the Margate City Commission has chosen a new development partner to rebuild its city center
The city decided between three development firms for the mixed-use project — New York-based Brookfield, Coconut Grove-based The Related Group and New Jersey-based The Michaels Organization — for the empty land at the intersection of Margate Boulevard and Highway 41
an affiliate of Canadian equity giant Brookfield Corp.
more than 300 parking spaces in a garage and more than 844K SF of residential that would hold 911 units
It also would build civic office space on the lakefront and a new community center
At the end of the day if the developers agreement is not what I think is best for the city

Brookfield would sign a 99-year ground lease with a $100K base ground lease payment and 3.45% of effective gross income for the first phase of the project and 5.25% for the following two phases
"We are excited about this first step and look forward to working with the City and engaging the community on a plan to realize the potential of the site to the benefit of Margate and its residents for a long time to come,” Senior Vice President of Brookfield Real Estate Frank Frallicciardi told Bisnow in a statement
This marks the city’s second attempt at partnering with a developer to revitalize the site
following a 2016 agreement with Delray Beach-based New Urban Communities for a $150M mixed-use project that called for 968 apartments

The deal ultimately unraveled and led to six years of litigation, which finally settled last year. Two weeks later, the city tapped Colliers to find a new developer to build on the property

the motion lost in a 3-2 vote after Mayor Arlene Schwartz moved to select Brookfield
which commissioners Anthony Caggiano and Joanne Simone supported
The Michaels Organization submitted plans for 65K SF for a civic component
2.2M SF of retail and 2.5M SF of residential with more than 2,000 apartment units and 158 townhomes
They did not submit negotiations on the ground lease or financials
For years, the city has been hoping to see its central area transformed into a downtown that provides opportunities for businesses, arts and entertainment, visitors and residents. Colliers’ Brooke Mosier, Bastian Schauer, Mark Rubin and Ken Krasnow were tapped by the City of Margate to market the property
Krasnow left Colliers to join Cushman & Wakefield in January
“After collaborating with Colliers to solicit proposals from across the nation
the City of Margate is thrilled to select Brookfield as their partner in the exciting transformation of Margate’s downtown,” Mosier said in a statement
“Brookfield’s reputation as one of the largest owners and managers of multifamily and retail properties in the U.S
makes them an ideal partner for the City.”

I nearly swooned when a publicist sent me this “Jawdropper of the Week” candidate for my consideration
That’s because the only thing this Margate waterside modern house for sale lacks that I would want is a roof deck from which I could watch the sunset over Shelter Island Bay
Because this house sits not on the bay itself but on the Bayshore Lagoon
I couldn’t do that from its commodious rear patio — all I’d see would be the rear patios of the other houses facing it
this house is as close to perfect as I could imagine
It has so many luxurious amenities built in that I would want for nothing other than more restaurants within walking distance
This house is also one of those rare Jersey Shore birds in being purely
The second-floor hallway crosses it on a bridge that separates it fron the equally soaring living room
A two-story-high greenhouse window on its lagoon side offers a fabulous view of the water
The living room shares its double-sided fireplace with the family and dining rooms
which are on the left relative to the front door
The family room is designed for movie nights with its built-in media center
That cabinet has room enough for a ginormous flat-screen TV
a wall of windows and sliding doors leading to the rear patio
You’ll also find sliding doors to the patio at the back of the breakfast room to the living room’s right
Here you will also find a dry bar with a wine fridge
That wine fridge is one of the high-end Cove and Wolf appliances found in the kitchen
The kitchen also has a large island with bar seating
The hurricane shutters on the kitchen windows add a nice nautical touch to what might otherwise look just as comfortable hanging out on the Main Line as it does sitting here

it looks like there should be a second balcony over that garage
But none of the interior photos of this Margate waterside modern house for sale indicate any way to access the garage roof
(You may want to consider adding such access
but check to make sure the roof can support the extra weight first.)
This house sits near Margate’s southern end
a few doors from the Downbeach Express toll causeway across Shelter Island Bay
That means getting to it from the mainland is a cinch
The property data sheet lists no construction date
but I would estimate that this house dates back no further than 2000
If modern style is your thing as much as it is mine
this Margate waterside modern house for sale should be exactly what you want in your summer retreat
And it has another feature that makes it even more attractive: its sale price

