Exterior work is nearing completion on Edgemere Commons’ second all-affordable housing building at 5119 Beach Channel Drive in Far Rockaway
Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities
the company’s affordable housing development platform
the 247,000-square-foot structure will yield 237 rental apartments in studio to three-bedroom layouts
with 36 reserved for the formerly homeless
as well as 8,000 square feet of retail space and 7,500 square feet of community facility space
also known as Edgemere Commons Building B1
is located between Beach 50th and Beach 53rd Streets
Work has progressed steadily since our last update at the end of April
when the reinforced concrete superstructure had just topped out and crews were in the process of framing the building out with metal studs and insulation boards
and brown brick façade enclosing almost the entirety of the structure
and the grid of large windows installed across all but the final three stories
The ground floor remains obscured by the sidewalk fencing and the hoist continues to operate from the southern elevation

The building contains 194 units of affordable housing with 58 supportive units
including 29 for formerly homeless individuals
and 23,000 square feet of commercial space
including an upcoming ground-floor supermarket
The walls on the southern elevation have been left blank where a future building in the master plan will stand
Edgemere Commons is located on the 9.34-acre site of the former Peninsula Hospital
The master plan was unanimously approved by the New York City Council in November 2019 and will comprise 11 buildings yielding a total of 2.2 million square feet with 2,050 rental apartments
including 237 residences set aside for senior citizens
and 72,000 square feet of retail space for a supermarket

Marex Group has acquired Edgemere Terminals after the warehousing firm couldn't meet the London Metal Exchange's new stringent financial requirements
The London Metal Exchange (LME) has tightened its regulations by raising capital adequacy requirements from one million to five million pounds and enhancing insurance indemnity standards. These changes, spurred by a bankruptcy in 2016
have stirred up LME's broad warehousing network
including Edgemere Terminals across the US
Edgemere became an acquisition target for Marex Group
This aligns with Marex's strategy to grow through acquisitions
increasing its reach following a period of robust financial performance
including the purchase of ED&F Man Capital Markets to strengthen its presence in the metals sector
For markets: Steering through regulatory storms
The LME’s stricter rules are designed to prevent financial mishaps but put pressure on smaller sector players
This could drive more consolidations as larger companies like Marex take the opportunity to expand
affecting market dynamics in warehousing and logistics
The bigger picture: Spotlight on strategic expansion
Marex’s acquisition bolsters its metal market position and sets a precedent for future industry responses to regulatory changes
companies might increasingly rely on strategic acquisitions to navigate these landscapes

the first Life Care senior living community in Dallas when it opened in 2001
has newly partnered with Chef Tre Wilcox for a mentorship program that began in January
The two-time James Beard Award nominee and “Top Chef” and “Iron Chef America” alum will take on an advisory role at Edgemere
where he will provide guidance and training to the community’s executive chef and culinary team
Wilcox and Edgemere Executive Chef Armando Can-Cen will jointly participate in resident town halls and food committee meetings to gather feedback and recommendations from residents and they will also host cooking demonstrations that will follow strict safety protocols when held in person or will be hosted virtually for the duration of the coronavirus pandemic
A number of Edgemere culinary team members are also expected to enroll at Wilcox’s Tre Wilcox Cooking Concepts cooking school in nearby Plano
I’ve developed a strong love for teaching,” says Wilcox
who will dedicate 40 hours each month to the Edgemere partnership
“The unique opportunity to provide mentorship at a senior living community piqued my interest
and I’m eager to see what the response will be from seniors
people nowadays are more open to global foods and trying new things
so there’s great potential in what we can achieve from this partnership.”

