model for cannabis success in the state generating nearly $1 million in cannabis tax revenue since the opening of several adult-use dispensaries Henrietta is demonstrating how legal cannabis can benefit communities in tangible ways The New York State Office of Cannabis Management reported that the town is now reversing a recent tax increase attributing this financial flexibility to cannabis revenue Henrietta Town Supervisor Stephen Schultz emphasized the importance of strategic location for the dispensaries is why it's driving more traffic and resulting in higher revenues," he said Henrietta has strategically placed its cannabis shops in busy commercial zones Schultz noted that other towns typically open dispensaries in less-trafficked adult-use zones This strategic placement netted Henrietta more than $750,000 in cannabis-related tax revenue last year which Schultz believes could benefit all residents the dollars we bring in for cannabis taxes that means that's that much less money we have to collect from property taxes," Schultz said I fully expect us to be able to actually roll back basically reduce taxes to the property owners just based off of that revenue," Schultz continued the first legal cannabis dispensary in the Rochester-Finger Lakes region "Did we know that we were going to hit the numbers that we were hitting through that first year Customers have also embraced the new addition to the town's storefronts right?" said Tatyana Reese from Brighton "So I think that it's been a positive impact other towns will follow Henrietta's example "I think there's a lot of towns right here Do they really need to take a look at what Henrietta is doing here and the amount of revenue that is actually being generated from companies like what's running here," Martin said Schultz added that last year's revenue has also funded a partnership with the Monroe County Sheriff's Office to address speeding in neighborhoods around town We have the address for Schultz said he anticipates the town will lower the tax levy following economic boosts such as the opening of legal cannabis stores in Henrietta He expressed a desire for a simpler process "I think the system is broken," Schultz said it used to be you could do a town-wide reassessment every four years and it wouldn't be this massive increase." Schultz highlighted the challenges posed by the current real estate market noting that the tax burden is shifting from high-end homes to smaller homes due to increased demand for entry-level and downsized homes "There really isn't a good way to fix it with the current system," he said Schultz suggested a system based on formulas could alleviate the issue potentially saving Henrietta about $500,000 annually and reducing costs statewide Schultz also encouraged homeowners who are dissatisfied with their assessments to formally appeal them He added that the town's assessor must now assess about 12,000 homes and 2,000 businesses we're in the middle of what's called informal "You don't have to go through the formal grievance process You have to apply for a hearing by the 21st." The town assessor can be reached by emailing assessor@henrietta.org then you will be in front of the board of assessment review," Schultz said about 24% of the grievances filed were either stipulated to by the assessor or were approved." — One person was killed and three others were seriously injured in a three-vehicle crash Monday afternoon Deputies responded to Brooks Road in Henrietta around animated student section rushed the court following the final buzzer of a dramatic triple overtime victory over Fairport Wednesday night Second-year coach and alum Calvin Betts' Royal Comets trailed coach Scott Fitch's Raiders 35-23 at halftime and 47-32 with 2:14 left in the third before surrounding just nine points in the fourth Rush and Fairport ended regulation in a 59-59 tie The game was tied at 71-all entering double overtime then at 78-all entering the third extra frame Senior Jahquin Brown's standout play on both sides was the reason Rush-Henrietta won after Avery Council and Amir Bradford fouled out Brown scored all 13 of his points after halftime Our (star) players like Amir (Bradford) and Avery (Council) .. we knew without them we needed to play harder," Taggart said Rush-Henrietta is enjoying its best season in years thanks to their commitment on defense They can play many styles thanks to their athleticism and versatility "Our defense. Our energy. We're skilled. We're athletic. We're long. Everybody can see. But the guys have bought into a real team concept on offense and defense," Betts said after a Jan. 31 win at Penfield. Bradford is a 6-foot-7 center who blocked shot after shot in Wednesday's senior night comeback against Fairport Taggart and Council are younger brothers of former Section V stars who man the perimeter he's our battery," Betts said about Brown in December Who else but heralded alumnus Betts — who graduated in 2006 as the Royal Comets' all-time leading scorer and a two-time All-Greater Rochester Player of the Year — is more fit to putting R-H basketball back on the map The Comets last made a section finals run as the Class AA's No 8 seed in 2022 under former longtime coach Chris Reed who last led the program to a title in 2011 In his first season at the helm, Betts guided the