Senate funds originally allocated for its restoration
The decision has sparked debate over the project’s necessity and whether the half-million-dollar price tag was justified
In a letter dated April 11, Rich Helfant, Executive Director of Lucy the Elephant, expressed dismay over the sudden withdrawal of funds, which Senator Cory Booker gifted in August 2024
The money was intended to cover most of the costs for a long-planned interior restoration
including the installation of a state-of-the-art fire suppression system inside the six-story wooden structure
Helfant emphasized Lucy’s cultural significance
noting that the elephant-shaped building has “always endured” thanks to community support
but warned that the loss of funding could jeopardize critical maintenance efforts
is one of America’s oldest roadside attractions and a beloved symbol of Margate
requiring ongoing preservation to maintain its structural integrity and historical value
The proposed restoration project aimed to address long-standing concerns
particularly the lack of a modern fire suppression system—a critical safety upgrade for a wooden landmark that draws thousands of visitors annually
Preservation experts argue that such upgrades are essential for protecting cultural landmarks like Lucy
Wooden structures of this age are highly vulnerable to fire
a single incident could destroy the monument entirely
the interior restoration would have ensured accessibility and safety for future generations of tourists
insist that the project was not only necessary but overdue
have questioned whether federal dollars should be used for such projects
DOGE’s decision reflects a broader push to reduce discretionary spending
with the agency likely viewing Lucy’s restoration as a lower priority compared to other national needs
arguing that local attractions should rely on private donations or state-level funding rather than federal support
The $500,000 price tag has also come under scrutiny
Restoring historic structures can be costly, especially when they require specialized materials and labor to meet preservation standards
The installation of a fire suppression system alone can range from $50,000 to $200,000 for a structure of Lucy’s size
depending on the complexity of the system and the need to integrate it without compromising the building’s historical integrity
The remaining funds would have likely gone toward interior repairs
and improving visitor accessibility—none of which are cheap for a 65-foot-tall elephant-shaped building
The revocation of funding has left Lucy’s future uncertain
assuring supporters in his letter that the organization is “committed as ever to moving forward with Lucy’s continued upkeep and maintenance.”

the eight-horse hitch will be harnessed and hitched to the famous glistening red Budweiser beer wagon on the beach block of Cedar Grove Avenue in front of the Island House condominium building
The public is invited to witness this "painstakingly delicate process" between 2 p.m
before the horses make their way around a small circuit on the streets of Margate from 3 p.m
the hitch will travel south towards Longport and turn right onto Washington Avenue and proceed to Ventnor Avenue and make another right turn
The hitch will stop for photos in front of the Historical Society building on Washington Ave
and around the corner in front of fire station #1 on Ventnor Ave
The Clydesdales will make their way down Ventnor Ave
towards the parkway and turn right on Cedar Grove Ave
where they will be unharnessed at the completion of their appearance
This appearance is one of several made annually by the Clydesdales
who appear in several places stretching from coast to coast
Horses chosen for the Budweiser Clydesdale hitch must be at least three years old
stand approximately 18 hands – or 6 feet – at the shoulder

MARGATE CITY — A tie-breaker decided the winner after the Atlantic City Beach Patrol and Longport Beach patrol tied with 8 points each at the Margate World War II Memorial Lifeguard Race Aug
The ACBP’s better finish in the doubles row gave the team the title in the race’s 78th year at Decatur Avenue beach
The Margate City Beach Patrol was third with 7 points
The Margate WWII Memorial Lifeguard Race is the second of the three largest races of the summer
The first was the Dutch Hoffman Memorial Lifeguard Championships and the last will be Friday’s South Jersey Lifeguard Championships.
The Margate races featured three traditional events
the one-mile doubles row, half-mile swim and the 1,000-foot singles row
The evening’s ocean waters were rough with strong winds and stronger currents leading to challenging conditions for the lifeguards.
The doubles race began hectic and tight as teams fought to get their boats out in the turbulent surf conditions
Atlantic City and Margate began to lead the charge to the flag
Brigantine and Longport pulled ahead in a neck-and-neck race but ultimately Brigantine’s brother duo of Jack and Joe Savell caught a large wave that drove them to the finish line
and we had some great competition,” Jack Savell said
“I felt like we started to pull away from the others after we rounded the flag turn but Longport stayed with us
but in the end we just caught more waves than them
Atlantic City’s Nick Guidara and Vince Granese were second
and Longport’s Sean Duffey and Mike McGrath
Margate’s Chris Spiers and Bob Bechtel were fourth and Sea Isle’s Danny Rogers and Pat Scannapieco were fifth
it was Margate’s own Zach Vasser who was able to power through the waves to finish first
with all the guards cheering for me,” he said
“Here on my home beach means I know the environment a little more
I’m used to certain currents and I know where the breaks form
Water was choppy but I like it a little choppy. It adds another element to the race
Sea Isle’s Andrew Taylor was second and a mad dash to the finish led to Ventnor’s Brian Faulk placing third
Ocean City’s Dylan Dewitt was fourth and Alex Zoldan of Avalon fifth.
Atlantic City and Brigantine initially took the lead
but as the teams rounded the flag to head back to shore
Avalon and Longport began to close the gap
with waves catching and paths shifting.
While Atlantic City and Avalon appeared to be leading
Longport’s Mike McGrath began pulling away from the pack
This victory marks the third consecutive year McGrath has won the event
you have to try to simplify it and not overcomplicate it
focus on breathing and don’t panic if you’re not in first
I’m so grateful I can keep doing this and participate in these races with my patrol,” he added
Granese of Atlantic City was second and Avalon’s Ryan Finnegan
who won the singles row at the Dutch Hoffman Memorials
Ocean City’s Taylor Smith was fourth and Jack Savell of Brigantine fifth.
Atlantic City clinched victory for the second consecutive year despite not winning any individual events
