The Citrus Heights border with Orangevale runs in a zig-zag line from Greenback Lane and Fair Oaks Boulevard in the south to Wachtel Way and Old Auburn Road in the north
with Wachtel Way serving as the line between the two jurisdictions
The home at 7537 Wachtel Way happens to sit right across the street from Orangevale and is one among a string of upscale
According to residential appraiser and housing analyst Ryan Lundquist
the median home sales price in Citrus Heights for March 2025 was $509,500
and the median home sales price in Orangevale was $620,000
The average sales price in Orangevale was $725,958 in March 2025
and the average for Citrus Heights was $528,487
“One thing to keep in mind is homes in Orangevale last month were just over 400 square feet larger on average
so size makes a difference here,” Lundquist said

Los Nogales Mexican Restaurant opened about six weeks ago
restaurant owner Elizabeth Martinez said on Wednesday
adding that it took a couple of months to prepare and finalize things before officially opening
Martinez said it was scary to open without any indoor seating
and a lot of customers who came within the first week have been returning regularly
The interior and exterior have fresh paint and a new color scheme of black
The existing outside seating still has red umbrellas
which have been a recognizable feature of the small outdoor eatery
The Mexican restaurant is located at 7150 Auburn Blvd
which announced in August 2024 that they would be losing it in September of the same year
told The Sentinel in an interview last August that the lease had expired in February 2024 and that the restaurant has since been paying month to month
Garcia said she knew the property would eventually sell but didn’t expect it to so soon
Garcia had indicated she wanted to remain in Citrus Heights because she has built a reputation in the city and wants to remain loyal to her customer base
Gilberto’s Tacos attempted to open a food truck for a short time in the fall of 2024

McGill was stabbed multiple times, allegedly by an ex-boyfriend who she had recently filed a restraining order against, according to an April 24 media release from the Citrus Heights Police Department
A homeowner who lives in Citrus Heights was interviewed by a local news station and identified McGill as her husband’s caregiver
who did not identify herself but did appear on camera
said McGill had just arrived at work with her aunt on the morning of April 24 when she was stabbed while still inside her car
According to law enforcement, officers identified the suspect in the stabbing as 30-year-old Kyron Jamar Mason from Sacramento
Mason was located later the same day at Sacramento County Main Jail
Mason was placed under arrest on suspicion of the murder of McGill and is ineligible for bail
The homeowner also said McGill had just spent a week in court obtaining the restraining order against Mason
McGill was driven to a local fire station and then taken to an area hospital
where she passed away from the injuries suffered during the attack
Mason has an extensive domestic violence history
who found Mason was also the restraining party in multiple other restraining orders and had several previous domestic violence arrests in Sacramento County with other victims
The homeowner and wife of McGill’s client said McGill had been caring for her husband for over a year and a half and had aspirations to become a hairdresser
Mason is expected to appear in Sacramento Superior Court on Monday

During an annual strategic planning retreat held March 26
Economic Development and Community Engagement Director Meghan Huber said the Economic Development team has been in contact with the property owner of the parcels
and “deal-making conversations” are being had regarding a possible hotel
Ethan Conrad with Ethan Conrad Properties submitted an amendment to the Sunrise Tomorrow Specific Plan
which requests multiple amendments that would allow for “logical use” of the property
including allowing for light industrial uses
The proposal from Conrad includes the possibility of constructing Home Depot
and multiple quick-service restaurants with drive-thru access along Sunrise Boulevard
The city announced in early April that the City Council will hear and discuss the proposal from Ethan Conrad Properties on April 23
Plans for discussion of the proposal in front of City Council were initially planned but postponed twice
once in November 2024 and once in January 2025
which was approved by the City Council in 2021
was developed at a cost of over $1 million to the city
including an extensive Environmental Impact Report in an effort to make the property “shovel ready” and as attractive as possible to developers

with the first phase likely being to develop unused parking areas
so the plan requires the involvement of private developers to become a reality
The city says the second phase is expected to incorporate office space
The third and fourth phases include redeveloping the existing mall into a “21st Century Main Street.”

