considered the largest operator of apartments in the U.S.
announced today they’ve closed on land to build two mid-rise apartment buildings just inside the Interstate 285 Perimeter in Chamblee.
Greystar plans to start construction next month on an upscale multifamily venture called Marlowe Chamblee with roughly 300 units.
Cleared of modest single-family homes
the Parsons Drive sites in question are tucked behind Porsche Atlanta Perimeter
where Peachtree Industrial Boulevard meets Interstate 285.
The Marlowe brand is considered Greystar’s “suburban luxury line.” Another example called Marlowe Brookwood has recently delivered in Austell
John Roberson, Greystar Development’s senior managing director, described Chamblee as a “fast-growing” region of the metro in an announcement, adding that Marlowe Chamblee’s proximity to Assembly Studios in nearby Doraville will be a selling point.
Greystar’s project will be the multifamily component of a much larger
nearly 31-acre Toll Brothers mixed-use project called Chamblee Park.
The Chamblee City Council voted in October 2021 to unanimously approve plans for Chamblee Park that called for more than 700 new townhomes

McIlroy will have to contend with “the most pressure any player has ever faced” in major history
At least that’s the reality according to TV analyst Brandel Chamblee
Thanks to his impressive third-round 66 on Saturday at Augusta National, McIlroy has a two-shot lead heading into Masters Sunday. But with Bryson DeChambeau nipping at his heels
McIlroy faces a difficult physical and mental task on Sunday
McIlroy hasn’t won one in over 10 years
he’s regularly been in contention but has seen major titles slip through his grasp repeatedly
The most recent instance was at last year’s U.S
when McIlroy missed multiple short putts late on Sunday to hand the title to
McIlroy has significant scar tissue at the Masters
having led the 2011 event by four before melting down on the back nine on Sunday
He’s had solid finishes since then but hasn’t been in the same position again
Adding to the pressure of the moment, McIlroy would complete the career grand slam with a Masters victory on Sunday
He would become just the sixth golfer in history to do so
Once the third round was complete, Chamblee appeared on Golf Channel’s “Live at the Masters” segment
where he first acknowledged that McIlroy is in the best position to win a major he’s been in for years
“The improvements that he’s made technically have allowed him to be more free mentally
And you put those two together and you’re talking about a guy who has won 28 times on the PGA Tour
seven of those victories were by four shots or more
were by eight shots,” Chamblee said Saturday night
“Only Tiger Woods and Rory McIlroy have won multiple major championships by eight shots or more since 1900
What we’re seeing now is the fella who won those major championships by eight.”
But then Chamblee added a massive disclaimer for McIlroy
stating that no pro golfer has ever experienced the intense pressure McIlroy will encounter on Masters Sunday
is the most pressure any player has ever faced in the history of a final round of a major championship,” Chamblee said
Chamblee added that in terms of the pressure pro golfers have faced at majors throughout history
“the only two even close in my mind” would be Bobby Jones trying to complete the grand slam in 1930
and Tiger Woods trying to complete the Tiger Slam at the 2011 Masters
The positive side to the challenge in front of McIlroy on Sunday is that if he does win
the intense pressure he faced will only make the win sweeter
the pressure will only increase for next time

