A developer won city approvals to replace an aging
79-room hotel that would affiliate with an extended-stay hotel chain
The Dania Beach City Commission voted 3-2 last week to approve a site plan for the hotel development, plus two zoning variances related to trees and landscaping, two variations from design standards related to parking and upper-level setbacks from the street, and a special exception to allow a hotel use in the development site’s zoning district

Haham told city commissioners at their April 22 meeting that he has been trying to redevelop the Stay Inn Motel since he acquired it 10 years ago. He said he would affiliate the unnamed six-story, 79-room hotel with an extended-stay chain such as Holiday Inn Express
Haham is working with Fort Lauderdale-based architecture firm Studio Patrick Soares on the hotel development
I really implore you to find a very good [hotel chain] flag for this property
because that makes a big difference on the quality of person that we’re going to have at that hotel,” Dania Beach commissioner Luis Rimoli told Haham during the commission meeting before voting in favor of the hotel development
“If you place a Motel 6 flag on that … it’s not going to attract the right people,” Rimoli said
and I’m going to be your worst nightmare if this flag is not someone that is really top-notch and professional.”
Building heights up to four stories are allowed in the Dania Beach zoning district that includes the Stay Inn Motel site
But Haham is entitled to build a six-story hotel because the hotel has an environmentally sustainable design that would qualify for LEED Silver level certification under the National Green Building Standard
The city no longer offers the sustainable development incentive to exceed the standard four-story limit on building height for the Stay Inn Motel site
but the incentive was available when Haman filed an application in 2022 to redevelop the motel site

said tenants of the Royal Palm Apartments one block north of the Stay Inn Motel have complained about it for years
“One of the biggest complaints that they’ve had is about the crime
the things that are going on there that are unsavory,” Lewellen said
“to the point that I’ve worked with BSO [the Broward Sheriff’s Office] … to see what they could do to maybe improve the environment

She said city commissioners have prioritized property upgrades along U.S

“It will bring people in who actually want to be part of this community, as opposed to driving through the community and being a little confused, especially when you see something like Dania Pointe,” Lewellen said, referring to the retail-heavy, mixed-use development along I-95 owned and operated by Kimco Realty Corp. DANIA BEACH, Fla. – Olympic sprinter Fred Kerley has been arrested yet again in South Florida – this time in Broward County

was arrested Thursday by the Broward Sheriff’s Office in Dania Beach
According to an arrest report obtained by Local 10 News
deputies responded to the Le Méridien Dania Beach at Fort Lauderdale Airport hotel
Thursday after receiving reports of a battery
who will celebrate his 30th birthday next Wednesday
was scheduled to compete in the inaugural Grand Slam Track in Miramar
which is being held from Friday through Sunday
who was competing in the same event told deputies that when she ran into Kerley
he began to argue with her and he eventually became “aggressive,” saying “something to the effect of ‘I’m going to f--- everyone in here up,’” a BSO arrest report states
she said the two dated for six months and broke up in October
“Due to Johnson and Kerley both performing in the same track and field event
deputies feared that a chance of revictimization might occur
therefore a civil citation was not given to Kerley,” the BSO report states
released the following statement to Local 10 News Friday: “These allegations lack merit and the witnesses lack credibility
My client was attacked unprovoked and in the scuffle someone else was unintentionally harmed
It should be noted that the attacker also got arrested that day
We anticipate that Fred’s charges will be dismissed.”
He was arrested earlier this year after Miami Beach police accused him of assaulting an officer on the night of Jan
a sprinter who won silver for the United States at the 2020 Tokyo Olympics and bronze at the 2024 Games in Paris
was arrested on a felony charge of battery on a law enforcement officer and misdemeanor charges of resisting arrest and disorderly conduct
police said Kerley approached a police scene in the 100 block of Ninth Street on South Beach with an “aggressive demeanor (and) was concerned about his vehicle that was parked in the area of the scene.”
The arrest report states that officers told Kerley to “go around” the area but he continued to be aggressive
arguing with officers and eventually trying to “force” his way through two officers and grabbing the hand of an officer who put it up to “create space” between him and the athlete
leading to a struggle with multiple cops on the ground
police said an officer “delivered multiple hammer fists” to Kerley’s head and elbowed him in the back as he resisted arrest
The report states that after “multiple diversionary strikes to his rib cage area,” officers used a stun gun on him and were able to get him in handcuffs
Authorities said despite being in handcuffs
Kerley was able to remove one of the stun gun probes
Bodycam footage was later released showing the arrest
Kerley appeared in bond court Friday in reference to his latest arrest and was granted a $1,000 bond
A judge ordered that he have no contact with the alleged victim

