GLASSBORO — A townhome development that borough officials see as a “model for downtown revitalization” starts construction in earnest in April
with a projection to deliver the first duplex in early 2026
The Residences at Academy Row is going onto vacant lots formerly owned by the borough off East High Street and South Academy Street
An eventual total of 46 duplex townhomes are to offer a total of 92 residential units — a concept that borough planners approved in January
Developers joined with Glassboro and Gloucester County officials at a groundbreaking ceremony on Friday
South Academy Street already has been closed for some time
and some preliminary ground preparation is already complete

opened the March 28 ceremony by expressing thanks for the assistance that borough officials have given
"People want to work and play where they live," Cifelli said
"And this is going to give individuals that opportunity
Our development is going to include 92 condominium homes
full bathrooms; two beaded parking spots."
Cifelli said the project real estate team already is seeing significant demand
we’re hoping and expecting this to sell out in two and a half
"And we look not only to complete this successfully
but also maintain the relationship and continue to find other projects and continue to be part of the community."
Wallace said that he expects Academy Row to boost existing downtown businesses and attract new ones
The site is in short walking distance to the municipal building
and just slightly farther from the Rowan University campus
"This development embodies Glassboro’s vison of creating a dynamic corridor in the heart of our downtown area," Wallace said
Councilwoman Daniele Brida Spence echoed Wallace's optimism regarding the project
“It’s not just the physical structures — it represents progress
A smaller version of this project cleared the planning board in April of last year
The first design was for only 38 duplexes and 76 total residential units
with the ground units starting at $350,000 for sale
Work on a first phase had been projected to start last summer
the corporation formed to apply for the project
Borough planners reviewed the new plan in January
members of the planning board are to review a revised plan dealing just with the third construction site
Building sites one and two are on the west side of Academy Street
Site three is on the east side of Academy Street
The property is in the downtown’s redevelopment zone
Woods Glassboro Properties LLC is associated with Genco Development
a company with diverse interests but a core focus on multi-family housing development
Buyers are to own their units as condominiums
A homeowner association is to ultimately take ownership of the property itself and oversee maintenance

Police added that two young children were with Fernandez and surveillance video shows one of them pulling down Fernandez’s arm to get him to put the gun away
everyone involved in the incident had left
Fernandez went to the Glassboro police station the following day
to speak with the detective heading an investigation of what happened
He was charged with second-degree counts of unlawful possession of a weapon and possession of a weapon for an unlawful purpose
Police said Fernandez did not have a concealed carry permit or registered firearms
He was released on a summons pending a court date

A brush fire ignited on the train tracks behind Glassboro High School on April 17
The fire was later extinguished by the Glassboro Fire Department
The fire, which first began in Wenonah, was caused due to sparks created by the brakes on a passing train locking up. The train was ultimately stopped in Clayton, according to a statement posted on Facebook by the Glassboro Police Department
“Emergency personnel are currently investigating numerous brush fires along the railroad tracks on the West side of Glassboro
We are trying to determine the exact source and mitigate the situation as soon as possible,” the statement said
The train is owned and operated by Conrail, an American rail line company. Headquartered in Mount Laurel, they operate networks including one in South Jersey. The Vineland Secondary line
runs from Millville to the Pavonia Yard in Camden
The train whose breaks locked and created the sparks
was believed to have passed behind the high school on this line between 1-2p.m.
according to Glassboro High School grounds supervisor Sam Panarello
Panarello and his colleagues went to Wawa to grab coffee before they realized the fire was ongoing behind the high school
“When we came back we saw that the fire was burning,” Panarello said
The Whit reached out to Conrail about their train that sparked the brush fire
but they had limited information and were unable to provide a statement at the time
Glassboro is currently experiencing a moderate drought
The 20-25mph winds and low humidity recently created conditions that could potentially induce a brush fire
“As far as the conditions today [April 17] it’s fairly dry out there [Glassboro],” Staarmann said
Glassboro High School was put on lockdown shortly after the fire started
where students and staff were quickly told to evacuate
according to Glassboro High School social studies teacher
“They [administration] put us in a lockdown and then told us to leave,” Supczenski said
was inside the school when the fire broke out
“I found out from one of my friends that texted in the group chat
there’s a big fire outside,’ and everyone was freaking out inside the building,” Velasquez said
There have been no injuries reported and an investigation by officials is still ongoing

After a three years retail absence from their hometown of Glassboro
Liscio’s today announced their new Retail Bakery and Deli in Glassboro opens on April 1st
Located at 557 N Delsea Drive the new bakery sits between Delsea and Main Street
The Liscio’s building was previously a Save-A-Lot grocery store
We’ve been following plans for the new location since the Summer of 2023 when the Liscio’s retail store was first approved by Glassboro
They previously had a retail presence further south on Delsea but that location was closed when the extended property was sold
Liscio’s is a large South Jersey bakery distributing their rolls and other baked goods throughout the South Jersey and Philadelphia region
and they are even the official rolls of the Philadelphia Phillies at Citizens Bank Park
But they still hold on to their more humble beginnings which started 30 years ago in a small bakery and store in Sicklerville Cross Keys
Truly appreciating old-school smalltown direct customer sales and interactions
Liscio’s maintains retail bakery and deli locations in Sicklerville and Washington Township (Wedgewood)… and the new Glassboro location will be the third retail location
But clearly with the new Delsea Drive Liscio’s retail store there is something different in the mix
At 22,000 square feet it is significantly larger and is reported to offer its own extended on-site bakery operations
I don’t believe management has fully divulged all of the surprises in store for customers visiting the new Glassboro location
I’ll be back for the opening… or maybe before

EAST RUTHERFORD — Amari Sabb walked out onto the field at MetLife Stadium before the most important game of his young life and “just knew”
I knew we were born for this moment,” the junior said
the Glassboro High School football team put together an awe-inspiring performance during a 56-14 win over Cedar Grove
earning the program’s first-ever state title
Included on what might have been the best game played on this turf all season
the Bulldogs’ effort was highlighted by Kenny Smith’s career-best 402 rushing yards and four touchdowns while the defense forced three turnovers
Glassboro scored the final 49 points of the game
forcing a mercy-rule running clock in the third quarter
The Bulldogs finished the season a perfect 13-0 — the sixth time in program history with an undefeated record
“We worked so hard to get here and to finally get it
it’s the best feeling I’ve ever had,” Sabb said
We wanted to play a full four quarters and that’s what we did
It was a special moment for Glassboro head coach Timmy Breaker
who also played on two undefeated teams during his playing days at GHS (2007 and 2008)
“It’s kind of a full-circle moment for me,” Breaker said
“To be the first in history (to win a state title at Glassboro) and to be the coach
These boys are going to go down in history for sure
All week we wanted to be physical and the boys accepted the challenge.”
Glassboro compiled so many highlights that they probably couldn’t all fit in a SportsCenter Top 10 segment
if not the most productive and entertaining performances in New Jersey state final history
The senior ripped off two 80-yard touchdown runs
including one on the opening play from scrimmage in the second half
who had 180 rushing yards in the first half
play in a big game like this and make plays
I’ve got to show up in big games like this.”
Smith’s 402 yards is the seventh best single-game total in South Jersey history
according to football historian Chuck Langerman
Glassboro graduate and former Philadelphia Eagle Corey Clement holds the South Jersey record with 478 in 2012
Smith also surpassed the 5,000-yard mark for his career
He’s the sixth player in South Jersey to accomplish the feat and the first in 12 years when Clement broke the mark
Smith’s final rushing total of 5,383 ranks second on South Jersey’s all-time list
Smith had to sit out the first three games this fall because of the NJSIAA transfer rules or he might have made a run at Clement’s record
Glassboro’s Xavier Sabb had one of the best catch-and-runs of the season when he weaved his way through what looked like the entire Cedar Grove defense on his way to a 55-yard touchdown
The score gave Glassboro another huge boost with 30 second left in the first half as well as a 35-14 lead
Glassboro’s defense provided plenty of highlights as well
Sophomore cornerback Kenny Johnson delivered the game's biggest hit
putting a Cedar Grove receiver on the turf in the first quarter
It was a tackle that appeared to take the wind out of the Panthers
“Absolutely,” Breaker said when asked if Johnson’s hit was a game changer
“He made a big play on a knockdown (the previous play) and came back with a big hit
Johnson said he “felt it” about the strength of the hit as well as the importance of it
“We pride ourselves on being physical," Johnson said
"The coaches emphasize effort and physical play in practice
Cedar Grove (13-1) scored on its first two possessions and held a 14-8 lead
but the Panthers were held to just 112 yards the rest of the way
while Barr and Xavier Sabb each had interceptions
but it was called back because of a penalty
“We knew our defense was going to be challenged and it was,” Simmons said
Glassboro advanced to the state final last season
losing 24-6 to Mountain Lakes at Rutgers University
The game helped sparked the fire and provided much-needed experienced for the Bulldogs in their return trip to the big game
“Experience and preparation,” Breaker said about the big factors for his squad this season
Breaker also said his team was fired up to play
Game notesOn playing at the home of the New York Giants and New York Jets
from you’re 5 years old all they way up until you’re done playing.”
Glassboro quarterback Jack O’Connell completed 12 of 14 passes for 145 yards and two touchdowns
The Bulldogs racked up 597 yards of total offense and scored 49 offensive points on 41 plays
The Bulldogs finished with 508 points this season
breaking the old school record of 478 set back in 2008
The point total also ranks 14th on South Jersey’s all-time list
Glassboro’s six undefeated seasons occurred after the NJSIAA developed the playoff system in 1974