Chamblee said he played golf with the president last year
and that most of their conversation centered around subjects Chamblee has been critical of — LIV and the source of LIV’s funding
I felt like it [the meeting] was inevitable after the election
I had the pleasure of playing with President Trump last year
he would want to come over and talk to me about LIV Golf
about Saudi’s involvement in the game of golf
and he was so magnanimous about our differences
meaning the gentleman who runs LIV and heads the PIF
he said Yasir loves golf more than you do and more than I do
Now it’s hard to believe because President Trump plays a lot of golf and I’m crazy about it
They have $32 trillion worth of oil underneath that sand and they really have to diversify their economy.’ He said they are all-in on this and they’re not going anywhere
he would want to talk almost every hole about LIV and about the Saudi involvement
of course I understand why we acquiesce and need Saudi Arabia as a partner in the Middle East
My issues were about the human rights concerns and about how golf was at some point
It’s going to be good for Saudi Arabia
it’s going to be good for the PGA Tour
but he was as opinionated on one side of it as I was
I was grateful for the conversation all day long
he made me think about Yasir as a partner in the game of golf and not looking just for an economic opportunity through the game of golf.”
Responded analyst Paige Mackenzie: “I also think from the beginning
and you and I had this conversation probably two and a half years ago
I said it’s better to have this money invested in golf versus going somewhere else
The idea that Trump has been involved is absolutely of no surprise
I think we saw Yasir with Trump somewhere between November and December of this year
He’s had LIV Golf events at his property
He’s clearly a follower of the PGA Tour
It is no surprise that he has been contacted as part of this unification
This should be celebrated because that’s what a lot of players have been talking about what they want
this divided professional men’s golf landscape.”
Responded announcer Rich Lerner: “Said a couple of years ago
that day that Yasir Al-Rumayyan met with Jay Monahan: Saudis won
And I also added there would be a running of the bulls for the Saudi money and that’s where we are
realities of where we are in the game of golf
Chamblee said it himself when he said: “I will say that he did change my mind
he made me think about Yasir as a partner in the game of golf and not looking just for an economic opportunity through the game of golf.” Chamblee’s platform is maybe the biggest in golf
and “change of minds” can be questioned
3. One of my favorite reads on LIV Golf came in October of 2022 from Zach Helfand of the New Yorker. (And if you haven’t yet read it yourself, you can do so by clicking here.) One nugget in the story has especially stuck with me
and it’s an interesting thought to consider in light of the recent conversation of PGA Tour players being more “entertaining.”

6. This week, I talked with legendary instructor Pia Nilsson about slow play
and there’s one nugget that didn’t make the article that I want to share here.
I’d asked her whether there are moments when slow play can be considered OK
“One category that sometimes would be good to slow it down,” Nilsson said
“is actually the ones playing from the front tees because — often more women than men — because often they’re the last to hit and everybody’s rushing past them in the carts and they’re often the first one to hit
you’re allowed a few seconds to calm down and make a decision because they just can feel totally anxious out there.”

and hinted at a sense of entitlement.

“It’s not all about smiley faces and everybody winning,” he said.

but it’s just — it hurts to hear people say this
because I finished the round and I went to go sign for 10 minutes
Not a single person from media went to go follow me because
“So for people to be calling me out is — it’s interesting
I was signing for every single person right after the round
Morikawa’s comments were shown on Golf Channel
and Chamblee and McGinley were asked to respond.
“It’s interesting that he called myself and Paul and Rocco about it,” Chamblee said
He’s saying no to his fellow players who do these interviews.”
The analyst singled out Jack Nicklaus and Nancy Lopez as players who talked after defeats.
“Everybody’s tuned in and engaged,” Chamblee said on Golf Channel
The purses are ungodly high and there’s a sense that there’s an entitlement
that they don’t owe anybody anything
And he voiced what a lot of people suspected too many Tour players felt
A lot of them are great with the media and give us these interviews afterwards
But I think he’ll regret it if he carries on turning down the media after he loses because he’s so good
he’s going to have many more painful losses
but it’s just part of the game.”
McGinley furthered the “entitlement” thought
saying that it’s “a view from a lot of the public.”
“So it’s a word of caution to the players more than anything else that
don’t come out and say something like
I don’t owe anybody anything because that does not sound good,” he said on Golf Channel
“Maybe it was a wrong choice of words
but don’t say anything like that.
“It doesn’t sound right and it’s not what the public want to hear because ultimately
the public are the ones paying higher prices to come to events
The public are the ones being denied all the best players coming together more regularly in terms of the top events as the product of golf has become diluted
And the media is a prism for all of that.”
“Probably the most memorable interview that I can remember in professional golf was one from loss, not victory,” he said. “And it was Rory McIlroy in a Ryder Cup in Whistling Straits
And that’s raw emotion and it humanized Rory and it humanized golfers
And even though it’s a hard thing to do
very positive outlook for professional golfers
“It’s not all about smiley faces and everybody winning
There’s got to be give and take for everybody.”
Notably, McIlroy did not talk to reporters last year after finishing runner-up at the U.S
he started Saturday’s third round of the Players Championship two back of the lead.
Collin Morikawa spoke straight to the camera Friday after his Players Championship
responding to criticism from Brandel Chamblee and others
— Collin Morikawa had made it through his 5-hour round plus 5 minutes and 30 seconds of media Friday before he spotted an opportunity and said
“I just want to add one more thing.”
After admitting Tuesday that he reads a lot of golf coverage, Morikawa proved it Friday, responding to criticism from Brandel Chamblee and Rocco Mediate
and doubling down on his belief that he doesn’t “owe anyone anything.” That includes speaking with media directly after a defeat.

