The townhome project is scheduled to start delivering in early 2026. (Find more images and context here).  A few blocks north of that project, on the same side of Dogwood Drive, another 28-unit townhome venture called Shirley Estates is taking shape with prices now starting in the $550,000s.  Twitter / Facebook/and now: Instagram   • Hapeville news, discussion (Urbanize Atlanta)  Sign up to receive GPB Event announcements via Email The final week of the GHSA regular season and nearly two months after Carver-Atlanta and Hapeville Charter started the season a combined 2-5 they will play for the Region 5-2A championship Neither team has lost over the last seven weeks and bring a combined 11-game winning streak into tonight’s GPB Sports Football Friday in Georgia Now it isn’t that the Panthers and Hornets weren’t good at the start of the season all five of the losses came against opponents playing in higher classifications neither team has lost a game in 2A football this season This game was originally scheduled to be played Sept 27 but was postponed as Hurricane Helene moved through the state of Georgia So this evening Carver Atlanta and Hapeville Charter is one of the 48 games that will be played this weekend to close out the regular season one week later than originally scheduled this will be the first regular season meeting between these two teams but they are hardly strangers Panthers Coach Darren Myles and Hornets Coach Winston Gordon are close colleagues often collaborate on off-season fund-raising projects and the two teams scrimmage in the preseason on a regular basis Our Football Fridays coverage from Trojan Stadium in College Park starts at 7:30 p.m on statewide GPB-TV Georgia Public Broadcasting and world-wide on YouTube the GPB Sports app and online at GPB.org/sports 5-0 Region 5-2A) are a team very familiar with success under Head Coach Darren Myles In the last four seasons the Panthers played for the state championship in 2021 and finished their seasons in the state semifinals in 2022 and quarterfinals in 2020 Carver has won only two region championships in Myles’ previous 19 seasons with the Panthers and not since 2017 He says that just goes to show how hard region championships are to win This has been a nice bounce back season for Carver The team slipped to 2-8 last season in a year in which both of the program’s coordinators passed away OC Keevin Bell died in January before the 2023 season and DC Ozzie Harrell died during the season the week before their Buford game on GPB The two wins were the program’s fewest since 2011 but the Panthers have rebounded here in 2024 Coach Myles says the returning players were not happy with the way last season turned out and got to work in January to change the culture Carver has won six straight and not one of the wins has been by less than 30 points The Panthers have given up only 24 points during the six-game winning streak and at one point shutout four opponents in a row An eighth win tonight would also be the 144th of Coach Myles career moving him to sole possession of third place in total career coaching wins among Atlanta Public School programs 5-0) story is nothing short of extraordinary There might not be a program in the state that does more with less They don’t have a home stadium and tonight’s “home” game will be played at nearby Banneker High School Their practice field is a mostly-dirt field that sits adjacent to the school It is not lined and it does not have goalposts It’s not wide enough to really spread out on offense like they will in games and sometimes passing traffic has to stop when the football bounces into the street the Hornets program is just in its 14th year of existence with the no-nonsense “my-way-or-the-highway” Winston Gordon as the head coach In just their fifth full season of football Gordon got the Hornets to the state semifinals and by season six Hapeville Charter won the 2017 State Championship The program has already put five players in the NFL in a little more than a decade and four of them are still playing in the league: WR Jermaine Burton (UGA/ALA) with the Bengals OLB Arden Key (LSU) Titans and SAF Chris Smith (UGA) with the Raiders the Hornets returned to 2A this season after four seasons playing “up” in 4A While Coach Gordon says he didn’t mind playing up the numbers suggest that 2A is a much better competitive fit for the program In the last four seasons (2020-23) competing in 4A the Hornets went 19-25 and never advanced beyond the second round In the four years prior to that in 2A (2016-19) Hapeville Charter went 44-9-1 and won the 2017 State Championship and finished in the semifinals in 2016 and quarterfinals in 2019 After starting this season 1-3 with losses to perennial state powers all on the road the Hornets have reeled off five straight wins to put themselves in position to win their first region championship since 2019 Carver Offense – Led by QB Montavious Banks who has had an extraordinary senior season Banks has completed Coach Gordon says they are prepared to adapt The Hornets have also been hit hard at the RB position with the dynamic Robert Henderson is out for the season with a fractured heel The WR corps is led by Jaseem Williams and Jah’nai Weaver The strength of the offense is quite possibly the offensive line led by 6-4 senior Bruntavious Clark who’s been offered by Alabama A&M and Morehouse Hapeville called Solis Hapeville, according to construction company Fortune-Johnson Solis Hapeville’s seven residential buildings will rise on an assemblage of parcels along Porsche Avenue Porsche's expanded North American Headquarters and Hartsfield-Jackson Atlanta International Airport The finalized apartment count will be 305 market-rate units spread across the 9.1-acre site per plans submitted to Hapeville city officials last year The main structure at Solis Hapeville will include about 8,500 