Hudson Companies and BRP Companies have secured $343 million in financing for Phase II of La Central, an affordable housing project in Melrose
with 63 designated as supportive housing units for formerly homeless individuals and families
is designed to Passive House standards and will operate entirely on electricity
is targeting LEED Gold certification and includes rooftop access to a telescope managed by Bronx High School of Science
Both buildings will offer apartments affordable to households earning 30 to 80 percent of area median income
Additional features include 13,000 square feet of community facility space
and over 1,500 square feet of retail space
Phase II will round out the five-building La Central development
which will provide over 1,000 affordable apartments in total
delivered mixed-use and supportive housing components including a YMCA and 160 supportive housing units
“We are pleased to embark on the final phase of the La Central development
fulfill our promise to the South Bronx community,” said Jerome Kretchmer and Larry Hirschfield
“This moment has been over a decade in the making
By delivering environmentally and socially responsible housing for extremely low- and low-income New Yorkers complete with world-class amenities and social services
Phase II of La Central will play a critical role in combatting the city’s ongoing housing crisis and ensuring our neighborhoods remain open to people of all income levels.”

I consider myself a YIMBY but it sucks seeing all these cheap eyesores getting approved
but this is still a big improvement over 1980s to 2010s Bronx (loads of ugly Fedders Houses)
I am curious as to how affordable an all-electric building is in NYC given ConEd rates
meaning very little electricity to heat and cool
So much money per unit…better than nothing
Is this really the most apartments we can get at this kind of cost
These developments take years to get approved and then years to get the financing
Affordable can be something other than an eyesore- but that fence
its great to have la central phase two finally built out
the new developments along this melrose stretch from 149st up to the old bx courthouse are really amazing
these were all empty bronx is burning era lots that will now be fully filled back in

OAK TOWNSHIP (WJON News) -- A crash in Stearns County sent two people to the hospital Friday afternoon
America was in the midst of the Prohibition era by 1930
but that didn't stop fiddler Lowe Stokes from getting his illegal drink on
Stokes sings about guzzling moonshine in the mountains of Georgia and then predicts the ban on alcohol will be lifted by 1933
Bar Etoile completely encapsulates the essence of the rapid transformation that Melrose Hill has been undergoing for the past year
At first I had my doubts about the area’s ambitions to mirror Larchmont Boulevard
The absence of any obvious neighborhood identity
led me to believe any attempt to develop the area would ultimately fail
Having been open for the better part of six months now
Bar Etoile stands as a bold contradiction to my original belief
Buttermilk poached trout rillettes and house chips
The hype hasn’t seemed to die down since opening
Getting a reservation on the weekend is nearly impossible
and on weekdays you’ll be faced with the option of a table at 5 p.m
Steak frites with bordelaise and Montpellier butter
The wait staff chuckles with one another and make small talk with patrons as if they’re longtime friends—not servers and guests
but co-conspirators on a leisurely afternoon
There’s ease to the place that feels borrowed straight from a sun-dappled Parisian corner
The south wall is a playful gallery of plates
each with its own design or eccentric little illustration
like souvenirs from a life well traveled but never hurried
Together these details conspire to give Bar Etoile warmth that feels unmanufactured
It’s the kind of restaurant where the line between diner and regular blurs almost immediately
where you’re gently swept into the rhythm of a place that’s not trying too hard to impress you—because it knows it already has
The menu is broken down into three sections: small
We started with the citrus marinated olives and buttermilk poached trout rillettes with house potato chips
poached gently in buttermilk until it practically sighs under the weight of your fork
is folded into itself with elegance that feels almost accidental
There’s a tang from the buttermilk that lingers
and the whisper of the fresh herbs lets you know that it finally is springtime
It makes you wonder why anyone ever bothered with salmon
From the medium section we got the Caesar beef tartare
This is not your corner steakhouse tartare
is flecked with pops of anchovy and showered with Parmigiano and lemon zest
It nods to the Caesar without mimicking it
It’s plated atop Bub’s Bread (these days is a hip L.A
restaurant really complete without Bub’s Bread from Bub and Grandma’s in Eagle Rock?)
which could have done with a bit more crackle and a little less chew
it’s a dish that’s playful and a nice lateral move away from your traditional beef tartare
Caramel braised bok choy and squash puree atop rotisserie chicken
From the large section we opted for the rotisserie chicken with caramel braised bok choy and squash purée
arrived perfumed with whatever alchemy of fat
skin and slow rotation they’ve mastered in their kitchen
But it’s the accompaniments that make this dish hum at a higher frequency
coaxed into submission with caramel’s bittersweet allure
offers an unexpected complexity—vegetal freshness softened and darkened at the edges
tying the dish together with autumnal warmth
Bar Etoile’s steak frites aren’t a reinvention; they’re a love letter
wears its sear like a jacket that’s seen many winters—confident
sticky with the depth of good wine and marrow
inviting drag after drag of the accompanying frites
which turns the dish from reliable to unforgettable
This is bistro food for people who understand that perfection isn’t about invention
Bar Etoile isn’t just a restaurant making good on its own promise—it feels like a flag planted in the soil of Melrose Hill’s next chapter
What was once a stretch of street caught somewhere between ambition and anonymity is fast becoming a place with its own gravitational pull
The neighborhood identity remains a work in progress
Places like Bar Etoile give Melrose Hill the confidence to be something other than a copy of Larchmont—to grow into itself with a certain casual swagger
If this is the blueprint for what’s to come