GLASSBORO — Demolition was carried out this week on the former Foster's Glassboro store
The work was part of a plan that borough officials approved last year to open a retail “adult use” cannabis dispensary in an adjacent industrial building
Foster’s was a family-owned party supply and home décor store at 210 E
It had operated since 1965 before ownership announced it was closing approximately two years ago
planning board officials approved an application from Altius NJ LLC to open a 6,582-square-foot dispensary here
The site plan identified the store for demolition

An existing driveway off Charlotte Avenue is being moved south
away from the intersection with East New Street
a representative of Altius and owner of a similar Illinois dispensary
testified at the board hearing that Altius was leasing the properties with an option to purchase
Tax records show the two properties are owned by KPalm Enterprises LLC of Sewell and amount to approximately 1.21 acres in total
The operating hours of the dispensary are to be 9 a.m
Gasner said nondescript vehicles will deliver products
Customers may pick up their purchases in sealed containers
The store is also to have an air filtration system to reduce odors
The business is in the Highway Automotive District

Board members approved the company to set up a bakery and retail store in the former Save A Lot supermarket at 555/557 Delsea Drive
A parking lot view of the former Save A Lot supermarket at 555/557 North Delsea Drive
Construction activity started recently at the long-closed store
Earlier this morning Liscio’s opened the doors to their new Glassboro Retail Bakery & Deli
delighting customers who were excited to see them return after a three-year absence from their homebase town
The new location on Delsea Drive is BIG… offering plenty of space for customers to shop
a significantly longer counter area which spaces out the ordering areas as well as tons of parking
The menu in Glassboro has also expanded to include the all-new Main Street Grille which offers hot food items including cheesesteaks
roast beef and pork… even Buffalo Wings and French Fries
I stopped in this morning completely unannounced and when I was brought to the back to meet founder and co-owner James Liscio… there he was at the new grill making delicious breakfast sandwiches. Now that’s an owner who stays “hands on” in the business
But that may also be because the five Liscio family sons have found their own key areas within the business to manage
positioning James and his wife Jean Marie to look forward to a not-too-far-off future featuring more travel
While co-owner Charles Vilotti was as the main office when I visited
it was James and Jean Marie who gave me the full tour this morning… and I know customers will agree that the new location was well worth the wait!
Developed in a building which previously housed a Save-A-Lot grocery store
the large 22,000 square foot space provided the Liscio Bakery team with a lot of design freedom to create a better shopping experience for their customers
as well as a smarter centralized baking/Kitchen system to support all three stores
Not only is Liscio’s Glassboro now their largest and most spacious retail location of the three
they were also able to create a central bakery and kitchen in the back which supports all of their locations with delicious cakes
Liscio’s is owned by James and partner Charles who joined together in 2001 to take the then smaller beloved bakery to the next level… which today includes a massive 150,000 square foot production bakery facility on Ellis Street in Glassboro
and retail locations in Sicklerville and Washington Township (along with the new Glassboro location)
Walking into Liscio’s Glassboro the first time you’ll immediately notice how much more spacious it is than their other two locations
Factor in the high ceilings and the front wall of glass
it just feels more comfortable and inviting… and that extra space absolutely provides a better customer shopping experience
while I didn’t ask for specific measurements
the counter area is huge and runs along two long walls… likely over 120-feet long. Offering their amazing breads
in a configuration that won’t have you tripping over other customers to place your order
And the open retail floor area of Glassboro provides several rows of merchandise including prepared cakes
To give a sense of the size of the new Glassboro location
I shop at the Washington Twp location and I bet you could easily fit TEN of the Sewell retail area inside the Glassboro front customer space! (Incidentally
up next for Liscio’s is a full remodel of the Washington Twp store including a larger customer area!)
Liscio’s started as a bread/bakery business but read any social media conversation on “who has the best hoagies” and the comments always include several suggestions of Liscio’s… and their pizzas are also top sellers
Plus all of the salads are made in the store also… with many items coming from recipes passed down from family and friends
“Julie’s Chicken Salad” is named for the mother of one of the employees
With the expanded space in Glassboro they are also offering an expanded menu… as mentioned a new grill and fryer installation means you can now order delicious hot food
Glassboro is the first Liscio’s retail location with a full grill and fryers
offering a variety of sandwiches including cheesesteaks
meatball… and even delicious Buffalo Wings
James says the Diablo Turkey Hoagie has always been one of their best sellers
so he created a Diablo cheese sauce for a Diablo Cheesesteak which is already gaining rave reviews from employees and friends
He can’t wait for customers to try it… just don’t ask what kind of rolls they use
Liscio’s Glassboro also offers a selection of gourmet food products
and James tries to utilize local suppliers wherever he can
shoppers can find Homemade Authentic Italian Sauces from Gloucester County’s Visceglia’s
or pasta products from P&S Ravioli out of Philadelphia
Another new menu addition that is coming soon are Ice Cream Cakes! Yes Liscio’s will be making their own fresh ice cream in the building
and using their skilled decorating team to create the perfect ice cream party cake
(Ice cream will only be available for the cakes)
Which leads us back to the plan of creating this larger Glassboro location as a central main hub to support the other retail stores
previously cakes were made in one location
and baking all of the sweet treat pastries to support the locations was just getting too cramped
In the spacious back bakery area of Glassboro
Liscio’s has been able to bring everything into one large open space to support all retail locations (cake decorating takes place in a separate isolated space behind the counter area)
and then under the same roof the skilled decorating team as they were decorating Easter themed cakes
With the other two locations just a few minutes away
it’s very easy for Liscio’s to deliver freshly made products to all of locations
It’s an impressive and equally spacious large backey and kitchen area… seemingly sized to support additional growth in retail locations
I joked with James about that and he responded “well that’s not up to me! I’m leaving decision for my boys. I’m looking forward to putting more time into my family
traveling and vising the Jersey shore”
In chatting with James and Jean Marie there was one key aspect of the business’ success that they kept coming back to over and over again… Family
“Family” means both the loyal staff who truly enjoy coming to work every day and being a part of the Liscio family… as well as the five sons who are all fully involved in key aspects of the Liscio business areas
As we move throughout the facility James introduced me to many of his employees
all of whom had many years of being part of the Liscio team
James not only credits the team for contributing to the Liscio Bakery success… he was also very honest about the challenges the business faced during the tough pandemic years
and gives 100% of the credit for the business surviving during those tough business years on the hard work
loyalty and love that his extended Liscio Family brings
James would point out how long they have been working Liscio’s
all with significant number of years at Liscio’s
All of the key leads have been there at least 20 years it seems
One example is I got to meet the head of the distribution team which delivers rolls throughout the entire Delaware Valley… He started out as a pastry chef in one of the retail stores and now manages one of the key aspects of the Liscio’s business
Jean Marie remembers when James started out with that first small bakery 30 years ago
and James was mostly a one-man-show in operating the bakery
But over the decades of growing a family and business
the kid’s saw the bakery as a second home
Things are different today with a large dedicated team
and the Liscio’s sons each finding their own key areas of expertise in the business
Jean Marie says she has always told her sons that the bakery was their father’s dream
and it doesn’t need to be there dream also
In my tour through the facility I got to meet all five sons; James
Joseph and Christopher… Just like their mother and father they’re all awesome people who are also driven on providing the best product and customer experience at Liscio’s
I find it interesting how each of the son’s found their own core area to become experts in
It’s almost like when the parents are musicians and the kid’s grew up surrounded by music
The family starts a band and somehow each kid ends up becoming experts at their own instrument; guitar
the five sons grew up in the bakery business and have found their own areas of expertise at the family business
The two oldest are involved in the core operations including the larger 150,000 square foot production facility on Ellis Street
Another son is in financial aspects of the business
and another son gravitated towards procurement which also included buying all of the materials for the new Glassboro location
After meeting the whole family and hearing about how they go about business
putting their customers and the team first… and then meeting the sons who are already positioned to operate the business…
… I 1000% believe that James and Jean Marie will be able to enjoy that next chapter of life with more travel and family
But I also fully expect when I stop back to the Glassboro location next time I’ll find James putting product on shelves
taking customer orders behind the counter… or making a delicious Diablo Cheesesteak