Royal Comets to an 11-10 record, falling to eventual Class AAA champion UPrep in the final seconds of the 2024 quarterfinals. With a young core returning apparently everyone expected Rush-Henrietta to be even better this winter Rush began the season 16-0 thanks to a variety of defensive pressures the Royal Comets used a full court press to rattle Penfield in the first and fourth quarter Betts used a 1-3-1 that eventually suffocated Raiders once star point guard LaShard Lowry Jr — who scored his 1,000th point last week — fouled out after a 33-point performance As for their resume, the Royal Comets beat reigning New York state Class AAA champion Green Tech Charter School and Colonie Central during some Albany area trips against Section II teams. Rush-Henrietta overcame a halftime deficit to defeat Section VI contender Health Sciences Saturday. the Comets have twice defeated two-time section champ Victor Rush finishes the season at reigning Section VI Class AA champion Jamestown (now up in Class AAA) Friday and at Hilton Wednesday The Royal Comets have been ranked No. 1 on the each of this season's Section V Boys Basketball Large School Polls. Women of Excellence Henrietta’s ‘ugly duckling’ former Cartwright Inn slated to receive makeover The former Cartwright Inn in Henrietta will undergo an extreme makeover soon it’s thanks to his mother’s credit card and an infomercial he saw on television in the wee hours of the morning 20-some years ago Liess transitioned from a fledgling front-office career in minor league sports to the world of real estate around 2002 shortly after his purchase of a how-to guide to financial freedom He took to heart — and eventually to the bank — the strategies contained in Russ Whitney’s Wealth Building: From Rags to Riches Through Real Estate turning it into a career in property sales and investment “I got home late one night after work and was watching an infomercial,” he said bought the book (and DVDs) and within two weeks of reading the book I bought my first property “I can’t tell you how many times along the way people told me who was hoping he could explain the credit card charge But today the results are actually quite clear Liess is owner of Coldwell Banker Custom Realty and Coldwell Banker Commercial Custom Realty overseeing 48 agents between the residential and commercial sectors of the Henrietta-based businesses which was one reason he was drawn to the Cartwright Inn property and adjacent apartment building paid a combined $535,000 for two properties on West Henrietta Rd.: 5691 (the old Cartwright Inn) and 5711 (a five-unit apartment building and large parking area) The LLC name pays tribute to the past for two of the town’s oldest buildings The inn property was originally a stagecoach stop and hotel The building at 5711 was the wagon house where they made wagons His own family history with the Cartwright Inn also made the properties intriguing “I remember my grandparents would say we’re going to the Cartwright Inn and it was a big deal,” Liess said and we’d get there and my grandmother would keep telling me to stop tapping on the lobster tank.” and the current state of abandonment and disrepair brought sadness to Liess “I have driven by the property for 20 years and have watched it deteriorate,” he said who actually put the buildings on his investment radar Currently a freshman at Harvard University and a member of the school’s wrestling team Nolan wanted to learn more about the real estate industry last summer before he left for college his father gave him a list that contained scores of properties that might be available in the Rochester area — some that were on the market some that were vacant and some that were financially distressed get to know the owner and see what was happening,’” Liess said but I’d let him have an equity stake in whatever property we bought.” administrator of the estate of Ralph Sacheli Nolan said he wanted to know if there were plans for the Cartwright Inn and adjacent apartment building “I think he was excited to see a father and son take over,” Mike Liess said Liess intends to keep the apartment building a multifamily dwelling and necessary renovation is already underway What’s in store for the former Cartwright Inn isn’t as definitive “Obviously I plan on keeping it very historic,” Mike Liess said “The vision I have is probably not a restaurant but something mixed use or multipurpose I would definitely develop to fit a user.” Supervisor Stephen Schultz said he would like the historic nature of both buildings preserved I was open to proposals,” Schultz said “since we could do a lot under the Historic Property Incentive Zoning we put in place a few years back just for this purpose — to provide incentives to developers so that they are encouraged to restore and upkeep historic properties rather than tear down and replace them.” Since a significant part of Henrietta’s legacy is tied to the West Hamlet “The entire West Hamlet area has more historic properties than most of the rest of town put together,” Schultz said “We have a concerted effort to preserve this area to hold onto our heritage.” State money also could be available to aid in development through the NY Main Street Program grants aimed at blight removal The intersection of Erie Station Road and West Henrietta Road along