Doctors aren’t keen on diagnosing a rash based only on a photo
And they’re really not keen on diagnosing someone who isn’t a patient
(As one doc we asked put it: “This is not an appropriate way to seek medical advice!”)
But—assuming whatever caused the rash was in fact something in the lake, and not an unrelated reaction to, for example, sunscreen or a new laundry detergent—it probably wasn’t from a plant. “There are no obvious aquatic plants that would cause a reaction like that,” says Vicki Simkovic, the coordinator for the Ontario Invasive Plant Council

The next was to adapt it more efficiently for their own family—including five children and a goldendoodle

the Crains called her and their trusted Michigan-based architectural consultant Mark Johnson to form the team that could bring their beloved summer house into a new era
The project called for a major overhaul of the structure
It started with rehabilitating those painted-over cedar boards
then made some light-touch revisions to the floor plan to create more privacy for the top-floor primary suite
more square footage for the children’s rooms
and more storage for kitchen appliances and outdoor toys like paddleboards and kayaks
Two new sundecks with outdoor showers now create a buffer between the sand and the newly white-painted floors
“The goal for all of the interior architecture was to peel back the layers to get back to the integrity of William Kessler’s design,” says Johnson
Dierkes took a similar approach with her decorating
embracing the home’s 1970s mood gleaned from the Crains’ collection of original Balthazar Korab photography while assuring the new design didn’t feel dated
“I was conscious of using color in a minimal way,” she says
The kitchen’s yellow upper cabinets reference the original goldenrod ombré scheme
The only other color interventions are through upholstery—like the green sectional by Hay in the four daughters’ bunk room
or the butterscotch leather seat cushions in an updated sunken inglenook—and artworks
and cork in combination with white paint create a fresh
naturally lit by the home’s surprisingly ample glazing
Dierkes curated 1970s furnishings by the likes of Le Corbusier
and Frank Gehry alongside contemporary pieces that similarly focus on playful geometries

Dierkes and Johnson collaborated on custom built-in desks

Dierkes had their full confidence from the first design meeting

In addition to achieving a design that facilitates a current lifestyle within a vintage envelope
Dierkes and Johnson restored the home’s personal appeal

turnkey vintage cottage on the sugar sand shores of Benzie County’s Crystal Lake is ready for its next owner
an associate broker with Real Estate One in Beulah
2,900-square-foot vacation home on the northeast shore of Crystal Lake in Benzonia Township for $2.3 million
who bought the cottage in October 2021 for $1.86 million
are an out-of-state couple who requested not to be named for privacy reasons
built in 1960 by then-homebuilder Schlegel and Babcock
was designed by the late Northern Michigan architect Paul Hazelton
dining room and sunroom all overlook the lake
Hazelton was perhaps best known for commercial projects
including the renovation of Traverse City’s historic Park Place Hotel (1964) and designing the former Traverse City Chamber of Commerce building (1965)
the National Bank and Trust Building (1969)
and the terminal at Cherry Capital Airport (1969)
which reportedly contained Traverse City’s first escalator
The list price of this cottage is largely based on the nearly half-acre property’s 209 feet of private water frontage
He added that it’s one of only nine properties to have been sold in the multiple listing service recently with that much private frontage on Crystal Lake
The 9,854-acre body of water is Michigan’s ninth-largest inland lake
Zickert described the home as a “rare” property that feels isolated from neighbors even in winter
thanks to mature evergreens on both sides of the lot
“I think the number one thing is that there’s no road between the cottage and the waterfront
so from a family entertaining (perspective) … there’s no worry,” he said
the cottage feels like a 1960s time capsule
as it retains original design features like the floor-to-ceiling windows

“The first thing you see on a sunny day is the blue-green waters of Crystal Lake
(and it) feels like you’re in the Caribbean.”