Opinions and recommendations are ours alone
I had planned a trip of a lifetime … a South African safari with a side trip to Victoria Falls
I knew based on the flight arrival time into Johannesburg that my family would not have enough time to travel the 4 hours north to our safari location on our first day
so I explored award redemption options in the greater Johannesburg area
The Johannesburg Marriott Hotel Melrose Arch exceeded my expectations
and the friendly service from its staff truly delivered
Learn more about how I booked this award and see if this hotel would be ideal for your next stay in Jo’burg
The Johannesburg Marriott Hotel Melrose Arch is about 16 miles west of O.R. Tambo International Airport, just south of Sandton. With current load shedding
most of the traffic lights on our drive from the airport to the hotel were non-functional
There are plenty of retail shops and restaurants in this pedestrianized shopping area
just steps from the property’s main entrance
Knowing I had access to Marriott Bonvoy points for a redemption
I reviewed a few options near the airport as we would need a stay on arrival before driving to Madikwe
for our safari and again after our final night before heading on to Victoria Falls the next morning
The Johannesburg Marriott Hotel Melrose Arch was well-situated on our drive out of town
and it looked like we could easily anchor to find dinner for the night
I could not find award room availability for our family of 2 adults and 3 kids
but noticed that even though the maximum occupancy of the Deluxe Guest Room
I checked the hotel’s website and socials for a few email addresses to reach out to see if we could accommodate the entire family in the room
I was pleased to see an affirmative response within a day and booked the 2 separate award redemptions
I emailed the agent with those confirmation numbers for reference and printed our conversation just in case I had any issues at check-in
I redeemed 13,500 points per night from my husband’s account (with his permission
There are 4 room types at the hotel overall:
Nightly rates for the Deluxe Guest room typically range from around R2,700 (~$147) to R4,000 (~$218) and were around R3,000 (~$163) for my stay. We value Marriott Bonvoy points at 0.7 cents per point
and I exceeded that with ~1.2 cents per point in value for this reservation
Should I have opted to use cash for this booking, I would have charged the purchase to one of our recommended best credit cards for Marriott loyalists. With Marriott Bonvoy-branded credit cards
you can earn up to 18.5x points per dollar spent at Marriott hotels
I’ve been disappointed with previous hotel stays when we arrive close to bedtime and have extended waits for housekeeping to set up a rollaway bed
I noticed when I checked in via the Marriott Bonvoy app that there was a chat option
so I sent a note on the morning of our stay asking for the spare bed to be set up before our arrival
I had high hopes based on the agent’s positive response
My family arrived at the property around 6 p.m., nearly 2 hours after arriving in South Africa (thanks to buying a SIM card, renting a car from Avis
and navigating from the airport with no traffic lights to control traffic)
The valet was able to direct us to the rear of the hotel for the car park entrance where we self-parked and took the elevator up to the main lobby
pleasant scent that carried throughout the Greatroom
including a lane specifically for Marriott Bonvoy elites
The power in the lobby immediately blinked off and back on —- our first experience of many with South Africa’s load shedding
The desk agent Tyra quickly scanned our passports and familiarized us with the dining options for the night
While I did not notice the signage until checkout
a schedule of load-shedding times was listed on a tent at the front desk
and a large sculpture immediately greeted guests
I liked that were options for larger groups
It was also quite convenient to direct my kids to the multiple seating options when my husband and I were checking in and out
There was certainly a wide variety to explore
I noticed several guests using the charging outlets built into the sofas — what a great idea
While we did not utilize the elite check-in on arrival
My husband’s Gold Elite status had recently been downgraded to Silver Elite
so he didn’t think we’d see any noticeable benefits during this stay
we happened to return from dinner just as someone was arriving to deliver this trio of desserts