In a letter from Everlast Dental obtained by The Sentinel staff dated April 10
the dental office located on Sunrise Boulevard and Oak Avenue announced plans to “limit access through the Oak Avenue entrance” of the parking lot due to a reckless driving incident that occurred on the prior Wednesday
the office stated that they have experienced several incidents of reckless driving in the parking lot
including drivers speeding and cutting corners
and struck the handicapped rail where our patient entered and exited the front door,” the dental office wrote
adding that they did report the incident to the Citrus Heights Police Department
Police logs show a reckless driving incident was reported to have occurred around 11 p.m
April 9 at the corner of Oak Avenue and Sunrise Boulevard
Several days after the announcement by Everlast Dental
a red rope with a “Do Not Enter” sign could be seen by Sentinel staff stretched across the Oak Avenue driveway entrance into the business’s parking lot
The Sunrise Boulevard entrance to the business remains accessible
Everlast Dental management did not respond to a request for comment

I’m all for bringing new business to town
But putting a Home Depot in Citrus Heights would directly compete with other established retailers such as Contractors Supply
and Batteries Plus all within 1.5 miles of the proposed development
Do we really need another big box store that will simply take business away from retailers that have been serving our community for years
this plan risks simply reshuffling the same customers and dollars
And those fast-food drive-thrus Conrad’s so proud of
Drive by Chick-fil-A or In-N-Out during lunch hour
Those backed-up lanes aren’t creating prosperity – they’re creating headaches and fender-benders
Now imagine eight more drive-thrus crammed into the mall property
Do we really need them when Citrus Heights already has a total of 94 quick-service restaurants
with about half of those having drive-thrus
We’re running out of buildable land in Citrus Heights – we’re 98% built out
This plan tosses away a golden opportunity for mixed-use housing that could help us meet state requirements
The old Sears building becoming a storage facility
That’s like turning prime downtown real estate into a parking garage
It generates almost no tax revenue and brings zero life to the area
Make no mistake about what’s happening here
Ethan Conrad wants to do what’s best for his bottom line
and he’s willing to have his team show up at community meetings painting doomsday scenarios for the mall if we don’t accept his amendments
He positions himself as the only savior in the development world who would take on a project like Sunrise Mall
at this moment he only owns about 20% of the mall—not the entire site
Ethan thinks we’re desperate and that our community is foolish enough to sell our future for more lumber and chicken sandwiches
We deserve better than to be talked down to by a developer who owns just a fraction of the property but acts like he controls its destiny
This is a once-in-a-generation opportunity to reimagine Sunrise Mall
Let’s not waste it on yesterday’s retail model that’s already failing elsewhere in areas around
We can demand development that builds community and prosperity
not just another place to buy power tools and grab a burger
and it’s up to us to speak up before it’s too late

the unidentified male suspect walked into two Patelco Credit Union branches
one in Citrus Heights and another in Sacramento

