passed away peacefully in her home in Alpine and three great-grandchildren (with two more on the way) Dale was smitten the moment he saw her and once winked at her while walking to class before they had even met Their first date was a blind date on September 26 knowing she was the perfect woman for him and determined not to let her get away They married in the Manti Temple of The Church of Jesus Christ of Latter-day Saints on April 3 they were her entire world-her purpose and joy Kathy was a devoted disciple of Jesus Christ She was a diligent student of His word and loved scripture of every kind she carried her scriptures with her everywhere considering them her most cherished earthly possession She tirelessly served God's children in word and deed she willingly "mothered" anyone in need-even adults never afraid to step into others' struggles and find ways to lift and serve and meals she made for her family and others is immeasurable she greeted friends and neighbors with warmth and compliments she often noticed young mothers with children offering kind words to the children and encouragement to the mothers She especially loved serving young people and spent 20 years in the Young Women program at church as well as serving multiple times as Relief Society President She loved serving alongside Dale in the BYU young single adult stake and cherished feeding and serving missionaries during their time in Peoria She was bold yet loving in her discipleship frequently welcoming missionaries into their home for teaching lessons and fellowship Serving as a missionary with Dale in the Sydney Australia North Mission was a highlight of Kathy's life she found a way with a very tiny oven in a very small flat to regularly feed hungry missionaries and neighbors alike She also served in the small branch there as the Primary President she and Dale served as ordinance workers in the Mount Timpanogos Temple Among Kathy's greatest accomplishments was being a mother She loved her pregnancies and babies deeply always volunteering as a supportive parent Holidays were celebrated with decorations and meaningful traditions that continue in her family today never asking her children to do anything she wasn't already doing herself Her legacy continues as her grown children strive to create the same environment she cultivated She served her grandchildren with enthusiasm Sunday dinners at "Grandma's house" were a cherished tradition She lovingly made soft tricot blankets for each grandchild referred to as "silky blankets," so they would always feel wrapped in her love creating everything from doll clothes to wedding gowns She completed countless alterations for family Her pantry was always stocked with candy jars and little paper cups for her grandchildren to enjoy She never missed an opportunity to testify of Jesus Christ's love making her camping trailer feel like a cozy home She prepared delicious meals even while camping and kept a craft drawer in the trailer for rainy days with the kids she and Dale upgraded their camping trailer and enjoyed trips to their favorite spot Shady Dell Campground on the Mirror Lake Highway where they enjoyed peaceful walks and reading under the trees continuing to mother and assist from the other side of the veil We are certain she will be with her children and grandchildren We are eternally grateful for the than a year now is the featured guest on the latest episode of the “Invest Like the Best” podcast At the end of an hour-and-a-half discussion of his firm he talks about his investments on Fillmore Here are excerpts from that brief discussion in the final minutes of the podcast I’m born and raised in San Francisco so I dedicated a reasonable amount of money to trying to fix just my street in San Francisco Just to walk through the financial math: I’m buying buildings on one street called Fillmore Street And I’m buying stuff at a five and a quarter cap Treasuries were five and a quarter when I was buying this stuff rundown commercial real estate that usually has no tenant or if the tenant’s leaving which is why the person’s selling me the building And then I’m putting in a mom and pop restaurant at a 3 cap and I have to do all the TI [tenant improvements] you’re so good for doing this.” No it makes no sense to do it any way other than a nonprofit So I started a nonprofit with a good friend of mine named Cody Allen I think San Francisco is a really important city I think it’s important because it’s ground zero for a lot of the most interesting people all over the world to come and build their version of the future A lot of things are going in the wrong direction My view was these were imminently fixable and it can make San Francisco great for a long time And I don’t think you could take these things for granted I think losing San Francisco to some of the progressive causes that have plagued the city would be pretty bad And so this was one part of my little corner of the world But it came from a place of wanting to make that street beautiful And if we can make that one street beautiful then you could maybe do that across other parts of the city and you could make the city livable for families and have people still there I started down that process about a year ago I was doing it quietly because what was there to share San Francisco has this funny progressive bent which is we’d rather have empty buildings than have someone own them that they seem to be too wealthy to own.  “billionaire taking over city.” And I wasn’t doing any of that I think they thought I was trying to develop the city They never reached out or called or talked about it but I was just trying to preserve that street and make them restaurants And I think what I take a lot of joy from is it has a very similar feel to Greenoaks I’m backing other people that are building great restaurants There’s a bunch of cool stuff happening on the street It’s really remarkable what we’ve done on that street I’m enabling other entrepreneurs to go build something that will delight people This is at a little smaller scale than what we do at Greenoaks I don’t spend all that much time with it I have a great team that runs it on a day-to-day basis But I was just on the street yesterday and it was so fun to walk down and be like this is where this coffee shop’s going in and we’re doing an all-day diner and rebuilding the theater with a great partner Listen to the entire episode of the podcast here UPDATE: “Peskin seeks retraction“ Subscribe to get the latest posts sent visiting teams — and even locals — might be surprised when they park their car at Fillmore High and lay eyes on the new stadium “These are facilities that some may not expect to see in a small district Notable details include a 30-foot-tall section of foul-ball netting around the backstop enclosed dugouts with covered roofs for both home and visiting teams A towering batter’s eye dominates Fillmore baseball head coach JR Sandoval said he and his players were blown away when they first stepped foot on the field and have continued to be astonished watching the excitement it has generated around the program More: The Ventura Orthopedics Athletes of the Week It’s cool seeing the scoreboard and upgrades to everything and they have something to look at — not only the baseball game but this field is just so much better,” said junior pitcher Thomas Alamillo Construction of the new facilities was funded entirely by a pair of general obligation bonds then an additional $7 million the following year with a goal of constructing a new varsity baseball stadium at Fillmore High Measure G added $41.6 million more to fund the construction of a massive new athletic complex on the site of and in the same home on Central Avenue since 1971 He was a close friend of the late Gabriel “Booty” Sanchez at neighboring Santa Paula High and Ventura College Evans has seen his fair share of local ballparks When Fillmore’s new stadium began to take shape Evans could tell it was going to be unique from the first breaking ground and moving the dirt around and wondering how they were ever going to make a field out of that,” Evans said while watching his grandson “Cut to this — I just wish I would have played on a field like this when I was a kid.” The baseball field is just the first of many changes coming to Fillmore High’s athletic facilities Construction of a 43,000-square-foot athletic complex with an estimated price tag of $27 million The bidding process for the construction of the He discusses how all of these building purchases are "a terrible financial investment," and the rents he can charge to tenants will barely let him break even, but he's been enjoying the project and he's established a nonprofit (the Upper Fillmore Revitalization Project) to deal with the financials may put to rest fears that Mehta is looking to profit substantially from his purchases or turn the Clay Theater into a massive new condo complex Talking like a techie more than a creative type "I think San Francisco is a really important city I think it’s important because it’s ground zero for a lot of the most interesting people all over the world to come and build their version of the future A lot of things are going in the wrong direction." It doesn't exactly follow how making a tony long-ago gentrified retail street fancier is doing anything for the larger cause of "fixing" the city or making it more affordable for families "I think losing San Francisco to some of the progressive causes that have plagued the city would be pretty bad," and "this was one part of my little corner of the world and you could make the city livable for families and have people still there." And he says he is "enabling other entrepreneurs to go build something that will delight people," which apparently still includes a new theater with "a great partner" at the helm Stay tuned for whenever this billionaire decides to share the full array of his plans Previously: SF Supervisors Strengthen Legacy Business Protections, Hoping to Save La Mediterranee and Others We may have another SF Pride controversy like the Chelsea Manning grand marshal fiasco in 2013 as some activists say they’re being denied requests to make deported makeup artist Andry Jose Hernández Romero this year’s honorary grand marshal A car towing a small motor home caught fire on the lower deck of the Bay Bridge Tuesday afternoon creating a traffic snarl that backed up into San Francisco Get the latest posts delivered right to your inbox Barmann is a fiction writer and web editor who's lived in San Francisco for 20+ years Get all the latest & greatest posts delivered straight to your inbox A Fillmore woman was sentenced to jail Tuesday for stealing more than $100,000 in a felony fraud case that involved COVID-19 relief funds had pleaded guilty in October to five felonies including two counts of grand theft along with counts of conspiracy presentation of a fraudulent claim and false personation the Ventura County District Attorney's Office said in a news release Prosecutors say Cornejo stole $70,000 from the county of Ventura and $25,000 from the state through a scheme involving her business The county had launched a business assistance grant program in June 2020 to help local companies impacted by the pandemic Cornejo submitted multiple fraudulent applications to the program She also stole $6,800 from two individuals who paid her a fee in advance to submit applications on their behalf The county's executive office discovered the fraud in October 2021 when they found suspicious documents in the