The accompanying note incorrectly acknowledged the Gold Elite status
a welcome gift was already set in our room upon check-in
It included biltong and droëwors (both similar to jerky)
This welcome letter properly acknowledged the Silver Elite status
The pool is located on level 1 and is scheduled to be open from September to April from 7 a.m
I could see how the inner courtyard was divided between the hotel and residential properties
with a smaller pool located behind the landscaped divider on the Marriott Executive Apartments Johannesburg
the pool deck was mostly ready for the day
From loungers to dining tables and chairs to more relaxing group configurations
so it’s possible that the missing covers had not been put on for the day yet
there was an interior poolside bar near the pool deck area
While there was a room key reader next to the door
Across from the entrance were restrooms and showers
The gym featured an abundance of Technogym cardio and strength-training equipment
A pedal-operated water dispenser was across from the cup tower
and there were sanitizing wipes for folks to wipe down machines with after use
Stationary bikes (no Pelotons) and rowing machines were available
Elliptical machines and treadmills faced the pool courtyard
At the end of the fitness center was a yoga studio with balls and mats available for use
There were also barbells and weight benches
The M Club was located at the right rear of the lobby
and Ambassador members (plus 1 guest) have access
as well as those booked in a room with club access included or those paying a daily rate
The interior featured lounge and dining seating options
Guests can enjoy a complimentary buffet breakfast
and a full dinner can be ordered from either hotel restaurant to be enjoyed within M Club
My husband and I could not log on to guest access using our room number and last name
so the front desk provided us with an access code to use
the speed was sufficient without complaint
We self-parked at a rate of R75 (~$4) nightly
The underground garage was located nearly on the opposite side of the main valet entrance
Valet parking was available at the front entrance
check out the bronze rabbit sculpture that keeps in theme with others dotting Melrose Arch
As we neglected to hit up an ATM on arrival in JNB
The next morning a staff member directed me to a bank at Melrose Arch
Guestrooms are located on levels 1 through 5
with Marriott Executive Apartments Johannesburg
A tap of the room key to the white RFID entry pad was all it took to enter
you could select if you wanted to turn on the light for housekeeping or do not disturb
The respective colors would illuminate on the exterior entry pad
No more door hangers constantly falling off of the door handle
I was thrilled and relieved to see that a rollaway bed had been set up per my request before our arrival
This made heading straight to the showers and bedtime much easier for our kids after a long day of travel
I believe this sofa was originally positioned under the TV
I appreciated that housekeeping left it in the room vs
as it was a great landing pad for our various bags
The rollaway bed was set up under a large HDTV
My kids loved that there were 3 kid-friendly channels: Nickelodeon
The only complaint from the kids regarding the rollaway bed was that the pillow kept falling off overnight due to the lack of a higher-profile headboard
Closest to the window was an oval table with 2 chairs
A smaller side table had 2 glass bottles of water with glasses
The outlets behind the telephone contained a light switch
but there was a menu for it and in-room dining
I wasn’t sure initially if the water was complimentary or not
I asked a housekeeping staff member outside of our room
and she advised that they were indeed free and even offered 2 more bottles
these bottles didn’t fit in the minifridge
but signage indicated that ice or cold water could be ordered
A hanging pendant lamp and headboard-mounted reading lamp adorned a stone side table on the outer sides of each queen bed
there was no easy outlet access for the folks using these sides — pretty inconvenient when you’re sleeping on the outer spots and want to check your phone in the middle of the night or first thing in the morning
The beds were quite comfortable and firm but had loud
crinkly duvet covers and sheets … something you definitely notice with 4 other people shifting around in their sleep at night
Between the 2 queen beds was an alarm clock
and the bedside outlets and light controls
Besides the initial power blip at check-in
