A real estate investment firm wants to sell a historic building in East Hills that houses a popular coffee shop — just one month after acquiring the property
Grand Rapids-based Beeke Investments LLC, founded by Calvin Beeke, listed the building at 1035 Wealthy St
SE in Grand Rapids for sale for $595,000 on March 28 after acquiring it for $400,000 on Feb
Beeke Investments COO David Walkotten declined to comment for this report on behalf of the firm
The 2,700-square-foot building houses the approximately 1,600-square-foot Scorpion Hearts Club coffee shop on the ground floor

He said the apartment soon will be available to rent
Grover projects the building’s next owner would get an annual rate of return on investment of about 8.9% after expenses
That’s based on a projected rent rate of $2,400 for the upstairs apartment
He did not disclose the commercial rent rate
Scorpion Hearts Club owner Lorena Slager Wenzel told Crain’s Grand Rapids Business she hopes the coffee shop can remain in the space as long as possible under a new owner
“We hope to be here for many more years,” Slager Wenzel said via email
so we’re really hoping for someone who loves the cafe and wants us to stay here too.”
Slager Wenzel and a pair of business partners founded the coffee shop as The Stray Dog Cafe in 2007
later changing the name to The Sparrows Coffee
Tea & Newsstand in 2008 to avoid a trademark dispute
She opened a second Sparrows location on Bridge Street in 2017 but closed it the following year
when she also sold the coffee roasting side of the business to Schuil Coffee
The owners of Schuil then went on to establish another Sparrows location inside Kingma’s Market in the Creston neighborhood in 2021
Slager Wenzel rebranded the original Sparrows location as Scorpion Hearts Club in 2023
The cafe also has a retail section that offers jewelry
Property records show two small additions in the back were added later
The building still boasts its original hardwood floors and woodwork in both of the units
The upstairs apartment has its own laundry room
as well as an eat-in kitchen and living room
The building was reportedly damaged by fire in the 1990s and underwent an extensive renovation before Slager Wenzel acquired it for the coffee shop
Slager Wenzel sold the building to Sheline in 2019 for $430,000
Grover said the building presents a prime investment opportunity
given its location along a desirable stretch of the bustling Wealthy Street corridor

Pittsburgh Fire was dispatched to the 2100 block of Park Hill Drive in East Hills for reports of a structure fire with several entrapped individuals
Arriving responders located an adult female and her two female children—aged two-years-old and six-years-old—entrapped on the third floor
Pittsburgh Police officers and East Hills security officers actively assisted firefighters in the rescue attempt
The adult female was transported by Pittsburgh EMS to an area hospital in serious condition with burn injuries and smoke inhalation
The six-year-old female was transported in critical condition to Children’s Hospital with burn injuries and smoke inhalation

sat down with Pittsburgh Mayor Ed Gainey and Councilman Khari Mosley to identify common issues they should address along the city’s eastern border with Penn Hills
One of the first things to come to mind was access to the former East Hills Shopping Center
a 40-acre site at Frankstown Avenue and Robinson Boulevard with most of the property in Penn Hills and Wilkinsburg and a sliver in the city
The land is mostly vacant and overgrown except for the facility operated by its owner
State and local officials delivered a $250,000 check Tuesday to Petra to pave the main access to the site
the pothole-filled and littered East Hills Drive that winds for about a quarter mile from Frankstown to the developed portion of the property
The money comes from Allegheny County’s share of gambling proceeds through the county’s Redevelopment Authority
where grant requests were more than 10 times the money available
Part of the reason the driveway hasn’t been cared for in the past 15 years was that no one claimed ownership of the road
which passes through the site and continues onto heavily populated streets in the city’s East Hills neighborhood
McAndrew determined that the road had been developed privately by the former Zayre’s discount store and had never been turned over to a municipal entity
officials set out to find a source to fund improvements at the site
which will include streetlights and fencing to limit dumping
[city residents and leaders] thought Penn Hills was being jerks by not taking care of this,” McAndrew said

“The East Hills has hundreds of people who are really close to Penn Hills,” he said
McAndrew said he has already identified other areas of cooperation
such as a portion of Verona Road that is in unsatisfactory condition as it weaves its way back and forth between the two communities
“This is the first step between Penn Hills and the city as we’re growing our work together.”