On Tuesday, Morikawa answered question after question for 20 minutes in his Players Championship press conference
He was happy to answer them at that point and in a much better mood
When asked why he didn’t explain his feelings Sunday night
I didn’t need any ‘good playings.’ Like
He added that if he’d had an hour or so to blow off steam
but in the moment he didn’t want to talk to anyone
and he thinks it’s fair to decline interviews in those moments
Mediate and Paul McGinley — all hailing from a different pro-golf generation than Morikawa — all disagree.

Golf Central and its on-site Live From is not a program that’s prone to hyperbole, a welcome change from other sports titles that seem to exist only to capitalize on the quick dopamine rush of a disingenuous take. So it’s a bit surprising to hear something that might border on it. And yet when you dissect the comment, even with the tens of thousands of rounds McIlroy has played and how often those have ended with hardware in his hands, it’s difficult to argue.
For all the story lines that abound between patches of pine straw, this is McIlroy’s Masters until someone else becomes the main character. His quest for golf immortality is the A-block. Through two days he’s been a volatile market, swinging wildly up and down. Over the next 36 holes he may richly reward those who bought the dip.
We’re halfway home and it feels like the protagonist has already lost and won the tournament. Golf, though, always chooses its own adventure and McIlroy’s second-round resurrection may not be immortalized in the history books but rather relegated to a minor footnote should the familiar pratfalls that have plagued him in the biggest moments once again rise to the surface.
The thing that’s so compelling about McIlroy at this point of his walk is that he is on one hand the most known entity and a complete unknown. There’s perhaps only one player capable of being better than him but few that can have things fall apart when they need to hold it together. Perhaps we’re looking at the most important weekend among all the weekends he’s spent entertaining us. Time will sort all of that.
It’s certainly shaping up to be the most interesting.

But Chamblee’s focus wasn’t on the PGA Tour’s success
he taunted LIV by mentioning their own poor TV ratings

“People tune in to sports that matter.”

For the record, Jon Rahm clinched the 2024 LIV Individual title at LIV Golf Chicago last September. And Chamblee’s numbers are off. The second round of the tournament drew 134,000 viewers
with the third and final round hitting only 89,000
Last year, LIV Golf events were shown on the CW cable network. This season, the upstart league signed a new deal with Fox Sports. But the ratings on Fox’s family of channels have been disappointing too. The final round of this year’s season-opening LIV Golf Riyadh event drew 54,000 average viewers on FS1

