B Bakes Deli and Cakes customers waiting in the frenetic Friday line to get a taste of one of Brittiny Walker’s cinnamon rolls might not realize they gobble up the pastries in a fraction of the time it takes the self-taught baker to mix the dough
the 37-year-old’s “cinnamon roll Fridays” have drawn a crowd at 8 a.m
on the one day a week when the restaurant she co-owns with her husband
one of her countless new specialty flavors accompanies the traditionally flavored and frosted rolls
a batch of four dozen was gone in 15 minutes
The sweet side of the eatery on Washington Street is Brittiny’s domain
but when it comes to the savory sandwiches
The 43-year-old said he is inclined to ask his food partners if they have new ingredients
has even derived inspiration from commercials
The Windy City staple featured celery salt
a poppy seed bun and an all-beef hotdog straight from Chicago
“I’m not just pigeon-holed to food distributors that are around here,” John said
I will go out of my way to make sure that we have different stuff
“I don’t put out anything that I wouldn’t eat.”
The Keene residents’ love of food predates B
Their space previously held a beloved local eatery
Brittiny’s cinnamon rolls are accompanied by numerous other confections
including cupcakes and artfully decorated cakes
John’s repertoire includes sandwiches like “the 28 Washington,” which features sliced ham
and “the princess,” which features fresh mozzarella
Brittiny’s and John’s skills in the kitchen earned them best new business of the year and best bakery in the The Sentinel’s 2024 Monadnock Choice Awards
Planning where they eat is just one element of vacations
the fruits of Brittiny’s labor sat in a glass display case atop the tall B
Cupcakes iced to pointed top held swirly mounds almost the same size as the cakes themselves
John could be seen in the open kitchen hard at work cooking
it was not very long after the world began inching its way toward a new normal following COVID-19-related restrictions
While some might have shied away from the prospect of opening a business with 4-year-old twins at home
we’re gonna go all in and just figure it out.”
“But [we’ve] always been kind of risk-takers,” he said
Brittiny taught preschool at the Child Development Center at Keene State for 10 years
and John worked for the Texas-based Shiner Beer
and during that time had the opportunity to eat a wide variety of food
and the Italian staples he grew up with during travels to New York and Boston
“I couldn’t tell you what my favorite thing is,” John said
just the variation of the same thing from many places.”
I think that’s where I kind of learned to make everything differently,” he said
“If I have a special … somebody’s running the same special down the road
mine’s going to be completely different than theirs.”
The reprieve from days and nights on the road
made John realize he was ready for something different
“I didn’t want to live out of a suitcase,” he said
Brittiny recalled her husband wondering “what could we do different?”
While the pandemic-era hobby came and went for many
and led to the popular cinnamon roll Fridays
She tries to come up with a different flavor each week
and in the past has tried wedding cake (almond-raspberry)
the traditionally flavored swirls were accompanied by her peach cobbler
asking me … ‘what’s going to be the flavor?’ ” Sometimes customers pitch her ideas
how far she’s come in such a short time,” he said of his wife’s baking prowess
“I wouldn’t want to do anything else right now.”