GLASSBORO - One of the "Headbangers" on Glassboro High's stifling defense
Brandon Simmons plays his part with a passion
"I feel like the villain on defense," the junior said
I like messing up what (the opponent) drew up all week."
Simmons and his counterparts smothered Schalick's attack from the start on Friday night
helping to lock down a dominant 40-9 win in the South Jersey Group 1 championship game

everybody flying to the ball and everybody picking each other up
Glassboro put the squeeze on visiting Schalick
as the top-seeded Bulldogs (11-0) muscled their way to a second straight sectional title
The victory advances the Bulldogs to a state semifinal rematch with Woodstown
Glassboro defeated Woodstown 14-10 in the state semis before falling to Mountain Lakes in the state final
Simmons said he and his teammates feel they have unfinished business
"This is the closest the team has ever been," Simmons said
"And the majority of the team has been together since we were five years old
Setting the toneSchalick was held to just a one first down in the opening quarter
He invaded the Cougars' backfield multiple times and would rack up 11 tackles in the contest
Even if it wasn't me making the final tackle
it was somebody else that I set up," he said
That's the best thing - if you don't get the tackle
And that's what I love about this team so much
"Brandon is Brandon," Glassboro head coach Timmy Breaker said
They have their own little group called the Headbangers
Glassboro's defense helped key a 27-3 lead by the break
"Setting the tone like that just finishes teams," Simmons said
"It prevents them from playing their game."
After surrendering a touchdown in the third quarter
Glassboro's defense closed out the contest with not only one exclamation point
but two: Davon Barr returned a fumble 33 yards for a touchdown and Xavier Sabb scored on a 38-yard interception return
you know the true potential of everybody," Simmons said
"When you see somebody playing a little bit off
It's easier to understand each other's flaws and it makes us a better team."
Quite a runSecond-seeded Schalick (8-4) saw its season come to a close
but the Cougars kept battling throughout.Hunter Dragotta booted a 30-yard field goal to put the Cougars on the board in the second quarter and Jase Volovar caught a 2-yard touchdown pass from quarterback Kenai Simmons to cap a 10-play drive in the third quarter
Play of the GameAfter Schalick gained a little bit of momentum with a field goal in the second quarter
Glassboro answered with consecutive touchdowns
the second on a pretty 29-yard pass play orchestrated by quarterback Jack O'Connell and wide receiver Amari Sabb
That connection provided a 27-3 cushion at halftime
Xavier Sabb provided an immediate jolt for the title-hungry Bulldogs
scoring on a 16-yard reverse on Glassboro's first play from scrimmage
The speedy sophomore also scored on a 29-yard pass from O'Connell then ran in the two-point conversion to make it 14-0 Glassboro in the opening moments
Sabb continued his dynamic performance with a 38-yard interception return for a touchdown in the fourth quarter
O'Connell calmly directed the Bulldog attack
tossing a pair of touchdown passes with no interceptions
He finished with 159 yards through the air and added 23 yards with his legs
Kenny Smith was his usual versatile self for Glassboro
scoring on a 1-yard touchdown run and also adding a pair of timely receptions
Breaker on his team claiming its second straight South Jersey crown: "Back to back is special
They etched and sketched themselves into history
They brought a Glassboro brand of football."

the Rowan University Board of Trustees approved the funding of an additional Glassboro police officer and firefighter
Rowan will directly support the salaries of four Glassboro police officers and three firefighters
Rowan began to support the municipal police department in 2012 and the fire department in 2023
Rowan purchased a firetruck for Glassboro to better navigate campus roadways.
Combined with its support of Glassboro’s police and firefighting departments
Rowan pays more than $3 million in taxes and payments to the borough annually.
The Rowan University Police Department includes 25 police officers and 28 full- and part-time security personnel to serve the approximately 18,000 students who attend classes weekly and the approximately 3,500 employees who work on its Glassboro campus
The borough and university police departments work together year-round to address needs in neighborhoods surrounding the campus
“We recognize that our growth impacts Glassboro in ways that may not be so obvious
We are proud to continue collaborating with our borough neighbors and leadership to support vital services for our combined community,” said Rowan University President Ali Houshmand
This takes into consideration the buying power of students
employees and visitors who live in and visit Glassboro every day and the additional jobs that have been created and are sustained beyond the university because of Rowan’s activities
Glassboro School District constructed a new elementary school
putting its 100-year-old Academy Street School up for sale
Located just off High Street near its once-vibrant downtown
Rowan purchased the historic school building in 2001 and refurbished it for $4.3 million
The goal was to lease the building to local businesses which
would create the employee density needed to attract new investors to the then-vacant High Street storefronts
While the project did not generate lasting new businesses
The mixed-use corridor is a model public-private partnership between private investors
What was once 26 acres of mostly rental housing previously generated approximately $225,000 in taxes annually for Glassboro
Rowan Boulevard generates more than $4 million annually
Rowan again invested in the borough in 2022 with the purchase of the Glassboro Intermediate School for $3.2 million
which provided much-needed funds to Glassboro School District
The nearly 95-year-old building will require an estimated $20 million to renovate.
“Rowan University has grown from a well-respected regional college to a top 100 public national research university in little more than a decade,” said Houshmand
“Our transformation would not have been possible without Glassboro’s partnership and the vision of its leadership.”

With “smashing” success in Runnemede, after less than a year open SmashBros is expanding to a new Glassboro location which opens this Saturday March 1st at 11am. To be clear, Runnemede is staying open and Glassboro is a second location
wings and more… and with their original 500 square foot Runnemede location they may just be one of the highest-volume restaurants (per square foot) in South Jersey…
the CEO of a large food supplier was chatting with the SmashBros owners “With you’re level of volume
one… and it’s 500 square feet in size”. (more below)
The brothers who created SmashBros are looking forward to bringing their fresh and delicious food to Glassboro… while also picking up something they don’t have enough of in Runnemede. Space
Yesterday I caught up with brothers Moe and Fahmi at their ”Opening Very Soon” Glassboro location
and they shared with me the incredible success they’ve achieved in Runnemede
as well as what is new with their much larger Glassboro location
For Glassboro they take over a space which offers a bigger kitchen
more parking… and a dining area which comfortably seats about two dozen customers (which is something they could not offer at Runnemede)
The location is directly on Delsea Drive in a free-standing building in front of the DoubleTree Center (Aldi/Goodwill). Previously the unit was home to Oliver’s Twist restaurant
You can park in front of the restaurant or immediately next door at the TD Bank extended parking area
Opening day festivities in Glassboro this Saturday feature free Double-Bro burgers to the first 100 customers
an exciting giveaway of a television and video game systems
Yesterday the brothers gave me a full preview of the new Glassboro restaurant which has gotten a full bold remodel featuring bright graphics and art
As you look at the photos here keep in mind that things were only 90% done for my visit… going up this week are wallpaper
The guys are incredibly excited to bring their fresh and delicious food to Glassboro
but honestly I think there’s as much excitement regarding the design of the new Delsea Drive location and the space that comes along with it
delicious recipes and fair prices for their success.
Moe says he’d be willing to help other small businesses with their marketing
If you aren’t familiar with SmashBros it seems they are doing things VERY right!
I knew the brothers were absolutely crushing it in Runnemede. In fact more than once this past year OTHER restaurant owners have mentioned to me “hey Mark
you hear what’s going on at SmashBros
Those guys are killing-it over there”
But I still wasn’t ready for the stories that Moe and Fahmi were about to tell me
From a small 500sf building in Runnemede with a kitchen likely half that size
the brothers are hitting sales numbers that a full-service restaurant of 2,500 square feet would love to have
Fahmi tells me this past Saturday they sold a record number of burgers… 1,246 burgers total in a single 11-hour day… 113 burgers PER HOUR
Basically a burger every 30 seconds
I don’t think McDonald’s sells burgers that fast
And consider at the same time SmashBros is also selling hundreds of cheesesteaks
The brothers also shared with me their sales numbers for the first year (which hasn’t ended yet) and when I compared it to national average store sales for restaurant chains… the sales at the little Runnemede Smash Bros starts getting close to the average store sales of Taco Bell
From only 500 square feet… and not even open a year
That limited space in Runnemede has it’s challenges but there is a plus in that it means the freshest ingredients
There just isn’t room to store more than what is needed for each day
Consider just those 1,200 burgers means 20 large trays of rolls and hundreds of pounds of beef for one day
So with limited storage space SmashBros Runnemede gets deliveries every day… and many times multiple deliveries a day
Their beef for example is “prepared” at their supplier the day before and delivered the next morning to SmashBros… which is then making it onto a burger or cheesesteak that same day of delivery. Now that is fresh. And many weekends they get a second delivery for the day
Another win for that smaller Runnemede location is it really drives Delivery Service sales. Moe and Fahmi tell me that in the area their DoorDash sales are greater than Chick-fil-A and McDonald’s
It gets better… they say if you added up the DoorDash sales for the FOUR McDonald’s locations closest to SmashBros Runnemede
SmashBros and their 500 square feet beats them all… I mean… all four McDonald’s combined
And now that delicious food and excitement opens in Glassboro in just four days
These guys are definitely doing something right