square feet of retail spaces fronting Porsche Avenue will also include two ancillary buildings used as standalone parking garages plans call for 470 parking spaces overall—or 139 more than what Hapeville requires According to Terwilliger Pappas, the Hapeville project is scheduled to be finished in spring 2026 Mill Creek Residential appeared ready to close and break ground on the same property for a 300-unit venture called Modera Hapeville that had earned unanimous approval from the Hapeville Planning Commission citing constrained capital markets and “unforeseen delays in the acquisition of a key city-owned land parcel” at the site’s corner The company’s Hapeville endeavor is hardly the only residential project of significant scale in the area Meanwhile, Texas-based D.R. of the games being played this week are make-up dates due to Hurricane Helene There are a number of games where playoff seedings will be on the line The Hapeville Charter Hornets will be playing for the championship of Region 5-2A against the Carver-Atlanta Panthers on GPB’s Football Fridays in Georgia The fact that the Hornets are playing for the region title might surprise some They started the season 1-3 and lost their first two games by a total of 90-6 “Our kids have that mentality that they can play against anybody 2) Lee County we jump out and score on them first I don't know a team in the state of Georgia that is better than Lee County That's what a lot of people have said this year They're going to be the best in the state regardless of classification They had already played a game and that was our first game out of the gate I don't even worry about it and just go ahead and take those type of games   I know they're going to get us battle tested.” If the team from the little school on Buffington Road in South Fulton is nothing else This is the third straight year that Hapeville Charter has faced Lee County as part of a challenging pre-region schedule Robert Henderson led us in rushing with over 800 yards in the first seven games A cleat stepped on the back of his heel and fractured his heel We just find the way to win the last two games without him After losses to Lee County and Class 4A No the Hornets got their first win against Heritage Conyers Next came a much-anticipated match up with the Westlake Lions “We almost shocked them and still had a chance to beat them at the end We were on the 15-yard line and the  backup center goes in because the starting center gets hurt on the play before and snaps the ball   over the quarterback’s head We marched it right down the field all day long The game with Westlake was a big deal for the school and the community Because Hapeville Charter usually plays in a lower classification they seldom play regular season games with their talent-rich South Fulton neighbors The regular season game against Westlake was historic we never played a regular season game together,” recalls Gordon They beat us a couple of times and we'd beat them a couple of times so you try to schedule them and Creekside and Hughes A lot of times it just hasn't been able to happen because of how scheduling is right before the previous coach Rico Zachery left They want to see the best of a little small school to see just how good we are Everybody walked out of there knowing we can play with anybody on any Friday A productive off season for Hapeville Charter was highlighted by a spring game against Douglas County “We were shuffling between two quarterbacks last year,” recalls Gordon Pope this year and he's been playing a lot better even though he just got injured Friday night Our kids just have confidence in themselves and the belief in themselves because they've seen what we do as far as getting kids to the next level.  You look at Hajj-Malik Williams at UNLV one of the top quarterbacks in the country You look at (running back) Marcus Carroll at Missouri.  It gives them that sense of confidence that they can be the next one.” The next one to come from a team that doesn’t have a home field of its own Friday’s game against Carver will be played at nearby Banneker High School’s Trojan Stadium The Hornets practice on a field with no fence or lights With the return to Eastern Standard Time this week Gordon’s team took advantage of no school on election day to hold practice on Tuesday morning “That's the biggest thing that you'll probably see Friday I don't know if it's going to be a shootout We’re not as big as we usually are but it doesn’t matter They will come out with that mentality that they can compete with some of the best kids in the country.” Hapeville’s top player is cornerback Zack Smith Running back Robert Henderson and cornerback Dylon Henderson are trying to make their college decision Junior offensive linemen Chris Booker (6-4 That brings us to this week’s contest with Carver The Panthers have won their last six and bring a 7-2 record into their showdown with Hapeville Charter The man who walks the opposing sideline is someone Gordon knows very well "Coach (Darren) Myles is a good friend of mine and that's why we’ve always played spring games,” recalls Gordon “We both try to raise money for our kids to be able to travel to seven-on-seven tournaments We try to take them all over the ACC and SEC country and get them involved with playing the other teams from other states and just to compete That's one thing that we try to do and that’s the whole purpose of us playing each other This is the first year in a while that me and Myles are regular-season opponents so we didn't play each other in the spring We know each other’s tendencies and how we like to do different things offensively and defensively I think Miles has a little more speed this year than we do but there are ways to offset that.” but I hope that viewers will take the time to take a closer look at the men who lead these teams Myles is in his 20th season at Carver and led them to the state championship game in 2021 This is Gordon’s 14h year at Hapeville Charter and they won a state title in 2017 You would think they both might have moved on to greener pastures by now I’m sure that opportunities have presented themselves “I had several opportunities that I could have left to go to a college.” recalls Gordon  “At this point I just feel like we need to finish the drill with the kids on the south side.  