You can buy many of your home essentials by sticking with Kirkland Signature brand items from Costco
From decor and textiles to cleaning supplies and furniture
the warehouse sells hundreds of products under the Kirkland umbrella
you might be tempted to grab any of the store brand's products over its pricier
it's public knowledge that the chain works with many different manufacturers to produce its Kirkland offerings
that means that there are differences in quality from item to item
an army of loyal shoppers have shared their unbiased opinions on all things Kirkland-related
Between reviews on Costco's website and other places online
it just takes a little digging to sort out the must-have items from the not-worth-it ones
Here's the scoop on eight Kirkland-brand items that are worth buying and three that aren't
according to first-hand experience and real customer reviews
Of all the home items sold under the Kirkland brand, their Signature 680 Thread Count sheets are among the most popular
They currently have an average rating of 4.6 out of 5 stars on Costco.com
They're available in four sizes and four colors (white
Reviewers love the softness of the fabric and the way the corners of the fitted sheet are designed
"The fitted sheet has wonderful elastic-reinforced corners that make the sheets easy to put on the mattress and KEEP it on the mattress if you are not a sound sleeper." And the price is reasonable
a set of Kirkland sheets currently costs between $75 and $90
a set of sheets with similar specs would currently cost you upwards of $150 at Macy's
No one set of sheets is perfect for everyone's tastes
Many reviewers note that the top sheets aren't wide enough for their preferences
Reddit commenters also say they aren't great for hot sleepers
if you tend to wake up feeling sweaty and overheated
percale or linen bedding might be better choices than these pima cotton sheets
Reviewers are generally pleased with the effectiveness of the UltraShine pacs and give them an average rating of 4.6 stars. One person simply wrote: "Work as well as any name brand." They get the stamp of approval from Consumer Reports
the Platinum Performance UltraShine packs performed "excellently" at removing food and resisting the buildup of film or white spots
A few reviewers have complained about disliking the odor of the detergent
false lemon scent." They also noted that washing plastic dishes with these detergent pacs caused them to absorb the smell
you might want to hand wash anything plastic if you use UltraShine at home
If there's anything dog people feel passionate about, it's the comfort and safety of their pups. So the fact that the Kirkland Signature Rectangular Bolster Pet Bet has an overall rating of 4.8 stars is a good indicator that a lot of dogs (and their owners) really love it
Golden Retriever and she just loves this bed
SHE PICKS THIS." Currently priced at $59.99
it's big enough for even a large dog to stretch out on and has a machine-washable cover
the bed has only a handful of critical comments
One mentions that their dog tore the bed apart within 24 hours of getting it
But others mention that it is durable and that their dogs scratch and dig into this bed without ripping it
the photos of real dogs snoozing and smiling on the bed are further proof of this bed's popularity
Kirkland Signature Paper Towels have long been a staple in many households
They've been reviewed by more than 34,000 people on Costco's website
and have a very impressive 4.8-star rating
They're also known to be reliably sturdy and absorbent but sold at a lower price than the name brands
There's been some controversy in recent years
when Costco shoppers noticed some changes in their Kirkland paper towels
People aired their complaints on social media: the rolls were no longer individually wrapped
and the paper quality seemed to have dropped
One 2024 Reddit thread shows paper towels with different patterns
Reviewers also noted that the paper towels seemed to shift in quality at one point
many recent reviews still give the product five-star marks
You can find packs for the same amount in other stores
but you get more bang for your buck with Kirkland
Target currently sells 12-roll packs of their up&up store-brand paper towels for about the same price
you'll get over 200 square feet more of paper towels in the Kirkland package
A lot of happy sleepers swear by the Kirkland Signature by Stearns & Foster Lakeridge Mattress
There are several specific things reviewers say they like about the bed that's currently rated 4.3 stars
they love that it's firm and supportive for people of all sizes
We had a very tough time finding a mattress that offers enough support for my weight while being comfortable enough for her."
And, on the r/Mattress subreddit
another reviewer wrote: "I sleep with two dogs and my partner
as it's firm enough to prevent the mattress from moving." One criticism that comes up in multiple reviews is the fact that this mattress sleeps a little hot
Costco gave their beds some serious credibility by partnering with Stearns & Foster on their Kirkland mattresses
so it likely won't be available in warehouses for you to try out
Costco's return policy is notoriously flexible
you can get your money back if it turns out not to be the mattress of your dreams
Costco makes six different varieties of Kirkland garbage bags, including heavy-duty and outdoor trash bags, and they're all well-reviewed by shoppers. Their basic kitchen drawstring bags have the most fans, though. With more than 10,000 ratings, Kirkland Signature Flex-Tech 13-Gallon Trash Bags rate an average of 4.8 stars
What makes a basic kitchen trash bag so popular
It's really what these trash bags don't do that matters
(Kirkland does make a scented version of the same bag for shoppers who prefer it.) The price point is part of their popularity
A box of 200 Kirkland bags currently costs $20.99
a 200-count box of Walmart's Great Value bags breaks down to 12.3 cents per bag
As liquid dish soap goes, Kirkland Signature Ultra Shine liquid dish soap ticks all the boxes
It's reasonably priced (11 cents per ounce)
and a 90-ounce bottle should last for many months
The actual bottle itself is too unwieldy to keep at your sink
but the handle and easy-pour cap allow you to decant some into a smaller container
one commenter said they had switched from Dawn Platinum to Ultra Shine without noticing any difference in cleaning quality
As with many other Kirkland cleaning products
the most common complaints are about the strong perfume-like fragrance
keep that in mind if you're sensitive to smells
With an average rating of 4.6 stars, Kirkland Signature Ultra Clean Laundry Pacs have a lot of fans
Reviewers say they're "just as good as Tide," that clothes come out smelling pleasantly clean
The price of the 152-count box breaks down to just 15 cents per load
the liquid version of Kirkland's Ultra Clean laundry detergent breaks down to a cost of about 14 cents a load
But the pacs might actually be more cost-effective over time
Measuring out your own laundry detergent for each load means you might use a little more than the allotted amount
Add an UltraClean pac and water to the washing machine before adding clothes so the capsule can be fully submerged and start to break down
Kirkland Signature Oxi Powder is one of Costco's newest products
but shoppers were pretty much immediately unimpressed when this stain remover hit shelves in 2024
Reviewers are put off by the "cloying obnoxious floral" odor
especially because the packaging doesn't clearly note that it's a scented product
Some users describe being unable to enter the laundry room or sleep at night on sheets that were washed with it
but the Oxi Powder still averages just 3.5 out of 5 stars
with a 4.8 out of 5 rating and thousands of glowing reviews on Amazon
Kirkland Signature Ultra Fresh Scent Boosters do have some fans
who say they love the product's "clean laundry" smell
but too many reviewers warn their fellow shoppers to steer clear
With an overall score of just 3.5 out of 5 on the Costco website
about one-third of reviews rate these scent boosters one star
The primary complaint has nothing to do with odor
Reviewers say that the scent booster beads don't dissolve completely
leaving sticky bits of semi-melted material stuck to their laundry and on the insides of their washing machines
From a quick glance at Costco's site, you'd probably assume that their Kirkland Signature Bath Tissue would be a good buy
But this is one case where reviews tell a different story
The Costco subreddit is flooded with comments from people who have noticed a change in the quality of Kirkland toilet paper since the pandemic
"It looks like it snowed in the bathroom with ALL the PAPER FIBER FUZZ that explodes out of the package when opened." Several Redditors agree that lint from the paper gets all over their bathrooms and even gets stuck to themselves
compared to $1.75 per 100 square feet for the basic bath tissue
05-02-2025MARKETING INNOVATION
It’s hard to find another single brand that has been so successful in such a dizzying array of categories
BY Rob Walker
Branded is a weekly column devoted to the intersection of marketing
Costco has been on a good run lately. The beloved big-box club chain has been winning new fans for its no-nonsense stand on continuing its DEI policies, with comparable store sales up 6.8% in its most recent quarter
which includes everything from underwear to frozen pizza
has long been the discount club’s not-so-secret weapon
Kirkland marks its 30th anniversary this year
and in what’s shaping up to be a challenging economy for consumers across the board
it’s poised to become more important than ever
Kirkland-branded products (excluding gas) already account for nearly a quarter of Costco sales—some $56 billion in its fiscal year that ended September 1
That makes Kirkland bigger by revenue than Nike ($51 billion last year) or Netflix ($39 billion)
it competes with brand-name consumer products largely on price—an obvious advantage in belt-tightening times
But Kirkland is also the rare private label that’s developed its own powerful
but over time the company became concerned with rising prices
sometimes even when underlying commodity prices were going the other way
So it decided to jump on the then-burgeoning trend of creating lower-priced house-brand alternatives
it followed the practice of Sears and other major players of that era who created multiple distinct private brands for different categories
But ultimately this struck management as confusing: Consumers couldn’t be expected to associate dozens of newly invented brand names with Costco
Kirkland Signature—first used on vitamins and shampoo
in 1995—was named after the Seattle suburb where Costco was based at the time
The biggest-selling Kirkland products tend to be staples like toilet paper, paper towels, and bottled water. But as the label has developed a quality reputation, Costco has gradually become more and more adventurous about where the brand can go, and there are now an estimated 500-plus Kirkland-branded products
from high-end liquor to aluminum foil to sushi
It’s hard to think of any other single brand successfully competing in such a dizzying array of categories
Meanwhile, the discounter’s core strategy of limiting choices in each category and generally offering far fewer SKUs (stock-keeping units) than most big-box stores ended up making Kirkland even more potent. A few years ago, according to The Wall Street Journal
Costco decided Kirkland would become one of its two diaper offerings—meaning either Huggies or Pampers had to go
Costco and Huggies-maker Kimberly-Clark made a deal to manufacture the Kirkland diapers; Huggies stayed
(Costco later switched to another manufacturer
Speculating about which big brands actually make Kirkland products—are its apparent dupes of a popular pair of Lululemon pants actually made by Lululemon?—is a Costco-fan pastime
Costco generally doesn’t comment (and did not respond to an inquiry from Fast Company)
but it’s widely accepted that Starbucks supplies some Kirkland coffee
Traditional brands continue to outsell private label alternatives by a wide margin
and others still have multiple private labels
but direct Costco rival Sam’s Club has moved to a similar model built around its Member’s Mark cross-category house brand.) And Costco has reiterated that it believes it can continue to grow private-label sales
While it’s not yet clear what the full fallout of the Trump administration’s nascent and ever-changing trade war policies will look like, it’s a safe bet that shoppers are going to become increasingly price-sensitive this year; the Conference Board’s “expectations” index of forward-looking consumer sentiment has plunged
That means more interest in lower-cost private labels in general—but maybe especially for a private label with a quality reputation
It may not be as attention-grabbing as a $1.50 hot dog
but Kirkland Signature seems positioned to become more popular than ever

