The news should not come completely as a surprise for those who have been reading Patch: In August, we reported that three Rumson residents formed an LLC called 1663 Partners and hatched a plan to buy all of Sickles' assets (including the five acres on which the market sits) and reopen the gourmet food store
did not respond this summer when Patch asked him to confirm details of the 1663 deal

Sickles stunned residents in this wealthy wedge of Monmouth County when it abruptly closed its doors last February and filed for Chapter 11 bankruptcy
Sickles said 2020-2024 were the toughest years in their 115-year existence
"We thought we had made it through the pandemic," said the market
Sickles Provisions, their failed Red Bank offshoot, and Bottles by Sickles, their liquor store, will not be reopening. Former Sickles employees will be paid two weeks' severance, 1663 Partners promised. "All outstanding gift cards can be honored over time once the market reopens," 1663 Partners said in this statement they released Thursday
(Many former customers said Sickles sold expensive gift cards right up until they closed; one Monmouth Beach woman filed a complaint in small-claims court last winter
saying Sickles owes her $3,000 for a gift card they sold her.)
The three Rumson residents that formed 1663 Partners are Jennifer Griffin Karp, Dennis Devine and Timothy McCooey. They are all familiar local names: McCooey ran for Rumson town council in 2013
and Devine is involved in organizing the Rumson St
Their LLC plans to purchase the five acres of land at 1 Harrison Avenue in Little Silver (where the market is located)
plus Sickles and his wife's private home in Rumson
and his wife would remain in the home and pay rent to 1663 Partners
This was all according to a memorandum of understanding (MOU) filed in the NJ court system this summer
A sales price was never revealed in the MOU

there is a school district election this autumn in Little Silver
current Board member Kathryn Galbavy and Scott Galkin are running for two seats on the Little Silver Board of Education
We asked all three candidates the same set of questions
Chose two for the Little Silver Board of Education:
Meet Alicia Aninowsky, Running For Little Silver Board Of Education
Meet Kathryn Galbavy, Running For Little Silver Board Of Education
Meet Scott Galkin, Running For Little Silver Board Of Education
Chose one to represent Little Silver to Red Bank Regional High School:
Meet Amanda Galante, Running For Red Bank Regional Board Of Education
Galante is currently on the board; she was appointed in August to fill a vacancy
I’m Scott Galkin and I'm running for the Little Silver school district Board of Education
I have been working and operating my orthodontic practice in Woodbridge
My practice is very involved in the local community and my patients are mainly children and adolescents
I’ve always had a deep desire to help people and improve their smiles
There's something incredibly rewarding about seeing the outcome of hard work
knowing that I’ve made a positive impact on someone’s confidence and well-being
I love being part of the transformation process
and watching patients light up when they see their new smile
knowing that their lives are better for it
It’s this sense of fulfillment that continues to drive my passion for what I do every day
I attended Rutgers University in New Brunswick
where I received a biology degree with the highest honors
an academic distinction awarded to students who excel at the very top of their class
I then advanced to the University of Medicine and Dentistry of New Jersey in Newark
I received my orthodontic certificate from Columbia University in New York
which has led me to volunteer as a coach and actively support the Little Silver Recreation Program
I coach my daughter’s Mid-Monmouth Travel Basketball team
I’ve been involved in supporting education in the Little Silver District by working with the EFLS and the Little Silver PTO to further enhance our schools and community programs
Do you have children in the district or formerly in the district
I currently have two children in the Little Silver School District
They are enjoying the opportunities the Little Silver School District has to offer in academics
What we love most about the district is the small class sizes and the daily personal interactions that students have with their peers
What experience do you have that would make you a good BOE member
It's vital that we can work with a variety of personalities to reach our goals
I’ve done this by running a small business
where I interact daily with diverse individuals — employees
Serving on the Board is a privilege that allows me to represent the taxpayers
including both current and former parents of our schoolchildren
respect and high-quality service that I offer to my patients
employees and the sports teams I coach to the Board and Little Silver community
This means actively listening to the concerns of Little Silver residents
and ensuring our schools operate in a way that strengthens our community
making it a place where families want to live and thrive
Where do you think the Board needs to improve
