Print Two of entertainment’s most famous brands
Walt Disney Co. acknowledged Tuesday that it will be vacating the storied Fox Studio Lot, where it has been the primary occupant since Disney bought most of Rupert Murdoch’s 21st Century Fox’s entertainment assets in 2019
The $71.3-billion deal did not include the studio real estate
it featured a provision that Disney would move in as a tenant for at least seven years
Disney’s lease for space on Fox’s Pico Boulevard property in Los Angeles expires next March
The company has no plans to renew its lease and instead plans to leave by year’s end
said Disney insiders who were not authorized to speak publicly
to find new tenants for the soundstages and office space where movies and television shows have been made for generations
Famous movies brought to life there include “Miracle on 34th Street,” “The Seven Year Itch” and “The Sound of Music.” The lot also is home to Fox Sports
the Fox broadcast network and the writers’ room for “The Simpsons.”
Fox receives $50 million a year for leasing out the space
but Fox executives say they are bullish on finding new occupants
“The Fox Lot is second to none in terms of location and premium production and post-production facilities available,” Fox said Tuesday in a statement
Hollywood Inc.
Disney has gradually shed its Fox DNA since the deal. In 2020, Disney retired “Fox” branding from the logos and assets it acquired to minimize confusion with properties that remain part of Murdoch’s empire, including Fox News.
Since the acquisition, dozens of television studio and FX network executives have remained in their longtime offices on the lot — a popular perk for those who live on Los Angeles’ Westside, allowing them to keep their shorter commutes.
For the last six years, Fox’s Building 103, on the lot’s southeast corner, has been a Disney outpost.
But Disney has spent the last year taking steps to relocate teams to Burbank, where Disney has its own historic studio lot and an adjoining complex that houses ABC and Disney Animation.
Disney’s goal is to bring together a creative hub for its television groups, including the executives who had remained on the Fox lot, according to knowledgeable people who were not authorized to comment.
The company declined to comment on its plans for the Disney-owned television productions that remain on the Fox lot, including dramas “9-1-1” and “9-1-1: Lone Star,” produced by Ryan Murphy, Brad Falchuk and Tim Minear.
Early contours of the Disney-Fox transaction — orchestrated by Disney Chief Executive Bob Iger and Murdoch — had envisioned the Century City compound as one of the assets included in the sale to Disney.
But Murdoch’s oldest son, Lachlan, who serves as chief executive of Fox, insisted his company hold on to the prime real estate where Shirley Temple, Marilyn Monroe and Mel Brooks once worked. (Studio founder William Fox purchased 99 acres of land between Santa Monica Boulevard and Pico Boulevard 101 years ago. Fox, after taking a financial beating on the 1963 film “Cleopatra,” sold off much of its back lot, which now makes up a large swath of Century City.)
Lachlan Murdoch, whose office is in the Art Deco administration building, viewed the Fox lot as part of his company’s beating heart. He also recognized the value of the soundstages and ancillary production facilities, which have been in high demand during the gush of production to support the launch of several streaming services.
Business
As a legendary New York City set on Fox Studios’ backlot aged
The set is the centerpiece of a movie studio that is itself a leading character in Hollywood lore
production in Los Angeles has not recovered from the 2023 writers’ and actors’ strikes
and many shoots have been lured to other states and countries with generous tax incentives
The shift comes as Fox has been seeking city approval for a $1.5-billion expansion of its Century City location, a project envisioned to add more than 2 million square feet of building space, including multiple soundstages, postproduction facilities and an office building that fronts Avenue of the Stars.
As part of that redevelopment, four historic bungalows near the center of the lot are scheduled to be moved to a location closer to Olympic Boulevard.
Disney’s departure will not dampen Fox’s ambitious plans for its Century City expansion, according to an executive who was not authorized to speak publicly. The Fox project is in the preliminary approval phase with the city.
Disney scooped up some valuable franchises through the Fox acquisition, including “Avatar,” “Alien” and Marvel’s “X-Men” and “Deadpool.” Disney also gained control of streaming service Hulu, which maintains its home base in Santa Monica.
Still, some analysts and investors say Disney vastly overpaid for the properties, which put the Burbank entertainment behemoth in a weakened position when the COVID-19 pandemic hit in 2020.
That spring, Disney took on additional debt after its theme parks shut down, movie theaters closed and sports leagues called time-out.
Disney has looked to cut costs for the last couple of years.