Other convenient features of the home are its three-car attached garage with plenty of storage and a door on the lake side for boats to be launched more easily

The house also includes a massive wraparound deck overlooking the water
while a little brook runs through the property down to the lake and features a picturesque crossing bridge
and it just kind of adds a little element to your backyard that not many places have,” Zickert said

Zickert noted the sellers aren’t in a huge rush to close on a deal
but they listed the property now for the cottage-shoppers who may want to buy a place before summer
He said his office does an annual real estate report summarizing activity on Crystal Lake
and 2024 saw “quite a bit of activity,” with 19 home sales around the lake ranging from about $950,000 to $1.9 million
“Folks are loving life on Crystal Lake,” he said

When describing this two-level home on Big Carnelian Lake, one might choose words like clean, organic, or classic. In fact, Julie Speer, director of design at Hartman Homes
pulls from a combination of all three to define the Stillwater home’s style
something she has affectionally dubbed “upscale cottage”—a design that just so happens to fit perfectly with the clients’ personalities and lifestyles
“Our vision for the project was for it to be comfortable for our family as it grew
but not too large for when we become empty nesters,” the owner says
So, after David Charlez Designs’ architectural work was complete
“We took [the clients] through their estimating process
the building process began—keeping true to the main project objectives: effortless flow between the main living spaces
and beautifully framed views of the lake outside
With the homeowners’ openness to the team’s ideas
the design was able to evolve organically to become what is now a refined retreat
much of the home’s design centers on breathtaking views of the water
Take the great room’s floor-to-ceiling windows
which graciously capture scenery of the backyard and beyond
Even the lower level prioritizes this connection
with a dedicated lake access point that makes transitions between indoor and outdoor activities seamless
A curated palette of organic colors and materials reflects the lakeside landscape as well
with warm tones adorning the hard surface materials and bouts of blue appearing in textiles
and performance fabrics from upholstery,” Speer explains
“We dressed things up by incorporating some sparkle and shine in the light fixtures and hardware.”
But the homeowners’ one must-have was an indoor-outdoor space to enjoy the Minnesota seasons. “We love Minnesota summers but don’t really love the mosquitos,” the homeowner says. Luckily, Hartman Homes had just the solution. “What is now a screen porch was actually a four-season porch in the initial plans,” Speer explains. Complete with Sunspace windows
“I envision the family enjoying that space a good part of the year,” she continues
“With its proximity to the kitchen and great room
the space flows so well [but] still feels like an escape.”

Muldrew is perfect: rustic cottages amid picturesque shores and forests
But Muldrew is also very different from your lake
Even a brief visit there gives rise to a flurry of unfamiliar and contradictory emotions that your lake probably doesn’t provoke
and South Muldrew—are actually just one long
s-shaped lake located 200 kilometres due north of Toronto
It meanders through what must be one of the longest
narrowest gouges ever laid down by a passing glacier
full 180-degree turns before slowly emptying into Muldrew Creek
It’s rarely more than 400 metres across and often narrows to 200 metres or less
Its entire length is dotted with cottages along both sides
with a recurring motif of long staircases that lead from the water to the clifftops
are located closer to the water than today’s restrictions would allow
but Muldrew’s close quarters provide a stronger sense of just how intense lakeside development really is—a lot of people

Trouble has indeed come to Muldrew, snaking its way left and right for more than five years now, as the community has debated the adoption of a new lake plan—a set of rules and regulations to preserve a lake’s natural character and environmental health
The turmoil has been whipped up by three distinct forces: the real estate boom
and a political zeitgeist that prizes aggression and intransigence over compromise and common ground
let’s be honest: these are forces that hover over every cottage community right now
they hover over most of the country right now
Muldrew is the place where they’ve come to clash

and his demeanour was shaped by storybook childhood summers of canoeing and cliff jumping on North Muldrew Lake
I always dreamt of becoming a pilot,” he says
so I found my way into the business with a career in aircraft maintenance and sales.” After 20 years with Bombardier