I have great respect for the current Board and understand that the job is not easy; however
One area where I believe the Board can enhance its efforts is in transparency
it's vital to keep the community informed and engaged
I would love to see Board meetings livestreamed and archived online for future viewing
Many people in Little Silver work long hours
or are busy with after-school activities or bedtime routines
making it difficult to attend meetings in person
As someone who has made it a priority to attend as many Board meetings as possible
with some meetings drawing as little as two or three attendees
This shows that information is not reaching the public in a timely or accessible manner
these are not available until a month later
which makes the information outdated by the time it’s released
Little Silver is a high-achieving school district
yet our accomplishments aren't being effectively communicated due to the lack of live-streaming and archiving
Little Silver is one of the few school boards in our area that does not offer live-streamed meetings
Making these discussions accessible to a broader audience is crucial for building trust and fostering stronger engagement between the school board and the community it serves
what are some of the biggest challenges facing your school district in the next 2 -5 years
The world is changing at a fast pace and any Board needs to make sure that we do our best to keep up with that
We need to keep our schools safe for everyone attending
We also need to continually manage the district's costs effectively
This includes controlling the rise of property taxes while maintaining the high standards that have made our schools some of the best in New Jersey
Addressing these challenges will require careful planning
and prioritizing both fiscal responsibility and student well-being
I have a wealth of experience running a business and know all the ins and outs it takes to budget properly
I plan to take this experience to work with the other Board members and find ways to cut excess spending and provide what the Little Silver schools essentially need to continue to excel

Patch asked all three of them the same set of questions
occupation and what town BOE you are running for
I am 49 years old and have lived in Little Silver for 22 years
I am currently on the Little Silver Board of Education
In 1999 I graduated from Boston University with a master's degree in physical therapy
and went on to work primarily with people who had had strokes and brain injuries
I decided to stay home to raise my two boys full time and became very involved volunteering in their schools
Both of my children have been in Little Silver Schools since kindergarten
My oldest now attends Red Bank Regional High School and my youngest is in Markham Place Middle School
I have a long history of volunteering in Little Silver Schools that has allowed me to get to know my fellow parents
teachers and school administration very well
I know that while our town may seem homogeneous at times
and needs among Little Silver residents that a board member should reflect in their decision making
My experience has taught me to listen carefully to my community
what is some of the work you're proudest of that the Board has done
I am very proud to have a long list:-Our Board approved long-needed salary adjustments to our instructional staff and successfully negotiated a new 5-year teacher contract this past year
The success of our schools depends so heavily on our excellent teaching staff
and I am proud of the relationship the administration and Board has with them
- Our district maintains robust programming in the arts
At a time when other districts are cutting these programs
ours continues to provide these critical and healthy components to our students' development
- Our improved collaboration with the Little Silver borough
implementing cost-saving shared service agreements
is a notable accomplishment of our current Board
- Our Board is "data-savvy," and we use that data to drive continuous improvement
We meet with our curriculum director on a regular basis to analyze test scores and academic growth in order to support how our students learn best.- Our Board supports staffing and programming for social-emotional wellness
mental health awareness and violence prevention
These programs have been shown to be critical for a safe and healthy school environment
We also support and encourage a strong relationship with the Little Silver Police Department
whose relationship with our kids and presence in our schools is a vital piece of our culture.- Lastly
Little Silver Schools are ranked among the top districts in the state
BOE and every Little Silver resident who contributes to an environment where our children
This is for both current BOE members and those not on the Board
I would like to increase our interaction with Red Bank Regional
but more collaboration may help ease our students' transition to high school
With a deeper relationship we may also find creative ways to share more resources
and as a result provide more for all of our students
