A Puerto Rico-based developer won city approvals for a mixed-use development in Hallandale Beach with 116 rentals
including 17 affordable housing units with below-market rents
The Hallandale City Commission on Wednesday unanimously approved SAG Development’s applications for a major development plan
and so-called “redevelopment area modifications” to allow the planned project at 219 Pembroke Road
a 1.5-acre site east of I-95 near the Big Easy Casino
The commission conditioned its approvals on a commitment by SAG Development to designate 17 of the 116 planned rentals as affordable housing for moderate-income tenants who earn up to 120 percent of the median income in Broward County
Median household income in Broward is $75,534 a year
according to the county’s Urban Planning Division
the mixed-use development site is bordered on the north side by Pembroke Road
and Northwest 10th Street on the south side
Eight of the 116 rentals would be two-story townhouse units fronting a two-story parking garage with 179 spaces along Northwest 10th Street
The development also would include about 7,500 square feet of ground-floor commercial space with eight bays for tenants along Pembroke Road
SIGN UPAmong other approvals, the Hallandale Beach City Commission granted the developer four variances from zoning standards for front setbacks
The commission also approved redevelopment area modifications related to parking-space design and civic open space
SAG Development is expected to pay a building permit fee of about $523,000
based on the developer’s estimated construction cost of $20 million
SAG Development acquired the development site in early 2023 in 10 deals
including seven in January 2023 totaling $1.4 million
according to Broward County property records
The other three deals were quit-claim deed transfers to SAG Development in February 2023 from a married couple
who shared the same postal address in Aventura as SAG at the time of the transfers
according to property records and state corporate records
Puerto Rico-based company called ASG Investment Corp
State records also show that the authorized member of SAG Development is Fastcap LLC
SAG did not respond to a request for information

According to Broward Sheriff Fire Rescue Battalion Chief Michael Kane
and I heard a bang,” neighbor Pamela Whitney said
I opened the door and then there’s flames everywhere
I never saw anything like that in my life.”
Kane said firefighters arrived at the scene and found the trailer fully engulfed in flames with heavy smoke visible
“Firefighters aggressively fought back fierce flames bringing the fire under control within 15 minutes and fully extinguishing it within 20 minutes,” Kane said in an email to Local 10 News
“Their efforts successfully prevented the fire from spreading to two adjacent mobile homes
which were saved from significant damage.”
Video taken at the scene shows the trailer with a tow hitch at the front and two propane tanks attached to it
Kane confirmed that one person who was inside the trailer at the time has died
the age and gender of the victim have not yet been determined,” he said
because this is a very quiet neighborhood,” neighbor Linda Hernandez said
Some neighbors told Local 10 that they ran to safety
concerned the fast-moving fire would spread
We ran out the back door -- we got the baby (and) we ran out the back door,” Whitney said
The cause of the fire is under investigation by the State Fire Marshal’s Office
“I feel very bad for that person,” Hernandez said

“A notebook was later found containing concerning messages indicating possible self-harm

Jennings’ arrest follows the earlier apprehension of Omar Simpson
who is accused of fatally shooting Johnson during an argument at a Hollywood house party
Police allege that Simpson shot Johnson after a dispute over reportedly stolen items escalated
Surveillance footage captured Johnson being thrown from a vehicle along Pembroke Road before the car crashed into a tree
A male witness told police he approached the victim and checked on her after she fell hard
He then began directing traffic to protect her and later learned from other witnesses that Johnson had been thrown from the Acura MDX Simpson was driving
who would have turned 22 two days after the incident
where she succumbed to a gunshot wound to the chest
“Her life was taken away at the age of 21.”
Jail records show Jennings is facing one count each of premeditated first-degree murder and will be extradited to the Broward County Main Jail to face legal proceedings
Simpson is also facing a premeditated murder charge in connection with the incident and is being held without bond at the Broward Main Jail as of Friday
Police said they will “continue to investigate the case will work diligently to bring justice for the victim and her family.”

