A new redesign has been revealed for 2 World Trade Center, the final supertall component of the 16-acre World Trade Center complex in Manhattan’s Financial District
Designed by Norman Foster of Foster + Partners and developed by Silverstein Properties
the skyscraper is now slated to stand 62 stories and 1,230 feet tall
1,348-foot-tall scope of the previous iteration
The building will yield 2.2 million square feet of office space and rise from a full-block property bounded by Vesey Street to the north
The main rendering above showcases the overall World Trade Center complex with 2 World Trade Center in the center
The scaled-back skyscraper is depicted culminating in a tall white spire
though apart from this the general design language has been left unchanged
This includes the signature use of stepped setbacks on the eastern elevation and staggered loggias on the western face
which will all make space for 12,000 square feet of landscaped terraces
The below image from across the Hudson River shows 2 World Trade Center’s roof level reaching approximately 1,100 feet
slightly higher than the 1,079-foot-tall parapet of RSHP’s 3 World Trade Center to the southeast
The following street-level perspective previews the complex from the intersection of Church and Dey Streets
offering a closer look at the stepped setbacks and horizontal-louvered façade
The staggered loggia cutouts in the southern elevation have been removed from the redesign
in favor of a largely uninterrupted glass curtain wall facing Santiago Calatrava’s Oculus transit hub
The tilt-shift perspective in this image makes the structure appear taller than 1 World Trade Center
but the building’s pared-down scope ensures that the structure will not compete with the focal point of the Lower Manhattan skyline

Office amenities at 2 World Trade Center are planned to include an indoor/outdoor auditorium and performance space
A cafe and dining accommodations will be located on the ground floor along with concierge services
A construction timeline for 2 World Trade Center will likely not be announced until Silverstein Properties is able to secure an anchor tenant for the building
The developer had been courting American Express to potentially fill this role
though no further news has emerged since last fall

they only recently completed the Perelman Center and Saint Nicholas Greek Orthodox Church
It fits in nicely with the surrounding architecture and the spire is a tasteful addition

a carefully sculpted mass but the building bottoms out into a giant clumsey-looking box as it extends eastward – not graceful

I had wished that Larry built an exact duplicate but taller twin towers at the site as a sign of American defiance and spirit

The updated design seems like it will be more respectful of WTC 1 in massing
They should have just built the Twin Towers again stronger and taller
NYC skyline used to look tough with the Twin Towers now it looks like it could be any other city
The terraces only draw attention to the uninspired stacked boxes that seem contrived and contribute to the cluttered mess of the area

One person is dead and 14 others injured when a house party in southeast Houston turned deadly early Sunday morning after gunfire erupted
According to CBS Houston affiliate KHOU
Assistant Chief Patricia Cantu said that emergency calls began flooding in around 12:50 a.m.
reporting gunshots at a residence in the area
Officers responding to the scene said they could still hear gunfire as they arrived
police discovered several people with gunshot wounds outside the house
Cantu stated that the incident started during a family gathering
when an individual who was not invited had been told to leave- and that person allegedly responded by opening fire
Others at the party reportedly drew their own weapons and returned fire
Cantu said there were multiple scenes officers were investigating
and many of those who were injured were scattered at various spots around the home where the party was happening
Members of the Houston Fire Department provided medical aid to victims in the parking lot of a nearby restaurant
and several of the injured were listed in critical condition and undergoing surgery
Some individuals took themselves to hospitals for treatment
Houston Police Department spokesperson Jody Silva said that
Police detained multiple people but were not immediately certain if they had the shooting suspect in custody as the investigation continued Sunday morning

Archaeologists in London have uncovered a section of Roman masonry that belongs to a nearly 2,000-year-old town hall
in what historians say is one of the most significant discoveries in the British capital since an ancient amphitheater was unearthed in the 1980s
and were particularly aware of this area's potential historical significance)
In the basement of that commercial building on Gracechurch Street
surrounded by high-rise towers filled with financial and insurance firms
exploratory pits two years ago until stone walls several feet thick and dozens of feet long were exposed
we hit a massive piece of masonry — it was about three or four feet wide," says Sophie Jackson
director of developer services at the Museum of London Archaeology
which represents part of the structure for the nave of this basilica
Jackson says the Roman building known as a basilica was a crucial component of any sizeable Roman settlement of that era
public bath or the fortified walls that ringed them
"It's the sort of heart of of any significant Roman town," according to Jackson
"It's where the administrative center [is]
it's where the magistrates sit — it's where all the big decisions are made
But it's also a place where merchants would come and do business."
What Jackson and other archaeologists and historians say is so extraordinary about the find is that the area has remained a commercial center for hundreds of years and been extensively rebuilt many times over since the Middle Ages