A car drives over potholes on Winchester Street
on the stretch of the road where the city plans to make repairs in the coming months
Construction crews are making their way through the streets of Keene as part of two road-repair programs the city rolls out annually
One is a longstanding initiative to mend roads in poor shape
and the second aims to keep others in good condition for longer
Once the roughly $1.7 million in work is complete along the 4 to 6 miles of streets included in this year’s programs
drivers will notice smoother and newer-looking roads
Work on the many streets slated for maintenance could be done by as early as July 1
though Public Works Director Don Lussier said it could take until Aug
though at times some streets could be open to only one lane of alternating traffic
is being used to restore 18 roads through one of the initiatives
This work kicked off roughly two weeks ago with Bank Street
will continue to repave and complete repairs on several other roads over the course of the next few months
Wheelock Street and a portion of Winchester Street from Main Street to the Ashuelot River
Thornton and Warren,” Ruoff said in late April
Work on Winchester Street and Russell Street could come later this month
“We need to juggle both Winchester Street and Russell Street with gas main installation
So we may wait on those until probably the end of May,” Ruoff said
said Keene’s Road Rehabilitation Program has likely existed “as long as we’ve had roads.”
Plans for the initiative are made long ahead of time
with roads being scheduled for repairs five to six years in advance
“Once a road is within two or three years of being
we really try not to shift anything around
people start getting excited about their roads getting paved
Crews are also chipping away at less extensive maintenance to be done on several streets through another initiative
This project kicked off in 2018 in an effort to reduce the wear and tear on Keene streets
The roughly $550,000 to be spent will cover road-preservation projects on Gilsum Street
South Sullivan Road and West Street from Park Avenue to Base Hill Road
but through less expensive techniques than those used in the Road Rehabilitation Project
but the intent of that is to treat roads that are still in very good condition with low-cost treatments that will extend their life
keep them in good condition for longer,” Lussier said
residents could notice crews performing this work
“Most people will see the trucks in front of their house
although he noted this won’t be all at once
and then a week later they’ll see a crew out there ..
a couple weeks later they’ll see the paving happening
we would allow some roads to deteriorate a little bit more than others before they get repaved
So the idea is the heavy traffic roads … our main arteries
those roads we try to keep in a little bit better condition,” he said
wait a little bit longer to pave those and try to get a little more mileage out of them.”
Kelley Cady aims to make Thrive 310 Pilates & Intuitive Eating a place where everyone feels welcome and can move safely and comfortably
The studio opened last month in the 310 Marlboro St

Three more businesses — a bicycle repair shop
and a Pilates studio — have opened this spring in what was once a paintbrush factory on Marlboro Street in Keene
The Cycle Sanctuary opened May 1 in Suite 195
The bicycle repair shop is a culmination of 25 years of study by Joshua Berntsen
a Keene bike tech who has worked at local shops like Norm’s Ski & Bike Shop on Martell Court and the former Banagan’s Bicycle Shop
where Local Burger and Madame Sherri’s are now
Bernsten had been doing repairs out of his garage as a hobby before securing the shop space
“I quickly realized that there was a bigger need than hobbying
so I needed to get some real shop space,” he said
Berntsen is a leader in the Keene cycling community
He coordinates the “fool rides” several times a year
where cyclists get together to enjoy local trails and views
Finding an affordable shop space was a challenge
but Berntsen is now settled at 310 Marlboro
He also has a limited supply of used bikes for sale
Berntsen said the best way to get in touch is to give him a call at 603-757-9842

owner Kelley Cady was offering services out of her home prior to the move to 310 Marlboro St
Armed with a bachelor’s degree in movement science and many years’ experience in the fitness world
Cady aims to create a space where anyone can come to participate in Pilates safely and in a way that facilitates their peace
She got into Pilates after injuring her back about a decade ago
Cady said she earned a Polestar Pilates certification and became a certified intuitive eating counselor
she decided to expand to offer group classes
and 310 Marlboro happened to have a perfect space available
Newcomers can join the experience at Thrive 310 by scheduling a free “discovery call” or meeting with Cady or registering for an introductory Pilates package that includes three private sessions
Cady said people who have experience using Pilates equipment and who aren’t looking for a personalized plan can feel free to register for a group class right away
one-on-one program for people looking to heal their relationships with their bodies and make peace with food
Although not everyone who does Pilates with Cady will take the intuitive eating course
Cady said her Pilates classes are intended to be a place of “amazing peace” away from “diet culture.”
It’s not like the Pilates videos influencers post on social media
“Any person of any shape or age can do Pilates with me ..
Pilates should be so inviting for every single person
Construction work started on the building at 310 Marlboro St
funded in part by a $3 million grant from InvestNH
a program aimed at addressing the statewide housing shortage
the developer said the building would hold 57 new housing units
The development’s website said Monday current available space includes individual offices
suites and multi-purpose spaces for manufacturing