It is perfect for those of us who have trouble getting enough protein each day due to serving size issues or limited capacity (bariatric surgery)
It doesn't have an off flavor like many of the protein products on the market," another commented

including the relatively new Kirkland Signature bourbon
Costco introduced the Kirkland Signature bourbon in 2021 as a collaboration with the well-respected Barton 1792 brand
Barton 1792 Distillery makes its whiskey in Bardstown, Kentucky, and has had a reputation for exceptional whiskey since 1879, making it the oldest fully-operating distillery in town. This puts it in the same league as the Buffalo Trace Distillery, which is a national historic landmark and the oldest continuously-operating distillery in the U.S
which you might recognize as the owner of Buffalo Trace
The collaboration between Costco and Barton 1792 led to three variations of Kirkland Signature bourbon whiskey
including the wildly popular Kirkland Signature Single Barrel Bourbon Whiskey
and a whopping 60% ABV for the single barrel
Costco's partnership with Barton 1792 turned out for the best

The additions of defensive tackles Keanu Tanuvasa from Utah and Justin Kirkland from Oklahoma State has the potential to not only upgrade BYU’s defensive line
Trench warfare has not been the forte of BYU’s defensive line in recent years
Under previous defensive coordinator Ilaisa Tuiaki
interior defensive linemen were often lightly-recruited
undersized guys who served as pawns in a “bend but don’t break” scheme
It wasn’t uncommon to frustratingly watch three defensive linemen be offered up as sacrificial lambs as the eight guys behind them dropped into coverage
When Jay Hill was hired going into the 2023 season he implemented a more aggressive defensive scheme but still didn’t have the quality of interior defensive linemen to fully unleash it
Keanu Tanuvasa will likely be BYU’s best individual interior defensive lineman since Khyiris Tonga left Provo in 2020. When healthy, Tanuvasa was a dominant force for the Utes over the past three seasons. In 24 games (19 starts) he registered 50 tackles and four sacks. The Athletic recently projected the 6-foot-4, 300-pounder as a late first round pick in next year’s NFL Draft
is coming off two seasons at Oklahoma State where he played in 26 games (seven starts) with 40 tackles
Kirkland often requires more than one blocker to account for him
He’s a proven difference-maker in the trenches of the Big 12
While none of the traditional stats Tanuvasa and Kirkland have put up throughout their careers jumps off the page
the impact of top-shelf defensive tackles transcends the box score
Quality defensive tackles elevate the impact of defensive ends and linebackers
defensive tackles are often referred to as “block eaters”
The more attention Tanuvasa and Kirkland draw from the offensive line
the more freedom BYU’s talented linebackers will have to blow up running lanes and rack up tackles for loss
Isaiah Glasker and Jack Kelly could have a field day this year
Tanuvasa and Kirkland will draw additional attention from opposing offensive lines that will free up BYU’s defensive ends off the edge
If opposing offenses try to block Tanuvasa and Kirkland one-on-one
they each have the talent to collapse pockets and pressure the quarterback
The more attention they pay to BYU's new defensive tackles
the greater the ability of the Cougars defensive ends to rack up sacks
Imagine what Tyler Batty could have done lining up next to these two guys
The play of every positional group has cascading effects on the effectiveness of the rest of the defense
Perhaps no group has a more significant impact on defenses as a whole than the interior defensive line
BYU has traditionally been weak in this area
BYU’s defense is about to do a whole lot of winning behind Keanu Tanuvasa and Justin Kirkland

BYU's two massive defensive additions may lead to a lot of winning
Former Oklahoma State defensive tackle Justin Kirkland has transferred to the Cougars
No place like home… Go Cougs 🤙🏻🤙🏻 pic.twitter.com/CVnzCwKGZX
335-pound Utah native appeared in all 12 games for the Cowboys in 2024
ending the campaign as the team’s third-highest rated defensive player with a 70.8 overall grade from Pro Football Focus
Kirkland spent a year at Utah Tech in 2022
In three collegiate seasons between both schools
Following his graduation from Roy High in 2020
where he was a teammate of current BYU receiver/return specialist Parker Kingston
Kirkland served a full-time mission in Hawaii
Kirkland will play alongside Utah transfer Keanu Tanuvasa to form a strong veteran tandem on the interior defensive line
With the majority of the Cougars’ defensive end/edge players being relatively experienced underclassmen
the presence of Kirkland and Tanuvasa should prove especially valuable for Jay Hill’s defense

Talks with Alexander-Arnold's camp have been ongoing for months
and only the final details are now lacking on a contract
Madrid have reached a verbal agreement with Alexander-Arnold
Madrid had been keen to bring in the right-back in January after their first choice in the position, Dani Carvajal, suffered a long-term knee injury in October.
Liverpool were unwilling to consider a deal
Trent Alexander-Arnold has confirmed he will leave Liverpool. GettySources told ESPN that the LaLiga giants would now like to negotiate an agreement with Liverpool -- for a reasonable fee -- to allow Alexander-Arnold to join them before his contract at Anfield is due to expire
That would allow the defender to travel with Madrid to the United States to take part in the Club World Cup
Madrid's group games will see them play Al Hilal in Miami
The club view Alexander-Arnold's taking part in the tournament as the best way to integrate him into the team as soon as possible
Liverpool won their 20th English league title -- and second Premier League crown -- last week
"I've got to a point now where I feel like I need a new change

Net sales in the fourth quarter of 2024 (13 weeks) were $148.9 million
compared to $165.9 million in the prior year quarter (14 weeks)
The decrease was primarily driven by the extra week in the prior year quarter fiscal calendar
a decline in store count of approximately 4% and a decline in e-commerce sales
partially offset by growth in comparable store sales
comparable sales decreased 0.6% compared to the fourth quarter of 2023
including a 1.6% increase in comparable store sales and a 7.9% decline in e-commerce sales
The decrease in comparable sales was primarily driven by a decrease in consolidated average ticket and e-commerce traffic
partially offset by an increase in consolidated conversion and store traffic
Gross profit in the fourth quarter of 2024 was $45.1 million
or 32.0% of net sales in the prior year quarter
The decline is primarily a result of lower merchandise margins
and the deleverage of store occupancy costs
partially offset by lower outbound freight costs
Operating expenses in the fourth quarter of 2024 were $36.0 million
or 25.5% of net sales in the prior year quarter
The decline in operating expenses was driven by one less week in the fourth quarter of fiscal 2024

EBITDA in the fourth quarter of 2024 was $11.5 million compared to $13.5 million in the prior year quarter
Adjusted EBITDA in the fourth quarter of 2024 was $12.0 million compared to $14.2 million in the prior year quarter

Net sales in 2024 (52 weeks) were $441.4 million
compared to $468.7 million in the prior year (53 weeks)
The net sales decrease was primarily driven by a decline in store count of approximately 4%
the extra week in the prior year fiscal calendar and a decrease in e-commerce sales
partially offset by an increase in comparable store sales
which included a 1.9% increase in comparable store sales and a 12.9% decrease in e-commerce sales
The decrease was primarily driven by a decline in consolidated average ticket and e-commerce traffic
partially offset by increased store traffic and conversion
Gross profit in 2024 was $122.0 million or 27.6% of net sales
compared to $127.0 million or 27.1% of net sales
The improvement as a percentage of net sales was primarily a result of favorable outbound freight costs
distribution center costs and depreciation
partially offset by the deleverage of store occupancy costs on the lower sales base and lower merchandise margin
Operating expenses in 2024 were $136.0 million
The decline in operating expenses was driven by reduced advertising costs
asset impairment expenses and one less week in fiscal 2024

Adjusted net loss in 2024 was $17.8 million
compared to an adjusted net loss of $23.7 million

with $43.0 million of outstanding debt under its $90.0 million senior secured revolving credit facility and $17.0 million in debt to Beyond
the Company had approximately $4.3 million available for borrowing under the revolving credit facility
after the minimum required excess availability covenant
the Company converted the $8.5 million Beyond convertible note to equity and received $8.0 million in additional equity financing from Beyond
the Company repaid a net $4.1 million under the revolving credit facility and issued $5.1 million in letters of credit
the Company is in active discussions to finalize a commitment for an additional $5.0 million from Beyond as an expansion of the existing Beyond Credit Agreement
The funds are intended to be used for general working capital purposes
including the conversion of certain locations to Bed Bath & Beyond Home and Overstock stores
The transaction is subject to customary closing requirements and is expected to close next week
the Company had $38.9 million of outstanding debt and $5.1 million of letters of credit under its revolving credit facility with minimal availability pending the closing of the expanded term loan