The New York City Police Department has opened a new World Trade Center (WTC) Command facility at 27 Cliff Street in Manhattan’s Financial District
replacing its previous headquarters at 16 Ericsson Place
Overseen by the NYPD’s Intelligence and Counterterrorism Bureau
the new facility was established to better support the unit responsible for safeguarding the 16-acre WTC campus
The project was completed in coordination with the Department of Citywide Administrative Services (DCAS) and various city real estate partners
The command includes 126 personnel led by Deputy Inspector Daniel Magee
with officers trained in active shooter response
Officers are deployed in both uniformed and plainclothes roles across key WTC locations
The updated facility features a range of operational and support spaces such as a muster room
A nearby enclosed garage at 80 John Street provides ten parking spaces with electric vehicle charging
Day-to-day responsibilities of the WTC Command include managing high-visibility security operations and deploying mobile surveillance units at major access points
The unit also supports security for annual events and large gatherings throughout the city
With an estimated 2.2 million yearly visitors to the 9/11 Memorial and Museum
and 300,000 daily visitors to the Oculus alone
the command plays a central role in counterterrorism and public safety at one of the city’s busiest and most sensitive sites

Printemps, the 160-year-old upscale French department store, opened its first U.S. location this morning at One Wall Street in Lower Manhattan’s Financial District
Designed by Laura Gonzalez in the style of a Parisian apartment
the 55,000-square-foot outpost spans two stories and is the final component in the transformation of the historic 564-foot-tall Art Deco skyscraper
which underwent an office-to-residential conversion that finished in 2023
as well as a Whole Foods Market and Life Time fitness facility in its base
Printemps is located along Broadway between Wall Street and Exchange Place
Shoppers enter along Broadway underneath an undulating metal canopy
then are immediately met with a series of colorful glass sculptures
titled “Odyssey of Nature’s Rebirth” by Christian Pellizzari
Across the front doors beyond the maximalist-style interiors is a Sneaker Room
featuring ceiling-mounted LED screens displaying hypnotizing abstract imagery
and acting as a niche that can transform into a meditation space
Printemps contains multiple food and beverage purveyors such as Café Jalu
an all-day café by Kent Hospitality Group and culinary director Chef Gregory Gourdet on the first level next the main entrance
Named after Printemps founders Jules and Augustine Jaluzot
Maison Passerelle (meaning “gateway house” in French)
is a forthcoming 85-seat fine dining restaurant by James Beard and Gregory Gourdet that will open on the ground level in mid-April and is aiming for a Michelin star

The flooring is one of the most eye-catching elements of the store’s design

leading directly into the Red Room (original entrance)
The store extends the whole block to Exchange
I went last Friday afternoon and there is a set of doors along Wall Street that lead to the Red Room
They also had a green carpet on the stairs
and floral displays on either side like the entrance along Broadway
I’m curious what happens to the owners’ HOA fees if this space (red room) is initially designed for the residents but is now converted to a department store’s common area

The 23rd-tallest building on our year-end construction countdown is 7 Platt Street, a 464-foot-tall mixed-use building in the Financial District of Lower Manhattan
Designed by Hill West Architects and developed by The Moinian Group
the 37-story structure will span 250,000 square feet and yield 250 rental apartments in studio- to two-bedroom layouts
including a penthouse residences with an accompanying penthouse lounge
as well as 43,740 square feet of retail space on the first five stories and 34 below-grade parking spaces
AECOM is the general contractor for the property
which is alternately addressed as 110 John Street and located on an interior lot bound by John Street to the north and Platt Street to the south
Construction topped out since our last update in late April
when the reinforced concrete superstructure had just surpassed the multi-story podium
Recent photos show the glass curtain wall enclosing the building above its midpoint
punctuated by a staggered pattern of recessed
Façade installation has yet to begin on the podium
which the main rendering depicts clad in less reflective glass than the tower above and framed by a grid of thick bronze mullions

