With the disposition of more than 1,500 units in Minnesota and Nebraska
Centerspace sold nine properties in Minnesota and Nebraska to five different buyers for $144.3 million on March 16
With these transactions, the Minot, North Dakota-based REIT reduced its leverage and increased the weighted average maturity of its debt obligations. The company took on the increased debt by buying the 215-unit Lyra Apartments in Centennial
“We incurred that debt in order to enhance our Denver portfolio with a brand new asset and a great submarket,” incoming Centerspace CEO Anne Olson told Multifamily Dive
the company now has 13,498 units in Colorado
Olson said the company traded out of these older properties after it deployed the money in a newer community in Denver
"This is another step in our strategy to boost the quality of our homes, earnings power of the company and flexibility of our balance sheet," said Mark Decker, current Centerspace president and CEO, in a press release announcing the sale
"The continued demand for affordable housing options in our markets made this an attractive time to sell these communities and improve our company."
Although the apartment sales market has slowed dramatically
Olson was pleased with the market reception
“We had a tremendous amount of interest in the portfolio,” she said
Part of the properties’ appeal to investors was that they are the types of assets that the government agencies want to finance
“These transactions fit a lot of the mission-driven lending by Fannie and Freddie around more affordable housing,” Olson said
“Our buyer pool had good relationships that they could leverage to get good financing rates.”
The properties were sold at a price appealing to individual investors
“There's still a huge appetite for individual owners to buy one building
particularly if it's under $10 million or $15 million,” Olson said
“Those are long-term owners that aren't necessarily dissuaded by the sudden spike in interest rates.”
Olson said a lot of groups toured the properties during the sales process
and about one-third of these visitors ended up putting in competitive bids
Three or four groups were in the best-and-final offer process for the properties
“We are really happy with how they transacted,” Olson said
“I don't think that the same depth of buyer pool is there at those levels in Class A
Those are much tougher to finance right now.”

Share on FacebookShare on X (formerly Twitter)Share on PinterestShare on LinkedInUPDATE (12/1): More details are emerging in connection to a young firefighter's death in El Paso County.
In October, 31-year-old Jermaine Frye went into cardiac arrest at his home. The El Paso County coroner recently released a final diagnosis on Frye's passing.
The coroner's findings show Frye died after a sudden stop of blood flow to the heart. The death may be tied to an injury Frye had from performing mandatory physical training as a fireman. Frye was recovering at home from the injuries when he was found unresponsive in bed.
The report states the exact cause is unclear but points to coronary artery spasm in the setting of recovering rhabdomyolysis.
----------------------------------------------------
The Cimarron Hills Fire Department and family and friends are mourning the loss of a young firefighter after his sudden death over the weekend.
Jermaine Frye, 31, died Saturday afternoon after going into cardiac arrest at his home. The fire department says he had recently suffered an injury during training and had been hospitalized. He'd been released from the hospital the night before he died.
Frye had worked as a paramedic-firefighter full-time for the fire department for nearly two years, and as a part-time firefighter and volunteer reserve firefighter before that. His family said he'd also worked for the Aurora and Falcon fire departments.
"He absolutely adores his work family...he loved his jobs and everyone he ever worked with," the family wrote in a GoFundMe account set up to help with funeral costs.
Frye was engaged to be married, and he and his fiancee were expecting a child.
"He loved Megan more than anything and was super stoked to be a father and a daddy to a kiddo," the family said.
The family said the GoFundMe account was being set up to help Frye's fiancee and unborn child, in addition to funeral costs.
The fire department said it was "saddened" by the news of Frye's sudden passing. The fire chief says he considers this a line of duty death.

2016 at 6:17 PMFirefighters typically have no shortage of rescue equipment needed to save lives - but few things come in handy quite like a compassionate heart
Just ask this skunk who got stuck but found a friend to help him through it
Cimarron Hills Fire DepartmentThe frightened little animal was discovered this week with his head trapped inside a drainage hole at the base of a dumpster in Colorado Springs
Considering the species' stinky defense mechanism, some folks might have shied away from stepping in to help. Fortunately, first responders from the Cimarron Hills Fire Department weren't so easily deterred - but getting the skunk freed would be no easy task
Cimarron Hills Fire DepartmentIn order to remove the skunk's head without causing him injury
the fire crew decided to widen the hole using an electric saw - clearly a stressful affair for all involved
But it's what happened behind the scenes that shows the full extent of how much they cared
Cimarron Hills Fire DepartmentWhile crews toiled away outside
one firefighter actually hopped inside the dumpster with one goal in mind
he began to read to the skunk to calm his nerves throughout the ordeal
The book? "The Cat in the Hat" - which was "partially translated to the skunk and the dump," says the fire department
Cimarron Hills Fire DepartmentWe're happy to report that all ended well in this storybook rescue
the animal was finally freed - all thanks to the work of firefighters who kept both his body and mind at ease
Who could have guessed a story about a skunk could be so sweet