Additional Information Regarding the Company's 10-K Disclosure
The Company is taking actions to mitigate the impact that the current tariff policy has on its business
as will be detailed in the Company's 10-K Filing expected to be published no later than May 2
The Company's assessment includes the preparation of cash flow forecasts considering the financing transactions
annualized savings from the cost-savings initiatives and improvements in profitability and cash flow from operations for a period 12-months after the financial statements are issued
there can be no assurance of improved profitability due to potential factors
uncertainties surrounding tariff policy and the potential impact on the Company's sales and margin
especially related to the Company's imports from China
and the likelihood of challenging macroeconomic conditions that further constrain consumer demand. Given these uncertainties and the consequences they may have on the projected cash flow
there is substantial doubt about the Company's ability to continue as a going concern for a period of at least 12 months from the date of issuance of the consolidated financial statements
the Company is not in compliance with the covenants under the revolving credit facility and the Beyond Credit Agreement and has classified the outstanding borrowings under these agreements as current on the consolidated condensed balance sheet as of February 1
2025. The Company expects to receive a waiver of this default from both lenders in connection with the financing planned to close next week

One is the sheer size of the typical Costco warehouse
It’s an experience very different from walking into a traditional store
Another key difference is Costco’s ongoing commitment to value
Don't miss the move: Subscribe to TheStreet's free daily newsletter
There’s a reason Costco only stocks about 4,000 SKUs (stock keeping units) while its competitors commonly house 30,000 or more on their shelves
Costco intentionally limits its inventory because it wants to ensure that every product it sells is high in quality
Costco won’t sell an item whose price it isn’t happy with
Costco's Kirkland brand fails in key category
Another thing that sets Costco apart from competitors is the success of its Kirkland brand
Kirkland products account for one-third of Costco’s sales
And that number could increase as the company seeks to expand the private label
Competitors like Target have tried introducing different private label brands for differentiation
But Costco’s approach has long been to establish trust among consumers with a single brand and run with it
customers will find the Kirkland label on everything from snacks to paper products to household cleaners
But thanks to the brand’s solid reputation
it’s able to drive strong sales for Costco
When members bring home a Kirkland product
they’re reassured that they’re getting a high-quality item
The one area Kirkland has yet to crackThe Kirkland brand has expanded since its inception
hitting numerous aisles within Costco’s mammoth stores
But there’s one specific area where Kirkland has yet to find success
In a recent Wall Street Journal interview
CEO Ron Vachris shared that Costco won’t release a Kirkland version of a given product if it feels it can’t match what the national brands are doing in terms of not just price
Costco has long struggled to produce electronics under its own brand name
“Consumer electronics has been one that we've always looked at and said
'I would love to get into that.' And we have not yet been successful in trying to find something in that category that we've really been able to stay with and continue to grow," said Vachris
Consumers are often tempted to buy electronics at Costco not only because of the company’s competitive prices
but also due to its generous return policy
It’s common for retailers to impose a 30-day limit on returns for electronics
purchases like TVs and laptops come with a 90-day return window
Costco also offers free tech support on electronics purchases
and many items come with an added warranty
Expanding into electronics could really propel the Kirkland brand and drive revenue for Costco
And it could also give members a wider range of affordable priced electronics to choose from
But Vachris has good news for consumers who are hoping to one day bring home a 100-inch Kirkland TV
"We're not going to give up on it," he said
Once Costco finds a way to produce high-quality electronics at a price that offers a notable discount from national brands
members can bet on seeing those items start to pop up in their local warehouse club stores.

Maggie Hagen’s missive on LinkedIn worried about the troubling precedent Kirkland’s deal sets and its impact on clients: “I could not support the Firm’s decision to comply with the current administration’s demands
including providing free legal services to government-selected causes and submitting to outside audits of its diversity practices
When law firms yield to political pressure
it compromises the independence of our profession and threatens our ability to zealously advocate for our clients.”

PANAMA CITY ― The Bay County Sheriff’s Office has announced the arrest of 45-year-old Luke Kirkland on a murder charge
the sheriff’s office responded to 15251 Pine Circle
in unincorporated Panama City to the west of West Bay
and found 48-year-old Alyson Jones dead in the bathroom from a single gunshot wound
according to a BCSO news release and the arrest affidavit
multiple witnesses were interviewed and during the investigation
Luke Kirkland was determined to be the primary suspect
Representatives from the Bay County Sheriff's Office Criminal Investigations Division and Crime Scene Unit were called to the scene due to foul play being suspected
”It was discovered the victim was visiting Kirkland at his residence on Pine Circle when an argument ensued,” the release says
“Kirkland then shot the victim as a result of the argument resulting in her death
The firearm believed to be used was recovered from the residence of Kirkland’s relative
This is determined to be an isolated incident with no threat to the public.”
Kirkland provided multiple conflicting statements after law enforcement arrived at the scene
The affidavit alleges that Kirkland shot Jones and wrapped her body in linens
Kirkland has been charged with felon in possession of a firearm and first-degree homicide
This is an ongoing investigation and Kirkland has been booked into the Bay County jail
Tariff issues tied to Kirkland’s uncertainty about its future
NASHVILLE, Tenn. — Tariffs and their impact on 317-store home décor and home furnishings retailer Kirkland’s cash flow has the company voicing concerns about its ability to continue in business
the company said while it is taking actions “to mitigate the impact that current tariff policy has on its business … there is substantial doubt about the company’s ability to continue as a going concern for a period of at least 12 months from the date of the issuance of the consolidated financial statements.”
Kirkland’s cited a lack of assurance of improved profitability, despite planned cost-savings initiatives, “due to potential factors, including, but not limited to, uncertainties surrounding tariff policy and the potential impact on the company’s sales and margin, especially related to the company’s imports from China
and the likelihood of challenging macroeconomic conditions that further constrain consumer demand.”
Based on these concerns, Kirkland’s noted it isn’t in compliance with the covenants of its revolving credit facility and its credit agreement with Beyond Inc
The company does expect to receive a waiver of the default from lenders in connection with financing planned to close next week
In her remarks during the company’s earnings call, President and CEO Amy Sullivan said the company will open the first Bed Bath & Beyond Home in Nashville this year in a converted Kirkland’s
positioning it as a sister store with an emphasis on bed and bath and less wall décor and lighting offerings
It also has plans for four Overstock stores
An Overstock close-out store should generate two times the revenue of a conventional Kirkland’s store
Kirkland’s is actively working to reduce its exposure to China
with merchandising teams continuing to move into other countries such as Vietnam
Sullivan said they are also “re-engaging domestic partnerships” with the expectation that there will be some excess inventory in the marketplace
assortment within Kirkland’s stores may become more of a “treasure hunt” with a mix of products based on availability
The company is holding some goods out of China
and while she anticipates some “late or not perfect set dates,” there is still a cushion for receiving Halloween/harvest and Christmas merchandise in time for those seasons
In its fourth quarter and year-end earnings report
slower e-commerce sales continued to impact the bottom line for Kirkland’s
Net sales for the 13-week fourth quarter of 2024 were $148.9 million
compared to $165.9 million in the prior year quarter
The decrease was primarily driven by the extra week in the prior year quarter
a decline in store count of approximately 4% and a 7.9% decline in e-commerce sales
net sales fell to $441.4 million compared to $468.7 million in the prior year
The net sales decrease was attributed to a decline in store count — Kirkland’s opened two stores and closed 15 during the year — the extra week in the prior year fiscal calendar and a 12.9% decrease in e-commerce sales
“Fiscal 2024 was an important year in our transformation journey,” said Sullivan “We continued to make progress towards the revitalization of our Kirkland’s Home brand with our strategic initiatives
refocusing our product assortment and strengthening our omnichannel capabilities enabling us to deliver positive brick-and-mortar comparable sales growth throughout the year and achieve significant improvement in bottom-line performance
While the current environment has become increasingly challenging with the uncertainty around tariffs and the potential impact on consumer behavior
we are executing strategies to navigate the tariff impact while maximizing the assets available to us to accelerate a capital light store conversion strategy that leverages our full house of brands to deliver style and value,” said Sullivan
“We have identified the first of many potential store conversions under the Bed Bath & Beyond Home and Overstock banners that we believe will not only drive stronger brand awareness and customer acquisition but also support our ongoing transformation efforts
returning to profitability and driving value for all of our shareholders.”
or 32% of net sales in the prior year quarter
The decline is primarily a result of lower merchandise margins from higher promotional activity
Operating income was $9.2 million compared with operating income of $10.7 million in the prior year quarter
Adjusted EBITDA in the fourth quarter was $12 million compared to $14.2 million in the prior year quarter
or earnings of 78 cents per diluted share in the prior year quarter
compared with $127 million or 27.1% of net sales
Operating expenses in 2024 were $136 million
Adjusted EBITDA in 2024 was a loss of $2.3 million compared with a loss of $8.4 million in 2023
a 10.5% increase compared with the prior year
Kirkland’s had a cash balance of $3.8 million
with $43 million of outstanding debt under its $90 million senior secured revolving credit facility and $17 million in debt to Beyond
the company had about $4.3 million available for borrowing under the revolving credit facility