I feel so vested in the community and my good friend Darren Myles feels the same way about his kids and that's one of the reasons why he stayed We both have even flirted with those situations but we both just felt like these are programs we built to what they are After all the kids that we have sent out from these programs go on and do great things This week Football Fridays in Georgia Friday on the sale of the second half of a large land assemblage it had pieced together between 2020 and 2022 all positioned between Hapeville’s artsy commercial core and Hartsfield-Jackson Atlanta International Airport The latest sale included 18 lots totaling 8.5 acres The buyer is Charlotte-based Terwilliger Pappas Multifamily Partners which plans to erect a five-building apartment community called Solis Hapeville with retail on site Coro Realty partnered with Miller Lowry Developments four years ago to buy 60 parcels totaling 16 acres along Chestnut and Elm streets in Hapeville (Main Street Partners once assembled about 80 parcels in the same area to build a New Urbanist hub called “Asbury Park” that was later nixed by the Great Recession.) The partners sold the first half of the assemblage in late 2022 to Texas-based D.R. Horton, the country’s largest homebuilder. D.R. Horton is planning to build more than 100 townhomes on another 8.3 acres immediately west of the Solis project Plans for Solis Hapeville submitted to city officials earlier this year show 310 rentals taking shape in five wood-framed The main structure would include about 8,500 square feet of retail spaces fronting Porsche Avenue would also include two ancillary buildings used as standalone parking garages Plans called for 470 parking spaces across the property overall—or 139 more than what Hapeville requires But Mill Creek officials opted to back away earlier this year Elsewhere in the metro, Terwilliger Pappas is behind another 214-unit Solis project in downtown Gainesville, and the residential component of the Parkside on Dresden development that’s opening in Brookhaven now.  Even more significantly (we jest), Hapeville is continuing its reign for at least two more months as the Urbanize 2023 Best of Atlanta tourney champion Columbus-based Chattabrewchee Southern Brewhouse is moving forward with plans to open a second brewery location in Hapeville in a remodeled building colloquially known as “The Hangar” at 3361 Dogwood Drive That’s where Arches Brewing operated its taproom for eight years before uprooting recently to the Atlanta Utility Works complex in nearby East Point Chattabrewchee ownership brought plans this month to the Hapeville Design Review Committee for an update to the vacant one-story building located about two blocks north of the city’s historic main drag Plans call for remodeling the Dogwood Drive façade from a low-gable to a parapet-style façade Other changes will see the current metal façade replaced with new brick fascia and stucco additional surface parking has been added to plans for the rear of the property to accommodate the city’s required parking minimums Chattabrewchee owner Beau Neal tells Urbanize Atlanta the Hapeville concept could open as early as mid to late December this year Expect a soft opening followed by a more official ribbon-cutting The Hangar building falls within Hapeville’s Arts District Overlay and the Urban Village zoning district Celebrate the magic of spring at the Hapeville Butterfly Lantern Parade on March 22 This enchanting evening kicks off at 5 p.m with a lively festival featuring art vendors drinks and DIY crafts at the Creation Station inviting the community to join in with their own butterfly Hapeville’s longstanding mission to establish itself as a more vibrant southside artists’ mecca is getting a boost from a national placemaking initiative The south ITP city of 6,600 residents known for its airport proximity, vibrant downtown, and abundance of Porsches was one of five recipients recently picked for the GM on Main Street Grant The awards go to nonprofits and municipal government entities near General Motors facilities that are aiming to implement innovative placemaking ideas in their local districts According to Nikki Cales, Hapeville’s Main Street and grants coordinator, the city has received $50,000 from GM and Main Street America a national program dedicated to uplifting older and historic downtowns and commercial districts Hapeville’s project consists of the fabrication and installation of two sculpted metal and neon signs that harken back to the city’s past and early 1900s buildings while also providing wayfinding and “color According to Cales, one sign will be installed at 748 Virginia Ave. in front of the recently reimagined former gas station that’s now Atlanta Printmakers Studio will honor the style of the building while also creating a new visual focal point at a major downtown intersection,” reads the program’s description The second installation will be an “Arts Alley” sign at the entrance to Hapeville’s Arts Alley from Dearborn Plaza That alleyway behind historic downtown buildings—formerly blighted and rarely used—has been remade over the past decade into an artsy focal point of the city The grant program favored applicants whose ideas were focused on placemaking with an emphasis on pedestrian safety and scalability for other Main Street initiatives.  Other cities to receive $50,000 grants in 2024 include Bowling Green This
