Plans are moving forward for the affordable senior housing proposal along Park Street in Moraga, Contra Costa County. The proposal has been determined to be consistent with the town’s existing general plan, which has already received CEQA approval. Arcata-based Danco Communities is the project developer and owner
The 55-foot tall building is expected to yield around 77,250 square feet
with approximately 51,900 square feet for housing and 19,825 square feet for a 33-car garage
A podium-top courtyard will be included on the second floor
Hunt Hale Jones Architects is responsible for the bare podium-style design
Plans drafted for the project show a boxy building with a mix of hues and setbacks to articulate the massing
The 1.26-acre property is located along Park Street between the Rheem Theater and a Montessori school. The street runs parallel to the busy Rheem Boulevard, connecting northern Moraga with Orinda
The estimated cost and timeline for construction have yet to be shared

Moraga was introduced by associate teaching professor of Spanish Luziris Pineda Turi, who also serves as associate vice provost for diversity, equity and inclusion
Turi reflected on Moraga’s profound impact on Chicana and Latine scholars as well as on their own personal journey
“As a first-generation/limited-income Mexicana-Hondureña graduate student pursuing a Ph.D
surrounded by middle- and upper-class white Latin American classmates whose theoretical and philosophical references did not connect with me,” Turi said
“But a graduate course in the English department introduced me to queer Chicana feminist studies
and my intellectual and personal life was forever changed by Cherríe Moraga and Gloria Anzaldúa’s ‘This Bridge Called My Back.’”
Turi highlighted Moraga’s work as foundational for understanding intersectionality and how it illustrated intellectual coalitions that embraced diverse identities
“Before I even uttered or understood the word intersectionality … Moraga and ‘This Bridge Called My Back’ modeled what an intellectual coalition of diverse backgrounds could look like and its power,” Turi said
crediting Moraga’s critical theory and creative writing for offering a path forward in both personal and academic pursuits
“Today’s social struggles and academic pursuits situated in Chicana/Latine studies stand on the shoulders of giants like Moraga and their coalition building
critical analysis and the development of radical frameworks for activism.”

including the deaths of up to 80% of Native Californians between 1846 and 1873 during the period of gold rush exploitation
Moraga argued this history continues to influence the present-day marginalization of Mexicans and Native peoples in California
“California was mestizo in the beginning of so-called Spanish occupation,” Moraga said
“The first colonizers to arrive to the De Anza Pass were Spanish
The rest of their crew were African and indigenous and mestizo in ethnicity and stayed for the duration
How was it then that Black and Indian disappeared historically?”
Moraga’s exploration of colonization is deeply personal
She tied the history of California’s exploitation to her own familial experiences
sharing poignant reflections on the death of her father
a white man who married into a lineage of Mexican and Indigenous peoples
“He is no longer up to the task of all that holding in and on the cover of organ
“His dying is ordinary and in this way singular
Moraga situated her father within the broader context of working-class California
a union man and a railroad worker — a quintessential American story
Papa Joe became connected to a history shaped by colonization and migration
embodying the complex layers of identity that are central to Moraga’s interrogation of California’s past and future
“My California dreaming was a 1970s extended lesbian moment
noting that even this freedom came with challenges
wearing the battered badge of half-breed and queer.”
Moraga’s reflections on California’s history expanded into a broader critique of the United States’ treatment of marginalized communities
She voiced concerns about the future of the nation
particularly in relation to climate change

around on the page while my crooked fingers dig at something about remembering where the real veins of gold once ran,” she said
this act of remembering is crucial not only for understanding the past but also for shaping the future
she left the audience with a poignant reminder that history
must be confronted and reimagined to create a more just and equitable future
“I started and end these reflections with these same questions,” Moraga said