Kirkland had played in all of OSU’s games since arriving on campus
The Cowboys have added a lot to their defensive front via the portal this offseason
Justin Kirkland hit the portal as a grad transfer on Monday, according to reports from On3’s Pete Nakos and 247Sports’ Chris Hummer
Kirkland played in all 26 of the Cowboys games during the past two seasons
“Oklahoma State has truly been one of the biggest blessings in my life,” Kirkland wrote in an X post
“From the moment I arrived in Stillwater
and it does not change the love and pride I have for Oklahoma State
I will always be proud to say I was a Cowboy
and Stillwater will always feel like home.”
Kirkland joined the Cowboys after spending his freshman season at Utah Tech
went on a religious mission out of high school
In his first season with the Cowboys in 2023
Kirkland made six starts and finished the year with 22 tackles and three tackles for loss
He made one start this past season and made had 18 tackles
11 tackles for loss and a sack on the year
Kirkland was a bit of a fan favorite in Stillwater given his size and interesting tidbits like how he played tennis in high school
Iman Oates is also set to return to Stillwater after starting all 12 of the Cowboys’ games in 2024

STILLWATER – The transfer portal can deliver
Defensive tackle Justin Kirkland entered the portal late Friday night
mere hours away from the NCAA Transfer Portal closing
giving Oklahoma State their first two-deep loss to the transfer portal
330-pound Kirkland had dropped about 25-30 pounds this offseason and was playing excellent throughout the spring
He had five tackles in the Orange-White spring game and was a defender the fans certainly noticed as he helped the Orange team to a 14-10 win.
Kirkland came to Oklahoma State from Utah Tech where he had gone to play after completing his religious mission for the Church of Jesus Christ of Latter-Day Saints
The extremely athletic big man from West Haven
who played high school football and tennis at Roy High School
was also a great personality and individual to have on the team
He is an excellent student and a good football player.
In his first season at OSU (2023) he had 22 total tackles
two quarterback hurries and two pass deflections
3.5 tackles-for-loss and his first sack at Tulsa.
The expectation is he will end up back in Utah at BYU
The Cougars are spending a lot of money in the current transfer portal window
The Cowboys return both Iman Oates and Aden Kelley at defensive tackle along with redshirt freshman Luke Webb
Oklahoma State has two defensive tackles coming via the portal this summer in De’Marion Thomas
who just signed last weekend coming from Vanderbilt
330-pound Thomas is a former All-State player at Tulsa Union High School
Also arriving is Michael Diatta from Virginia
five tackles-for-loss and 2.5 sacks in his four seasons there