what are some of the biggest challenges facing the Little Silver school district in the next 2 -5 years
The growing teacher shortage and budgetary constraints combine to form the most immediate problem facing Little Silver Schools
We are a high achieving district that demands a high caliber teaching staff
Recruiting and retaining great teachers is a challenge because of the teacher shortage alone
Working within a budget limited by the 2% cap makes that task even harder
Our Board is paying careful attention to legislation that addresses the teacher shortage and revisions to the school funding formula
and will support bills that are in line with Little Silver's needs
We will engage our community in these efforts when needed
the Board will support every effort made by our administration to make Little Silver Schools a great place to work and learn
Everyone who's running in 2024 in Little Silver:
The election will be Nov. 5, but you can vote early in person at the Little Silver Women's Club (111 Church Street) from Oct. 26 - Nov. 3. 6 bankruptcy filing — and request to reorganize and re-open — Sickles Market disclosed that it sold customers a total of $800,000 in gift cards before abruptly closing last winter
the new owners who seek to purchase all of Sickles' assets and reopen the market — if a bankruptcy judge approves it — said they intend to honor all $800,000 of those gift cards
"If the plan is confirmed and Sickles Market is reopened
Newco intends to initiate a program to honor approximately [$800,000] of gift cards that would otherwise be worthless
thus benefiting many local consumers," read the most recent Sickles bankruptcy filing
Normally when a business files for bankruptcy
As Patch reported last week
and they hope to purchase and reopen Sickles Market
In this statement posted to the Sickles website last Thursday
1663 said "all outstanding gift cards can be honored over time once the market reopens." Former Sickles employees will also be paid two weeks' severance
Many former customers said Sickles sold expensive gift cards right up until they closed; one Monmouth Beach woman filed a complaint in small-claims court
saying Sickles owes her $3,000 for a gift card they sold her
Well-known New Jersey law firm Genova Burns is representing Sickles in their bankruptcy
Patch now has a copy of the most recent Dec
6 Sickles bankruptcy filing (bankruptcy filings are public record)
so stay tuned for more reporting to come this week
Last week's report: Sickles Will Reopen In Same Location In Summer 2025, Market Announces (Dec
Less than four weeks after being forced to shutter their rather young Red Bank
Sickles Market had to make what was probably the hardest decision in recent memory
To close down their Little Silver location
UPDATE: In a social media post on Dec. 5, Sickles Market announced that a bankruptcy agreement will allow the storied shop to reopen this summer
The plan with 1663 Partners will offer backpay to employees
two weeks of severance for former employees and honoring gift cards
"Before we reached our toughest years from 2020 to 2024
with the intention of staying open through any challenge that may come at us," the Sickles family said in a written statement
and while the world rapidly changes around us
The family promises to return with "all the deliciousness and beauty that we have always offered" as well as "new and exciting offerings."
The Little Silver store has been in operation for more than a century
It appears the trouble began when the family opened the Red Bank location only three years ago. According to the APP
court papers showed that "Metrovation
filed a lawsuit in state Superior Court on March 1 over the closure of the Red Bank store
claiming it is owed more than $324,000 in back rent and late fees."
RELATED: Sickles Market in Red Bank, NJ, suddenly closes for good
the owners also talked about the challenges of operating through the pandemic
which coincided with the opening of their now-shuttered Red Bank location
Since the news broke of the closing on the evening of March 11
there were signs of potential trouble including emptier-than-normal shelves
it's important to look at the bigger picture
Based on the time frame of when financial issues seemed to begin
it does line up with the brunt of the pandemic
which crippled many businesses throughout New Jersey
Sickles appears to be yet another victim of trying to survive during a time that would never be in their favor
One of the things I loved about Sickles was the quality of their plants
Every spring I would load up on gardening supplies and some early plants to put in my garden
the prices may have been on the slightly higher side
The staff took great care of all the plants there and it showed in the quality
You simply couldn't compare that to a big-box location
which is why I always got my supplies from Sickles
the staff was always super friendly and helpful
I'm not sure where I'm going to go this spring
Like so many others that crowded the store
Despite all the reports of the store closing down, this may only be temporary. According to the APP
we want to make a comeback and I think we will someday."