Keene city councilors will begin discussing next week a $85,978,644 operating budget proposal for the upcoming fiscal year
which makes up the bulk of the budget and dictates the tax rate
compared to the $52,419,200 figure councilors approved last year
The plan calls for $30,291,365 to be raised from taxes
This is expected to raise the city’s portion of the rate to $13.59 per $1,000 of assessed value
City Manager Elizabeth Ferland said wages are driving this year’s proposed budget increase
According to a news release issued by the city
this includes wages both for non-union employees and that were negotiated for unionized employees
City staff presented the new operating budget proposal at Thursday’s Keene City Council meeting
Councilors will approve a budget in June that will take effect July 1
The proposed city tax rate is up from the $13.45 figure approved last year
and Ferland told a Sentinel reporter this increase is relatively modest compared to in other communities
She noted staff worked hard to keep the tax impact low
Rising property taxes driven largely by general inflation and increases in health insurance costs were a contentious issue during town and school district meetings in March
Ferland said she feels the proposed city budget is a good one
and that she has received positive feedback from councilors
She said she has also heard concerns about the half-million dollars needed to keep on four new firefighters as the department experiences rising call volumes
Councilors have previously deliberated this issue
and unanimously agreed more personnel are a necessity
organization and personnel committee will discuss the budget at meetings next Tuesday and Thursday

Final Design Approved – On January 2
The City Council reviewed and approved the final design of the project
the City Council then voted to bid the downtown infrastructure project in the fall of 2025 with construction in 2026 (thus delaying the project one year) and to pursue funding for all phases of the project through the Federal Raise Grant
On December 18th, 2024, City staff reviewed the final project design at the City Council’s MSFI Committee public meeting. The final design considers the project features and elements and is the product of a thorough infrastructure technical analysis that commenced upon City Council’s approval of the preliminary design.
The final design presentation included a review of options for elements such as: Sidewalk materials
Railroad Square surface materials and shade structure
The design team also reviewed the project Phasing Plan and traffic control plans including work restrictions such as number of parking spaces to be taken out of service to accommodate the work
etc. Methods planned to support downtown residents and businesses were reviewed including a project ombudsman
monthly “coffee and hardhats” meetings
use of variable message boards for advance notifications
The City’s consultant will prepare the bid documents this fall (2025) to be advertised for construction
Construction is now expected to begin in May of 2026

Tucked at the base of a window in the longtime former home of In the Company of Flowers in downtown Keene is a sign of what's to come
Tucked at the base of a window in the longtime former home of In the Company of Flowers in downtown Keene is a sign of what’s to come
Clay’s clothing store will join the ranks of downtown Keene businesses this spring
in the former longtime home of In the Company of Flowers
which was in the West Street Shopping Center until roughly three months ago
will hopefully reopen on Main Street by May 1
She said Keene’s shop opened in the Colony Mill Marketplace in the mid-’90s
said she and Stone closed the store’s location in the West Street Shopping Center in Keene in hopes of finding a new spot
and found the downtown space after they left the plaza
In the Company of Flowers was on Main Street for about three decades before moving to Walpole this year
previously told a Sentinel reporter they decided to find a smaller space
According to an Instagram post from late February
the business had a soft opening at the new location at 52 Main St
Reichelt said downtown Keene was always in the back of her mind for Clay’s
and noted that people who worked at the Keene store would encourage her to move into the heart of the city
She hopes the new location will provide more exposure to Keene State and events downtown
The new space on Main Street is undergoing renovations
including a fresh coat of paint and adding new carpeting and changing rooms
“We’re really excited to be downtown,” she said
“We think it’s going to be a great location for us.”
Clay’s downtown debut comes ahead of Keene’s upcoming downtown infrastructure project
which officials plan to break ground on in 2026
Plans previously called for construction to begin this spring
but several downtown businesses pushed for city councilors to postpone the project
citing concerns that included the ability of newer businesses to survive
Business owners who pleaded with city councilors to delay the project’s start said they wanted this extra year to plan
Reichelt said the upcoming project was a reservation in moving Clay’s downtown
but she feels the parking lot at the back of the site will help
She also said Clay’s has a loyal Keene customer base
and thinks patrons will support the shop regardless of the state of the downtown

contact the Community Development Department
The City of Keene has adopted a Floodplain Management Ordinance found in Article 23 of the Land Development Code that helps protect lives and property in our community from future floods
To comply with this ordinance you will need to obtain a floodplain development permit from the City of Keene before you perform development activities in a higher risk flood zone including
you will need to comply with building requirements in the City of Keene ordinance
New construction and “Substantially Improved” or “Substantially Damaged” residential buildings will also need to have the lowest floor of the building elevated to or above the flood elevation that applies