A community meeting on Tuesday night brought the chance for residents to learn about incoming low-barrier housing and ask questions
but it got heated quickly as many in attendance said they're frustrated and feel like Kirkland and King County leaders have lacked in transparency and communication about what to expect in their neighborhood
on property purchased by the county in 2022 for its Health Through Housing initiative
During the presentation about the program at a Houghton Neighborhood Association meeting
Roger Bowlin from Kirkland said although he operates the largest business closest to the incoming facility
he claimed he's never been approached by the city of Kirkland about its safety plan or to get community input
You got kids all over the place,” Bowlin explained
Others were quick to make it known that while they support the mission to set up those in need with case workers and other services
they don't want it in their neighborhood
Deputy City Manager Jim Lopez explained the city has drafted a code of conduct
tenant interviews could lead to criminal background checks
and sex offenders will not be allowed to live in the facility as it's near a school
many in the crowded room during a Q and A session said that's not enough when this county-funded Health Through Housing initiative will cost about $27,000 per unit per year
“The safety of our community is our top priority,” Lopez stated
it's not!” the crowd yelled in response
“What you just said is the biggest bunch of b******t I've ever heard,” Bowlin added
Lopez went on to explain what are the options if there were a negative impact on the surrounding homes or business community
"There’s equitable relief where we can demand that they do what they said they were going to do
We can fine them if we win our case," Lopez explained
"We went through some significant detail to ensure in complete good faith
that we would live up to our promises."
City Councilmember John Tymczyszyn adds the city is working to ensure 65% of the supportive housing will help people from Kirkland or the east side
External Affairs Manager Sarah Dickmeyer said this facility will operate more like an apartment complex than a shelter in that tenants must follow lease terms or face eviction
When asked why the facility does not implement a requirement for its tenants to stay sober
she added that staff will maintain a compassionate approach to help people looking to overcome addiction
“No country or government in the world has figured out how to eliminate addiction,” Dickmeyer said
we do firmly believe that by creating community ties
An officer with Kirkland police said he understands people's concerns but is happy with the Plymouth safety plan which includes fencing
The University of West Florida Archaeology Institute is leading a new project to find Fort Kirkland
a site once located north of Crestview in Okaloosa County in the early-mid 1800s
Fort Kirkland is a place associated with the Second Creek War in 1836-1837 and the Second Seminole War
The archaeological study aimed at locating the fort is made possible by $250,000 in state funding secured last year by District 4 Representative Patt Maney
has deep interest in knowing something about this place,” said Dr
acting director of the Archaeology Institute
he thinks this tells an important story about the region that the residents of Okaloosa County might not know about.”
Maney was unavailable due to the Florida Legislative Session
but his appropriations request cited the interest of local Okaloosa County families who have been able to trace their lineage back to soldiers who occupied the fort
The funds will be used to research the historical background
survey the land where the fort was located
and create a historical landmark in honor of those families
UWF researchers have been digging into the historical records since last fall
looking for more information about the fort
“Some of the scant documents that our team has uncovered do point to Caleb Kirkland being involved in the local militia,” Gougeon stated
“So the chances are really strong that this Caleb Kirkland and his family are related to this place
his involvement is correct for the time period and the story that we've heard about so far.”
“We're talking about the second Seminole War and the second Creek War,” reiterated Nicole Grinnan
assistant director of the Archaeology Institute
“It was right after Spain transferred ownership of Florida to what is now the United States and more Americans were starting to come into this area
one of the issues with finding Fort Kirkland is that it existed during this period of upheaval
there was not a lot of federal participation in the Seminole War
Mostly what we're seeing are local Militias and local people who are arming themselves
to protect the land that they now have,” she said
because we don't have a lot of federal presence in this area
We don't have a lot of good records or maps
highlighting the locations of homesteads or highlighting the locations of forts.”
the area where Caleb Kirkland and his family lived during that period is about five miles north of the City of Crestview
“They created a homestead in the area that we're talking about,” Grinnan stated
“And we know that their home — they didn't stay there for many years — the home was burned
although we don't have specific details about how that happened
We just have some newspaper records and then some other local histories talking about it.”
Another narrative is that Creek Indians captured the fort and burned it down
is this Fort Kirkland that we hear about tied to the Kirkland family and how are those two things related?” said Grinnan
A major component of the study is to engage university faculty and provide educational opportunities for students
incorporating them at every level so they get first-hand experience
anthropology students in Jennifer Melcher’s GIS (Geographic Information Systems) mapping class have been helping to identify search locations
“This was a perfect project for her to fold into that class,” said Gougeon
“She has taken some of the historical maps that we’ve uncovered and tried to project them over the sort of modern contemporary maps
representations of creeks and county lines and town locations and things like this and stretch them and manipulate them so they match the actual landscape.”
Students also will get training in metal detecting
they learn how to use the equipment and get instruction on how it can be used for an archaeological survey
the students will take what they’ve learned out in the field to see what they can find in some of the higher probability areas for the project
we are going to have this interesting story to tell about Fort Kirkland
but be able to contextualize it in other experiences across western Florida
from both the kind of colonial early American experience but also the Native American side,” he said
Clinician burnout has become a pervasive issue [1] for U.S
a syndrome characterized by a high degree of emotional exhaustion and depersonalization
and a low sense of personal accomplishment from work
is cause for concern in the health care field because it can affect quality
Clinician burnout is largely a result of external factors outside of the control of an individual clinician
The following case study provides an overview of initiatives that support well-being and reduce burnout in clinicians who work at the Virginia Mason Kirkland Medical Center (Kirkland Medical Center)
The purpose of this case study is to provide readers with tangible information to understand how Kirkland Medical Center has adopted programs and policies that support wellbeing
This case study is not a prescriptive roadmap
the authors hope that this case study will serve as an idea-generating resource for leaders working to improve the well-being of our nation’s clinicians
The development of this case study was informed by extensive interviews with Kirkland Medical Center health professionals and their leadership team
Kirkland Medical Center is an outpatient clinic that employs more than 30 full-time clinicians and more than 70 non-clinician staff
Kirkland Medical Center is part of the Virginia Mason Health System (Virginia Mason) in Washington State and was one of the first clinics built after Virginia Mason adopted the Virginia Mason Production System1 (VMPS) – an innovative
