A Midwestern real estate joint venture has purchased three warehouses constituting 80 percent of the available commercial space in Lugoff ahead of the opening of the Scout Motors in Blythewood
A Midwest-based commercial real estate firm paid $25 million to buy up the majority of the available commercial space in Lugoff to rent out in anticipation of Scout Motors-driven growth
LUGOFF — Two Midwest-based commercial real estate firms have bought the majority of the available commercial space in Lugoff in a deal fueled by the anticipated 2027 opening of the Scout Motors plant roughly 20 miles to the west in Blythewood
and Chicago-based Blue Vista Capital Management LLC formed a joint venture to acquire the warehouse properties totaling almost 1 million square feet for $25 million
involved three buildings on about 58 acres with heavy truck and rail access
according to a statement from the commercial real estate firm Colliers
No plans for potential tenants in the space have been made public
The seller was INV Performance Surfaces LLC
The 909,000-square-feet that was part of the deal represents 80 percent of the commercial space available in Lugoff
The unincorporated Kershaw County community has a population of around 9,900
The largest of the three warehouses was one of only two in the Midlands with more than 500,000 square feet of continuous space
Weston has acquired 60 tenants and 44 properties totaling over 7.5 million square feet across the Southeast in recent years
The Lugoff deal is the latest market move in anticipation of the much-touted economic growth spawned by Scout Motors EV manufacturing plant under construction in Blythewood
“The timing of acquiring these buildings could not be better with Scout Motors’ $2 billion manufacturing plant in Blythewood currently under construction,” Eileen McConville
“The Lugoff properties are located less than 30 minutes from Scout Motors’ future facility
and we are eager to see the growth in this central South Carolina region in the next few years as Scout begins operations,” McConville said
Volkswagen-backed Scout received record incentives and infrastructure improvements from the state to build its $2 billion
1,100-acre manufacturing plant in Blythewood
about half an hour’s drive north of Columbia
The project promises to employ 4,000 workers and bring “transformative” spinoff development and economic benefits to the region
Proponents have heralded future growth across Columbia since the landmark investment from the car manufacturer was announced
but Scout representatives and local officials have said it will be hard to tell when that growth will begin
Still, developers have built hundreds of new homes and businesses continue to sprout up in many suburbs north of Columbia
not far from where the new plant is under construction
The Scout plant will begin large-scale hiring in 2026
joining those already employed by the construction
the plant will be able to crank out 200,000 vehicles a year