We can all do our part to protect the natural flood plain functions of our community
specifically the Ashuelot River and Beaver Brook
We are all an important part of helping to manage those systems
A watershed is the area of land that water flows across or seeps into on its way to a river
Watersheds are separated from each other by high points such as the crest of a hill
Everyone lives in a watershed and should be able to enjoy healthy streams and the opportunities they provide
affects the quantity and quality of water in the watershed
We share our watershed with wildlife that also depends on a healthy watershed for food
The health of a watershed and its inhabitants depends on clean water
Preventing pollution in streams and brooks avoids costly impacts to our health
Smart storm water management is vital to protecting our watershed and reducing the chances of flooding
streets and rooftops prevent rain and snow from falling directly on the ground and infiltrating
Rainfall on these surfaces becomes storm water runoff
storm water accumulates pollutants such as fertilizer
solid particles and litter and flows untreated into waterways
Too much runoff quickly draining into the brooks can cause local flooding where storm water that is allowed to soak into the ground enters streams more slowly
You are an important part of helping to manage those streams and brooks. You can control runoff in the following ways:
we all need to be good caretakers of our brooks and streams
Undisturbed land along the banks with native trees and shrubs that have roots help to stabilize the soil to prevent it from being washed away
Don’t ever disturb the bank by placing fill or removing gravel or vegetation
never dump garbage into the brook or any stream
we can preserve the natural floodplain functions in our community

Home » Community Development » Cottage Court Overlay
Cottage courts are groupings of small houses around a shared public space
Considered a type of “missing middle” housing
they can be built as for-sale or rental units
Homes in a cottage court development are typically limited in size (for example
Cottage Court developments are a great option for creating housing on properties with limited street frontage and/or an awkward shape
They are a type of “residential infill,” or adding housing to an existing neighborhood on vacant or underutilized properties
This type of development is one way to add housing density that is physically balanced with adjacent houses in terms of size
The City Council adopted the Cottage Court Overlay ordinance on May 16
The City began exploring options for creating smaller-format housing types after a housing study revealed that the demand for this type of housing in Keene is high (and growing!)
Demand for this type of housing is particularly high among people age 55 and older
many of whom live alone. The cottage court style of development would allow individuals to downsize to a smaller and more affordable home while still remaining in their community and having a place to call their own. While cottage courts have existed in the U.S
many zoning codes no longer accommodate them.

Below is a list of our most common questions asked
please feel free to give us a call at 352-5440 or stop by anytime Monday – Friday
This is a question many people may ask when planning alterations to their home. The purpose behind building codes is to give reasonable assurance that a home is safe from structural failure
fire hazards from electrical and heating systems
The permits provide a permanent record of the work performed and inspections conducted on the project
Planning these alterations can be a very costly decision to not get a permit in the future
Some homeowners are finding when they try to sell or refinance their home
prospective buyers or lending institutions want proof that alterations are in compliance with local codes
The homeowner must then apply for a permit with no guarantee that the remodel will meet the codes
and they face the possibility that the remodel must be redone or removed
This is a costly frustration that could cause delays in refinancing or a lost sale of their home. Your home is your biggest financial investment
Permitting helps you protect your investment
It depends on what kind of work is being done
Many times cosmetic improvements or renovations do not require a permit but structural
Below is a link to items exempt from permits through the City of Keene Ordinance Section 18-27
Section 18-27-Permits
If you are ever unsure of whether or not a permit is required feel free to contact us by phone
We’re happy to walk you through the process
When a building permit for your project is issued
an inspection card that lists all required inspections will be included with the permit
The permit and the inspection card must be posted at the jobsite by the applicant and will be initialed by the Code Enforcement Officer after each inspection
the Code Enforcement Officer may require more inspections than are listed or may be requested by the applicant
It is up to the applicant to contact Community Development to schedule each inspection
Please know that when a building permit has been issued
the Code Enforcement Officer may inspect the project at any time
the Code Enforcement Officer will ensure that work meets all relevant codes
including but not limited to ICC and NFPA codes as well as state and local codes
The Code Enforcement Officer will also make sure the project is being completed per the approved plans
If work does not meet code or differs from the approved plans
the Code Enforcement Officer may stop work on the project until corrections are made
For Residential permits our office requires two (2) sets of plans
one will be for the office and the other will be given back to the applicant when the permit is issued as the “Permit Set”
which should be available onsite for the Building Inspector to review during inspections
This only holds true when you are applying for a permit that requires detailed plans
For Commercial permits we require three (3) sets of plans
one will be for the office and the other will also be given back to the applicant when the permit is issued as the “Permit Set”
which should be available onsite for the Building Inspectors to review during inspections
The third set will be given to the Fire Department for their review and comments