Insomnia Cookies has opened at Rowan University’s busy Boulevard in Glassboro
offering freshly baked cookies as well as delicious ice cream… and yes
putting the two together they offer amazing ice cream cookie “Wiches”
42Freeway first wrote about the plans for this Insomnia Cookies back in December of 2024
which is located in the Whitney Center Building of the popular Rowan Boulevard complex of shops and housing
Located between Yogo Factory and Oishii Ramen (near the circle)
Insomnia Cookies is not a large spot so it’s possible you could walk right past
with plenty of room for them to bake cookies on site
Insomnia Cookies is primarily a takeout and delivery cookie shop
but they do offer some seating inside the space with two counter areas with several tall stools offered
I stopped in on Monday Night to see a steady stream of Rowan Students stopping in for delicious cookies which are available in two sizes; a more classic sized cookie and a deluxe larger cookie
They even offer chocolate chip brownies and chunks squares … and its likely not surprising to see cookie cakes on the menu which come in 6 and 10 inch sizes
I bought a six-pack of the classic sized cookies which I ended up sharing with several Rowan students
who gave me their feedback on the brand. Right now along with several of their classic flavors
Insomnia is featuring a special spring collection which offers Lemon White Chocolate
Strawberry Lemonade Filled got the biggest “ohh wow that’s good” response
and the chocolate chip cookie is always a top fan favorite
The cookie company was founded right in Philadelphia by Penn University student Seth Berkowitz who while studying late into the morning was craving a snack which was more significant than what he could usually only find at that 2am (a bag of chips)… and he was wishing he had his mom’s fresh baked cookies
Insomnia Cookies was founded and that breakthrough moment also established a few defining aspects of brand; They’re open very late (as late as 3:00 AM on Thursdays
Friday and Saturday)… they will even deliver that late… and of course that’s where the name comes “Insomnia Cookies” comes from
likely the most significant aspect is the cookies need to be fresh
Insomnia Cookies grew at a very good pace to 300 locations… with a big focus on universities and areas with more youthful residents
In 2024 new investors joined the team and with the investment of new capital and ideas
Insomnia Cookies has launched a significant expansion of brand… looking to increase the number of locations sixfold
To that point just last summer they opened a non-university location in the thriving commercial retail mecca of Cherry Hill
check the website for full menu and details on hours… but they typically open at 11:00 AM and run until either 1:00 AM during the week
or 3:00 AM on the weekends (Thursday through Sunday)
Rowan Boulevard is also home to Cookie Munchers which is also a fresh-baked cookie shop
and the two Rowan cookie bakeries are unaffiliated

EAST RUTHERFORD — Kenny Smith dominated from the first play until the very last
The Glassboro senior made the tackle on the opening kickoff
Smith had carried 20 times for 402 yards and four touchdowns in the Bulldogs' 56-14 NJSIAA Group 1 championship win
Smith ran for 23 touchdowns and 1,809 yards on just 141 carries this fall
Needing 19 yards to reach 5,000 career rushing yards
Smith didn't play the Bulldogs' first three games due to NJSIAA transfer rules for seniors
"It was just being the last game of your senior year," Smith said
I just wanted to go out there and start fast
Coach (Tim Breaker) has been saying all week: leave no doubt
I wanted to go out there and leave no doubt
leave my mark on the field and leave my legacy
he only would have run for 200 yards on 16 carries
The biggest blow came one offensive play after Cedar Grove took a 14-8 lead
Smith took a spot on the bench and boldly spoke out to no one in particular:
It sounded funny at the time because it wasn't even the second quarter
big players make big plays in big games," Smith said
the biggest stage you play in high school football
Glassboro lost in the Group 1 championship game last season
Quarterback Jack O'Connell was a Gateway sophomore
That both players made such an impact this year says a lot
And it says more about their character than just their talent
"We just came in every day to get ourselves out there," O'Connell said
it was just a special connection that that everyone felt
determined returning group that came up one game short a year ago
Blending Smith into the fold turned out to be easy
"He came in and worked hard even when he knew he had to sit
He is a special guy to come out here and do what he did for us
He came in ready to fit in with the program
Smith ran for more than 3,500 yards at Hammonton
His talents alone might have been enough to help him blend in
"I just wanted to come in and show a leadership role," Smith said
"I wanted to take charge of the guys quickly
I wanted to be an older role model for these young guys
Smith is second only to Glassboro's Corey Clement on the all-time South Jersey rushing list
Smith passed all-time greats Kevin Sinclair (Ocean City
5,069) in one afternoon during the state championship game
Smith will have to settle for second-place on the Glassboro single-game rushing list
Smith knew all the relevant statistics before the game started
"The most important thing to me today was being able to win the state championship," Smith said
Being a top-five South Jersey rusher in history
looking up the guys like Jada Byers and Patrick Smith a whole bunch of guys
to have my name up there with me means a lot."

GLASSBORO – Kenny Smith looked to the sky and loved what he saw
you know you’re going to get the ball a lot,” the senior running back said
He got the football a lot and produced plenty
Smith wasn’t the only member of the Glassboro High School football team who thrived in the sloppy conditions as the Bulldogs rolled to a 36-0 win over Woodstown on Friday in the state semifinal round
Glassboro (12-0) will make a return trip to Rutgers University
where it will face Cedar Grove (13-0) in the state Group 1 championship on Dec
The Bulldogs appear ready to erase the memory of last year’s state championship game when they suffered a 24-6 setback to Mountain Lakes
We’re all locked in,” sophomore linebacker Tasheem Butler said
“We’ve bonded as a team way more this year
And Glassboro wouldn’t care if it rained again on the first Sunday in December
right?” Glassboro head coach Timmy Breaker said
They knew it was going to rain (on Friday night) all week
Smith nears 5,000 yardsWhile a muddy field appeared to slow down some players
He continued to use his trademark cut-back moves throughout the game and found the end zone twice on 1-yard runs in the opening quarter
Smith has rushed for 1,406 yards in nine games for Glassboro this season
moving him within 20 yards of the 5,000 mark for his career
Only five players in South Jersey history have accomplished that feat
including Glassboro grad and former Philadelphia Eagle Corey Clement (6,245 career yards)
After winning two of six postseason games during his three seasons at Hammonton
Smith has one thing on his mind and it’s not the milestone
“I just want to win the state final,” he said
but winning is the most important for me right now
you want to go out and makes some plays and bring it home.”
He’s rushed for 661 yards and 10 touchdowns in four playoff games with the Bulldogs
“He’s a big-time ballplayer,” Breaker said about the running back with the No
He’s a great football player and an even better kid.”
“Headbangers” ballGlassboro’s defense wasn’t slowed by the conditions either
After surrendering seven points to Woodstown in the regular-season finale on Oct
the Bulldogs finished off their fifth shutout of the season
“They are the ‘Headbangers,’ that’s what they live by,” Breaker said about the Bulldogs’ defensive unit
“They love running to the football and breaking up plays.”
220-pound Butler worked his way into the Woodstown backfield throughout the game
the linebacker had 90 tackles with 19 for loss
Glassboro’s defense recorded three takeaways in the second half including a pick-6 by Maurice Davis Jr
and fumble recoveries by Brandon Simmons and Davon Barr
played one of his best games of the season according to his coach
“This was his coming out party for him,” Breaker said
Amari Sabb opened the scoring with a 7-yard touchdown run
He also had a pair of two-point conversion runs
Xavier Sabb turned a Jack O’Connell pass into a 22-yard touchdown as the Bulldogs took a 30-0 lead into the intermission
The sloppy conditions worked into Glassboro’s favor on special teams
What looked like two onside kicks in the first quarter were just miskicks according to Breaker
but the Bulldogs pounced on the football both times
Glassboro and Cedar Grove will meet on the first Sunday in December
but it won’t be the first meeting between the schools
the Bulldogs sought another opponent to fill the void before the playoffs started