Bigwigs including Mayor Norris Poulson
developer William Zeckendorf reveal their plans for Century City on the old 20th Century Fox backlot in 1959.
Rendering of the Broadway department store at Century City
New York developer William Zeckendorf teamed up with Alcoa aluminum to purchase the old 20th Century Fox backlot and transform it into a new ‘city within a city.’ They called on L.A.’s biggest architectural firm Welton Becket and Associates for a master plan
Becket had designed downtown’s Music Center
and the Capitol Records building in Hollywood

Construction began in 1961 on the first towers and the Becket firm soon moved their offices there
A new Broadway department store anchored the 15-acre mall which also had Silverwoods
a men's clothing store and a Mayfair Market
all with the novelty of underground parking
It opened on October 8th with a charity fundraiser for Children’s Hospital.
You could also go shopping for caftans at Profils du Monde
or enjoy a big sparkling Jell-o parfait at a new outpost of Clifton’s Cafeteria

Which lasted through the latter half of the 1990s

Bicycles are a 19th Century technology discounted as a serious transportation topic for much of the 20th Century—much less a means of shaping cities
I took a high school class called “The Future,” taught by one Stanley Goldfarb
and we were assigned a paper predicting some future scenario
and most of the class wrote about computers
because I didn’t predict all of the technological advances in bicycling
nor any detail about how bicycles have become a major industry during this century
My main point was that bicycles are environmentally friendly and here to stay
a Phoenix native and a faculty member at Oslo Metropolitan University
has written the 2024 Bicycle City: Riding the Bike Boom to a Brighter Future
which delves into how and why bicycles are shaping cities around the world in ways that would have shocked Dr
Piatkowski presented to CNU’s On the Park Bench in an author’s forum moderated by Lauren Mayer
Oslo is historically more car-dependent than other Scandinavian cities
it was similar in some ways to many American cities—but in the last 10 years dramatic changes have taken place
This transformation began with the city taking control of its streets from transportation authorities in 2015
because they are hamstrung by Departments of Transportation
After getting jurisdiction over the public right of way
Oslo adopted an implemented a “bicycle plan” that mostly involved “slowing down vehicles and limiting the number of vehicles in the center of the city.” in 2019
The city has seen an 80 percent increase in cycling
and that gives me hope for American cities.”
many cities made bold changes to city streets
Most have since returned the streets to what they once were
“The most important lesson from the pandemic is that we can be bold and ask for big things
and we can actually get them,” Piatkowski says
“We can cut through the red tape and make that happen.”
E-bikes are transformative—a game changer for cities
They are able to cut through the baggage that bicycles once carried—especially that they are appropriate for a niche market as a transportation choice
make bicycles useful for a much broader segment of the population
“People who might not have thought they could or should ride a bike are able to go further than they ever thought they were able to
carrying more things than they ever thought they were able to,” Piatkowski explains
This has led to a dramatic growth in ridership for bicycles in general
This has the potential for change in cities
because “growing ridership can equal more bike advocates,” he explains
E-cargo bikes can serve as a kind of “urban SUV.” While they are expensive compared to other bicycles
E-bikes have given new life to bike-sharing programs
micromobility in the guise of scooters mostly appeals to teenagers and young adults
“Scooters can create havoc and be annoying
but they offer new ways for people to think about urban spaces and navigate them,” Piatkowski says
Bicycles have just begun transforming US cities, and the Oslo examples shows that the change will be positive. See the entire webinar

Century City Center
stands 37 stories in height and will feature 730,000 square feet of offices above parking
plans call for two acres of gardens and courtyards
The project is slated to open with much of its space already spoken for. Prior to the start of construction, CAA announced plans to move its headquarters into 400,000 square feet of space at Century City Center, while Clearlake Capital has reportedly agreed to pre-lease 150,000 square feet of space within the building
Johnson Fain is designing the building

Completion of Century City Center is expected in 2026
at roughly the same time the Constellation/Avenue of the Stars subway station is set to open with Metro's D Line extension

has announced plans that include a 35-story office tower nearby on Avenue of the Stars

The LAPD is searching for a man and woman accused of stealing a $20,000 ring from a jewelry store inside the Westfield Century City mall
using what investigators describe as a distraction-style theft
The incident took place on the evening of April 9 at U Los Angeles Jewelry
Surveillance footage captured the pair allegedly working together to divert the attention of a store employee while carrying out the theft
using their child as an additional way to distract the clerk’s attention.
the couple entered the shop around 7:00 p.m.