It’s the perfect nice-guy career: helping profitable people and companies make big purchases
when the heirloom family cottage on North Muldrew landed in his brother’s hands
he was able to buy another for himself on Middle Muldrew in 2018
“Both my father and my brother had served as MLCA president in the past,” says Ted
“I felt it was my turn to contribute.” He took up the role of vice-president in 2020 and served for a year in that role before becoming president in 2021
which is what the role had traditionally been and is something that nice guys do
which is what the job was about to turn into
the 180-degree turn reveals a narrow gateway into South Muldrew Lake
and a very large cottage standing guard over the passage—a “mammoth” cottage
to quote one of Muldrew’s local Facebook groups
It stands there over the objections of many Muldrew cottagers
shortly before Alley took up the MLCA’s vice-presidency
local chatter was focused on the plans for this multi-thousand-square-foot dwelling
which included a three-car garage and a double-width boathouse with upper living space
all on a point of land that would make it tricky to accommodate Gravenhurst’s required 30-metre setback
it needed a zoning bylaw amendment to be built

These concerns get raised on every lake facing redevelopment
and they are code for a much larger problem: the principles of cottage ownership are changing
While city homes have always been status markers in terms of size and comfort
the cottages of our youth purposefully stripped many of those luxuries away
The hardship was the point—cottaging meant learning to live
was always secondary to its emotional value to family
But as the real estate boom has spread up to cottage country
the influence of money has eroded those principles
People build suburban homes on the lake now
The development on South Muldrew appeared to symbolize that shift: whatever else this development proposal may have been
it was also seen as a play to max out the property’s value
to ramp up its review of its existing lake plan
Lake plans are community led and require intensive consultation
they must be adopted by their local municipality
That’s why cottagers work with planning firms to develop them
delivering to the municipality a proposal that meets municipal and provincial standards for land use policy and management
Muldrew’s 2009 plan was a vague document that merely made reference to virtuous concepts
such as “ensuring that people know how to develop their properties in a way that is sensitive to the natural environment.” It provided no measurable or enforceable limits
certainly nothing that would have outright prevented the development on South Muldrew point

assisted the MLCA with surveying all cottagers on the lake in the summer of 2020
on issues ranging from noise to wakeboating to
“The big challenge was to define what modest and reasonable development looks like,” says Bale
“That has to come from the community.” The survey received 188 responses
73 per cent supported restrictions on the size of new builds and renovations
and most pegged the upper limit of a main dwelling should be 2,500 to 3,500 square feet
Bale and the MLCA’s lake plan committee began drawing up a new version
distributed the first draft of the new lake plan to the community
It was a sophisticated document with an objective to protect Muldrew’s natural shoreline by curtailing excessive development using a graduated scale: the closer you build your cottage to the water
The same applied to renovations: a cottage located less than 15 metres from the water could expand only to a maximum of 1,000 square feet
while one located 20 metres from the water could expand to double that amount
Alley’s cover letter described it as “a balanced
50-year-outlook approach to the concerns raised.”
and he said so at the MLCA’s July public meeting that summer
when he and his wife had two young teenagers
His place sits perched atop one of North Muldrew’s cliffs
He describes himself as “very attached and protective of the lake,” and says he has no plans to expand his cottage
that draft lake plan would impact him substantially: his clifftop cottage
is already roughly 1,000 square feet and close to the shoreline
“This is about cottagers’ property rights being taken away
cottagers won’t be able to expand to meet their family’s growing needs
Why would anyone pay $800,000 for a cottage they can’t expand as they please?”
and his argument is a bit of a wake-up call for those who hew to the old ways
There may still be lots of modest cottages in the world
but there are no modest cottage prices anymore
When the purchase requires a six-figure down payment; a half-million-dollar
market-rate mortgage; and 25 years of interest payments
It’s only rational to want to improve the property
No one can afford to bankrupt themselves making memories

or in his unbridled approach to speaking his mind
and the temperature of the discussion began to rise
Even though debate about the lake plan had been ongoing for at least two years
many felt caught off guard by the draft proposal
According to Muldrew cottager John Goshulak
to the point of openly threatening lawsuits
The Facebook group became the locus of the debate: “How are the town’s already restrictive guidelines not enough
Utter Nimby- ism all around,” wrote one person
People also questioned EcoVue’s qualifications
“A vocal minority was taking over the discussion
adult conversation on social media,” says Goshulak

given the draft lake plan’s rocky reception
physical manifestation of the mistrust and bitterness now swirling throughout Muldrew—the lake suffered its first-ever bloom of toxic blue-green algae
Muldrew’s blue-green algae bloom quickly became a key point for the lake plan’s proponents