The City doesn’t require a permit to put up a fence
but we do have a few suggestions. We recommended that you discuss wanting a fence with your neighbor. We also recommended installing the nicer side of the fence facing your neighbor.
we recommend not putting the fence directly on the property line. This will allow for the maintenance on the side of the fence facing your neighbor
The City of Keene requires you or your installer to obtain a permit from prior to installing a wood or pellet stove
Permit applications can be downloaded from the Department’s website or picked up in the office on the 4th floor of City Hall
you or your installer will schedule a final inspection to ensure that installation was completed according to manufacturer’s specifications and that it meets all code requirements for safe operation
In-ground and above-ground pools require a permit prior to installation
a site plan showing pool/deck location and property line setbacks
and plans showing pipes and electrical work as well as fencing are required with the permit application
typical inspections during installation include structural
the applicant must call to schedule an inspection (per the inspection card provided with the permit)

Something you might not expect to see on Keene State’s modern-day campus is a wigwam—a dome-shaped shelter traditionally used by Indigenous peoples of North America—or an adobe hut
a building style commonly found in the Southwest
these seemingly out-of-place structures have become a hub of innovative research for the College’s sustainable product design and innovation and architecture programs
where professor and student teams collaborate on building functionality and environmental impact
served as an experiment to test whether purely visual instructions could be effective for building emergency shelters such as in refugee camps
Fowler acted as a resource for a team of students that took on the construction project primarily using branches and tarps
and several other things,” said Zachary Punch ’24
who helped carry the grant-subsidized work forward in the summer of 2024
When Punch was approached by Fowler and architecture department chair Fernando del Ama Gonzalo about constructing an adobe hut
he accepted and was ultimately awarded a Summer Undergraduate Fellowship (SURF) grant
“The adobe hut became an extension of this work
And the department hopes to do different materials in the future,” Fowler noted
“The fact that the college is willing to fund student work like this is brilliant and appreciated
The stipend enabled Punch to concentrate on his research endeavor for the summer of his senior year
“I wanted to know if adobe is a practical building material in New England.”
Punch had never used adobe—Spanish for mudbrick—despite being part of the construction world since childhood
he did tree work and later served in the Army operating construction equipment
When his service ended he built his own business as a carpenter
I knew a lot about building stuff,” he laughed
Since neither he nor Fowler had previously worked with adobe
they talked strategy throughout the process
First Punch built molds and filled them with 25 percent clay and 75 percent sand
“We used ground-up grapevines because they have tannins in them that are supposed to help hold the bricks together well,” Punch said
When he ran out of vines from his yard he switched to cellulose insulation
During summer rains he traveled to the project site to cover and uncover the molds with tarps
which can typically be sourced and mixed on-site
And then you can even use lawn clippings as an aggregate
So that aspect of it is really sustainable,” he noted
the adobe structure is undergoing similar functionality tests to the wigwam
The hut will remain in place over the year so data can continue to be gathered
I’m not sure how it’s going to do because it takes so much more energy to burn off the moisture,” Punch said
“If you go in that hut and there’s no heater going
it just feels more humid than everywhere else.”
“I’m interested in comparing it to something more modern like a straw bale home,” Fowler said
where they’ll build a regular two-by frame
and then plaster over the outside,” Punch described
“The problem is that it’s fairly permanent,” Fowler noted
The structures on campus are designed to be removable
“there’s a vision of a multitude of these happening so we can compare the data.”
The information they’ve garnered so far has already been put to good use
Punch traveled to Massachusetts to present his research on the hut at the Council of Public Liberal Arts College annual conference
and del Ama Gonzalo also co-authored a paper about the team’s use of software to test and monitor the hut’s energy performance during various times of the year
Del Ama Gonzalo presented it at the International Conference on Sustainability
This kind of hands-on research underscores the department’s focus on innovation and real-world impact
particularly in the area of sustainability—core values of Keene State
Punch’s journey reflects the program’s dedication to preparing students for future challenges
and provided him with skills and experience he plans to continue building on as he begins graduate-level study in the fall of 2025