Sweet Escape is a new dessert and breakfast spot coming to Glassboro this summer
in the unit immediately next to the popular SmashBros Glassboro restaurant which opened in March
Being developed by brothers Moe and Fahmi of the wildly popular SmashBros burger
cheesesteak and wing shop… Sweet Escape will offer a variety of delicious desert and sweet breakfast-oriented items including crepes
Incidentally today (April 20th) is the One-Year anniversary of when the brothers opened their first SmashBros in Runnemede… their first year has been a wild
The brothers have a lot more planned for the shop
and of course 42Freeway will be there for the opening
You can follow along on the progress of the upcoming Sweet Escape at their new Instagram profile
where soon they will start publishing updates
The location for the upcoming Sweet Escape shop is on Delsea Drive in Glassboro
in a freestanding building which sits in front of the DoubleTree center (Aldi/Goodwill)
The SmashBros team has taken over the entire building which features two units (side-by-side). Sweet Escape is coming to the right half
When I visited the Glassboro location at their burger and cheesesteak shop Grand Opening in March
Moe and Fahmi gave me a tour of the upcoming Sweet Escape space where they are going a completely different style direction… a softer design more reminiscent of sweet shops of years past
Moe told me earlier this week their construction permits have been submitted to Glassboro… Elected officials of Glassboro and Gloucester County have already expressed their excitement for the new combo destination food offering on Delsea Drive
As mentioned I’ll be following along as things progress for the new Sweet Escape
if you’re unfamiliar with SmashBros… Their first location opened a year ago today in Runnemede offering amazing smash-style burgers
The community and foodies quickly fell in love with the delicious and fresh menu offered at reasonable prices… catapulting sales to a level that on a “per square foot” basis is likely one of the highest in South Jersey
the tight space of Runnemede location brought along some challenges such as being able to store food products (requiring multiple distributor deliveries a day) as well as simply having enough space in the kitchen or the front area for customers
This lead the brothers yo open their second (Glassboro) which is a beautiful restaurant space and significantly larger… room for a few dozen customers to dine inside
as well as a larger kitchen and dedicated storage area
Based on the success of their cheeseburger
cheese steak and wing brand… we can only expect equally awesome things from Sweet Escape

Zaxbys Chooses Magnolia For First New Jersey Location
Federal Donuts & Chicken is Open In Marlton
An already approved Glassboro townhome project for the South Academy Street Redevelopment Area heads back to Planning Board in January
To be developed on three different closely situated sites on both sides of South Academy
back in April the project was approved for 76 residential units which would be developed as 38 duplex townhome buildings
At the time it was stated they expected to start development in January of 2025
It seems those plans have been adjusted as a new public notice for a January 7th Planning Board hearing for the same project/properties… now states they look to develop 92 residential units in 46 duplex townhome buildings
This location is “catty-corner” from the Glassboro Fire Station and just a short walk to the Glassboro Town Square and Rowan Boulevard Complex of restaurants and retail
The largest portion of the proposed townhome project is the old parking lot area between Academy and Warwick which was originally developed to support the Roxy Movie Theater which sat at the corner of Academy and High Street
The theater had been developed in 1928 but unfortunately in 2013 the building was demolished after decades of neglect
The listed tax lots in the notice do include that corner property
but architect renderings from the original project show that the previously approved townhome development would not be developed into that corner property
I have not seen the revised site plans yet
The other two development sites associated with the project are on the Western side of Academy. The one site closest to High Street recently had several homes demolished. The second site is adjacent to the small Greater Promise Church building
Meeting minutes from the April Planning Board meeting indicate that there will be dedicated parking to support the townhome sites
It was also stated that units are to be sold as traditional townhome sales agreements (not apartments) with a price range starting around $350,000
An HOA will be created to support the maintenance of the common areas of the development
with the HOA Board elected from the townhome unit ownership
Glassboro touted the project approval at their website and Facebook…
will feature roof top decks and patios overlooking Glassboro Town Square
As Glassboro continues to grow into a vibrant place to live and work the additional residential units will support residential density to the area needed to support current businesses and restaurants as well as future development in the area
During that hearing, questions did arise regarding “could the units end up being used for student housing?” According to the Courier-Post it was stated the sales agreements would have provisions to make it difficult for investors to buy a unit to then turn it into a student rental
Another nearby project is in the very early stages of consideration. Back in May of this year I reported on a separate large (multi-use) housing development which would be developed across High Street from this project
on the block where the former Glassboro library was located
Early proposal documents show that other project would also include retail as well as a new expanded home for the library. That being said
the other project for the library block has not moved forward to a Planning Hearing yet so details could change
There were few things I noticed in reviewing the property lots for this townhome project
which wasn’t called out in the April planning board minutes or media coverage around that approval
In an unrelated effort a new commuter train line is in early stages of planning which if developed will connect Glassboro with Camden
Called the Glassboro-Camden Line “GCL”… I will start deeper coverage on The GCL project in January
the Glassboro-Camden Line project’s “end” train station for Glassboro is planned to be located behind the properties on the Western side of Academy street… about 250 back off the roadway in an area behind the small Greater Promise Church building
owners would be just a few minutes walk to the Rowan Boulevard complex of retails and restaurants
as well as the Glassboro-Camden Line train station (which leads to Camden
In my matching up the properties it raised two questions for me
There are two narrow but deep lots next to (and behind) the small church building on Academy
which in Planning Board meeting minutes are identified as the location of 5 duplex townhome buildings and parking area
it appears the church had been using a portion of the proposed townhome property closest to their building as a parking lot
This is identified as Borough property currently… it is also listed as one of the property lots for development of this townhome project
the adjacent thin strip of property next to that gravel parking area (which is currently wooded)
is identified in the Glassboro-Camden Line documentation as being a future walk-through area for commuters to walk from Academy Street to the GCL Train Station (to be located behind the properties)
It’s important to note that the preliminary GCL Train Station documentation actually shows TWO walkways to the proposed train station
with another walkway heading in from the opposite side (Main Street)
Again while I do not have the full site plans at this time
the two connected lots are just over half-an-acre and are targeted for 10 five duplex buildings… so I am not clear on yet on impacts to the walkway use of the property for the GCL

Big Lots Makes Deal To Save Hundreds Of Stores
Third State Brewing Burlington Acquired by Swedesboro Brewing Family
Liscio’s Bakery will soon be opening a brand new Bakery & Deli retail location within the borough on Delsea Drive
Liscio’s is a well known and beloved bakery and deli in South Jersey, who have their large 150,000sf commercial bakery and headquarters located on Ellis Street in Glassboro… but for the last three years they have not had a retail customer location within the Borough of Glassboro after their previous property was sold
In July of 2023
42Freeway wrote about their early plans for a new Liscio’s Bakery & Deli retail store in Glassboro… in the former Save-A-Lot grocery store building next to Advance Auto Parts
Matt Blatt Mitsubishi is across the parking lot
The new Glassboro Liscio’s is basically across the street from the Monarch Diner
putting them in the heart of the Glassboro commercial district
and a short two-block walk from Rowan University and Rowan Boulevard
Liscio’s currently has deli locations in Washington Township and Sicklerville
specialty cheeses and related gourmet products
Construction has been taking place for the new retail bakery for likely more than a year now
but a significant milestone was reached this past week when the Liscio’s signage was installed on the building as well as on the roadside sign along Delsea Drive.
During my visit at the end of last week the parking lot was buzzing with a variety of trades on site… all working to complete the final interior details
So if you didn’t catch this fact… it’s a large building for the retail deli and bakery
particularly when you compare it to the other retail locations
While the building totals around 22,000 square feet
about 5,000 of it is planned to be used as the retail store aspect. I did get a chance to peek in about two weeks ago before the paper covering went up on the windows
and at 5,000sf it looked like a very big space… of course that was before the full buildout
So what’s the plan for the other 17,000 square feet? Well it was reported at the Courier-Post two years ago that they will be using that space for baking as well as storage
Some of the products baked within the new facility will be shipped to other stores
I do have good contacts with the Liscio’s upper-management team
and i appreciate their responsiveness to my inquiries… but at this time though I personally don’t know what products they will be baking in the new building or the full gameplan
We have to leave some surprises for Liscio’s to ROLL-out on their own… and of course it gives me another opportunity to stop in ahead of the opening and share with 42Freeway readers what the new location is all about
Finally to the point… when are they opening
Let’s go with… the opening is measured in weeks
and will likely happen before St Patrick’s Day (or sooner)
I’m being a little more vague at this time because absolutely ownership is very familiar with construction processes… But in today’s world I’ve learned that until all those final inspections are done it’s really tough to put out a solid date

Insomnia Cookies looks to increase their South Jersey presence with a new cookie bakery planned for the Rowan Boulevard complex of shops in Glassboro NJ
The new location will be at the Whitney Center Building in the 1st floor retail, in a unit located directly between Yogo Factory and Oishii Ramen. The building is located directly across from the Courtyard Hotel
If you’re unfamiliar with Rowan Boulevard in Glassboro
it is a relatively new “Main Street” style development featuring apartments and student housing on upper floors
and ground floor retail and restaurants… all in a location adjacent to the rapidly growing Rowan University
Insomnia Cookies has not officially announced this location but construction industry documents as well as information filed with the Borough of Glassboro clearly indicates the plans for this new Insomnia Cookie bakery location
which is expected to see construction start in January
Based out of Philadelphia, Insomnia Cookies opened over 20 years ago but only recently made the jump across the river into South Jersey, with a location opened this past summer in Cherry Hill
While the South Jersey cookie consumer market had previously become familiar with growing national competitors such as Crumbl and Crave… Insomnia Cookies does a few things differently
With other cookie bakery brands focus on super large and sometimes stuffed cookies
Insomnia seems to lean more towards a traditional sized cookie.
although they do also offer a deluxe larger cookie
Another twist for Insomnia Cookies is they put a big focus on deliveries which in most locations includes hours that extend until 3:00 AM
This late night (early morning) delivery model traces back to the original founder of Insomnia Cookies Seth Berkowitz
who while as a student at Philadelphia’s Penn University found himself up late into the evening as many college students do
looking for different options in very late night snacks… particularly something freshly made
Feeling a little homesick and remembering all of the delicious things mom used to make
his late nights had him regularly wishing he could get a hot and freshly baked cookie… a taste of home
This led Seth to start his own cookie bakery and retailer
with an initial focus on university markets. It’s somewhat surprising it’s taken them all this time to get to the fast growing Rowan University
which is just 25 minutes or so from downtown Philly
Fueling this new growth is a deal with new investment partners who stated they would be accelerating growth goals
looking to add 1500 new locations in the next few years. As mentioned over the summer they opened a location in Cherry Hill
Locals are likely to mention that Rowan Boulevard already has a fresh baked cookie retailer with independently owned Cookie Munchers
They have been open in the the Rowan complex since at least 2018
when I interviewed then owner (and founder) Cassie
I stopped in yesterday at Cookie Munchers to try and catch-up with ownership (not in) and then messaged them on Social Media.
at the time of this publication they have not had a chance to respond
While it is common in retail centers to have protected business types “Only one Cookie bakery”… it turns out that the Whitney Building has different ownership/landlords than the rest of the Rowan Boulevard complex… so those protective covenants (if they exist) likely don’t carry over across properties with different owners