It's also important to note that Sickles is coming out of their slow season
a little time off from operations will help them get back on their feet sooner rather than later
Despite the Little Silver market shuttering, there still is one family business in operation. Bottles by Sickles

state aid figures were released for New Jersey school districts
The amount of aid districts receive from Trenton is very important
as it helps districts prepare their budgets
determine which classes and extracurricular to keep
The money will be used for the upcoming 2025-'26 school year
Here are the 2025-'26 figures for state aid for local school districts:
Here are all the amounts in state aid New Jersey school districts will receive this year: https://www.nj.gov/education/s... You can search by town to find your town
This will be the final budget Murphy will prepare in his time as New Jersey governor
To make it more equitable as to how state aid is determined
the state put a three percent cap on how much a district could lose
and a six percent cap on how much more aid it could get
LITTLE SILVER - Growing up in Long Island and Middletown
sisters-in-law Lorraine and Gabrielle Wile both loved entertaining and making their environments look beautiful
And as adults, the duo successfully joined forces to launch Wile Events
a Little Silver-based full-service luxury wedding and event planning studio that’s been creating elevated
refined and deeply curated experiences for clients for over a decade
“I loved art as a kid and was especially into drawing and painting,” said Lorraine
and then joined the marketing team at a luxury concierge company in New York City
where I coordinated a lot of events and gained experience in event-planning and designing invitations and other graphic elements.”
“My family always hosted the holidays for our many relatives
so I learned how to cook as well as the art of a properly set table at an early age and enjoyed taking part in those celebrations and making people feel loved and appreciated,” recalled Gabrielle
so we always had beautiful flowers in our home and I developed a deep appreciation for beautiful aesthetics and how they transform spaces and make people feel.”
Wedding drama: How a Freehold restaurant and others helped save Neptune couple from wedding disaster
graduating with a degree in communications and business and becoming friends with Lorraine there — where both also met their future husbands
“Lorraine married Derek Wile and I married Rob Wile.”
I got a job in the film and entertainment division of a PR firm in Manhattan
where I worked with A-list celebrities on movie premiers and press junkets
and assisted with crisis management,” Gabrielle said
“I especially loved the events side of the business — creating concepts
putting together red-carpet events and seeing people’s reactions.” A few years after getting married and starting their family
“I felt ready to make a run at building something that leaned into my creative strengths,” she said
“Lorraine and I were already good friends and she and Derek were engaged to be married
so I proposed the idea of starting our own company together," Gabrielle said
"We’d helped each other with resources in our respective jobs along the way
co-hosted family holidays and celebrations for the people in our lives over the years
and had many shared and individual strengths that I felt would help us build an amazing company.”
New Jersey takes the cake: Top 3 wedding venues in America found in Garden State
“I took the leap with Gabrielle,” Lorraine said
it made it easy to name our business Wile Events
It seemed natural to use our own identity in our branding
I offered graphic design services for invitations
menus and other applications and we brought in experts for floral design
but over the years we worked toward producing these elements ourselves,” Lorraine said
“I’d always been deeply connected to the floral expression of our events and had a close hand in the floral work provided by our vendors
so a friend recommended that I consider doing it myself,” Gabrielle explained
“I pursued education in floral techniques and design skills
and it’s since become a very successful and differentiating aspect of our business
we team up with clients as their advocate to handle all of the logistics
develop an overarching design and blueprint of their event
and then create the floral and graphic design elements ourselves,” Gabrielle said
“We’re a one-stop shop studio that offers full-service capabilities in-house to create beautiful bespoke events.”
'Beautiful bespoke events'Serving as luxury event planners and designers
“we’ve built a strong presence in the wedding market
but we also produce corporate and high-end social events,” said Lorraine of the jobs they specialize in
one of the most recent of which was the annual gala for the Bob Woodruff Foundation at Lincoln Center this past Nov
Though they initially worked out of a Bergen County-based office and then a Shore-area studio in Asbury Park
“a great 2,000-square-foot space became available in Little Silver and we moved there in 2020,” Lorraine said of their current space
which features a conference room for client and team meetings
a studio for creating floral designs and larger graphic design elements
and space for their extensive inventory of event accessories
Want attention? Façade Promotions in Toms River knows how to get it
“We focus on creating an elevated aesthetic by getting to know our clients on a deeper level so that we can understand who they are as people and create something that truly resonates with and celebrates them,” Gabrielle explained of their process
For a recent wedding reception they designed in Deal
“the bride was named after a character in 'The Great Gatsby,' so we created fabulous oversized fringed chandeliers reminiscent of the Art Deco era and she absolutely loved them,” Gabrielle said
“Another bride we worked with had always dreamed of getting married at her childhood home because she loved the movie 'Father of the Bride,'” Gabrielle said
recreated a specific pattern of flooring distinct to the house in the reception tent to connect the spaces
and had a watercolorist sketch a portrait of the bride’s home to adorn the invitations and help tie everything together
We then had the original artwork framed and presented it to the bride and groom as a wedding gift.”