They decried the MLCA for a lack of consultation even though all relevant documents had been publicly accessible via the MLCA website and even though
“we reached out more than 30 times to seek input from our members and the whole community.” In an effort to reach a consensus
the MLCA surveyed its members again in early 2023
this time with a detailed set of questions about precisely what kinds of restrictions they would support
in June 2023 the MLCA presented yet another revised lake plan that significantly loosened development restrictions
But at the MLCA’s August 2023 annual general meeting
as John Goshulak took over from Ted Alley as president
dissenters proposed a motion that would require the lake plan to be subjected to a vote by MLCA members before it could be submitted to the Town of Gravenhurst
The motion was adopted at the tail end of a very long and drawn-out meeting
the MLCA board concluded that their proxy voting system made it unworkable
“If we put it to a vote and amendments were proposed
the proxies would need to consult back on every amendment and sub-amendment,” says Goshulak
delaying the process further and adding yet another administrative headache

the final lake plan revisions were approved
and the decision was made to submit it directly to the Town of Gravenhurst without a community vote
the lake plan’s final revisions loosened the proposed restrictions yet again: new cottages or building renovations located less than 10 metres from the water could be as large as 1,900 square feet
while those located 20 metres away could be up to 3,000 square feet
Gravenhurst will hold its own round of public consultations on the plan
Its detractors will have to wait until then to make their case once more
Back at the height of the lake plan controversy in late 2023
one cottager made her first and only Facebook post
“As an elderly member of the Muldrew community
I am deeply saddened by the current animosities among cottagers,” she wrote
“Life on Muldrew Lake is dramatically different now than it was when I spent my childhood and adolescent summers there…When we knew one another
it was easier to work together on mututal concers (sic).” She said she supported the lake plan even though it would restrict her own ability to expand
because she worried about the environmental impacts of blue-green algae
and how it would alter property values in the area
And she pleaded with others to “put aside our differences and work to solve this very serious issue together.”
“The MLCA took a lot of heat for the lake plan
and I was the guy with his hand on the tiller for most of it
so a lot of it was directed at me,” he says
it all came from only about two dozen people.” Even so
the tenor of the debate has cast a pall over the lake
“We have neighbours who were acquaintances early on,” says Alley
No matter what the Town of Gravenhurst decides
the Muldrew community will need time to heal
The happy ending to this story will not come when the lake plan is adopted
but when cottagers can get back to being neighbours again
No single community can stop climate change
but each one will have to confront and deal with its impacts
whether it’s blue-green algae or some other curse
No single community can control runaway real estate prices either
but each one will have to confront and manage the impacts of development
The only thing any community can control is the tenor of the discussion
Cottages are supposed to be where we unplug from all the noise and discord of our city lives
where we are the best versions of ourselves
As big-city troubles show up unbidden in the country
community health needs to be preserved just as much as the health of the lake itself

The developer of the Crystal Lake Condominium project that would have been located on a 7.18-acre parcel adjacent to Rockland Lake State Park on Route 9W in Valley Cottage has gone before the Town of Clarkstown Planning Board with a revised site plan for the complex
9W Valley Cottage LLC had received approval to build 35 condo units conditioned on it being able to acquire all of the lots needed for the project as originally planned
the developer was unable to acquire two of the lots and is looking for town approval of a slightly scaled back site plan
The revised site plan reduces the 35 residential units to 30 units and reduces the property size to 6.32 acres
The layout of the project also has been adjusted with two roadways
Crystal Lake Road and Crystal Lake Drive being removed from the project
A parking area was removed and the community building for recreational use by residents was relocated and reduced in size
The developer says that the site will contain 12 buildings
All of the condominium units will have a two-car garage
The main level of each unit will have a living room
The second level will have a second bedroom
The developer said it believes that a large segment of the buyers will be seniors and others looking to downsize from their current homes
The developer said that by moving the garages from the rear to the front of the units
they were able to reduce the amount of development coverage used by the project and increase the amount of open space between the buildings
It was pointed out that the site is located on a public bus route
which has a stop 621 feet from the planned entrance to the development
It would give residents public transportation to retail shopping
places of worship and health care located on or near Route 9W and in the Village of Nyack
The site is 0.1 mile from Rockland Lake State Park
and close to houses of worship of various denominations