“We are very excited to work with someone of Tre’s caliber to elevate our culinary efforts,” adds Can-Cen
“My team is looking forward to exploring innovative flavors and ideas not only within our kitchen but throughout our overall dining experience
Tre’s expertise and experience will be invaluable in ensuring we keep pace with the cutting edge of gastronomy and hospitality.”
“It became apparent that a mentorship/partnership program could have strong potential in a retirement community setting and Edgemere would be a fertile garden to pilot and grow such a program
As we were developing the scope of what such an initiative would look like
we were increasingly cognizant of avoiding a typical ‘guest chef’ or ‘celebrity chef’ program that comes in quickly and fades just as fast
What we really wanted was to partner with a local
highly regarded and established chef who had the culinary prowess to command respect
enact change and create enduring growth within our culinary team
we found an incredible partner who shared our vision in Chef Tre Wilcox.”
Related:5 things: Northwestern’s reservation policy for entering dining halls frustrates students
Thorpe hopes the relationship is a long-term one that may even be extended beyond Edgemere once the partnership is fully established there
“We’d love to have Chef Wilcox lend his talents to other communities that are owned and operated by Lifespace Communities,” he says
suggesting that The Stayton at Museum Way in nearby Fort Worth “would be a great location to launch a similar program next.”
The advantages of the relationship for the dining program at Edgemere include not only enhancing the skill sets of the culinary team and “taking the dining experience to the next level,” but also “there’s also some clout that comes with having someone of his caliber working with us,” adds Edgemere Executive Director Bridgette Walshe
experience and skills into a new and welcoming market
Chef Wilcox still yearns to grow as culinary professional,” he says
“A senior living community presents a challenge that he simply hadn’t had the opportunity to take on until now
It’s a whole different beast when compared to the restaurant world
There are different taste preferences and health considerations that you must consider when cooking for seniors
And while the residents at Edgemere are well traveled
there’s the opportunity to expand their horizons beyond what they are accustomed to.”
The program starts with establishing a mentoring relationship with Can-Cen and the existing culinary team at Edgemere
there will be meetings with the dining department so Chef Wilcox can get a better understanding of our kitchen and the culture at Edgemere,” Walshe explains
this relationship will expand to include recipe development
to participate in town halls and food committee meetings at least once a month
“He’ll also be a frequent presence in the dining room during mealtimes to interact with residents,” Walshe says
“The events will be an opportunity for residents to not only ask questions
but to give feedback and suggestions on menus and dining preferences
They’re the ones who get to enjoy our food
so it makes sense for them to have a voice as well
The partnership is truly a collaborative undertaking
and having residents involved will only ensure its success.”
The cooking demos are on hold as the Edgemere dining room is operating at limited capacity under current safety precautions
there are opportunities for Chef Wilcox to safely meet with small groups of residents as well as hold virtual meetings and demonstrations for larger groups,” Walshe adds
In terms of recipe and menu development for the Edgemere culinary program
“the focus will largely be on adding new dishes to the current menu,” Thorpe says
some menu items may get replaced and others may get updated as well
The new dishes will be a collaborative effort between Chef Wilcox and our team
and the changes will be enjoyed by residents in all levels of living
Walshe says there is a sense of anticipation among residents about the prospect of having such a high-profile chef involved with the community
“The dining experience at Edgemere has always been well received by residents
but this partnership will elevate it,” she observes
“Given Chef Wilcox’s standing throughout Dallas
many residents are excited to see what impact he will have on the kitchen and culinary offerings.”
is one of the highlights of a community’s lifestyle
and the addition of Wilcox promises to add to Edgemere’s attraction,” Walshe notes
the key to a person’s heart is through their stomach,” she says
“You can offer the best amenities and services possible
but the dining program is one of the pillars of any community
While there are some limitations to dining communally because of COVID-19
residents still expect a quality dining experience on a day-to-day basis
It’s something to look forward to during such an uncertain time and when dining out at restaurants poses risks

(Bloomberg) --Former billionaire Samuel Wyly is reluctantly selling his $12 million Dallas mansion and downsizing -- to a luxury retirement community with “European-style gardens and courtyards with water features.”
District Judge Paul Oetken in Manhattan on Wednesday modified an asset freeze against Wyly’s eldest son
allowing him to spend as much as $1.4 million on his father’s relocation

Wyly was ordered to disgorge the money after a jury agreed the brothers had used a web of offshore trusts to hide hundreds of millions of dollars in cash
Wyly family members who were subject to similar asset freezes as part of the government’s case received court permission to sell various properties and belongings

