I wouldn't go so far as to say I hoard the Blackened Ranch Dipping Sauce from Popeyes but I definitely order a handful of extras every time I get chicken to have at the ready Popeyes also unveiled its own line of retail dipping sauces which will undoubtedly bring some competition to the sauce aisle I tasted Hidden Valley's Kickin' Cajun Blackened Ranch alongside fried chicken strips for a familiar comparison The Hidden Valley blackened ranch is noticeably thicker and creamier than the Popeyes version It also has slightly more of an herbal flavor but fewer spicy and peppery notes in comparison The Hidden Valley bottle ranks this sauce as a one out of four peppers level of hot It's got the blackened flavors I was expecting without any of the kickin' heat I was anticipating I still prefer the Popeyes version of a blackened ranch sauce over the Hidden Valley version because it packs a little more heat and cajun seasoning flavor The Kickin' Cajun Blackened Ranch sauce is available exclusively at Kroger grocery stores nationwide Come for the extra herbal and lime flavors in your salad stay for the surprisingly smooth crema-style sauce on your tacos enjoy the secret weapon in your prize-winning guacamole and as a condiment for your favorite sandwiches The lime is what you'll notice first when tasting this particular flavor followed by the rest of the cilantro-accented herbal notes in the ranch the cilantro is so subtle that if you weren't looking for it I am not predisposed to taste soap when eating and smelling cilantro and I don't really think there's such a thing as too much cilantro when it comes to garnishing and seasoning a dish with it But for those who can't shake the taste of suds beware: there is actual cilantro in this ranch sauce Even though it isn't especially powerful to me and it could stand out to anyone who's particularly sensitive to it For all of those lime and cilantro lovers out there Hidden Valley's Cilantro Lime Ranch is not exclusive to any particular retailer and can be found at grocery stores everywhere Even though it's not a groundbreaking flavor combination this is one of those sauces you'll want to have on hand to upgrade meals that need an extra pop of flavor and creaminess At the Hidden Valley Ranch tasting I attended the new Creamy Jalapeño Ranch Seasoning mix was used to season chicken for a plate of nachos and was additionally sprinkled on top of the nachos for even more jalapeño ranch flavor One of the easiest ways to get my attention is for nachos to enter the chat and the Creamy Jalapeño Ranch Seasoning did not disappoint once it had the spotlight Behind buttermilk, jalapeño chili pepper is the second listed ingredient in this seasoning mix, so you can expect it to be noticeable. I like that you can control how much heat you want to add to a particular dish by sprinkling it on top, and enjoyed the next-level complexity it brings in comparison to the Original Ranch Seasoning mix but I consider this one worth stocking up on to make weeknight cooking a little easier and tasty all at the same time this seasoning mix is available everywhere and would make for a great meal when paired together The new Cracked Pepper Ranch sauce delivers delightful little pops of pepper without the annoyance of chewing on whole peppercorns and isn't quite as thick as the classic ranch dressing allowing more of those peppery notes to really shine through While I was prepared to taste the cracked pepper in this ranch dressing I wasn't prepared for the citrusy flavor that accompanies it I'm sure I would have enjoyed a black pepper-forward ranch sauce if that's all that it was but the additional citrus flavor was a welcome surprise that took this particular ranch dressing up a few extra notches the Cracked Pepper Ranch is an obvious choice but we were presented with a taste of the dressing drizzled on top of a steak and grains bowl at the Hidden Valley tasting event which was an equally delicious way to enjoy it Not only does the dressing allow the citrus and pepper notes to shine but those seasonings then bring out the flavors of the protein and grains — all while the creamy and herbal cues from the ranch tie it all together If you're already a fan of other peppercorn ranch dressings you'll definitely want to give this flavor a try the Cracked Pepper Ranch is available exclusively at Walmart And now that Blue Cheese Ranch is officially here I'm not sure how we made it this long without it So much time has been wasted mixing these two sauces together to make the perfect combination of zingy and herbed sauce to dip our Buffalo wings in but often falling short of that perfect balance I've craved The cheesier flavors are instantly noticeable, which delights me as a blue cheese fan. But it's also not overpowering for those who are just as invested in the ranch side of this equation. Specifically, 53 percent of Texas homeowners don't know they can protest their home's property tax evaluation, according to a study by Ownwell a service that makes homeowners' cases for them since homeowners are taxed on the assessed market value of their home an over-appraisal by the local tax office can lead to paying too much in taxes Homeowners in this situation can lower what they owe by telling tax appraisers what they believe the real value of the home is and the two entities will negotiate to find an acceptable number Appraisals reflect the value of the home on January 1 of that tax year the appraisal is made within the Travis County Appraisal District (TCAD) and the case will be heard by the Travis Appraisal Review Board (ARB) the deadline to submit a "protest" — information about the homeowner's proposed market value of their home — is Thursday That means that at the time of this article's publication there are 14 full