Home / Buckhead Stories / Popular Westside wine shop aims to open Buckhead Village location in new building A popular Westside wine shop is planning to open a second location in Buckhead Village in a brand new building as part of the burgeoning redevelopment of East Shadowlawn Avenue Perrine’s Wine Shop, which opened in 2010 in the Westside Provisions District on Howell Mill Road aims to demolish a commercial-use house at 3121 East Shadowlawn and replace it with a similar home-like structure The significant amount of work means an opening would come around fall 2023 says Buckhead is where she hoped to find a home for the original store before the Westside spot became available “It’s an exciting time as I celebrate 11 years since we launched our wine business at the Westside location,” said Prieur Gallardo in an email “I’ve always had a dream to open another location in Buckhead … I’m truly looking forward to share my passion for wine and creating a beautiful shop for everyone in Buckhead.” East Shadowlawn is a short street running north-south between Peachtree and East Paces Ferry roads. It has a cozy, residential feel due to roughly two dozen detached houses that have been converted to such business uses as salons and spas. Major redevelopment is coming closer to the corridor, including the new Thompson Buckhead Hotel on East Paces Ferry at the southern end of East Shadowlawn Now some of the houses are for sale and some redevelopment plans have begun The trend kicked off early this year as a longtime local business, the Jackson Fine Art photography gallery at 3115 East Shadowlawn launched a plan to move across the street to 3122 East Shadowlawn involved demolishing an existing house there and building a new gallery in its place Special Public Interest District 9 (SPI-9) design-oriented overlay in the local zoning code has long anticipated redevelopment of East Shadowlawn into denser bigger buildings and set standards for such features as wide sidewalks and lots of storefront windows But Jackson Fine Art chose to design the new gallery in a similar house-like style Perrine’s is following suit with its plan for 3121 East Shadowlawn which is right next door to Jackson Fine Art’s original location 1 meeting of SPI-9’s Development Review Committee would demolish the 90-year-old house — formerly the site of Buckhead Health & Wellness — and replace it with another designed with a “contemporary French country mood,” as architect Michael Gamble put it An outdoor seating area and garden would be constructed in the front and five parking spaces would remain in the rear The house-for-a-house redevelopment trend has taken the SPI-9 DRC by surprise and elicited some long-term concerns about the sidewalks and other streetscape features being remade piecemeal rather than consistent But the members generally approved of a narrower sidewalk and less glass in the wine shop’s design More concerning to the DRC was a plan to cut down two oak trees The architects said the expectation is the trees could not survive the demolition and construction but also said the tree removal was a design feature and there is an alternate site plan that shows them saved They agreed to have an arborist review the plan The plan also includes planting two smaller street trees the new shop would be similar to the Westside Provisions location which features informative tastings and an ever-changing stock of roughly 700 wines presented in an accessible style backed with Prieur Gallardo’s considerable expertise France’s legendery wine-making territory she went to culinary school and trained as a sommelier working in that role at London’s prestigious French restaurant Le Gavroche was a sommelier at the now-shuttered French restaurant JOËL on Northside Parkway “East Shadowlawn is a beautiful street in with enormous potential and evolving quickly,” said Prieur Gallardo “I hope that more small businesses see its potential as well we can make it a wonderful destination when you are looking for a curated boutique experience.”And that may not be the only expansion of Perrine’s on the way “We are currently finalizing some last details before we can officially announce a new partnership that I am very excited about It’s another dream come true,” she said Click here or on any of the homes below to see the best homes for sale and coming soon to the market in Buckhead. Bridge users should expect loud noises and check 511.idaho.gov for updates and painting with no anticipated impacts to traffic on the bridge The Perrine Bridge was constructed in 1976 and these repairs play a vital role in extending the life and maintaining the bridge’s safety for years to come Repairs to the bridge are expected to continue into the spring of 2024 Drivers should plan for alternating lane closures next week as crews continue making repairs to the Perrine Bridge Next week workers will apply a sealant to both sidewalks on the bridge to protect them from weathering The closures will be staggered so only one lane or one sidewalk will be closed at a time Lanes will be closed so that the contractor can access the sidewalks and will be open at night when workers are not present Maintenance will last through spring of 2024 and includes repairs to the sidewalks the railing and cracks to extend the lifespan of the bridge Some of the steel supports will also be painted for protection from weathering Activities are dependent on weather conditions. Travelers should stay up to date on impacts by visiting 511.idaho.gov or downloading the 511 app Daytime lane closures are expected to start early Saturday morning on the Perrine Bridge while staff inspect the structure The routine inspection may take up to six days to complete Only one lane will be closed in one direction at a time “We are starting this work early and on the weekend when there’s less traffic,” Bridge Asset Management Engineer Alan Buehrig said “We will be using a special truck to inspect areas underneath the bridge and will move back and forth between both sides so motorists should be prepared for one less lane in either direction Drivers should plan for delays by checking 511.idaho.gov as there is already active construction on the bridge While the inspection will take less than a week ongoing maintenance is planned through spring 2024 TWIN FALLS – Lane restrictions on Perrine Bridge and Glenns Ferry Bridges are scheduled for June 20-25. Drivers can expect traffic