Cal Poly pushed Saint Mary's in a rather surprising meeting of the top two teams in the California D1A Conference
They moved into Cal Poly territory and spun it wide to freshman Aisake Tukuafu
Ollie Cline slotted the extras and it was 7-0
back on the field after a rough injury against BYU
followed by an offload that set up flyhalf Tatum Pappas for the next try
The Gaels added to that with a strong sequence of phases and a nice catch-pass from Nate Deegan to set up prop John Wilson
Cline converted again and it was 21-0 after 13 minutes
as he went over to score wing Nathan VanderKlugt knocked the ball loose to save a try
Cal Poly was able to get out of that and after a nice run from flyhalf Nicho Domine
scrumhalf Paddy Casey picked up from the base of the ruck and was in at the corner
Saint Mary's responded with a nice 50-22 from Besag
While the Gaels didn't score right off that
they did a minute or so later when Pappas grubbered through for Tukuafu to chase down for his second
Tukuafu scored his third of the half from a pretty simple but effective play off a scrum
Domine and Baker were instrumental in getting Cal Poly close
But during that sequence Cal Poly lost Casey to an injury
It seemed like Casey suffered the injury while making a tackle on Saint Mary's fullback Mario Storti on a kick chase
only for Casey to take a knee a about 30 seconds later
With halftime approaching Storti fielded a kick and scrumhalf Hunter Modlin box kicked about 50 meters to get a 50-22
winning the lineout and mauling it close to the line
Cal Poly was penalized and when the Gaels opted for a scrum they were nicely poised for No
and no one could have expected Saint Mary's not to score again for about 39 minutes
and worked their way to the tryline before the forwards were over
Flanker Brett Dowgiewicz was the man to get it down
Cal Poly held Saint Mary's out and finally got out of trouble with a massive break from Baker
The Mustangs recycled only for Saint Mary's to get a yellow card for a deliberate knock-on
The forwards crashed it down to the line before the ball was sent to Baker
who stepped off his right foot and was over
The center's kick was good again and it was 38-28
The Mustangs did a good job of keeping the ball out of Saint Mary's hands
and spent a good deal of time in Saint Mary's territory
The Gaels just couldn't quite open up the spigot the way they like to
So Cal Poly got within a score when Baker launched a high ball
The chase was on and wing Peter Mazolewski slammed into Storti
and fullback Julian DeRaffele dove on the ball
They lined up two makeable penalty goals and
He argued that the first one had gone over
Instead the teams kept trying to get that big play
Saint Mary's were not getting the kind of ball they liked
Late in the game the Gaels finally got to play with the ball a little
What followed was their best sequence of the half
with Besag sending a briiliant offload to Cathal Coakley (who was outstanding on the day)
and he quickly passed to Atelea Si'i Tengei
who did very well to dive and score in the corner
That made it 43-35 and very little time left
Cal Poly worked their way into the Saint Mary's half but couldn't get close enough
With time essentially up and Baker off for a blood sub
Domine slotted a penalty goal from long range to get his side within a try at 43-38
It was a smart move because there was time left
the Mustangs couldn't get that precious final try
Saint Mary's had survived an excellent challenge from a motivated Cal Poly team
Baker was once again excellent and Dowgiewicz had a huge game
Besag ripped the ball free in the tackle to end the game
and that was the sort of play he often makes
Saint Mary's clinches the California Conference
but it's fair to say Cal Poly took a huge step forward

The committee's main purpose is to conduct an annual review of Measure K revenues and expenditures and present the report to the Town Council
Measure K is a 1-cent local sales tax passed in 2012 by over 70 percent of Moraga voters
Money raised through the tax is used to keep local streets from falling into disrepair and maintain town programs and services
The measure was enacted for 20 years and will expire in 2033 unless voters extend it
Moraga residents who wish to be considered must complete an application packet and return it in person to the Town Clerk’s Office at 329 Rheem Blvd. or by email to townclerk@moraga.ca.us

2025Moraga residents are raising concerns for limited roads in their city
(KGO) -- If there is a wildfire in the Town of Moraga
Especially given the limited number of the mostly small
That's raising concerns for community activists who believe the town isn't ready for a wildfire or natural disaster
But Moraga officials disagree and point to the solid plans that are in place

Formal plans have yet to be published by the developer
but city records show that SAHA and Sunflower are planning to develop 48-unit affordable units
The development timeline foresees design review to occur in 2026 and construction to start around the end of 2027
eventually covering the 0.74 acres into parking
City staff have recommended that the city deem the site as exempt surplus land and draft the terms of sale for future negotiations and sale to an affordable housing developer
This is not the first time a developer has considered bringing affordable housing to the lot along Moraga Street
Branagh Development approached the city to receive feedback about providing off-site affordable housing
the developer opted to include on-site affordable housing for the Woodbury Highlands projects
The City Council is scheduled to review the proposal during their meeting on Monday, February 10th, starting at 7 PM. The event will occur at the Lafayette Library, and streaming will be available through Zoom. For more information about how to attend and participate, visit the meeting agenda here