grant applications including forged business certificates and doctored tax forms The Ventura County Sheriff's major crimes unit found Cornejo turned in multiple fraudulent applications She also charged victims to submit paperwork and took a portion of approved grants “The defendant stole tens of thousands of dollars from taxpayers and hardworking individuals lining her own pockets at the expense of those in real need,” said District Attorney Erik Nasarenko in a statement The case was prosecuted by Senior Deputy DA Howard Wise Cornejo was sentenced to 12 months in jail An additional 28 months in jail was suspended as part of felony probation terms She was also ordered to pay more than $92,000 in restitution to the county $25,000 to the state and $6,800 to two individual victims She remains housed at the county's Todd Road Jail facility outside Santa Paula Big-chain formula retail stores might soon be welcome again on Van Ness Avenue plus there’s now an added a carve-out to include the shuttered Fillmore Safeway too after the SF Board of Supervisors eliminated these formula retail restrictions Well, today the SF Board of Supervisors just unanimously approved lifting that formula retail ban from Van Ness Avenue. And they did also act to fill a high-profile vacancy in another neighborhood, amending the legislation to also include the recently shuttered Fillmore Safeway property at Webster and Ellis streets “Planning Department surveys found a 53% ground-floor commercial vacancy rate on Van Ness compared to the rest of the city’s 7.7% vacancy rate or even Union Square’s shockingly high 22% vacancy rate,” Sherrill said before the vote “The 50% vacancy rates on Van Ness are a crisis.” While the formula retail chains can currently get authorized for an exemption from the ban that authorization usually requires around seven to eight months of City Hall red tape “If we want a grocery store to replace a grocery store we should probably make it easier to open a grocery store,” Sherrill said Mahmood’s “Fillmore Safeway” loophole would apply to the whole city This lifting of formula retail restrictions needs a second reading (probably at next week’s board meeting) and also needs to be signed by the mayor to become law The Safeway situation is a little more complex. Safeway owns that property, Safeway is selling that property (in hopes of housing being built there) and Safeway is under no obligation to sell it with some grocery store tenants strings attached And those strings attached could complicate Safeway’s sale Mahmood told the Chronicle his office is in negotiations with Safeway to ensure a grocery tenant is included there Related: Supervisors Push to Lift Formula Retail Ban on Van Ness — What About Other Neighborhoods With Vacant Storefronts? supermarket at 1335 Webster St are already looking elsewhere for groceries Japantown and Western Addition residents to rally against the closure “The store is basically closed at this point.” Edgerly said the Safeway’s pharmacy is still operational Safeway employees have directed people to transfer their medications to nearby Walgreens pharmacies But the drugstore chain announced last week that it will close a dozen stores across San Francisco from Feb fewer than three weeks after the Safeway is set to shutter for good Two of those soon-to-close Walgreens — one at 1363 Divisadero St. — are within a 15-minute walk or bus ride of the Safeway has led to additional frustration from residents “We’ve definitely got to get a handle on this stuff,” he said Both former Supervisor Dean Preston and his successor said communications with Safeway and the real-estate agency have been limited since the initial closure announcement in January 2024 with a compromise to keep the site open yet to be found “We heard loud and clear from the community that they want transparency and they just want answers of what’s happened and being able to happen going forward,” Mahmood said The hearing wouldn’t delay or prevent the closure from going forward His goal is to bring together community members and City Hall departments to discuss what the short-term and long-term possibilities are for the site particularly as construction is not expected to begin right away for what Align has said previously will be a mixed-use development consisting of housing and commercial space San Francisco is hosting everything from lucha libre matches to day parties The worth of a typical home in San Francisco has trended differently than peers in other nearby counties  with the Japantown Task Force Board of Directors told The Examiner that local organizers have three ideas they’re aiming to bring to the hearing One is former Supervisor Preston’s eminent-domain proposal in which The City would purchase the property to turn it into a development featuring affordable housing and a grocery store we’re in support of The City taking eminent domain of the property or at least taking steps to try to negotiate regarding that,” Chan said But as The City faces an impending nearly $1 billion budget deficit he’s not sure how likely it is that proposal will fly The second idea is to install an interim market or grocery store which Chan said is possible once the sale to Align Real Estate is completed The City could negotiate an interim lease to use the property up until development starts Chan said San Francisco could follow its own precedent, pointing to a free Bayview-Hunters Point grocery store that opened last year in a 4,000-square-foot space “It’s supposed to be a more dignified alternative to a food pantry,” he said “I doubt that a private grocery store would move in for such a short term but this type of model is something that The City could do for one year The third possibility would be to use the parking lot of the