I’m the most difficult client! It’s a case of too many options and living within my budget! I love getting to know a client and seeing what they gravitate towards
then building a look around them that brings our distinct Kate Marker Interiors (KMI) look to them but has an overarching personalized and customized design for them specifically
I’d been seeking a vintage remodel for some time
We were inspired by the existing patterned wood floors
the rambling garden that provides such a quintessential “cottage” feel
with modern conveniences and comforts that do not compromise personality
We wanted to convey a family home that had been visited by generations
with furnishings and accessories reflecting the passage of time
But I have to say I went a little funkier than my typically refined classic aesthetic with the cottage because we wanted it to be an escape from a typical home and to feel a little more spontaneous
We had made several trips to the area and fell in love with the laid-back
I’m from a small town in central Illinois and grew up on a lake
so it made me feel a little at home. It was definitely love at first sight—I remember walking in the door on the day we toured it
“It even smells like a cottage!” We knew it the second we walked in
A huge bonus was that besides being picturesque
so I could let my imagination run wild to bring the rooms and exterior to a whole new level
It’s about two hours with a little traffic from Barrington
We have spent several long weekends there with friends
I’m not going to lie! It was much more time-consuming than I had anticipated… late nights planning and purchasing
Probably the master bedroom or the garden shed! We took some creative liberties
such as a tub in the middle of the master bedroom and a blush tile in the shed that we probably would not have done in a primary residence
Taking design risks that pay off is so rewarding. I’m thrilled with the end result
and I just love the thought of my girls giggling with cousins and friends for many summer nights to come
I don’t even know how to list them as there are many
We love them all though now that I got my design eye in there and made them work
One should rent it and see for themselves 😉
The American flag is a one-of-a-kind piece from Martha’s Vineyard that is worn and yet so beautiful in all of its faded glory. The kitchen island is also from Round Top and is a beautiful focal point in the central gathering spot of the home
grab it! Design tastes change and room arrangements as well
but a beautiful piece that has so much character will always elevate a space
I fell in love with that cottage the day we walked in and I saw those floors in the kitchen
The negative of the kitchen was that the ceilings were so low and the breakfast room was too tight to get into
we knocked down a wall filled in the current opening to the kitchen which is now the laundry room and raised the ceiling
When the contractors called me and said they were able to raise the ceiling to match the family room
I screamed with joy as this change really gave me a chance to get creative
I was then able to place rustic beams in the kitchen to the family room opening up that whole space including the breakfast room
A salmon-colored refrigerator and white range with brass accents from Big Chill appliances are works of art and unexpected and really help that space shine.
a deconstructed armchair are vintage pieces sprinkled throughout the entire space
and statement lighting are just a few of the “fresh and modern” touches
This was a mix of several of our trade vendors. I’ve been crushing on the nightstand lamps from Arteriors for a while and was excited to incorporate those
one of our top vendors that always provides excellent quality and a wide array of customizing options
I also was able to shop the Benton Harbor area for antique pieces such as crocks
so that the cottage has a blend of Michigan’s Harbor Country woven throughout.
My dad and the plumber actually pushed me to include a bathtub in the master
They said if they were renting a cottage in the area that the Master needs something special
as I know us mamas love a glass of wine and a warm bath
We also knew moms would love a place to bathe their babies after a long day at the beach
Mixing high and low adds so much depth to a space
affordable lighting to complement higher-priced statement fixtures
and Wayfair and other retailers for trendy or timeless low-priced pieces
We even share our sources on the blog to achieve several of our looks so our followers can implement in their own home
so much of design is in-the-moment to see what enhances or complements the overall planned design to add the final touch
Don’t rush into anything that is poor quality—you will be so much more satisfied if you wait to find the perfect item
We love making meals together after a day at the beach or a family bike ride
Playing games in the game room is a great way to be together
My girls and husband love the outdoor shower and
Every mom loves talking about their children
and caring… always looking to help someone
and I’m confident she will be a teacher or caretaker someday as her patience for people in need is endless
She won an award at school for determination
and I think that word defines her pretty well!
She is our kid that challenges and always has something to say
I know she will go far in life as she is always up for anything but quick to tell you what she needs when she needs it
She is a hard worker and also pretty funny
They both inspire me every day in every way… to be a better mom
Life is about family and how we choose to spend it
I hope to have at least one of them on my KMI team someday and would be so blessed!
Talking to my girls… just the simple talks
they are at an age where they tell me everything
and be open as they grown older and go through those tough teen years
I grew up as the only girl in my family with two brothers and my mom always told us to communicate well
I pray and hope my girls will have that relationship with me forever!