the only load shedding experienced was around 6 a.m
The air conditioning powered off and an emergency hall light near the bathroom went on (I was already awake
The outlets behind the alarm clock accommodated Type N and Type M plugs and 2 USB ports
you’d find the air conditioning controls and a full-length mirror
Across from the full-length mirror was an open-concept closet with a coffee bar
Coffee and tea-making facilities were available with coffee pods
The safe was in the top cabinet to the right
A minifridge was located in the bottom right cabinet
The cabinet closest to the door contained an iron and ironing board
The bathroom was meant for single use (no separate water closet)
with the toilet next to a modern canvas piece of art
I didn’t want to think of how germy it must be with such close proximity to the toilet
The vanity featured a single sink with a lit mirror
There was a small metal shelf above the sink with amenities
and washcloths off to the right on the counter
I really appreciate it when you’re given soap for the sink and the shower
the room was prepped with more full-length towels than needed
so everyone could dry off with a dry towel
While the shower was only half-contained by a glass partition
we surprisingly didn’t have issues with water getting all over the floor
The shower controls were located away from the showerheads
meaning you didn’t get sprayed with cold water when turning the shower on
and conditioner were mounted in the shower
There was both a handheld shower wand and a rainfall showerhead
though the water pressure was quite low on the rainfall shower and much stronger from the handheld wand
We had options for showerheads.Advertisement
The Archer Bar & Eatery and Keystone Bistro are both located on the ground level near reception and the M Club
A large wine storage area with a counter was in the lobby just outside Archer
It looks like this serves as a setup for cocktail party events
Archer Bar & Eatery was open daily from 1 p.m. to 10 p.m. Its website indicated that there was live acoustic music on Thursdays and Fridays from 6 p.m. to 9 p.m. Menus are available online
Tyra at check-in mentioned that Archer at night was a whole “vibe,” and she was right
Keystone Bistro was open for breakfast from 6:30 a.m
I inquired about breakfast pricing and was pleased to hear that it was R325 (~$18) for adults and free for children under 12
While my family didn’t have time for a longer buffet in the morning
the staff was kind enough to let me grab a quick peek at the offerings
you’ll immediately see a wide variety of juices
and an orange juice machine next to a variety of fresh whole fruits
you’ll see a variety of cereals with toppings
A salad station served a variety of precut salad vegetables
The next room you enter had hot-held items
For those needing to take away their breakfast
I appreciated that there was a grab-and-go station set up with various premade bagels and sandwiches
An assortment of cheeses was on display next to various muffins
and several large ones were kept warm in this oven
Several diced fresh fruits and parfaits were on offer
along with that awkward honeycomb that no one ever knows what to do with
Made-to-order eggs and waffles were available at the rear of the buffet
There was a small selection of sliced cold meats and a larger ham for carving
With so many room temperature and cold options available
it’s no surprise that the hot-held items looked a little drab
Our interactions with staff at the property were overwhelmingly friendly for our first visit to South Africa
The valet nicely directed us to the appropriate parking lot
and our check-in and checkout experiences were efficient
I realized I needed to print some sensitive documents
As this hotel doesn’t offer a business center
I asked at the check-in desk how to print a document
My only option there was to email the document
Nakedi kindly walked me to the M Club where I was able to use the wireless printer to print my documents without having to pull them up on a shared computer (which was also available)
My stay at the Johannesburg Marriott Hotel Melrose Arch was fantastic
I had great communication with the hotel before our arrival
the room was set up exactly as I needed it to be
and my kids were thrilled with the welcome gift that surprised us
The location really can’t be beat for a central retail
Nightly rates range from around R2,700 (~$147) to R4,000 (~$218)
Award redemption nights start from around 13,000 Marriott Bonvoy points