appearing to examine several necklaces alongside the employee

As the employee turns her head to respond to the man
the woman appears to quickly remove an expensive ring from the display case
Footage shows her concealing the item by brushing her hands through her hair before discreetly placing it into her purse

Recently in the news for non-development reasons
the shuttered Intercontinental Century City hotel appears to be coming back to life after closing at the start of the global pandemic
Earlier this month, the Los Angeles Department of Building and Safety issued a construction permit for a nearly $98-million renovation of the 17-story building at 2151 Avenue of the Stars. In addition to upgrades to building infrastructure
permits describe makeovers of all public areas
including modifications to existing restaurant spaces
while one guest room suite would be converted into an office for human resources staff
permits point to the proposed addition of a new trellis at the ground floor
as well as new hardscaping and landscaping
City records indicate that Gensler is designing the renovation, while Pankow Builders is serving as contractor
the property has been owned by Sumitomo Realty & Development
The hotel abuts the Fox Studios campus, currently slated for a $1.5-billion overhaul

In Century City, steel framing has now passed the halfway point on its vertical climb at 1950 S. Avenue of the Stars, and glass is starting to appear on what will be the neighborhood's first new office tower in more than 15 years
Century City Center, which is being developed by JMB Realty at the intersection of Avenue of the Stars and Constellation Boulevard
will eventually stand 37 stories tall and contain approximately 730,000 square feet of offices above parking
Plans also call for two acres of gardens and courtyards on the property
which was long vacant before the start of construction
Johnson Fain is designing the tower
which will stand approximately 564 feet tall at completion
The project is slated for completion in 2026
around the same time as the Constellation/Avenue of the Stars subway station opens next door as part of Metro's D Line extension
Chagee is set to open this spring at Westfield Century City
China’s biggest tea shop, Chagee, is opening its first U.S. location in Los Angeles this spring at the Westfield Century City Mall. Found in 2017 in Yunnan, Chagee has grown to over 6,400 locations worldwide
The shop is best known for its fresh-brewed and milk teas; the menu offers drinks like a jasmine tea latte
The shop leans into a more upscale branding that resembles that of Dior bags
with ornately decorated cups that depict horses and flowers
IPO will likely allow the brand to court stateside investors
The effects of the tariffs on Chagee’s planned expansion are yet to be seen
Walt Disney Co. will move out of the Fox Studio Lot, where it has been the primary occupant since 2019, the Los Angeles Times reported
Disney bought most of 21st Century Fox’s entertainment assets in 2019 and moved into the lot
The transaction didn't include studio real estate
Disney’s lease at the property expires in March 2026
but anonymous sources told the LA Times that Disney will be gone by the end of this year
The company has spent the last year moving into space in Burbank
where it has a considerable and longstanding footprint
While Fox executives spoke positively about their chances of backfilling the space
It wasn't immediately clear how much space Disney occupies at the lot
and its lease generated $50M a year for Fox
The entertainment industry is still working to rebound from the pandemic
worker strikes and industry shifts that have translated into fewer shooting days in Los Angeles
Fox has a $1.5B upgrade to its Century City lot in the works that would add office space and soundstages to the property

Submarket snares highest rents, sees bevy of expansions in Q2 2024.
There haven't been too many bright spots in the office sector in Los Angeles this year
with office leasing activity totaling 2.7M SF
a drop of 18% from the first quarter total of 3.2M in the first quarter
according to the latest market report from Savills
The availability rate ticked down by slightly by 20 bps to 27.4%
which is still 120 bps higher than office availability in L.A
The average asking rental rate also ticked down
Due to softer market fundamentals and high interest rates
the outlook for offices in Los Angeles for the second half of this year also is not very bright
"More office landlords are projected to default on their loans
as well as to give their properties back to their lenders in deeds in lieu of foreclosure between now and year-end," Savills said
L.A.'s office market remains "bifurcated," with one submarket in particular-Century City-notching robust leasing activity and historically high asking and effective rental rates
Universal Music Group's 226K SF renewal at 2220 Colorado Avenue in Santa Monica topped Savills' chart of the 10 largest leases inked in Los Angeles in the second quarter
The rest of the top-10 list was dominated by Century City
All of Century City lease renewals on the list involved legal services firms
and three of them were expansions: Lathan & Watkins inked a deal for about 98,761 SF at 10250 Constellation Boulevard; Paul Hastings expanded to 66,183 SF at 1999 Avenue of the Stars; and Paul Weiss expanded to 49,404 SF at 2029 Century Park East
Sheppard Mullin renewed its lease for 76,374 SF at 1901 Avenue of the Stars
The 10M SF Century City submarket topped the rental rate chart in Los Angeles with an asking rental rate of $6.82 per SF per month
According to a report in the Los Angeles Times
rents have increased steadily over the past several years in the Century City submarket
where large tenants typically sign long-term leases
Landlords have been reinvesting in their properties to add amenities and by offering strong tenant concession packages
The submarket is home to numerous trophy buildings
including several on the aptly named Constellation Boulevard and Avenue of the Stars
730K SF office tower is rising on the northeast corner of Avenue of the Stars and Constellation Boulevard in Century City
located at 1950 Avenue of the Stars and scheduled to be delivered in 2026