For another wedding in northern Connecticut
“the bride told us about the wonderful times she spent with her family around the kitchen table talking over big bowls of blueberries at their vacation house where the wedding was being held,” Gabrielle said
“We located the farm that grew those berries
and at the reception we placed glass candy dishes filled with those juicy blueberries on all of the tables so that guests could talk and enjoy the experience that the bride and her family had.”
Serving clients in the tristate area and destinations in Florida
“we limit the number of weddings we support in a year to ensure that every client receives our full undivided attention
Gabrielle said that sustainable designs that minimize waste are a top priority
“And while neutral wedding designs have long been popular because they’re so timeless and elegant,” she added
“we’re seeing clients feel more at ease showing their personalities through colors and patterns
which makes these events so visually interesting.”
the Wiles confirmed that costs for many design elements have risen since the pandemic
especially for specific flowers and other items sourced from their specialty providers in the Netherlands
waiting for some clients to make decisions — which can cause them to lose the band or another provider they were hoping to reserve — can also be tricky
but we try to help make decisions easy and keep the wheels in motion for clients so that everything can move forward,” Lorraine said
the pressure is on us to ensure that everything turns out fantastic
and we don’t take that responsibility lightly.”
Places to stay: As Hollywood and Netflix descend on NJ, they need more hotels like the Molly Pitcher Inn
Working collaboratively to meet with clients
lead the floral and graphic elements and oversee their network of freelance providers
“clients routinely tell us that that we exceed their expectations
and we’ve generated a lot of happiness over the years,” Gabrielle said of her clients’ excitement following the "big reveal."
“We love that clients have referred to us as ‘the dream team’ and are willing to recommend our services to their loved ones because they enjoyed their experience with us so much.”
“Gabrielle and I love what we do and work hard to create an incredible experience for clients
both on the day of the event and throughout the entire journey,” Lorraine said
then becoming family and starting a business together set us up for success and we have a deep respect for each other’s shared and respective skills.”
“We feel so fortunate that we get to do this together every day,” Gabrielle agreed
“and we still love hanging out together on the weekends with our families.”
“it’s so gratifying when clients love the concepts we present as well as when guests come up to us during an event and tell us how amazing everything is,” Lorraine said
once-in-a-lifetime experiences,” Gabrielle concluded
“We love to flex our creative muscle and see the joy it brings our clients.”

Local residents Steven Pedersen and Amanda Galante (currently on the board; she was appointed in August to fill a vacancy) are running against each other for one seat representing Little Silver on the Red Bank Regional High School Board of Education
Patch asked both candidates the same set of questions
I am running to represent Little Silver on the Red Bank Regional High School Board of Education

with a bachelor’s degree in international business administration from Georgetown University and a master’s degree in cybersecurity from the University of Maryland
I also hold several certifications in networking
I taught technology for 16 years at Red Bank Regional

and been named CyberPatriot Coach of the Year and a SANS Cybersecurity Institute Difference Maker
I've proudly lived in Little Silver for 37 years during which I've raised three children who graduated from Red Bank Regional High School
and currently have five grandchildren attending schools in Little Silver
My oldest grandson will be at Red Bank Regional in five short years
In my years as an Red Bank Regional teacher I also mentored hundreds of students through their college years and still provide advice during their work careers
teacher and former Little Silver Board of Education member uniquely qualifies me to represent our community on the RBRHS Board
During my 13 years on the Little Silver Board
I served on the Finance and Negotiations Committees and co-founded the Education Foundation of Little Silver to secure funding for school technology
I became a teacher at the RBRHS Academy of Information Technology
transitioning from a career as a network administrator
I created a four-year cybersecurity track that integrated competitive Cyber Club teams