Masonic Homes Covina Citrus Heights Health Center is a newly constructed 32-bed skilled nursing facility built to serve residents and the broader community
It’s part of a larger continuing care retirement community (CCRC)
The project is defined by an open floor plan
abundant natural light and green spaces for every resident and their families
with a mid-century modern fabric and park-like landscape similar to the rest of the campus
Project manager Matthew Smith with architectural firm SmithGroup aimed to harmonize the space with the existing CCRC campus
which includes independent housing and assisted living
Construction challenges included Covid delays
but was completed in June 2023 and the facility opened in May for initial residents and then fully in September of that year with an expanded 39,200 square feet of space
while Mason Builders was the general contractor and Cambridge CM served as construction manager
Marked by a home-like atmosphere and accessibility
the Masonic Homes nursing facility features a secure memory care garden
This new building is on Masonic Homes of California’s Covina campus; in addition they have another community in the Bay Area
Masonic Homes didn’t have any skilled nursing on the campus
and residents would have to leave the campus if they needed skilled care
but also was an opportunity to add green spaces that every resident
“That was the big goal – it was to get skilled nursing care on the campus for the residents,” Smith said
“It was determined that a 32-bed facility would serve their needs and then that would allow them to also serve the community.”
It’s open not just to members of the Masonic Order
A secure garden for memory care residents was included in the original design
there is a secure garden directly adjacent to the building
Memory care residents can go outside in a secure space,” said Smith
was turned into a sensory garden open to the whole campus
The project planned out gardens to connect to all the buildings – residents
staff and families can enter the sensory garden from three different sides
and it’s a much more organic space compared to what was there
“We have little placards to tell them about the plants that they can smell or touch
and all of the plants and vegetation are all drought tolerant,” he added
lawns and trees planted on the CCRC campus didn’t take into account what was needed in terms of limited water resources in California
The skilled nursing building was constructed with two households of 16 residents per floor
in mostly private rooms; there are two shared suites in each household
given delays during Covid due to isolation protocols
Construction of the nurse station ended up being more of a “care hub” than the traditional nurse station in a nursing home
“It’s a touchdown point for the staff
It’s really tucked away and not a very prominent feature
it has really excellent sight lines of the living room and dining room,” said Smith
The California Office of Statewide Health Planning and Development (OSHPD) allowed the living room and dining room to be open to the corridor
because of the site lines from the Care Hub
The Hub has great sight lines down the hallways allowing staff to see every resident room from one point
The rooms themselves are “generous,” Smith said
Family members can stay with their loved ones and have space to visit in the room while also allowing space for the staff to care for the residents
Bathrooms are fully accessible with roll-in showers while not being institutional in look – they’re a very home-like space
and both the memory care and sensory gardens have planter boxes residents can use
The living room and dining room are designed to function like a great room and be the main hub of activity for the residents
“It’s really functioning like a home in that way
the open living room and dining room having a little Mid Century Modern screen in between them,” said Smith
“It’s just a really nice connected space with the large windows out to the gardens
I think those spaces are working really effectively.”
Strong connection to the outdoors and the rest of the community was a concept brought through to completion
there’s a connection to Masonic symbology too throughout the building

has been sentenced to four years and eight months in state prison for his role in a fire at the Paradise Ridge Lifeline Church in December 2023