Century City’s status as a bright spot in the generally dim commercial real estate market in Los Angeles will get a test as it prepares for the departure of Disney from the campus that gives the district its name
Rupert Murdoch and son Lachlan will face the challenge of filling a hole at 10201 West Pico Boulevard left by the biggest tenant in a rental operation that takes in as much as $50 million from tenants, the Los Angeles Times reported
The pending vacancy is the result of Walt Disney Company’s $71.3 billion acquisition of Murdoch’s 21st Century Fox in 2019
The deal called for Murdoch and his Fox Corporation to keep the Fox Studio lot
with Disney committed as a tenant for a minimum of seven years
That kept the campus full in the shadow of the office towers that have thrived on law firms and financial outfits while downtown Los Angeles has shriveled in recent years
Disney has indicated it will move out when the seven-year minimum term is up next March
The Fox lot was the genesis of Century City
a sprinkling of low-rise condos and the Westfield Century City mall growing around the operation over decades
SIGN UPMore recently, the globally renowned Reuben family took over the Fairfield Century Plaza development
which has brought a second hotel and two high-rise towers to the district
Murdoch will face a challenge in filling the studio lot
where marquee films such as “The Sound of Music” were made and the writers for “The Simpsons” still work
The media mogul retained Fox Sports and Fox News when it sold off 20th Century Fox
and those entities occupy some space at the lot
The company has been working on a $1.5 billion plan to add sound stages and other features to the Century City lot
has been consolidating its Los Angeles-area operations to its corporate base of Burbank
where it operates its own studio lot along with TV studios for its ABC network and its animation unit

The Tokyo-based investor has filed plans to renovate the 17-story, 375-room hotel at 2151 Avenue of the Stars, next to Fox Studios, Urbanize Los Angeles reported