Raising Cane’s Chicken Fingers has announced the opening dates for two new Gloucester County locations
with the Glassboro location looking completed and the Washington Township restaurant not too far behind
If you’re unfamiliar with Raising Cane’s Chicken Fingers
they are a Baton Rouge headquartered fast-casual chain offering a simple menu focused on freshly made chicken fingers which can be ordered as chicken fingers
Like many chains in the fast-casual category
Raising Cane’s has a distinctive look to the restaurant locations
and all six of the South Jersey locations are completely new builds… in many cases acquiring prime locations which required the demolition of previous business buildings
The Glassboro Raising Cane’s location is opening on Delsea Drive at Donald Barger Boulevard
on a prime corner property which previously was home to a Rite-Aid pharmacy (directly next to Wendy’s
I visited the location over the weekend and honestly everything on the outside looks completely ready to go
although there were two contractors on the roof working on signage
While all of the Raising Cane’s locations in South Jersey have a very common style to them
One aspect that jumps out to me is the outdoor dining offerings vary widely
that location includes a large covered (and fenced in) patio space
while Deptford hardly has any outdoor dining offering at all with just a couple tables along the outside glass
For the Glassboro Raising Cane’s the patio design seems to be between those two ends of the spectrum… with a concrete patio space offering several tables but no roof or railing enclosure
Compare that to a location I visited in Philadelphia (near the airport) which had a really cool indoor-outdoor space wrapping the dining area
which via glass garage doors could be opened making it an outdoor or indoor dining experience
For the Washington Township (Turnersville) location it is being developed on the Black Horse Pike at the site of a former Pep Boys store
This location sits one property over from the Ganttown Road intersection
The construction effort at Washington Township boggles my mind regarding how fast the building has gone up in the last month! (November 4th Update)
In my October 25th visit the property was completely empty except for the start of the building’s concrete foundation outline
I returned almost exactly 1 month later to see a completely constructed building with design elements (such as the brickwork) in place
glass windows installed and even the HVAC systems on the roof
Continuing the theme of “changing up the patio implementations”
based on my visit last week I see a steel patio roof structure was in place at the front of the restaurant… which makes me think the Washington Township location will have a more defined covered outdoor seating element than Deptford and Glassboro
Finally to the point of the expected openings
Somewhat recently the regional management team of Raising Cane’s shared with me that Glassboro was expected to open in January and Turnersville would open a month later in February
This is significantly sooner then updates I had from management earlier in the year who at the time had listed Washington Township as first quarter and Glassboro to open in April! Not only is it earlier but the stores have flipped position regarding their opening dates likely based on construction progress
With that being said recently raising canes updated their website and added in the individual location pages which clearly identify the opening dates
like many new businesses raising canes likes to celebrate their grand opening with a full ribbon cutting ceremony which typically features local elected officials and local management
They also offer fun giveaways such as “Cane’s For A Year” to a few lucky winners
as well as T-shirts and other swag giveaways
I was at the April opening of the different location I recorded a portion of it for YouTube

Authorities in Gloucester County have arrested two teenagers after they allegedly fired a gun at another teen last weekend
At about 2:00 on the afternoon of Sunday, January 5th, the Glassboro Police Department said they received a call from a mother who said that her 19-year-old son was about to fight a 17-year-old man in the Hollybush Gardens Apartment complex
cops learned that two additional men arrived at the scene and they began chasing that 17-year-old toward the back of the complex before shooting at him and missing
later identified as Noah Jackson and Abel Fowler
were quickly detained in the area of Paddock Drive
Jackson and Fowler have been charged with aggravated assault with a firearm

GLASSBORO — The drive to create college student housing will see a four-bedroom house here torn down for a building with 20 bedrooms
Concerns about aggravating traffic issues came up at a Zoning Board hearing on the proposal for 60 North Main Street
The board voted 4 to 3 to approve the project
The area is zoned for single-family housing and many now are multi-unit rental properties for Rowan students and others
More: Glassboro passes on rental housing idea, Rowan students role an issue
More: Glassboro makes it big on `small town' list
asserted the area is best suited today as rental housing
Rowan student housing is directly across the street
project planner Tiffany Morrissey pointed out
“It’s difficult to redevelop this property in a way that is able to fit into the community
if you’re going to conform with zoning,” Morrissey said
“I don’t think that any of us would want to live there
the 2½-story building will be limited to 20 residents
and is owned by AMS Services of Haddonfield
Owner Anthony Sottile promised to ensure good tenant behavior
“I just want to say I’m a very hands-on landlord,” Sottile said
I’m not leaving (them) to their own devices
I usually pop into all my properties at last twice a month.”
A parking area behind the triplex will be significantly expanded
The expansion required a Zoning Board approval because of the amount of paving required
Vice Chair Diane Camiola and member Charles Harvey Jr
and a driveway only 15 feet wide offered sufficient space for safe use
The parking area also will have vehicle spaces smaller than standard
the parking spots are very narrow,” said Harvey
‘It sounds like it’s quite congested.’ You know
The concern I have is for personal safety.”
Project engineer Greg Simons said the driveway is wide enough to allow two vehicles to pass each other
Morrissey answered that the parking area’s 19 stalls are reached down a 25-foot-wide aisle
Board member William Purner cited safety concerns for his “no” vote
Purner said putting 19 vehicles in the parking area did not strike him as feasible
He also questioned the lack of a traffic study
Opened only about six months in Runnemede New Jersey
SmashBros has become so popular they are expanding to a second (and much larger) location which is coming soon to Glassboro
The new location at 710 Delsea Drive takes over a building which was previously home to Oliver’s Twist
Back in April I met up with brothers Mo and Fahmi who live in South Jersey
and after many years working in the restaurant and hospitality industry they took a chance on a small Runnemede building to offer delicious smashburgers
They were absolutely hoping for success but it seems customer response has gone well beyond their expectations.… with long lines of customers waiting for orders at the little Runnemede foodie hotspot.
SmashBros is also smashing it out of the park in getting the word out
They have over 14,000 followers on instagram and many well known area foodie influencers have featured the burgers
The happy challenge they face is the Runnemede building is so small that it has limited space for inventory
And really not even enough room for customers who are waiting for orders
With the new Glassboro location those problems will go away
as the building is considerably larger than the Runnemede location and already features a large dining room area which supports numerous dining tables (I had also visited and covered the Oliver’s Twist opening)
An interesting “twist” to the story is the prior restaurant in Glassboro only utilized the left half of the building, but according to popular foodie website South Jersey Food Scene
the brothers are taking over the entire building
Marilyn of SJFS explains the left side of the building where Oliver’s Twist was located will be focused on the Smash Bros experience
featuring a menu similar to what they offer in Runnemede
But the right side of the building will be outfitted as a new concept offering a sweeter café-oriented experience including crepes
During my Runnemede visit in the spring I was fortunate enough to get to try several of their amazing items including their signature bro burger Smashburger
If you aren’t familiar with the “smash” style burgers
it starts with a ball of beef that is placed on the hot grill and then a flattening utensil is used to literally smashed the meat into the grill
The high heat of the grill and the pressing action seals the juices into the burger
and gives the outer edges a slighter crispiness
Smash burgers typically end up being a thinner burger patty so a standard order is usually a double
It’s an incredibly tasty burger made from a blend of meats including brisket… then the brothers smartly chose to use the super soft and always fresh Martin’s potato buns