Los Angeles boasts a wealth of hidden gems that even locals may overlook, and one of the most intriguing is the Moraga Bel Air Vineyard and Winery
Tucked away behind elegant estate gates in a generally unassuming residential area
this estate boasts a rich and fascinating history that adds to its allure
Originally owned by the legendary Hollywood director Victor Fleming—renowned for cinematic classics like “Gone With the Wind” and “The Wizard of Oz”—the Los Angeles winery features an inviting ranch house where Fleming would entertain Hollywood icons including Vivien Leigh
I had the opportunity to attend a wine tasting at Moraga Bel Air Winery
Having explored numerous tasting rooms in downtown LA
I was pleasantly surprised to discover a vineyard estate winery in the area
When I reached out to Moraga and learned they were located in Bel Air
it took a significant effort not to respond with
a quick glance on Google Earth confirmed that the location was indeed in Bel Air
I asked my Uber driver if I could connect to his stereo
I couldn’t resist playing the theme song from The Fresh Prince of Bel-Air
I promised the driver an extra tip if he rolled down the windows and sang along with me
"[expletive] I’ll do it for free!" We blared that iconic tune all the way to the gate
and I expressed my gratitude for the invitation
"I'm sorry I didn't know this place existed." Paul chuckled and replied
Vineyard views take on a new look through a wine glass
We enjoyed a vertical tasting featuring wines dating from 1997 to the current 2019 vintage
I was pleasantly surprised by the consistency of flavor profiles across both the red and white wines
It’s easy to see why these wines start at $100+
given their complexity and smooth finishes
One notable change in recent years is that Moraga Bel Air is now open by appointment to the public for tastings and tours
whereas previously it was members-only access.Before wrapping up my visit
I asked Paul if I was trustworthy enough to take one of his glasses outside to the tire swing
I’m grateful that the wine at Moraga is well-balanced because
I nearly spilled the wine on myself twice before deciding to take it easy on the swing

The aim of these study sessions is to provide a “first look” overview of the recently released Draft Moraga Canyon Specific Plan.
• April 28: Using the big picture vision as a starting point
the April 28 study session will focus the mechanics of implementing the Specific Plan once it’s been adopted.• April 30: The April 30 meeting will offer a deep dive into the built environment
as defined in the draft document covering roadway improvements
The study sessions mark the beginning of an extensive public review period and series of meetings before the Council is expected to consider adoption of the Specific Plan next fall, including:

each one addressing a single topic in detail
with subjects ranging from overall site vision to circulation and traffic safety improvements to building and landscape design
The final chapter outlines an implementation strategy and options for project financing

The East Bay Regional Park District maintains and operates the 7.65-mile trail that parallels St
a landslide closed the section between Canyon Road and Westchester Street in Moraga
The trail’s role in providing healthy recreational opportunities
and safe routes to school for local schoolchildren made it a priority for the local community
The overall project included slope stabilization and trail reconstruction and was a partnership between the East Bay Regional Park District
the Town of Moraga completed the Canyon Road Bridge Replacement Project that reestablished the regional trail along Canyon Road
East Bay Municipal Utility District completed the Moraga Creek Flood Control Project that stabilized the slope

After hearing an update on the Draft Moraga Canyon Specific Plan (MCSP) from city staff and consultants on Sept
Piedmont’s Planning Commission generally agreed the new housing was moving in the right direction
ask that the city focus more on traffic and safety issues in the development area as they continued to refine the proposal
The MCSP is the outline for the development of up to 199 new housing units in the Moraga Canyon area; 60 of which would be reserved for low income owners
This project helps Piedmont meet 34% of its state-mandated housing requirement
The plan includes recreational uses and the Public Works Corporation Yard
Planning work on this project started in the summer of 2023 and is expected to conclude in early 2025
The affordable housing development portion of this project is expected to receive Alameda County funding
The project includes all city-owned land in the Moraga Canyon area — including Blair Park
Andrew Watkins with JMKZ consultants delivered the presentation that covered four chapters of the proposal
The Commission received a report on architectural styles in August
Commissioners re-iterate traffic and safety concerns
Commissioners probed proposed traffic mitigations and wondered if any would help decrease speed on the roadway
The posted speed limit on Moraga Avenue is 25 mph
but drivers typically drive about 10 mph above that
The consultants based some of their projections on a 40 mph speed
Adding a three-way stoplight at Red Rock Road is part of the design proposal
but commissioners and residents who spoke during public comment expressed concern that traffic back-ups and bottlenecks on Moraga Avenue during peak commute hours would persist or get worse even with that new feature
(Planning Director Kevin Jackson noted that it was premature to analyze the traffic light issue at this stage of project development.)
The proposal also recommended changing the building height restriction from 45 to 60 feet — an elevation that the consultants said would have no impact on views of any surrounding homes
Watkins also noted earlier in the meeting that under a new California law
Native American tribes can weigh in on the planning process and that six tribes have asked to consult on the plan
The city is in the process of setting up meetings
to better understand their interest and/or concerns with the proposal