days left to take action Submitting the information is just a first step; later they'll have to present evidence in an informal meeting What homeowners don't knowThere are a few reasons homeowners may not be aware protesting is an option Hopefully their realtor explained their options but they're technically not required to do so especially if it's months between closing and January 1 it's possible the homeowner heard their options without understanding but the most official path to knowledge requires reading mail from the county in detail homeowners should receive a written Notice of Appraised Value in the mail before the deadline the mailer comes with a mostly blank copy of the Property Owner's Notice of Protest (Form 50-132) It also comes with some instructions on how to submit the form and expected timelines However, sometimes mail delays, administrative accidents, or other mishaps mean a homeowner does not receive their notice in the mail. Homeowners can search for their notice online even if they did not receive it Missing the deadline doesn't mean the mistake can never be fixed Ownwell found that more than half of Texas homeowners were "shocked" at their last property tax bill More than 70 percent had not even sufficiently budgeted for the expense since one in three of them felt their assessment was higher than it should be What hiring a service meansThere's a lot of money on the table and there's little to no risk in protesting If the appraisal review board doesn't agree after hearing your case there is no penalty for an unsuccessful protest is a popular choice because its representatives work on a contingency fee the service doesn't cost anything until they've earned money back the service costs 25 percent of the amount saved It is common for tax protest services to have extremely high success rates. Ownwell claims a success rate of 86 percent. Tax Cutter claims a success rate of 96 percent and offers a 25 percent contingency, or options to keep all the savings for an upfront fee. Gill, Denson & Company also works on a 35 percent contingency and claims a success rate of "more than 80" percent but Ownwell does have a very friendly user experience and strong marketing DIY protestsIf homeowners feel ready to take on the responsibility they can find all this information online — but they will need to be diligent about timelines There are a lot of other variables from house to house but combing through the same general information over and over can be exhausting especially when there is an uncommon detail to work around there are separate forms for properties with particularly egregious over-appraisals with and without homestead exemptions These don't come up in most how-to guides and what little information is available tends to be rephrased or copied ad nauseam rather than presented in new ways that might actually clear up confusion Travis County also has a dedicated taxpayer liaison officer so it's a good idea to give her as much time as possible to respond to questions as the deadline approaches Why first-time homebuyers have a leg upThis can all be overwhelming but first-time homebuyers actually have an advantage if they're well informed and especially if they closed on their house toward the end of the year The first year someone buys a house is often the most straightforward because they have hard evidence of how much their house was really worth on the market: whatever they paid for it It'd be very hard for appraisers to argue that a house was really worth $500,000 if it only sold for $350,000 Wouldn't the seller hold out for more if buyers were willing to pay more the less time any surrounding land had to appreciate in value by that appraisal date the better for all but the most expeditious homeowners there are only two weeks between then and the following year's appraisal Most homeowners won't have implemented tens of thousands of dollars of improvements by then and it's easy to argue the house is worth what you paid just knowing property taxes can be protested is a huge step in saving homeowners money Whether they use a service or learn how to protest on their own homeowners' benefits usually far outweigh the effort of learning how to protest And the best part: learning now makes next year way easier 01-17-2025DESIGN BY Hunter Schwarz Hidden Valley Ranch now has something in common with DTC design darling Graza—a plastic squeeze bottle The company is the latest to release squeeze bottle packaging, with its new inverted Easy Squeeze bottle that’s designed to be easy to hold and control. Anthony “Bud” Tolliver is set to take over the Titans program. The Salem native and former Spartan had a standout career under head coach Stephen Magenbauer. That led to a brief collegiate career at the University of Charleston before he transferred to Radford University to finish his undergraduate and graduate degrees--all while serving in the Virginia Army National Guard. Tolliver returned to the Roanoke Valley after college with his coaching career starting in 2015. Most recently, Tolliver served as the head football coach at Savannah High School in Savannah, Georgia. Tolliver takes over after athletic director Scott Weaver stepped down from his coaching duties in December of 2024. ROANOKE, Va. – For the first time in over a decade, Hidden Valley will have a new head football coach starting in 2025. Scott Weaver tells 10 Sports he has retired from the coaching ranks. Weaver has been the head coach at Hidden Valley since 2009. In his 16 seasons leading the program, the Titans made 11 playoff appearances. That includes a Region Final in 2013. While he will no longer serve as the Titans head coach, Weaver tells 10 Sports he does intend to stay at the school as athletic director--a position he’s held since 2022.
