in a deal secured by Levin Management Corp
the 175,000-square-foot Hamilton Plaza is now fully occupied after the 4,400-square-foot deal with Williamspace
which offers a wide selection of products suitable for both home and office spaces
The company will join tenants such as an 81,000-square-foot ShopRite
which anchors the center at Route 33 and Whitehorse-Hamilton Square Road
LMC Leasing Representative Ed Vasconcellos III represented ownership in the deal
Connie Huang of Coldwell Banker Realty represented the tenant
“Leasing efforts at Hamilton Plaza have strengthened the property’s tenant mix with a fantastic variety of retail
dining and service concepts,” Vasconcellos said
“Williamspace Furniture is a perfect match for the property
and we are pleased to bring another high-quality addition to the Hamilton community
The company’s decision to establish a physical presence at Hamilton Plaza reflects the ongoing trend of digital-first brands recognizing the relevance and strategic importance of in-person retail.”

The Hamilton Square development will be a 1.628-acre parcel with one 6,850-square-foot building and one 3,150-square-foot building
and will have pedestrian connectivity between buildings
Hamilton Crossings and a nearby pedestrian trail
Concern over left turns on the roadway was brought up
but the nearby street signals are said to relieve some pressure of having an otherwise difficult turn
Planners discussed and clarified some aspects of roadway access
while noting the center's design does not follow township guidelines — both its buildings would not be oriented toward the street
Further traffic study is planned for the site
with prior studies calculating 652 trips on an average weekday
With a recommendation by the planning commission
the plan now heads for a conditional use hearing before the township board of commissioners before further land development plans can be reviewed
The area around Hamilton Crossings continues to see growth. Other proposals including apartments are taking shape nearby
Changes for the project previously were discussed this year as applicant Gabriel Joseph, North Star Construction Management Inc. and Newton Engineering presented an updated design for the Hamilton Square project.
A zoning variance for the project was granted on May 28 to allow for the lot area of less than 2 acres
planners reviewed and approved plans for a building addition and parking lot expansion for Bethany United Methodist Church
The church is expanding from 184 regular and 7 ADA spaces to 237 regular and 13 ADA parking spaces meet holiday parking demand and to match hopes to grow its congregation

the Hamilton Township Zoning Hearing Board voted Tuesday night to deny a hotly contested proposed "mega warehouse" in Cross Keys
The vote of the three-member board ultimately was unanimous in denying both the variance and the special exception requested for the property
Board members expressed that the applicant "does not meet the requirements for a variance
because the applicant has not proved that there is a hardship," and that "it does not meet the requirements for a special exception."
the board has 45 days to render the formal decision and deliver it to the applicant and all objectors
the applicant has the right to appeal to the Adams County Court of Common Pleas within 30 days
The 621,000-square-foot warehouse was proposed for the Cross Keys area of Hamilton Township near the intersection of Route 30 and Route 94 by NOBPA
and has led to seven hotly contested hours-long meetings on the topic before the Tuesday vote
While the proposal originally contained a second warehouse west of Route 94
which would involve a 621,000-square-foot warehouse as well as two commercial restaurant properties on the east side of Route 94
The proposal had requested a variance for the distances of property line setbacks
and a special exception for warehouse use within commercial zoning
which required the applicant to provide a traffic impact report
The controversial nature of the proposal was on full display during the meeting
with community members in attendance bringing large banners objecting to the warehouse
As the votes to deny the proposal were cast
with some embracing each other or taking time to thank the legal counsel for the objectors following the meeting
and legal counsel for the township had the chance to present final arguments on the proposal during the 6 p.m
meeting at the United Hook & Ladder fire station in New Oxford Borough
both sides spoke to the traffic that would be generated from the site
and whether that would conflict with the "convenience and safety" of local roadways
along with debating the validity of traffic studies
The applicants argued that this criteria was hardly "objective or specific," and was instead subjective
"Given the subjectivity of this criteria," said attorney David Tshudy
"the question for this board is whether the objectors in this case have shown
that the proposed use will generate adverse impacts not normally generated by this type of use
and that those impacts will pose a substantial threat to the health and safety of the community."

"They can make a smaller building," said Wolf
"all of those decisions that they've made as to how to configure it is a self-created hardship."

legal counsel for the township expressed the township's belief that the application can be denied
"The township believes that this board can legally deny this application," counsel for the township said
but noted that if the board would approve the application
the township had requests for conditions that would make the situation more tenable to the health
the zoning hearing board convened in a private executive session to deliberate with their legal counsel prior to making their votes
"It could not have gone better," Wolf told the Evening Sun after the meeting
"The result was exactly what we were hoping for."
"We worked hard in submitting our written findings of fact to convince them that there was the support in the record for this as the result," he added
Wolf did not want to speculate whether the vote would be appealed by the applicant
but noted courts typically avoid overriding municipal boards to avoid functioning as a "super board."
"Any one of those deficiencies would have been enough," said Wolf
I think that it was just an insurmountable obstacle for the applicant."
"It's super gratifying when government works right," Wolf concluded

Locals expressed shock and disbelief that the longtime bustling business seemed to be in trouble

Rick DeLorenzo said his head's been spinning in circles since the restaurant was shut down and just wants to get back to doing what he loves...making great pizza
DeLorenzo said he was surprised by the sudden closure by the state of New Jersey and has been doing everything he can to make ends meet
and keep up with the high cost of supplies
He started a GoFundMe for help and said he's been getting a good response

A Mays Landing man is in jail after being arrested on drug charges in Hamilton Township
Hamilton Township Police say Thomas Collet
of Mays Landing was arrested following an investigation into the "distribution of methamphetamine in the area."
Police say the Atlantic County SWAT Team helped execute a search warrant at Collet's residence
police seized over "12 ounces of methamphetamine
along with other controlled dangerous substances and items related to drug distribution."
Police say Collet was charged with the following offenses
Collet is being help in the Atlantic County Jail

Is one South Jersey municipality insinuating they are better at enforcing speed limits than another
Our travels today take us to the border between Hamilton and Egg Harbor Townships ("EHT") in Atlantic County where the beginnings of a turf war (or at least a sign war) could be brewing
Cates Road is a small street that runs between Reega/West Jersey Avenue and the Black Horse Pike; it's a street used by many to easily get from point A to point B
It's also a street that spans both municipalities — the northern part is in Hamilton Township while the other half is in Egg Harbor Township
The issue is that Cates Road has a posted speed limit of 25 MPH (in both townships)
a sign has appeared on the Hamilton Township side of the line..
Is Hamilton Township saying they're better at enforcing the speed limit
let's take this at face value: the sign is in Hamilton Township
and going by the literal words on the sign
But I don't think that's what they're trying to say
I think they're trying to imply that Hamilton Township really wants people to slow down — even at the expense of making EHT look bad
Maybe "bad" isn't the right word to use
but clearly someone in Hamilton Township took a class in sarcasm and passed with flying colors
if the purpose of this sign was to draw attention to speeders on a residential street
we can't help but wonder if someone from Egg Harbor Township will deploy a message board on the other side of the street with a message poking the bear just a bit..