prepare breakfast and lunch if they are in school that day
just before the team arrives to clear my head a little and then the ladies come between 8:30-9 a.m
depending on the girls’ activities that day
it is time for homework and dinner—I try to cook dinner when I can
my computer or phone are back up and running for some work emails
I try to spend time with the hubs and have meaningful conversations before bed
So glad it is done and we get to create our own family memories in it and share it with others!

A bed that you love to retire to every night
and textured blankets that look inviting by day and provide the best comfort at night
my 9-year-old is a terrible sleeper. She is constantly finding her way to her older sister’s room or our bedroom in the middle of the night
and I equate it to taking her out of her crib too early
She was 18 months and starting to jump out
I felt strange about putting the “tent” around her crib
and I equate her habits now to maybe being transferred at too young of an age
we all do the best we can in the moment!

And when interior designer Charla Ray was tasked with the remodel of this lake cottage kitchen in Oregon
it required a careful balance of honoring the old while embracing the new
The homeowner's brief for the remodel was really rather simple: they didn't want just 'another white kitchen'
so the right colors and finishes were required to add a light
breezy atmosphere while ensuring the space remained warm and welcoming
And that is exactly what has been achieved
To find out exactly how this once outdated cottage kitchen was brought back to life
we spoke to Charla to find out how she approached redesigning the space using organic materials and luxurious finishes
'The original home was a 1940s lake cottage and we wanted to pay homage to that
though we were taking the home down to the foundation,' Charla tells H&G
'We settled on the concept of a comfortable and welcoming modern cottage and kept that as our North Star throughout the project.'
Stripping the space down to the bones – which was necessary to raise the ceilings – offered up the opportunity to reconfigure the layout. The new kitchen was extended into what was formerly the dining room
and a dividing wall between the kitchen and family room was also removed
open-plan space with a cozy banquette forming the new dining area
While this reimagined layout was integral to creating a more spacious kitchen
'We had to try to accommodate all of our modern conveniences and the way we live these days into a relatively compact space since we were dealing with the same 1940s footprint,' says Charla
we lost a little bit from the dining room space
but I think the banquette was a great solution and the trade-off to have a larger kitchen aligns more with how we use space these days.' To help zone the dining area
a monochrome cloud mural has been applied to the walls
adding visual interest and dimension to the large expanse of wall space
Designing the new kitchen saw the concept truly come to life, blending different textures and finishes to achieve the homeowner's desired aesthetic. And it started with a range cooker
'I knew very early in the design process the client wanted to do a black and copper BlueStar range
This helped set a palette direction and brought in warmth through the copper finish and contrast via the black tones,' Charla explains
so a soft taupe hue was selected for the cabinetry to introduce a more organic finish
which instantly softened the moodier tones of the range
'We did a very minimal shaker profile on the door and drawer fronts to bring in some modernity,' she adds
wood tones were introduced throughout the scheme
and accent at the range alcove helped balance our other materials and create a repetition throughout the kitchen and home.'
but with a thoughtful layout and carefully integrated features
the space feels calm rather than overcrowded
The BlueStar range is the obvious star of the show
and fast became the focal point of the whole scheme
But it's the integrated appliances that give this kitchen a seamless finish
'We have lots of functionality hidden behind beautiful cabinetry
Paneled refrigerator drawers just to the side of the large folding door system create easy access to beverages when outside enjoying the lake,' says Charla
'We’ve hidden a second dishwasher next to the island sink
and blender all behind the cabinets that run down to the countertop right of the range
The doors can open and slide in so these small appliances are readily available and then easily close to hide away any clutter or crumbs,' she continues
The finishing touches tied everything together and gave the kitchen those homey additions
'I think the copper finish on the plumbing fixtures
These brown leather barstools are so similar to the ones used in this kitchen project
so you can choose one that fits with your kitchen island height