delays across the bridges while Idaho Transportation Department (ITD) crews conduct routine bridge inspections. Traffic on both east- and westbound bridges at milepost 121.6 on Interstate 84 will be reduced to one lane in either direction when crews begin work on the eastbound bridge with an 11-ft width lane restriction starting Tuesday Westbound right-lane closure will begin when eastbound work is completed Perrine Bridge Traffic will be reduced to one lane in either direction while crews move from the south end of the bridge to the north end with an 11-ft width lane restriction: – Southbound right lane closure: Saturday – Northbound right lane closure: Sunday “These special bridge inspections only take a couple of days to accomplish while routine inspections take a week or more and both are important to ensure the safety and longevity of our state bridges,” said ITD Bridge Inspector Amy Bower and local law enforcement caution motorists to slow down and pay attention when driving in work zones where increased speeding fines and other penalties apply Motorists are encouraged to plan ahead and dial 5-1-1 or visit 511.idaho.gov for information on the state highway or interstate system Routine repairs on the Perrine Bridge near Twin Falls are now underway as the contractor starts setting up staging areas for equipment and scaffolding to access areas underneath the bridge Work is not expected to impact traffic at this time Maintenance efforts will extend the lifespan of the bridge and include repairing the sidewalks Lane closures are not expected for a few weeks but mobilization this week is the beginning of a maintenance project that will last through spring of 2024 Signs on the highway will advertise upcoming closures to give drivers’ time to adjust their commute and sidewalks on either side of the bridge will remain open for the duration of construction ITD schedules closed in 2012 the building is set to become the new home of Perrine's Fresh Food Market It will be the local family-owned Perrine's Produce chain's third store in Volusia County and its first full-fledged supermarket "Perrine’s Produce is now over the moon to announce that we will be offering even more tantalizing tastiness than ever before at our new Port Orange location," owners Junior and Dianna Perrine recently announced in a blog The couple originally hoped to open this summer but the renovation work and installation of equipment "turned into more than we realized," he said will include 18,000 square feet of retail space almost triple the size of the Perrine's Produce store in Ormond Beach and roughly five times bigger than its smaller store in New Smyrna Beach The rest of the nearly 38,000-square-foot former Food Lion will become the new distribution center as well as headquarters for Perrine's It will include everything typically found in other supermarkets including fresh meat and seafood departments and ice cream machines serving soft serve and regular ice cream scoops as well as Dole Whip frozen concoctions The store will also include an extensive produce section offering "mostly direct-from-the-farm produce," which the Perrines built their business on "It all stems from produce," said Junior Perrine while surveying the progress of the interior buildout of his soon-to-open Port Orange store "That's what we did for 30 years before we started getting into this level and this is the biggest level for us by far." The couple began selling fresh produce from a local farmer from the back of their pickup truck in Titusville on weekends in 1986 was an engineer working on the Space Shuttle program at Kennedy Space Center was a stay-at-home mom raising their four young children Selling produce on weekends in the summer was a way to earn extra income to help make ends meet The steady growth of their business prompted Junior Perrine to quit his day job in 1998 and join his wife running Perrine's Produce as a full-time year-round operation That included opening of their first two "permanent" stores: one in Titusville and the other in New Smyrna Beach The couple sold their Brevard County store last year but continue to run the New Smyrna Beach store at 1044 N as well as their store in the Rivergate Village shopping center at the corner of Nova Road and West Granada Boulevard in Ormond Beach They also regularly sell produce at the Saturday morning outdoor Farmer's Market at The Pavilion at Port Orange shopping center The success of the couple's farmer's market location which typically draws long lines of customers was one of the factors that led them to add a permanent store in Port Orange He added that he and his wife intend to keep selling produce at the weekly farmer's market because "some people enjoy that environment The new Port Orange store is exactly 11 miles north and south of the couple's stores in Ormond Beach and New Smyrna Beach Perrine's Fresh Food Market is one of a growing number of grocery stores in the Volusia-Flagler area drawn by the steady influx of newcomers from other parts of the country as well as the improving local economy which has stores in Ormond Beach and New Smyrna Beach expects to employ 50 to 60 workers at its new Port Orange location will likely employ more than the number of workers they initially told the city but was not yet sure exactly how many more "We did a demographic study comparing Port Orange to Ormond Beach," he said of the factors leading to the decision to lease the old Food Lion While the new Perrine's Fresh Food Market will be directly across the street from a Walmart Neighborhood Market store that opened a couple years ago on the east side of Clyde Morris Junior and Dianna Perrine said they aren't worried "It's two different concepts," said Dianna Perrine noting her and her husband's focus on carrying mostly direct from the farm produce and items that other grocery chains don't offer was in their ability as independent grocers to keep their prices comprehensive with the big chains "We make it as cheap as we can and keep the quality as high as we can," Junior Perrine said "Perrine's will be a major tenant occupying an under-utilized shopping center and is anticipated to lead to further redevelopment in the shopping center," Martindale said The blog posting on the soon-to-be new Port Orange store by the owners of Perrine's stated that "This sizable Port Orange expansion will provide customers with the same appealing products we