More than 120 firefighters from 50 area departments are having success tamping down on the fires

"We were really scared it was coming over."

News 13 confirmed that North Carolina Forest Service crews are using aggressive tactics to extinguish what officials call the Melrose fire

MELROSE edged closer to taking this season’s Kings of the Sevens title after amassing a healthy tranche of championship points towards achieving their goal from a runners-up finish at Kelso and then 24 hours later a fully-leaded win at Earlston
The weekend graft gives Melrose a substantial 15 points lead over their nearest rivals
and with three rounds of the title race remaining – Selkirk next Saturday
followed a week later by the Jed 7s and then Melrose’s own tournament – the Greenyards club look to be heading for the regal title
Melrose coach, Callum Anderson, however, is not counting chickens, and is all too aware that eggs can be cracked prematurely, citing his side’s failure at Langholm last weekend as a warning

Anderson believes that the way his side can bounce back from a reverse – Melrose were well beaten by the host club in the final at Kelso – is encouraging
“It was a testament to these boys that they came back from what was a big score against us yesterday at Kelso to go on and win today at Earlston.”
Kelso were the outstanding team on show and in the end were deserving winners of their own tournament after defeating Melrose 42-14 to lift the title for the first time in 17 years

Kelso came up against a Selkirk side that looked well equipped to cause problems
Kelso used their quick engaging defence and similar pace in attack to lead 19-0 at the break with two tries and two conversion from Dwain Patterson and a single touchdown by Liam Herdman
A Callum Anderson try and conversion brought Selkirk back into the fight and although the Philiphaugh men were to score again through Anderson and Blake Cullen
a try by the Scotland U19 cap Archie Barbour effectively settled the tie
Melrose defeated Edinburgh University and then Watsonians to win Pool D before facing Edinburgh Accies in the second of the semi-finals
Accies’ staunch defence and physical approach to the game gave the Raeburn Place side a 7-0 interval lead through a try by Max Wallace and the conversion by Vincent Hart
But Melrose found their winning touch after the break with tries by Doug Crawford (2)
Accies responding with a Patrick Ritchie try to exit the tournament with a 14-26 defeat
Kelso playing in front of their home fans quickly found their stride scoring tries by player of the tournament Patterson
Herdman and seasoned campaigner Frankie Robson
Kelso racked up the same points total in the second half from scores by Barbour (2) and Andy Tait all converted by Patterson
Hamish Weir and Scott Clark converted their own tries either side of the interval but in truth reaching the final was effectively job done for Melrose
“To win the title at Poynder Park for the first time in 17 years was something special for this group,” said Kelso coach Murray Hastie
They’ve been working very hard and more so they love sevens
there’s youth and we’ve got guys with real gas and go