Safeway as a space for farmers markets cultural events and other community activities and we don’t want it to become a blight on the community,” Chan said Chan said the site’s short-term future is a “dire issue” for the community and he’s hoping that some solutions will come out of the hearing The closing Safeway serves a large number of neighborhood seniors who are more in need of an immediate alternative Mahmood said that he’s already thinking of interim solutions for this part of the population such as shuttles to transport them to other stores and pharmacies “I think we have to approach all these conversations simultaneously and involve the community and make sure that they are abreast of those potential conversations,” he said the long holiday weekend focused on impaired driving The agency has been urging motorists to stay vigilant over the holidays when some are driving long distances and can become sleepy which can be as dangerous as driving impaired Tuesday's crash jammed the route for hours It closed the highway for about 50 minutes for the CHP investigation motorists were alternated along the westbound lanes All show was a kickoff for a tour of the US and Canada before heading to Europe for select dates the band includes Eric Drew Feldman (bass and keys) Rob Laufer is rounding out the live group on keys Tonight the band opens with three songs from Black’s first solo record “Every Time I Go Around Here” and “I Heard Ramona Sing” (described by Black as a love song to The Ramones) and it is the perfect appetizer before the main course of Teenager Black briefly tells the story of the bar where he and his brother hung out as teenagers playing the newly installed Pong video game and with one of the mightiest one-two punches to start an album “Whatever Happened to Pong” and “Thalassocracy” leap from the speakers tonight and Black stands sure-footed behind the mic ably keeping up with the pace of the rapid word flow while Workman is already bouncing up and down and throwing shapes “Abstract Plain” is introduced as a parenthetical number while “Calistan” is the first song of the night to show off Lyle Workman’s tight yet fluid playing “Speedy Marie” is a victim of barely perceptible keyboards which is a shame “Headache” gets the audience’s fists pumping singing at the top of their lungs about a science fiction story “Sir Rockaby” is gently and lovingly handled with Black even recreating the falsetto from the record one gets the idea that the numbers tonight are being handled caringly and enthusiastically by the band as if your talented neighbors are plugging in the amps for a jam in the basement raw opening of “Freedom Rock” signals that the autumnal feelings are over The Three Stooges get a rowdy salute on “Two Reelers” the band has shifted into fourth gear and are locked in with each other The languid “Fazer Eyes” finishes strong with another standout solo from Workman and then Black introduces “I Could Stay Here Forever” by saying “we still have a shitload to go” “Suprabound” again falls victim to the low volume of the keyboards but otherwise it’s a winner with its propulsive twang intact and when Black sings “the weather is really getting warm/I don’t know how this all got started” it’s entirely too prophetic Black talks about how the album was recorded during the middle of the Southern California fires of 1994 (along with an earthquake) It brings a temporary chill to the proceedings until “White Noisemaker” blasts off and “Pure Denizen of the Citizen’s Band” is a gleeful treat (recorded originally with the help of a citizen’s band radio) and as the last few songs of the album go by it’s easy to see that Lyle Workman has been the unsung hero of the night playing everything from understated lyrical lines to punchy distorted chords the band rips into “Czar” and “Ten Percenter” from the debut solo record rejoicing in the completion of playing an entire album all the way through all of which is a world away from the efficiently produced and immaculately played record but therein lies the charm of this opening night of the tour but that’s understandable considering it’s their first night and this lineup has not played live together for some years Let’s hope a decade does not pass before they do it again The Safeway supermarket at 1335 Webster St in the Western Addition has closed its doors Then-Supervisor Dean Preston during the Board of Supervisors meeting at City Hall on May 7 What happens at the Safeway site will reverberate for generations and our leaders should place people over profits City leaders are pretending to be powerless when it comes to saving the Fillmore’s only grocery store The defeatism reminds me of what the Democrats have been doing in Washington — capitulating to billionaires without a fight powerful people with selfish interests are trying to deal a death knell to the Fillmore by converting land — previously taken for pennies on the dollar from Black families during redevelopment and which has since the 1980s housed the neighborhood’s only full-service grocery store — into luxury housing that will be completely unaffordable to neighborhood residents The loss of this store is a devastating blow to the health of residents — especially the high concentration of seniors — who relied on the grocery store Without even attending a community meeting Safeway has yanked these critical services from the community to sell the land to a developer The City should take control of the land so it remains in service to the Black community — as well as the neighboring Japantown community and the many low-income senior residents — as a grocery store and housing that working-class San Franciscans in the neighborhood can afford The Board of Supervisors held a hearing last week — inexplicably