Residents of two South Jersey towns appear to have split over a plan for a passenger rail line in their communities
almost 54% of Glassboro voters favored a light-rail line between their borough and Camden
Residents cast 4,030 ballots in favor of the rail project
opponents are leading by just 29 votes — 350-321
according to unofficial results counted by Nov
Tram car lawsuit: South Jersey woman sues over iconic catchphrase
5 vote came two weeks after approximately 150 people at a public meeting in Palmyra sharply criticized the project's northern counterpart
the River LINE that's run for more than 20 years between Camden and Trenton
NJ Transit's top official acknowledged the line's failures at that meeting
"We know we have fallen short on the River LINE," said Kevin Corbett
The non-binding votes in Brooklawn and Glassboro — with official results due Nov
20 — were intended to assess the public's views on an 18-mile line in an existing rail corridor
Advocates have said the Glassboro-Camden line will provide “reliable
affordable and accessible public transportation.” Opponents have raised concerns over safety
with an estimated price tag of up to $1.8 billion
is in the preliminary engineering design phase
voters in Mantua and Woodbury Heights rejected the rail line by much larger margins
The project's foes represented nearly 69% of the vote in Mantua and more than 70% in Woodbury Heights
where residents rejected both the line's construction and a local station
Pitman officials voted in March 2022 to oppose the line "unless and until" they receive satisfactory answers regarding the project's potentially negative impact
The Glassboro-Camden line would also pass through Deptford
The Palmyra meeting last month followed two tragedies and a period of chronic problems for the River LINE
Several officers also attended from local police departments now aided by a new Burlington County program to bolster law enforcement around 11 River LINE stops from Palmyra to Bordentown Township
Many in the crowd complained of unreliable service
particularly during the hottest stretches of the summer
Others pointed to recurring hazards along the River LINE's route
"Gates come down when there is no train; they don't come down when there is a train," Charles Williams of Riverton said
"It's a miracle you don't have more vehicle strikes."
who noted that NJ Transit has launched a "comprehensive assessment" of all River LINE stations and platforms
Singleton observed many riders had expressed "disappointment
at the unsanitary and unsafe conditions at River LINE stations."
Corbett and other NJ Transit officials pointed to a $19-million plan to address equipment problems that have hurt service to River LINE riders
NJ Transit plans to spend $5 million for more workers to maintain River LINE cars and $6 million for parts and components
It's replacing equipment to avoid heat-related problems that caused delays and cancellations in the past two summers
The transit agency also is tearing down two River LINE cars
so experts can find ways to improve the existing fleet
"We anticipate rebuilding at least half the fleet over the next three years
while we seek replacement of the other half," Kilcoyne said
Top River LINE officials have been replaced in the wake of chronic problems
called for a greater emphasis on safety measures
“I think it’s very short-sighted that we do not have these solutions in place
that we have an unsafe rail line for our children who play and go to school and to live in this community,” she said to sustained applause
BODYROK is a recently opened Glassboro workout studio offering a new twist on the traditional Pilates workout. it’s a high-intensity
low-impact workout focused on strengthening your entire body via a series of changing 45-minute workouts
A unique aspect of BODYROK is their “reformer” workout device. Custom designed by BODYROK engineers it features a jump board
straps and a bungee… All designed to match perfectly with the changing workouts
The completely new buildout of the Glassboro location features a large studio supporting 16 participants
The studio has been outfitted with the tech needed for the most effective workouts including advanced lighting and sound systems
projection video system and of course the reformer machines… together it creates the perfect workout environment
Local owner Sophia is a Gloucester County resident who has participated in these types of workouts her entire life; from competitive dance as a young student
Through a friend living in another part of the country
Sophia was introduced to BODYROK and fell in love with the more challenging and fun program. With no South Jersey locations available
The Glassboro BODYROK location is in the same shopping center as the ShopRite
located on William Dalton drive just minutes away from Delsea Drive
Sophia is already working on plans for her next to South Jersey locations… With the Cherry Hill area being one of her key targets
giving you measurable results in less time
muscle sculpting sequence of hybrid Pilates movements are designed to ROK YOUR BODY to the core
Sophia explained that one of the key aspects of BODYROK is each session targets a different body part
This gives rest periods for each body workout region
which is important for muscle recovery and strengthening
BODYROK has a team to create the innovative and challenging workouts that are sent to each studio
When you attend a class at the Glassboro studio
everyone follows along via the video projection system… guided by talented trainers
And not only does BODYROK rotate the classes to focus on different regions of your body
the studio is regularly receiving completely new workout classes
Boredom is a big reason why people fail in their workout plans
and BODYROK’s goal is to provide new innovative and changing classes
to keep you interested in coming back again and again
This is the list of classes they were rotating through when I visited
While you don’t know the details of each class
from the names alone it should show the varied targets
There are a variety of membership programs based on how often you think you’ll use the studio… But it’s likely best if you reached out to Sophia and her team directly
Let’s be honest guys… I am not the definition of high-intensity Pilates workout expert! I joked with Sophia that my current workout regiment is based around alternating which arm I use to drink my beer
So while I feel this is an accurate overview of what BODYROK is all about
everyone at the Glassboro facility was just awesome… and if you have interest in this type of workout
The staff and instructors can give you a great understanding of what BODYROK is all about

Raising Cane’s Chicken Fingers continues their push to dominate the South Jersey chicken scene
with the opening of an all-new Glassboro location set for this Thursday
The Glassboro Raising Cane’s location is opening at the intersection of Delsea Drive (Rt 47) and Donald Barger Boulevard
Like all of the South Jersey Raising Cane’s locations
this is all new construction featuring a glass enclosed dining room and a dual-lane drive-thru. The Glassboro location also offers an outside dining area at the front entrance
Doors are set to open this Thursday at 9:00 AM
but Grand Opening festivities start at 8:00
and names for the big giveaway are accepted starting at 7am
if you’re still not clear on what Raising Cane’s Chicken Fingers is all about… In short summary they are a rapidly growing national chicken finger/tender fast-food restaurant based out of Louisiana
offering freshly made hand-battered chicken fingers
delicious sides and the famous “Cane’s Sauce” for dipping chicken fingers
Throughout the country “Cane’s” has developed a strong following of Cainiacs who return again and again for the fresh and tender chicken fingers and sides
Across the country Raising Cane’s is not only seeing many new locations open
but also having incredible success within each store
A September article in Restaurant Business Online states that for the first half of 2024
same store sales increased 17.5% and the average sales volume of a single unit was $6.2 million… which is more than two times the quick service industry average
While Cane’s is delicious for everyone it seems what’s really fueling the growth is the younger Gen-Z crowd… and if you visit a location late afternoon you’ll see the proof
For South Jersey this will be the 5th location
A Washington Township location has also been under construction at the same time as Glassboro, and they are set to open on February 4th. There are additional South Jersey locations in the pipeline
with another wave of store openings likely in 2026
For the Grand Opening of the new Glassboro Raising Cane’s restaurant
they have a variety of fun activities for Thursday January 9th
Like many of the newer Chicken restaurants entering South Jersey the last few years
Raising Cane’s has a more simple menu focused on just one main entrée… freshly made chicken fingers.
The chicken is incredibly tender and juicy
But of course they offer a variety of different sides
which for many customers is as important as the chicken fingers themselves
Raising Cane’s Texas Toast is wildly popular
and you have a pretty good chance when you’re there that someone in line is walking away from the counter with an extra piece of toast
They also offer crinkle cut fries and coleslaw
Another item that Raising Cane’s fans are crazy about is their “Cane’s Sauce” which is in the 1000-island Dressing category but with additional seasonings.
and is perfect for dipping chicken fingers or French Fries
and then we get to do this again in a month at Washington Township

A new Super Wawa rising in Williamstown on Route 322 (Glassboro Road) and Tuckahoe Roads in the final stages of preparations ahead of opening
with an unofficial expected opening of next month planned (April)
This all new construction “Super” Wawa with gas station is effectively a relocation of the classic legacy store on the opposite corner of the same intersection
Ahead of the opening, Wawa is hiring additional Customer Associates for the larger store, as well as an entire team of Fuel Associates considering the existing legacy store does not offer gas
This new Wawa was originally approved back in 2019 by Monroe Township and just over a year ago in January of 2024 the development team started clearing land for the property
Plans called for a 5,051sf Wawa Convenience store with pumps. This is a somewhat common sized Wawa building as both the recently opened Penns Grove and Oaklyn locations were developed as the exact same size
the property is a three acre parcel of lands on the southwest corner of the intersection
This is an all new tax lot which was split off from a larger 9 acre lot. Planning Board documents state that the larger remaining 6 acres had significant wetlands
I last wrote about the project in November of last year when the steel skeleton of the building was first developed and contractors were also installing the underground gas pumps
This new Wawa will feature 6 fueling pumps in front
all in a single row (12 positions total).
Wawa has not officially put the date out there yet although there are indications that they will be opening in April
Wawa employees at the existing legacy store stated management host told them the opening day for the new building is April 10th… although this is not an official date with still many aspects still in process