in what was the second day of a punishing weekend for the core teams (and which many would like to see removed and a more slimmed down version replace the current over-demanding schedule)
the Earlston tournament welcomed Stirling County for what was only the Bridgehaugh side’s second appearance on the Borders Spring circuit this season
Stirling came close to causing an upset by running Melrose desperately close in a tense final at The Haugh ground before losing 22-17 to the Kings leaders
County showed their ability in the quarter-finals where they forced the exodus of Kelso with a 21-12 win over the current title holders
Stirling dismissed a classy Selkirk side with tries from Mikey Heron
Nick Torkington and Archie Rankin for a 36-21 win
Selkirk’s scores coming from a penalty try
Meanwhile Melrose were not challenged until the sem- finals where they met an Edinburgh Accies team that has looked the part in all the tournaments
A brace of tries by Doug Crawford and one apiece by by Scott Clark and Kieran Clark gave Melrose a narrow 26-21 win over Accies for whom Wallace (2) and Gavin Welsh scored tries
Melrose had a slender 12-10 lead at half-time with tries form Weir and Declan Mulcahy to touchdowns for Stirling by Torkington and Murray Sheddan
A try by Scotland under-20 cap Davey put Stirling into the lead but a strong finish by Melrose with a second try by Weir and late effort by Doug Crawford gave the Greenyards men victory at Earlston

Eggslut already has a location on Melrose in Los Angeles — Las Vegas
Soon the hyped breakfast sandwich chain will be in Seattle at Capitol Hill’s Melrose Market
Permits have been issued for the buildout for the latest location in the “chef driven” company
The price of eggs may be soaring but Eggslut hasn’t slowed down after growing from an L.A
food truck into a dozen high profile locations worldwide
Some of those global aspirations may be cooling — Eggsluts in Hong Kong and Singapore recently called it quits — but there are still plenty of hopes for growth in the States
The Seattle location is the first we can find record of being planned in the U.S
outside California and the Vegas counter inside The Cosmopolitan but more are likely in the works
Eggslut specializes in decadent egg sandwiches:
It’s inspired by a true love for eggs
The menu is a balance of comfort and innovation
celebrating food that appeals to both novice and extreme foodie through classic comfort fare with a twist
Our goal is to share our food with everyone
The latest addition will add to a surge in breakfast sandwich availability across the Hill from the “egg + cheese” veterans at Volunteer Park Cafe to the new creations at E Madison rookie Yeobo Cafe and Bar
The coming soon Eggslut will take over the space first occupied by Homegrown Sandwiches inside the popular Melrose Market
It will join a roster of recent additions and market veterans including its new neighbor
the last of the central market’s original tenants
The Melrose Market debuted in the spring of 2010 (Image: Melrose Market)
the Liz Dunn-developed market was purchased by Regency Centers
the same real estate investment trust that owns the Broadway Market shopping center
Along the street, Melrose Market food and drink veterans Taylor Shellfish and Terra Plata continue, the latter mourning last year’s passing of chef Tamara Murphy
Meanwhile, there is new energy below the market where the Vice Seattle nightclub now lights up weekends
Eggslut will open soon at 1531 Melrose. Learn more at eggslut.com
Between this and Sweetgreen I think I’m about ready to hightail it right on outta here lol
I discovered the Venice Beach location while doing a move to LA and have been a fan ever since
Hope they have a bathroom unlike the Venice location
That egg gets everywhere but it’s so good

The “Egg Wench” was mean to me
Plus I think she lacked a food handling card
Clearly ripped it off – I remember specifically him using that term in an early episode of “no reservations “
Hopefully it can compete with the heaven that is the bacon breakfast sandwich at Gemini Room
Making Seattle safe for national and multinational corporations
I prefer businesses that aren’t good enough to warrant multiple locations

there’s a branch of his legacy in the food world
Marathon Burger held its grand opening March 1
bringing fresh crowds to the former home of the original Johnny Rockets