The wildly popular Los Tacos No. 1, which opened on Church and Warren in fall 2019
has opened another location at 67 Exchange Place
The local chain was founded just over a decade ago in the incubator space at Chelsea Market by three friends from San Diego: Christian Pineda
Tyler Sanders and Kyle Cameron thought downtown Manhattan needed some authentic Mexican street food (that’s why there are no seats)
They were burned out on life as young architects moving documents around and making no money
went back to Tijuana and spent four months observing taqueros in Mexico – “we couldn’t touch
only watch,” Christian told me back in 2019 – and collecting family recipes
They went with Christian’s mother’s salsa (tomatoes
tacos from scratch – nothing produced in New York at that time was good enough — and $80k from Kyle’s father for seed money
“We had zero passion for the restaurant world on its own
but we had an educated palate,” said Christian
who of the three is the only Mexican — his parents grew up in Tijuana
The experience at Los Tacos is meant to precisely mimic the Mexican taco stand experience
if a stand is red and white then they only serve beef
you have to find a stand that is yellow and blue (“It’s sacred not to combine them.”)
The trio invented the veggie option of grilled cactus for the NYC market
“We are not reinventing the wheel,” Christian said
“The idea is to take a taco shack from Tijuana and with a crane

the 305-foot-tall structure will span 103,000 square feet and yield 62 condominium units in studio- to three-bedroom layouts
The building will also contain 19,000 square feet of office and retail space on the lower levels
The property is located at the intersection of Park Row and Ann Street
directly across from the southern tip of City Hall Park
More of the gray and sculpted beige façade panels have been installed across both sides of the reinforced concrete superstructure since our last update in early August
when crews were just beginning to attach the paneling between the grid of floor-to-ceiling windows
Recent photos show the façade covering much of the exterior around the four remaining construction hoists
including almost the entirety of the signature curved corner
Scaffolding and black netting shroud the uppermost floors and mechanical bulkhead above the main setback

5 stories shorter and 2 more setbacks would be more adequate and the Park Row Building would be more visible
that this almost 130 year old building is now hidden on all sides
(and yeah I know it’s design was intended to be)
unfortunately that area has gone to ……
This area (park row) is actually very nice and one of the best spots within Fidi (along with seaport district)
1 Park Row had a nice old facade matching the neighborhood
Anyone else find floor to ceiling windows totally creepy
I find them very modern and overall great idea for more sunlight and less electric lighting
I believe the building next to this was briefly the tallest in the world
It is a pleasant modern structure with dramatic views
A wall of apartments like on CPW and the lower scale of the new building preserves the visual interest of the two cupolas on the adjacent building from the southwest
dont cheap out and value engineer the rounded windows … looks so bad when its straight windows
with they add that separation to sorta bend it but not really
A rather simple aesthetic that looks pretty good
I do agree that the building should have been at least 10 or more stories higher but not bad
I hope that silvery protective film is removed from the curved windows
It looks like one of those funny circus mirrors
Let’s hope retail is not more of the heap souvenir shops
No crews’ fingerprints were found on the window panes

The next building on our Turkey Week rundown of stalled projects is 111 Washington Street, a 64-story residential skyscraper in Manhattan’s Financial District
Designed by Handel Architects and developed by Carlisle New York Apartments and Grubb Properties
which closed on a $48 million loan for the project last summer
the 820-foot-tall structure will span 326,221 square feet and yield 462 residential units
The property is alternately addressed as 8 Carlisle Street and located at the corner of Washington and Carlisle Streets
south of the nearby World Trade Center complex
Additional work has occurred on the foundations since our last update in early August
when crews were in the process of laying rebar for the slab and perimeter walls
Recent photographs show these elements largely completed
with additional bundles of rebar protruding where the inner substructure walls and columns will be located
All construction equipment has been removed from the site
and it is currently unclear when work will resume
No full-scale renderings have been revealed for 111 Washington Street apart from the header photo from the construction board
which previews the multi-story podium and its stepped corner void surrounding the entrance
The tower appears to be clad in a glass curtain wall with a dense grid of white mullions
though only the first few stories are visible in the image
Planned residential amenities include a fitness center
an outdoor rooftop terrace with entertainment spaces
Additional amenities will include a full-time doorman
The closest subways from the corner property are the 1 train at the Rector Street station to the south along Greenwich Street
the R and W trains at the Rector Street station at Trinity Place
and the 4 and 5 trains at the Wall Street station on Broadway
111 Washington Street’s anticipated completion date was originally scheduled for the summer of 2026
A revised timetable has not been announced

