March 24 Hudson Falls Planning Board meeting Bove Commercial Realty returned to the board with an application for a proposed car wash to be located at 23 Main Street This vacant lot may one day become a car wash The plan has been in the works for a couple years Bove bought the lot from the previous owner and received approval to have that type of business at that location by the Zoning Board Bove also owns the adjoining lot at 19-21 Main Street the applicant representatives said the project will meet all setback requirements and needs no further variances at this point showed the board drawings detailing the proposed layout of the building which sits on the corner of Main Street’s intersection with John Street Hall gave further details about traffic flows in and out of the proposed business from John Street and noted that standard use of the car wash bays would be about 10 to 12 minutes suggesting limited traffic issues going in and out of the facility Male associates raised concerns about traffic potentially piling up at the intersection and visibility issues Palumbo suggested the DOT should be involved in the approval process as well Village attorney William Nikas suggested moving the entrance/exit to the adjoining lot the discussion was tabled so that Palumbo could review the application in more detail and so the applicant representatives could discuss potentially changing the entrance/exit of the business Public comment for the project remains open the planning board also discussed applicant Edward Russo’s plan to construct four single-family homes located at 96-98 Feeder Street was previously approved for a seven-lot subdivision Ferguson explained that the lots would be accessed by a common driveway and that each lot would have individual water and sewer services Planning Board Chair David Hutchinson noted that while the former plan was previously approved enough has changed to make it a wholly new application meaning it would be open to public comment One local resident raised traffic concerns and worried that the homes would be apartments Russo reiterated that the homes would be single-story and sold The board voted to give the plan a negative environmental declaration (meaning it didn’t present any adverse environmental impact) and approved the site plan application with the following conditions: approval from the water and sewer districts for hookups a tree buffer “similar to the original application,” the submission of a stormwater plan with catch basins for the building permit application process and the establishment of a shared maintenance agreement for the shared driveway Get the latest local business news delivered FREE to your inbox weekly Email notifications are only sent once a day Former longtime Village