The new diner is owned by the Marathon group — which includes Asghedom and the rapper’s children via his estate — as well as new business partner Casey Parker

salads piled with grilled seasoned vegetables
overnight-marinated portobello mushroom burgers and milkshakes made with Thrifty ice cream
is the best-tasting burger meat: The high fat content melts in the mouth
They season it and smash onions into the patties on the grill and
drape them in a tangy spread and fluffy brioche buns
The Marathon team always wanted to open a restaurant
Asghedom tried to buy the Bayou Grille in Inglewood
where he and Hussle worked during adolescence; later
they tried purchasing a fish market next to one of their clothing stores
planning to flip it into a restaurant named for their grandfather
Eventually it would be a love of burgers that proved the right fit for Marathon
The Marathon crew’s casual lunch runs turned into a months-long quest to find the best burgers in L.A.
dissecting and debating which components made the patty stacks and sauces sing the sweetest
Soon they realized they could put all of their taste tests to good use: They’d open a Marathon burger stand
Samiel “Blacc Sam” Asghedom
Marathon Burger co-owner and older brother to Nipsey Hussle
opened the restaurant to continue his late sibling’s Marathon brand and community-driven mission
(Stephanie Breijo / Los Angeles Times) “Finally it hit us
we need to do this ourselves,’” Asghedom said
Hussle helped launch a Fatburger location near the Marathon Clothing store at Crenshaw and Slauson; he’d negotiated a minority partnership and the run of a special burger there
but Asghedom said that last year the owner of that Fatburger began advertising a rebrand as “Marathon Premium Burger” — unaffiliated with Marathon
The Marathon group knew they’d have to jump into action and announce their own
even though they didn’t have a business plan
and last July announced that Marathon Burger was coming soon
that way we can let people know that’s not ours
Asghedom and Hussle had spent some of their teen years working at New Orleans-inspired restaurant Bayou Grille
They started with $40 stints cleaning the floors and trash bins; when three of the cooks left
Some of that base knowledge has made its way to Marathon Burger
with cornmeal-dusted fried shrimp similar to Bayou Grille’s

(Stephanie Breijo / Los Angeles Times) Chefs Adrian Vela and Eduardo Osorio had cooked for Hussle for years — and every time they would
Asghedom asked them to bring their house-pickled Fresno peppers
those made it onto the signature Marathon Burger when they consulted on the project
House-made vegan patties are made fresh each morning at Marathon Burger
(Stephanie Breijo / Los Angeles Times) Parker also lent a hand in developing the menu
the team whips up patties built from whole ingredients
Now they’re making 150 vegan patties each day
For Parker, it’s his way of continuing his father’s legacy of Larry Parker’s 24-Hour Diner in Beverly Hills
hip-hop artists and other musicians at all hours of the night
Parker wanted to build his own cultural and musical hub and diner with the Marathon team
Celebrities such as 2 Chainz and YG have dropped by to eat and
“The street feels better now,” said Parker
who was a minor partner in the building’s previous tenant
Melrose is alive — I’ve seen the difference.”

To those who knew him, Nipsey Hussle was a pillar in his native South L.A. community.
“I had to stop here before I left,” Payne said. “I’ve been to a lot of really amazing places since I’ve been here [in L.A.], but this one touches my heart. Nipsey’s legacy will always live on, like Tupac, but to see what his brother’s doing in putting this out here for the community is amazing.”
Payne brought his son and nephew with him, and called the Wagyu burger one of the top three burgers he’s eaten in his life.
“I don’t know if I haven’t met anybody that isn’t a [Hussle] fan, you know?” he said. “Not just for what he’s done in the rap game and being famous all over the world but what he’s done for other people and where he’s from. ... It’s great for the community that we have a place to go and eat phenomenal, phenomenal food.”
Nipsey Hussle fan Brian Payne, center, brought his son, Logan, left, and nephew Tyler Martin to Marathon Burger during a trip from Detroit. (Stephanie Breijo / Los Angeles Times) The support from fans like Payne, Asghedom said, has been overwhelming.
He’s recognized roughly 20% of Marathon Burger’s guests: friends, neighbors and collaborators, some of whom bought sweaters from him off the streets years ago, others who purchased bootleg movies from him and others still who ate his and Hussle’s cooking at Bayou Grille.
But he said the remaining 80% are entirely new to him, and the response has been “1,000 times bigger” than he’d ever imagined.
The positive feedback and the multi-hour lines down the block aren’t just incentive for the Marathon team to keep pushing (they’re already looking at expanding to the Westside). It’s proof, especially to Asghedom, that Hussle’s marathon continues for anyone who can use the restaurant’s success as encouragement.
“Hussle’s mission is still going,” he said. “It shows that ideas and the hard work behind the ideas can flourish, and Hussle’s mission was to inspire people.”
Marathon Burger is located at 7507 Melrose Ave., Los Angeles, and open daily from 11 a.m. to 10 p.m. Breakfast service is expected to resume in the coming weeks.