A sizable downtown Chamblee project five years in the making is again going back to the drawing board—but for a good cause
Windsor Stevens Holdings is moving forward with a redesign of The Frazier at Olde Towne Gordon that will more than double its number of apartments in an ITP area that’s seen a surge of multifamily growth in recent years
Class A development at 3553 Chamblee Dunwoody Road will now feature more than 300 apartments—up from the 144 units in four stories most recently planned
according to developer Rod Mullice of Windsor Stevens
20 percent of the apartments will be reserved for teachers and first-responders
with rents capped at 80 percent of the area median income
Windsor Stevens purchased the .4-acre property next door in 2023 that included a 1980s auto repair building to increase The Frazier’s size
Mullice says his firm recently closed on financing to start a redesign process with Niles Bolton Associates architects that maintains earlier design standards
Plans call for a retail component at ground level along Chamblee Dunwoody Road
“The footprint is larger so the [apartment] floorplates will be more efficient,” Mullice noted via email
and we’ll maintain the arches for the retail bays and apartment windows.”
The project’s revised construction schedule calls for groundbreaking in the fourth quarter of next year and delivery in 2027
Initial plans called for The Frazier (formerly “The Gordon”) to be for-sale condos
with construction scheduled to start in March 2020
the initial phase of 24 homes was going to be priced from the $200,000s
with condos ranging from 501 to 1,098 square feet
The Frazier would join a groundswell of recent multifamily investment around Chamblee’s historic downtown
Earlier this year, the Lumen Chamblee project debuted across the street, and another nearby multifamily development, City Heights
Collectively those developments have brought more than 560 apartments to the district
Other perks of the project—described as a Transit-Oriented Development
with the Chamblee MARTA station just 1/4 mile away—will include Google Technology in the building
and immediate access to Chamblee’s planned Rail Trail expansion route
Chamblee has been "a beneficiary of explosive population growth within Atlanta
drawing new residents due to its proximity to the primary employment hubs in Buckhead and Midtown,” notes The Frazier marketing materials

Brandel Chamblee has made a name for himself as one of the straightest-talking analysts in golf and he dropped more truth bombs when talking about one of the more questionable decisions Tiger Woods made in his career
Woods took the amateur and professional game by storm in the 1990s
He won three successive US Amateur titles before joining the pro ranks and breaking countless records en route to claiming the 1997 Master by 12 shots
After honing a more consistent swing with legendary coach Butch Harmon
Woods produced arguably the greatest golf that has ever been played in the early 2000s

“He was in the middle of making 142 cuts in a row and he was winning by 12 and 15 and eight shots in these major championships, and he changed that golf swing,” Chamblee said with incredulity on the Dan on Golf Show
I am now sitting down for the first time ever at a desk as an analyst [in 2004] and the first question I get is: ‘Why would he change that golf swing?’
“It’s the craziest thing in the history of sport what Tiger Woods did
there is nothing that comes close in the history of sport
“This would be like if Steph Curry decided to change the way he shoots three-pointers.”
Woods failed to add to his major haul in 2003 and 2004 as his pursuit of Nicklaus stalled
The chase resumed in 2005 and he would go on to win six majors with Haney before the pair parted ways in 2010
One of the driving forces behind the decision to join forces with Haney was that Woods wanted to become more consistent and challenge for titles even when he wasn’t at his absolute best
But it’s safe to say Chamblee does not think Haney was the man for the job
“Hank Haney was telling Tiger Woods how to play golf and Hank Haney had the driver yips
He can’t hit a range and this guy is telling Tiger Woods how to change his golf swing from the greatest golf swing in the history of the game
“It was my job to shed a little light on that
and I still maintain that’s the craziest thing in the history of sports
“The thing that I think is the largest thing to learn from what Tiger Woods did was it cost him two years of his career
“No question he would have broken Jack Nicklaus’ major championship record
no question he would have broken Sam Snead’s total [PGA Tour] wins

Chamblee knew there had to be another great restaurant to take its place

He stepped in to fill the void and is planning to open Staple Food & Drink during the first quarter of 2025
He hasn't fully revealed all of the details yet
but he is working with renown restaurant designer Mary Sanders Ferriss Cavicchi to take care of the interior details of the 80-something seat restaurant

"There is till some work to do but her ideas are totally on point."
Chamblee has not completely revealed the style of eatery but promises that restaurant goers will not be disappointed
"This is a great opportunity for another quality restaurant in the Cleveland area," Chamblee said
"This is an amazing town and there is no question that Cleveland hits above its weight class."