systemwide management method used to improve patient care and safety
Modeled after the Toyota Production System2
VMPS eliminates waste and inefficiency by streamlining repetitive aspects of care delivery
and consistently engaging in continuous learning activities
While researchers have shown the value of VMPS in improving care quality [2] and lowering costs [3]
little has been written about its role in improving clinician well-being and preventing burnout
This case study aims to highlight key features of Kirkland Medical Center (and its adoption of VMPS) that have led to improved rates of employee satisfaction
two pillars play a central role in improving clinician well-being: (1) workflow optimization and (2) a culture of collegiality
Kirkland Medical Center prioritizes workflow optimization and embeds continuous learning and quality improvement into everyday practice at the clinic
The culture at Kirkland Medical Center is one in which all clinicians and staff are encouraged and expected to employ strategies that improve clinic outcomes via the Plan-Do-Study-Act process3
Executive leadership notes that by optimizing workflows and investing in continuous learning and quality improvement
Kirkland Medical Center creates a sustainable system that does not depend on a single leader to maintain efficient operations
The following are key elements of Kirkland Medical Center’s workflow optimization strategy – all of which can lead to improved patient care and clinician well-being:
Kirkland Medical Center is designed as two concentric rings with no waiting rooms
Patients are assigned to an exam room immediately upon arrival for their appointment
and the outer loop contains clinician workstations
through which clinicians can enter directly from their work stations
Kirkland Medical Center arranges advanced registered nurse providers (ARNPs)
Medical assistants (MAs) are on rotation and shared across the pods in which they work
independent patient panels but in large part share and have co-ownership of patient panels within their pods
Clinician workstations are positioned side-by-side
Medical supplies are located in organized drawers on the back of each room
enabling MAs to easily reconcile and restock supplies as part of their workflow
A system of visual cues facilitates streamlined care
The back entrance of each exam room is equipped with a whiteboard upon which MAs can notify clinicians of patient concerns prior to their interaction with the patient
Door tags alert primary care providers when MAs have completed their initial evaluation and patients are ready to be seen
Warm handoff s from one clinician to another are still completed when necessary
Drivers of clinician burnout often include inefficient team structures and lack of collaboration between team members [4]
Kirkland Medical Center clinicians express that the physical design and visual cues aid them in performing seamless transitions between patients and provide a space to collaborate and inform one another of issues that may arise
Clinicians also felt that these aspects reduce their burnout and improve their well-being because they feel more confident in patient transitions throughout the day and are comforted by direct channels of communication
through which it is unlikely that major issues will be missed
all clinicians practice to the full extent of their education and training
Efficiency is ensured by eliminating the time clinicians spend on tasks that do not require their current level of licensure and certification
a major contributor to clinician dissatisfaction [1]
such efficiency allows for better reimbursement for clinicians and the clinic
but it also improves patient care and clinician joy
and PAs note that working to the full extent of their education and training frees up time to contemplate complex patient care issues
which can improve their clinical care skills and enhance patient outcomes
Clinicians interviewed also emphasize a high sense of professional fulfillment
because they can better use their specialized skills and support other team members
Clinical pharmacists are an integral part of the care delivery model at Kirkland Medical Center
where they collaborate with primary care providers in the overall care of the patient
They work to the full extent of their education and training and often consult with patients independently
Kirkland Medical Center trains pharmacists to address all patient questions regarding medication
They are also trained to provide guidance on lifestyle behaviors that could improve a patient’s overall health
Clinical pharmacists have the authority to discuss and implement changes in pharmacological therapy with patients and make recommendations per standard of care protocols
Kirkland Medical Center pharmacists can also provide direct recommendations to patients on altering medications
Pharmacists communicate these recommendations to the responsible physician through a clinical note in the patient portal
MAs are key players in ensuring that Kirkland Medical Center clinicians are able to practice to the full extent of their education and training
There is a 1:1 MA-to physician/advanced practitioner ratio at Kirkland Medical Center
Leadership leverages their organizational model and MA-practitioner ratio as a recruitment strategy while MAs are still participating in training and externships
Leadership has found great success in retaining MAs
having an 8 percent turnover rate compared to the 25 percent national average
MAs are a large contributor to strengthened team and patient relationships
They help reduce clinician workload and increase clinician productivity by managing administrative tasks
All MAs complete standardized training to reduce variability and ensure consistency in workflow and tasks
This standardization ensures that physicians
and PAs can expect the same level of support regardless of which MA is working on their team on a given day
and PAs note that this standardization has led to a high level of trust in all MAs
Kirkland Medical Center cross-trains all MAs and administrative staff in at least one other role
Crosstraining and the standardization of roles efficiently distributes workload
prepares everyone to deal with absences in a standardized manner
and enhances clinician work-life integration by reducing worry about team functionality and patient care while on leave
An internal Kirkland Medical Center study found that clinicians completed patient visits in 20 minutes
Kirkland Medical Center adjusted its patient chart accordingly
scheduling all patient visits in 20-minute intervals and incorporating a mandatory 20-minute “pause” for its clinicians after every three to five patient visits
Scheduling staff cannot override these pauses
Kirkland Medical Center incorporated pauses to protect clinicians’ time and allow them to take mental and physical breaks from patient care and perform indirect care tasks
such as addressing patient portal messages or covering for other colleagues
These 20-minute pauses also allow clinicians to address documentation needs throughout the day
which ensures they can leave for home within one hour of seeing their last patient
Clinicians note that they typically are home every night in time to enjoy quality time with their families and partake in wellness activities
and rarely need to bring work home with them
Some clinicians use their protected time to participate in the Joy at Work team
The Joy at Work team is dedicated to the emotional well-being of all staff and helps arrange outings such as bowling
Executive leadership notes that the Joy at Work team helps reduce burnout and creates a culture in which all staff members feel respected and regarded as equals
Clinicians’ protected time also allows them to partake in professional development activities and organizational improvement processes
All clinicians and administrative staff can participate in one of two “innovation teams”:
most clinicians willingly participate in at least one innovation team
consists of different types of health care professionals
Teams do their best to schedule meetings during times when most team members can join
Nonclinical staff and nonsalaried staff are compensated for time spent with their innovation teams