HPD calls for proposals for a Community Land Trust partner to pursue affordable homeownership opportunities on City-owned lots in Edgemere
and ensure the sustainable development of open space
The Edgemere CLT is expected to contribute to Mayor’s goal to finance 3,000 affordable homes through CLTs or other shared-equity development models
we’re fulfilling a key promise of the Resilient Edgemere Neighborhood Plan to support a new CLT that can drive affordable homeownership along with supporting the resilient and sustainable use of open space,” said HPD Commissioner Louise Carroll
“This Administration is deeply committed to expanding the role of CLTs as a tool to bring long-term stability and affordability to neighborhoods throughout New York City
We are grateful to the Edgemere community and their elected officials for their continued partnership in delivering on the goals of the plan to ensure a more resilient future for the neighborhood.”
“As a staunch longtime advocate for the creation and expansion of Community Land Trusts
this announcement is a game-changer for Edgemere and the families who call it home,” said Queens Borough President Donovan Richards
“By bringing the surrounding neighborhood to the forefront of the Resilient Edgemere Neighborhood Plan
we are ensuring this project is about more than just community development
I look forward to working with HPD and the families of Edgemere every step of the way.”
The call for proposals builds on the Resilient Edgemere Community Plan
to invest in a better quality of life and address neighborhood challenges around coastal flooding and the environmental impacts of climate change
The RFEI enacts the plan’s key recommendation for a homegrown CLT to turn local City-owned vacant lots into much-need affordable housing
or opportunities for New Yorkers to enjoy public open space.v
Eight acres of identified public land could be transferred to a CLT initiated by the RFEI
Offering opportunities for urban agriculture
nearly half of the vacant lots are reserved for open space or community and commercial land uses other than residential housing
submissions should demonstrate community support and a vision for climate resiliency that helps ease climate-change impacts like sea-level rise and rising heat on everyday life
“This project successfully moves forward our commitment to turn City-owned vacant lots into much-need affordable housing
while at the same time addressing the effects of climate change on our waterfront neighborhoods and providing more opportunities for New Yorkers to enjoy public open space,” said Assemblyman Steven Cymbrowitz
“It is gratifying to see a partnership that accomplishes the equally important goals of helping our people and preserving our precious environmental resources.”
“Edgemere needs development that is responsible
and resilient,” said Councilwoman Selvena Brooks-Powers
“The Edgemere CLT will bring new public space and affordable housing that respect both the preferences of the community and the ecology of the Rockaways
I can’t wait to see our community’s vision come to life through these essential developments.”
“Today’s Request for Expressions of Interest for the Edgemere Community Land Trust is a major step forward for the entire Edgemere community,” said State Senator Joseph P
“Having a local community land trust partner is vital to improving Edgemere and bringing state-of-the-art affordable housing
and much-needed climate resiliency projects to the area
I will continue to work with my colleagues in government and local residents to ensure that the Edgemere community is involved in the selection process
and gets the infrastructure it deserves.”
We must be vigilant and proactive to address the urgent need to preserve equitable and affordable homeownership opportunities
and resolve in protecting communities like Edgemere from climate change’s disproportionate environmental impacts in Black and brown neighborhoods,” said Assembly Member Khaleel Anderson
“Today’s Request for Expressions of Interest (RFEI) announcement from the New York City Department of Housing Preservation & Development is a positive step towards expanding Community Land Trust (CLT) opportunities in our communities
and I am dedicated to a continued partnership in this effort as we demand sustainability and community input in critical local development throughout Assembly District 31 and all of Southeast Queens.”
Resilient Edgemere Community PlanThe Resilient Edgemere Community Plan
is a vision for building a better quality of life for a coastal community challenged by flooding
and other environmental impacts of climate change
as well as historic economic disinvestment
Resilient Edgemere centers on community resiliency and aims to turn the tide on disinvestment by turning vacant lots into affordable housing
while mitigating flood risk and growing the coastal ecology
Resilient Edgemere offers a blueprint for long-term resilient land use and infrastructure investments
The City is also proposing a set of zoning and land-use changes that will undergo public review later this year to continue the community's vision

ShopFair Supermarkets will soon debut at Edgemere Commons, an 11-building affordable housing complex currently under construction in Edgemere
The new supermarket will comprise more than 27,000 square feet and is expected to open in spring 2024
When Edgemere Commons was approved in 2019 by the New York City Council, developers Slate Property Group and The Arker Companies promised to construct a supermarket within the complex to address the lack of access to fresh groceries and produce in the surrounding community
The lease agreement with ShopFair Supermarkets was negotiated for a 25-year term
Greg Parassio of Booth Capital Advisors represented ShopFair Supermarkets in the deal