like transitioning from 40-minute to 80-minute classes
and I am familiar with the safety protocols for fire
I have supported students with IEPs and written countless college recommendations
I am well-versed in the complexities of state testing and fluent in the various educational acronyms
No other board member can bring this level of expertise to our Board’s decision-making process
I was only appointed this August 18 to fill a seat vacancy and look forward to having a positive impact on the Board
I believe communication is the area most in need of improvement
We can start by adapting the BOE meeting format to include questions from attendees
While we may not always have immediate answers
open dialogue will allow us to address concerns effectively and follow up as needed
It’s essential to listen to all stakeholders — students
parents and community members — to ensure their voices are heard and their perspectives are considered in Board decision-making
The Board must also work to improve transparency by providing clear and timely information about its decisions
By keeping the community informed and educating them on important issues
we can help everyone better understand the reasons behind key actions taken by the Board
what are some of the biggest challenges facing your school district in the next 2 - 5 years
One of the biggest challenges for Red Bank Regional High School is ensuring academic rigor
We must provide a challenging curriculum that prepares students for college and careers
fostering critical thinking and offering diverse course options
Equally important is the financial impact on our community
we need to be mindful of budget constraints and the taxpayer burden
Transparent decision-making and community engagement are essential to maintaining trust as we navigate these financial challenges
Retaining and supporting our talented staff is also a top priority
We must motivate our educators by providing professional development
and a positive work environment where they feel valued
Addressing the effects of social media on student behavior and mental health is crucial
We need to educate students on responsible use and provide mental health resources
and mental health professionals will help us develop effective support programs
integrating technologies like AI into our curriculum is vital
we can enhance learning experiences and equip students with the skills they need for future careers
Little Silver Board of Education - Vote For Two
Christine Gravelle issued her decision Tuesday
allowing a proposal from an LLC called 1663 Partners to proceed
1663 Partners is composed of three Rumson residents, Jennifer Griffin Karp, Dennis Devine and one-time Council candidate Timothy McCooey
What they seek to do is purchase three properties currently owned by Robert Sickles
and his wife: The six-acre lot at 1 Harrison Avenue that houses the market and all its related assets; a one-acre lot at 5 Harrison Avenue
the Sickles' private family home on Heathcliff Road in Rumson
(The liquor license used by Bottles by Sickles has already been sold.)
How much is 1663 Partners paying for all this
A total sale price has not yet been worked out
chair of the bankruptcy department at major New Jersey law firm Genova Burns
Sickles hired Genova Burns as his bankruptcy lawyers
"A judge yesterday allowed the plan to proceed
and all the parties are now talking to each other and assessing."
it will be quite the sum: The two Little Silver properties combined
including the Sickles Market building and its assets
the Sickles believe the lot is worth far more than that
their Rumson home was appraised at $2.4 million
1663 Partners wants to re-open Sickles Market and run it as a gourmet food store and nursery again
and receive minority ownership (5 percent) shares in the market
Sickles and his wife will be allowed to keep living in their Rumson home
There is the understanding they will have the chance to buy the home back from 1663 Partners
This is all according to a memorandum of understanding between Sickles and 1663 Partners, which Patch broke the details of last week
1663 Partners does propose building residential around the market: They propose tearing down that small house at 5 Harrison and building residential
"The idea is they will keep the market open and build residential around it," he said
"They are currently evaluating what is the highest and best use for that land."
Patch replied that Little Silver residents may not react favorably to new housing construction
"They all believe having the market re-open enhances the value of the property for residential purposes
I also know they have already talked to the town of Little Silver (about building residential)."