always had as well as a host of other brand new offerings including a drink bar with refreshing smoothies and ice cream an enormous coffee selection and grinding stations a mouthwatering olive bar and cheese station and we have even expanded our wine selection of imports from around the world Junior Perrine said he and his wife are investing their own personal savings into the new store "We told our kids we were investing their inheritance money," he said adding that the cost of the renovation work and new equipment is turning out to be significantly more than he and his wife originally anticipated While others their age might be looking to ease into retirement Junior Perrine said he and his wife are excited about the challenge of taking their business to the "next level." "Anybody who knows me knows I can't sit still," he said "I must average seven to eight miles a day walking around this (Port Orange) store putting this thing together." Junior Perrine said he and his wife have agreed to lease the former Food Lion for the next 16 years "Perrine's redeveloping an existing site/building (constructed in 1992) supports the city's smart growth effort through creating a more efficient use of land that has already been developed and will provide a business that will offer healthy and alternative food options to the surrounding Knievel set out to launch himself across the vast Snake River Canyon in Twin Falls, Idaho The ramp remains today as a monument to the legendary daredevil's daring attempt Robert Craig Knievel attended an auto daredevil show which he said inspired him to become a motorcycle daredevil Knievel attempted more than 75 increasingly difficult motorcycle jumps In the 1960s he proposed jumping across the Grand Canyon but could not get permission for the stunt Knievel saw the Snake River Canyon through the airplane window and began planning a grand event. He leased 300 acres of land just east of Twin Falls and began preparing Knievel hired engineers Doug Malewicki and Robert Truax to build a rocket-powered bike,  dubbed the Skycycle, capable of making the 1,600-foot jump After the first test run saw the cycle crash they began working on the Skycycle X-2 a new model built more like an airplane than a motorcycle But Knievel's parachute deployed just after launch and he and the rocket floated to Boulevard in East Naples will be called 'Vincent's Acres.' The neighborhood will have approximately 70 homes and lots of green space One of the proposed neighborhoods will be off Whitaker Road between Santa Barbara Boulevard and County Barn Road Habitat for Humanity of Collier County's executive director of land development and construction explained in the East Naples Civic Association's (ENCA) May newsletter that the new neighborhoods will be vastly different from the old ones in the area 'These new communities will have a front porch feel with mature trees and improved landscaping They will also include more green space for children and adults to stay active a rear alley access design to help improve parking and street aesthetics as well as different home designs including a two story product and in some cases a two-car garage,' Kouloheras wrote in the newsletter Habitat for Humanity used to build single-family homes on individual parcels of land but starting in the early 1990s the nonprofit began purchasing large parcels of land and building neighborhoods There are currently four Habitat for Humanity neighborhoods in East Naples which is more than enough according to some East Naples residents East Naples residents attended a Neighborhood Informational Meeting on May 3 to discuss the Whitaker Road Habitat for Humanity neighborhood Many residents vehemently opposed the idea voicing concerns about the 'drug dealers and criminals' that would live in the neighborhood residents at the meeting were primarily concerned about the 'deplorable' conditions of the pre-existing Habitat for Humanity neighborhoods making them hesitant to support any new neighborhoods 'Most of the attendees responded [that Habitat for Humanity] needed to get those properties in better condition first and prove themselves before anyone would even think of supporting more Habitat communities,' Kungle wrote in the June newsletter 'More importantly they strongly expressed the need for them to build elsewhere in the county; East Naples has more than [its] fair share.' The county defines 'affordable housing' as units valued at less than $126,000 According to the Collier County property appraiser's office there are 38,147 affordable housing units in the county: there are 14,248 units in District One; 3,824 units in District Two; 6,436 units in District Three; 8,283 units in District Four; and 5,356 units in District Four But those numbers don't paint the true picture according to District One County Commissioner Donna Fiala Fiala wrote in the ENCA's April newsletter that affordable housing complexes such as Naples Manor — which was Habitat for Humanity's first undertaking in East Naples — do not meet the U.S Department of Housing and Urban Development's requirement to stay affordable for 15 years thus they do not count toward the district's total number of affordable housing units 'We are told we are in dire need of affordable housing and we need to build thousands to bring us up to the level needed,' Fiala wrote 'yet there are thousands and thousands existing but not counted.' Fiala also wrote that affordable housing communities have a negative effect on the school system slowing down the learning rate and increasing teacher turnover Habitat for Humanity of Collier County's executive director of development and administration said there is no evidence that Habitat neighborhoods decrease the quality of education 'We worked with Collier County Public Schools a few years ago to conduct a study and it showed that kids from Habitat homes actually had higher test scores in both math and reading,' Lefkow said and has advocated building housing that's attractive to college graduates and skilled workers rather than more Habitat for Humanity neighborhoods 'Young professionals who are hired from another state to work at a great company down here want to find housing in a safe clean neighborhood where their children can go to a great school and not be held back in their learning environment,' Fiala wrote 'Let's not turn our backs and pretend this is not happening in our own community.'