HALLANDALE BEACH, Fla. – The Hallandale Beach Police Department announced Friday that 36-year-old Chaim Haberfeld
who they said was reported missing and endangered for over a week
was considered vulnerable and potentially at risk of exploitation
Authorities said Haberfeld was found at a restaurant in Miami-Dade County and has since been reunited with his family
Police had concerns that the local jeweler
may have been associating with individuals with questionable backgrounds who could exploit him
While police did not release details about his disappearance
they confirmed that Haberfeld was unharmed

More than 20 restaurants in Hallandale Beach are now offering discounted meals for the citywide event that aims at showcasing local dining spots and boosting business

– Tkyana Bryant said she and her family are grateful to be alive after the roof of their home collapsed in Hallandale Beach Tuesday morning
“We sleep in the living room; I could’ve lost my kids,” Bryant said
Bryant told Local 10′s Joseph Ojo that she returned home from work Tuesday morning and immediately noticed something was wrong
“I came home from work after 12 hours and heard the beam cracking
which is what made me get my kids out of the house,” she said tearfully
Bryant rushed to get her six children out of the apartment
“My last son was the one I pulled out as it was coming down,” she said
The incident occurred at her home near Northeast 10th Avenue and Second Street in Hallandale Beach
A Local 10 News crew captured first responders at the scene
damage to the home’s interior and a significant hole in the roof
Broward Sheriff Fire Rescue said that the roof collapse was likely due to heavy rain
Authorities confirmed that no one was injured
but Bryant said she and her family now need to find new housing
Bryant has pointed fingers at their landlord
“We had no AC for like three months; it was just hot
We got critters everywhere because it’s hot in the house
and it rains so much that it caused mold,” Bryant said
Bryant said she recently paid $1,500 in rent
making it difficult for her to find a new place for her six children

– The Hallandale Beach Police Department ramped up its search efforts Monday for 36-year-old Chaim Haberfeld
who they said has been missing for over a week
last Tuesday in the 900 block of Northeast Second Street
is considered vulnerable and may be at risk of exploitation
Police describe Haberfeld as “extremely vulnerable and easily manipulated,” leading to serious concerns that he may be in danger
According to HBPD spokesperson Grace Mariot
“This case is unique because of his susceptibility to influence
making it critical we locate him quickly.”
Investigators are following numerous leads but have yet to make any significant breakthroughs
Detectives have expressed concern that Haberfeld may have fallen in with individuals who could take advantage of his trusting nature
some of whom are believed to have checkered pasts
Although police did not disclose specifics
they confirmed they are actively investigating the potential involvement of these individuals
who is known to work in the jewelry business

His sudden absence has left loved ones deeply concerned
and police are urging anyone with information to come forward
“We need him to return home safely,” said Mariot
“His family concerned and wants him to come home.”
The Hallandale Beach Police are canvassing the area for surveillance footage and have issued a public alert in hopes of generating more tips

Jenny Saint Pierre was last seen by her ex-boyfriend at Gulfstream Park
police said Saint Pierre was wearing a purple shirt and black pants
Authorities confirmed she is currently pregnant and may be considered endangered
They also confirmed Saint Pierre has been diagnosed with schizophrenia
4 inches tall and weighs approximately 110 pounds
Detectives also confirmed that Saint Pierre has the word “Benie” tattooed in the area of her left collarbone

HALLANDALE BEACH, Fla. – Hallandale Beach police arrested a 21-year-old man Wednesday who they said fatally shot a Hollywood woman the same age as him and then threw her from a vehicle back in early March
was shot and killed by Omar Simpson after an argument at a house party in Hollywood just after 4 a.m
The dispute involved Simpson and other men over items that were reportedly stolen
Michelle Johnson told Local 10 News back in March that men at the party had threatened to kill her sister if the items were not returned
Investigators later found out that Mikesha Johnson and Simpson met at the party and left together in a car
Hallandale Beach police were alerted to a scene along U.S
where witness Lequan Payne told Local 10 News that he saw Mikesha Johnson collapse
Payne said he approached the victim and checked on her after she fell hard
Michelle Johnson also claimed that Simpson crashed into a tree shortly after the incident
Police said the witnesses called 911 and Mikesha Johnson was rushed to a nearby hospital
where she later died from a gunshot wound to the chest
Surveillance video captures her final moments after Mikesha Johnson was shot and then thrown from her vehicle along Pembroke Road

“The owners are slum landlords -- I’m just saying that on behalf of Annabelle
not the city,” said Hallandale Beach Vice Mayor Anabelle Lima-Taub
“There has to be some mechanism of holding these mobile home park owners responsible.”
City Manager Jeremy Earl said not only are many of these communities prone to flooding
“The ones that we visited this week have no drainage,” he said

the people there are just discarded and abandoned,” said Lima-Taub
While Hurricane Milton may not hit South Florida directly