GLASSBORO — NJ Transit President Kris Kolluri on Wednesday told an audience of South Jersey business representatives and elected officials that he intends to see pre-construction this year on a local light rail line
an 18-mile-long light rail line proposed to run between Glassboro and the city of Camden
is a “once in a century” chance at development
He estimated that the design stage is at the 30% mark
is controversial in the communities through which it would pass
Residents of Pitman — which neighbors Glassboro — Mantua Township
Woodbury Heights and Wenonah in Gloucester County and Brooklawn in Camden County have all voted against the project in recent years
The City of Camden has not held a referendum on the topic
More: Pitman signals stop on passenger rail project, officials narrowly vote to oppose it
More: Camden office tower would be the tallest building in South Jersey. What to know.
The light rail system would follow existing railroad infrastructure
traffic and property value impacts are top concerns among its opponents
it isn’t that I don’t listen to your concerns or I don’t care about your concerns,” Kolluri said
great projects happen because it fits the vision of what the state needs
not because of what people don’t think is right.”
Murphy promoting transportation projects in last yearKolluri was brought into state government in December 2024 to take over NJ Transit
The surprise appointment followed his exit as CEO of the $16.1-billon Hudson Tunnel Project
Phil Murphy drafted him to ensure progress on major transportation projects in the last year of his second term as governor
Murphy wants the light rail line project and the redevelopment of the Walter Rand Transportation Center in Camden to be underway
“Walter Rand Transportation Center — 'the jewel of South Jersey,'” Kolluri said
has set aside $250 million for that project."
"I even intend to advance construction of that thing this year — not two years from now
Kolluri said the potential economic impact of the GCL is commensurate with what the Hudson River railroad tunnels project does for North Jersey
The line is meant to give South Jersey residents a rail corridor to rival ones serving Boston and Philadelphia
“Transportation is the link that is the foundation for anything we do in our economy,” Kolluri said
I want to build a pretty train line because it looks nice.’ I want to advance this train line because it matters to our economy
but the state’s economy and the region’s economy.”
Kolluri was the main speaker at an event the Southern New Jersey Development Council staged at the Courtyard By Marriott on the Rowan University campus
Kolluri said NJ Transit was also studying how to better structure mass transit as it exists in Burlington
“Because you have got to have a rationale of why you’re running buses a certain way or trains a certain way or light rails a certain way,” Kolurri said
I’m not saying these are inexpensive decisions

Glassboro bolted to a 22-point lead in the game’s first 13 minutes
but fought through some sloppy play and penalties to emerge for a 22-12 win over the host Garnets
After Glassboro started its season a week later than anticipated when its Week 0 game was cancelled
the Bulldogs were pleased to get the victory
but the team is well aware there are plenty of lessons to be learned
“We have a lot of things to learn from this game,” junior quarterback Jack O’Connell said
“Losing that Week 0 game (to cancellation) really put us back some
I think we have to shake some of the rust off
We have to pick it up and just learn from it.”
Glassboro head coach Timmy Breaker talked about living up to the program’s standard to his players after the game

Junior Amari Sabb said fatigue played a factor for the sub-par performance and believes there’s only one way to fix that
we’re going to have to work that much harder,” Sabb said
Sabb was one of the bright spots for Glassboro
He turned a screen pass into an 89-yard touchdown
outracing the Heights defense and leaning over the goal line like a track star to give the Bulldogs the lead in the first quarter
Sabb also displayed some video game-like moves on a 44-yard touchdown play in the fourth quarter that was called back because of a penalty
Glassboro has an interesting competition at the quarterback position
and sophomore Kristopher Foster both saw action in the opener
O’Connell got the start while Foster played the bulk of the snaps in the second half
Breaker said he doesn’t anticipate a rotation for most games this season
190-pound Foster threw for 1,036 yards with 13 touchdowns and six interceptions
starting all 13 games for the Bulldogs as a freshman
180-pound O’Connell saw limited time at Gateway last season
throwing for 129 yards with three touchdowns and a pick
“There are a lot of playmakers here,” O’Connell said
“I trust every guy with the ball and it’s pretty easy to share the ball around
I was just excited to be a part of this team.”
Breaker said that O’Connell handles plenty of other duties for the team
Haddon Heights heard all the hype around its opponent
The Garnets scored the game’s final 12 points
“I’m glad our guys could see that they could match up and play with these guys,” Haddon Heights head coach Chris Lina said
“You just can’t spot a team like that 22 points.”
Haddon Heights’ defense kept Glassboro off the scoreboard for the final 35 minutes
Sophomore defensive end Camaj Matthews had three sacks on one drive in the second half and also forced a fumble to power the defensive unit
The Garnets' special teams produced a touchdown when Tajon Rivera pounced on the football in the end zone off a fumble snap on a punt attempt
Rivera almost had a pick-6 on the next snap from scrimmage but couldn’t bring the football in
Jacob Karley recovered a block punt in the fourth quarter
Quarterback Kevin Clark brought the Garnets within 22-12 with 2:03 left to play when he hit Damier Outterbridge-Ali on a 6-yard scoring strike off a fourth-down play call
Haddon Heights found out the hard way what happens to teams when they kick the football to Xavier Sabb

NJ Transit is proceeding with the Glassboro-Camden Line (GCL)
an 18-mile light rail system connecting Glassboro in Gloucester County to Camden
fully funded by the state with an initial $250 million
will restore passenger rail service along an existing freight corridor
The line will include stations in several municipalities
At a conference hosted by the Southern New Jersey Development Council
NJ Transit President and CEO Kris Kolluri confirmed pre-construction work would begin in 2025
The project is in the “30% design” phase
with construction expected to start within the next few years
South Jersey has an incomplete rail network
forcing many commuters to rely on limited bus routes
The GCL is intended to provide frequent and reliable transportation
The goal is to improve connectivity in the region
particularly along the “eds and meds” corridor
Residents of Glassboro voted in favor of the rail line
and Woodbury Heights passed resolutions opposing it
Brooklawn in Camden County also rejected the project
NJ Transit is addressing these concerns by evaluating “quiet zones” at railroad crossings to reduce noise
is also working on strategies to minimize disruptions in residential areas
NJ Transit is moving forward with a $250 million renovation of the Walter Rand Transportation Center in Camden
Governor Phil Murphy has prioritized advancing both the GCL and the Walter Rand Transportation Center redevelopment before the end of his term in 2026
Kolluri, appointed in late 2024, is responsible for overseeing project progress
The Glassboro-Camden Line is expected to provide a critical transit link in South Jersey
supporting economic growth and expanding transportation options
With funding secured and pre-construction set to begin
NJ Transit is moving forward despite opposition from some communities

scoring more points in a season than any other team since the creation of the Super Football Conference eight years ago
The high-octane offense guided the Panthers to a sectional championship and a trip to its first state championship game
The powerful engine of Cedar Grove's offense sputtered on Friday
falling to Glassboro in a 56-14 defeat at MetLife Stadium
"These guys have a lot to be proud of," coach Rob Gogerty said
They built upon the tradition and might have even raised the bar a bit
We ran into a buzzsaw today and didn't really play well."
The Panthers (13-1) began the night the way they have began most of their games
Quarterback Stephen Paradiso completed six of his first eight passes before plowing in for an 8-yard touchdown run to put the Panthers ahead
The Bulldogs (13-0) responded with a touchdown drive of their own
scoring four-and-a-half minutes later on an Amari Saab touchdown run
Glassboro went for 2 to take an 8-7 lead halfway through the first quarter
The ensuing drive by the Panthers included a key fourth-down completion by Paradiso
who found Nick Russo one play later for a 33-yard touchdown pass to take a 14-8 lead
Glassboro scored the next 48 points as Kenny Smith rushed for four touchdowns and Saab scored twice more
Cedar Grove was unable to catch up as the game turned into an offensive track meet
"I think the game just got away from us," Gogerty said
"We started off the game the way we wanted to
We just didn't get a chance to slow the game down
We thought we could push them off the field a little bit and control the pace of this game
Two key turnovers derailed the Panthers offensively
beginning with a 45-yard interception returned for a touchdown by Davon Barr to put the Bulldogs up by multiple touchdowns
but a fumble by Connor Kearney turned aside the Panthers and halted Cedar Grove's chances at attempting a comeback
Smith finished the game with 20 carries for 402 yards
believed to be a state championship record
It is also a MetLife Stadium record as Smith became the first player at any level to run for at least 400 yards in a single game since the stadium was built in 2010
Glassboro averaged 14 yards per offensive play
Cedar Grove was held to a season-low 177 yards of offense
Paradiso completed 22 of 42 passes for 190 yards
a touchdown pass and two interceptions in his final game
The senior finished his season with with 242 completions and 3,691 passing yards
He fell just shy of matching Nick Kargman's state records of 259 completions and 3,963 yards for Camden Eastside in 2018
Paradiso's 41 touchdown passes fell seven short of matching Devin Leary
who threw for 48 touchdowns for Timber Creek in 2017
"This is the first time that we have played 14 games in a season and it's kind of a grind..
I don't know how many people expected this when we lost the seniors that we did
Our senior class showed us what they were capable of to get us to this mark." - Gogerty