“We began by analyzing more than two decades of survey responses collected from Northwest residents aiming to identify the community’s greatest needs and opportunities to advance health equity
And it’s from those voices that a resounding theme emerged
that food access was the community’s greatest need and the greatest opportunity was that thousands of residents had volunteered their voices for decades to echo that need,” said Ackley

while Broad Street Diner site earmarked for a hotelA new apartment building is coming to West Passyunk Avenue
followed by a new hotel for South Broad Street
The family who owns the Broad Street Diner and the site of the former Melrose Diner have big real estate development plans in the works
The iconic Melrose Diner between West Passyunk and Snyder Avenues was demolished in 2023
and plans for an apartment project there have been evolving
with the latest proposal being a five-story
64-unit building with two levels of underground parking and two commercial spaces
The new Melrose Diner will be almost 3,000 square feet
with seating for 136 people inside and for 46 people outside
110-room Hyatt hotel with no additional commercial space and 30 parking spaces
“Within the next few months we are going to start building” at the Melrose site, said Maria Petrogiannis, head of development for MR Realty Associates, which owns the properties. She is the daughter of Michael Petrogiannis, who owns six other eateries in the region, including the Mayfair and the Country Club diners
“Once we build that and get the Melrose back up and running
he’s going to move all his employees over from the Broad Street to the [new] Melrose,” said Maria Petrogiannis
“And then we’re going to move forward with that project and build a Hyatt there.”
The proposal to replace the Broad Street Diner with a hotel was first reported by the Philadelphia Business Journal.
leaving its former site hemmed in by a chain-link fence
The apartment proposal has moved through a few iterations, with a larger 94-unit proposal that would have required a trip to the Zoning Board of Adjustment scrapped for the new proposal
which will include larger units and does not require zoning changes
MR Realty Associates’ development plans also have been hampered by the challenges confronting the rest of the real estate industry
with high interest rates and elevated construction material costs freezing projects across the city
and now it’s going to be larger units,” Maria Petrogiannis said
There will be two two-bedrooms on each floor and 10 one-bedrooms per floor with a few studios.”
The hotel proposal in place of the Broad Street Diner will require a zoning change
which can be granted either by the city’s Zoning Board of Adjustment or by City Council legislation
That means the developer will have to court local neighborhood groups
which can be influential at zoning board hearings
A Hyatt Studios extended-stay hotel is proposed for the site. This is a new brand from the company, launched in 2023 with the idea of targeting secondary and tertiary markets, according to reporting at the time
The first Hyatt Studios locations are being opened this year
MR Realty Associates plans to build another Hyatt Studios location in Bensalem at the site of Michael’s Cafe, which was Petrogiannis’ Bucks County nightclub
It was demolished following the COVID-19 pandemic
“We also have approvals to build a Hyatt there,” said Maria Petrogiannis
but we have been going back and forth with the township for a bit.”
but this will jump-start the development of West Passyunk and the other side of Broad Street,” said Maria Petrogiannis
“It will be positive for the neighborhood and businesses surrounding as well.”