Keene State first baseman Jonathan Chatfield ducks a ball during a game against Eastern Connecticut earlier this season at the Keene State Athletics Complex
PLYMOUTH — A little more than three weeks ago
the Keene State College baseball team stood at 8-13 and 1-2 in the Little East Conference
they have done something only one previous Owls team has done since joining the league prior to the 1998 season — win an outright regular season championship
13-3 LEC) needed just one win on Friday to lock up the top seed in the league tournament and ensure it will be held at the Owl Athletic Complex Wednesday through Saturday
with any tiebreaker scenarios working to their benefit
“This group has a lot to be proud of,” said head coach Justin Blood
who previously presided over a program turnaround at the University of Hartford when they were at the Division I level
“Winning a regular season title is a great accomplishment
Our goal has been to get back to the NCAA tournament
The Owls will open the LEC tournament against No
6 seed — yet defending league tournament champion — UMass-Dartmouth on Wednesday at 9 a.m
The day will also feature second-seeded UMass-Boston and No
Keene State’s pair of wins today to match last year’s win total overall were spurred by more strong pitching efforts and timely offense in the opener before an early barrage in the nightcap
Jake Jachym (4-1) got the ball in the opener and scattered nine hits over seven scoreless frames
Liam Conley notched his third save with an inning of work
including striking out Danny Quinn to end the game with the tying run on first
KSC took an early lead thanks to Jonathan Chatfield’s ninth home run of the season
tied for sixth on the Owl single-season list
and nursed that 1-0 lead until the seventh when Ethan Rainha cracked an RBI double and Anthony DiGiacomo a run-scoring single to make it 3-0
who were eliminated from conference tournament contention entering the day
got two runs off Troy Brennan in a laborious eighth to draw within a run
KSC got the run back in the ninth on DiGiacomo’s second hit and second RBI of the day
as Brendan Flynn made it 4-3 with two outs in the bottom half
but Conley struck out Quinn on a 2-2 pitch to end the game and lock up the top seed for KSC
The Owls turned the nightcap into a into a rout early by scoring 11 times across the third
and fifth innings including six times in the third
KSC’s run in the first frame came thanks to a first-and-third double steal in which Evan Cali scored before Jonathan Chatfield was tagged out between first and second
with Cali launching the first of two home runs in the inning with one down to make it 2-0
Evan McCue then walked (and moved to second on a wild pitch) before Tommy Ahlers smoked a long ball over the left field fence to double the lead
Otis Follet added a two-run double into the right center gap to make it 6-0 and Domminic Tagliaferro followed with a base hit to left to bring in another
Keene State kept going in the next two innings
taking a 9-1 lead in the fourth following a foul sacrifice fly by Rainha and a run-scoring base hit by Tagliaferro
An infield single and two-run double by Rainha in the next inning made it 12-1
Camden Thomas started and pitched the first three innings for the Owls
allowing three hits and one run while striking out five
Shea Zina (2-2) then fanned four while allowing three hits and two walks over the next three innings
“It took some timely hitting and defensive plays to win game one,” added Blood
“Jachym did a really good job limiting damage and Conley did a great job closing it out
We swung the bats well in game two and keeping Thomas and Zina’s pitch counts down gives us options for next week.”
KSC now shifts their attention to the conference tournament on their home field
where they are 10-3 (including a makeshift home game at Franklin Pierce University) this season
the Owls are hitting .333 as a team with Ahlers’ posting an eye-popping .532 (25-for-47) average with eight doubles
Keene State finishes the season with the second-best team batting average in the league (.306) and third-best ERA
“I think the biggest factor in our mid-season turnaround was our team taking ownership for the failures of the first half,” said Blood
they could take the necessary steps to get on track