Police were dispatched to the church on December 28
where they discovered the front glass window shattered by a rock
which they quickly contained to the north section of the building
A taxi driver played a crucial role in the arrest
who contacted police after Chance requested to be dropped off at a church to "finish some business." Chance later called the taxi driver to pick him up from the scene
The driver reported smelling smoke on Chance when he entered the vehicle
prompting the driver to return to the church
Paradise Police and the fire department were already on the scene
Chance confessed to the authorities and was subsequently arrested
police responded to a report of a customer exhibiting "strange behavior" at a Best Western Hotel next door on December 25
Authorities said hotel staff requested Chance be removed from the premises
Officers subsequently booked Chance into Butte County Jail and instructed him not to return to the hotel
The Best Western reported that Chance was found sneaking into the premises on December 27
leading to his arrest and subsequent booking into Butte County Jail on trespassing charges
the Best Western Hotel contacted Paradise Police after hearing a loud crashing sound emanating from the Ridge Lifeline Church area
Chance was initially found mentally incompetent to stand trial and received treatment at a state hospital to recover competency
pleading and being found guilty of felony charges including arson
He has been sentenced to four years and eight months in state prison
Chance had previously been convicted of the arson of his home outside of Butte County
A restitution hearing is scheduled for early February
where the church is seeking compensation to repair the damage left by the fire
Ramsey added that Chance will now be listed on the California arson registry for his crimes
City Council members supported the initiative and encouraged coordinating with school art teachers and other arts organizations
but raised concerns about Artificial Intelligence-generated art submissions
Councilmember Kelsey Nelson said she would support accepting AI-generated artwork
but Councilmember Porsche Middleton cautioned against allowing it and suggested limiting the amount of AI-generated art accepted
and developers the opportunity to sponsor cabinets within their districts
The city also hopes to sponsor its own cabinets throughout Citrus Heights and said capital project funds could be utilized since wrapping cabinets in vinyl art will protect the cabinets from graffiti and reduce maintenance needs over the life of the artwork
Vinyl wrapping lasts between five and seven years and would include a protective UV overlaminate
Wrapping a cabinet in art ranges from $1,500 to $3,000
The city listed several limitations for submitted artwork. Unlike artwork on SMUD transformer boxes which are based on famous pieces of art, for the traffic control signal box program
designs must be original and cannot incorporate numbers or letters
except for approved company logos or sponsorship acknowledgments
By the end of Phase 2 of the Auburn Boulevard Complete Streets Project
the city’s inventory will include 63 signal controller cabinets
all of which will be available for artwork wrapping
Councilmember Tim Schaefer suggested planning for any associated costs resulting from vehicle accidents that might damage an art-wrapped signal cabinet
Vice Mayor MariJane Lopez-Taff suggested issuing a call for sponsors in limited phases
that the city create profiles for each artist and their featured artwork
Next steps for the city include creating a traffic signal control cabinet inventory map for public use
launching a city webpage dedicated to the new arts program
issuing a call for sponsors to reserve a cabinet
and issuing a call to artists interested in submitting artwork for the program
Sponsors may also submit their own artwork
The city also referenced several previous art projects created throughout Citrus Heights over the last 25 years but noted those efforts were often “lengthy and costly.” The city has provided grants to community organizations for murals
including two grants totaling $25,000 for murals in the Sunrise MarketPlace and a $3,000 grant to local artist Amie Nowell for a wall mural at Oak Avenue and Wachtel Way
In addition to the new traffic signal control cabinet program
the City Council has also approved the launch of new Arts and Culture page for Citrus Heights

stores as part of its ongoing bankruptcy proceedings
with locations in Folsom and Citrus Heights among those slated to shut down
which filed for bankruptcy protection for the second time last month has now announced plans to close approximately 500 of its 850 stores nationwide
The closures are part of an effort to “right-size its store footprint,” according to a statement from the company
“This was a very difficult decision to make
given the major impact we know it will have on our Team Members
and all of the communities we serve,” the company said in a statement
Court filings indicate closures slated for 533 locations across 49 states
California is among the hardest-hit states
including the East Bidwell Street location in Folsom and the Sunrise Boulevard store in Citrus Heights which is one of the companies recently remodeled and rebranded locations
Other states seeing significant closures include Florida
Joann traces its roots back to 1943 when German immigrant Sigmund Glick and his business partners opened a small fabric store in Cleveland
the company became a leading retailer in the crafting and sewing industries
Joann saw rapid expansion in the late 20th century
acquiring other craft chains and broadening its product selection beyond fabric to include home décor
the company changed its name to Joann Stores
The retailer went public in 1969 and remained a staple of shopping centers across the U.S
as consumer shopping habits shifted and online competition increased
it was acquired by private equity firm Leonard Green & Partners in a $1.6 billion deal
After a brief return to the stock market in 2021
the company faced mounting financial difficulties
exacerbated by declining foot traffic and inflationary pressures
Joann filed for bankruptcy in March 2024 before going private again
only to file for bankruptcy a second time in early 2025 as part of its latest restructuring effort
Joann’s closures mark another blow to brick-and-mortar retail as more consumers turn to online marketplaces for craft and sewing supplies
The company has not disclosed specific closure dates for each location
the shutdown of the Folsom and Citrus Heights locations means fewer options for in-person shopping
as the retailer has long been a staple for sewing
The company had yet to publicly announce specific closing dates for the list of stores at this time