Continuing our Turkey Week list of stalled projects is Seaport Residences, a 60-story residential skyscraper at 161 Maiden Lane along the border of Lower Manhattan’s Financial District and the South Street Seaport District
Designed by Hill West Architects and developed by Fortis Property Group
was planned to span 200,000 square feet and yield 80 condominium units
The property stands on a narrow rectangular lot bound by South Street and Maiden Lane
directly across from FDR Drive and the East River
Recent photos show the skyscraper unchanged since 2019, when work stalled indefinitely. The topped-out reinforced concrete superstructure stands largely exposed, with the glass curtain wall installed in disjoined sections across the slender eastern elevation and lower levels of the broad southern face. Like the nearby 45 Park Place
the only addition during Seaport Residences’ half decade of inactivity is a graffiti tag near the pinnacle on its northern profile
a glaring emblem of the project’s neglected state
The project was beset with problems and delays from as early as 2017
when the Department of Buildings issued ten code violations against the building’s original general contractor Pizzarotti
an employee of the concrete subcontractor fell to his death from the 29th floor
including one from a mishap that resulted in concrete being poured onto the street from the 34th story
and no progress has occurred on the exterior since then
Fortis Property Group originally acquired the property for $64 million and was anticipating a condominium sellout of $272 million
It still remains unclear if work on Seaport Residences will ever resume
Just add some cardboard or folded paper under the sign that is leaning and that should sturdy it up
Unclear if it’s ever going to finish
and be finished at more realistic prices or as a rental
The Geary building on Spruce St a few blocks away
developer renegotiated the labor rates with the unions building it
This building is not a failed condo project
So NYC faces a daunting housing supply shortage and this building will sit forever half built
this forever ‘stalled’ tower gives the skyline an in-progress dynamic 😀
Unless the 3″ lean can somehow be corrected
and experience with similar problems at the Millennium Tower in San Francisco shows this will be very hard and expensive
Maybe a future developer of the site could get it for free
or even subsidized to pay for the demolition
Who will pay for that will be the ultimate decision of the courts
but no building this size in this location can be allowed to lean like that
of “bog,” and an undetermined depth of compacted sand and gravel
The bog has continued to compress leading to subsidence
The building is on wooden pilings and has not moved
things directly on the soil have shifted over the years
There is likely no reason to think the Maiden Lane building will stabilize if it is made heavier
The land beneath is late 18th century ‘landfill.’ In fact
it is landfill from South Street to Water Street
As my sister likes to say when things like this happen
Perhaps developers need to get their heads out of their “butts.”

Cudos to those drawing parallels with the Pisa tower
San Francisco nightmare and common subsidence over naturally unstable ground
Developers have known projects like this don’t work
but greed and delusion are powerfully motivators
There’s a reason Manhattan’s towers are built into granite bedrock or have piling that go into said bedrock
A fool’s project that would have duped ignorant buyers
We should be thankful it stalled and insist on a solution soon
This is a great opportunity to tear that outsized monstrosity down
So… Leaning Tower of Pisa is off by about 4 degrees
My quick math makes Maiden Lane off by 0.0214 degrees
Would a marble roll north on the ‘level’ floor
You bring an excellent point about the lean being minor
But these are expensive units and after the Millenium Tower fiasco
I don’t think people want to invest in towers built on infill that sit on slabs instead of the traditional pilings which help stabilize the building
the Millenium tower had leans over 30 inches at one point (which is still relatively small compared with the Pisa tower.)
Concrete floors and support columns cracked and some windows fell out
There is no way of knowing if this building will do the same
the ground underneath will compact and if it does so unevenly
I like the idea of investing 5-20 million dollars into this gamble
Creating smaller rentals may indeed be the solution
The building is unlikely to fall over at any point and rentals put one investor at risk but also allow a more plausible return on equity
the price isn’t where it needs to be yet
we know about subsidence issues and while I think an engineering solution is a worthy idea
I wouldn’t want to be yet another buyer of a property built on unstable soil
One more thought: did you know the Willis (Sears) Tower in Chicago tilts
Engineers knew it would because the foundation has too much weight on the side of the tower with the taller units
The building was designed with this in mind
all I can see is that it should have a solid base

Police on Tuesday continued to investigate the fatal stabbing of a 17-year-old in Lower Manhattan’s Financial District
releasing surveillance footage and images of three men they identified as suspects in the killing
The incident happened last Thursday around 7:40 p.m
Officials identified the victim as Yeremi Colino and said an 18-year-old he was with was stabbed and injured
Police on Tuesday said the suspects had a verbal dispute with the two teenagers before the stabbings
adding that they do not currently believe the groups knew each other
The suspects punched and kicked Colino before one of them stabbed him in the chest with a knife
Colino was taken to Bellevue Hospital and pronounced dead
asked the teens if they spoke English before stabbing them
Mayor Eric Adams cast doubt on that at a press conference
saying it “wasn’t in any documentation or any of the interviews” around the incident
The NYPD is not yet investigating the incident as a hate crime
They said Colino lived at the Roosevelt Hotel migrant shelter in Midtown
but they did not confirm his immigration status
According to police, the suspects fled west on Broadway into the Fulton Street subway station after the incident. NYPD data shows homicides are statistically rare in its 1st Precinct, where the stabbings happened. So far this year, there were three murders in the precinct through Dec. 1, compared to zero in the same period last year.
This is a developing story based on preliminary police information and may be updated.