Are 1663 Partners personal friends of the Sickles
He said they simply are a trio of local residents who heard Sickles
After finding Sickles' bankruptcy filing online
Now that a federal judge approved the "1663 Plan" to move forward
it will have to be proposed to everyone who is owed an outstanding debt from Bob Sickles
This includes all the employees who worked for him
and all the meat and vegetable companies who have not been paid for food deliveries (they are owed $1.3 million combined)
a majority of those parties — two thirds — need to approve it
with an understanding that some or all their debts will be paid to them
"The former employees of the market and the liquor store will be paid in full for the wages they are owed," said Sickles' lawyer
Sickles has made clear from the very beginning of all this that all employees will be paid
There are other creditors they may attempt to negotiate with
There are some claims we are likely to dispute
the Sickles family is also trying to prevent the bank from foreclosing on their Rumson home before the 1663 deal goes through: Last week
Northfield Bank filed a motion to start foreclosure proceedings on the Heathcliff property
Genova Burns filed an objection motion Tuesday
Stolz and his team argue that the 1663 plan is the only way to keep the Sickles in their home
"We believe they have more than adequate collateral
and we are hopeful and confident the judge will deny their motion," said Stolz
"The Sickles family ran this market from 1908 until the COVID crisis hit," said Stolz
an extraordinary financial strain that happened exactly at the time COVID hit
All of these factors converged for people who for years had operated successfully and profitably
They fell into a financial black hole they could not get out of."
Last Wednesday's wowzer: New Owner Attempts To Take Over, Reopen Sickles Market (Aug
Additional details Friday: More Details Revealed About Proposed Sickles Land Deal (Aug
and his two daughters on staff at six-figure yearly salaries
But there are some additional new details that have not yet been made public
the Sickles family says they've been talking to "numerous" other parties (all unnamed) interested in buying the two lots of land they own in Little Silver: 1 Harrison Avenue
the six-acre lot that contains the market and parking lot
a much smaller lot next door that has one single-family home on it
All of this information is according to the latest Sickles bankruptcy application filed last Friday, Aug. 16. You can read the filing here
All bankruptcy filings in America are open to the public
Two of the buyers are so serious they already started talking to Sickles' bank (Northfield)
The developers say they want to buy both lots
tear down the single-family home and build housing there
is using Genova Burns as his bankruptcy lawyer
and Genova Burns raised the specter that affordable housing may be part of any new development:
"Each of the prospective purchasers have also indicated that the 5 Harrison house should be knocked down and that land used as part of the residential development," the filing reads
"All of the prospective purchasers have recognized that development of the Little Silver property will require certain approvals from the town of Little Silver
Because of the Township’s need to comply with affordable housing laws
there may be public resistance to these zoning approvals."
This is the trio of Rumsonites — Jennifer Griffin Karp, Dennis Devine and one-time Council candidate Timothy McCooey — who want to swoop in
buy both Sickles lots and reopen the market
That's not all: 1663 also wants ownership of Sickles' private home in Rumson
Sickles and his wife would become tenants in their own home
But they would not have to pay rent to 1663 Partners — at least not right away
for a period of time and provides them with an option to repurchase the Rumson property," reads the application
1663 also said they want to "develop" both Little Silver properties
1663 Partners recognizes "the value of Robert
his daughters and certain employees in not only the development of the Little Silver Property
it is still not known how much 1663 will pay Sickles
for all three of his properties and the assets related to his food store
appears eager to re-open his market and get back to running it with his daughters
Sickles has been talking to 1663 Partners since June
This proposal from 1663 Partners cannot go through unless a bankruptcy judge approves it
owes $800,000 in unpaid sales tax to the state
vegetable and meat vendors) and $300,000 to market employees who have not been paid
Genova Burns also pointed that real estate taxes to the town of Little Silver are going unpaid
All of these outstanding debts can be seen as reasons to compel a judge to approve the proposed 1663 deal. The Asbury Park Press reports a judge will review the Sickles application in a hearing next Tuesday

Here are Pederson's answers as he got back to us first
Galante's answers will be published Wednesday
I attended Vanderbilt University ('96) and received a JD from SMU Law School ('01)
I work as an attorney and am running for the Red Bank Regional Board of Education for Little Silver
My 14-year old started at Red Bank Regional this year
Our younger children are in the Little Silver schools
and our children are third-generation residents of Little Silver