15 percent of clinician compensation is non-production-based and covers time spent on quality improvement initiatives or professional development opportunities
Clinicians share that having protected time each day contributes to their work-life integration and overall joy because they are able to partake in (and be compensated for) development opportunities and get home on time
the factors listed above all contribute to enhanced workflow optimization and increase clinicians’ professional fulfillment
because clinicians are able to take on more responsibility and be more intimately involved in direct patient care
These system-level strategies also optimize team-based care and contribute to trust-building within the Kirkland Medical Center’s care teams
Reduced clinician workload and administrative burden [5]
and optimized team-based care [4] can reduce clinician burnout
Kirkland Medical Center prioritizes a culture of collegiality
Executive leadership and human resources introduce a culture of collegiality and respect during the hiring process and maintain it through transparent leadership and an enforced code of conduct
Executive leadership engenders a culture of innovation by supporting quality improvement activities at all levels
Kirkland Medical Center grounds its culture of innovation by respecting individual ideas and voices and understanding that the people who know the system best are those who work within it
Leadership encourages all clinicians and staff members to speak up when they encounter administrative or direct care inefficiencies by mobilizing a standardized Plan-Do-Study-Act process3 that addresses these problems using a team-based approach
Beginning with the interview process and throughout onboarding and everyday practice
executive leadership sets expectations and reaffirms a culture of collegiality and respect for all employees
Participating in the Respect for People5 initiative
instills in them Virginia Mason Health System’s 10 transactional behavior principles
These 10 behavior principles are used to help select candidates during the interviewing process and are promulgated during the onboarding process and beyond
Kirkland Medical Center also applies these principles during its first-year nurse program
The Respect for People initiative is foundational to many process improvement efforts
and has become a key part of organizational vernacular
One example of the Respect for People initiative in action is that
due to instances of patients displaying disrespectful behavior
the initiative now conducts all-staff trainings to standardize “speaking up” phrases such as “My role here is to take the very best care of you … and I will not tolerate offensive behavior
Now let’s refocus on how I can help you today.”
Kirkland Medical Center maintains a culture of collegiality and respect through the following:
If individual employees do not adhere to the cultural standards of respect and collegiality
members of the executive leadership team coach them through a behavior change process
Executive leadership meets with them to discuss negative behavior and to reaffirm expectations
Leadership may also schedule monthly meetings
and share tactics for behavior improvement
If employees continue to work outside of the cultural boundaries
executive leadership is prepared to let them go
understanding that maintaining a culture of collegiality and respect may necessitate removing individuals who disrupt a desired culture
Kirkland Medical Center has implemented a systemwide Plan-Do-Study-Act3 (PDSA) process to solve issues and inefficiencies
PDSA is a core organizational strategy and is completed using a team-based approach to improve overall system efficiency through incremental changes
including clinicians and administrative staff
to propose such actions (PDSAs) by completing an electronic form when they encounter an issue
The PDSA process includes the following steps:
a team submitted a PDSA to improve message routing processes
suggesting that certain messages should be sent to team inboxes rather than individual clinician inboxes
The purpose of this message routing change was to facilitate team-based care and reduce the inefficient practice of reviewing several inboxes to address all messages
The solution was refined for about three months and was implemented clinic-wide once all issues were resolved
amounting to approximately 200 PDSAs per year
Leadership understands the need to strike a balance between implementing too many PDSAs and contributing to burnout
versus not implementing enough PDSAs to be effective
Leadership constantly assesses the pulse of teams and reduces the amount of PDSAs conducted when necessary
The PDSA process underscores Kirkland Medical Center’s commitment to problem solving and cultivates a culture in which employees trust that if they encounter a problem
executive leadership will take it seriously
and a dedicated team of employees will address it
PDSAs ultimately improve workflow inefficiencies
which can reduce burnout and improve well-being [7]
Leadership annually surveys staff and clinicians using an advisory board survey to measure clinician wellbeing
Leadership also uses the Agency for Healthcare Research and Quality’s Surveys on Patient Safety Culture6 to measure communication and teamwork
Kirkland Medical Center’s most recent survey data shows that 90 percent of Kirkland Medical Center’s non-clinician staff is “content” or “engaged”
and 93 percent of clinicians are “content” or “engaged” (Internal survey data
Executive leadership mandates that all operational leaders review their team’s disaggregated data and work continuously to improve clinician outcomes
Operational leaders also meet monthly with clinicians to discuss practice issues
and other professional growth opportunities
local supervisors worked with their teams to develop shared goals
Some teams indicated they “would like more VMPS education and training.” Therefore
leadership organized a central improvement office specialist to teach deeper process improvement concepts to teams on a monthly basis
Kirkland Medical Center employees note two main challenges:
Kirkland Medical Center’s employees admit that certain clinicians might hesitate to accept Kirkland Medical Center’s workflow optimization strategy
fearing that it will reduce autonomy and control
The fast-paced and constant urgency for systems improvement may be overwhelming for some clinicians
and other organizations should consider this if implementing a similar system
Kirkland Medical Center staff believe that because of this system
the clinician experience is more efficient and mental energy can be primarily devoted to direct patient care
Although Kirkland Medical Center employees credit the PDSA process with improving quality by preventing errors
this process may also have unintended consequences if implemented too frequently
The PDSA process may introduce added barriers to patient care
it can take clinicians out of their normal workflow
Kirkland Medical Center employees note that it is important for leadership not to over-value urgency and constant innovation in a way that exacerbates clinician burnout
the Virginia Mason Kirkland Medical Center has built a system-wide quality improvement methodology7 in which standardized processes reduce variation and improve outcomes for patients and the health care team
Kirkland Medical Center employees believe that the seamless integration of the VMPS management method into Kirkland Medical Center has directly improved their well-being and has reduced certain drivers of burnout
Kirkland Medical Center’s workflow optimization strategies have transformed the physical space to facilitate team-based care
By practicing to the full extent of their education and training
clinicians have distributed workload across team members and deepened their sense of professional fulfillment
The standardized role of MAs has reduced administrative burden and increased workflow efficiency
Cross-training team members has lowered stress during absences
and clinicians’ mandatory protected time has improved work-life integration and enhanced overall joy
Kirkland Medical Center has fostered a culture of collegiality
and innovation present in everyday practice at the clinic
and a commitment to problem-solving that has enriched clinician well-being and engagement