The entire Edgemere Commons complex spans 9.35 acres and will eventually comprise 2.2 million square feet with 2,050 affordable and supportive housing units
and 72,000 square feet of neighborhood-oriented retail
The first phase of construction broke ground January 2022 and includes a 17-story building with 135 rental units
59 supportive housing units for formerly homeless adults
Amenity spaces will include a community room
All of the buildings at Edgemere Commons are designed by Aufgang Architects
“From our first meetings with community members
we knew that creating a development that met the needs of Edgemere residents meant delivering a quality grocery store,” said Dan Moritz
“The addition of ShopFair to Edgemere Commons will help eradicate a food desert and make healthy
nutritious food more accessible for the community.”
“The signing of a lease for a supermarket in Edgemere Commons is a major milestone in the effort to create a first-class
mixed-use development in the Rockaways,” said Queens borough president Donovan Richards Jr
“The days of the Rockaways being a food desert are coming to an end
as this supermarket represents a significant investment in the fight against food insecurity.”
State financing for the first phase includes $14.7 million in permanent tax-exempt bonds and federal low-income tax credits that will generate $47.7 million equity from New York State Homes and Community Renewal
The New York State Department of Environmental Conservation awarded Brownfield Cleanup Program tax credits that will generate $5.6 million in equity

Finding where this is exactly located on the map took a bit of investigation from different articles
Ultimately I used the aerial rendering and satellite maps
The site is between Beach 51st & Beach 53rd Streets and Rockaway Beach Blvd & Beach Channel Dr
Lots of Beach… It’s unfortunate so much parking is being devoted to polluting cars
One article did mention that the complex is being designed for future storms like Sandy

Construction has topped out on Edgemere Commons’ second all-affordable housing structure at 5119 Beach Channel Drive in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities
the company’s affordable housing development platform
is situated between Beach 50th and Beach 53rd Streets
Recent photographs show the reinforced concrete superstructure built to its pinnacle
and metal frame studs and insulation boards enclosing the lower half of the building
The final brick and metal paneling has yet to begin installation
The below renderings depict aerial and street-level perspectives of the entire development
Edgemere Commons is located on the 9.34-acre site of the former Peninsula Hospital
The overall master plan was unanimously approved by the New York City Council in November 2019 and will comprise 2.2 million square feet with 2,050 rental apartments
Edgemere Commons is expected to create 350 jobs in construction
TS Communities secured $196.8 million in financing that includes a mix of tax-exempt bonds
The Arker Companies and Slate Property Group were in charge of developing the first building
and Tishman Speyer will develop the remaining nine structures in the future

NYCHA buildings ( across the street) have more light and air than Edgemere North
You move to Rockaway not to the West Side of Manhattan
I saw this crazy scheme published in the Wave a newspaper and approved by Community Board 14.I could not believe they would really build it
Good luck getting people to pay to live in a dense urban environment out here in Rockaway
This not low income at all they will sprinkle a lil bit of low income the rest is history they never in decades wanted to build in farrockaway after COVID these greedy hungry money hungry people just want money money money they don’t care about humanity but money so gentrification is what they want to do in all poor areas in NYC and across United States
building such huge contributions when the story of far Rockaway said that it wasn’t supposed to be populated
So start packing to move to a higher grounds!!

TS Communities, Tishman Speyer’s affordable housing development platform, will soon break ground on the second 100-percent affordable development in Edgemere Commons in Edgemere, Queens. Designed by Aufgang Architects
the master plan will eventually comprise 11 income-restricted residential properties
“From new libraries and healthcare facilities to thousands of units of affordable housing
including more than 2,000 units here at Edgemere Commons alone
the [Rockaway] peninsula will soon be a nationwide model for community-led
community-centric development that puts families first,” said Queens borough president Donovan Richards Jr
“Brighter days are ahead for Edgemere and all of Rockaway
and I cannot wait to see shovels in the dirt in a matter of weeks.”
Located at the corner of Beach Channel Drive and Beach 52nd Street
the 247,000-square-foot building will encompass 237 apartments

should nyc taxpayers support car ownership
Adding a 1000 car parking garage means 1000 more cars on the street
no—people don’t get a new apartment and buy a car
Hello my husband and I are looking for a one bedroom apartment
we’re both seniors & it’s just the two of us
We’re looking forward to moving around September 2023
Hopefully they start building these small residential buildings with union labor
They need to help out those that built and made this city what it is today
Too much non union residential buildings going on across all the 5 boroughs and it’s hurting the NYC union trades that always have done the right job for many years
I really hope Tishman plans to use union contractors for this job