This design is similar to the pair that are used in the cottage kitchen – the black finish brings in an unexpected industrial element
The cloud mural in the dining area added a gorgeous decorative detail to the far side of the kitchen

A Haliburton summer camp is making waves on Kashagawigamog Lake (also known as Kash Lake) and drawing the ire of a lake association
Hockey Haven Camp—known for its hockey and water sports—is being criticized by the local lake association for disturbances caused by the wakeboats they use
Waterfront property owners say that during July and August
the camp runs two wakeboats continuously throughout the weekdays
creating strong wakes and noise that make it difficult for others to enjoy the lake

“It’s a choice between using our lakes equitably and sustainably for the long-term enjoyment of everyone
or prioritizing the short-term benefits of a few at the expense of everyone who enjoys our lakes.”
is frustrated that the camp is being painted as the only wakeboats on the lake
this is the largest lake chain in Haliburton,” he says
“There are well over 200 boats on the lake
and 50 to 75 of those are wakeboats or something similar.”
Binnie says that he’s received calls from property owners on the weekends complaining about wakeboats in the water
“You can’t single out my boats when all these other boats are still running,” he says
The camp has also installed dash cams on their wakeboats to monitor the activities of their drivers and surroundings
In a conversation with Dysart’s deputy mayor that took place prior to the June council meeting
and move the second boat to another part of the lake a couple of days a week
Lance says the music has been blaring off and on
The LKO is hoping to enact some form of regulations to lessen the impact of wakeboats. In the council meeting, Lance outlined several strategies, including implementing vessel operation restriction regulations (VORR) with Transport Canada that could affect all wakeboat activity
Kash Lake wouldn’t be the first to enact measures like this—Canoe Lake in Algonquin Park has horsepower restrictions and Tackaberry Lake in Muskoka has a ban on powerboats—but Dysart’s council would rather explore other solutions first
James says that this conflict is bigger than just the camp’s wakeboats—it’s about ecological damage to the lake as a whole
“I know what it’s like to be out on the water,” says James
“We don’t want to stop people from having fun

but the hangover from the pandemic-incited cottage mania was still being felt across the region's real estate markets in the beginning of 2024
"Things are a little different depending on which cottage country region you’re looking at
I would say the market was down slightly this year for waterfront properties
maybe by 10%," President of OnePoint Association of Realtors and former-President of the Lakelands Association of Realtors Bonnie Looby tells STOREYS
"I think that just has to do with the fact that everything has been on hold for the last three years."
cottage country's has given way to a baseline of stability and normalcy
"Prices have all but levelled out," she says
"There was a slight downturn this year
but I think we’ve hit where we're going to settle
and I'm hoping that will get across to people who are looking to buy and have been waiting for a huge price drop
as well as sellers who have been waiting for things to pick up."
With prices "levelled out," interest rates trending down
and the busy spring cottage market nearing

and Haliburton have been seeing more and more sales in recent months
I would have said 2024 was going to be a worse year than 2023
But I'd say sales have jumped 30% since then," says Looby