Oklahoma State transfer defensive lineman Justin Kirkland is joining a Big 12 Conference foe via the Transfer Portal. After spending the last two seasons with the Cowboys, he’s committed to taking his talents to the BYU Cougars
Kirkland originally came to Oklahoma State as a transfer ahead of the 2023 season
he was a standout in the 2022 season for the FCS program out of the WAC

The season ended awkwardly off the field for Mike Gundy too. Rumors swirled about his future, but he ultimately remained the team’s head coach, despite a standoff with the school over his contract

KIRKLAND, Wash. — An at-times tense meeting about the opening of a housing facility for homeless people failed to offer the assurances many Kirkland residents were seeking and may have only heightened the concerns
Neighbors said safety is coming up short in this latest Health Through Housing location
a program where King County converts former hotels into emergency housing and permanent supportive housing for people who have been living on the streets
One of the biggest concerns is that drug addicts
and people with criminal histories will be living next door to a school and several day cares
They are vulnerable to people who will have addictions
who have mental illness and that have violent crime backgrounds
I just can’t have that,” said Roger Bowlin of Real Estate Transition Solutions

Bowlin’s real estate firm is just feet away from the former La Quinta Inn on Northup Way
which King County purchased three years ago
Once it opens in July it will support 100 people
Bowlin was among the attendees at a community meeting Tuesday night where representatives from King County
and Plymouth Housing the facility operator gave an overview of how the low-barrier facility will operate
The conversation got heated quickly once the presentations gave way to questions and answers
Many said it felt like Kirkland and King County leaders lacked transparency and failed to communicate what they could expect in their neighborhood

“My takeaway was I think they had a message and they just really wanted to continue delivering that specific message," Malik said
“I think that the specific population they would like to put in there is wrong for this neighborhood."
Tenants will undergo a screening process and those who are selected will have to follow a code of conduct as part of their lease agreement
Plymouth Housing officials said sobriety will not be a requirement for living there
Plymouth Housing’s external affairs manager
said staff will maintain a compassionate approach to help people looking to overcome addiction
On the question of whether sex offenders are eligible to live in the complex
those who are prohibited by law from living near a school will be identified through a special process and disqualified
Lower-level sex offenders who are not legally excluded will be subject to a background check and comprehensive suitability screening
according to information provided by the city of Kirkland
A spokesperson for the city also wrote that the facility will not open until the Safety and Security Plan
and the Good Neighbor Agreement are signed by the city leaders
Plymouth Housing and officials with King County
monthly meetings with businesses near the facility will continue.
