Tony Arellano and Devlin Marinoff with Dwntwn Realty Advisors brokered the deal. The assemblage is along the Intracoastal Waterway in Deerfield Beach
An affiliate of Pompano Beach-based Partridge Equity Group sold the site at a nearly $2 million discount off its purchase price
Partridge paid a combined $13.8 million for the assemblage between 2018 and 2020
Morgan was under contract to purchase the site for $16 million
Issues with the deed took up to two years to resolve
“By that point the market had changed completely
and interest rates rose to 7 percent,” Marinoff said
“It was hard to raise equity for multifamily and underwrite the purchase at $16 million.”
Dwntwn was able to renegotiate the price down to get a deal done
“It’s a lesson in perseverance for all sides,” he said
“Everyone hung in there through some tough times.”
Morgan owns and manages a portfolio of more than 15,000 apartments across the U.S., including in Texas, California, Arizona, Colorado, and Florida, according to the company’s website. Morgan is slated to break ground later this year on Caroline at Sunrise, a planned low-rise and townhome rental community with 452 units in Sunrise
Morgan is co-developing Caroline at Sunrise with a group of investors based in Aventura and Hallandale Beach that paid a combined $13 million for the 21-acre site

Authorities said the blaze broke out around midnight
with neighbors describing the scene as chaotic and frantic
Cellphone video captured the intense flames and screams of those nearby
Authorities said six occupants managed to escape the inferno
The Red Cross Broward chapter confirmed that are providing assistance to the displaced family
Neighbor Robert Thomas recounted the terrifying experience
“It was scary because we were right next to it..
We were trying to get our water hose to water the tree to make sure nothing came to our house or hit our back
The cause of the fire remains unknown at this time
The disaster-trained volunteers provided emergency assistance to six adults affected by the blaze
and one-on-one support to connect the impacted individuals with recovery resources

According to Broward Sheriff’s Office spokeswoman Claudinne Caro
was found by officers in Manatee County and will be brought to Broward County to face charges of murder
was found dead early Friday morning inside her duplex at 4329 NW Fourth Ave
told Local 10 News’ Roy Ramos that it was her grandmother who lost her life in the fire
Authorities said they were called to the home in reference to a fire
Caro said firefighters extinguished the flames and found De Souza dead inside the home
“Detectives from BSO’s Homicide and Crime Scene units responded to the scene and began conducting a death investigation,” Caro said in a news release
“The victim’s dog also died as a result of the fire.”
Caro said homicide detectives eventually identified Gomes Moreira as the suspect
Authorities said he had fled the scene in a gold 2002 Saturn
“I really do want justice for her,” Costa said
Detectives have not yet disclosed how De Souza was killed or a motive for the killing

Firefighters and police officers responded to a duplex at about 4:30 a.m
The victim was idenified by the Broward Sheriff’s Office as 54-year-old Ana De Souza
Fire crews quickly extinguished the flames but discovered a woman’s body inside the home
“I thought it was in our driveway,” said Alicia Baiocchi
“There was no way someone could survive that,” Baiocchi added
According to Broward Sheriff Fire Rescue Chief Battalion Michael Kane
firefighters found the person dead in a bedroom and rescued a dog from the fire
Costa said detectives are investigating whether De Souza was killed before the fire started
Broward deputies confirmed the incident is being treated as a death investigation while the State Fire Marshal works to determine the cause of the blaze
Two men who escaped the fire were questioned by detectives
Costa said they are family friends who rented a room from her grandmother
“I really do want justice for her,” Ayllah said
“She was a really happy woman (and) she had plans for the future.”

and authorities announced Tuesday that a suspect has been arrested in connection with the case

Deputies said hospital staff reported that a woman driving a silver Honda Accord had dropped the victim off
Investigators later located the Honda Accord near the 2400 block of Northwest Ninth Street in Pompano Beach
where they found blood in the backseat of the car
Deputies said the shooting occurred in the parking lot of the Porthole Pub
Shell casings were recovered from the scene
Deputies said surveillance footage revealed that the victim had been near a food truck in the parking lot before walking toward the pub’s entrance and hugging a woman
who deputies identified as 30-year-old Ronial Cherenfant
was seen approaching the rear of a silver SUV parked nearby and firing multiple shots at the victim
Cherenfant then fled the scene in a blue sedan
who was transported to the hospital by the woman in his Honda Accord
was reported to be in stable condition following surgery
Deputies said the victim could not recall details of the shooting due to intoxication
stating only that he remembered being shot and waking up in the hospital
Investigators tracked Cherenfant through his cellphone records
which placed him at the scene of the shooting until 4 a.m
Deputies said Cherenfant initially agreed to surrender but later changed his mind
Deputies said Cherenfant was taken into custody on Sunday and is being held without bond at the Broward Main Jail on a charge of first-degree attempted murder
Authorities have not a released a motive for what led to the shooting at this time
– An 11-year-old boy and an adult are recovering after authorities said they were attacked by a dog near a condominium complex in Deerfield Beach on Friday evening

Authorities said deputies were forced to shoot one of the dogs that was still posing a danger to the community
They said that dog was transported by Broward County Animal Care for treatment and no deputies were injured during the incident