with the intersection of Lehigh Station Road and East Henrietta Road are the “closest Henrietta has to an old town main street,” Schultz said He said the state agreed that restoration of the Cartwright properties would qualify for blight removal grants At least one previous developer backed out of a potential sale because of where the northwest corner of the Cartwright Inn building sits: within the right-of-way of state Route 253 (Erie Station Road) Banks won’t finance a property that does not have a clean title Even though the building existed long before the state roadway the right-of-way somehow includes the building corner The town is now working with the Department of Transportation lawmakers in Albany and Monroe County officials on a plan for the state to cede a slice of the right-of-way “Steve Schultz has been amazing to work with,” Liess said “He has a great vision for the town.” In total there are about 3.5 acres of land on the two sites so the vacant parking area to the south offers other development possibilities in what likely will be a two- to four-year development endeavor Schultz said his one ask on any possible new buildings is that the architecture conform to the era in which the existing structures were built “Others have handled that,” Schultz said “by making the new buildings look like agricultural structures which were common next to or behind historic homes and properties like the former Cartwright Inn and historic house on the adjoining property.” Liess hasn’t moved that far along in his vision But he is sure of one thing: nothing will move into the property until the old Cartwright Inn is gutted and refurbished “I’m hoping to salvage as much of the (original) Stagecoach Inn as I can,” he said “We’ll need to take everything down to the studs I want to take an ugly duckling and make it look historic.” [email protected]/(585) 653-4020 A former president of the Greater Rochester Association of Realtors was curiosity and consternation The long-vacant building’s slow-motion decay has inspired Facebook threads that fall into three basic categories: Does anyone know what’s going on with the old Cartwright Inn Tear down the old Cartwright Inn — it’s an eyesore Preserve the old Cartwright Inn — Henrietta needs to hold onto its history Good news for the “preserve it” crowd: In December owner of Coldwell Banker Custom Realty and Coldwell Banker Commercial Custom Realty bought the property at 5691 West Henrietta Road and plans to rehabilitate the structure that was built in 1831 as a stagecoach stop and hotel tracking down the owner and starting talks with him about a sale Nolan wanted to learn more about the real estate business and work with his dad “I told him that anything he and I acquired over the summer which was part of the estate of Ralph Sacheli Penfield native Liess has many fond memories of the place His maternal grandparents lived in Henrietta and it was their go-to spot for special occasions “It was always a big deal when we went there,” he said but it became the Cartwright Inn in 1949 after being sold to Gordon Cartwright his family continued operating the business as an old-school steak- and chophouse where diners could pick lobsters from a tank and prime rib was available in three portion sizes: Hoss What it will become next hasn’t been settled whether it’s some kind of mixed use is yet to be seen,” Liess said “I have talked to a few people who have expressed interest in maybe a brewery there but I haven’t made any commitments on it.” the building’s character will be maintained a self-described history buff whose life’s work is buying and fixing up distressed properties He said portions of the structure may need to be removed — additions that were not part of the original footprint “But my intention is to salvage as much as possible.” the work will be completed within two years but it will come down to finding the right user the roof has been sealed where water was coming in work had begun on making the building weather-tight to prevent it from deteriorating further also bought from Sacheli’s estate an adjacent building at 5711 West Henrietta Road dating to 1850 The cost of the two properties combined was $535,000 other developers considered restoring the old Cartwright Inn Mike approached me about his interest in the property,” Henrietta Supervisor Stephen Schultz said “He spoke about what he wanted to do with it and asked what the town was looking for I explained that I wanted to see the historic inn and historic house maintained I was open to proposals since we could do a lot under the historic property incentive zoning we put in place … so (developers) are encouraged to restore and upkeep historic properties rather than tear down and replace them.” Hoping someone like Liess would come along the town also reached out to New York state about whether it could apply for a “Main Street Blight Removal” grant to help with restoration costs Schultz isn’t the only one who’s enthused about the impending rebirth of both properties it was the subject of a Henrietta Historic Site Committee meeting “The committee was ecstatic that we have a developer like Mike who has expressed a willingness to help make this restoration possible,” Schultz said passed peacefully at her home on Wednesday Hartman was a long-time healthcare