I have attended Red Bank Regional Board of Education meetings for the past several years and I have worked with other parents to effectuate positive change by engaging with the administration and board
I am a firm believer that the administration and board must always follow their own policies and procedures
My background in the law helped with the initiative to save aspects of the honors curriculum in 2023 by forcing the board to follow its own procedures
I have put out my platform issues. Many of these address areas that I believe can benefit from improvement. I have created a series of posts on these issues on my Facebook page: https://www.facebook.com/steve.pedersen.889403
1
BOE Members: Should be direct stakeholders in the school
Procedure: BOE must follow its own procedures
Curriculum: Red Bank Regional must maintain curriculum rigor
Transparency: Meetings should be accessible with detailed meeting minutes
Outreach: Increase engagement with young families not yet in high school
BOE Leadership: Board presidency should rotate between the three sending districts on a yearly basis
School rankings: Increase Red Bank Regional state rankings
Five-year plan: Red Bank Regional must do one immediately
inclusive culture at school that facilitates learning
Accountability: Demand accountability from the Board of Education and administration
The school has not done a five-year plan in quite some time and has recently begun that process
which I think will be great for the school and Little Silver
There are many high school options in the area
and it is critical that Red Bank Regional maintain its enrollment from Little Silver
My platform will confront many of the issues identified therein and help to make our school better in all aspects

2024 at 10:50 am ET.css-79elbk{position:relative;}The original Sickles market at 1 Harrison Avenue in Little Silver
NJ — A new owner is now attempting to take over and reopen Sickles Market
Sickles Market is the gourmet food market that stunned residents in this wealthy wedge of Monmouth County when it abruptly closed all locations this winter, and filed for Chapter 11 bankruptcy
Sickles' filed for bankruptcy protection in April
and their bankruptcy application is still proceeding in the courts
a legal document was filed in the New Jersey court system last Friday
details a plan to transfer Sickles' assets and the land on which the market sits to a new owner
The assets owned by former Sickles owner Robert Sickles
which owns five acres of land at 1 Harrison Avenue in Little Silver (where the market is located)
the Sickles Market building itself; Sickles Market Provisions
LLC (their failed Red Bank offshoot); TST Beverages LLC (the liquor license used by Bottles by Sickles liquor store)
plus Sickles and his wife's home in Rumson
According to the MOU, a company called 1663 Partners, LLC, described as an "investment vehicle owned by Jennifer Griffin Karp
Dennis Devine and Timothy McCooey" says it will provide the cash to transfer AHS' assets to the Newcos
A sale price is pointedly not revealed in the MOU
It also remains unknown who owns or operates Newco
However, all three of those are familiar local names: McCooey is a Rumson resident who ran for town council in 2013
Karp and Devine lived or live in Rumson; Devine has been involved in organizing the Rumson St
1663 Partners will form at least three new subsidiaries: Market Newco
Market Newco will own Sickles original market on Harrison Avenue; "Land Newco" will own the private home and all other real estate currently owned directly or indirectly by Sickles
and "Brand Newco" will own the brand and intellectual property owned by the Sickles
his daughters Tori and Sasha Sickles and former Sickles market manager Maria Carrigan will each be hired to work at the new market
The Sickles family will be paid by Market Newco as follows:
It appears that Market Newco intends to reopen Sickles as a food market
compensation increases shall depend on Market Newco's performance and profitability ..
an 'executive bonus pool' will be triggered upon Market Newco's achievement of $17 million in annual revenue."
The MOU has not been signed by all parties

there are still dozens of Sickles former employees who say they have still not been paid for the past month before the market closed in February
These are the men and women who stocked shelves
made food and worked in the garden center and catering
They also say Sickles failed to provide continued healthcare benefits for its employees after abruptly closing down
One woman who worked in the Sickles gardening center said she was laid off in a seasonal lay-off in January
personally told her her health insurance would be covered through March
Her health insurance company then informed her that Sickles had not paid its insurance premiums since January
Her insurer told her she owes $83,000 for that surgery
which she's been fighting and whittled down to $13,000
"I'm so happy right now that at least I don't owe $83,000 anymore," said the employee
"It's been difficult to find a lawyer to take my case once they filed for Chapter 11 bankruptcy
Everyone is hands off now that they are in bankruptcy
So now they're just going to reopen and everything is hunky dory?"
more or less," said another former Sickles employee
