the General Admission experience
To accommodate the expansion of the venue’s capacity from 5,500 to 6,250
Wyatt said they’ve “dramatically expanded” the GA dance floor
and installing a second room called AG Arts
including an upcoming Martinez Brothers event

It’s hard to find a club kid or audiophile in New York City who hasn’t attended a show at the Mirage
And there have been at least three drug overdose deaths at the complex since it opened in 2017
There were also allegations of oversold shows, though Wyatt firmly denies them. Partygoers have complained of brusk security teams decked out in military-esque gear confiscating Narcan, a nasal spray that can reverse narcotic overdoses in emergency situations. There has been a seemingly never-ending battle with the New York State Liquor Authority since the venue opened
and it has had a contentious relationship with the local community board
though that did little to quell viral vitriol
all of those stumbles happened before he was brought on to lead the company
“I’m aware of the company’s history
“I have a complete 180-degree change that I’ve enacted into the company since October
One of his initial decisions was to throw a free party in October as a thank you to fans at the end of last season
“Free” is not a word often associated with a party at the Mirage
let alone one headlined by a major band like Jungle
a video montage told patrons to expect a makeover next season
This was the equivalent of a restaurant announcing “under new management.” Attendees of that show saw it as a positive first step toward fostering a new relationship with its fans
“If they can replicate the Jungle experience
I would go back to the Mirage more often than I did in the past
because that night was so much fun,” says Bushwick resident and longtime Mirage patron Meghna Fogla
My friends and I were able to go to the bathroom
and come back to our meeting spot with no issue,” Fogla added

and an ambitious $30 million redesign come with increased scrutiny
Add in the pressure to course-correct from previous blunders
and there’s a seemingly small margin for error
calling it an “honor and privilege” to be in his position
Though he’s the first to admit there will be hiccups along the way
this is a huge operation that we’re about to open
This is not gonna be like a well-oiled machine on May 1st
it takes time to tweak and tinker and to look at what works and what doesn’t work
said she’s eager to see how the Mirage’s improvements benefit public safety
but she wants to ensure the venue can peacefully coexist with a busy manufacturing zone
“That means everything from managing crowds and patrons and keeping them safe to cleaning the streets,” she said
“Our district’s economy depends on the health of both the industrial sector and venues like this—and everyone operating here must be held to a standard that protects that balance.”
Fogla is cautiously optimistic but is rooting for the Mirage’s success
so it’s hard to separate the two for now,” Fogla says
“But if they actually deliver on everything they promise
they would get old fans to come back because Mirage has been here for so long
and so many of us have seen our favorite DJs and had so many unforgettable nights there.”

there was a single security guard sitting on a folding chair

By Thursday, though, fans were skeptical that the venue would open on time. Some had taken to walking around the complex, and posting to social media photos and videos of what was obviously still an active construction site, even up to eight hours before Landry's show was scheduled to happen.
Avant Gardner put out a video on TikTok of their CEO Josh Wyatt explaining how safe the new venue would be
But then, mere hours before opening night was set to take place, Brooklyn Mirage posted an announcement to their Instagram account:
"We've been extraordinarily transparent along every step of our Brooklyn Mirage rebuild—showing the long hours
and the passion behind it all," the statement read
"We want to be clear: the venue is show ready and the New Mirage has been built to exacting safety
we were not able to meet the final inspection deadline today."
Landry went on to play a surprise pop-up show that night at nearby Knockdown Center.