without Safeway or its proposed buyer which recently shared its interest in operating a grocery store at the Safeway location former Mayor London Breed and her departments simply accepted that the grocery store would close and that Align Real Estate would be allowed to develop market-rate housing on this former redevelopment site When Safeway initially announced the closure Breed said that people — such as the seniors in Japantown and Fillmore — could just shop at the new Trader Joe’s a half-mile away in Hayes Valley City departments then held meetings not on how to change the course of these plans When community leaders made clear they were opposed to the plans they were sidelined and silenced by departments A jewelry store left the ailing mall recently and two more stores will soon as the mall’s roster of retailers dwindles  The City aims to encourage owners of certain vulnerable structures to carry out retrofits With neighborhood leaders, our office urged Safeway and Align to offer the community an opportunity to purchase the site for affordable housing and a grocery store, in accordance with a local law called the Community Opportunity to Purchase Act. They rejected the request they revealed that Breed’s office had advised them that they didn’t need to offer the community the right to purchase For over a year, Safeway and Align steadfastly refused repeated requests that they meet with the community. Even after passage of our Neighborhood Grocery Protection Act — which requires six-month notice of grocery store closure a community meeting and explorations of replacement grocery stores — Safeway has refused to meet with the community or work toward finding a new grocery store to take over the site In November 2024, our office, along with community leaders, issued a letter of inquiry to Mayor Breed urging The City to acquire the Safeway lot for a grocery store and housing affordable to Fillmore residents and displaced residents The letter urged the administration to commence negotiations and to consider using eminent domain if no deal could be reached the current mayor nor the district’s new supervisor has commented on this or commenced negotiations to acquire the site For an administration that wanted to shake things up and think outside the box allowing this plan to move forward is the opposite It is history repeating itself and doing immeasurable harm to the Fillmore Community groups are demanding The City step in and acquire the site for a grocery store and affordable housing using the power of eminent domain if necessary This would be a historic use of eminent domain: a tool that was once used to devastate the community being redeployed to protect it and reverse past harm Particularly given the history of this former redevelopment site and the financing available for this kind of project a major affordable and workforce-housing development with a ground-floor grocery would be a boon for the neighborhood The idea that The City is powerless in this situation is ridiculous Here are three of the many things the City could do: San Francisco recently took a symbolic stand in support of reparations but this is where the rubber hits the road Instead of rolling over and accepting defeat handing the fate of a precious Black neighborhood over to greedy private interests our leaders should take bold action to place people over profits What happens at the Fillmore Safeway site will reverberate for generations attorney and former District 5 representative on the San Francisco Board of Supervisors the mysterious evil investor buying property up and down Fillmore Street These reports haven’t been very clear on the details of my sinister plan but it sure does sound nefarious Read more: “Why I’m funding a $100 million project to revive Fillmore Street“ A former Fillmore planning commissioner who did not file necessary financial disclosure paperwork with California's Fair Political Practices Commission was fined $12,000 last year The commission’s case involving Miguel Magallanes remains open an FPPC spokesperson said in an email Tuesday Magallanes was appointed to a four-year term on the city's planning commission in May 2020 The fines pertain to required statements of economic interest from 2020 through 2022, according to commission documents The Form 700 paperwork filed annually by many elected and appointed public officials is meant to provide transparency and prevent conflicts of interest for those making decisions on public projects and spending Magallanes' last day as a commissioner was Jan New planning commissioners will be sworn in on Feb Magallanes did not respond to a voicemail or text message seeking comment He was appointed to the commission after a recommendation from former council member and mayor Tim Holmgren The city’s policy requires that the mayor recommend appointments following endorsement from the City Council ad hoc interview committee Fillmore follows FPCC guidelines and the state commission informed the city Magallanes had not turned in the required information The city reminded Magallanes about the paperwork and made phone calls to him “The city can provide reminders but has no control over whether a person will file the form or not,” she said “This ongoing obligation is explained to every person who is elected or appointed to a board during their onboarding process.”  Herrera-Terriquez said she was not aware of another similar case in her six years of working for the city The city has not spoken to Magallanes about the commission’s findings and Herrera-Terriquez declined to speak about the findings directly “We cannot provide any comments at this time as this is an ongoing investigation with FPCC enforcement,” she said Wes Woods II covers West County for the Ventura County Star.