the victim was “working with equipment at the business,” located at 1300 S
and went to the office of manager Anthony Partridge “to reclaim the other half of the money owed to him for the services provided” and “explained that the owner advised that Partridge should pay him for the services.”
Deputies said after a “small argument,” Partridge

– A Dania Beach man is facing six felony charges after uploading child sexual abuse images to social networking site Reddit

BSO deputies booked Luke Michael Adams into jail on Tuesday
about a year after they said the investigation into the 22-year-old began
Reddit tipped off the South Florida Internet Crimes Against Children Task Force in January 2024 that Adams had unsuccessfully attempted to upload a known child sexual abuse image — showing two girls aged 10 to 12 — 10 times
A BSO detective wrote that it’s likely that the uploads failed due to the platform’s automated system flagging the photos
The warrant states that ICAC received a half dozen more tips from Reddit in April and May that another account associated with Adams had uploaded child sexual abuse images showing victims as young as 4
deputies said Yahoo flagged Adams for emailing himself “apparent child pornography.”
a BSO SWAT team joined them in executing a search warrant at Adams’ home in the 600 block of Northwest Seventh Street
who claimed he is “not into child pornography” but enjoyed it sexually “because it’s something that is not approved of and is shocking.”
They said he also admitted to joining groups on messaging app Telegram where child sexual abuse material is shared
Authorities said Adams’ “shocked” parents told them that “they have never known (him) to engage in these types of activities.”
The warrant states that deputies determined they wouldn’t arrest Adams until they conducted a forensic analysis of his iPhone
Authorities said they completed an extraction in early November which showed 10 images and videos of child sexual abuse material on the cellphone
Those files depicted girls as young as 3 years old
Adams was being held at the BSO Main Jail on a $60,000 bond as of Wednesday morning

The owner of a boat storage facility in Dania Beach plans to replace the property’s marina with two spec warehouses
Banyan Bay Marine Center won site plan approval Tuesday for the development of two warehouses with a total of about 170,000 square feet, in place of the marina.
“The site hasn’t gone out to market yet to potential tenants,” Tracy Slavens, an attorney for the property owner told the Dania Beach City Commission at its meeting. “But we expect there will be interest from businesses that are involved in the marine industry, businesses that use the airport and the seaport as points of operation.”
The Dania Beach City Commission approved a site plan for the warehouse development and amended the plat for the Banyan Bay Marine Center
an 11.7-acre boat storage facility at 4491 Ravenswood Road
The amended plat restricts the use of the property to 175,000 square feet of industrial or warehouse use
The Broward County Commission originally approved the plat in 1989 to restrict the uses of the property to 487 wet or dry marina berths and 20,500 square feet of ancillary commercial use
SIGN UPThe Dania Beach City Commission conditioned its approval of the site plan to redevelop the Banyan Bay Marine Center on related approvals by the Florida Department of Environmental Protection and the South Florida Water Management District
“The design plan is to fill in the basin of the marina
It will take about $6 million worth of work to do that,” Slavens told city commissioners Tuesday
The owner of the Banyan Bay Marine Center has held the property for nearly 20 years
A Fort Lauderdale-based company called Banyan Bay Marine Center LLC acquired the property in the summer of 2005 for $8 million
according to Broward County property records
and Amy Loos Mergler are authorized members of the company
The Loos family is working on the marina redevelopment with Miami-based Constellation Operating Company LLC, listed in city documents as the applicant for approval of the warehouse site plan. The warehouses are designed with a combined total of 169,286 square feet of space and positioned on the east side of the site