"We've seen that kind of thing happening
which is making me very optimistic," says Coleman
"Unless something dramatic happens with the situation around the world politically or economically
I'm thinking we're going to have a really strong spring."
Though Coleman says prices remain stable at the moment
there aren’t a lot of waterfront properties," she says
"It's just a really finite market
its not like the condo market in Toronto where there’s thousands to choose from
especially if someone’s really focused on a specific lake
it could take years for them to get in there." Those waterfront properties will likely see price increases first

In the GTA and Toronto
where overall sales have been on the rise this fall
but particularly for desirable single-family homes in popular neighbourhoods — the city version of having somewhere to anchor your water trampoline
As cottage country's largest customer-base
Toronto also serves as an indicator for what is to come up north
Another realtor based outside of Huntsville
tells STOREYS that positive economic indictors driving sales in the city could soon been reflected in cottage country
"What happens in Toronto is a window into what's going to happen in Muskoka in the months to come," says Richardson
so what effects them ultimately effects the waterfront market."
Richardson also sees prices increasing come 2025
competition for cottage property returns and prices will inevitably rise," she says
"I’m expecting — and I've said this to buyers who are saying ‘well maybe we’ll wait till early summer’ — I say beware
Regardless of economic conditions and demand
cottage inventory will play a large role in determining how high and how fast prices rise
especially on those more desirable listings
Richardson feels it's too early to tell how much inventory there will be in early-2025
as we're in the midst of the winter season
where properties that didn't sell are off the market
and those that are thinking of selling are waiting to see what market conditions look like come spring
But based on the current economic environment and improved buyer sentiment
I anticipate more inventory," says Richardson
"I have talked to some sellers that are thinking next year appears to be a good year for them to come on the market."
Another factor that could influence listing numbers is that long-drawn-out COVID-19 hangover
Looby has already noticed an uptick in listings as the summer season drew to a close
the number of listings started to go up higher than they’ve been in three or four years now
and it's because people who bought during COVID are choking," says Looby
"They paid too much for the property to start with
monthly payments have gone up by almost 50%
and many of them are struggling to simply break even."
And when the spring market picks back up in 2025
there could be another wave of COVID buyers looking to cut their losses
In some townships, those "choked" cottage owner's listings could be joined by their cousins, the cottage Airbnb aficionados who purchased their cottages under the impression that rental revenue would help cover ownership costs. Now, after Muskoka Lakes and Haliburton became the latest major townships to introduce short-term rental regulating by-laws
a matter of annoyance over having to register the rental or meet a number of requirements that weren't there previously
"There will be people who decide in the springtime that they just don't want to deal with the regulation change," says Coleman
now the restrictions are going to make it more difficult for them to generate the kind of revenue they were generating before."
The regulations vary across cottage country
almost all townships have restrictions of some kind in their by-laws
Looby tells us regulations can range from requiring rental owners pay for a licence to limiting the number of weeks you can legally rent to five weeks per year in some places to requiring that owners be able to arrive at to their property within 30 minutes of a complaint
With the cottage market positioned for a robust spring market
who will be nabbing their slice of cottage country
first-time homebuyers who have been patiently waiting to break into the market are expected to drive demand in 2025
but cottages — often being secondary recreational properties — typically aren't on the radars of young
While the cottage market can attract a bit of a mixed-bag
buyers are typically older with more equity to leverage
successful Gen Xers are one group she sees driving cottage demand in 2025
"They've weathered that high-rate environment
and they view cottage ownership as both a lifestyle and an investment decision," she says
Coleman has also seen activity from Gen Xers
a couple was looking for a family cottage for them and their adult children and expected grandchildren
but he's adamant that he needs a cottage next year because they've been looking for a couple of years now and haven't found the right one," Coleman says
we want to be in a cottage for the summer.'"
But Coleman says she expects a wide range of buyers to return to the market
"I have one couple that are looking to purchase a cottage as their first primary residence
and then on the other end of the spectrum are more established families," she says
Another type of buyer Richardson anticipates will drive market demand are near-retirees in search of future retirement properties while prices are more favourable
"Many in that group have substantial savings and home equity to leverage," she explains
"As their Toronto market homes have good rates
it gives them the ability to move up to recreational properties and early retirement homes."