I think it's something that the club should be proud of
It's something that the ownership and the technical staff should be proud of
Any player that's ever played here and has helped get this club to that goal … There's a lot of blood
a lot of time and hours put in by a lot of people
So huge shout out to everyone that's a part of the organization.”
since day one,” said head coach Steve Cherundolo
“It's been run phenomenally and has been pushed by our fans
Ninety-six total players – from [Kellyn] Acosta to [Walker] Zimmerman – have appeared for the Black & Gold in MLS regular-season play since the team’s inaugural season in 2018
Those 96 players not only achieved 100 wins in record time
and goals than any other MLS team in that span
“It's huge,” said Mateusz Bogusz, who was a 16-year-old prodigy at Polish club Ruch Chorzów when LAFC earned its first win on March 4, 2018, and whose goal on Saturday provided the difference in its 100th.
“I'm very happy that I can be part of this success. Let's go for 200.”
The result in Atlanta was LAFC’s second MLS road win of 2024, its second consecutive such victory, and its third overall in all competitions this year. It was also its third away win in the last 18 days. LAFC has conceded just one goal in those three road triumphs.
The young Pole’s ensuing free kick was deflected by Atlanta’s wall past substitute goalkeeper Josh Cohen, and into the net.
“First of all it was an amazing ball [by] Denis [Bouanga],” Bogusz explained. “I just see that he's ready to pass me this ball, so I make this run. The ball was a little bit too long, but I just go to the end and it was a foul, a red card.
“It was my turn [to take the free kick] because we have a structure in the team— [whoever] makes the free kick is then going to take the next one,” Bogusz added. Bouanga had tried a free kick in the 32nd minute that was denied by Atlanta’s wall, so “it was my turn and I used it,” Bogusz said with a smile. “So the next free kick is again mine.”
“It takes a lot of effort to win games on the road in this league,” Cherundolo said. “It takes some individual, very good performances … and sometimes, you know, a little good fortune. But I'm very pleased with the effort the guys are putting into it, the commitment they're showing to win games on the road over the past two games. That's what we were missing in the earlier stages of the season.”
For the first time this season, LAFC took the field in a three-back setup, with center backs Long, Maxime Chanot, and Jesús Murillo providing the foundation in front of goalkeeper Hugo Lloris.
“We felt, tactically, it had some advantages for us, also due to injuries that we have currently in our roster and limitations on certain players physically,” Cherundolo said of the lineup. (Defensive midfielder Ilie Sánchez did not play and defender Ryan Hollingshead contributed just 10 minutes.) “So sometimes it forces our hand. Tonight we decided to give it a go. I thought the team interpreted it very well.”
After midfielder Eduard Atuesta was shown his second yellow card and sent off in the 81st minute, Cherundolo placed a fourth center back on the field, Eddie Segura, to help protect the 1-0 lead.
“I mean, it's pretty simple, you’re just trying to win a game and get the result over the end of the finish line,” Cherundolo said.
“In those moments, it's just time to grind, man,” Long said. “It's time to react and make plays. You're gonna get pulled out of position—again, you're playing 10-v-10, it's not like it's gonna be a straight up 4-4-1 or whatever it is on the day—they're gonna be throwing a ton of numbers forward. So it's gonna have to be guys reacting and making the right decisions at big moments, which tonight they did.”
LAFC’s newest signing, Olivier Giroud, scored a goal on Saturday in his final appearance for Italian club AC Milan (which has won more than 1,500 games in the 96-year-old Serie A). Giroud, who will join LAFC in July, was given a standing ovation by Milan’s home crowd when he was subbed off in the 84th minute of the 3-3 draw with Salernitana, hugging his teammates as the crowd sang his name.

found himself searching for a career and thinking about his long-term plan
His first job as a soccer coach taught him the importance of patience and
his passion for engaging and interacting with people — so it was only natural that he found himself in retail
Angel built his confidence early on and was encouraged to be curious and question the norm
frequently experimenting with self-expression — today
tattoos that tell a story and clothes that have meaning
Angel knew he wanted to work for a place where he could be himself; a place where his self-expression would not hold him back from growth
Angel has spent the last seven of his impressive 25 years in retail at various Levi’s® stores
helping consumers find their perfect fit and training his team on the power of connection and the need to be “consumer obsessed.” Angel has been at the Levi’s® store in Century City
where he is currently the store manager alongside four leaders
Becoming ingrained in the community over the years has given Angel the insight that we pride ourselves on fostering in our managers – a particular attunement to the many styles and preferences of the people that walk through the Century City doors
Angel is a leader at heart and knows what makes a store successful
last year Levi’s® Century City store saw an increase in store traffic and an increase in store revenue versus the previous year
To succeed to this extent as a manager takes a particular type of personality – one that is laser-focused on the details without sacrificing efficiency
One that doesn’t accept good enough when it comes to their consumers
That combination of agility and commitment to quality results is rare
All of our successful managers have their own keys to making it work
“You have to learn to be empathetic to the consumer’s needs
understand that we all come from different places — we all have integrity,” said Angel
“That’s how you win over a shopper’s trust
which opens the door for them to listen to your advice.”
Angel’s years of retail experience have instilled in him the nuances of selling apparel
the real satisfaction comes from the ability to not only understand what a consumer is looking for but match them with the item that will fit and elevate their personal style
shoppers visit Levi’s® stores for the clothes and the expertise and guidance of managers like him
visualize what it’s going to look like with a different type of shoe or with a different type of top
how to style it for a first day of school or a first date — that’s what makes the shopping experience,” Angel said
Angel knows when he’s created a fan and the power of face-to-face fittings
“When a consumer steps out of the fitting room
These all indicate the type of confidence a great-fitting jean can provide,” Angel recalled
“It’s our job at the store to be attentive to these little details — spotting those nuances can confirm when you’ve made a lifelong Levi’s® fan.”
From first-time shoppers to seasoned denim veterans
associates at the Century City store are equipped to outfit anybody for any occasion
it’s part of what makes Levi’s® special
“You have people who look like me who wear our brand and have always worn it
And you have a cowboy from down South who would never even think in his wildest dreams of putting on nail polish who also lives in our brand,” said Angel
